AI Live - Land Shark Mastermind

Catherine Bell demonstrates the Land Shark Mastermind Deal Hunter, a ChatGPT agent that automates real-estate analysis, comps, and contractor quotes. The team walks through a Peoria property deal, pulls numbers, and explains their mastermind pricing: $500 per deal, $10k membership, or $20k for the full AI-tool package.

Live.
So are you wanting to be actively investing or just passive at this point, just given all your travel and everything?
Who, me?
Yeah. Um, well, I would actively invest.
I don't know that I have a lot of cash locked in, locked up. Why? What do you got?
Well, because I'm just looking at like, um, helping find and run these deals. Because if, you know, I can, I can bring the capital to the table, we just need help finding the deals. Because we want to do more of these luxury flips here in the Valley. So I just—
Oh yeah.
Um, it's gonna have you run a few deals this morning, was my thought. So we are live. So This is really interesting. Okay, so something kind of cool. And I don't know if you have this. If you go into GPTs, does it give you the option to do agents?
I don't know.
Let me look into ChatGPT.
Wow, wow, wow.
This is really fascinating.
I don't know.
How would I know? Okay, so I'm gonna share my screen and show everyone. So good morning, everyone. We are here showing you some cool stuff. So, okay, so what's happening here? This is really interesting. So let me go back and show you. Here's my regular GPT. And I need to expand so I can see what screen it's sharing with you.
My screen.
Okay. So I upgraded to the business, business ChatGPT. So right here under the business, rather than the, the regular $20 a month pro, this is like $200 a month. So over here on the left side, it's got the project schedule library, all that GPT.
Yeah.
But then it has agents. Do you see that on yours?
No.
Okay, so then it definitely is the business. Yeah, once mine goes from pinned straight to projects. Okay, pinned projects and chats. So I'm gonna give you guys like a little tutorial. So this agents under the business one, again, why would I do $200 a month? Because again, I'm sorry, I cannot even hire somebody to work $200 a month, right? Browse agents, and then it says browse templates, and it lets me like Find all these different agents that I can actually incorporate. Yeah, into this. It's really freaking cool.
I know.
So, um, I was working on this one and it literally asked me a few questions. So it started going through and it literally is sitting here building out the agent specifically for me and what I want. So the role, the scope, the briefing, like all of it. It literally just built the whole thing. So for me, like why I built this, so I'm going to show you how I cheat on this. Yeah, the Land Shark Mastermind Deal Hunter. And what I want is give me, um, the top 2 to 3 topics, uh, in the industry that we need to talk about, um, on our podcast this morning. So watch this. Now it's gonna go do all the research for me. How freaking cool is this?
Wow.
Right? So this is this little agent. Should I customize the agent to generate? Or Luke Paul's? I have no idea who Luke Paul is. Land Shark Mastermind Deal Hunter is ours, uh, with Titan Impact Group. Um, so I want it every single morning, Monday through Friday. So it's literally building a skill. So now, rather than, um, it just doing like one thing at a time, by creating an actual skill and getting it scheduled, Now it's automatically gonna put this into the schedule and make it happen every morning.
Wow.
Right? Like, how freaking cool is it? So it's updating right here. So it's updating inside of the instructions. See that?
Yeah.
Thinking, how cool is this? This is the beauty of AI and agents and all the things. And then it crosses it out once it's done it. That's hilarious. Yeah. Monday through Friday at 8 AM, and then it'll give me the thing. Well, it's not 8 AM Phoenix.
That's the wrong thing.
No, I want it given to me at 8 AM. Oh, I got you. Review it. Got it, got it. I was thinking that was the podcast. It's giving it to you, Eddie. Yes, because I need time to go over it prior to the podcast actually starting. But I wanted to show this to you. Well, to everybody. So update of the agent. How cool. So update. So when the time changes, you're leaving it at 9:00 AM. Arizona time, right? So it'll change to 8 Pacific for the podcast.
Yeah.
The agent is live. Okay, so the agent is live. How cool is that? Okay, so now we go back to my GPT. So over here. So now here's the industry brief. Okay, so give me my brief for this morning for the podcast. Do your thing. Really, the 3-word prompts, right? Yeah, do your thing. That's funny. Love it. Looks like we've got somebody in there.
Shoot.
Okay, I moved it to the other screen. Okay, so yeah, so I'm wanting to bring up the things that are affecting the industry, all the things. In the meantime, oh, Luke just joined us. Yeah, I got him. So what I want is everybody to like come to the table with an actual deal to analyze. Because the more practice you get inside of doing it rather than just watching us do it, that muscle memory makes all the difference in the world. So, um, if you aren't getting deals, your homework is to get on lists of wholesalers and different sellers so that they're sending you deals constantly. So that's really important. So If anybody has any deals, I definitely want to go over that. This is interesting. So oil is near $100. So just moved the goalposts for real estate. Why this matters? So we have an oil and gas fund, and we're actually getting ready to do another oil and gas fund here the last quarter of the year. And why do we do that? Because here's what I love about what we're doing with oil and gas is, um, is that, uh, we do it very differently. So inside of the world of Who Not How, our partners who, uh, are we partner with on the oil and gas is there's no speculative drilling. We have, um, an inside track into the who's that know how. So the multi-billion dollar giants We are able to actually buy up the small interest shares inside of these oil companies like ExxonMobil. Like, those are the giants that we're investing with. And so because we're investing with them, they have all the engineering, they have all the teams, they have everybody in place. They don't do any speculative drilling. And how we do it is that it's multiple wells in a single fund. So I think last year it was like 20 wells in a fund. But here's the coolest part about the whole thing is that it gives you— last year it gave our investors a 95.8% tax depreciation against their active income. So if they invested $100,000, then they got like— it was something like $95,000 of that was tax depreciation. So you could have wiped out your entire tax bill. So we're really excited about that. We're doing it again. Um, the last quarter of this year, we're getting ready. We're setting up that fund, doing all the things. So if you're interested, let me know. Um, uh, because we're, we're getting ready to do that. And then what's super cool is that we pay out monthly. Uh, and you, so you get this passive income all the way through, and that goes on for usually 7 to 8 years. So you got your, all of your investment back. It's projected that you get it back within Uh, the first couple of years, and then the rest of it's just complete profit, uh, residual income. So that's really cool. So back to the fact that oil has gone to $100 a barrel is a really big deal. So it does intensify inflation, um, and, uh, there are concerns. And so there's a Fed meeting that's happening on September 15th and 16th. Um, so meanwhile, the MBA shows surveys, uh, conforming mortgage rates rising and refinance demands retreating. So what's interesting about this, okay, so mortgage applications fell by 2.7% last week, refinance dropped 6% and were 25% below the year earlier. So, uh, conforming 30-year contract rate rose from 6.79% to 6.85%, Jumbo pricing has slightly better at 6.74, illustrating how credit access increasingly depends on borrower and lender segment. So why does this matter? Here's what I want everybody to know. Yes, the interest rates are rising, but here's how you use it to your benefit. And I did this several times. Is it was actually a brilliant time to buy when interest rates were high because that gave me leveraging and negotiating ability on the price of the actual property itself because they knew it was going to be harder to sell. So this is a buyer's market, not a seller's market. And in a buyer's market, as a buyer, you have more leverage. And so I bought the properties at a higher interest rate knowing at some point the mortgage rate would come down. So I bought it at that rate, and then I was able to negotiate the price down. When the interest rate dropped, I simply refinanced Pulled the money out, got a way lower mortgage payment on it, and now it absolutely was cash flowing. So that's one strategy that I've used for several times, and it's definitely paid off over and over again. So anyways, just something to know. I thought that that was really interesting. Hey Tommy, I was just—I know you were just on a call. I was showing—I gave him a little demo on our newest agent. So my newest agent is the industry brief agent. So it was literally giving me an industry brief on all the things that we could talk about on our call before you jumped on and we started doing running deals. So it's telling everybody to get ready to run some deals. So it looks like you pulled something up.
I pulled something up because this is what we were talking about yesterday inside of that brief you just got. AI put together that foreclosure filings versus the 30-year mortgage rates. Graph showing that like the foreclosure filings in 2017 were at 14,000 and the interest rate, 30-year mortgage, was at 4.14%. So following the red line as you watch what happens with interest rates, it's interesting how they, you know, where you see an intersect, you have to understand that now you can start to graph it and try to monetize it. So when I looked at it from 2008, this is when I exited the industry, and 2018 is when I got back in. So I had a 10-year, a 10-year break inside of real estate. And when I came back in, interest rates were around 5%.
Mm-hmm.
And so when I came back in, I did very creative financing because interest rates were at the absolute highest they had been at. And, and the foreclosure rate was going to the lowest point it's ever been at. Okay, and so I was out here doing business in 2010, '09, '10, '11, trying to make a living, and ended up becoming a nurse in 2012. Worked all the way till 2018, bought property because, again, creative financing. And when I built out those properties, we suffered COVID. Here's 2019. We ended up really suffering COVID in 2020. I mean, So as it came down in 2021, I sold my houses at the lowest point of interest where they were 3%. Those houses, um, are still sitting there at pretty decent rates. I could probably go back right now and just buy them sub-2, you know, and then turn around and sell them to somebody for 6%, and they'd think they're getting a deal. Isn't that interesting how that works?
Right.
So yeah, let's do— let's run a deal. If you, if you don't know, the landsharkmastermind.com website has links to the webinar. Um, website's going to be revamped. We're almost ready for that, so I thought I'd just bring that up and show people. In this group, we like to use Gemini. So if you don't know about Gemini Notebook, make yourself known with it. We like to use, um, we love to use, uh, um, Claude. Claude has a really cool way of doing, doing deals, uh, that are not in real estate. One of the things that it does, it does amazing audits and it builds out Freaking cool dashboards. So, but inside of that, we built— where did it go? I lost my stuff. Nope. We built what's called Land Shark Deal Hunter. And Land Shark Deal Hunter, we've got the Land Shark Mastermind, but Land Shark Deal Hunter is our tool that we use in doing real estate as a mastermind, as a group of people, right? Titan Impact Group spent the money to build this and, and put it together so that we can get in here and run deals. And so when we run a deal, you just go right there, go from the home page straight over to run a deal, and you can go in. And you have to have the ChatGPT version of, of AI, OpenAI. It's, it's right here, pops up, says Deal Hunter by Land Shark right there. Now, one of the things we do, I'm going to just demo some stuff for you because we do this, we use these things all day long. So during a demo is when I get most of my work done. I'm going to pull up my email address and then my Claude organizes my email for me, kind of like a personal assistant. So if you've ever had one of those, it's really cool. Inside of my real estate folder, I'm able to pull up properties that came across my desk. And so I'm looking at different properties here from, um, from a buddy of mine, RJ Marshall. Here's the property that it pulled. And so what I did was, um, I went and I, I opened the email, I downloaded, you know, saved, saved, saved this comp right here, and it's saved over to my download folder. Then I went over here and I went to, I went to print And I printed this email from RJ. I saved it as a PDF. I hit that save button and I saved that as a real estate deal from RJ Marshall, right? Shows it. I already did this step, but I, I saved it. So now it's sitting over in my download box. And so what I can do now is I can grab these 2 files. I'm going to drop them in here, and, and basically it's all the information that I got from a wholesaler about a property. I'm going to put in here run This deal. Now, I give wholesalers a hard time because 99.9% of them really need it. The other 1.1% are kind of like RJ Marshall, where RJ finds deals that he can get on a low budget because of certain specific situations, and he doesn't try to make Uh, make a killing off of his deals. So while this is cooking, we're going to leave this here to cook. I'm going to go visit, um, one of the other properties that I was running this morning. You can see I got all these run deals in here. So let's see, this one is— let's show you what this one is. Oh, that was the— I want to show you the one that I had that was running from my phone. This one, is it? This one? Yeah, this was the text message I got this morning from another guy, David. David sends me deals all the time. This is a new off-market property in Peoria. Asking $285,000, ARV $395,000, needs some work. He's part of the Hoffer Group. So I said, here's the text message, and I put in there, run this deal, because I'm out running around town getting my coffee this morning and I needed to put that in there. Put in there, run this deal, and boom, within 30 seconds it provides me with a due diligence report with over 27 different levels of, of, of, um, Analysis. So there's 27 different levels of analysis that it hits on. The first thing is the executive deal snapshot, and it basically covers what it is. It's a property in Peoria. It's a 3-bed, 2-bath, 1,231 square feet, built in 1998, sitting on 0.12 acres. And it's just reiterating what was in, what was in the text message, but adding to it a little bit more information because it went and searched all these websites. Excuse me. I think I got a cough drop in here somewhere. Oh no, another wrapper. Anyway, all right, I gotta go get something to drink here in a second. Um, the verdict is that this property is a negoti— uh, you got to renegotiate. Because basically, for me, the way that the Eagle Hunter is built, it's built with my parameters. My parameters are that I want, I want property that's got 20% or better margins. I'm not interested in getting like paid 5%. I can do that at the bank. So what we know about the property, it kind of breaks down some information here. It shows me, you know, over at the county. County office, you know what the market value might be. It's gonna show me a basically like a nearby comp on on Zillow. Trulia is in here. Like these are all the sources it's pulling from. People people that do real estate, they go to six different websites to see information: Redfin, Realtor, Trulia, Crixie. All these different websites when Deal Hunter goes to them all in less than 30 seconds. You can't even type in redfin.com faster than this thing can bring back this entire report. So the flip economics on this at $285,000 ask is that basically if the ARV is $395,000 real at a, at a rehab budget of $25,000, the estimated net profit's only $26,000. So as you have to add more to the rehab, you're, you're basically at a $35,000 Rehab, you're at a $6,300 loss. That's a problem. So the maximum safe purchase price, let's target a minimum of $40K, uh, net profit. You want to start your maximum purchase price at $267,000, right? So rehab and CapEx, it covers all of that. And, and again, if you want to know, if you want to know a budget on it, Right, like I believe that the property itself, the listing for this property is back up here. These are comps in the area right here. So I think it was this one right here had the listing. So this is the property right here. And look at these kitchen pictures. Ready for this? I'll just do a quick screen capture. Soon as I figure out which one's my ad switch keyboards, my other one broke. Get off of there. I'm going to do a screen capture right here of these, of these kitchen pictures, just like this. And I am going to go back into that, into that deal. Is this where I was on that deal? No, I had too many deal hunters open. This was the deal. So right here it shows this is a— was this the deal? This wasn't the deal. Well, maybe it was the deal. Hold on. Yeah, this is it. So when we were looking at the CapEx Where did CapEx go? Right here. CapEx, it said that the, you know, the budget was like $20,000 to $30,000 possibly. We can go here, just an example, this is a demo. We go to Free Estimates. Free Estimates is a pocket contractor that we built to be a, a partner. Of, of contract, of, of a deal, of Deal Hunter by Land Shark. Deal Hunter by Land Shark is, is a real estate investor assistant. It is not a contractor. Right? And so, Catherine, the use of this right here, like, let's pretend you walk me through using this. We are looking at property 20 years ago. Were you able to get pictures? How long did it take you to get pictures of the property?
Oh, gosh. Yeah, it was— the whole process took, I would say, because we always tried to get quotes from 3 different contractors, it would take us— if we could get it in a week, we were lucky. It would usually be like 2 to 3 weeks.
Yeah, you're looking at a decent—
And it was funny.
Right, right. It, it took, it took a, a good minute. Yeah. Um, to get those things done. So, and understandably so. Let's see. So what I did was I went and got that screenshot. Um, and, and I was trying to find the zip code. Because it just needs a zip code. 85269, or no, 85051. 85051. The address 85051. Give me a kitchen remodel. You know what? I'm typing, but Catherine, what's the easier way to do this?
Just talk to it.
Go right here on that, the microphone dictate. Go ahead and give me a free estimate for this kitchen remodel on this house. I want it to be just a moderate remodel, updating the kitchen to a newer 2026 model. And so what free estimates will actually do is it'll go in and start Analyzing those pictures. And what it does is it takes 30 years of remodeling experience and applies it to the, to the way these things look, and then goes and searches and scrapes the internet looking for prices. It just showed like the city of Phoenix. One of the things that it does is it goes to the city of Phoenix and it pulls all the records of all the kitchen remodels that got permitted and how much it was per square foot. Okay, this this free estimates pocket you know contractor is a hypersensitive you know calculator that is able to calculate things at at like warp speed warp speed. So um and I hate to sound geeky nerdy but like it's so dang true. So um if anybody's if anybody else has a deal they want to run. We want you to go ahead and go to Deal Hunter like we showed you. Go to you know Land Shark, Land Shark hyphen Deal Hunter dot com. Go to run this deal, run this deal. Start a chat with Deal Hunter in ChatGPT and put in an address. Tell it run this deal and get it to run one of these reports. So on this one here, it's a renegotiate. And so there's not a lot of margin there. It's just a tough one to flip. So, Catherine, do you have any— and I know you had one you were looking at, right?
Yeah, I'm ready to go. So I put the link— if you stop sharing— I put the link in the chat for everybody because we want everybody to be pulling up their deal ready to go. So, um, the link is in the chat for you to Save this, and then of course you go run this deal, and then you would click open the the run this deal there, which I already happen to have it open. So I'm going to be running this deal, and then I open up. Here's all the pictures. So I'm just speeding up the process. So I did run this deal, and it's going through all the information that it has, and it's saying to renegotiate. So 579, I would not buy this as a conventional investor flip. The interior is dated. Da da da da da. Okay, so then here's the fix and flip scorecard. But what I did, there's a rehab. I actually ran over here the free estimate. Okay, so give me a quote on how much it would be to do a rehab on this that would actually make sense as an investor. So all I did is I went here. Rather than downloading all the pictures, I literally did a screenshot of just all of these pictures right here. So it took 3 screenshots, and you can see right here, but from that, it grabbed what it needs to be able to actually be able to do this. So I didn't have to download every single picture. So as soon as we have that, then I'll bring that back into here so that we can like just rerun the numbers with this. So on just initial—
You're going to validate the numbers, right? Because it's giving you a working range here. Because as an investor, we know— sorry for interrupting, but as an investor and a contractor, we both know where we want to be inside of our inside of our numbers. But to have that validation, that's what we're looking for, right?
Right. So it's saying market assumption only for all the things. So the working range is anywhere from $65,000 to $95,000. So $75,000 is what it's going with. The roof is the biggest physical cost. So the stress test is the ARV Depending on what, you know, again, where we can get the ARV, and given that it's a buyer's market, we want to keep that in mind. It's not a seller's market. So obviously, that's going to determine where we make the profits. Again, the, the money is made on the buy, not the sell. So however we buy it is going to actually determine all of this. So the breakpoint Maximum purchase price. So if we're using a $720,000 ARV with a $75,000 rehab, again, up here, that's like still towards the higher end. We still want to be careful. Again, the net profits, so $6,000 between $6,000 and $72,000 would be the net profit. So, open offering. So we would offer them $465,000 to $475,000. The target acquisition maximum is $500,000. Remember, they're asking right out of the gate, they were asking $579,000. So as a wholesaler, you know, they're making a crap ton of money. So backup strategy. So if we're gonna rent this, then it would be $2,900 to $3,300 per month. Rent in that area, vacancy 5%, pool allowance. So you're making about $24,000 a year, which is It's okay. Funding strategy. So, path 1, best execution, private or hard money, do a rehab, purchase it at $490,000, get an LTV loan, 6 to 9 month term. Path 2, lower the cash so we can get senior debt. The seller carries $10,000 to $15,000. The buyer brings the balance, the rehab.
Hey, Catherine. Yeah, before you— just real quick, like, before you go further, um, inside of this, this is, this is one of the things that people are like, you know, this is a no-go deal. Like, it's obvious this is a no-go deal because of all the, the stuff. Or some people feel bad making lowball offers. They say, oh, I don't want to lowball offer nobody. I don't like being lowballed, so I don't want to lowball anybody.
Right.
Well, we all know that on Black Friday they make the prices like 30% higher so they can give it a 50% haircut.
Right.
So, and, and that's just what they do. So inside of that, like, we have to understand that what Deal Hunter is doing right here is telling you with, with what you're looking to pay and all that, um, and what you're going to spend for this, this is not a go deal, right? And so we built it to tell us this because we have our minimums built into it, but other people might, might want to have something that makes, you know, 5 or 7% margins.
Yeah.
Right? Or maybe somebody has, you know, an okay to do that. But for us, this is a no-go deal. And if we did make, if we did make an offer on it, then it would be something that would be more realistic to us making money. Because as a real estate investment company, like, our number one goal is to make money in a moral and ethical standard, with a moral and ethical standard.
Yeah.
So, and, and it's apparent that, like, you could probably find out that this house was sold or bought, purchased, something happened in that 2021 to 2023 range with this house, maybe 2020 to 2024. I don't know.
Yeah, because I think if we go over—
Go ask it, when was the last time it sold? Okay.
When was the last time that this property was sold and what was it sold for?
And I seen that you had free estimates. While this is cooking, why don't you let me analyze free estimates real quick as the contractor. You put those in there and so it shows that the house is— it read the information, found out it was 2,300 square foot, built in 2005 with a pool. So the visible reported conditions, it's doing this, it's telling us what it exactly looked at. Interior Finishes, cabinetry, stucco, pool, countertops—all that looked at everything. So here's the strategy: repaint, unify flooring, meaning like all brand new floor all the way out; refresh rather than replace the kitchen; selectively improve bathrooms; update light and hardware; clean clean up landscaping, exterior presentation; make the pool fully functional and presentable; and don't spend more than. $40,000 to $60,000 replacing a usable kitchen, uh, just to make it newer. So some suggestions. And so this is what it says: investor-grade upgrade, investor-grade budget, right? Uh, rehab estimate goes through everything from kitchen to flooring to bathrooms, given numbers. These all look like they're pretty decent. The subtotal's at $46,000. So, um, And so here it shows that the target rehab budget's $51,000, $54,000, call it $55,000, right, in Phoenix. So, um, and then 2 items that could, uh, change the deal is that you're going to end up spending about $15,000 to $22,000 on a new roof, and the pool could cost you $8,000 to $10,000 to fix up as well. So what you'd actually want to write in here is the rehab budget of $55,000. Plus roof, plus pool, you're at $80K to $90K, right? So at a $100,000 rehab and you're only going to make how much?
So should I just copy this and then take it back over to Deal Hunter?
You could. Yep, definitely do that. You can copy it and, and copy the response. You take it back to Deal Hunter inside of your deal.
Okay, this is the deal right here, right? Sold. Yeah, this was last sold July of 2011 for $2,000. Okay, so now I put that in there.
And you can see right there that it's about 145% markup, so you can literally knock 45% off of the price and get it to where it's realistic. Um, Before you do that, get— like, delete that based on photo. Just delete that for a second. I want to prompt that with something else.
Good.
Based on the address, what is the year over year— like, what would the, um, what was the average mark, um, increase from 2011 till now? How much has the general area gone up in real estate around this property? Has it gone up 145% or less or more?
Send it.
Because again, I'm interested, and, and it, it probably might have to dig on that for a minute. So let me, uh, share, um, what I have on Is this helpful to see this, you guys?
Or are we just wasting oxygen?
No, no. For me it is. But I wanted to know, like, do you guys run a lot of multifamily deals?
Yeah, we totally can. Yeah. Okay. So yeah, you just bring a deal to the table and then we walk through it with you. Okay, I just— I'm happy— I happen to be doing a bunch of luxury flips, so that's why we're running through all these right now.
Okay, so I have a question. So I used the Deal Hunter, um, to just run a couple of deals just to see, you know, hey, what, what, what the results would be, right? And, um, what I wanted to ask is, based on the results, you know, when it says It gives you, you know, the suggestions. Like, how actionable is that for, for the person running the deal? Like, do you still— do you just take that as, as it is, or do you still run your own numbers? Because I generally run my own numbers, and then I, you know, then I put it to AI to see what I would get.
So when you say run your own numbers, what are you referring to?
Like, as far as assumptions, like, like my taxes are going to reassess, insurance, the market cap rate for the property. So I looked at— I look at all these things. I run my NOI calculation to see what I think the property should be worth, you know, after looking at a T-12 and, you know, as much information I could gather on it. Then I throw the T12 and the OM into AI. I mean, before Deal Hunter, I just used ChatGPT. So I throw that into ChatGPT and I tell it, you know, to assess the property for acquisition. I tell it I want to hit 6% to 8% cash-on-cash return. It has to cash flow. Immediately using only the actual numbers, no pro forma. And I tell it to take into account tax reassessment for the area the property's in, insurance reassessment, things like that. And then I run those numbers and I, you know, I compare what I came up with with my manual underwriting versus the AI underwriting.
And what do you feel like the results are?
Yeah, I feel the results are— they're, they're pretty good as far as, um, I mean, this is just using like regular ChatGPT, right? Not the Deal Hunter. Um, I only got introduced to that like, you know, last Friday, right? So, um, so its, its analysis is pretty good. Of course, it does it a lot faster than humanly possible. I could say, okay, give me a 5-year sensitivity analysis, you know, if, if, you know, if interest rates go up or down. So it can give me all that, you know, right off the bat, which is pretty good. So I kind of use—
yeah.
In my experience, I would actually run it through Deal Hunter before I do my own analysis, because Deal Hunter will get through it a lot faster, and then I would take it from there and take a deeper dive. Rather than the other way around, so that way I could analyze and get through way more properties way faster and find out right out of the gate. Like this one, this is a no-go. Number next, no-go. And just like because again, it's you know the more you just you know you got to analyze a lot of properties, and so this just collapses those timelines to be able to actually do that.
Right. Okay. Okay. I get that that. Thank you. One more thing. If I'm looking at the Deal Hunter now, right, I'm looking at it in my ChatGPT app. It says at the bottom, for some reason it says a new version of GPT available. Continue chatting to use the old version or start a new chat. So is the, the question is, is this the Deal Hunter? Is that like something that's being updated? Or is it built on a particular version of ChatGPT and it, you know, it's just running on that version?
So what version of ChatGPT do you use? Do you use the Pro version or Plus version, free version?
I use the $20 version. So that must be, it's a paid version. That must be.
So what you would want to do is you would want to go back to the App Store. update your GPT and then come back, you know, shut down and restart, and that, that message will go away. Um, they just released GPT 6.0.
Okay.
But Deal Hunter can run in any, any mode available. It's just letting you know that the current mode you're running in, um, is, uh, Is an older mode, so you might want to go update inside of the App Store to get it where, um, where you can work with it. To answer your question, inside of the multifamily, this is a property, um, um, that was a snapshot of a, of a property in, um, Kentucky, I believe. This is trying to see if I can pull up the actual property, but it's a ten-unit total of of twelve beds. It's nine out of ten units occupied. Asking price was here, per unit price there, per price per square foot was there, and. Right now we're waiting to get the OM and rent roll to confirm, but a quick underwriting of it displays like what our target cap rates are between 8 and 10, what our approximate monthly NOIs could be assumption-wise. And again, I know you want to use pro formas or you want to use actuals.
Actuals, yeah.
You can plug— once you have the actuals in your hand, Because again, if it doesn't pencil before you get the actuals, why would you ask for the actuals? Okay, right. So like if I'm reading it with pro formas in it and at the price it has, it doesn't make sense. It's right here, like it says a yellow light, maybe, maybe not, because the target area says that, you know, even at the price they're at, you have to have above average rent rolls to get the deal done. Then at that point, you kind of know where you're at. You're like, man, nope, next number, next. And so what Deal Hunter does is it actually, for me, creates the opportunity to look at more deals faster and come to decisions quicker than ever before.
Mm-hmm.
Right? And it's because I'm able to just let it do the assumptions like you described when you went to regular GPT to do it, you had to give it a pretty long prompt. Did you see how long my prompt is for this? Yeah, because you're running this deal, right? Run this deal. And the reason is because it's trained to go through and analyze every single thing about a property, from the comps to the market reports to the valuation models to the ability to take down a property. Like, all the different things are there. So as a matter of fact, this is an old report because we've updated it since this was ran. This was ran back in July. And so an example of why, why, what the difference is, is like we update this on a regular basis.
Mm-hmm.
I'm going to re— I'm going to rerun the deal and show you the difference inside of this, inside of how when we create— when we created it versus what we've updated it to just in the last 3 months. So we created this over 2 years ago, and every single month it gets smarter and smarter and smarter. So, um, oh, this is good news. It says right here, this is a USDA-assisted small multifamily property. So meaning, are you familiar with the USDA loans?
Yes, I heard of them. Yeah.
Okay, so this could actually help you get a USDA Section 504 Uh, 515, uh, Property Assistance Rental Program.
Okay, that sounds good.
So, and then the affordable housing, the rules about it right here in the affordable housing program right there.
Yeah.
So again, the idea isn't necessarily that, to that, like, can I close deals on this? Yeah, you can absolutely close deals, but how much information do you need to close it? And if you need to use actual, like, T12s, once you have them, you plug them in here, boom, done.
Yeah, I, I get, I get what you're saying now. It's, it's to basically, like you said, to, to sort of accelerate the amount of deals you can, you can address, you can analyze.
So exactly, it, it points out right here, like, the biggest red flags: legal classifications, USDA restrictions, small market exit. 600 square foot average unit size, sewer, uh, sewage lift pumps, vacancies, expense ratios, our quality. So again, all— and then it tells you what you need to get. Get the last 3 years of P&Ls, get the current year to date, get the, the current T12, get the rent roll, get this, get that, all the way down. Tells you all the things to get.
Yeah.
And so inside of a go/no-go It's a go-to diligence but not go-to closing. And why? You got to do these things.
Okay.
Right? And so it's even telling you, go get the rent roll, go get the T-12, get the financial statements. With those 2 pieces, we can give you an actual NOI, DSCR, cap rate, cash on cash, hard max return. Like, if we needed to raise capital for this, I could even get it to propose what it would cost for us to raise a capital and develop an IRR for investors to help buy it. Does that make sense?
Yep, sure does. Thank you, appreciate it.
Yeah, Deal Hunter is, uh, Deal Hunter is capable of doing a lot of that stuff. Um, and inside of that, we also, um, are, are doing demos for people to get signed up to free estimates. Or to even have their own, um, uh, to get their own, um, AIs built for them. So if you know realtors that want to have a, uh, um, if you know any realtors that want to have a, um, their own like deal hunter, call it like multifamily hunter or something like that, um, we, we help build those out and, and get people signed up for it. So we do AI for Gen X. Teaching people how to combine ChatGPT, Claude, Gemini all together to make an awesome tech stack to run their companies. Catherine and I run these training sessions weekly, and so we're always signing people up for that stuff.
So, okay, okay, that sounds good.
And where did you— you heard about us over at the Friday Night Lights, right?
Yeah, and I got I got really excited, and I'm like, yeah, I need to I need to get with you guys and you know see this through and and sort of learn how you how you build all these agents and that that could manage your companies things like that. And I want to know what that looks like for for somebody that that's outside of your group. You know, is that something we can? also get a hold of, how do we get a hold of that and, you know, get it working for us in a similar fashion?
Yeah, we build them out for people. Of course, it's a lot cheaper if you're part of our community. But what we do for— what we do is we set up a call, we discover what it is that you want to accomplish inside of, you know, what you'll need, and then we help build that out just like we would do a custom home. So we built custom homes and property for people.
Okay, so what does it mean— what does it mean being a part of your community? Like, um, like for instance, I know you guys offer like courses and stuff, but, um, what if I don't need that part of it?
If you what?
Like, I know you guys offer like different sorts of training courses.
Nope, you know, we don't have any training courses.
You don't? Okay. No. What do you— I had something that was like a, um, I forgot what it was on the website there. It had like 3 tiers. It's, it's some offering that you have.
Okay. Inside of our offerings, basically we build things. You either get a GPT or you get a GPT with an, uh, with an AI integration, or you get a GPT with, with with a full, fully built-out team.
Okay. And so that just enables the, like, like what you, what you're presenting on, on the Friday calls, for instance, right? That enables that sort of functionality to help run the, run, like, underwrite your deals, run your businesses, or my businesses.
No, that's, those are completely different. So inside of, like, running a business, like, if you wanted to set it up to run a business, That's an enterprise level. And that's kind of like we sit down. Catherine has a program where we build out the brain, the spirit, the agents. We plug in, we plug in the, the access to the, to the back office. It really depends on what business you're trying to establish. So if it's— are you trying to set up the multifamily, multifamily acquisition? Is it multifamily management?
Mm-hmm.
Is it multifamily fundraising? Is it all of it?
Yeah, it's sort of acquisitions and management. That's the path I'm on right now. But I'm pretty sure I would, I would want, you know, other integrations like the CRM, you know, that sort of thing.
Right, right, right. Well, from that standpoint, budgets start between $50,000 and $100,000 on those deals. Okay. Because— and that's yearly. That's an annual budget of $50,000 to $100,000. And what we build into that is all of the CRM and all of the, all of the AI components and basically build it out so that you're kind of like a Tony Stark. You've got a Tony Stark system, one man, you know, one man operation. You might have to, might have to have something that manages some of those, you know, AI employees. So you might have to actually hire VA, but we also have VAs that we set up for those things inside of the fact that they're trained to know how to manage and operate all of the AI employees.
So, okay.
But inside of like what we're doing with Deal Hunter, if you're just trying to build your portfolio individually, Inside of what we're doing, we have a— our mastermind is $10,000. And the mastermind, basically that $10,000 is a vetting fee. We use it to do background checks. We use it to establish a joint venture with all of our members because of the fact that most people can monetize very well off of these off of these products that we have, and we're not, we're not offering them for sale to anybody. They're free, right? So, um, inside of working with us with the Mastermind, we've got professionals like Catherine, who's a, you know, a professional fund manager. I'm a professional contractor. My partner Roman is a professional, uh, professional sports agent. Um, we've got professional, um, realtors, professional brokers. Professional loan originators, professional surveyors, professional— you name it, whatever the profession inside of real estate is, we have those professionals. We also have people seeking to get in and present these deals to these investors and to these professionals. And so inside of that, we have 2 pathways to becoming a part of the mastermind. One is to work directly with us for a 12-month period as a 50/50 joint venture. The other one is to pay the $10,000, be fully vetted, and just pay fees to get deals done. So, and get access to the full network. So both get access to the full network, but one is sacrificing equity and the other one is sacrificing cash capital.
Okay. Okay. And, and on the JV side, it says 50/50 for 1 year, or is there a number? 50/50 for 1 year, 1 deal. I'm sorry, 1 year, 1 deal, or 1 year, 1 deal? Only 1 deal?
Yeah, well, I mean, if you, if you can get 1 deal done in 3 months, 4 months, great. If not, like, we'll give you a whole year to get that done.
What if I do 3 in a year?
If you get 3 a year, we get 50/50 on 3 a year.
Oh, okay, okay, okay. So it's, it's whatever. Okay. Yeah, it's not just 1 per year, but it's whatever happens.
The minimum for us is for you to get 1 deal in a year. We have, we have, uh, stipulations inside of the joint venture that if you don't show up to a certain amount of, uh, you know, if you don't show up to a certain amount of, of calls or you're not, um, you're, you're, you, you can only miss like 2, 2 deadlines and then we just drop you from the program. But it doesn't stop you from using the, you know, using the, uh, the, the software because the software is free, you know. So Uh, all it does is just keeps you from working with people inside of our program that you're going to waste time for. Or not you, but people would waste time. Um, because some people are like, when they get a free membership, they don't utilize it. They just go up 2 or 3 times and they're like, oh, you didn't make me a millionaire, I'm gonna go away now. Okay, I'll go away.
Okay, so, so, so what does that look like? So I would like, um, join the mastermind, sort of bring deals Present them, and then you know we take a look.
See if we again, if you're if you're if you're a member who's coming in as a as an equity fifty fifty joint venture, you get one deal, not deals every day. You want deals every day? That's the ten thousand dollar vetted member who who has the same level of access as Laura and Catherine and and Trevor and Amor and. The, the members who have paid the $10,000 to be fully vetted.
Okay, so, okay, so explain to me in that one then. So I paid $10,000 to be fully vetted, and then I could present my deals.
Um, you get one deal. Yeah, you can get one deal a day if you want.
Okay. And then how about like, like if I need to raise capital for the deal to get it funded, how does that work?
So if you wanted to, if you needed to raise capital for a deal, Catherine's a capital raiser. We've also got brokers. Uh, Michael, um, is a broker, so you would work with them and they just get their fee, and they might give you a discounted fee because you're part of the, part of the community.
Okay, okay.
Right, but I'm not getting any part of that.
Okay, okay, that's, uh, that sounds good.
Yeah, Land Shark doesn't get any part of that then at that point.
So yeah, because I think, I think, yeah, secret sauce I think is capital raising. I mean, once you know, once you know what you're doing—
oh, well, yeah, I mean, we help with that too. And inside of Deal Hunter, they'll tell you how to get capital raised. I mean, you can sit and have a full conversation with CatherineBell.ai and like literally the book How to Raise Capital Using AI or whatever, right, Catherine?
Yeah, that's one of the books that I wrote. How I raised, um, what was it, $11 million in 3 weeks using AI.
And so yeah, that you can go and do an interview with CatherineBell.ai and like just sit there and ask her every question in the book on how to do it and she'll tell you. Yep. Right. So like we bring value to people. Like, uh, value is an understated word in a lot of cases. And a lot of people think that because some people ride around in Porsches or Lamborghinis or Ferraris, or they wear suits and nice clothes and all that, like they somehow have more value than somebody who wears a baseball cap with a blue t-shirt on, right? So it's like, I want to actually give you stuff. You were like, do you sell? Do you have a bunch of courses? No. If you need to learn something, we'll, we'll learn it with you. But no, we don't. We're not. We're not selling courses. Okay, okay. We're selling, we're selling products and access.
Yeah, I mean, okay, I got— I, I appreciate that. Appreciate you setting, you know, setting that straight because I, I guess I mistook the, um, the offerings for like a, like a course thing. I just wasn't aware. So, but yeah, that's one of the things.
I want to see where, where you were looking at that. If you don't, um, I, uh, Was it on landsharkmastermind.com?
It was online. Yeah, I think it was.
So I got 3 offerings on Land Shark Mastermind. One is a $500 à la carte.
I think it was that. Yes.
$500 à la carte is if you want— if like you're in the mastermind as a, as a, as an equity partner and you're like, hey, I want to run a deal, it's $500 a deal. So like every time you want to run a deal, it's $500. We give you one free for the year, but anything past that, you got to pay $500. The $10,000 is the real estate, like that's to be a member of the community, fully vetted. And then the $20,000 comes with, um, comes with our, um, AI tools. And so you get, uh, you get a custom-built deal hunter. You get custom-built free estimates and you get a custom-built GPT. So inside of that, like, it has your company brain. So like you were saying, you did manual underwriting, you did step 1, step 2. What we do is we sit and we talk to you about those steps and then we teach your AI to do it so you never have to do it again.
Okay. Okay. All right, that sounds good. Yeah, I'm just trying to find the right tools to, um, you know, as I move forward. And again, you guys are very intriguing, uh, as far as, you know, what, what you offer and everything else. So I'm pretty excited about, about you guys here.
So, uh, did you do the Land Shark Master— uh, did you do the Land Shark Mastermind, um, I did the whole survey.
Yes, I did. And I sent you the email with the public link. Okay, perfect.
Yeah, some people got me the right thing, some people not so much.
Well, if you could look for my name, let me double-check. Yeah, tell me if I got you the right thing because it said send a public link after I completed it.
Some people did, like I said, some people did it right. Some people are struggling significantly getting it, um, correct. Um, not because, not because of the, the program, but because they're just, um, tech unsavvy, if you will.
Yeah, I get that.
So it says I've got Victoria, Jason, Carolyn, Teresa, Jude, Adrian. I don't see yours.
Yeah, in the— I still have it. I think I still have it up here.
It says Let me, uh, let me just go pull up my email because I just looked at my audit real quick and I'm hoping I didn't kick it out to— um, I see Luke was over on OZ Fund talking today. Who did you send it from? What was the email address? Let me search it by that.
Yes.
jude.gaston@outlook.com.
I'm sorry, repeat that.
jude.gaston@outlook.com. I sent it to tommy@titanimpactgroup.com.
Yeah, I don't see one in there.
I could resend it.
Yeah, please resend it. Um, as a matter of fact, I'm gonna send you an email. Jude .gaston@outlook.com.
Yeah, here it is. Tommy at Titan Impact Group. Yeah, I'll, I'll just forward you this email again.
I'm gonna send you a test message just so that it, it ties us together. Okay. Right.
Then I could just reply to that with the link, right?
Right, right. So yeah, we should be connected there now.
Yep, there it is. Awesome. Yeah, Tommy at Titan Impact Group. Okay, let me, let me forward this and Walk it out and sent.
You got Bill, Jason, Mark, Del. That was it right there. You know, but yeah, we'll go over those. I'm actually going to send everybody their results on the 3rd Friday, um, and get them sent out to everybody, um, make them into a nice little package presentation for people to check out. So super excited to review it with you as well.
Okay, I'm gonna say Let's see.
Landshark investor profile.
No. You, Justin. Mm-hmm. Okay.
Looking at— we did— I think we did speak about it. Mm-hmm. Going through a while ago, trying to figure out how to sort out everything coming from.
Let's see. I tell you what.
No, then yet. I'm getting notified on my phone. Let me see. It might have came through my phone. It sometimes sends to my phone way faster than it sends to— there it goes right there. Okay, so let me see.
Yeah, yeah, yeah, I just sent that to you.
Where did that land? It's not coming up on my computer, but let me try this again. Something wrong with— there it is. Holy cow, I had to shut everything down, turn it back on. So yeah, as long as you sent me that link and it'll open up in my browser.
Did you receive it then?
Looks like it. Yep. Okay. 125 questions right there.
All right.
So, and yep, I've just got everything I need. Let me just get down to the bottom, make sure that the assessment's there. It evaluated you as a cash flow philosopher and a systems architect. So good, good things to be right there for sure. So yeah, I will pull this through and, um, make it part of, uh— what I do is I run it through my virtual board. It produces a 90-day blueprint and a 12-month business plan, and, uh, we send that over to you as an opportunity for you to kind of understand where your buy box is. It's one of the things that we do for our members, but because of your part in this Friday Night Lights, this assessment comes to you free of charge.
So appreciate it. Give me a way to at least, at least to point me in the right direction, you know. I appreciate that.
Yeah. Yeah. So, um, you did read the results, uh, like—
I did. I did.
How did you feel about what you just read?
Yeah, I felt, I felt really good because it, um, it's sort of, it's sort of the way I'm thinking about where I'm, where I'm heading. Because, because my, my goal right now is to replace my W-2.
Yeah.
And, um, I know that's not— that may not be quick, but, you know, I want to do that within 5 years, 3 to 5 years, and just focus on real estate.
Well, using AI to collapse those timelines might be possible, but I don't make anybody promises. I just know that when I was able to buy back 80% of my time, I reinvested my time into more growth and more opportunity, which cut the amount of time it took for me to get from point A to point B down to a really tight, you know, tight timeline.
Yeah, so that's, that's kind of what I'm, I'm looking to do. So anything that could help me get there would be, would be wonderful because I would like to just focus on one thing, and that's, you know, that's commercial real estate and building, building out my company that way.
Absolutely. Well, um, it was a pleasure talking with you. We're going to jump off the call. I'm going to wrap it up with a quick prayer though.
All right, thank you.
Heavenly Father, we thank you for the blessing of this day and blessing in this life that we've been given to go out and do the will of your Son Jesus. In his name we pray. Amen.
Amen.
Everybody have a wonderful day. We'll see everybody back in here tomorrow. Bye, Laura.
Thank you, guys. Have a good day.
