Demo of Free Estimates for Rehabbers | Titan Impact Group

Deal Room Live (Titan Impact Group) — hosts Tommy and Catherine Bell lead a live demonstration of GPT-based real-estate tools (Free Estimates, Deal Hunter by Landshark). Participants (Roman, Corey, Mauricio) present deals from Arizona (notably a Gadsden property: buy price ~$60k, heavy rehab estimate $80–100k, target resale ~$240k). The hosts demo how to feed addresses and photos into GPTs, request CMAs, zoning/lot info, rehab vs modular replacement costs, and four monetization strategies (fix-and-flip, buy-and-hold, short-term rental/Airbnb, seller financing/subdivision). The session also outlines a weekly pitching schedule and plans to monetize live pitches.

Okay. Good morning, everyone. Super excited to be here. I just discovered I was running this show here.
Hi, I'm here. But we're, we're, we're in house today. We're together. We're doing things together today. Corey's in here. Roman's in here. Good to see everybody. Good. So I'll, I'm kind of trying to do two things at once right now. I'm trying to get everything on live. I want to put a tik tok live. I don't see where the, this thing. Yeah. So what we're planning on doing as we get. Continue to get set up here, what we're looking to do is start doing these things as a, as a legit pitch room, like a deal room. And what we're, what we're looking to do is we're going to be, we're going to be setting up where you can come in and pitch a deal, pitch a property deal. The, We've got a lot of investors. Catherine, Catherine's network of investors and, and buyers and stuff have been really enjoying all the videos that we're making. They see that, you know, because we haven't been really getting a lot of audience participation in the show directly live every day. But it's warm in here, huh?
Yeah. You're like radiating.
Jesus. Okay.
This man is radiating heat. Look, you can see it. See.
See?
They see it.
Oh, yeah.
You all saw it, right? It wasn't me.
Yeah. See?
Need to open a window or something.
I don't know.
It's.
All right. Anyway, the, the, the, the, the. I don't even know where I was at.
This is why we can't be in the same office at the same time.
Obviously. Anyway. Got my head itching. I mean, my head is only when I eat hot peppers, right. Because the capsaicin just blows my head Off. So this one's got to be a hot pepper man blowing my head up. I got. I got hot pepper itches on top of my head right now. Okay.
So people are loving the video.
Yeah. You got a lot of people like ourselves.
I don't know how to.
Obviously we're funny and doing all this stuff.
I don't know how to go live.
We got to get back to the main screen right there. Hit that plus button.
I'm learning.
Hit that live button for some reason.
Is not letting me share the. The zoom. And we went to the calendar.
Yeah. And.
I mean, when I press it, of course it automatically goes into.
Let me see if I can get Katherine to do. Can you go grab the link? Click on. Do you know how to do that? She knows how to do it.
Yeah, I know how to do all that. So if you look in the zoom chat, it should be there now.
If you go to zoom chat, grab that and share that out on Facebook. I'm about to turn on my live on Facebook because I got the most followers over there. And then we'll talk about what we're trying to do. So the idea is that. And I'm coming up with it over. Over there with chat GPT right now. But what I want to do is get people to pay to come in and pitch. You know, right now we'll just do it until we get, you know, some really good numbers from it. But we've got investors that want legit vetted deals. So if we get people that want to come in, they can. They can pay for the. Pay for the opportunity to pitch to real, real time investors. Right now we're just clicked. Don't show for 10 minutes and hit the decline. People wanting to go live over there with Catherine.
Oh, I don't know what that means, but yay.
Okay, let's see.
Okay. While he's doing that. So here's what's pretty cool. So most people, a lot of people keep our. I don't know what's going on.
It just. Just hit the decline. It doesn't show up on their end.
What's my point? Oh, is that we're resurrecting a version of the flipping females, which was years ago. I partnered with women teaching them how to invest, and we flipped about 500 properties together, which was a ton of fun. But now, given Tommy's expertise in land and all the things we're doing that. And I have several of my flipping females girlfriends that did that with me, and they're all getting excited about being A part of all this. So I'm very excited about that and how we're incorporating it. Dance lessons. Because here's the deal, these dance lessons is that if people come and are coachable. Right, right. Then they'll be coachable in the actual investing as well. So I'm really excited about that.
Right. Because I mean, at the end of the day, real estate is not something you want to do as a solo party. You're going to want to come into to this with, you know, with a team, team, you know, team spirit in mind, you know. Yeah. You are building your own wealth, but you got to work with other people on building their wealth at the same time.
Yeah. Multiple streams of passive income, multiple streams.
Of paths of income, but multiple sources of Reese, multiple resources across those, you know, across those streams. Yeah. You know, so don't even worry about hitting the client. It's just going to continue to go. So a lot of, a lot of people got a lot of interest in this stuff. So. But at what we were thinking about doing is that with all the pitching that we could do, there's a, a pitch program that I, I was part of a while back and it taught me how to do a 10 second pitch. And I think that that's something that we can do on our Monday format is because it's about AI. It's about, you know, learning how to use AI in, in real est. Tuesdays when we pitch our, our residential deals. Wednesdays are, are pitching the commercial deals, Thursdays pitching industrial and land deals. And then Friday Catherine's hosting the opportunity zone and tax benefits show. So I think that having three days of pitching would be pretty good. So what do you guys think? Corey Roman got any input to that? I see we got a couple other people in here.
So I got just the. I got two of my friends, good friends of mine actually who've been in the project managers. I got Juan Pablo and then I got Mauricio. Mauricio has been the kid because he's young. Because he's young and he's a guy.
Hold on. So. Yeah, for a little bit. Okay, go ahead, Roman. Say that again.
So Mauricio has been. He has a lot of flips or are you in the Yuma area? And he's been getting to a lot of things. I don't know. He said he's got something right now. Hey, Mauricio, you want to introduce yourself a bit?
Yeah, we'd love to hear.
Yeah.
Hey guys, my name is Mauricio. I'm from Yuma, but I got a deal right now that I'm looking at in gas in Arizona. It's cash deal. It's 60 grand. Probably going to come in about 30% lower just because they've been going back and forth with me for a few months now. But it's a heavy rehab.
What kind of property is it, Mauricio?
It's a residential. It's a two bed, one bath.
Nice, nice. So what. What I would like to do is have you take. Take the opportunity to watch what we do today using Deal Hunter by Landshark. Do you use GPT at all? Do you check?
He's already into that, Tommy. He's already ahead of Stab. I already got him into the chat monthly. He's already ex. Doing our deal hunt. He's a kid that I call him kid because he's young. He's like 20 something. How old are you, Mauricio? 20.
Yeah, I'm 27. Just turned 27 last month.
Nice.
Yeah, but he, he's very active flipper. He's. And he has also the, the. The. The personnel to do the flips out here in Yuma. So he's a, He's a deals that I've been bringing you from. He's the guy, he's the guy right here making calls, making everything. He gets into all the deals so he already knows how to work it. If you want to, I don't know, you want to maybe just put the address in here, Mauricio? Maybe you can start looking. That could be another example.
Yeah, I actually just got the call this morning like 20 minutes ago that the guy wants to sell it and he's willing to just sell it for the low. So let me go ahead and look up the address and I'll. I'll put it in the chat.
Yeah, that'll work. And then what we can do is tomorrow's our, our residential day. You said it's cash flowing right now?
Yeah, it's. It's a cash only deal. Obviously it's heavy rehab. It's distressed debt. So it's probably about 80, 100 grand of a rehab and probably put me in around 160. I'm trying to come out at least at 240. So try to make at least like, you know, after expenses, trying to get out at least 50k out of the deal.
Yeah, let's take a look at that. If you got time to pull it in tomorrow at 9 o' clock we do the residential stuff. I'll be at my computer so that I can actually run the deal through with my. With my prompts and maybe give you some pointers on how to. How to get these deals figured out, Especially when you got a. Like a spread like that where you got like a heavy rehab. I don't know if Roman showed you the AI model called Free Estimates. Have you heard of that one?
Yeah, yeah, but you go ahead and explain it. It's been a while since I spoke to Roman.
Cool.
Yeah. Actually, why don't we pull that up real quick? Catherine, you mind going and sharing your screen and pulling up a GPT? Pulling up your GPT.
Also, do you have any pictures right now, Mauricio, that you can. That you can. They can send over to us and maybe we can put it into the Free estimates?
Yeah, yeah, yeah, for sure. Let me go ahead and download them. I found the address.
Perfect. Yeah, the address and the. And the photos will actually work really good for this example.
Okay, so where do you want me to go?
You've got the screen shared.
Yeah.
All right, perfect. So go over to show them how to get to a GPT. Show them how to explore GPT right here. Yeah. When you open up GPT down there underneath your new chat. Don't start a new chat. Go down and click on that GPT right there. And what end. What. What you end up with is getting into the GPT marketplace where you can explore GPTs. If you scroll down a little bit, you'll see that there's. There's everything in here for. Stop right up there. Everything in here from astrology, birth chart, GBT, to researching like a. A doctor, you know, p. Like somebody with a PhD. Speaking of PhD, you got PhDs that write fitness and workout and diet coaching programs. You can actually get one that. This is a GPT that humanizes AI. I don't know about you, but I'm very bad at expressing my emotions through email. So what I do is I'll write the email, send it through AI, and it'll come back with a more professional version than what I put. And right then what I'll do is I'll put that through humanized AI, and it'll come back with a version that I like. So this is just how AI and GPTs work. And so what I did was I developed what's called Free estimates. And if you go up to share or search GPTs right here and type in free estimate estimates, it probably be one through ten somewhere in here in this list. Oh, right there. Third one up.
80.
It's got 80 conversations you can click right there.
Marie just already posted the address and the pictures right here.
So on the chat, we'll pull it up. So Free Estimates is you start a conversation with it, and when you start the conversation with it, all you really need to do. We're going to go in here and grab some of these pictures. How many we got? It takes up to 20 pictures, so copy the address. That'd be good.
Okay.
And then let's download those pictures real quick. And what it'll do is, as it's downloading it, Free Estimates has this. If you don't want, I can't drive your car and me drive at the same time. I don't want.
No, you can't do that. No touchy.
Dad, that was a blonde moment. Take it easy. Basically, I just tried to climb in the driver's seat while she's driving her own vehicle. That's how much of a control freak I am. I want to do stuff while people are doing stuff. Is that room pink? Yeah, that's the pink.
That's a fabulous pink room.
Terrible.
Is it pink? Mauricio? What is that room? Yeah. Yeah.
You guys say something?
No.
Yeah. Is that room pink right here? That.
Yeah, it's.
Or is it just the lighting?
Honestly, I haven't walked the property. It was my family who walked it a few months ago. From what I know of, it's built in 1977. I know public record sets at 600 square feet, but we measured a little bit over 900.
Got it.
With opportunity to be able to expand it and add another room or living space.
Yeah. How much? How much. How much land? How much. How much land is on the property?
Oh, that's a great question.
That's a great question for a guy with a. With AI model. Yeah. Go ahead and put the address in. And then can you. Is it possible for you to drop down and ask? Can you. I would want to run some numbers on a heavy remodel here, and I want to look at my other options. If it's possible to scrape this property and go back with a modular home. And that way we have a home with a warranty and increases the value of this property. Use the address to search against public records to see how much land is actually on this property. How big is the lot, and if it has city sewer, city water, and. And what is the local electric company? We'd like to find out. Also some information around the surrounding area. Can you provide us with a comparative market analysis of the properties that have sold in the last 24 months? Send it.
So the key Here is to talk through it, talk to it rather than type. Because when we type we eliminate a whole world of information that when we talk to it that it actually provides a better outcome from talking to it versus just typing.
Okay, I was not aware of that.
Yeah, that little microphone at the bottom that literally is a game changer and it'll change your entire outcome. Along with creating a Rosetta Stone and all of that, that changes everything in how you're actually using GPT as an actual relationship versus just a tool. So for instance, mine, its name is Yoda. So Yoda and I have an obscene amount of conversations every day. And because I've created a Rosetta Stone, which is the foundation, the programming below that, that that's how she gives me exactly what I want and how I want it because she understands my entire business model and she only works INS framework rather than all the data that GPT now currently has. And so it gives me very curated specific results that I'm actually looking for versus a bunch of generic crap.
Can you read this? If we set it up to speak it well, absolutely.
They can hear it. So now it's going to talk. So here we go.
Here's a detailed report based on the address. 18438 Boren Pell Gadsden AZ85336 Hat Property & Lot Info Lot Size 8099 Squaw Fet from public records via Redfin Property type Single family residential built year 1985 zoning residential suitable for manufactured modular homes with proper permits assessed value $36,000 land plus structure tash utilities Water City of San Luis Water Department Municipal water appears available Sewer likely City sewer Confirm via City of San Luis Public works or permit office Electric Arizona Public Service APS is the main electric provider in Gadsden. Would you like me to run a cost estimate comparing heavy remodel of the current structure versus scrape and install a new modular home? Please confirm. 1. Do you want a single wide or double wide modular home? 2. What quality level are you aiming for? Basic mid range, high end. 3.
So based on that, like do you.
Want to talk to it?
No, not yet. Okay, based on that Mauricio, what do you feel about those numbers that it just put out?
So I've been looking at this property for a while and for me, in order for it to make sense, I would like it for the RV to go over 200. And the only way I would be able to do that is if I add a living space to it.
Right.
So if I turn that two bed into a three bed, two bath, you know, a new roof, new paint, probably do some landscaping on it. And we won't be hiring out the contractor. We will be the contractors ourselves.
Right.
So I was thinking, you know putting, I'm buying it off, you know, 40, 45.
Okay.
I'm putting in about 80 grand. Just puts me a little bit under 1, 150, 160 just because of interest, buying, holding expenses, stuff like that.
Right.
But if I can sell it for over 200 I'll be able to profit from it.
Okay. So let's look at this. It shows here on the CMA and you can get a different one. I, I'm just going based on what this is telling me. I, I don't use the, the programs to, to validate what I'm trying to do and I basically use the programs to, to tell me whether or not it's a valid deal. And looking at this based on, based on the CMA here, it looks like a 3:2 or 4:2 doesn't sell for more than $120,000. So even with a brand new home on that property, you're probably best. The most you'll probably make is 135. And I, I know right now I can buy a, a beautiful three bedroom, two bath, double wide from Cavco and Clayton for around 150. So I can't even put the house there for, for for it wouldn't even appraise up based on comparative market analysis. So the other option here would be to, to do it as a buy and hold and rent it out because basically if you want to get 200 on it, you're going to have to wait a few years for the property values to reach that point. Does that make sense?
Yeah.
And I feel like prices are going to start dropping here soon. No.
Yeah, they might. Which would then make your situation even worse.
Yeah, yeah, no, I agree.
So just to let you know, Tommy too, Maurice has been the person I've been telling you about that, you know, for a construction company and everything, you know, he has all the, he doesn't have to do any out, you know, outsource, you know, he's the one that usually gets into a lot of jobs.
Yeah.
Within this whole county. So I just want to, I've never introduced you to him before. So he's, he's my, he's the guy over here in Yuma.
Nice.
That are, you know, going out, walking, you name it, calling. Very good. Good energy, you know that, that they have. They get into a lot of projects and you know, that's something kind of collaborate with them as well.
Got it. So I would suggest that like, if Mauricio's got that kind of energy and that kind of style, get out and. Because right now you're, you're in a market where the houses are cheaper than bubblegum.
Right.
So if, if your product is bubblegum, you're never going to make enough money to, to, to, you know, by Lexuses. Does that make sense? Yes. You get, you literally got to be a, a stepchild to Wrigley in the gum industry to actually consider yourself making money. So when you're talking about real estate, go in your, in your area where you're at and I'll, I'll let GPT tell you as well. But I think you're, you're, you're better spent trying to find the highest dollar property that you can go after to make more money.
Gotcha.
Makes sense. Like if you're trying to get 10% of, of, of whatever you sell selling bubblegum, you got to sell a ton of bubblegum and there's not a lot of ton of bubble gum down there to make that 10 off of all the bubble gum. But what you do have is you have higher dollar stuff like industrial land, vacant commercial buildings, large tracks of land. And you can get into those neighborhoods, talk to those people and get those things under contract. You change your, your dollar per you know, 10 mark. Right, okay.
Talking more line and industrial then.
Yeah. Like if you want to make money and not friends, go after where the money's at. And the money's in large tracts of land, industrial property, commercial property, vacant. Vacant, you know, more higher dollar vacant property. These, these little things, unless you know somebody who, who can do section 8 and get guaranteed income on them, they're not worth, you know, money chasing. Unless you also want to go out and own 20 or 30 of them. And then at that point you're only going to want to pay 10 to 15% of ARV if that property is valued at $130,000. ARV? You use the ARV scale, right?
Yeah.
If you're going to scrape it, don't pay it more than 20%. So at that point, if it's only worth 140, you're literally only going to pay them like what, $28,000 for the whole property.
Okay, I get, yeah, I see what you're saying.
So it's only worth 130. And if you got to put 100 grand into it, you're doing it the wrong direction. So again, like it's, it's not going to increase the value to put a brand new home there. So you have to build it as a, as a buy rent and, and hold. Buy holding rent and just cash flow it because you'll make more money off dummy that way.
Yeah.
Hey, one thing to consider though is maybe pull these addresses up and see what these properties looked like when they sold. Maybe they aren't arv. Maybe they're, you know, a little warranty beat down. Put in a new modular home, may increase the value if these properties here weren't brand new homes, you know what I mean?
Absolutely. No, that's a great idea. Let's take a look at that. Catherine, do you mind going over to the GPTs and we'll pull up Deal Hunter right now? Now, Deal Hunter was built. No, stay in your GPT.
The other thing that I was gonna say I had to bring it, but my, my ex lived in that little town and she fixed up the house and she sold it for more than that. So I don't know why she's not, you know, it could have caught, you know, some of the things, but again it's, it's the little smaller town next to San Luis, so it's only like four miles from San Luis. It's very, very small. I don't think there's even 200 houses or so.
Yeah, no, and they're all Mostly beat up. So if you put a brand new house, new paint, new roof, like it'll sell. Nothing on market lasts here in Yuma County. So I mean, it'll sell, but my problem's not that it'll sell. My problems is like how much is the spread, you know?
Yeah, yeah.
So let's take a look at that real quick. We put, we opened up Deal Hunter now and Deal Hunter's got, got a, a different set of rules to it. Deal Hunters, the other, the other AI model that we use. So we put in the address. I'm going to tell it right here. Go ahead and click it. I want to use the address above to pull a comparative market analysis on all of the listing websites that you currently have in your knowledge base. Make sure to use Redfin Loop. Redfin, Really? I don't know all of the residential ones.
Zillow.
Zillow, and any public record you can find. And bring back a comparative market analysis on properties that are 900 to 1100 square feet with three bedroom, two bath.
So one of the things we always did is we always say do the numbers and the numbers tell you what to do inside of this. And the other thing I'd love to know, Mauricio, is like if you're, if you always start with the end in mind, what is it ultimately that you're looking for? Are you looking to acquire properties like buy and hold? Are you looking to build a portfolio? Are you looking for passive streams of income? Are you looking for just making, you know, bigger money each deal you go? Because whatever that is, then that helps. We can actually help you build your, your GBT to keep you on track with achieving those goals.
As of right now, just more interested on the short sale real estate. Just like wholesaling and fix and flipping, like generally within, you know, six months, like low to medium rehab. If it's heavy, I would like it to be over 80 grand on the spread just because it's going to take longer.
Right.
But I'm looking for something quick, nothing too complicated. That's like out of my knowledge. Just because I was doing this by myself with my family.
Right.
I mean it just really depends. Like if I get into a deal with you guys, then that would definitely change things.
And how much money are you looking to make on each flip?
Each flip? It just depends how much money I put in, how much money I get out, you know, cash on cash. But I'd be happy with anything. 30 plus.
Let's take a look at this property and run some numbers on it. I want to know four ways that we can make money off of this from whether it's a buy and hold or fix and flip. And our goal is to reach $60,000.
He's buying it for 60.
Our goal is to reach $60,000 net. We're buying the property at $60,000 and we're looking to spend about 80 to a hundred thousand dollars on the rehab. Give us some proforma numbers on the four different ways we could make money from this.
Should we upload the pictures?
No, not yet.
Can't.
And I did want to mention like when I first looked at this deal after like talking to my family and seeing what the rehab timeline and cost would be.
Right.
We did agree we would be able to do it under 50 grand and definitely get it done under six months.
Right.
But I just said 80 grand just to be safe, you know.
No, and again you always want to go bigger and because when you, when you back down I always say, you know, under promise and over deliver. Right. So always put more in the deal then that way you, you know, you can get it out, etc. So this provides us with. If this is our third, go back up to the first one. Let's review it. So the first one that says is the fix and flip. It says ARV is you know, 220 to 250, 200 to 200 all in cost, 160, 140 selling cost at 8% increase.
Right.
16,000 to 20,000 is your 8%. I think that's your profit. So your net profit on it would be you know, 24 to 90,000. So if you keep a tight rehab budget under 80k and hit the 240 resale, you'll clear 60k. So it shows you you can do it fix and flip, but you got to do it in that and that'll work. The buy and hold, the long term rental sets it up for you to get net profit. You're not, you're not really heavy on the, heavy on the, the cop, the sale. But what you can do here is you set it up like this as a long term rental and then you find like we've got investors that are buying these things when they've got leases on them. They won't touch them until they have leases. And so what a lot of fix and flippers are doing right now is they're buying, fixing it, renting it and then selling it as an spv, which is a special purpose vehicle, which is this would be held in an llc. So technically the Buyer is buying the llc, they're not buying the property.
Right.
Property just transfers with the llc. So that's, that's how I would, you know, propose doing it. That way. That's another way you can do it. Okay. Option three on this was I think Airbnb. I didn't get to. Yeah, where are we at? Short term rental. Making it an Airbnb. That area has a lot of, a lot of transient living. You can set it up as, you know, 30 day rentals and when you do that, you increase your net profit. There's a, a substantial amount of appreciation to the property. And again you could sell it to an, you know, an investment group or a management company that looks for these things as, you know, cash flowing assets. If you're cash flowing, you can sell it.
This could be a good model for you to start Mauricio for the, you know, the seasoned workers.
Right.
Four, four rooms and then put two in a room. This can actually, that's be the number one way of actually earning money.
Yeah, that's a good idea.
And it's ongoing passive income.
Yep, yep, yep. So and then the fourth way is for the seller financing. If the guys to sell. If the guy is like willing to sell it, great. If you know seller financing, that's cool. This is actually talking about you doing seller financing as the bank. Okay. Right. So if you're all in price was 60,000 and you said that you could actually get the construction done for 50, not 80, you're into it for 110. If your note on that is just say, just say a thousand dollars a month. Right. Let's just pretend you're you, you're carrying 110000 in debt on that. You have zero cash in. It's all debt. You're paying a thousand bucks a month and you rent it out for $1500 and $20 a month, you're making $520 a month. Instead of renting it out, sell it. Owner finance it and sell it to somebody, make them pay you $50,000 down, sell it to them for $250,000. You take that $50,000, you pay down your debt, you lower your monthly debt service. And then what you're doing is you're collecting a monthly rent called a mortgage on this property for the next five or ten years, whatever you set it up to be.
Okay, I like that.
And that one also, it's, you can sell it as a wrap. So once you get that situated and get it into a performing note, you sell it to the Secondary market, which actually will sell it into, you know, for that dollar amount, you know, or basically you will play with the, with the market, how the market is and how much of a demand where you can sell it.
So me as a seller, financier, I would sell it to in the secondary market, right?
Yeah, after it's performing.
No, after it's performing, yeah.
Okay, so you can see if we do the numbers. Numbers tell you what to do because Tommy went through and did all these different options. You can see where the profit is inside of this.
Okay, sweet.
And you did this through land shark, right on the.
Correct.
Right. The deal hunter by land shark is how I ran this deal because it's built with that knowledge base and mindset. I. I put it, put it in here to just operate like a 30 year developer, real estate investor that, you know, knows how to play Monopoly.
Mauricio, do you want me to share this particular chat with you?
Yeah, could you do that for me? Yeah, just go drop it in. Anybody can grab it. If we copy this link. What we can do is actually go and just drop it straight into the chat. Anybody can grab it and use it to do something with it. So you better hurry up and buy it, Mauricio, because I know Corey's hungry for a deal, bro. We eat dead whales, baby. That's what we do.
He's in, he's in Mexico right now. So, you know, vacationing with. Playing with whales.
I'm only sending to you Mauricio. I'm not gonna do that. I love that he likes to be the shark and, and I leave every person, property and community better than we found them.
Yeah. So Mauricio make a lot of money, Corey? I'd be mad right now. Claim mutiny.
I have another.
Cory, bring me a deal. We'll do it for you too.
Yeah, I have another quick deal for you. Another friend that, that you met before, Tommy. Reuben. He works as a. Oh yeah, the. The federal government. You know, he's got a big project that he's working on right now and he's one of, one of the ones that been telling us to, you know, so we can start bidding into a couple of jobs within the federal government. Hey, Reuben, how are you doing today? I don't know if you can talk. I don't know.
Yeah, can you hear me?
Yeah, yeah, I'm doing good. I just came back from lunch.
Got it, Got it.
Thank you.
What do you got going on with your deals right now?
With what? My job?
With the job? Yeah, with the job site.
I don't know. I haven't really. Like I said, you guys, you got to go on that, on that.gov, the website. I told you. And I mean there is, there's work coming up. I know that.
Yeah. Okay, well, we'll definitely start looking. We just got some things to get. Got to get situated here and then we'll definitely start jumping on any of those.
Yeah, right now we're just. If you have a link, share that in the chat with us so we can pull it up and, and take a look at it because we, we definitely interested in learning what's coming up. Okay. Yeah, I'll drop it in there for sure.
And then we got a couple of. Now that you haven't met Catherine, but Catherine has a very time, big time investors in here. They're willing to jump into those type of deals. So just kind of want to make a little quick introduction about from you. So. All right. I think Corey just sent in an address. I think we can analyze that. Maria, did you get the deal?
What was that?
The chat. Did you get the chat from the, the, the. The analysis we just did on your, on your deal that we got your hand?
Yeah, yeah, I just copied that link and I saved it on my notes. I'm about to go home and analyze everything and see if I can get on your contract today.
For sure, for sure. Remember?
Yeah. And then if you can try to, try to get it around 50 ARV. Like if the ARV on that thing is, is 200, 250, 000. Great. But you got to get it down, right? Get it, get it down where, where it really is. If the property is only worth 150, tell them that. Show them that, you know.
All right. You bet.
Thank you.
All right, man. And then yeah, consider, consider calling Corey. And that's the side, side note to this. Corey actually has access to some really nice houses. Really nice houses. Tell us about it, Corey.
Yeah. Oh, dang it.
Dang it.
We can hear you.
Sorry, I was getting a phone call.
Yeah.
Mauricio, I have you on Facebook. We've been friends on there for a little bit, I think. Just hit me up on DME on Facebook.
Yeah, yeah, you bet. I, I think I do have you. I've seen you on there.
Yep, yep. Corey. I mean, Corey's a member of Land Shark, so I want him to introduce himself a little bit better than that. So I'm gonna call you out. Corey, come on. Let's talk about Black Canyon Property Solutions. Let's. Let's hear about you.
Okay.
Yeah.
So I own a wholesale company. We do single family residential and we just moved like pivoted and so we're mainly focusing on land. But yeah, we come across a lot of good deals. We've, we started our business at the beginning of the year. We've gotten a lot of good relationships with investors in both Maricopa county and up in Yavapai county as well. So we're, we got a lot of things going. We're partnered with a developer so we're moving into the manufactured home land and land packages. So we're going to be doing some of those here in the near future. So yeah, so if we got, we got really good software we could run, we could pull lists, we can do email blasts, SMS blasts, all kinds of stuff, man. Yeah, so that's a bit about me besides that. I'm a seasoned, a commercial electrician in the Valley for 20 plus years. Commercial foreman. Currently working my way out of that trade and trying to do full time real estate. So that's, that's a bit about me and what we got going on.
Awesome. I appreciate it Cory. So Corey sent in this, this deal. Corey, do you want to tell us a little bit about this before we.
Run it and yeah, I don't know a whole lot about it. My, my roofer friend of mine sent me this deal yesterday. The place is completely trash. I don't have the pictures, but I've seen the pictures. Yeah, it needs a complete gut remodel. Apparently it's sitting on quite a bit of land. The guy, the guy wants to sell it pretty quick. So we're gonna try to get it under contract and I figured since I was here, may as well run it through and see what comes out.
Hell yeah, let's do it. So there you go. Good morning. I want to take a look at this property. 870 Judy in Chino Valley, Arizona. I want to see if it's on any of our listing sites. So scrape all the listing sites that we use currently to do a comparative market analysis on this property and then provide us with the details on the property that you find. And give us a four way breakdown on the best way to make money on this property. Try to make sure that we're able to achieve at least a 40% return on investment or a cash on cash return of double our money. Run it. And so I'm learning more and more as I use this thing that I have to be very direct in explaining everything I want and then it'll come back with the deals. What's what's the guy, what was the guy looking at buying it or selling it for? I don't know.
We're, we're still in the kind of negotiation on it. We'll probably end up doing an acquisition on the land and try to get the house in there for free because, just because the rehab, they did put a roof on the house, but it's a, it's a brick house, but the place is completely trash. It has some fire damage, like walls are busted out. Looks like transients have been living in there and stuff. Graffiti all over the walls and st. Stuff.
So.
Got it.
Okay, so, and then we're also thinking maybe if it's zone for manufactured homes with the amount of land there, that we could split up the land and, and, and put some manufactured homes out there right there.
Just when you said that it says number three option land subdivision on a 9.2 acre lot, possibly subdividable, split it five ways, sell them. Your, your ROI goes up quite a bit. So the recommended path of. Path of the recommended path to 40 return is to do the land sub subdivide and sell. So, you know, that's kind of how this thing works. I mean it gave us four viable options and then gave us, you know, basically narrowed it down to what you talked about. Let's see if we can find some pictures of it. Here we go. This is one of the beautiful things that it does. That's great information. Now I want you to go through those sites and even look on Google Maps or Google Earth to get us an aerial and some photos of the property, if any of them exist. So we'll see what it, what it's able to pull. It may or may not work. It does work some of the times, not all the time, but some of the times. So kind of like, you know, the government. Let's see what it does.
Yeah, it's a, it's an older place, so there might not be.
What it's been able to do is actually pull off of Google Maps. It'll pull aerials, something.
Yeah.
And so based on this address, we could probably go. Catherine, can you go to another window and pull it up on Google Maps and then we can maybe just screenshot it and drop it.
So that being said, while we're waiting, so viable way to get leads, guys, not only by searching on your prop stream or whatever, but network with your roofers, your mailman, your, your contractors and stuff, because they run across this kind of stuff all the time. And that's how I got this deal.
Screenshot that, please.
And, and, and me and my roofer, we worked as, we work as a team. So I find him deals for fixing flippers. He sends me deals that he runs across. And we work like that, man. So it's one hand, washes the other.
No, absolutely. And, and that's honestly the best way to kind of get things done is through word of mouth advertising. It doesn't cost you anything. You're just, you're, you're being, you're being a human being type of thing. Let me see if I can help Catherine get this figured out. See this right there, like that? There you go. Just take that. That'll work.
You're happy with that?
Yep. Include the address and it'll work good. She's got a good picture of it. So I'm trying to make sure we get it in there. We're going to screenshot it and then I want to. It looked like you hit record. Yeah.
It's not what I wanted it to do.
Not recording? No. I don't even know anymore.
Did something rough and how to get rid of this.
And this, ladies and gentlemen, is why we use. We, we don't use Apple. Apple is so confusing to most people. There's, there's Judy Lane right there. I see the, I see it. Looks like an odd shaped 10 acres, isn't it?
Okay, I, I can't get rid of this.
It. It's stuck. Do the screen capture buttons again. See if you can do that. So then stop. There you go. All right, let's see if we can just get them to see that picture that you got down there. You guys see that? Houses on the screen?
No, because. Not sharing anymore.
Oh, we're not sharing anymore. Time out. Pause, rewind.
There. Now they can see it.
That looks like the spot, right? Yep. All right, and then have you looked at the lot on online? Can you pull up the picture of the lot?
Yeah.
Did we get that or.
No?
We might not have gotten the picture of the lot, but the lot looked like a very odd shaped lot.
Yeah, it is.
But the, the positive thing to it was that actually had. I think Catherine's gonna try to pull it up. It had a, a fair amount of houses around it. Meaning that like it's, it's possible to build around, right?
Yeah.
When you look at the estate, there's a bunch of houses already there, so.
Yeah.
Do you know what the zoning is? Is it like R43 or R?
I don't know. I just got it yesterday, so I haven't really Had a chance to dig into it too much. But I. I do know Chino Valley.
Go back to Deal Hunter. Deal Hunter will probably be able to tell us. It looks like it's got a significant wash in it, so that's something to be concerned with. Type in and ask it if it can find out. Ready to go. Do a re a little bit of research online to find out what the current zoning of this property is. It's located in Yavapai county and I want to know if the possibility of getting it zoned down to R14 is possible. R14 is like 14,000 square foot per lot. So yeah, just. Just over a quarter. Third of an acre. Quarter of an acre. So the residential minimum out there is 1.4.
Right. Okay, that sounds about right.
So go back up. I want to see that. Just to confirm what it said again. Go back up again. No, that's not what it meant, silly. Current zoning is RCU2A, which means recreational, community, urban. Two acre minimums.
Yep. But that you can do manufactured homes on that.
Got it. So ask it. Let's dictate again to it. I want to know what the smallest lot possible is based on zoning. Would it be like an SR1 or. I'd like to even have just a third of an acre lot on all 10 of these acres. What. What would we have to do to do that?
I think that 2A is minimum 2 acres on those in that zone.
Those other houses around it aren't on two acres. No. So it's just got to get either a special use permit or, or be rezoned, period. So. Rezoning to SR1 or similar would have to, you know, you'd have to look at getting it rezoned. Keep going down. And the other part is, is with that wash in there, it'll be a pain in the ass.
Yeah.
It could be flood zone.
Right? Right. Did you run it through land id?
No.
Okay, let's. Let's check that real quick. Awesome. Go right there. It appears on an aerial that there might be flood or wash that goes through it. Give me any information you can find on public record about there being a wash or any kind of flood in this area. And then also give me a step by step guide to get it re getting it rezoned to quarter acre lots. Let's see what it does here. We're, we're getting close to the end of our call here. We're going to be getting on another call tomorrow, 9am same time, talking about residential deals. Running deals like this. Strictly Residential deals to try and wholesale them. We've got a list of wholesalers lined up to that have sent in some properties already. So we're gonna, we're gonna run, run some wholesale deals tomorrow. We've got investors that are looking for their first fix and flip. They're looking for their first hard money loan. So we're definitely going to be bringing more deals to the table as more and more people. We were out last night with a couple of ladies that want to get into doing, doing some deals.
So they're a part of my flipping. Female Stay.
So.
Right, right. So this thing does take its time working, doesn't it?
Well, searching all the things.
Searching all the things.
Yeah. Catherine, I haven't forgot about our meeting. I just been super busy busy. But I will definitely set up a call.
I love that. Yeah. For anybody. We haven't talked about Katherine Bell AI.
Oh God.
So I have a clown, I have a clone of myself. And you can actually go and type in while this is doing this. If you go to KatherineBell AI, this is actually a clone of me. You can do a chat but it's better to actually do a call and have an actual conversation. And it's all of my knowledge, wisdom, expertise, all the things around investing. And my whole thing is I've been investing for over 30 years. I've done started out doing buy and holds wholesaling with the flipping females. We did about 500 fix and flips. I had my own first hedge fund. We did vacation rentals. I've done residential ground up development, commercial ground up development, mobile home parks, RV parks, small light industrial complexes. At the end of the day I love to be the bank. And rent dirt. Oh, medical notes, medical offices. I've done a few things getting into data centers.
You know what she hasn't done excited about? You know, you haven't done lots. You haven't done a bison ranch. True. You haven't done 100 million dollar land acquisition fund.
Not yet.
And you haven't done built your own town.
Not yet.
See, we're on it.
We're on it.
Not yet, not yet. Not yet. So Reuben, did you have something real quick?
Got like 9,500 and some challenge left.
On between those two budgets for safety.
Same.
I've got separate Costco check.
Reuben's talking to somebody.
Is There we go. Can you guys still hear me? Yes, I'm, I'm trying to put this on mute here.
I'll help. There you go. Okay, so here's. Oh, it's going through.
Hey Tommy. Can you ask it? Because I just gave a brief overview of the floodplain in Chino. Can you ask if this property is in fact in floodplain?
Yeah, it's cooking right now. So. Okay, go back up to the top and we'll start over. So it says that, it indicates that it. Sounds like it is. May. It may be. We haven't tied it in together with land ID yet, but it is able to go out and get, get information pretty, you know, pretty consistently. And, and, and you can follow up with it, go down. If we rezone it to quarter acre lots, we definitely got to get the county approval for that, but it's probably worth it.
And then.
Keep going down. There's a step by step guide for that. Doing the pre application meeting, then we got to get citizen participation, which is basically putting up a big white sign telling people what we want to do. We have a meeting, we tell them about it, they and moan about it and we still do it anyway. Like literally two people walk in, they're like, I can't. My dog can't poop out there no more. If you build a house, whatever next. So what, it's 10 o'. Clock. Oh, all right. Well, there you go.
I can send this to Corey.
Cory.
Corey, do you want me to send this to you?
Get this?
Yes, please.
And what we'll do is we'll get into more stuff tomorrow about how to get, you know, how to get this through Corey. And then also Mauricio, let's make sure we get hooked up with you. I got a call, an onboarding call with Hoy. I see he's in here. And we'd love to learn more from Reuben. Reuben, if you could post that website to the.gov website, that'd be awesome for a couple reasons. One, it would help people that want to find, you know, dot gov jobs. But did you know we can actually use that to discover the path of progress.
Oh, nice.
So the government puts out the, the, you know, offer to bid on stuff and before we even know it's being done. And so if we scrape those websites looking for the future work being bid on, we can determine where the path of progress is and start buying land in front of it.
Nice. So Corey, I put it in a chat for you in Zoom if you want to grab that before we complete this.
Yep, I got it.
Awesome. I'll end the call real quick with a, with a heavenly prayer. Heavenly Father, we thank you for the blessing of this day and the blessing of all the people in here helping support a mission of being moral and ethical and being sure to leave every person, property and community better than the way we found it. We ask this in your son's name, Jesus Christ. Amen. Amen. Look at that smile.
Thank you, guys.
All right. Thank you, guys.
See you tomorrow.
