In this short video, Roxanna and Tommy LeCarte discuss evaluating a Florida property (2098 Bel Air R&D, Clearwater). They start by confirming the address to assess whether the land is buildable, noting that they are not interested in development but in alternative value. Tommy explains that if the land is a wetland, it can be placed in a tax‑credit program where a corporation such as ExxonMobil would sign a 50‑year lease, providing the owner with tax benefits. Roxanna showcases an AI‑powered tool Tommy built that automates deal analysis, including comparable sales research. She points out that the seller’s $7.5 million asking price is far above comparable properties (none above $4 million), and the price is tied to a complex family ownership structure involving six siblings and an aunt. Tommy invites Roxanna (and viewers) to join the Lecarte Mastermind for further training and support.

Are you in the Deal Room?
Sharing the information about this property with us so that we can run this deal and we can discover some things as, as just as an example to see if it's really worth what the guy's calling for.
So what exactly you need aside from, uh, one thing that he asked me, because last year or through the year, so many people were calling here, you know, including agents, you know, real estate agents. So that's why he was saying to me, You know, make sure that the person to who you are talking to, he said, you know, give the details of the property, but not the address yet, because I just want to know if the person is actually serious to do the business with me.
Right.
So do you have the address? If you don't have an address, I do.
With the address, what we're going to just identify if it's even viable to build on. It's not that we wouldn't be interested in buying it. We're just not interested in building on it. And then what we can do is we can price it to be something called a tax credit. Okay? Because if it is a wetland, we can get it into a program where a company like ExxonMobil will sign a 50-year lease for the property and they will get a tax credit for that. And so that's the value of a piece of property that's a wetland in Florida. That's why I own so many acres, because I didn't have to do anything but own them.
So we have an incredible tool that Tommy built using AI. And that's what we wanna show you today. And we're gonna give you this tool for free. But I, I think it's gonna blow your mind what we're gonna be able to show you. Yes. Because one thing that I wanna mention, I, I did the comparables. Yeah. And so there is no property with around, you know, that price. I actually didn't see any over $4 million. So when he was asking for $7.5 million, I said, okay, what is the reason? And he said, You know, they are 6 siblings and there is an aunt involved in that. So that's the—
you can do a lot of this work on your own by yourself, like going on the internet and searching websites and doing all this work, or we're using AI now to help us get this done. So, but what I'd like to do, Roxanna, is invite you to come check out the Lecarte Mastermind, review that stuff, and then we'll get back with you on this.
Here's what I found on 2098 Bel Air R&D, Clearwater.
So it says that it's previously listed. Doesn't look like it's actively listed. It was removed in March 2025 at 7.5. Historical record shows that it was built way back in 1993.
