AI Live - Land Shark Mastermind

Tommy D leads a brainstorming session on combining AI tools with Land Shark, a real-estate mastermind program. The group builds an email workflow using ChatGPT, embeds QR-code affiliate links in Canva, and outlines a $10,000 credentialing fee or joint-venture path for members. They walk through a Rio Verde property deal, subdivision strategy, and financial projections.
Chapters
You know, AI is gonna—
we're gonna teach— We got to teach people how to use an agent to go download all their note-taker notes and, and provide them with daily briefings. That way people can just join a bunch of damn podcast webinar things. Anyway, not to start the day out complaining, Catherine, do you want to put those, um, do you want to share those, uh, images we created so that Laura would have the chance to, to, to LoRA them?
Uh, when you say share them, are you talking about share them on my screen or just text them to her?
Yeah, you could share them on the screen so that way we can See him, and she can see him, and everybody can see him. We got that, uh, tonight's the last night with the Friday Night Lights group. And, um, we're put— we put together an offer for them. Might make everyone in here jealous. It's a them-only package.
Okay, Laura, do you see this? Yeah.
So this is kind of what we're teaching them. We've been teaching them over the last 3 days, or 3, uh, things, was how to stack their AI.
So Tell me when you're done reading through it. I have a second one.
Canadian Central Railways.
Here we go. Does Marbleism have the E between the L and the I?
It doesn't, but, um, it also prevents them from going straight to Marbleism, so they got to use our affiliate link. I couldn't misspell Delphi and look smart, but—
So I could pull this into Canva and actually put QR codes to the affiliate links.
That's not a bad idea. If you want, what I can do is I can remake it in GPT. Tell it to give me space for that.
Yeah, it looks good other than that.
QR codes.
Yeah, hold on a second.
It looks good other than that one.
Okay, so let me show you the other one. That's you. Okay, more than one.
Here you go. Who's that? Well, What did I like to offer?
The AI revealed that this was down.
Oh, I see what the problem is here.
Yeah.
And then I think we would just need to get a, a, a payment link for the $2,500 per—
Okay, I can set that up.
And then organize it into Um, organizing them into their own groups, like letting them pick their own groups, or flip side, um, you know, if they're like, well, I only— I'm only one person, okay, well then we'll set you into a group once we get one built.
Yeah, that looks good. It's a lot of information on there.
Okay. All right, I'll remake that one. Are you, uh, did— are you already messing with it, or do you want me to remake it?
Um, I'm just thinking. No, if people want to do this, they need to contact us because— and I will— I have to do it through QuickBooks and it's— they'll be able to let us know who is on their team.
Right. No, I'm saying as far as like doing the QR codes. You're not doing the QR codes yet, are you?
I know I'll do the QR code on the other, the first one, like for Marbleism Delphi. You know what I mean?
Right. You want— you do want space on that one image for that, right?
Correct. Okay, not this one, the other one.
Got it. Got another one. I'll show you this one. Let me share my screen because the other one was really wordy, so I came up with this one. Can you see this one, or do I need to make it bigger?
I, if I just put it on my— hold on, I need to pull it over to my other—
okay.
More people. This isn't designed to be a webinar.
We're at 75.
Watching people.
Is that better?
Someone feels something you want to work with. Okay, can you scroll up? So it says Catherine Bell and Tommy D, and then over Tommy D. Like, right?
Yeah.
Why are you there twice?
I don't know why it does that stuff, but we can fix it.
Yeah, that's weird. But the rest of it looks amazing.
Yeah.
Oh.
Tommy D does not need to be listed twice. Remove the one that's circled in red and move the name Land Shark underneath Tommy D, um, and then have Director of Due Diligence Titan Impact Group over there, and then Titan's logo Uh, needs to be a Sentinel helmet, not a, a T, uh, or anything like that. But Titan Impact Group needs to be sitting next to a Sentinel helmet. I don't know why it does that. So we'll see what that does. Drop that down. One of the things I wanted to look at and kind of do as a demonstration, if you will, we go to ChatGPT and it's going to pull my account up, I think. I might have to log into it. Let me see. There's, there's my account. Open the sidebar. I'm going to do a new chat. One of the things I'm going to do in the new chat, I'm going to just do a demonstration. I'm going to open up 3 identical windows. Let me do this. I'm going to do 3 identical windows. Duplicate and duplicate. This is something I want to kind of help people learn about inside of They're using ChatGPT. The first thing, test I'm going to run is something like this. Create an image of me based on what you know. And see, it's a basic one-line sentence. And I'm going to send it. The next one, I'm going to go, create an image of me based on what you know, set in a time period based on what you think I might enjoy, uh, dressed based on what you think I might look like, uh, based on what you think I might think and feel. Create this image now in a animated setting, much longer, more drawn out. Now, before I send it, I'm going to grab it real quick because I'm— this is going to add to my test, and I'm going to try to do built-in confusion. I'm going to paste the exact same prompt, and as it's thinking, I am going to stop it I want to make sure that I add to this that I want the animated setting to now be changed over to photorealistic. I want it to be of a dark tone and to take on a sinister setting. Create this now. I'm going to send that information. I'm going to stop it again. Let me add one more thing. Make it a movie trailer photo, like it would be a poster for a movie coming out on, uh, the big screen. And so what I did right there was multiple prompts and created, created a bit of confusion for it. Tried to.
Right.
All right, see, let's see what the results are. Okay, create an image of me based on what you know. Boom. Knows I'm a— it's got— let's see what it's got in here. Let's see what it's got in here. So it's got friendly dog in the background, not quite Chewy but could be. It got a stethoscope on some blueprints, so obviously it knows a little bit about my background. It got some books and journals because I do a lot of that. It got Cup of coffee there, maybe. Uh, knows I'm a gray-haired son of a gun. Uh, slightly handsome, maybe. I don't know. But building stuff and big dreams, like, and in Arizona. Not bad. Now let's see what it came up with. So based on the prompt that I gave it, let's see. I'll zoom into it. Still left me a carpenter. And into medicine, right? A little bit of healthcare. Got some rocks on the table. Definitely still got the coffee. Okay. Still old dude. Still in Arizona. So based on the prompts, it's batting 1,000. Look at this one. Oh boy. Coming soon, right? A brighter Arizona ahead. People, land, heal, build, endure. Homes, water, schools, a stronger tomorrow. The Last Builder. But I mean, based on the prompts, I think it performed relatively well. Um, And, and it, uh, you know, incorporated every aspect of me that, that's pretty decently known inside of it. But it also, um, it did not basically hallucinate. And to me, looking at this, like, this one is definitely— I can tell it's AI generated. This one, you know, is, uh, is, is, is artistically done. But this one, like, I could see this one being a movie theater poster, you know. So, but trying to trick it. didn't work. So that was, that was all I wanted to study, wanted to see. And using pictures is the way to do that. So cool little, cool little experiment. You know, it's not like I'm lighting a light bulb with a potato or nothing, but I thought it was fun.
Why were you trying to trick it?
To see again, like, because I, inside of prompting GPT, generated means what I generate. So if I generate a small prompt, Right, then I'm going to get small results. If I generate multiple prompts inside of one thinking session, does it, does it slow it down or does it make it better? And in my opinion, I feel like it, it didn't necessarily make it better. It performed accordingly.
Right.
And it allowed me to, to, to do this. Now, a year ago, could not. If I, if I continued to interrupt it and, and tell it, you know, do this, do that, the output was like nil. It wouldn't do it.
Huh.
So for it to get to that point, it looks pretty cool. Um, and, uh, inside of the longer prompt versus the shorter prompt, again producing decent results. Again, I think it's more AI-ish right here, like not realistic looking, right? And I, I could probably make it get more realistic looking if As possible. So I—
wait, which one did you think was realistic?
Did I shut out the screen?
Yeah.
Oops. It would have been the, the, the most realistic one was the, the more realistic one in my opinion was this one. Like, the lantern looks more real, the buildings behind it look more real, the rocks look more real. The mountain looks more real versus the mountains of this one that look painted, right? And then this one, the buildings are— everything's kind of like blurry in the background. Dog looks realistic, my watch looks realistic, hair on my arm looks realistic. So, but, you know, adding that in there, you know, uh, but this one, yeah, this one definitely does not look as realistic. It's more cartoony. And it was no longer prompt. But then this one was the one where there was repeated interruption, longer prompts, and it was it was the beginning of this one. And then I added turn it dark and turn it into a movie, and it did both even better in my opinion. So. And it, and it kind of kept realistically the same guy's face. So pretty interesting in that aspect. And the reason why I bring this up, people are turning— this is turning into the new television shows, believe it or not. People are turning these, these types of, of scenes into what they call mini dramas, and you watch them on your cell phone for about 5 to 7 minutes while you're doom scrolling.
Really?
Oh my God, they're everywhere. It's crazy. And they're all AI generated by doing this right here, creating that like that right there. Pretty fun stuff, I would say.
So apparently I haven't been doom scrolling.
Huh?
I said apparently I haven't been doom scrolling.
Not for a minute. No.
Nor I.
Do we have anybody in here? Race? Luke?
Yeah, I've promoted a couple people, but they're declining, so they either don't know to do it or do it again.
Well, that's, that's gonna be on them. Yeah, we're gonna edit this one right here. Yeah, so the word Marbleism doesn't have an E at in between the L and the I. It's M-A-R-B-L-I-S-M. Uh, I also need, um, to have space for a QR code, uh, for our affiliate program. So in the Marbleism box, create a space for a QR code, um, and for us to make one and put it in there. The same with the Delphi AI clone, make space for us to put the QR code in there. Um, and then in the, uh, in the, um, Notebook LM, in order— I want to create a QR code there to book a meeting with meetcatherinebell.com and put a QR code there. And the reason why I was thinking this, Catherine, is remember I told you your email program through Titan Impact Group— we can give people a Titan Impact Group email for like $3 and charge them a $20 a month thing or whatever, $25, call it— I don't Hell, call it 30. They get a Titan Impact Group email, and then that way they get access to, um, the stuff that we create inside of Marble Notebook LM or whatever.
Um, so I was on another webinar yesterday, and the workaround is just using my personal Gmail account to create a Notebook LM, and then it gives everybody access.
It does. But we were talking also about ChatGPT because with the with the business program that we have now, anyone with the Titan Impact Group, then like when we created GPT, anyone with Titan Impact Group email can get in that GPT, remember?
Right.
So that was the point to selling that, $30, and they get access to all of our GPT stuff because they have the Titan Impact Group email. But it's hosted on a— it's not even hosted where you have— because I don't want them getting through into our server that way to take over Titan Impact Group. They're just getting like this— it's just a tag email, kind of like a yahoo.com, right? You know. So when we were with C-Suite, that was something they did, but they didn't promote it properly. And so who the hell was gonna download their Tommy at C-Suite networking.com email, who is going to use that when they have their own, you know, whatever, right? So, and, and they didn't tag it into using it to log into other things. You got to use the email like a key, right? And so if you sell it like a key to access, that's what you're— that's what you're going to— that's what your goal is and what you're after. Oh, deals today, like running deals. We ran this deal again on—
How far did you get with Ashley on her LOIs?
Oh, we finished it up. So Ashley sent me the LOI. She was supposed to come in today, but I think she's got her kids. So, um, looking for my Claude. Here we go. Yeah, we can show you real, real quick that one. Get over here. Pop that back up. So, um, the LOI she sent me Oh, I hate when it does that. It overlaps conversations. Oopsie. Um, it'd be what it'd be. Uh, here is the letter of intent that she sent over right there, and, uh, We re— we, uh, we redid it to, to be a bit, a bit, uh, better, um, explainer. Why is it not going down? Come on. So, and this is an example of stacking. Like, we got it to write it in inside of our deal hunter conversation, but then I took what it wrote and brought it back over here. And had it rewrite it here so it's just a cleaner version of it and lays out everything. The CapEx contingency, I like updated that a little bit more. The closings, the conditions, everything's already in there. Exclusivity, no shopping, buyer access, seller document delivery— like I want all this stuff. If they don't have it, that's fine. Um, they just put that they don't have it and they sign that they don't have it. And if I find it later I can then take them to court. But, uh, survey and legal description needs to be done. So we got to go through— this is like one of the biggest things right there, those. And then the environmental condition, uh, if the property's got EPA issues, we got to get those cleared up with the original owner, not us. So all that put in there, uh, cleaned it up really nice. Explain the offer pretty clearly. $680,000 cash, $10K earnest. Uh, we'd go up to 10% after 60 days if everything checks off. Uh, we do have a CapEx of over $475,000 for the structure and the roof, so that's why we're offering that. If the $680,000 is not applicable and the seller wants to move closer to $880,000, then, you know, Uh, if the terms are applicable to us, then we can go that route. And so it basically lays it all out, and I sent it to her and everything. So she'll be probably putting that out today. And then we're— yesterday I talked to a church buyer, told— like, I think told her the other day during, during our visit there, I was like, now we just got to find a church buyer and wholesale it to a church buyer. So Um, but this will be the, uh, um, come on. This will be maybe one of the ones that we send them is this one here. I got it fixed down here. And then the other one is probably still cooking. Shows I got 4 bars down there. Maybe that extender is working.
Okay, good.
So And then there's your scans. Boom, boom, boom.
Okay.
And then let's send this immediately out so that she can—
Send that to me. I'll add the QR codes.
Yeah, get that up there. I'm going to email it to you since I already got email open.
Do you want to talk about what you learned yesterday going to the Opportunity Zone conference?
Yeah, that was a good— that was a good example of They're really, really trying to get, um, uh, people set up to, um, invest inside of Opportunity Zones. It's becoming, it's becoming more apparent that, like, because it's not going to go away, like, we got to do something with it. So a lot of, um, energy Toward it, but not a lot of people there to get up on it. So the way that we talked about it as a group was like, it's going to come internally. And I've got some meetings set up today with people to discuss more on how we can just bring more attention to Opportunity Zones. One of the big things was like, everybody's like, you know, concerned that in order to raise capital, these people are going to need to know about what they're investing into first. So that literally was kind of like the biggest, like, brain buster for everybody. It was like, oh yeah, well, what do we do? How do we, how do we, you know, get investors to be excited about something they know nothing about? Nobody has set out to do any education. Nobody has set out to do— they're all just out to try and find investors. Remember I told you this? So they're just like, oh well, if we just find the people, we'll just tell them about it and they'll come over here and do this. No, they won't. No, they won't. They're going to do what they already know. Like, you can't convince a, a, a brain surgeon to start using a robot on, on brain surgery when he's been doing brain surgery this way for 50 years. You're just not going to do it.
Yep, takes a lot of education. New asset class means lots of education.
Yeah, yeah, it's a whole new asset class. That's the thing. So that was kind of where I was pushing out yesterday, was like, we can talk all day about cool deals and where to do this and where to do that, but none of that means shit if nobody's going to use it.
Yep.
So let's figure that out. How do we get people to use it?
Okay, well, educated about it.
Well, that's the, that's the way to do it. You apply the education. And so that was that was really cool to discover. We had full house of of like public officials, but no you know like a handful of investors. So there was audible. Gasps in the room sometimes when I would, when I would ask questions, because they're like, how does he know that? You know? But that's okay. Like, it's, it's about getting people around to accepting things, learning more, wanting to be a part of, etc., etc. So Bear with me one second. Watch this cool stuff. I need to send an email to Sherry G, spelled S-H-A-R-I. And tell her that I have time today between 12:30 and 1:45. I have a meeting at, at 2, so between 12:30 and 2 to talk with her. I also have 15 minutes between, uh, 2:30 and 3, and 15 minutes between Uh, 3:30 and 4. So she can pick any one of those to jump on and go through the, uh, BBBS, uh, 90-day program suggestion. And so now it should create the email. Draft it, put all that information in there in my language. Oh, come on! Go look inside my Gmail for MsG@gmail.com. I think it's something like that, MsG. Go look. This thing's tricky. Doesn't want to do what I want it to do. Um, okay, that is probably her. Uh, work email, but the one I'm looking for, uh, is actually, um, crap, mrsgee316@gmail.com. See, that's what I get for trying to show off. It does it from my phone just fine.
Yeah, I'm finding that when I do— when I use Claude or ChatGPT on my phone, it performs differently on my phone than it does on my actual computer.
Yeah, I don't know what the heck. And then like, I think that Um, I think that, that my, my ChatGPT does this better than Claude does. I actually like it. I like my GPT using, doing my email and admin work more than I like Claude doing it.
Got it.
Call me crazy.
No, I, I prefer GPT to do my emails, but I also do my emails inside of my, um, Titan custom GPT that I built, right? And that way it's got my website, the link to my calendar, the link to my clone. Like, it's got— it'll add all the links automatically into my emails. Like, I don't have to go and find them and add them.
Yeah, because that's, that's, that can be tricky too.
So.
Well, it's just one more thing I don't want to have to manage.
Right, exactly. So I came up with a joint venture agreement because, uh, and I'm going to share this real quick, um, we've got these people that are interested in becoming a part of the Land Shark Mastermind, um, and inside of becoming a member of the Land Shark Mastermind, um, Like, one of the big things is like, oh, it's just an education program. No, it's not. We want to do deals with you. So there's 2 ways to get into the mastermind. One is you earn it. The other way is to pay to play, right? So, um, I think it's easier to explain it backwards. Pay to play means you, you spend $10,000, and we call it a credentialing fee. And basically what do— what we do is what we— we— and again, these are invitation only. So not anybody's coming in paying $10,000 because if we do a background check and you're a piece of shit, down the road you go. So and you get and you're going to get your money back. We're not going to keep it. We're just going to send you down the road. If we find out you got felonies, you find out you're fraud, like whatever we find out anything, don't bother applying and move down the road. But that $10,000 helps us keep. A good amount of riffraff out, uh, by, by like a lot of riffraff knowing that up front won't spend the $10K. So, um, but what we do is we give faster access, all like 24-hour access, on-the-fly education, like using live opportunities. We're learning on the go. Um, we do it with you dealing. Uh, we do, we do feed positive, you know, priority feedback to all your deals. We, you know, if you're like, hey, at 10 o'clock you discover something, send a text, call us as it pops up, that it's, you know, through system that we need to get on the phone, we will. So, and that comes with a, you know, a blueprint and, and business plan out of the investor survey that we help you follow. The accountability— you're paying for the accountability. You go pay— you got a, a fitness trainer, right? You're going to pay the fitness trainer to do what? Get you fit. You're paying the $10,000 to help— but have us help you get wealthy. Like, we're not wealth advisors. We're, you know, we're part of the team. So inside of that, that makes it easier now to explain the Earn It. In the Earn It, this applies to just one deal that you're committed to finding one deal with us that we agree that we want to work with you on. It's not your deal that you're going to, you're going to, to just start shopping all these deals through our program. You've got to commit to taking the survey, following the 12-month plan following the 90-day blueprint. Over here in the $10,000, you don't have to if you don't want to. Over here, you sure as hell do, right? And we're going to do a background check on you, but we're paying for it. And when we pay for the background check, um, and you don't follow through with the commitments of the Earn It part, you're out. Like, it's okay, no worries. It's not for everybody. Some people go off and use the program and use the plans that we give them. They use these tools over here. I got to build out the rest of this, but The tools— this is the toolkit right here. We give you free estimates, we give you Deal Hunter, we give you Land Shark Investor Survey, we give you Architecture Builder, the Due Diligence AI, the AZ OZ Wizard 2.0. Like, all these tools come with membership to this, but they're free anyway, right? So it's like, by coming in and, and being to earn it, it's an honor system. Like, we're giving you the tools to work on deals And if you get a deal, you're gonna 50/50 with us. That's what it comes down to. We, we spent the money to get, to get, um, um, joint venture agreement pulled together, uh, so that people can, um, understand what, you know, what they're getting in return, uh, for, for partnering with us like this. So, um, Let me see. So yeah, I mean, that's, that's kind of where we're at, what we're trying to accomplish. What do you think, Catherine?
Yeah, I agree. Well, and this is what we did with our Flipping Females program.
Yeah. So like, this is one of the guys working with us right now, Joe Garcia, you know. And so the purpose of the agreement, like, we got membership requirements that, you know, they have to maintain an active membership inside the Land Shark, that anything that they do, that there's going to be a net profit split through, right? Uh, null and void upon membership termination, non-participation, or violation, right? And, um, the other thing is, is that like we ask you to not use the tools, but if you do, you do. It is what it is. Eventually the tools will no longer be available to people. And you'll have to be a member paying something to get access to it. We were just talking about that with the, you know, with the Titan Impact Group. Maybe what we do is we have the Land Shark Mastermind and you give— we give people a Land Shark Mastermind email and they try, you know, they pay $30 for that extra. That gets them access to all the tools and we move everything over that way eventually, you know. But inside of the duties, it's going to be to help find real estate opportunities, assist in the seller communication part, assist in the buyer communication part, helping with due diligence docs. Analyzing marketing, buyer outreach, all the things that everybody's been doing already. Like, this is the thing, like, all the duties that are right here is 100% already inside of what people do when they come in here. The, the duties that we provide are right there. And then, you know, um, the confidentiality is like, you know, our leads, our lists, our contacts, stuff like that has to stay exclusive. If it falls out of line with that You know, again, we don't want to have to go into what that looks like, but just, just know that I know the legal, you know, the legal path to screwing somebody's life up for using our, you know, using our products the wrong way. So, uh, anyway, uh, from that, we have no guarantee of income, but, uh, or results, but I do guarantee that, um, being a part of it will 100% change the way you understand real estate. There's no doubt about the fact that we're going to teach you something inside of this program, so I can guarantee you're going to learn something. So, um, but basically this comes down to, um, if you don't want to be constrained to all of this, because again, we need to— we still need to do the background check, we still need to do a W-9 and stuff like that with these people. So putting people through all of this, it's the same way with the $10K. The difference is you're not giving us 50% in the $10K. The $10K is the $10K, but we're going to do all of this and we're going to do all the stuff above, and we're going to— and, and the $10K you paid will keep you accountable to showing up and keeping an active membership. People that typically pay $10,000 for a membership don't just not show up. Right? So there's people committed in here like Luke. Luke is working on on an internship with us, and so he's also a joint venture partner. He's going to be signing up for this after a couple of things that we got to do. But this is what we're going to use to to pay your way into the into the program. We teach people capital. Right, and one of the capitals is contract. Joint venture agreement is a contract. So join the mastermind. Join it now. Um, anyway. Ba ba ba. Quiet.
So quiet.
This is the REI, um, we're going to be giving people tonight. Catherine, I'm going to run through this meeting with you real quick. So basically, we're going to teach them how to build the REI virtual board and give them the instructions, right? And all of the, uh, all the components. Right. So they'll— we'll get them through, through this setup, and then we'll add the board, you know, give them the board members and all that stuff.
Okay.
Uh, you're familiar with the board members?
Yeah.
I mean, you know what documents we're talking about, right?
Yeah. Okay.
Um, so yeah, I just got to pull that together. Do you want me to forward this to you so you can put a Titan Impact Group logos on this, or what?
Yeah, I can easily run it through Canva and do it.
Okay.
And then I made this for that property in, uh, Rio Verde.
Oh wow.
So it's a whole property acquisition with the, with the, uh, subdivision in there.
Okay.
One acquisition, 2 exits, one keeper. You got the $100,000 or the $1.999 million for the 2 APNs. We flip them into 2 lots that are worth $600K, and we keep the one parcel with the existing 3,000 square foot. So basically cutting it, the existing, cutting off some of that and putting it together so that there's 3 lots out there instead of 2.
Right.
We acquire the whole property, subdivide to 3, monetize and hold. Um, we do this with an acquisition cost of the, the buyer closing costs. It gave it 1%. This again, I don't think is right, but, um, they'll be probably add another one in front of there. $130,000 for—
Yeah.
Closing costs. Because shit, just this alone is $60K for the freaking 3% commission. They might even charge 4, who knows. She's— she's— if she's on both sides of the ball, she should just choose 4 or 3, whatever. I, I don't want to negotiate with her on it, but, um, this was the breakdown. By coming in with $500,000 of cash equity, it gives an LTC of 75%. The monetization of the $600,000 then puts the $500,000 back in your pocket with $100,000 carry, carry back in your pocket.
Okay.
Which then has the loan amount. If you paid it off, it'll bring the loan down to under $1 million. Um, the other way is that, uh, what we do— the part that pays every month, and this is what it came out with. So the existing residents with the Equestrian Mare Motel came out to, um, it said 8 stalls at the Scottsdale area market boarding rate of $600 per stall. And that was the 3 that we have on each property going up by the house, and then the other 4, right? So each house could have a mayor motel on it, basically.
Each house?
Yeah, each lot.
Where would you put the 3rd one?
You have— there's There's going to be 3 lots. Each lot's going to have a 3-stall mare motel.
Would you keep the one right now that's got the 4?
Yeah, there's only 3 in that one. There's not 4 in that one. There's 3 stalls. The other one is called a turnout.
Oh.
And so it's used for washing, it's used for nursing, it's used for— Right.
No, no, no. The one I'm talking about that was over on the flat, um, it looked like an arena. There were 4 stalls on that one.
The one that was over on the other, the, at the other lot?
Right.
Yeah. So there's probably 4 stalls over there, but we wouldn't use those because it's just temporary. We would do what you have on that one lot 2 more times out there.
Got it.
Okay.
That's a mayor motel.
Got it.
Uh, just having a shade structure is not the same. So anyway, downstream economics on the 2 houses. So if we sell the lot, build the house, 4,000 square foot at $200 a square foot, With the external stuff, it's a $1.3 million sell. So exit scenario says that, you know, the gross to home sellout, if we sold in the low $375 a square foot all the way up to here, our returns are anywhere between 4% and 19%. So at the lowest, the most conservative, like scraping the barrel, we're at a 4% margin. Or 4%, uh, uh, return.
ROI.
Right. So, and then basically off of that return right there like that, um, we still have the other house in the back. So if we get all the way to here, you can use that to pay off the house in the back, and the house in the back is free. So these are comps in the area. 2006, 2026 new build acreage comps. How many, how many acres? How many square foot? None of them are 4,000 square foot.
Right. And they're all— none of them are the 6.5 acres.
But we're selling, we're selling a 4,000 square foot house on a 1+ acre lot.
Right.
A 6-acre lot's not going to comp.
Got it. So you're comping it that it's going to be broken down into 3 separate lots.
Right.
Now, go ahead.
Because the house, the house currently that's there, we need to get it for this price right in here. Does that make sense? Yeah, they're selling it for $1.9 million. If you take $600,000 off, $1.9 million becomes $1.3 million. Right.
Okay.
And so now we're in that range, $1.3 million.
Okay.
But we did that by getting rid of 4 acres.
Right.
And so on those 4 acres, that's what I'm saying, cash to basis at closing going $500,000 to that asset, when we monetize the, the property at that $600,000, we can literally sell that owner financing to builders at a like 8 to 12%. We give land loans to people. Like, you like to be the bank? Here's what the bank does. The bank loans money. The bank doesn't do anything but loan money. That's how banks make money. So a car loan makes 4%, a house loan makes 6%, a land loan makes 12%, hard money loan makes 20%. You see?
Right.
So figure out your loan product. If you want to be the bank, figure out what you want to loan on. And what you're going to loan on is you're going to build mare motels and you're going to have, you know, dirt, dirt product. To lend on. So, what's confirmed and what's still a placeholder, like prices? Then we need to figure out these things and then verify these things. And this is again, this is this is what Gemini's idea of of a of a deal hunter thing is. Like this is what this is what Gemini or not Gemini Claude came up with. On his own.
So, wow, you send that to me?
It's pretty. Yeah, so you see here, anyone with the link, um, if, if they have this Titan Impact Group, they can see it. That's what it means by anyone with the link.
Yeah, Laura and I just priced out what, how much it costs to— yeah, anyways, we'll go over that with you.
Cost to do what?
For somebody to have a Titan Impact Group email, access to all the notebook LMs, and the ChatGPT, the cost for all of that.
Are you using the email from GoDaddy, or are you going through an email server?
Titan Impact Group's not on GoDaddy, it's on Squarespace.
Yeah, it's— well, you're going through the name server. Yeah, yeah. So there's a, a way to buy, uh, emails for like a dollar. And they still get access through the web server like that.
Okay, then we need to know what that is because right now we've got a bunch of emails that I'm paying $30 a month for.
Yeah.
So no, they're all the ones you're currently paying are $16.80 a month.
Yeah, I'd rather be paying a dollar.
Then, well, yeah, as long as it gets the same access.
So we can go over that right after.
Well, it is 10 o'clock. I've got another meeting, um, not right after, but I can look at it and show you where to go look at getting cheaper emails.
Okay.
Let's do that. Um, do you want to finish this up and then we'll jump on a different Zoom?
Yep. So I appreciate everyone coming in today, and we'll, we'll catch up with everybody next week. Come back Monday. We're going to be doing a lot more stuff. If you know, uh, any realtors that want to come in and do the Shark Tank style pitching property thing, let us know. We are definitely pushing forward on that a lot. I just seen about four other people out there doing the same damn thing. They're not doing it every day, but they definitely are looking for people to do it. Shark Tank real estate's becoming a thing, and we you know I don't want to be the first one to do it. That's for damn sure. But I certainly don't want to be the last. I don't want to be the most unknown. So because we've been doing really good with it, but I appreciate everyone coming in today, and we'll pray that everyone comes back safely Monday. Heavenly Father, we thank you for the blessing of this day and the blessing of this life. We ask that you Uh, continue to bless and guide us to bring peace and joy into your world. We ask this in your Son Jesus' name.
Amen.
Amen.
So everyone have a wonderful weekend and, uh, be back here on the same bad time, same bad channel.
Beautiful.
