Two investors evaluate a property from the Deal Room under different strategies: a no-go for BRRRR or rental, but potentially viable as a five-room co-living facility for a sober-living nonprofit like Oxford House, which receives government subsidies or private payments.
Did you see the deals today in the Deal Room?
So your go, no-go, go, no-go shows right there. If you're buying it as a primary residence or you can get it well below listed, but it's a no-go if you want to do a BRRRR, it's a no-go if it's conventional, rental, stuff like that. Right. So let's, let's ask it to look at it as a 5-room co-living for a nonprofit. And do you know what kind of nonprofit it is?
This is, I think, sober living. Oxford House does a lot of sober living. They also do homeless and stuff. Right.
So sober living is based on a fixed rate, typically paid by, by either subsidy or, or government. Um, if it's a private pay, they typically increase and, and have a higher amount.
