AI Live - Land Shark Mastermind

Catherine Bell and Tommy D show real-estate investors how custom AI tools analyze deals in 27 seconds instead of hours. Their system pulls data from public records and CREXi, generates offers and legal documents, and includes a virtual advisory board of AI billionaires like Warren Buffett and Grant Cardone to critique deals.

We're going to be running a training that we did on Friday night, which was super awesome. So we're not going to bring anybody on live. They can just watch. Oh, but I did make you co-host. So this was a very, very cool thing that we got to do.
Do you want me to remove note takers?
Yes, please. We're gonna get started.
It's super cool. Oh, oops, hold on. Sound.
I gotta share the sound.
Hold on. I— we could hear your sound before.
Okay.
It came through.
Oh, can you hear me?
Yes.
Yes.
Okay.
I'm so excited to have Catherine and Tommy on here with us tonight. We're welcoming back Catherine, Catherine Bell, who many of you already know. She has graciously offered to bring us a 3-week series on how we can actually use AI in our real estate business. And she's brought her partner Tommy on here with us. I was able to have a conversation with him earlier this week, and he is another powerhouse of information and Knowledge, um, he will have you drinking from a fire hose just as Catherine did. And I can tell you that we're, we're all in for a treat. They're an absolute, um, wealth of knowledge, energy, and practical ideas, and we're incredibly grateful they're sharing their time and expertise with us tonight on Friday Night Lights. Catherine, Tommy, welcome.
Thank you. Tommy's here. I know he's on one of the pages somewhere.
Hello.
Okay, good. There's so many amazing, amazing backgrounds in here. Everybody's got the coolest background in the world. I feel like I'm in background heaven.
Oh, we're excited. Excited you guys are here. Take it away.
Thank you for having us, and I'm super, super excited. We're both super excited to be here, and, uh, it's a huge gift to be able to be a contribution to all of you. And Tommy and I— yes, drinking from a fire hose is a real thing. My, my team actually gave me a Christmas ornament that's a fireman, like a firewoman, like drinking from a fire hose, because that's how it is working with us. Um, it's— so we did everything we could to break it down into as small as we can bite-sized pieces, um, so that, uh, we're providing as much value as possible so that you can actually use it and implement it. So, um, you're going to want to take lots of notes. This isn't a, like, sit back and, you know, this isn't a spectator sport. We're actually going to have you lean in and do stuff, and then we're going to give you homework because we have some huge gifts for you next week and the week after, but you have to have done your homework in order to get the gifts. Kind of cool, yeah? So we're really excited about that. So as you all know, I'm Catherine Bell, Titan Impact Group, and nerds rule the world. So my partner Tommy, he is an ultra nerd, and we're about to show you some really cool stuff around the most important thing, which is—
What's that?
Adding commas to your bank account and using AI to collapse timelines to make that happen. So anybody who's interested in collapsing timelines and adding commas, let's just put like little fire in the, the chat thing. So I know you're here, you're like awake, present, ready to go, ready to take notes, do lots of screenshots, and have a lot of fun with this.
I love it. Got my notebook.
You got your notebook.
I love it.
Okay, good.
And gonna show you how to use AI instead of your notebook. Because we're actually gonna like put it to work for you. Really excited. So, Tommy, do you wanna share that the Friday Night Lights page that you created?
Absolutely. So I'm glad everybody threw fire emojis in. I wanna see everybody put a hand up, like do the raise hand thing. Or thumbs up if you use ChatGPT, because if not, tonight's gonna suck because you're gonna not know what the hell we're talking about.
I love it.
And then next week, we're hoping you, you are ready to expand your brain beyond just having, having ChatGPT. I tell people like, like Laura, remember I was telling you about building custom homes? We have over 250 tools. Inside of building a custom house, right? And so if I when people come to me, they're like, "I only use Claude." I'm like, "Okay, cool." If you want to build a custom home though, you're going to need some more tools. And so because if I'm just a custom home builder and all I had was a hammer, I got to lay the concrete with the hammer. I got to cut a board with the hammer, and I got to paint a wall with the hammer. How how pretty do you think that house is going to be? It probably gonna be ugly.
Yeah.
Right.
So, so good.
Yeah. So we're gonna get, we're gonna get into a little bit of that. So to start off with, tonight we're gonna talk mostly about ChatGPT, a very specific tool that Catherine and I built that is near and dear to our hearts because we are tired of getting screwed by people and, and taking a long time to get answers to, to questions that should take like minutes, not days and weeks. And so, if you've ever done real estate, and I hear this might be a group that likes real estate, you might appreciate this a little bit. So, my name is Tommy D. I'm a retired ER nurse. I've been doing real estate, real estate for over, over 40 years. I did my first real estate deal when I was 14 years old. I actually did a wholesale deal on a piece of property to my father. It was a, it was a boat dock. a property near on the river, and I actually found out that it was for sale, and my dad paid $14,000 and I paid $10,000. I sold my first deal for $4,000 wholesale fee. So I love telling that story because it's really the basis of where all this comes from, is that my passion is in real estate, my brain is in AI, and it came from being a nurse. So, Catherine, do you want to tell a little bit about yourself? Probably no.
Well, yeah, I mean, I— for those of you who don't know, so I've been investing for well over 20 years. Came to the country in 2001 when I married my late husband and took his dream, turned into a multi-million dollar company, and sold the company in 2008, 2009. Ended up losing everything when the company crashed, or when the economy crashed. My husband got sick. I had to go back to work. and was burning the candle at both ends, working 80 hours a week, taking care of my sick husband, my twins. And that's when I learned the most valuable lessons of all. And that is that the average millionaire has 7 streams of income. 7. And they're diversified. So, that's when I learned it was better to be a small percentage owner in 100 companies than 100% owner in one company. So, these are like messages that I share with everybody. We went on, we built our American dream, raised our twins, all the things. 2018, my husband died very tragically, leaving me a widow and a single mom. And, uh, but at that point, I created 13 streams of passive income for my family, and it let me take a year off and grieve with my twins and figure out what I was going to do. And from there, um, that's how I went on. I continued to build my empire and now teach more people how to create the multiple streams of passive income. So, I'm on a mission to have every single one of you have 7 streams of passive income and then go on and create income streams number 8, 9, 10, however many, so that you can go make a difference in the world because I believe we can do good and do well at the same time. And then, of course, fast forward, AI comes into the world. Using AI and all this nerdy fun stuff, I became a 5-time international bestselling author. And in November of 2024, released my first 3 books along with my AI clone, CatherineBell.ai. You're all welcome to go talk to her. Several of you in this group have actually already talked to her, had lots of conversations, and she helps create multiple streams of income when I'm not available. And, um, she— with that, within 3 weeks of releasing my books and my AI clone, I accidentally raised $11 million. So that was kind of a huge epiphany and aha of the things you could do with AI and went on. That was for my $50 million fund that pays my investors 20% annually. It's helping over 33,000 veterans and first responders because I believe that, you know, every project we have anything to do with, that we leave every person, property, and community better than we found it. So how do I use AI to do all of this? And that's why you're all here and we're going to be doing all the fun things. So, This is a three-week series that we're doing, and we're stacking it for you so that you actually can actually use this. So we're going to show you the first very cool thing. So back when prior to my husband passing away, I ran a program called Flipping Females where I partnered with families teaching them how to invest, and we flipped over 500 properties here in the Phoenix Valley. Now this tool that we're that Tommy is about to show you, I literally could have done over 5,000 properties had I had this because. What I want everybody to answer, what is the number one bottleneck thing that we have to do that consumes the most amount of our time inside of getting in a deal? What is it? What is it?
Underwrite.
Right. Raising funds, underwriting, structuring the deal, like all of that, right? Well, this deal is about to blow your mind. So Analyzing the deals was absolutely the bottleneck because it all comes down to analyzing deals, analyzing, analyzing, analyzing, placing offers like. So if any of you actually have a deal, we would actually love to bring you up with us and show you how this actually works in real time, which I think will blow your mind. So we're going to do that. We have a daily podcast that we do at nine a.m. every morning. We'd love to have you all join us with that. And we're going to show you more about that next week. What we're going to do is we're actually going to show you what's called AI tool stacking, which is what Tommy was talking about. When you're building a house, it's not just a hammer. You need all the things. And so he's bringing to the table all the things with ChatGPT, Claude, Gemini, and then showing you how to actually have them all talk to each other. Oh my gosh, it's so freaking cool. And then week 3, coming back, um, uh-oh, you lost my slide.
Oops.
Uh, is now, here's the coolest part, and I think if for any of you who heard last time, um, I have a virtual advisory board, and my virtual advisory board It came from— what happened was I was having— we were having an issue in our company and like taking it to the next level, and there was like nobody in my sphere who had gone to the level that I wanted to go to. And so I just had this epiphany, if I could sit at the table with anybody, what would I— who would I actually like want to sit down and talk to? And so I ended up creating a virtual advisory board. It's Warren Buffett, Richard Branson, Ray Dalio, Tony Robbins, Sara Blakely, and Jamie Kern Lima. All because they're billionaires and they think very differently about their business. And so, I put this all together, brought all their personalities, all the things in, and then I uploaded the plan of what we had, had a whole conversation with it, and said the 3 things. Like, I know that the worst things we can do is believe our own BS, take our own advice, and be impressed with our past accolades. So, with all of that, rip it apart. Tell me all the places it's going to blow up. And they literally did, and they were not nice about it. And it was awesome. And then, then they put it together and said, listen, you put it, you stack it this way and do this, this, this. We are all a hell yes, we're in. And my team hadn't even thought of any of these things. So that was a game changer. So on that week 3, for those of you who have done your homework, we're going to build this for you. Anybody want one?
Woo woo!
But this virtual advisory board is for investors. So we're going to bring all those to the team and be able to give that to you and for you. So, and so much more. We've got the investor survey and all the fun things. So with that, Tommy, are you ready to do a demo?
Well, I wanted to make sure that I've been dropping links down inside the chat for people. I put the Deal Room webinar in there so that if people wanted to come check it out Monday through Friday, 9 AM to 10 AM Arizona time. And if you know what that means, you're, you know, you know if you know. Um, and then, um, the other part is that I put in there the, um, uh, I put in there the, uh, uh, Land Shark Investor Survey, um, link. And so again, you need to have, um, you would need to have the, uh, uh, You would need to have the GPT to get to it. And the Land Shark Investor Survey, Catherine, you didn't touch on it much, but what it does is it's a personality test that we created. And it's an investor personality. And so Catherine spent 20 years in tenants and toilets and doing multifamily and doing vacation rentals. And doing all these different things to land at, um, now where she likes to rent dirt and be the bank, right? And so that's how she got involved in Avesta. That's how she got involved in multiple, you know, uh, uh, multiple, um, uh, RV parks. RV resorts and mobile home parks and, and, uh, triple, uh, triple net medical office and stuff was because, uh, she took 20 years to figure that out. What I did was inside of the Land Shark Investor Survey is I discovered all the different strategies, created personalities behind that, and then put it to a 125-question test. And so when you go through it and you take this, what you end up with is you end up with 2 archetype personalities. You end up with a buy box. You end up with a SWOT analysis based on your personality. You end up with a 90-day blueprint and a 12-month business plan. And this isn't just for brand new investors. This is for investors that have been doing it forever. And it's kind of like a Briggs-Myers personality test. You get to begin to understand how your brain's working, and you don't have to continue to struggle with— if you are struggling, this is a perfect way to find your path into what you really love and what your heart is desiring. So, I was trained in— when I was a registered nurse and giving psychological exams. I converted psychological exams into how we, how we think as investors, because I've been doing that for a little while too, and put this together. So I'd be more than happy to have everyone go and copy that link, save it for later, start the conversation. You got 3 weeks to get it figured out. And then, and then there's instructions afterwards that if you, when you finish, if you send me the results, I will go ahead and put together a beautiful PowerPoint presentation that lays it all out for you. And makes it super easy for you to consume and use for the next year as you go on your journey. So that's one of the freebies we're giving with that. And the other one is, like Catherine said, the Real Estate Investor Board. We're going to be giving the Real Estate Investor Board to everyone. This is another freebie because why? Because we love Laura. Like, Laura was like super excited to have us come on.
Um, uh.
We wanted to make sure that everybody got access to it.
So, yes, everybody needs to thank Laura. She's been really persistent in getting us here.
Yeah, she is.
You guys are amazing. I'm a retired nurse like Tommy, so he touched my heart. And Catherine, you just, you always make me cry and laugh and just blow me away with your fire hose every time.
And now we have homework. So that's your first piece of homework. Love it. Yes, this is your first piece of homework. You need to have the paid version of ChatGPT. 125 questions. If you type it, it'll take you 6 hours. If you talk to it with the little microphone down there, the Dictate microphone, it'll take you about 20 minutes. So that's your first lesson with AI. Stop typing and start talking.
Don't over— yeah, don't, don't overanalyze the questions. Just go with what you feel, and it's really going to be the best way to get the results you end up with. And so that's our, that's our gift to you for letting us talk about What we're, you know, what we're about to show you guys. So in week 1, we're going to talk about this. We're presenting you guys this, this info right here. Um, and so we talked about due diligence. We run a podcast every day called the Land Shark Mastermind, uh, Deal Room. And so, um, the Land Shark Mastermind Deal Room, um, allows us to, uh, look at property, analyze it, and go to offer with it inside of the, the real estate we do daily, um, within about 60 to 80% faster than we ever have before. And so, um, how we do that is we go to landshark-dealhunter.com and we go to run a free, uh, run a free analysis. Um, this is again going to take you over to GPT. By the way, August 16th, I call it the day the music died. Um, GPT OpenAI decided to remove the right to publish GPTs to the public forever. And so I was fortunate enough to create over 25 GPTs in that time period from when I started. I actually— my number, uh, my member number on OpenAI is number 138. And so I've been on ChatGPT since 138 people ago. You're like I was within the first 139. So, um, and so—
He's an ultra nerd. That's all he's telling you.
I'm a super nerd. So, inside of that, I created this due diligence machine that allows me to be able to do a massive amount of information collecting, uh, in a very short period of time. And so, um, what I'd like to do is open this up for somebody to, to just shoot me an address if you want. And we can let it run, or I can just take you over and look at a, uh, look at a, um, uh—
I think this is a multifamily group mainly, right?
Correct.
Okay, so, so Sheila just put a CREXi listing there. Do you see it?
I did not. Let me see. Okay, so I'm gonna go, I'm just gonna go click on that.
So Sheila, we're gonna have some fun. Are you ready? Oh, Alexander just put one in too. So this is fun. We're gonna run a few deals simultaneously.
Rolling through here. And so I'm not— I'm not— and this is ready for this. Let's, let's just pretend like we're not, we're not AI geeks. We're just, we're just regular Joes. I'm gonna go ahead and do a control print screen because I'm, I'm a little bit, I'm a little bit lazy, right? And so I'm gonna just select that information right there. All done. And I'm gonna, I'm gonna capture that right there. I'm gonna come back to Deal Hunter, and I'm gonna, I'm gonna just pop in here this cute little, this cute little picture I made and see if it, see if it has the ability to, to come back with anything. Don't mind my cartoons. I'm also a cartoonist a little bit. We'll get into that later.
All of his sharks are amazing.
All right, so I throw, I throw my little screenshot in there. And I don't know if any of you use GPT on a regular basis like I do, but when we built AI— and I'm saying we as in the people I used to work with inside of building artificial intelligence for healthcare— when we built it, we taught it to start at what we call level or grade 5. And so if you don't know, the New York Times is written at a 7th grade level. And so what I do is I talk to AI like it is a 5-year-old. Until it is a 500-year-old. So remember, it's progressive. And so I gave it a picture, and I'm going to give it 3 little words: run this deal. Kind of like see Jack run, right?
So everybody write that down. That's your first thing right there. Run this deal. That's super important.
Complicated. Do not say, oh, I have a multifamily blah blah, because what you're doing is you're creating hallucinogenics for AI to start using immediately. It's built to satisfy you. It's not built to work for you. So you have to talk to it like you want it to work for you. So going in there, doing that, I hit that button and send it off. And what it's going to do is it's going to take 30 years of my experience inside of being in construction. It's going to go to all the websites that I've used in the past to do due diligence. It's gonna go into some even like, you can see it over here where it's, you know, where it's actually headed. And by the way, this is not the $20 version of ChatGPT. So if it looks a little different, I apologize because this is the, this is the enterprise version or the business version. And so therefore it's a little bit, a little bit different look. And I'm also running it inside of, inside of a inside of a web browser, and a web browser does act differently than in a, in, in, in your, in your, what I call the, the desktop version or the app. So that this is the app, and it's a little bit different than the, than the, than the, the one that you run inside of a, inside of a Um, browser. So the browser one comes back with information in 27 seconds, and what it's providing us is 27 points of information. The executive snapshot, we found that it's got 101 units, a Class C multifamily. It's pulling this information straight out of that CREXi, but it's got a— it's got another— it says it's got another source. Okay, so the other sources, another CREXi page. That's okay. I told it when we built it that it had to think like a nurse, and nurses have to cite sources, number one rule. So I actually built it into it for it to do that. The preliminary acquisition box says an opening offer of $8.75 million, targeted acquisition of $9 to $9.25 million, with a CapEx to be safe about another $250K. So walk-through, walk-away zone is probably under that 9.75. Provides a strategic scorecard showing, you know, here we are at price per unit, cap going in, pro forma cap, what our NOI and what our pro forma NOI look like. And so therefore, you know, this is where we're at right now with a 95%. So we want to make sure that you know, 21% NOI increase, um, is, is the key here in this value-add thesis, right? So, um, moving through it, here's market and rent support information there. And again, I, I don't want to like bog you down, but I sit here, I'll, I'll read this and suck it in like a sponge. So if I'm going too slow, just snap your fingers, I'll, I'll move along. Valuation range showing me going in cap rates and the indicated values coming out. And again, showing me where it pulled that information from. This is actually, you know, I think this one is coming from a different part. This is 14.
It is.
Yeah.
So it's again, there's your comp, right? So acquisition economics, funding strategy, and I love these because I told it I want— I don't want one, I want multiple. I need to know.
So, There you go.
So from there, path 1 says, you know, that I want to maybe look at a bank or an agency-style multifamily debt structure, or go path 2 with a lower leverage, safer execution, coming in with 65% senior debt plus more equity. And then a strategic structure of maybe like senior debt with mezzanine and stuff like that, maybe a seller carry on the backside. So cash flow returns, cash flow and returns show, you know, the calculated results. Now, here's the better part. If, as I'm going through this, anything looks incorrect, I can literally stop it and say, wait a minute, fix this, put this here, and do the numbers again. And boom, it's all done. How many times— give me thumbs up— if we've been working on deals, got to the end, somebody did something, said something, and you went, oh God. I got to redo all those numbers again because the CapEx was wrong, or because the T12 had 3 months that were backwards or something like that. Now I got to rerun all those numbers. Oh my God. In this, it takes 27 seconds. So the— because people have come to me, they're like, oh, ChatGPT is telling me the wrong answer. Well, maybe you gave it the wrong info, or maybe you asked it the wrong question. It's not always ChatGPT's fault. So take that into consideration. But if it is ChatGPT's fault, number one rule: talk to it like it's a teenager. Don't let it tell you what to do; you tell it what to do. Okay, so public record due diligence gives me some information from from other sources: Redfin, Realtor, LoopNet, Craigslist, and it will pull public record information as I need it. Some of the red flags: broker porf. It says the broker's pro forma is a 21.7%. Above current NOI. So it's a pro forma, and so therefore it's kind of guessing what the stabilization is going to be. '69, 1969 construction, so assumptions are new roof, new sewer, new HVAC, new all these things that need to be new. So, um, single-family discrepancy, or, uh, you know, inside, or square footage discrepancy, I mean, one says that the, that the public record says 7,900 or 79,000 square foot where the document says 104. Uh-oh, we got to find that problem. Tax reassessments, insurance, rent competition. So here's some risk mitigation tools, what we might need to look at. Here's a mini SWOT analysis. Okay, here's some negative negotiation leverages, how to maybe help position us as A little bit better. I mean, it has been on, on, on market, it looks like about 118 days. So, um, coming in with an offer structure, having a little bit of an exit strategy, a little bit of the lender-investor overview, documents that we're definitely going to need, and then the, the final, you know, Deal Hunter verdict: a go with conditions. And here's your conditions. So what are our next actions? It doesn't matter. Because when it says next actions, we go like this: copy, paste down here, get to work. I don't work for you, you work for me. Okay, so next actions, get busy finding this stuff. And so as we go into showing you guys how to stack your, stack your program, you'll be able to tie your emails into this so that you can email Marcus and Milchap all this. We can show you how to tie it in so that you can request all these documents inside of a— inside of not even leaving here and going to your email.
So a couple of things, because I— Laura, I don't know how much time we have.
Yeah, let's say 30. Uh, we have till— well, you've got another 10 minutes and then we'll do Q&A.
So here, so really quick, I want to be really clear, like, why this is— he's just touching the surface on why this matters. So first of all, When I was analyzing those 500 houses, like, oh my gosh, being able to— 27 seconds to analyze a deal, we would have done way more deals. Um, but we can use Deal Hunter to actually find deals, which is a whole other thing, which if you come to the podcast, he digs more into that. But here's the other thing. We also use Deal Hunter to analyze all the documents. So as these documents are being sent, we put them back in here and keep running it. We had a multifamily deal that we were working on here in Arizona. Long story short, the AI found a— what was it, a $10 million mistake?
Basically, yeah. So we were looking at a vacant lot to build multifamily. It was being pitched as multifamily, and they sent over the due diligence package, and they were pressuring us to go to escrow with it. And we were like, let's look at the package first, you know, give us like a couple of days. And so we went through the package, we ran it through AI, and it came back with red flags and showed that it had a history of being a junkyard. It failed a Phase 2 environmental, and it had— it actually had disturbed soil, meaning that there was a possible— they needed soil mitigation for a possible sinkhole possibility. And so we turned around, we went back, and then I used AI. And we can show you that here in a minute. Um, I used my, my other tool called Free Estimates. Um, Free Estimates basically runs— I ran the, the thing through there. I said, tell me what this soil mitigation is going to cost. It went out, scraped that data, come back and told us it was going to cost $10 million. So we called the seller's agent and said, excuse me, did you know about this information in your due diligence package? He said, No. Why? I said, because it's going to cost us like $10 million just to, just to see if we can even build there. Like, how can you sell this as multifamily? He goes, well, it's not our job to do your due diligence.
Yeah.
Okay, have a good day. And now we're talking to him about possibly buying it for an IOS yard where we're going to store, uh, store materials for somewhere, somewhere else to build multifamily. So, um, inside of that, Catherine mentioned that we, we are able to also, like, find deals. And so I have a, um, I had a multifamily case that we're doing because we also built one of these for Opportunity Zone funds. And I know some of you in here might like private equity a little bit. Um, the, uh, Opportunity Zone fund is a private equity program that's going to be really Crazy in the next 3 years. And so we have a GPT for that. And I, and I did again, I talked to it like it's in 4th grade, right, to start out. And I said, here's a zip code, find me a case study of multifamily in, in that zip code. And it went out, it found a 40-unit multifamily value-add that could fit for Qualified Opportunity Zone funds. So I don't even have to do the work anymore and tell it. To go find me an opportunity zone project and this and pin it down. I built a GPT that already has the OZ brain in it, right? And so I can do this to have a multifamily brain. We actually did it too to have, um, because Catherine raises capital. She's got the Titan 23 Fund ops for Avesta. This literally has her PPM, her disclosure docs. For both equity and debt, and then anything else necessary. And so I can go and take that multifamily case study once I find a deal and plug it in here and say, start helping me figure out how to make a, a Titan 23, uh, offering that we can put up on Avestor, and I can have it done in about 2 weeks.
So But the disclosure documents are done in all of maybe, maybe about 45 minutes.
Well, and again, literally, like start to finish conception, you're talking about building it, right?
Building it.
Yeah.
And I'm, I'm the user of it. So for me, using it allows me to analyze deals so that I make sure that those deals meet all the criteria that my fund and my fund documents require it to be met. So it's helping be that due diligence officer, so to speak, on the back end to make sure that all the i's are dotted and t's are crossed. And then of course creates all the documents for me that used to take forever. And seriously, I'd rather scratch my eyes out than do all the documents. So the fact that it does it is magic. So again, this is the way that we use AI to collapse timelines and then add commas to our bank accounts, because at the end of the day, now my time is freed up to spend more time with investors Right? And that's where it really matters, is those relationships.
Well, I've got one more thing I just want to throw at these folks real quick. This is free estimates, okay? This is a kitchen inside of a mobile home, right? They spent the money to remodel the mobile home but didn't remodel the kitchen to make it not look like a mobile home remodel, right? So I went into free estimates and I said I want a remodel of this kitchen. It doesn't need to be a lot. I just want new appliances, maybe new cabinets, or paint the cabinets, like clean it up. Give me an estimate, give me a budget. I gave it the zip code and it spit back to me some information. It said this is a low-budget refresh kitchen job, $13,000 with new cabinets, new stuff. Here's all the prices subtotalled, everything between $13,000 and $15,000. Here's the, here's the, you know, products we're gonna put in there.
And it shows up top where it came from. You can see the Home Depot link. Right.
Home Depot. Okay. So it's buying all the products at Home Depot. Now, ready for this? I programmed it to have my affiliate link in there so that if you buy it, I get paid for it. Figure that one out.
That's the thank you. That's the thank you for us building this. Because how many hours Or weeks would this actually save you in literally going to get an estimate on a place?
So, um, within 27 seconds it provided me all this information, gave me a timeline of how long it's going to take from start to finish. It even includes like a DIY scale, like for us fix and flippers who are like, oh, I want to do some work and then hire out the hard stuff I don't like. There you go. I can do some hardware. I can do some refrigerator stuff. And then when it gets down here, like changing the gas connection, yeah, I'm good. Let me find a plumber for that. Well, if I want to find a plumber for that, I need to get contractors. How many of us here know about Angie's List? How many of us here know that you can just pay to be on top of Angie's List? Yeah, it's horrible. Okay, I can totally suck and look like the best contractor in the state with a few thousand dollars. Okay. But this says, no, no, sorry sucker, we've got a 4-step process. You have to have cross-check of local information on social media, Better Business Bureau, company information better be on Google, and you're going to need to have your ROC checked or your license checked. And we're going to check all that before we make suggestions to you on who to call. And so you might want to call Bayside because they're 5-star. Here's their information. 58 reviews. Like, this blows Angie's List away, okay? And so what I like to say is that what we've created here is an ability for people to, to be smart about what they're doing work-wise. And by the way, I was like, show me what the end results of this thing would look like, right? Uh, because again, I wanted to see, I wanted to see what I actually was, was, was getting. And based on the first Picture. This looks a heck of a lot better. So I'm like, yeah, I like that. So in a matter of a minute, I got a contractor and an interior designer to send me artwork and prices so I can figure out what I'm doing. That's how AI has saved 80% of my time inside of being a contractor. Okay? And this is why I play with AI now on a regular basis, because I don't have to go to work like a contractor anymore.
I got this.
So, me as an investor, you know, being able to go into any of these properties, just give me a picture of it, and then I can go and literally take all the estimates of how much it's going to be to upgrade whatever the property is, bring it back to Deal Hunter and say, hey, here's what Free Estimate says. So, now it's got accurate numbers and pricing and all of that. Now, from there, now when Deal Hunter's underwriting and analyzing the deal and Figuring out the, the, the different capital stack strategy, the exit strategy, like all of it. It literally is doing it based on real numbers.
Yep. And so just so you can see, like, that contracts and paperwork is real for GPT. And just know next week we're going to talk about how we use GPT, Claude, and Gemini to do a lot more. So again, like, this is just the beginning. Laura's like, don't feed them all of it because you only got 30 minutes, sucker.
And we're out of time.
And so I just want to show you this, is that inside of that conversation, after I, after I acted like a client, I said, oh, by the way, I'm a contractor. And I said, I want you to put into— put this into an ROC contract that's, uh, Arizona approved. Arizona has a contractor's contract that we have to use and follow. And so I said, go use that contract, put my, put my logo at the top and spell out the work. And boom, here you go. I've got a contract now that I can send an email directly to my client in less than 5 minutes. That's never happened in the 35 years of me being a contractor prior to me building this program.
So really quick in the chat, who has ever gotten a quote from contractors and how long has it taken you? Put in the chat, what is the average time that it takes you to get a quote from a contractor with a whole drawing?
3 weeks.
Yep. 1 day to a week. Yep. So literally, we just saved you all that time in the click of a few buttons. Is that valuable?
Yeah.
More than valuable. Is your brain blown?
Absolutely.
Right?
So really quick, because I want to respect all of your time, anybody have any questions? Are y'all just like, whoa? You know the mind-blown emoji? I feel like that's what people are like.
This is such a great session.
Well, there's gonna be more to come.
Catherine, can I just ask a quick question?
I think you said that you have to have the The paid version of ChatGPT in order to do the survey.
It's best to do it because it'll stop you after like 20 questions.
Yeah. Done. I love it. Yeah. You, again, you can do the $20 version and then cancel it. Again, I promise you what's gonna be delivered is way more value than $20. It's gonna blow your mind. Yeah.
I mean, I, we, I have a budget of about $350 a month on AI because of how much I use it now. Um, I run 14 companies and I manage— I managed them all by using about 40. I use 40. Um, I'm actually about to develop 4 more, but I use 40 AI employees. And so I have agents. We've got some agents you guys are going to get introduced to next Friday, um, that will blow your mind. Catherine, like, tell them.
We're so really quick.
Day 4. We're on day 4 this month.
Yeah, we're on the—
how many hours have they saved us so far?
So far, my agents have saved me 76 hours this month, and I'm only on the 4th day of the month. Anybody want some time saved? Yeah, we're going to show you that. So do your homework and then come back because we're going to give you some more. I love it. Everybody's like, Travis, he's got his hand up.
Travis, go ahead.
I just want to know if you can create an advisory board like Next Legacy Group and ask it, um, would Next Legacy Group buy this apartment building or not?
So we would, we would build that inside of the, um, the how I built, how Tommy built Titan 23. Like, we would build that for Legacy Group. So the answer is yes. Because it also pulls in all the legal documents that they have, which is really important, along with all their, what I call, conditions of satisfaction criteria. And literally, not only could you use Deal Hunter and that together, it'll actually be finding and help underwrite all those deals and move through faster and faster.
And, you know, you can't ask it like, would Grant Cardone buy this? Because he's only Because buy box is different.
So as a matter of fact, like, I don't want to share my screen again, but as a matter of fact, you can get Grant Cardone to be on your board, which might be scary.
We've worked that out.
Great, Scooter. Yeah. In week 3, in week 3, I'm going to be giving you what we call the Real Estate Investor Executive Board. And in that executive board, you're going to have Pace Morby, Cody Sanchez, Gary Keller, Catherine Bell, Grant Cardone, and a few others. I'm going to leave as a surprise.
Does it kind of break out responses of like Grant's response from all the rest?
Yeah, it can.
Yeah, it can.
Yeah.
And more importantly, we tie that into your individual investor survey, which is why your homework is to go do the investor survey.
So when you go take the investor survey, those are the Those are the profiles that you get to like answer to. And so when you're done with your survey, it's gonna, it's gonna give you like a conscious capitalist is Catherine Bell, a systems engineer is Gary Keller, um, a scaler is Grant Cardone, um, creative financing is Pace Morby, boring businesses are Cody Sanchez.
It's just getting our brains wrapped around it all. And so I appreciate you answering my question.
For sure.
Somebody had asked a question about, does any of them answer calls? Yes. And I'm going to show you that that's one of the ones that saved me 76 hours this month so far. One of them actually does answer my phone and has real-time conversations and books real-time appointments on my calendar with the person with exactly what it is, why they're calling.
Yeah, there you go.
Crazy.
That's awesome.
Okay, any other— oh, we got Angelo.
Yeah, hi, um, Tommy, I'm a retired ER nurse too, so glad to hear that. Um, my question is this, as a nurse, you kind of like, you worry about reliability and, um, the, the thing about it. Now, when I run this AI thing, all right, I know a lot of it's facts, like this is how much this costs and this is how much that costs. But when it's telling me if this is a good deal or a bad deal, how reliable is that? I mean, are there any like flags or something that I should look at to say, hey, I question this?
And so just like inside, just like inside of when we were working as a nurse, we're the experts, right? We get lab results and we look at the lab results. But if our present— if our patient isn't presenting the way our lab results look, what do we do? We go pull another set of labs, right? Right. And so, okay. And so if I'm, if I'm in there and I'm stuck with this, I'm like, I don't know. Because again, this thing, it actually lists all the sources it pulls information from on a separate page. I didn't actually demonstrate that for you guys, but I can do it. You know, come to the podcast Monday through Friday, 9 to 10 AM, and, and when you're in there, be like, show me this sources thing you're talking about. There's a— after every single one of my prompts, it gives me the option to select the sources, and it shows me on a sidebar every single source that it pulled from. And again, I told it, because I have a little degree in science, I told it to go and get the source and not only go get it, but make sure it was unbiased, that it was relevant, and that it, that it was within the last 3 years. And so I gave it the scientific rules to research and said, you must follow this in order to present me information. Do not bring any if you ain't got that. So it's actually written in there to not make assumptions, but if it does, I can— and something feels a little off, I can say, is this an assumption? And it will be one. It'll be honest. It'll be like, yeah, I made it up. So, and you can tell it takes it then. Fix it, because if you made it up, you're broken. And so one of the things I haven't been able to do it in— I keep track of our calls, uh, on our daily podcast. We run a— we ran 174 properties in this last quarter, and out of them we had 14 broken dead deals out of 147 or whatever.
So, okay, thank you.
You're welcome.
Love it.
Any more questions?
I'm sure people have questions. I mean, this is entertaining stuff. So you want me to talk about the shark?
Yes.
Um, so who here is a fan of Saturday Night Live? Yeah, I know which episode that is. You— if you know what episode that is, we know how old you are.
Uh, yeah, it's the one with Chevy Chase.
There's, there's a couple of them, as a matter of fact. So, uh, yeah, uh, Land Shark is, is again, it's just a spoof on words, but, um, the Land Shark— every shark in the water has an instinct to hunt and, and do it. It just does it differently. And in real estate, that's what we do as real estate investors. We hunt down deals. And we just do it differently. Some people do it very aggressively. Some do it— people do it very passively. And so what we're trying to do is build an ecosystem for investors to come and they can be like Hammerhead Wholesaler right here, who's always looking out both sides of his head and he can never figure out why he doesn't make any money because he's always looking out over there, over there, over there, never right here. Right. And so that guy's my example of like what not to do. But that guy right there, that guy is so, so big. He does billion-dollar deals. He doesn't need AI. That guy's name is Megalodon. Like, he doesn't— he just buys his way out of trouble. And if he loses money, he's like, so what? It's a write-off, you know? But that's what we kind of built into this. We've got over 17 types that we're going to be introducing and bringing people in. And, and we learned one thing, and I, Catherine and I have been going through a mentoring program. That if we want to enroll people what we do, if we want to educate people what we do, then we got to entertain people with what we do. So that's what we're hoping to do is entertain people so we can educate them and then educate them so we can enroll them. I see a hand up over there. ABCDEFG.
ABC.
Guys, ABC.
I'm really sorry. I'm driving and this is the first time I'm joining. I just typed whatever I could while driving. So. My name is Sid, and this is my first time joining this call. Um, and, uh, yeah, so my, my question to you is, um, I've never done this before. I have a couple rentals, like just townhomes, 2 townhomes, but, uh, um, in West Virginia. I'm from Virginia. I can't even buy townhome in Virginia because it's, uh, so expensive here. So that, that's on, on the cheaper side. So I just bought 2 there, and I've been managing them myself for the past 3 years. So, uh, I've always wanted to try and get into multifamily because, um, making $200 a month from a townhome is not gonna retire me, which means, I mean, if I have to make, um, you know, $10,000, then I'll have to have at least 50 or 60, you know, depending on how many stay vacant. And that, that's impossible to scale. I mean, I would rather just do my job rather than get into a second job, you know. Um, so this multifamily is, uh, something that I've been looking forward to but never had the balls nor the kind of money to do it. Um, yeah, but, uh, joining today, I feel more confident that this is something that's achievable. I don't have to be some big Wall Street institutional investor to have a 50 or 100-unit, um, apartment Uh, community, uh, multifamily. Um, uh, yeah, sorry for the rambling, but, uh, yeah, I just wanted to say, but, um, to, to get into this kind of thing, I— my only question is, how much are we supposed to have in terms of at least for, um, a basic 50-unit, uh, apartment, uh, community?
Do you know the 5 C's of capital?
Whoa, you are— I, I'm a newbie. I told in the very beginning, all I know is location, location, location, nothing else.
Got it. Okay, so there's 5 C's to capital: cash, which everybody knows about; credit, which everybody wants to be about; collateral, which nobody knows they got; contacts, which everybody here should be one; and contracts, which everybody here should get one. Those are your five C's to capital. So study which ones you have the most of, and that's how much you need to get into this.
And here's the other thing I would say: and then come podcast Monday through Friday and make sure you're on Friday Night Lights.
Like, just go learn until you can't learn no more, and then start reboot.
That's what I'd say is like their YouTube channel. Go back and watch all their videos. Super, super important. And then you missed the beginning of the call. We have an investor survey that we do that helps you understand what type of investor you are to help you build out. It's a 90-day blueprint and then a 12-month business plan to be able to help you scale all the way through that. And this is your homework before we go. Everybody read the book. This is super important. Who Not How.
You need—
when you ask better questions, you get better answers. Stop asking, how do I do this? And start asking, who knows how? Get plugged into them. That's what we built through Deal Hunter for you. This is collapsing timelines. So make sure you guys do that. Um, so, Laura, I know that we've taken up more of your time.
Oh, this is great.
Oh, you're muted, honey.
This has been great. We love having you on here. Of course, if anyone has any more questions, and if you guys are able to stay on, we'd love to have you answer their questions.
Yeah, we can. Yeah, absolutely. We're happy to stay, and we could move it to our phones because we got another networking event to get to, but always happy to stay here and do whatever we can to support this whole community.
Thank you so much.
Yeah.
Thank you, Tommy.
Absolutely. Somebody said, what's number 4? Number 4 is contacts, like people, and then contracts, whether they're construction contract or, or, or employee, like an employee contract or, or property contract. Contracts have value. So I go sign a million-dollar contract. I can, I can borrow $250,000 from that from a bank that, that lends on construction loans. So I go sign a million-dollar contract to go do a job. They give me $250,000, no question asked. I just hand them the contract. And so, and, and, and as long as it's got a date of finish on it, that's when my, that's when my loan is due. So did that answer who asked that question? I didn't see, but there it is.
Says, is the homework read chapter 1 of Who Not How? No, read the whole dang book. Yeah, read the whole book.
Well, you gotta come, you gotta come on the 3rd Friday if you want to know how to read a book in 10 minutes. I teach people how to read. I'll teach you how to read the Bible in 10 minutes. Oh boy, I'm coming out. I definitely need to know about that.
I mean, it's taking me forever.
I've been reading the Bible for 2 years.
I'm still in the 5th chapter.
I'm still in Genesis.
That's awesome.
Your homework is to do your investor survey.
There's some cool AI out there for all that stuff as well. Fast learning is what we call it. So, yeah, somebody said they like the shark images. So this is, this is the Bull Shark Builder. This is, this is the Whale Shark Tax Advantage Strategist.
Why don't you share your screen of the sharks? Do you mind, Laura, if we share the sharks? I love that.
His sharks are awesome.
We're, we're gonna start doing videos of these.
Megalodon. Let me see.
I don't know if you guys remember the Sasquatch that came out a couple years ago. He's all over TikTok. Well, Tommy is now doing all the sharks. It's gonna be hilarious.
Wow. Yeah.
I'm gonna be, I'm gonna be spending some money on, on, like, disrupting the internet with these guys. So, yeah. Let me see. Here's, like, Megalodon.
Yeah.
Come on. Where did you pop? There it is. Really slow. So, Megalodon, it just gives—
You're not sharing your screen.
Oh, I need to find that button.
Hold on. Zoom.
1. There we go. That should work. I've seen somebody with their hand up, but, um, just for a second.
There you go.
All right, so there's Megalodon. Like, he's the biggest shark in the investor— in the investor tank. He does billion-dollar deals. He doesn't need— he doesn't need any help from anybody. Why? Because he's the— he's the top dog.
So he—
he eats what— what everybody else, you know, would love to, but he does it by himself. He doesn't need anyone's help. Um, I picked the wrong one. I can't— there we go. Come on, scroll.
There we go.
And then here's the Land Shark, Tommy the Land Shark, $1 million deals. I have an inside of Deal Hunter. I can tell it, bring me back only, only properties with the potential of having 40% margins. And guess what? I'm not going to see anything under a 40% margin. So my list is going to be really short, but I'm not going to have to worry about stuff that ain't going to make money. So inside of that, here's the Hammerhead Wholesaler. They usually screw up the deals. They add— they overpromise, underdeliver, stuff like that. So that's his character. This is the lovely Tiger Shark, Lady Tiger Shark. We might know who that might be modeled after and what her mission is. Here's Bob. He's Bob the Bull Shark. We got Bonnet Head. And here's where things kind of begin to talk about, like, education-wise. Wholesalers are just trying to make a buck, but a true joint venture person, somebody that's not got any skin in the game, he's just a strong connector. He's more like a Bonnet Head because he's got a 360 view of all real estate deals. And so that's kind of the premise to this. It's not just about joking around. It's literally about showing the contrast. Between good real estate and bad real estate. So this one is Sadie the Nurse Shark. She's a new investor, and so to all new investors out there, we had one just mention it. Like follow Sadie. She's got good ideas about what needs to be done and how to how to learn from passive income and tax advantages. This is Tyler. Tyler's a Thresher Shark. She's a hardcore fix and flipper. She's actually related to Sadie and to. To Bob the Bull Shark. So the three of them kind of work together. William the Whale Shark—he's a tax strategist. He talks about 1031 exchange, opportunity zone. Like he understands how to you know passively invest in ways that that that the the you know Megalodon doesn't. So Dolly the Lemon Shark. How many of these people do you know? Fringe investors who don't who who don't know how to get into the game. They're more worried about their 401k and their IRA. And they're like, oh, well, I'll be okay. I've got these to protect me. And they're typically people that work at a school. They have, they have a retirement plan based on the job they've had for 25 years. How many people do we know like that? Right? And she's also analysis paralysis massively. Right? You've got Brian the developer. As a matter of fact, this guy's modeled after the mentor that I came into this business with, a dusky shark. He's a developer, strong, goal-oriented. We got Michael, the private money lender. He's an actual leopard shark. So not that they're bad, it's just a different way of making money inside of real estate. And so between the, the, the capital raiser like Lady Tiger Shark, the leopard shark just does things a little bit different. And so really low risk when you're dealing with private money. So this guy, the Wobbegong— who here does— who, who here does low-income housing, right? Or, or maybe knows people that do low-income housing? They got the Gucci Adidas thing going on. They like, they like those, they like those Section 8 deals. Come on, right? He's the Wobbegong. So this might be an actual—
All real sharks. I had no idea there were this many sharks.
This is crazy. This is awesome. This is— I want to introduce you to Cat Shark Carl and Dog Shark Donna. Okay. These guys have been married 3 times between the two of them. They got 2 careers, 4 homes, and one plan. Let's just build freedom and retire, right? They want to play pickleball. They want to golf. They want to play tennis. So, you know, help them build passive income so they don't have to live off their retirements. They've both got about a net worth of $1 million apiece. So, um, our Mako Shark, Hannah, is a business broker, um, actually modeled after Hannah Hammond, very good friend of ours. The Basking Shark, Ben, Ben the Basking Shark, he's the, he's the one that goes after curative title. He wants to find wholesale deals that are on the auction steps, right? He's not bugging nobody with, with, you know, cold calls and stuff. He's just sucking them straight off the steps. So, and typically like a 19-year-old kid that's figured out how to make AI do this for him. I might know that guy. And then we've got Alexis, our luxury real estate specialist. She's a beautiful gray reef shark. And then her, you know, her sidekick, the blacktip shark who sells anything anywhere, like in his red suit wearing, you know, wearing some cool Jordans, right? He's super cool from California. Surf's up, dude. So Leonard Skinner all the way. And then you've got the, the Oceanic Whitetip, cousin to the Blacktip somehow, but really, really far removed. But this guy's an EB-5 investor. He's— he just understands international investing. Go, go figure. His name's Sal. So, but if you want to get people from Canada down to the United States, he's got a way. He's got some friends. He knows some people. Right? Here's our, here's our property manager that does short-term rentals, group homes, co-living spaces, all these cool, cool newfangled ways that you hear about on YouTube University, right? He's a goblin shark. So, and as a goblin shark, they're just, they're not fun to look at, but thanks for showing us anyway.
Oh my God.
And then outside of that, we've got our, we've got our oceanic opportunity of all the coaches in real estate business. Gurus that are out there, like from our our Ramore Pace Morby to our our Grant Cardone massive squid. You've got Jeremy Miner, the expert in sales down there cleaning some fish teeth for us, right? Who else we got in here? Who remembers Taruk El Masoura and his wife and his ex-wife? Oh yeah. Okay, so they're over here with the you know fish are like the octopus fix and flip educator. Come on, dude. You know, and so, or even like inside of our inside of our own real estate investor association, the guy that usually runs the real estate investor association never does real estate. Don't know why. Yeah. So I gave them I gave them a little spot inside of here too. But these people, they're sometimes good and sometimes bad, but they ain't sharks. So with that being said, like appreciate you letting me kind of. Lay that out. That was fun. I didn't expect that.
That was cool. Kind of cool, right?
Yeah. I mean, you're always fun.
It was like a Saturday morning cartoon special.
And I think that's what we need to get back to, to be honest with you. Like, these guys need to beat each other up, like fight and stuff. Like, make it make it a little bit more like you know Hanna-Barbera or Looney Tunes or something. So little sneak peek.
He actually put together what type of shark you are and then what team to put around you, and then all the sharks come around. It's really cool. So again, come back, we're gonna show you all the fun things. So yeah, we could talk for hours. Anyways, we need to stop talking, Tommy, so they can continue.
Yeah, yeah, yeah, I'm interrupting you guys' meeting. Please go ahead.
Thank you so much for being here. We appreciate you. We love you.
We love you.
And we're just amazed every time we visit with you. You offer so much. Thank you.
It's a pleasure for us. I know for, for Catherine and I, it's, it's been a joy. And, and so by all means, come back and see us on, on Monday through Friday, and we'll make sure to let the, you know, we'll let the shark in for you. Look out behind you.
Thanks, Tommy.
That was awesome.
Thank you. Thank you.
There you go. So what an exciting show. Make sure if you guys want to get on that show next, uh, this coming Friday, um, let Catherine know, send a message. So hope everybody, uh, who came in today, uh, has a great day, and we'll see everybody next tomorrow.
Awesome. Thank you, everyone.
