Steve from Titan Impact Group explains why mobile home park ownership is profitable: owners rent the land, not the homes, so they maintain infrastructure while tenants handle their own units. A $550/month space rent versus $1,500 for nearby apartments shows the margin. Scale by volume.

Hey, everyone, it's Steve with Titan Impact Group, and I'm just back here in one of the rooms of the shop. We're wrenching on some Bobcats and stuff, getting ready to do some, some cleanup. But one of the things I just wanted to point out, when it comes to just the craziness of rent prices, actually the mobile home park that we're in right now, the rent is 550 bucks a month. And again, we just rent the dirt, which is genius about it. We don't own any of the mobile homes or anything else like that. That's, that's a big mess whenever you own mobile homes. But man, if you own the dirt. And hey, you know what, as long as what's underneath the dirt is good, and that's what I'm for. That's, that's my expertise is making sure all the infrastructure and utilities are in great shape. But hey, as long as you do that, it is a cash printing machine when it comes to mobile home parks. And the thing is, is that you do it by volume, quite frankly. Like I said, the, the space rent here is 550amonth, but the apartments that are literally next door, we share a wall with them. A one bedroom, one bath apartment there is going for almost fifteen hundred dollars. So basically three times what people are paying here. And you know what, we're a lot more profitable because all we got to do is just maintain the dirt and what's underneath it. So that's another exciting way to make some sweet portfolio profits. I hear that Ken just started up the Bobcat, so I better. That's, that's my cue to get out there. So with that, may you never awake from the American dream.
