In this live Land Shark Mastermind session hosted by Tommy and featuring Catherine Bell, Katya, Laura, Casey, Dwan, Alice, and others, the group demonstrates how AI-powered tools (Deal Hunter, OZ Wizard, Free Estimates) can rapidly analyze real‑estate deals, generate due‑diligence reports, and suggest investment strategies. They walk through a wholesale property, using GPTs to calculate cap rates, DSCR, the 70% rule, and scenario modeling (pad‑split, co‑living, buy‑and‑hold). The team discusses outreach lists for Opportunity Zone contacts, plans upcoming Wealth Wise Women and Opportunity Zone conferences, and promotes an investor personality survey that matches participants to investment styles. Catherine shares a personal “who‑not‑how” epiphany about delegating tasks, referencing her nursing background to illustrate critical thinking and rapid information retrieval. The session blends collaborative coaching, technical demos, event promotion, and motivational advice, encouraging participants to leverage AI, focus on their strengths, and complete the survey and reading assignment (Dan Sullivan’s Who Not How).

Let's Open the deal room now and get into today's opportunity.
Katya, I'm glad you're here. Glad you're feeling better.
Thank you so much. Same goes for you.
To feel sick. So I had an epiphany this morning that I wanted to share with everybody. So it's the perfect, like, who, not how epiphany. So the long story short, somebody took my closet door off my closet and never bothered to put it back. And I, it's been, it's just been something that's been stressful in the back of my mind for a long, well, probably a year and a half now, literally long.
So you haven't had a door on your closet?
Yeah.
So for a year and a half?
Yeah. So long story short, because I'm been, you know, I'm not a contractor.
Yeah.
No, but I probably like watch some YouTube videos and figure it out. Probably. Story short, overthinking the heck out of it, and Tommy comes along and literally in 3 minutes, like, just gets it back on. Yeah, like, it's the perfect example of how much time and energy I wasted trying to figure something out, worrying about it, having it as one more of the bazillion to-dos that I have to do, when rather than asking the question, who knows how, and literally in 3 minutes that they get her done. So It's the perfect example of like, don't waste your time trying to figure things out that that's not your genius. Find who knows how and just get them to do it anyway. So that's my, my fun who, not how personal spending way too much time wasting my time worrying about something anyway. So I invite all of you to think about like, what are the things that you are noodling on in the back of your mind wasting time and energy and bandwidth that if you just had the who that knows how, they can handle it in 3 minutes or less and it would be out of your consciousness and, you know, that take consuming more of the bandwidth up. So anyway, make a list and let's find the who's the know-how. I mean, let's do it.
Speaking of lists, we have a relationship with Jimmy Atkinson over at Opportunity Zone, Opportunity Zone Mastermind, OZ Mastermind. And I got the list from Laura that kind of broke stuff down for us. So I wanted to see if we could get volunteers to do the reach out on the rest of these. I'm going to have a conversation with Jimmy, but we're going to try to get— what I'd like to try and get is to get those that are helping us and assist us assisting us right now to get meetings booked for Catherine or myself to have conversations with these folks.
So, um, so Casey has joined us.
Who?
Casey.
Okay. Hi, Casey.
I don't know why Laura's being spotlighted.
I don't—
I'm being spotlighted?
Yeah, you're lit up.
I don't see her as my spotlight. Well, in my heart I do.
Oh, thanks.
But not on the Zoom.
Must be okay. Ignore me. So, Casey, welcome. Super excited you're here.
I'm glad to be here. Thank you, Catherine.
This is awesome. Sherri Lynn's here. Look at all these fabulous women that are surrounding you. You—
Dwan is here but doesn't seem to be accepting that. Oh, he's coming.
Tommy in the middle, surrounded by all these beautiful women.
Wait, Dwan's coming.
Oh, wait, Dwan. Do we have another man coming to the table?
Dwan finally accepted.
I just like— Tommy's not left alone.
Sometimes I'm annoying with the promote to panelists. Sorry.
Eventually.
Okay.
I love it. Well, welcome Casey and Juan.
Yep.
Go ahead.
I want to talk about this list of people that we want to come to this event. So if Laura, were you able to acquire contact information or when it says not contacted, what did that mean?
No, no, that's just a column. You got to look. I added. So I updated. Pretty much every LinkedIn contact, because however it got pulled in, it was like mostly not right. So LinkedIn— so the column that says LinkedIn profile is their LinkedIn. I suggest Catherine or somebody on Catherine's behalf connect. I didn't want to connect with them through my LinkedIn. I think Catherine should connect. All of those could be clicked on and just connected. And then there's a column That is emails. So in any case that I could either find an email or I went to websites and found the, like, contact us email, any place I could find a phone number, I put a phone number in that column.
For the most part, there's phone numbers, but because on my side, I don't see the column for the phone numbers.
Well, did you— are you looking? Okay, hang on. When did you print it out? Did you print it out?
Yeah, this one.
Okay, well, I don't— what are you seeing then? Because it's— it should say name, primary. Yeah, well, you got it collapsed, my friend, so I don't know what you— wait, that's LinkedIn website. Yeah, something. Yeah, I mean, I see what you're seeing, but I don't know where you printed that from because there is a LinkedIn column, a website column, a phone number column, and an email column. I mean, I can share.
I was just, I was checking to see where the phone number column was because I did spread them out on top and I never seen a phone number column. That's all.
It's to the, the phone number column is to the right of the website column here. I'll share.
Yeah. Throw that in the shared folder. We'll scoop it up and get it figured out. But I'm looking for Katya or Cicely to get those phone calls and emails.
Yeah, that's no problem. I would love to do it.
Cool. Cool.
You should be shared on it, Katya, and I just dropped the link in the chat.
Let's do some deals.
So just wanted to kind of review some of that. The other thing was on, I was working on a deal on free estimates this morning. One of the things that I put out, I have a house that needs— what's going on?
Pulling up ChatGPT for you.
Oh, so I have a house. I was trying to see what I was doing. The house needs a septic tank planted on it. So what I did was I put it in free estimates. I also added to free estimates the documents I needed to figure out my calculations of the septic pit, as well as the septic system design flows and the, and the septic setback coordinates, and it was able to actually identify for me on the site plan where I should start looking to plant my septic tank. So I thought that was pretty cool. And then, where did GPT go?
I'm going to need you to share my screen so that everybody can see the same thing.
There we go. So the cheerleaders are getting pumped up this morning.
Everybody sees this?
Yeah, we can see ChatGPT.
Awesome.
So, let's just do a quick introduction because we've got some new folks in here, it looks like. I want to do, no, an introduction to the—
oh, ChatGPT.
ChatGPT. Yeah, got it.
Sorry, people.
I mean, if we start doing people introductions, well, it'll be 10 o'clock. So we got beautiful faces in here, that's, that's all I know. And they're smart people because they're looking to expand their knowledge base. And what we do is we, we do that right here in the Land Shark Mastermind every morning from 9 to 10. Catherine's showing you how to go explore GPTs. And when you explore the GPTs, we have several that we're, we're creating. Catherine's already making a new one with trade analyst and journal assistant. That's cool. But we made one called Deal Hunter by Land Shark and helps us do real estate deals. So, real estate sometimes can be cumbersome because you gotta have due diligence. You gotta have deal flow. You gotta have, you gotta have some sort of structure around how you can take deals down and get deals done. And Deal Hunter by Land Shark was designed by a team of people that do real estate on a regular basis to kind of expedite how quickly things get done, you know. So, and I was actually explaining this to somebody yesterday. We were talking with the title company lady. She's like, how do you, you know, how do you know that the information is valid? Well, because when I built it, I told it the exact rules to follow every single time. And so now what it does is it goes out and it does the rules and there's no, there's no deviation from the rules because it does it every single time without, without miss. So if you want to hit that start chat button, I don't have any deals right off the bat.
I can pull a wholesale if you want, just so that everybody can see.
Well, you can run one real quick. Yeah. Off of a wholesale deal.
I have an address too, if you want to run one.
Okay.
Might be an interesting one.
Can you come and do that?
Yeah.
Any of you have deals that you want to run? Let's— this is the opportunity for you to put it in the chat and then we're going to have some fun.
All right. Here's the—
oops.
Let me grab the address.
Come on.
My computer doesn't want to work yet. It's too early.
Catherine, is it a certain— to post, to do the deal, is there a certain criteria we need to plug in?
No, not at all. We've even literally done it with a car.
Okay.
I just, I dropped it in the chat, Catherine, the address.
Yeah, and we usually have deals, but we had no planned time this morning, so we're just winging it.
So I, you can see I just copied and pasted it in here and now Tommy's going to dictate to it.
Well, drop it down, drop it down so that it gives it space because the thing about GPT is, is it only operates as good as you are. So if you talk to it like a second or third grader, it's going to respond like one. So I sometimes am doing deals and I'm in a hurry. So I prompt, I taught it and prompted it where I don't have to give it an extensive prompt. So, go ahead and hit the dictate button. I want to run this deal for a possible investment property, do a little due diligence on it, give me a comparative market analysis around the area. And let's see what we can do with this property. Laura, can you give us some background?
Yeah, so I know a little bit about this. This is a plot of land. It's, I think, about 15 acres. Some friends of mine are looking to purchase it and, you know, to possibly build a place for them to live and maybe even their families. Yeah, so it's a, it's an interesting piece of property and in Washington, Grays Harbor area that I don't believe there's any, yeah, active vacant land. I don't think there's any residents on it and it's been on the market for a long time because $325,000 is way too high for it. So, yeah.
So what it's showing is it pulled that information without you providing it. So maybe Casey can see what we're talking about here. We just literally provided it with You can get rid of that. I provided it with an address and a, and a short prompt on what we wanted. And what it did was it went out and did exactly like it always does. So it brought back the information that Laura just validated, and then what the investment potential could be. Development, waterfront positioning with scenic views. So typical risks are going to be your septic tank permits and subleasing costs, access and easements, and market demand. So. Uh, here on the comparative market analysis, it shows this property's at $325,000. They've got a 16-acre also for $400,000, probably the same owner, 6 acres for $150,000, and then 12 acres for $994,000. Smaller parcels are between 1 and 5 acres. So here's what I'm hearing. Those small parcels that are between 1 and 5 acres, 5 acres probably being the $85,000. So $85,000 times 3 is 24, uh, 20, what, 26, $260,000. So I'm thinking that at $260,000, that's about the price tag that that 15 acres needs to be in.
Yeah. $255,000.
Yeah. So my brain just works that way when I see numbers. Uh, top level analysis though, shows the waterfront acreage. It shows potential for subdivision. There's market diversity showing that the supply of larger parcels and smaller residences is in the 200+ range. So regular, I mean, raw triangular opportunity exists. Uh, triangular, meaning like what, what you can get for what you can get from the property. So the as-is-hold strategy shows that the market value is, they're claiming $325,000. There's a land tax of about $1,200. If you subdivided it, hypothetically, the value per lot on developed and with market dependency is maybe $100,000 to $150,000. So it brings the gross potential to $300,000 to $450,000 if you split it. But you have to cover the cost of surveys and approvals, and that can eat up a lot of potential income. The next step strategies are, are located right there. Just breaks it down real simple and easy, and then gives you a best action path on how to move forward. Go down a little bit. It says show up at 9 AM Monday through Friday at landparkmastermind.com. Yeah, that's cool.
If you could send that to me, that's for Scott and Karina. Catherine, Scott and Karina Miller are looking to buy it. Probably put, they've got kids in the area and maybe build some kind of compound sort of issue. So. Yeah, thanks. Thanks for running that through. I'll run it. I'll send it to them if they have any other questions.
Absolutely. And again, this is what we invite people to do is bring us these deals. We run these deals. That information, how long, Laura, do you think it would have taken to get that information?
God, I don't know. I would have quit about 10 minutes in.
All right.
Well, I can tell you, and that says a lot for me because I like Google research.
Yeah, you all know me as a, as a, as a developer. That's about at least 3 days of work, but it turns into 3 weeks long because it takes, we made how many calls last week to realtors and how many calls have we gotten back?
None.
We call realtors every freaking day on this show and I get calls back, right?
I called so many phone numbers last week and nobody answers. I'm so surprised. I did not think it would be that way.
To me, it's like, how the hell do you sell anything if you don't answer your phone? Yeah, right. And so this is why realtors are worried about AI taking their job, is because if they did their job, there would be nothing to take, right?
That's bizarre. Not answer.
AI isn't brilliant. It's just easier to deal with than a, than a realtor who has his head up his ass and sitting on a beach somewhere drinking Coronas, pray Doing— I love when all these realtors are doing Instagram commercials talking about how great they are and how they have, you know, all these listings.
Right. So I'm just playing with one. So we got— I get these deals messaged to me pretty much on a daily basis. So I just grabbed a wholesale deal because again, the more we practice this, the more you can get how simple this whole process is.
You can only do 19 of the pictures. So I would go like every other one.
Okay.
How many are in the draft? There are, it'll say it if you, if you grab scenes selected.
So 19.
Oh, all right. Well, if you want, if you got 19 in there, you can probably grab all of them. I would only grab 5 at a time though. That's just me.
Okay.
Because GPT is kind of funky that way. So if you go to your GPT again, okay. Bring in 5 at a time.
Okay.
What do you do?
Going to, is it that folder?
Oh, I thought that. Do that right there. Right there.
It's this right here.
Yeah, go to that one right there.
This, this is a different property.
Oh, okay.
It's from yesterday.
Well, then still have to unzip that one. I don't think it'll transfer over, but you can try. If it's still in a zip drive, it probably won't transfer.
I don't know how to get the hell— Sorry guys, technical difficulties.
No worries.
Here we go.
So right-click and—
It's the other one.
So it's in a zip drive? Or did you unzip it already? Because it says yesterday. So the one above that.
Okay, there we go.
Okay. Now, so what you can do is let's just go down here real quick because you were in Deal Hunter and I'm not quite sure what you're trying to do.
Okay. So I, here's the, here's the, the address and the information that I grabbed from this email.
Got it. So do you want to, what do you want to do? What do you, what are you looking to do? Just run the deal or?
Yeah. So I want them to see how, how Deal Hunter gives them different options. So if they were to do a fix and flip or a buy and hold or a pad split or Like runs the scenarios to like, hey, here's all your options.
So we don't, we, but we don't need pictures to do that. So let's, let's just go and dictate, make sure I got room to talk and then just tell it, run this deal, deal, not steal, run the deal, run the deal. There you go.
So Duane dropped an address to Catherine Bell.
Oh, cool.
Okay.
So we'll do that one next. Thank you guys.
Well, what I was hoping to do is get everybody to go over and look at the other thing that we work on, which is the Land Shark. Investor survey. I'd really like to get more people in tune with that because we're having this conference coming up and we really need to push on the idea of people having the mindset. And then if they have the mindset, getting them onto finding the information they need to expand their mindset. And then if they have the mindset and they have the information, getting them in front of opportunities to actually get the deals done.
Tommy, you can use mine. We were going to do that yesterday if you need it as an example.
Absolutely. We can do that real quick too.
Where's the conference?
Did you find the PowerPoint that we made for you on that with the business plan?
No, I have no emails from you guys at all.
So I sent it to—
So, Casey, while they're looking for that, to answer your question, we are doing a Wealth Wise Women conference and an Opportunity Zone conference in May here in Scottsdale.
Oh, I like that.
We'd love for you to join. It's going to be a conference like no other conference has ever been done before. So we're really excited. We're literally like, there's multiple different options. There's going to— sorry, that was weird. Lots of different coaches. We have opportunities for bus tours where we're literally going to take you out to actual not only real estate residential, but actual commercial deals, commercial properties, things like that. Show you all the ways that you can generate passive income and active income in all these different businesses and in the residential as well. And we're going to be playing games because when you can gamify investing, all of a sudden our brains latch on to and build neuron pathways to see opportunities everywhere. So it's— there's so many extraordinary pieces to this whole thing. So tickets haven't gone on sale yet.
Okay.
We do. There's limited seats. So absolutely, you're going to want to make sure you get there.
Sorry.
Catherine's so excited about it.
She's like, yeah, we're very interested in Opportunity Zone as well because where we build in North Carolina, the whole city is an Opportunity Zone.
Yay! You're absolutely going to want to be at both conferences. They're back to back. So it's 3 days of Opportunity, 3 days of the Family Wealth Mastermind.
Okay.
So both of them, they both blend beautifully in together. But the Opportunity Zone, Tommy's bringing in, like, all the experts. We just finished writing and releasing— basically, I wouldn't call it a book. It's more like a manual for becoming an Opportunity Zone advisor.
It is a manual. It's an instruction manual. So it's not a— it's not a—
so, Casey, something to think about. This is really exciting, coming and becoming an Opportunity Zone advisor. Is extraordinary because what Tommy did with the Big Beautiful Bill Act, the JOBS Act, all of it, is that all of these companies who— and operators who are wanting to do these Opportunity Zone deals, there's a lot to unpack through the whole thing in many, many, many layers. And so with that, these companies and operators are going to be looking for Opportunity Zone advisors that can actually come in and help be a part of their team and guide them through the whole process. So it's an opportunity for people to become the whos that know how and then be able to do these, all these deals in this whole area because there's so many layers to it. So if that's something that you're interested in, it'd be cool to talk to you further about that.
Sherilyn, what's your email address?
Yes, we would be interested in both because I was told— so all my real estate in North Carolina, but I live in LA. And a big builder I met like 8 years ago, her husband was telling me about Opportunity Zone. I had never heard of it. And so of course you go down a rabbit hole and I know some changes were maybe coming the end of the year or some new changes were coming. So yeah, we really want to, really want to learn more for sure.
I love it.
So we'll show you how to do that in just a minute. Sherilyn, what is your Email address?
It's highlandfarmpark@gmail.com.
I think I got it. I'm going to resend it to you right now and then we'll take a look at it. And then, so do you want to see what this deal said here, Catherine?
Yeah, absolutely. Okay, so here's the fast take. $399,000, 10% under Zillow value, but as a standard long-term rental. With 20% down at today's rates.
Okay, so go back up. It just said something very significant right there.
Okay.
But as a standard long-term rental with 20% down at today's rate, it loses cash every month. Makes more sense as a primary house hack, a midterm, a room-by-room co-living, or long-term appreciation play in Tempe, not as a pure cash flow rental. So like right there, anybody who's, you know, taken the investor survey This goes right to Katya. Katya, if you read this, would you continue to go down the path of trying to do any deal with this house?
I would not.
And the reason is I'm more of a—
in, in the sense, based on my panelists, I like to do things when it— a little bit quicker.
Yeah.
And I like to develop things and build things up and not necessarily hold things super long term.
Correct. And so based on when we looked at your business plan, put together your business plan, this would rank on a 0 to 10 scale, 10 being the greatest. Where does this property rank just based on that first statement alone? I don't know.
That's so difficult. You're putting me on the spot.
So, but I am definitely putting you on the spot because in here we're land sharks. And if you're a guppy, we're going to eat you alive.
So this would be, this would be a 0 because it loses cash every month.
There we go. Exactly. So what we're trying to show you is that you don't waste time with things that don't fit your profile, right?
You have 100%, right?
And your profile says this is not good for you. However, this is great for someone like me because it says right there, the room by room, right? I do pad splits and, and, and co-living because I know not only know-how, but I know who's that know-how too, right? And so now this becomes a buy-and-hold long-term rental deal for me to able to just go real quick into it, fill it up with people and make it make cash flow. But let's take a look at what it shows down here. So it shows that the value check says that it's got a little equity, but not a lot of cash flow. Keep going down. Our monthly rents are about $2,300. If I did it, if I actually did a pad split and I don't know if it'll show the pad split rate on here, but it was how many bedrooms? 4, 3 or 4?
3.
3 bedroom. I would rent each room out for probably about $1,200 a month. So times 3, that's $3,600 a month. And then Zillow says it's only $2,300 a month. You see how all of a sudden I become the most popular kid in school by raising my deal level, you know, to a level that makes sense, you know? So go ahead and go down. This is your long-term stuff. Keep going. So it shows here your net operating income to your cap rate. You have a cap rate of 4.4. Anybody have questions what a cap rate is?
Does everybody know what that is? Yeah.
Okay.
Anybody not not. That would be the better one. And it's okay. And the reason is because if you don't know, we literally could ask Deal Hunter and it would like lay it out for you. That's the point we're wanting to show. We're not wanting to point out that you don't know stuff. When you don't know stuff, literally deal this.
We'll show you exactly. So here's the thing. As a registered nurse, some of you may or may not know that I was a registered nurse for a decade and I took a test to become a registered nurse. That test did not make me a genius. All it did was prove that I know how to find the stuff I need to find in order to answer the questions that I have. So that's the, that's the part about nursing school that came true for me, was that I could learn how to find the answers really quickly. If I could find the answers really quickly, I saved lives. That was the point. Critical thinking, right? Critical thinking. To be a critical thinker doesn't mean to be a negative thinker. It literally means to be okay with not knowing the answer, but figuring out real fast how, right? And so that's, that's why we get start doing the, the how, not who, because the how, not who is how we're taught, right? But then when you go into nursing school and you're taught to critically think, I know who knows how to do this. And that's, you know, in the hospital, that was the, the deal. Um, I, I have— I went to— I was actually, um, about 8 months away from graduating with my doctorate degree in nurse as a nurse practitioner. And, uh, prior to that, I had not gotten one single raise for any degree I got to that point. All my certifications gave me the money that I made per hour. I made over $100 an hour in some cases because of how many certifications I had after my name. I was the guy that know, like, knew how, right? And it wasn't really that I knew how. I just knew how to find the info faster than everybody else. So this is what this is like.
So becoming an Opportunity Zone advisor is like that.
So now you can see here, I said rent the rooms individually. It gave me a price of about $3,200 a month. I said it was about $3,600 a month, but what it does is it shows us an opportunity here to do something.
Vacancy, right?
Throws in the vacancy amount. So does appreciation in Tempe. Now our DSCR score, who knows what it does? Who doesn't know what a DSCR score is? If you know, if you don't know, DSCR is the debt service coverage ratio. If I have a $1,000 mortgage, I need to have at least a $1,200—
banks care about this number, right?
I need to make at least $1,200 off the property in order to pay my mortgage. So, and have the DSCR. Go ahead and scroll down more. So it shows that Tempe is near the freeway, ASU, some jobs. So it has a 3.5x price jump since 2000 when it was worth $127,000. Now it's up, you know, almost $400,000. So Alice is here. We need to talk to that man. I'm going to go out the door right now.
Okay.
Well, Juan, feel free to just ask your questions. You'll get your answers faster than the chat.
We're not shy here. So, Juan, are you still here with us?
Yes.
Okay. We're going to run yours. Okay. See this.
Hey, I just, I did put a question in the chat too. Is there a specific prompt script? For this?
Yep. Ready? I'm going to do it with you. So it's like, pretty sure you can memorize. Yes. Love this guy. Okay, so are you ready? So I'm posting it in here. Then I'm going to hit the dictate button. Are you ready? It's 3 words. Draw on. Run this deal. Got that? We're super complicated here. Yes.
Yes. Okay.
While it's doing that, we got Alice, special guest in the house. So he's adopted, adopted people. So he is going to be, first of all, unbelievable fricking barbecue. That's what he has.
It is amazing.
Off the charts. So he's going to be doing all our different events. You're doing our cash flow event tomorrow night, right?
That's what I came over here tomorrow.
And then we've got the Cowboys in Champagne. He's going to be at the Wealth Wise Summit, the Opportunity Zone Summit.
He's cooking for all the VIPs.
Yeah, really quick. Let's— I just— I love, again, Titan Impact Group, Titan being the Sentinels of the American Dream. This is his American dream. So really quick, in 3 minutes, tell us how old you are, how you started your company, how long you've been doing it.
Well, on the spot. On the spot.
Let's do it. I'm 24 years old. I've been cooking professionally now for about 8 years. Went to college, got my license in culinary arts. So I'm a classically French-trained chef who decided to go barbecue.
Love it.
It's my favorite thing to do. And yeah, I'm just cooking up amazing foods. For people.
So how, when did you start your company?
I started my company about 2 years ago.
Okay. And what do you mainly, who's your ideal client avatar?
Companies and their corporate events and, you know, birthday parties, weddings, and stuff like that. Just getting those people fed so that way not only are they having a good time, but they're eating amazing food, which also just elevates the experience for all involved.
So freaking awesome.
Nice.
And from there, I mean, I know you have your nephew who helps you.
Yeah.
Your mom helps you. So it's like—
I just kind of put the family into it. Listen, if somebody— if I got to cook, everybody's cooking.
Okay? That's how we do things around here.
And then what's your dream moving forward to expand this?
To expand, I want to get a restaurant chain, which is actually something I'm in the talks of now. I just hired a consultant for my business, so. They're helping me map that road to getting the picnic pit.
So you hired the who that knows how to help you expand so that you don't have the brain damage of figuring that out.
Exactly.
You can just stay in your lane of being the most extraordinary cook ever.
If you don't know how, find someone who does and have them teach you.
Right answer.
And that's— and that leads to what we're talking about, like why Catherine's hosting these two events. The first event being the opportunity zone, she didn't know anything about it. And I want to go back and answer that for some people real quickly. Go to the GPT store or— well, yeah, go ahead. Go back to— go back to the GPT.
It's still running, so we'll come back to that in just a sec.
Yeah, let that run.
So explore GPTs.
Explore GPTs and go to OZ Wizard 2.0. And this is for Casey to go go after OZ Wizard 2.0 GPT.
So there it is. Okay. So there.
Right.
And then when you do it, make sure you pin it to your bar over to the left.
Right.
So you don't know how to do that. I want to show you. So right here, it's— well, it would say pin. It's on my sidebar. So but it would say pin and then you pin it to your sidebar. So pin Deal Hunter Free Estimates and then the OZ Wizard. Yeah.
Go ahead and do dictate real quick.
Okay.
What, what is the town, Casey, that you're looking at?
East Spencer, North Carolina.
Cancel that. Okay, go ahead.
I want to look at—
hit the X, try it again. Dictate. We'll get two machines cooking. It's Spencer, North Carolina, you said?
East Spencer, E-A-S-T Spencer, two words, North Carolina.
Okay. Hit the X, hit the X, hit the X, delete that. I want to take a look at East Spencer, North Carolina for Opportunity Zone program style developments. Show me the last 10 Opportunity Zone developments or QOZBs that are in this area and give us an update of what, what areas we can, or what businesses we can bring to the area that the community would appreciate. And so this book was written, or this GPT was written using all the rules and all the legislation to validate, validate the different projects that are in that area. You want to go bounce back to the snapshot here in Atlanta? So it looks like here what was put in there, let's verify it real quick right now. Does Dwayne, uh, Dwan, yeah, Dwan, uh, take a look at the information here. Does it sound about valid? Uh, because again, we don't have any more information than that address.
Yes, he gave this to us.
Yeah, what do you think? Does it sound about right? A 0.35-acre lot, built 1958, single family, all that stuff.
Yeah, 4, 6-bed, 4-bath.
Yep, it says weird layout. Yeah, it is. It's a weird layout. Okay, so the garage is—
the garage is, like, the front of the house is facing one way. The house is built kind of like on a— it looked like it was built on a hill, and the garage is on the side of the house, and it comes out through the basement.
Got it. Okay. Yeah, I'm familiar. What, what is it? Metro Atlanta? Yeah.
Atlanta.
Okay. I'm familiar with Atlanta pretty much. So it looks like as a 70% rule, if the ARV is $240,000, you're looking at about $168,000 that you should be offering. So if they're asking $275,000 or even anything over $200,000, it's too high. Okay. Because of the max allowed offer based on repairs and all the things you're going to need to do. Scroll down and get on the math on that. You can see here that if your repairs are $60,000 at the top end, you know, your, your max allowed offer is going to have to be about $108,000. Because of the way that it factors in the 70% rule. So are you familiar with the 70% rule?
Yes.
Okay. So based on all that information, this is kind of how it breaks it down for you. And you're not having to sit there with a calculator and a notebook and figure it all out on your own. Keep rolling through it. This is your rental math showing your cap rate differences, right? And having like 40% expense ratio just as a quick number to work from. It shows that you have a cap rate between 5.5 and 7. So that's a decent cap rate for a single investor, but it's not going to make you rich. And if anything, www, it's very, very volatile. It's very, very edgy as far as like if you have any kind of failure, you're going to lose. So cash flow and DSCR, you're looking at this and you can see that you're Cash flow and DSCR scores are going to show that you're in the negative. So it's not a, it's not a financeable project at 20% down. So you'd have to put more cash down for it to make sense. Even at an LTV of 75%, you're at still at a 1.13, which barely scraping by because they really like it if it's at a 1.2. Keep going on down. And then some of the red flags. The due diligence, like 6 bedrooms, 4 baths in 1,000 square feet is very odd. So, uh, because if you do the math, that literally leaves like 300, less than 200 square feet or 300 square feet for each of those rooms. That's, that's 100 square feet per room. Like, so your bathroom, right? Your bathroom is typically 5 by 7 to say, to say 6 by 7, that's 42 square feet. So if you got 4 of those. You're already chewing up like 200 square feet right there. And then your bedrooms are about the size of, again, closets probably. So Scottsdale closets for sure, especially the ones with no doors on them. So your offer strategy here, you can kind of break it down for the guy and explain where you're at, you know, and I allow ChatGPT to be my villain. I will let it write the email or the text message and I don't have to worry about it. So, because in business, I don't take anything personally.
So right here, it just did it.
Boom. How to take it back to the seller. And this is how I designed this program to do all this work for you. It does it all for you. You don't have to do nothing. You literally just put in the address and told it to run this deal, right? Is that what we did?
Yeah, that was it. Yes.
Come on. Is that the easiest due diligence you've ever done in your life?
That's the—
can you, can you hit that prompt, run this deal?
I just don't like— I just, I'm not, I'm not, I'm not the— I'm not gonna go back and forth with a seller about a property because I, I run numbers and it's saying everything that I said in the beginning, uh, based off of the area. So every— it's, it's literally like a confirmation, and I— that's what I like.
So yeah, you're like, you're the who that knows how. Like, this isn't, this isn't like mamby-pamby put together. This is legit. There's over 30 different references. Validate everything that, that KPD just said, all the way down to the USPS.gov, right? So it, it, it researches everything and anything to figure out what's going on on stuff, right? So, um, it knows to scrape every type of property out there, and we're expanding it too. So go ahead and go back to the Opportunity Zone thing. We'll showcase you that real quick. Um, so here's what we got in, uh, East Spencer, North Carolina, and adjacent to the Salisbury area. I hope that's where they make the steaks.
Yeah.
Um, so publicly announced projects and actively marketed QOZs, uh, in the area. Dunbar Village at East Spencer. This is a, um, Stesanozzi project of 45,000 square foot flex community services with a 30,000 square foot education space. Then you got the Dunbar Village Phase 2 affordable housing. You got Rusher Farms Commerce Center, which is a, uh, QOZ. It's in a QOZ location. Marketing materials explicitly position it that way. Doesn't mean that they're going to do it that way. It means that they want somebody to buy it do it that way. CMC Operations. I think that's just a redundancy of the one above it. The Rusher Farms. Again, it's, it's, I think it's just repeating itself, finding other properties out there because it's referencing the same property but from 3 different places, 4 different places. So now there's 4 of them. Rowan EDC, that's the Economic Development Council. Okay, click on that flyer, see if it pops up, if you don't mind for me, Catherine.
Sorry, the Rowan number 6, the bandit number 6.
So this is just a, a, a drawing of two buildings that are, are built, that they want to build out there, over 500,000 square feet. It looks like almost 500,000 square feet, 10 megawatt of power coming. What's that sound like?
Data center.
Looks like a data center.
But 10 megawatt ain't Italy. Like, they— 10 megawatt ain't gonna please nobody. So, uh, 10, like, 10 megawatts, baby, the baby data center. It ain't even baby. It ain't cheeky.
So, um, it's prenatal.
Yeah, it's perinatal. It needs to go to NICU. So Empire Hotel redevelopment. This is in downtown Salisbury. Does that sound familiar, Casey? Are you familiar with these areas?
Yes, yes, they're really close. Like when you cross the street over, you're in Salisbury, right? Like, like they're really close together, but both Rowan County.
Yeah. So this is what, this is what the OZ Wizard's looking at. It says that OZ Development wants to live in East Spencer at the I-85 area with a logistics hub. You got the Dunbar, uh, location where there's education, workforce training, small business incubation, affordable housing and workforce housing. Then you've got the downtown Salisbury area where you got mixed-use rehab, historic adaptive reuse, small retail, and apartments. Now, the key here is that in the Opportunity Zone space, you have to have what's called significant improvement, meaning that you have to spend at least 51% of your funds on the improvements of the property, not the purchase of it. So what businesses in the community most likely appreciate are going to be neighborhood-serving retail, healthcare access, childcare, uh, trades and workforce training hubs, small business and flex spaces, and then quality of life anchors, meaning like senior services and assisted livings.
He's there at the house. Okay. It's early and I can't connect.
To what?
The Ring app.
Oh, you're, you're involved with something. And so we can probably call him and tell him to start and we'll be there in a minute. And you can just leave everything here and go take care of it and come back, or I can go. Which I would rather be the one to go.
Yeah. If, yeah.
Okay. So, sorry guys. It's been fun.
Do you want me to hold my phone up and you can talk to them? Since it just pinged my phone too.
We've got, we've got like 5 minutes left. So no worries. Come back tomorrow and learn more about it. But this, hopefully this worked for you, Casey. Tell me what you think.
No, this is helpful. Very extensive.
That's what I said.
Pretty amazing, right, Casey?
Yeah.
Again, how long would that have taken you to figure out where those are?
Right. The thing is, you know, wanting to have all of you be able to see, you know, the, the, the tool. So make sure you go to the, what is it called? The go to the GPT Explorer, ExploreGPTs. Make sure you put in the Deal Hunter by Land Shark and that you pin it, right? And then the Aussie Wizard, pin it. Here's the other one I'm going to show you. This is free estimates. So get this one. These are, again, will save you an enormous amount of time and heartache. And again, back when I was running the Flipping Females and partnering with women and flipping. We flipped about 500 houses. If we had that many houses, the amount, the painful amount of time that we spent having to get estimates, having to, you know, do all the things. Yeah, we would have saved ourselves an enormous amount of all the brain damage. Right. So here's the other thing.
I invite the other one to Catherine. Do you want to show is the investor survey?
Yes, that was the one. I was actually— you read my mind. So the other one I do is if you go to Land Shark Investor— oops, if I could spell— there it is, Land Shark Investor Survey. Go and do this survey. So you just hit chat and right here, I'm ready to take the survey. So literally hit that. And it's 125 questions. Just answer them. There's no right or wrong answer. And welcome to the KnifeSharp Investor Assessment. Send us the, the results that you get when you do that. Then— hold on, sorry, this appraiser's— hello, Catherine speaking. We are literally on our way there. You said between 10 and 11, so I had scheduled to be there by 10. So yeah, we're on our way right now. Don't go in the backyard. My dogs will probably eat you alive. Thank you. Okay, bye-bye.
Or lick you to death. Well, he's male, so Chewy could go after him.
Anyway, back to the point. Um, yes, please, please, please do this survey. And here's what's super cool about this is it literally does a personality test on who you are, like some of the major investors out there, and we match your personality up with those investor styles, and it gives you insight into being able to keep you on track with the type of investments that actually resonate with your personality. So for me, I started out doing buy and hold wholesaling, flipping 500 houses, having a hedge fund with vacation rentals, and I did residential ground up, commercial ground up. And then it was— my husband died tragically in 2018, leaving me a widow and single mom. But I created 13 streams of passive income for myself at that point. And it let me take a year off and grieve. But during that time period, I was able to really self-analyze, you know, the type of investments that made my heart sing and resonate with me. And so what I came to is two things: I like to be the bank, and I like to rent dirt. So if I had this survey prior to that, and I literally only focused on being the bank and renting dirt, I— my portfolio obviously would have grown so much more. And I invite everybody, if you are so called, to go full cycle through every single type of investment to see if any of it resonates with you. My second book, I actually talk about how to do this and how to actually process it for yourself. But this will springboard you forward faster. Katya just did it with us, and I feel like we just like shaved off about 20 years of lessons.
Oh yeah, I'm gonna do it today.
And so now we're focused on these are the type of investments we're going to be working with her. And the same with all of you. So if we know exactly what your personality is, it just again helps shave off decades of, you know, lessons that, you know, let's get past all that and just go to the things that make your heart sing and that resonate with your personality. So with that, please do that survey, send it to us. We'll analyze it and then come back on and show you. And literally, Katya, did it blow your mind?
It was amazing. 100% worth it. And it comes up with a plan afterwards, so I would 10 out of 10 recommend it. Mind-blowing.
Yep, a whole map for you.
And Catherine, where we send it to? Your email?
No, so at the end of the, um, chat, it'll tell you exactly what email to send it to.
Okay, perfect.
Tommy.
Yeah. Yep.
Okay.
Instructions all the way through.
Okay. Thank you.
You're amazing. Bring the deals tomorrow. We're going to keep going through them and moving forward with all the things. That's what we're here for.
Perfect.
And if you haven't done it, your homework is to go read the book Who Not How. I want you all to master that. So, How by Dan Sullivan.
I keep hearing that book. I'm about to go order it now.
Please. Please, please, please. It'll be one of the greatest gifts you ever give yourself. Love it. Okay guys, have an amazing day and we'll see you tomorrow.
Bye!
See you!
