Okay, good morning everyone.
Good morning.
Good morning.
Okay, we got multiple things going on. We got double booked by the sales team.
Oh, and figure this out. I don't know why we can't get our meetings stuff figured out.
It's just because the sales team booked it.
I understand the sales team booked it, but again, like, we, we need to be able to do meetings simultaneously.
Okay, except for this is a Zoom issue. This isn't an us issue.
It's an us issue because we have to figure out how to work on Zoom with two accounts. So when people book meetings with me, they need to book it directly with me on my Zoom through Titan Impactor. But for whatever reason, the way the settings on this account is set up, we're only operating as one individual. We're not operating as multiple individuals on a corporate account. Does the guy have a phone number that's attached to this?
That's what I'm looking for.
Okay, because I— we might as well call him at this point. 484 Okay, um, before we jump into that, did I see you send an email to Gail this morning?
No.
Or yesterday? No. Oh, she She sent an email this morning.
So I emailed her like days ago, so yeah, it could have been from days ago that she's responded.
She poked the bear this morning. She what? She tried to poke the bear this morning. Okay, so she said, here, here's the email, contact my—
which she's already contacted us.
So she reached out after her lawyer said to talk to the lawyers. Uh-huh. So this is interesting, kind of like— anyway, good morning. Went and toured this house yesterday. Anybody remember?
Uh, is that the one that we were talking about on Tuesday? Yeah, really cool.
I can't hear nothing.
I had the volume turned down. Okay, go ahead. You should be able to hear them now. Good morning. Can somebody say something?
Good morning. Good morning.
Good morning.
Good morning. Good morning.
You went and turned it yesterday?
I don't know.
Okay, so Well, I've got the volume turned up as loud as it can be. Understood. Okay, so yes, we went and toured it yesterday. It was absolutely gorgeous, but I wasn't willing to tell the realtors that. Rule number one, never ever fall in love with the property, right? That's super important.
Especially in front of the other— in front of the agent, right?
I turn it up here, right?
So, so you can never let them see your love.
It's all right, all right.
I have a friend who's, um, that's—
that'll work in there.
Muzak, muzak. Is that better?
Hello?
Yeah, it's better.
Okay, I hear her now. All right, audio check again. Yes, 1, 2, 3. Went and looked at this house. We looked at it on Deal Hunter. Catherine fell in love with it when we got there, um, and it turned into a, uh, it turned into a, a a poker, a poker game, because Catherine was trying to make sure that they couldn't tell that, uh, that she liked it a lot. So, um, that was, uh, that was exciting. The idea though is that we're going to, um, what are we doing with it, the house?
Nothing. We're waiting the HOA.
There she is. Why are we buying it? Like, why would we buy it? What do we— that, like, that's what I'm asking. What do— what did we go look at it for?
So it was the cost segregation, um, tax play.
Okay. And that's all we're going to do with it.
So if somebody, an investor, needed a tax segregation, meaning a tax play on it that they could write off their taxes, and then they could use it to, um, do short-term rentals. And so that's what we're waiting on the HOA to be able to do, to see if that's legally possible, because some HOAs are not short-term rental friendly.
Well, and this property is kind of situated on a, on a, uh, interesting, in an interesting position. It's like, uh, um, 6 home sites in one, one gated community. They all are in the cul-de-sac right there, and there's 6, uh, 6 things right there.
Uh, 6 things. Are you saying 6 lots?
Yeah, there's 6. There's 6 like houses. They're not lots, they're houses. And so they took a bigger piece of property, um, and we were talking about this this morning, right, Catherine? How to, uh, how to take a bigger piece of property and break it down. We had a meeting yesterday with with, uh, somebody about that as well. They have 600 acres and they want to subdivide it. So this piece of property was, was part of a bigger subdivided property that they made luxury houses out of. And so I imagine what that lot was, about a 1, 1.5-acre piece, 1.3 acres, um, and each house out there was probably on at least an acre and a half. So with 6 houses like that, I would say that it, you know, with the road and easements and everything, that it probably started out as a 10-acre property that they broke up into 6 lots and created those lots to build, you know, luxury houses on. And so it's privately managed. Every, every owner in there is part of the, the HOA board, basically, right? So Um, they could change the rules on us. We could get a lawyer and fight it. So this is the part about real estate that not a lot of people talk about, not a lot of people bring forward. Um, because again, when you're doing $300,000 flips, you know, that's like— and I was kind of calculating the math on that— there's a lot of low-dollar opportunities out there. That's why fixing and flipping and buying and, you know, buying and holding and renting is so popular as a course, sales course, right? So, Catherine, you did 500 flips. Talk about that. You did it how long?
Laura, I'm trying to think. I think it was like 2000 or 2016 to 2018.
Took that long?
Well, I know I was done there in 2018, so I'm trying to think when we joined.
Maybe it was 2012. I don't know, I need to go back and look at the timelines. It's all a blur.
Yeah, yeah, I think it was—
did you finish in 2018? Yeah, I guess so.
Because that was when Christopher passed.
Yeah. And we were, I was, we were doing Spiro stuff in 2014, 2015. Were we doing Matrix at the same time or after that?
No, it was at the same time because remember he got irritated.
Oh yeah.
I was doing other things after.
So that, yeah.
Control.
All about— yeah.
Anyway, um, anyways, anyways.
Yeah, I don't know, it all blends together. 27 and a half years stick together.
Yeah. And now I think about it and I think, oh my God, like, no wonder I felt crazy. Like, right, that many flips in that short period of time, that was a lot. That was an obscene amount of coordination and teams.
And you guys would flip homes?
Yeah. So what we had is we had multiple project teams. So we had different directors, we'll call them, who were responsible for their portfolio of properties. And then they were responsible for managing all the contractor companies to get all those flips done. And then I pretty much managed the relationships with the investors, you know, in the whole educational process and moving that forward. It was, it was some serious project management. Yeah, yeah, love for detail was crazy. We did. So anyway, here's the cool part, is that again, um, we're doing this— I wouldn't say again, we're, uh, how does Tommy say it, like, take, take what happened and doing it better, right? So we're doing this with investors, um, only the numbers are far bigger, more commas, more people can get involved. Because of how we had the legal structure of the whole thing. Because anyway, so very excited about that. We've got several luxury flips that we're working on here in Scottsdale. Working on meaning getting all the documentation set up so that people can participate in those. And those are some pretty healthy double-digit returns. We're very excited about that. And then the bigger projects. Which is the, um, for accredited investors, we have the luxury RV park. Um, we're talking today with one of my partners about more triple net lease commercial medical office space and industrial flex space, which is super cool. And then, of course, for the non-accredited investors, we have the Investor Club, which we're going to be rolling out here soon. Uh, we're just waiting for the legal docs on that, and we're doing a whole series of webinars leading up to it of doing case studies. And here, here's the biggest thing: anytime you can watch case studies and learn from case studies on different types of investments, then, um, your brain starts to— the reticular activation, like, it's Having your brain, it's like playing Cashflow and you have the big deal or small deal. You'll pull up the card and you read the whole story to the whole thing and you get to see the numbers, like how much is it? What's the down payment? What's the ROI? What's the hold time?
All of that.
Watching case studies is a version of those small deal and big deal cards in the Cashflow game. So the more that you can learn from those, the more your brain will be able to spot those deals in the future. So like what Katya and Blake are doing, and Cicely, we—
she—
you have your investor survey. Saray, you have yours. So now the key is to take those and to upload it into your Deal Hunter and have it going and finding deals. So my goal is, is that every day each one of you is bringing a deal to the table, even if you like, it's like you're like, I don't know about this, bring it to the table because the whole purpose is for you to come to the table and develop the muscle of reviewing the deals more and more and more. The you do this every day, it's kind of like going to the gym. The stronger the muscle gets, the faster you get at this. And your brain starts being able to sift through, you know, these deals faster and faster, which means you actually get to a deal that actually works. And more importantly, you're going to be able to start spotting off-market deals. So what's going to happen is right now, as I understand it, you guys are using like REXi and LoopNet and things like that. Well, there's groups inside of Facebook and LinkedIn that have deals, off-market deals. So you need to start joining those groups and being notified that when deals come up inside of those groups, that those— because you've gotten really good at analyzing deals that are on market, you'll now be able to take those deals and analyze them very quickly for the off-market deals. Which pretty much every single flipping female property that we did, 100% of them were off market. None of them were on market deals. None of them. We never got one single retail on market flip because if it's retail, the numbers don't work, right? You have to get them at a wholesale price. So your next layer of homework is to go join those groups inside of Facebook and LinkedIn. And, and there's other like smaller investor platforms. I haven't successfully seen them work, but they're, they're out there. And, um, that's why also we want you joining your local, um, uh, they're not called ASRIA, your local, uh, RIA.
Yeah, just plain RIA.
Meetup groups. Because again, it's inside of those meetups and those conversations that you have, that you'll learn about these off-market deals, that those off-market deals, that's where the margin is for us to be able to add the commas to the bank accounts. Does that make sense? So doing what you're doing is awesome, so that you develop the muscle. And the next level of your training is to go join these groups. So, and so that you take that and now analyze those. So, um, this is a challenge for all of you. You can accept the client or counteroffer, but you're here to learn. Y'all said you're here to learn.
Um, one of the things, Catherine— sorry, one thing about the Meetup groups, just be wary if you join real estate groups through Meetup. I have found a lot of them end up being renatus.
Oh gosh, which— what?
Renatus.
There's a company called—
there's a company called Renatus, and they claim to be real estate coaching, sort of, but they're very— like, I have a whole world of network marketing, and I love that model, but it—
so if you have— if you come across that, just talk to us first.
Yeah, just talk to us first.
Just— Do we have the links from Blake yet?
Blake, where's our link? There he is. We just populated them.
Not that one.
No, the links are in the chat. So they are already posted on in there.
I'm gonna do a little demo if we could, Catherine, of how to drop those on—
Not seeing them in the chat.
Can you drop them in the chat?
Let me post it again. I can. I also just posted the link for Renata's.
Yeah, don't—
not just for education, not to actually go through.
Yeah, I'm not seeing any of the social media.
It's weird, they all—
they were there and they just disappeared.
Disappeared. Disappeared. Yeah, like everything just disappeared. I was looking at it, I tried to click on it, it went away. There we go. So let me give a check here. So if we click on it, yep, goes into the Facebook. Good morning.
Good morning.
So we're doing something new. I'm gonna have you jump on Zoom on your computer so everybody can see you because you're beautiful and everybody needs to see you.
You're all beautiful.
We don't see all the faces.
Yeah, yeah, yeah. Okay, all right, so I'm gonna share it from my screen right here. I got it. So, um, sharing the screen right here. So when I clicked on Blake's link, it took me right here to my Facebook group, watching live. I can see the live screen right here in front of me, all those amazing people in there. I'm gonna go hit the like button. This is called social currency. Hold on one second. I hate when they do that. So we'll go hit the like button because that's social currency. You can leave more than 5-word comment. Shut him up for a minute. Where is the comments? I can't find the comments. I can hit the love button. I'm in the chat right there, so— oh, here it is over here. It— pictures are underneath it. So if I go over here, can you guys see that chat, chat log over there to the right?
Maybe.
Yeah. Okay, someone put in there, uh, come do a few REI deals today. And I'm, I'm on Catherine's account because when we run the— when we run the calls and do the, do the Um, when we do the, the Zoom calls, Catherine's just pointing at me and, and mine is pointing at Catherine. And so that's why our accounts are kind of like cross-gendered. After— excuse me— after leaving a comment, hit the share button and I can put a comment in there, you know, click in now. Whatever, send it. Boom. If everybody takes the opportunity to do that, I don't care if you have one friend or 550,000 friends, the algorithm sees you doing that and sees that. Because like over in China they have what's called a phone farm, and there's literally— I don't know if you ever seen them, but there's phone— look up phone farm on Google real quick and you'll see what I'm talking about. Um, the phone farms are ridiculous. I'm sharing the screen so I can, I can pull it up real quick.
Um, so we're gonna play a game. Who gets it done the fastest, right?
But look at this. Look, do you guys see these pictures of, of like just walls of phones, battery, you know, uh, uh, banks? These are phone banks, all of them 100% programmed to just, just go. They're just going and sharing shit for people. 100% program. So they're just going and sharing shit for people.
Okay, so once you've reposted like what he just said, put it in the comments.
Posted.
Okay, so once you repost like what he just said, put it in the comments.
Posted.
Okay, so once you repost like what he just said, put it in the comments. Posted.
Ouch, that echo is too much. That was coming from yours, Laura, because I wasn't muted. I think I got it. I think it went away.
Okay, yeah, I'm not seeing it up there anymore.
Okay, are we safe?
And it doesn't look like you're sharing it anymore.
Everybody hear me? Okay, cool. So yeah, that, that, that level of social media helps, um, going over after, you know, after you do that, you can go back to, to, uh, LinkedIn if you're on LinkedIn.
Hey, Laura posted. Who else? Who's next? Get it posted, you guys. If Laura can do it, we all can do it.
I'm currently on your Facebook account.
Switching over to mine is gonna take like 20 minutes, so you're, you're the exception. Okay, you guys are the exception because you're like, are you guys seeing—
I think I did it already. Did you 2 comments and reshare, right?
Yep. Okay. And so that's just, that's just how you're able to get, um, get us set up with, with the algorithm. It's not about having your friends join. We're not, we're not expecting you to get 100 people to join and all that. So So it's not about if your friends join, it's about having the algorithm recognize this podcast, this streaming event as an event to look at, push out, share across the spectrum, etc.
I want to know what the benefit is to all of you for doing this. I want to connect the dots for you.
I do. Sorry.
Oh, go ahead, honey.
Okay, if I, if I post a comment— and so what I usually do to post, when I do like, and I get my post to get a lot of views, is I usually post, somebody will comment, and I see that as an opportunity, and I'll keep the conversation rolling until it dies. And then I'll get 10 comments, and then it just— everybody can see it. Then we get 1,000 views or 2,000.
That's, that's proof of what I'm saying, is like because we're not—
I don't—
I'm not trying to get 100 viewers on Facebook. I'm trying to get 7 people to put it out and create the spider web, right? And, and so if I got Laura Miller in Washington and Saray in, in Florida, the, the algorithm's like, wait a minute, that's the same thing being broadcast or sent out from here is being sent out from here. It's coming from here, so everybody must want to know about it, right? And so then it get— it becomes something that's, uh, what you would call viral. And then not only that, but we're going also north to south, from Washington down to California, you know, where Blake and Tapia are. It's crea— it's creating that spectrum. I really like it when Tina comes in because Tina can share it. She's out there in, in, uh, Iowa. Right? Tracy's in Oklahoma. Um, I, I'm, I'm tempted to pay my stepdad to come on just so that we can get Illinois covered, but the idea would be to get just a bunch of people from across the country to share it, and then it'll start picking up traction and get that interaction.
Can somebody, can somebody respond to the comments? Because sometimes I comment, and if somebody responds, I can keep interacting, and we can all interact, and it would get more views.
Beautiful. That would be Katya and Blake.
This is on Facebook.
Yeah. Right.
Yeah.
And once we get to the point that bringing on moderators is, is going to be beneficial, that, that's, you know, super cool. I think at, at that point, we'd need to have, like, 100 people in that chat because, again, baby steps, getting people to share it is the first goal. Trying to monitor each one of the accounts. Second goal.
Tommy, can you set up an AI moderator for that? Or, I mean, I don't know. I'm being serious. I really don't know if that's—
I mean, there's ways to auto-respond on it and stuff like that, I'm sure. So, but it's certainly not— it's not off our radar. It's just not on our— it's just not on our to-do list yet. So, because again, I want to get it to the point that not only are we doing that for this podcast, But those of you that are on the WhatsApp group, collecting those, those links. I've seen that the, the, the webinar, uh, uh, image that Amor made went out. I seen it on about 5 people's, you know, Facebook groups this morning. So that's awesome. That's what we want to continue to do. Every time I put something in the WhatsApp group, we need to take it, post it to our socials, put it on Instagram. Like, I'm not saying everybody has to be on every channel, just go to the channel and put the stuff together. Like, if you only use Instagram, post it to Instagram and tag us in it so that we can see it. And oh, because I'm on every single one of our socials, or, you know, I, I, we have actually— I have access to every social with the, uh, with the Titan Group and Catherine Bell. So, um, getting you guys to help us put that out and, and, and expand that is amazing. We love it.
And the benefit to you is that then we have more people bringing in deals, more investors want to participate in your deals. Like it literally is the community effect, which is again, the more people that are helping find deals and fund deals, you know, again, it's the, would you rather be 100% owner in one company or a small percentage owner in hundreds?
Right.
I'm creating hundreds.
And like Catherine was giving you guys nuggets earlier, I want to give you guys gems. Um, and I want to create something that we call Nuggets and Gems where, where people can understand like what, where the valuable pieces are. And, and that's when I'm going to be seeing everybody's eyelids like Katya. She looks like she's sleeping, but she's not. She over there taking notes. Easy girl, don't get, don't get sassy. No, she's going to get that jazz jar out right there. But I know what it looks like when you're, when you're taking notes. So I Um, Kathy is over there steady taking notes, and, and that's what we want to see. We want to see people, you know, we want to see people putting the effort in to, to learn. And the only way you can do that is by, by keeping up and keeping track. So, um, with that, like Catherine gave you guys some nuggets this morning about, you know, how to go out and, and introduce yourself to the Facebook groups and go out to physical networking groups. You want to build a— if you want to build a list of people that to send you deals, because going out and find the deals Cathy, is it fun to go out and find deals? Yeah. But is it fun to find deals when everything you look at turns to shit? It starts getting like boring.
You're like, eh, I guess so.
It's all fun for me still.
Good. All right. Well, what I'm saying is there comes a point of like, I call it like working out to the point of failure. Some people, bodybuilders do this a lot. They work out to the point of failure. They get so strong that they can't, like, they can't put 10,000 pounds on both sides of the bar. The bar will break in half. So now what they do is they work out until they fail. And that's where I'm at. Like, I do deal sourcing until I fail and then I have fatigue and I can't lift my head to do another deal. Right. And so that's what I look at. The reason why is because I've set up myself with a pipeline of people to feed me deals too. And I did that by going on to these social media groups and saying, hey, I got 5 buyers looking for deals. Send me what you got.
Okay, so that's your homework. All of a sudden, somebody write that down. That was good.
I become like the most popular geek on the internet because now I've got buyers. Am I lying? No. Am I exaggerating the facts? Slightly, right? And people are going to be like, well, what, you know, what do you got? You know, here's what I got. Here's what I got. You're also going to have people saying, oh, well, tell me what your buyer's looking for. What's your buy box? And you can, you can be creative. What do you want to look at? You all have investor surveys. Tell them what you're looking for, right? You're not looking to go out and buy a deal and become Bill Gates on a deal, first deal. You're not. We had this conversation last night with a new, a new prospect who we helped her understand you're not going to go out and become Bill and Melinda Gates the first deal out. That's not how this works. You got to go out and find the deal and then find the partners to get into the deal with you. And I call it becoming the mayonnaise of the sandwich. Like your first deal, you're literally just a condiment. Quit trying to be the main course, right? Like you're not going to be the ham or the lettuce or the tomato or—
I'm going to put that as on the Instagram. I'm going to put that as quote of the day.
Be the mayonnaise, baby.
Stop trying to be the main.
You're just a condiment.
You're just a condiment, for crying out loud.
Um, so can you repeat again what you posted to have people send you deals? So I want everybody to write that.
Turning a nugget into a gem. Catherine dropped the nugget of going, joining all these real estate groups on Facebook. I mean, Catherine's— I, I'll pull it up so that you can see it, but you're, you're gonna go join these groups and then you're gonna put in there I have 5 buyers looking for deals. And, and what that will attract is that will attract everybody that has, that has a deal. And I'm, I'm pretty sure I can find an example of it if I go to Facebook here. Catherine's Facebook. We're going to see exactly like what I'm talking about. I'll pull them up here. I'm in meta. I think not in here. I got stuff blocking my view. Groups. Oh goodness.
You're creating a group.
The groups are over on the left.
You want me to do it from mine?
Groups right there. Right in the middle. Right? And so you can see over here, groups we've joined. Like Flipping Female Secrets, uh, Azria. Azria is a pretty good one because in here you can see like people will put listings of stuff. Josh is trying to, you know, sell this property right here. Um, we've got our show shows up in here. I put that in there often. Like, yeah, yeah, well, I have Catherine put it in there. Um, we've got, uh, they've got all kinds of information in here, but you can go in this group right here and make a post and say, hey, I'm looking right there, pretty much, right there, we are actively buying, blah, blah, blah. And then people will, you know, run deals to him. He put his email address in there. I like to build the funnel. I want people to dig a little deeper. Let's go look at another group. All Things Real Estate, right? And so again, people posting their properties, people posting their, their deals to get, to get attraction, right? Like this guy right here, he's got this, uh, this, uh, it's called Destiny Queen. It looks like there's private offices. You can have a, uh, uh, like this is a spot for counseling, this is a spot for like corporate, this is a spot for massages. They're all the same rooms, right? And it's office suite for rent. Now, if you wanted to be a bird dog, and get this, you would reach out to this person and say, hey, I've got suites down here in Arizona like this, would you be interested in looking at it? Sure, what do you got? Be right back. Run out, find somebody with a place that has something like this, be like, I got buyers looking for this type of thing. You're going to take these pictures, you're going to post them in the group and say, I have people looking for this, anybody got a building like this? You're going to bird dog, you're going to be in the middle is why I call it being the condiment. You're going to be the flavor that adds, you know, bread and ham together, right? So go find people that have this product and then go find people that want this product and become the person that supplies that by running ads. Hey, I have this product. Hey, are you looking for this product? You know, I'm looking for— if you say I'm looking for to build, I'm looking to have somebody build me a house like this, you know how many contractors you're gonna have hit you up?
Tons.
So, uh, again, these people have ads on here. Look, garage sale weekend, no responses. I'm selling this house, no responses. This one's actually in Apache Junction, right? So, um, there's not, not a lot of activity on it because it's not dragging people into it. I drag people into it by being as as, uh, the least amount of information possible will, will pull them off the fence really fast. They'll be like, wait, I want more info, tell me more, tell me more. Here's one in, uh, here's one in Whitman, it's 1 acre.
So what you could be doing is like what your buy box profile, you could say, you know, again, I'm buying, this is what I'm looking for, and put your buy box in there, say send me deals.
Let me ask you a question. Would you call this realtor? Because I mean, unless you're looking specifically for 1.7 acres of land, do you need any more information from this woman right now based on what you're seeing?
No, because she gave it all, all of it right there.
Like, this is, this is, this is the, this is turning the nugget into the gem. Go join the group, but god dang, don't, don't put, don't verbally vomit all over me. I'm not Like, the only people calling Nikki are going to be people that are actually looking for 1.7 acres of land. Now, this is what Deal Hunter will go find. Deal Hunter will see that, grab it, and bring it in. So we're not gonna— we're not gonna knock Nikki for doing it. We're just saying, for our purposes, we don't want to put that much information out there. We want people to hit the button and talk to us, right? So they're not going to do that if they can get all the information straight, you know, straight off the ad. So, but you can see here people listing deals all day long. You can be in here dropping messages on these. Hey, I meant— just type in, I'm interested. You'll develop the relationship instantly with the person that ran the ad because they only have zero comments. So if I'm the first one to leave a comment, guess what, man? I'm gonna get hit immediately. This guy's doing a, a pad split right here. This is hilarious. Singles and couples welcome, $200 a week or $700 a month for that little-ass room with— it looks like blue tarps over the window. So it's a friendly home with gamers and some business owners. Business owners, AKA not working, right? So no drugs allowed, no firearms, but 420 is way more than welcome, bro. Proof of income required, meaning like you better have your— you better have your, your, your, your, uh, food stamp check ready to go because Z ain't messing around. I almost want to— I almost want to— I almost— it's 11-bed, 1-bath house.
This is a pad split.
I almost want to call them and find out what the deal is.
Singles and couples welcome, $200 a week or $700 a month, utilities included.
We are friendly home with people.
We have gamers and some business owners of their own, but here there are no drugs allowed, no firearms, but 420 is more than welcome.
Proof of income is required.
I, I almost want to I almost want to— are utilities included? Instantly think like the little—
I like— no, you're doing it from my account. Go do it from your account. I don't want these messages.
Oops. Blake, take care of that. Mayonnaise. I love Blake's mayonnaise.
Gosh, I was just bringing an example to the table in the background.
So there we go. Look at Blake with the mayonnaise. Be the mayonnaise.
I can take care of that comment, right?
Yeah, K, don't worry about it. Blake, Blake will take care of all rude comments and dick pics.
And just to be clear— oh God, yeah, um, just to be clear, um, it's Blake and Katya who are posting all these in the groups for me.
Yep, yep, yep. So look at this, take credit for 105,000 members. Right. 105,000 members. They've got it set up where you can do buy, sell, featured, all that stuff. Right. It's amazing. A lot of people doing pad splits.
Hey, I heard that if you own the, the group, the leads come to you first and you get to analyze the leads before you send them out to the public. Have you heard that?
I have. And you know how much effort goes into managing a Facebook group that's really active?
You want to find out?
Am I, am I hearing about being voluntold to do something, Susan? Because I will most certainly sign you up to jump on.
No, because I'm thinking, I'm thinking of, I'm thinking of VA or something.
Yeah, me too, me too. Anywho, um, again, going through these groups, you can see, find out, find the ones that are active, Join them, get into them. Here's some lead referrals right here. My family and I are moving out of our apartment in a few months. Uh, anybody that rents homes, like, you can— again, that's not an ad I would respond to, but somebody who's like, hey, I want to help somebody out, go do that, right? Um, so that's how you— that's how you get into all that. Um, so these are like selling products. Um, here's a— here, 16 minutes ago this was put online. $2,500 a month, 4-bed, 2-bath in Phoenix. People fix it. That guy, that guy's a fix and flipper. You can tell right off the bat. So let's go look at his thing, right? Cute Kids. How the hell did I end up there? All right, so So this guy, um, he's selling trailers and houses. He's definitely an investor. That's, that's definitely an investor guy. So, hey, how you doing? I seen you're selling stuff, want to buy more, right? So just going small area again, go through groups, find groups, join them. If— and you can cheat by going and seeing what groups Catherine's in and joining those groups too.
Yes, join all the groups that I'm a part of. And again, put your buy box, because you guys, like, so what we're going to start doing is taking it to the next level of sitting down with each of you and finding out what your goals are, and then backing into those goals of the actions that need to be taken, the income-producing actions to achieve those goals by when you say you want to achieve them. So this is part of the actions that you're going to be given is joining the groups and posting what your buy box is and what you're looking for and saying, send me deals.
Right. And then as well as going in there and saying, hey, I'm part of Land Shark Mastermind, come over, come over to Land Shark Mastermind, learn how we're doing deals. When you're also in there saying, hey, my buy box is this and we're on Land Shark Mastermind every day doing deals. If you want to pitch a deal, let me know. I'll tell you how to do it. You know, that's what we're after. That's how we're going to get people to come, right? So, oh boy, here we go.
Yes, they ate our— say please ignore.
Yes, they ate. Okay, cool. Thank you. Have a good day, Joe. Aye, though.
Should I ask him when it's available?
Like, as soon as possible?
No, stop it, Blake.
Tell him that he can come advertise it in the, uh, the Landshark Mastermind.
You can run it in the deal room.
Running in the deal room, baby. I want to know if the blue tarps come with the window treatment as window treatment. That's what I'm in it for. That blue hue, it does numbers for my light, you know, and, and like You should be like a— you could be like a— what, what do you want to call it? Like a content provider, right?
Does anybody have deals they want to share? Um, Alyssa does, but she needs to come on camera.
I'm interested, but you keep declining here.
So we've been talking with Alyssa about, we want to get Alyssa, Katya, Cicely together about putting together the entrepreneur retreat, right? The Bell Hotel retreat.
The boot camp. So I used to have Baby Bell boot camps. So people used to, when I went, when I had my twins were little, They'd bring their kids to my house and we'd stay for a weekend or whatever and train the parents and the kids on all the things. It's called Baby Bell Boot Camp. We start out with sign language and then picking up your toys and homework and responsibility, all the fun things. So now that my twins have moved on, now it's just Bell Boot Camp in collapsing timelines and adding commas to bank accounts.
Well, that's one of them because I don't know if we're going to be able to drag, you know, people on a private jet if they're going to boot camp. I, I, would you go to boot camp on a private jet?
Oh, I don't know. Katya's come, Cecily's come, but they didn't come on a private jet. It's true.
Okay, so I'm reaching out to private jets people and it's got to be an investor's retreat or an entrepreneur's retreat where we, we, we trick them into understanding they need to do, you know, do different things. But how we're doing that is by giving them like Ritz-Carlton level service, you know. So Alyssa, um, is, um, a broker at Prism Jets, and we're going to start working on trying to put together these, um, uh, these packages where people can come in, stay in a beautiful, uh, beautiful house, have concierge-level services, and then also get opportunities to interact with us here as well as at our, at our, uh, in-person, uh, networking events.
So, Alyssa, you've got a deal?
No, we're just talking about this.
Oh, got it.
Because we haven't been able to get everybody together, but everybody's here now. So, um, Cecily and Katya have been out here, kind of experienced the going around and doing stuff, so they can understand the package from that level. Um, but what we kind of ran into or talked about was, um, how to, um, create— like, we went and looked at that 6-bedroom house yesterday, right? Yeah. So in that scenario, we'd go stay there in the master suite with them for that 3 or 4 days that they're there, right? Uh-huh. Because then we're giving them the opportunity to interact with us. What do you guys think?
I think that sounds great, and it can be, um, a place where you guys can kind of meet in the middle ground, uh, and interact with each other, and then also have a big enough, I guess, space to the point where, like, if you guys need to come home and then give them their space and vice versa, like, I think it sounds like a a really good idea.
Well, and, um, the, the idea is, if you've ever seen the like real world style TV shows where they're, they're in a big fancy house in Malibu and, and it's kind of like reality, reality style TV show, because we, we have talked about, um, uh, other projects kind of like the Palisades or the— what's the other one— the Altadena. Right? And, and they're wanting to do— they're wanting to do, um, that one's legitimately wanting to get into doing, um, reality-style TV show because we're going to be raising a million dollars just to, to, uh, as a bond basically with HGTV. So doing what we're doing right now has to have that— I feel like it— a reality, reality show style feel to it. Right.
Honestly, that's something I thought about too. It's like there's all these real estate, like, selling sunset on Netflix, but there's no, like, private jet, like, real estate thing. So that could also be an opportunity for, like, Southdale, Miami, or something, just like the different places.
Right.
What is the lifestyle of a private jet person? Like, what are the planes that they're selling? So I think that would be—
oh, that's cool—
to, like, uh, TV show. Yeah, there's so many real estate, there's so many things, but there's no private jet ones. And I know that there was like also the Real Housewives of like Orange County, of like West Palm, but there's no Scottsdale Real Housewives. So it's like that could be the subcategory, like the private jet thing, and then, you know, lead into other things. But I think Scottsdale has such a good market for luxury.
You hear that, Katya and Gisly? You guys, you got to get some husbands to get your asses to Scottsdale so you can be the, the wives of Scottsdale.
Yeah, the Scottsdale wives.
Scottsdale Housewives.
Anyway, just mom style, single mom.
But no, those are— that's great, and, you know, great to think about. What a couple of things that I want to mention is, like, I just read— I don't know if anybody goes on and does, like, highlights. I'm gonna do this with Katya, hopefully, and Blake to get Catherine more plugged in. But on my browser, every time I open my browser, I get, uh, I get like headlines about stuff going on. And to what Alyssa is talking about, I just— one of the headlines I read this morning or yesterday morning was that Flagstaff is now accepting private jets.
Yeah, we just, we just put out, um, with the Pine Canyon that we're doing Scottsdale to Flagstaff, and we got so many people that called yesterday.
I bet it was ridiculous.
So many people, they're like, oh, we didn't even know that you guys foot private jet companies like in Flagstaff. So yeah, I think tackling like Sedona, Flagstaff, like just even, you know, the places that a lot of people visit in Arizona would be the perfect entryway for to get people introduced to private jet.
And then once they get a taste of it, it's like, okay, now expand it a little bit more, a little bit more.
The interstate like private jet thing is so feasible for people. I mean, it's like $6,000. Expensive, but it's not like crazy.
Yeah, but it's $80,000.
Yeah, yeah. And not only that, but if you've ever had to drive from Phoenix to Flagstaff, it sucks.
Yeah, no, that— we had someone call yesterday and he's like, I have to go, um, from Phoenix Gateway to Flagstaff, and then he's like, then I have to come back here to Scottsdale, and he's like, I want to go from Phoenix Gateway to Scottsdale back. He's like, doesn't want to do the 3-hour drive, so he's like, I'll to park it and wait 3 hours. So, right, people do it.
So yeah, what's your time worth?
Well, and, and not only that, but it allows you to get work done too while you're doing it. It's not a lot, it's luxury, but it's not like you're, you're reclining and sleeping. You can catch up on it if you want, but private jet travel is kind of interesting to me, um, and getting expansive. The other news was that they just— the, um, Department of Transportation, the head of the Department of Transportation Transportation took a flight on the autonomous flying apparatus, the two-seater ones, these private jets that are two-seaters. They're prop planes because they literally have vertical takeoff and then, and then they fly like a regular plane. They're prop, I think. But, uh, the, the, uh, Secretary of Transportation literally flew on one of these things the other day, which means, like, if you're looking at history The Secretary of Transportation came out of the, the, uh, beginning of the cars being built when there was like somewhere around 130 people building and manufacturing cars. They came up with this thing for the government, like, hey, we need to have a Department of Transportation, we need to have a head of it. And then, yes, you know, yesterday or this week sometime, that guy, that position flew in a, in, in what will become what I call the future of private aviation. You just buy one of your own little planes and tell it where you want to go and it takes you there. No different than like a Waymo or a self-driving— one of those self-drivers. Tesla drives itself, but you can still operate it yourself too. And that's kind of more what this vehicle is. It does both. So there's that. And then Berkshire Hathaway, to just speak on real estate in general, Berkshire Hathaway just bought, purchased, uh, the home building company here in Arizona called, um, uh, Merit Homes. And so Merit Homes was sold to Berkshire Hathaway for $8.5 billion, and that's, uh, uh, set up that way. I mean, it's the first home builder in the country to ever be sold for more than a billion dollars. Some of them have valuations that high, but none of them have ever been sold like that. For Warren Buffett to buy a homebuilder, a new homebuilder, that's basically a sign. Warren Buffett isn't going to buy something that's going to go out of style or out of, out of favor, and then just be like, oops, that don't happen. So to spend $8.5 billion on a new home company, they're doing huge things. One of the other home companies in town also signed a deal for putting literally what's called a, um, uh, residential data center next to your homes. They signed a contract with this company to install next to brand new homes. This is separate than Warren Buffett, but another major home builder, uh, said that they are signing a contract to put energy, uh, diverters, uh, next to homes, next to all their brand new homes, in order to, um, provide energy to local data centers. So these are all things that are happening in the real estate industry that I pay attention to. When I look at my headlines and I read those, and I'm looking at them and going, how does this affect them on my daily? I'm taking that big picture item and bringing it down to my daily and going Okay, new homes not going away anytime soon. Um, major player in the new home market. So what do I want to do? I want to go find lots, and if I find lots, I can sell them to new home builders. That's going to be a thing. Um, but, uh, to speak to what, what, uh, with Alyssa on the jet thing, with jet services opening up in smaller airports— like, smaller airports only used to take like the prop plane right? So now if you can have people that'll fly into Flagstaff real easily, guess what? Big houses up there are super cheap. Big houses up there— let me, let me repeat that— big houses in Flagstaff are super cheap comparatively. You take that house and put it in Scottsdale, you're paying 10 times more, guaranteed. And it's mostly because of the fact that up there It's a rarity. And, and not only a rarity, but like, who wants to build something that big? So when you find those big ones up there, it's usually run down, hard to get a hold of, all that. Great. You can travel people up there to fix it up and then sell it to somebody who's flying in on private jet, or create the opportunity for it to be a resort home, right? Catherine, you've done some traveling. You've been, you've been to events in these types of homes. Have you not?
Uh, yeah, I'm thinking that it's like, um, private smaller mastermind type of events that, I mean, the very first time I was ever here in Scottsdale, I actually stayed at a mansion, uh, for a mastermind that I was here for. It was my very first introduction to Scottsdale.
So yeah, that was interesting.
And so that's kind of the product we're trying to build with Alyssa. Um, as well as, you know, Katya and Cicely helping out with that, um, is putting together these Mansion Masterminds, um, putting together the jet travel package, the, the concierge level services, and, and really building this thing out. So, um, I wanted to make sure that we all kind of talk on that, and if everybody, um, thinks that's a good idea, let's get on another call. Let's set up another call. To crank something like that up and crank it out. So thumbs up.
Yeah.
Okay.
I like to add, um, so I helped a woman do, um, retreats in, um, luxury retreats in mansions. We did it. We did one in Bali. We did one in Mexico. And I learned how to, how to create like the, um, like the schedule, the books, the where to get them printed, the manuals, coordinating entertainment and— coordinating entertainment, the chef, all of the stuff. So I have some experience with that. So if you— I got some things I can share with you when we get further along.
But I—
You're the boo that knows how.
Thank you. Awesome. Well, to that point, is there anything anybody else want to throw out there on the table? Saray, we're gonna, we're gonna really work on getting some deals going with you. You guys have a Florida meeting next Monday, right? Yeah, yeah. Okay, that's the plan.
And then we're flying, and then we're gonna be flying in on Monday night.
We won't be seeing anybody, but, uh, we're gonna see Saray and Ruth. We're gonna be there too. Not on my— if we see them on Monday, no, no, no. I want, I want to cuddle on, on Big Daddy's belly. That's all I want to do.
I hate you, my dear, but, um, he will be in bed at like 8.
That's what I'm saying. Like, if, if we can see them on Monday, all we're doing is cuddling. So, um, but Tuesday, Wednesday, we'll be there, heading out on Thursday evening, right? So, um, be available to, to work on some stuff as well. But we'll be a part of that meeting on Monday and then kind of roll through some things. So, um, but other than that, Katya and Blake are trying to get a meeting with me on some stuff, right? And then Laura and me and Catherine are working on the Cortez deal. Um, we kind of tripped up into a hole last night on that thing. Laura, um, to my understanding, uh, Deanna wants to have $150,000 for, uh, acquisition or development and $100,000 for acquisition. So there's like $250,000 written in there on Deanna's side that we noticed last night. And what ended up happening is it dropped our, uh, it dropped our investors, uh, profit down to, like a net negative.
Yeah, so we got to redo the numbers. Anyways, we'll have a call with Deanna, we'll figure it all out.
Yeah, we, we made some notes to it, but that's why it's kind of stuck in limbo right now. And that's about it. So everybody else, have a wonderful rest of your day. I'm gonna wrap it up with Heavenly Father, we thank you for the blessing of the day and the blessing of life, and know that it is with your, um, your grace that we're able to do all things. So Protect our enemies because they are, uh, going to need it. In your name we pray, amen.
Really quick, I want everybody to tell me how many posts they're going to— or how many groups they're going to post in today for, um, with their buy box. You're going to start creating goals, so I want everybody to say it. We're going to gamify this.
So how many Katy, I think today my non-negotiable is that I want to coordinate and even ask ChatGPT to analyze Facebook to see the best ones I can do. And by today, I feel like I can commit to posting to 5. It's kind of nerve-wracking for me because it's like putting myself out there, which is scary. So that's why 5 to me seems big, but then I'm going to compound.
5 is awesome.
Let me, let me, let me see if I can jump on what Katya just said. Okay. Because I, as a nurse, I feel like I have to contribute a little bit of nursing knowledge to everything. And with Katya's fear of the, the, the anxiety, not fear, I won't call it fear because fear is more detrimental than anxiety. Anxiety is self-created. Fear is real, but anxiety is self-created, right? So knowing that, let's do this. Catherine has 200 groups, I have 200 groups. Commit to going and joining 5 of mine and 5 of Catherine's, and that's it.
That's all you gotta do.
If every person commits to just going and finding 5 of their— you know, 5 of hers and 5 of mine, you're 100% ahead of the game. And the level of anxiety associated with it is only based on, well, am I picking the right group, right?
Well, I can join however many groups. For me, the Anxiety comes from posting and putting myself out there.
That's what we want you to do after. Join the group. And most of the time when you join a group, it's going to ask you questions like, are you from this area? Are you trying to do this? Please provide your email. Answering all those and getting in the group. You don't want to do anything that first day you join. You don't want to go in there and make a post. You just want to join.
So, okay, in that case I can do more than 5.
Yeah, at that point that's where you want to be. What you're going to do next, next steps would be to take all the groups you joined at the end of the week, and the next week go back to every single group with a ChatGPT-generated introduction saying, hey, my name's Katya, I like to find dirty dirt and, and do it in, in the Land Shark Mastermind. Come check us out. And then that, you know, my buy box is, you know, dirt with problems. If it needs, if it needs therapy, I've got the counselor. Like, whatever. Be, be cute, be funny about it. And then that way when people see it, they're gonna be like, what are you talking about? Dirty dirt? What? You know, and be like, well, you know, we've got soil remediation experts. We can buy all kinds of dirty dirt. What do you got?
Okay, so You can accept, decline, or counteroffer. So his, um, request was that you join 5 of my groups, 5 of, uh, his groups, 10 groups in total. So who accepts? Who declines? Who counteroffers? Okay, so you're all accepting. So tomorrow you're all gonna come and share with us what groups And what I'd love to know is how many members are in each of the groups, because then that'll help us cross-pollinate and be in all the fun groups together. We want the one with the most amount of groups. So that's the next challenge.
Not just the most amount of people, but also the ones that are active. Go scroll through the first page of, you know, do like 3 scrolls to see that people are actively posting. If there's only one person posting and they're the only person posting, they've got it locked down where only one person can post. What's the point of being in there?
That's lame. Move on. Okay. So everybody got their homework?
Okay. So hang on. From a social media noob, how do I join? How do I find the groups you're a part of to join those ones? Like I can see the groups I'm already a part of.
Who's willing to, who's willing to share their screen for me right now?
And Blake. This is your domain.
I still have to figure that out on my end.
I will walk somebody through it if they're willing to share their screen.
I can show it in my screen.
Pull it up, brother.
And then a reminder, Catherine, we've got the 7 Streams webinar this afternoon.
Yeah. All right, go, go to Catherine's page. Find Catherine's page.
Laura, check the link and post it please so everybody can sign up.
Right there. When you go there, you're gonna see her. Yep.
And I don't think it shows my groups.
Photos. Try about.
Not seeing it in there.
Yeah, I'm not seeing it.
Okay, so it wasn't me just being like, why can't I find this stuff?
No, no, 100%. If you give us— go to Discover. Go back, go back to, uh, go back to your groups page right there, Blake. I think I found it. Go to Discover and then I just typed in and you go down. Keep going down.
Vintage Pickleball.
All right, now that ain't gonna work. Um, no, thank you.
I love this with likes into—
go to, go to your groups where it says your groups. Up, go up more. Right there, see where it says your groups? Click there real quick. These are all the groups you're in. Makes sense. So go back to Discover. And so this will be in your area and then their suggestions. So go, go to search groups and do like Catherine said, type in investor, type in investor. And then it'll show mutual, right? You'll see where who's who and where. So you're going to go join the ones that we're in. And, and this is to help Katya.
Join the ones we're in. Do you see Tommy's picture? That you can see Tommy's picture and my picture were actually the little bubbles in them.
See them? There you go.
And Amor.
Amor's in that one too already.
And then yeah, it's going to show some questions, some most of the time.
Yeah. Okay, well I'll get together. I missed all that getting the link posted, so it's fine.
I'll figure it out. Hold on. No, no, no. Blake, do it again.
All right, so go back. So you're on Facebook homepage. Yeah, you're right here. You got everything, got random reels that pop up, and you can go to groups on the left side. It's going to be this dropdown menu. Click on groups and then you're going to go to search and then just search in investor real estate. And then everyone that's a mutual friend with you, they're going to show up as like members inside and their photos.
Yeah.
Yeah. Right here in SoCal, since Tommy and everyone else isn't from Southern California, this is only going to be for me, but Real Estate Investors Amor and Tommy are members inside of it and that'll show up.
Right.
Right. And you can see it says 40 posts a day. That's the one you want to join. 50 posts a day. That's the one you want to join.
Yeah.
Got it.
Okay, so groups and then investor. My page, groups, investor.
Yep. And then you can, you can type investor, you can type real estate, you can type networking, right? That's an okay. And then when I go search for groups, I'm gonna, I'm gonna see the ones that Blake did. And, and if we continue to do this, we'll end up with thousands of groups And then, uh, one of the things we'll do real quick— Blake, go back to Catherine's page. I love that, that's so cool. Is that— did you make that?
No, no, that's a different group. It's Land Shark Darts.
I'm so stealing that shit.
Hilarious.
Uh, go back to, uh, Catherine's page, or— yeah, and this is kind of what we're, we're trying to achieve. When you go to Catherine's page, go down there Load it and go, uh, go to this, like, click on the share live right there. Go down, don't click on it, right there where it says share. See the share? Click the share and see where it says group? Click group. Now go post, put it out in every one of those groups you join.
But you can tag us as well, so with the little—
you know, come check us out, tag us and send it. All your friends group will be there. Only going to be the people that are in that group, I believe. Done. Send it. And that is another way to do, do social, you know, social currency and promotion. We've got another call like in 10 minutes, right?
Yeah, the link is in the chat for everybody to register for today's webinar. It's at, um, 3 PM Pacific.
So yeah, so everybody, you want to come there. It's a case study on oil and gas, so you want to come and learn it, um, again, because it trains your brain to start seeing deals and seeing them differently. I have a question.
Opportunity.
Yeah, so, so the webinar series where that Tracy posted where it says that it's going to be— oh, never mind, never mind, I'm good, I confirmed.
Love it. Self-confirmed.
Beautiful.
Love that. Okay, so thank you everyone. Super excited to hear about all the groups that you joined yesterday, or today, for yet tomorrow, whatever. And then hopefully we'll see you this afternoon on the, um, case study. So have an amazing day and I'll talk to you all later. Bye everyone.
