understand how the wealthy are actually doing it, you literally can do this too. So again, write this down: your earned income is meant to buy assets that provide passive income, and then your passive income pays for your lifestyle. This is a really, really important piece that people need to understand, because again, if you don't do that, then you get stuck in the time equals the money trap. So again, like I said, like, if when your income increases Good morning, Miss Katya.
Good morning, how are you?
I'm good, how are you?
Good, thank you.
Good morning, everyone. Good morning. Super excited you're all here. We're going to be doing all the fun things today. Um, got this different background. Um, so yeah, so, uh, we got lots of things to, um, run through. Yesterday we had, um, several meetings which were really interesting. 2 that these companies that are wanting us to potentially raise capital. One is for, they're looking for hotels and they turn that into a full sober living thing. So, and then the other one is called FitLabs and they're wanting to expand. And then last night we went to another networking event. It was a dinner. And, uh, we have somebody who's wanting us to raise capital for a golf course. Um, and then, um, uh, what was the other one? There was another one. So many freaking good things going on. Here's the point is that as these people come to us and that they're looking for deals and like the things, um, I'm clear when we're getting clear on what their buy box is. All of you, we're gonna give you the criteria and you get to go out there and find it. And then we structure the deal and then we all get to be a part of the deal.
Nice.
Specifically what the end user wants. Pretty cool. Yeah.
That's awesome.
So again, here's how I want you to think about this is that we provide a solution, but our solution provides a problem for somebody else, right? So when you can understand that your business, and I want you to like just look at this from a business perspective, that your business solves a problem that somebody else created. So when you can understand the piece, the role that you play, that you're the who that knows how for the thing, that there's a company or something that is creating the problem and you're the solution provider for this. And then on the flip you're creating a problem that now something over here, somebody over here creates the solution for. The point being, when you can understand the 3 companies, so to speak, and what they stand for, and then form alliances with the ones on the front and the back end, all of a sudden, like, all the referrals and all the things that we do going back and forth now create this beautiful flow for them and for you and a whole ecosystem. Cool, right?
Yeah.
So we are a part of the solution for these people that are coming to us and wanting us to find these particular, um, asset classes.
These—
and then so for all of us, given what we do with AI as we master it, we become the who that knows how to specifically find these, to structure it, raise capital for it, and then keep doing it over and over again. Pretty cool, right?
Yeah.
So, yeah, the other piece is that going to this dinner last night, again, it's the, you know, when somebody invites you, you just go. Like, no idea where we were going, who we were going with, like, no clue. And we show up and it's in somebody's backyard. Good morning, Dan. It's in somebody's backyard. And we walk like through the side yard. And oh my gosh, this was like a kid's freaking dream. They literally have like a whole— on the right side, they had like a soccer, half of a soccer field set up with the giant goalposts. So the kids could be like kicking the soccer balls into there. And then there was a pickleball court. Corner. And then there was these in-ground trampolines with a basketball hoop. It was so cool. And then we kept coming around the corner. And then they had a kitchen, an outdoor kitchen that was all shaded and covered because Arizona is 100 and holy crap. And then beyond that was this ginormous pool. But the waterfall wasn't a typical waterfall. It was like a a metal-like structure, and it just had the, the rain streams coming straight down into the pool, which was very cool. But right up above that literally was a platform that you could climb up onto, and then there was a water slide. But the platform was so that you could literally jump off the roof into the pool. That's— but it was like, oh my God, these— the kids that live there, like clearly they— all their friends always want to come play, right? I wanted to play. It was like— and, and there were fire pits like everywhere. So they had under that structure, um, where they had— where you could jump off, there was like a, a fire, um, I don't know what it's called, not a table, but a fire— it was a rectangular fire pit, linear fire pit. And so there was that, and then over, like, on the far, far side of all of that, there were these beautiful trees, and under that they had like a round fire pit with a bunch of rocking chairs around it.
Oh, fun.
I ended up going and sitting, and then they had this, um, ginormous— I want to say the table had to be like 20 feet long. It was huge. And that's where they had the food, and, you know, bunch of us sat there. But anyway, ended up meeting some of the coolest people again, and, uh, we're gonna do some cool things. So I'm really excited. I'm excited. Here's the impact for all of you, is that it actually does impact all of you for the things that we're creating and what we got invited into and people we got invited into. So you're all going to be invited in as we, uh, continue to, um, develop these relationships and these synergies for what's happening to grow all the cool things. It's again mind-blowing. So whenever you're invited, just say yes. Like, just go. You have no idea. And again, to understand, like, I have severe social anxiety that I have to deal with and battle every day. So it's not like I'm like, yay, not my reaction. My internal reaction is— so hold on just a second. I need to let Tanya— cute outfit. Yeah, love it. Okay, so Alyssa just came here and she's in her cute pickleball outfit. I want to go play pickleball. Yes, the weather, thank God, right this time of year, it's been amazing. Um, so, uh, where are we at? Uh, so I just went over yesterday, uh, Tommy, the meeting we had with the Nova people, FitLab, the golf course. I'm thinking of what else came out of last night. And the whole— here's the whole point being is that as we have these operators that are looking for these particular type of properties, right, this is where our team comes into place because we can give them criteria of what these companies are looking for, and they can go find it, right? And then we can structure the deals so that we all get to be included in on what's actually being created for them. So again, the whole point being is that we are the whos that know how to go find this exact criteria of what they're looking for and be able to structure the deal and bring in the capital and all of that. That's where the problem was created. We provide the solution. But on the flip side, now what is the problem that we're creating that other companies now solve? So for instance, like a bank, right? We create the, we create the problem, meaning that we need a loan for this particular asset. So the bank would be providing the solution, or say a title company would be providing the solution, or like So I want you to start thinking, like, what are all the outcomes of when a transaction happens of all the different companies that participate that solve a problem that essentially we're creating? So I want to just stop for a second. And inside of thinking that way— oh, I'm echoing. What is it that you're hearing inside of what I'm sharing? Because I want to make sure that what I'm sharing is landing and that it's clear.
I think it goes around what you said before about like solving, like looking for problems that people are dealing with, then finding out like what is the problem that we can work together to solve for people, and then by being clear on what that is and what they need, so then we can go out and find the right property or land or whatever to be able to solve the problem. But then there's also problems that we have that there are other businesses that will be able to help support us and solve for us.
And so creating those relationships so that we can create that synergy, so that when somebody comes to them and says, hey, do you know somebody that solves blah blah blah, like, yeah, we're it, right? Like, for instance, Dan. Like, Dan and I got connected because I have a bunch of Canadian investors, friends and family of mine, that want to invest in my deals. But in— it's, it's not a simple process to invest from one country into the United States. So there's a very clear process that needs to go through that I didn't know how, but it turns out that Dan does know how. So we're collaborating with him to help solve that problem for my investors, and we all get to participate in it. Like, how cool is that, right? Like, it's a very clear example right here. Um, and hold on, the Grand Master has arrived.
Stop it, I'm not the Grand Master or nothing.
There you are.
Um, excuse me, that's a derogatory term depending on what—
Grand Master, really?
Right, like I'm, like I'm from Georgia or something. I'm words out there by, by Wayside, Georgia wearing my big white crown cap. This is exactly what I told you all about. You can be a certain color Canadian and be racist. When your blood is made of maple syrup, you have zero concern about being a racist. Not, not melanated. Wow. Tommy, somebody needed him. Stop that.
I'm gonna mute him.
I'm gonna mute him.
Hey, can I get about 10 wows please? Good morning everybody. I've been hustling this morning, so I feel like I'm grand at something, but it ain't a— it ain't at being a master or nothing. Um, so, but yeah, no, last night was an amazing, uh, event, and Catherine's talking about all the cool stuff we did, but Um, this morning, some of the cool stuff I'm doing is trying to get a title company to recognize an Arizona company that we're trying to start so we can get the damn data center closed. We get our disclosure documents done, and then we can't close on the property. So just all the cool things that happen around, in and around doing real estate and business and stuff. But, you know, solving people's problems is exactly what I talked about last night in our group, because it was a networking group, and we had to do some exercises around networking. And, um, you know, sitting right next to me is this, uh, the, the lovely Alyssa. She's, uh, trying to solve problems for the private jet industry by providing people with access to, uh, private jets on what's called dead legs, right? If we can solve a problem of, of dead flights, right? Like, it costs, let's just say, $10,000 an hour for, for Catherine and I to fly from here to Las Vegas, but then that plane flies, flies back to Scottsdale for free, right? It don't stay there and wait for us, right? It's got to get back to Scottsdale so that it can go and do another, you know, flight somewhere else.
Go ahead and log into landshark.com/webinar so people can actually see you. We'll just mute you, but at least they can see your beautiful face.
Mastermind.com. And by the way, today is the landsharkmastermind.com webinar. If you want to learn more about what Land Shark is about, where it started, the history, like all the stuff There's gonna— we're gonna have a 45-minute webinar tonight, myself and Trevor hosting it, uh, live. Uh, so come, come learn about what, what the, you know, Trevor, right?
Um, Katya or Blake, can somebody put the link in the chat so that everybody can, um, yeah, because I also want to repost it too.
Thank you, Blake.
Register.
Yeah, thank you.
That's the registration link. The dates are still swapped on the Land Shark Mastermind, so you have to go through the April 28th day, but that's the correct link.
Yeah, I think that's what happened the last time on Tuesday that—
if you go to the website, I think I have the website with the accurate dates, so let me send that right now.
Can you? Yeah, because I've been posting about it, but my people got on the wrong The main website actually has the proper date. Okay, got it.
If you go to Land Shark Mastermind and then it's /7-streams, it should be on there.
And Blake has already posted the, um, the Facebook Live, so if you could just jump on that, open, uh, share, all the things. Because what does this do? This allows for more people to learn about what we're doing and understand we're the whos that know how, which means they're going to come in and say, I need this particular type of property. You all are going to be able to go deal hunting, go find it, bring it in, restructure it, add more commas to everybody's bank accounts. Anybody interested?
Anybody?
Anybody?
Anybody?
Anybody?
What are we doing? What are you auctioning off?
Adding commas to bank accounts.
That's good, that's good.
That's what I'm auctioning off apparently.
I, I heard anybody, anybody, anybody, anybody? I'm a better one, I'm a better two, I'm a better one, I'm a better two.
Really? Okay, thank you, thank you, Katya. I can use this.
All right, so, um, Sarai's in the room. Um, I sent— I don't have your email for some reason, Sarai, uh, but I sent over what Carlos had sent to me.
Okay.
Um, I sent that to, uh, um, to the, uh, Rootmaster, uh, because his email is the one that I do have.
So, um, well, I will get that from him in a few hours. He's flying right now to Dallas, so when he gets there, I will hit him up for it. So we can follow up. What's the next step? Did you say that in the email?
We gotta review it.
Okay.
So everybody give a big hello to Alyssa. Woo woo! Hi Alyssa. Nice to meet everybody. Okay, Tommy, what are we working on?
Do you want me to share the screen? I'm just doing a bunch of, uh, responding to text messages and all that. Um, one of the things I wanted to kind of, uh, spin to real quick is, um, Sarai got the email. I want to see if we can pull it up real quick and share it on— because you're logged in there. Yeah, under the Land Shark account. Okay, I think that it's in my email right there. Um, I had sent it over to, um, it says, as promised, attached, please find the offering memo with the original prepared CBRE. My client originally offered property for sale. As discussed, the property was upzoned by the county and it now enjoys a UCC zoning. Uh, as we also discussed, many offers were presented back when it was offered for sale. My client accepted an offer for $18.1 million. Unfortunately, the reason we discussed and the purchase were never closed— I spoke with my client and apparently they are pretty far along in negotiation with a potential buyer at the moment, although nothing has been signed yet. So, okay, like, you, you can be as far off into the weeds as you want to be. If I write a contract, I'm first in line. Uh, if you're interested in purchasing property, you must move fast. Ooh, fear loss. Lawyers suck at fear loss. Um, because all it makes me want to do is just sit back and go, okay, I'll watch this, you know, let me get some popcorn. Go ahead, try to sell that piece of crap, right? Katya, pay attention.
Um, I'm writing notes for the—
I am.
Oh my gosh, this background.
I know you're doing it. Wow, that's dark.
Yeah, that's a sassy jar.
It's not— that is a sassy jar. That's $100 in the sassy jar.
Listen, somebody gonna be happy when I pay their EMD, man. I ain't worried. Yes, but here's what's gonna happen. You're gonna take me a month to fill up the sassy jar between all y'all. We can, we can do a probably a good $10K EMD with the sassy. I get one day from one room from one hour.
I don't know what you're talking about, Tommy.
See what happened?
Boom, right?
It's literally like an auction at that point. Do I hear a 100? Better, 100 better. 200, 200, 200, 300. Who got a 4? Who got a 4?
Okay, so where is— I'm looking. So it's in— are you saying the email's in your—
right there, Carlos.
This one?
Yeah. Okay, and then Carlos right here, and then down he's got all of this cool— he's super cool buttons. Yeah, and then go down a little bit more and there should be an attachment right there. Hey, Katya, I have a new background for you.
I don't understand how I'm the sassy one. I feel like we should put that behind Tommy.
That is Awesome.
Blake, if you don't mind, can you go ahead and just attach that permanently? Like, just make that copyright.
Blake!
Oh wait, hold on, give me a second, give me a second.
Hold on.
Oh no, he's very quiet.
Blake, you not following the rules, man.
Out of nowhere.
So back when I lived in Florida, I put—
oh, okay.
I put a roof on a chicken farm one time. It sounds a lot like this.
Oh goodness, Blake has ninja sass.
That's what Blake got.
When you least expect it, when you least expect it, he comes with it. Hey Blake, Blake, in case you didn't know, you're driving, you're driving to Arizona with her. You know how long of a car ride that is, bro? No, I know. When are you going to air it?
When are you going?
They're supposed to be coming out here, I think, for the 19th, but I don't know.
It's good AirPods, it's good.
Sometime in May or June.
Okay, let me know what date they're going.
Yeah, we're trying to do the— trying to do it on the— on the virtual summit, maybe get them out here for that. Um, so you want to make that bigger so everybody can see it? Like go full screen with it. That— see that cool green button right there? Where's my picture? Clink, pop it up. What's going on? It hates me today.
It's not personal.
There we go. And then can you do this, uh, plus button somewhere?
Here's what I need to do. I need to download it. And, um, let me just download it because then I, then I have full control.
I was gonna show you some cool tricks, but whatever works. Can we just not do the green button? Yeah, come on.
Hold on, it's like— see the spinny thing?
I do.
Means I can't do anything.
So there we go, there we go. I don't know what we mean there we go because we're still back at the same spot. Um, I'm just trying to get it to full screen. So this is not full screen. Can we, can we just do full screen? No, there's a button on there for full screen, I think, somewhere. This is full screen. This is okay. Again, this is not what I'm used to, but I have no idea. Anyway, I guess we can try to figure it out. So this is the investment, uh, it's called an OM or offering memo. So you got your site overview, and then so there's 3 parcels involved here. There, uh, Sarai, when you went out there, um, we were looking at 1 parcel because what you had pulled, pulled 1 parcel, but he notified me there's 3. Now, right?
Right.
So, um, the current zoning for this is the UCC. At the time it was commercial tourism, but now it's urban center core. So that means that we can do multi-family, uh, retail, commercial, restaurant, hotel, timeshare, whatever we want. We're not limited and constructed, right? So if we wanted to put a marina there— I don't know how big the lake is— but if we wanted to put some like a marina there and, and have a boat dock and all that cool stuff, we But there's the potential there, it's ridiculous. Uh, but I think based on what I've seen, that's also an excellent spot for the, um, nursing facilities. Like having a senior facility there on that property would be excellent. Keep going down. So you can see here what they tore down was all these buildings right here, 1, 2, and 3. That whole thing is leveled. And it's clean now, right? You can see there's an old dock out there way at the end. See that one right way down there?
Here?
No, right there.
Yeah.
Oh yeah. So there used to be a way to get out to the lake from there, but they shut that down. We'd have to do massive cleaning across the back of that property to get that back in shape. But we could make that a beautiful lakefront property just like the place next door over here. See how it's all clean over there?
Yeah.
Right. So it just takes some, takes some work. But there's a 5-acre, an 8-acre, and a 4-acre, and you add all those up and it comes out to somewhere about 19.
So, wow, that's way bigger than I, than I started out thinking we were looking at. That's crazy.
Oh, sure is. Go ahead and go down. They said they were getting, uh, $18 million offer, um, on it. But these are some demographics that come from the area. Orlando's MSA Economic Review. And here's the thing, we can get this information straight off, straight off of the, the, uh, Deal Hunter, right? Right. Because this is what Deal Hunter was designed to do. I used to be a commercial realtor and I would have to make these things up, and I'd have to not make up the numbers, make up this slide. I'd have to go and research it. And, and basically, like that section that's called infrastructure right there, I'd have to, I'd have to spend hours hours digging up that information on, and now it's on data collection websites and trying to find data collection websites that had accurate information and data. Land Shark gets it in 3 minutes, not 3 hours, not 3 days, not 3 weeks, not 3 months. 3 minutes.
Well, Tommy, I'd love to know like what questions I should be asking for the, to get this kind of info.
Ready? Run this deal.
But I meant the specific, like, infrastructure part.
Like, I wouldn't know what to run a feasibility study.
Oh, okay.
Okay. Thank you.
Right? Because this is where this— this is a miniature feasibility study. You'd ask it to get you infrastructure info. You could ask it to give you development info. You can say, review the Florida DOT website for all new projects being designed and give me all the data that they use to to justify the, the, the, the building of, of a road. Because, ready for this, like, for a hospital to be built— I've built two of them— the hospital be built, we have to have it, we have to have a certain amount of people in the area in order to justify building a hospital.
And will Deal Hunter tell you that?
Yeah, if you ask it. You say, what, what? So I found out, uh, Florida's building a hospital at Quarter A, Corner B. What justifies building that hospital in that location? Send me the data.
So if we're looking at doing a senior living facility, what, what research could we— could Sarai ask Deal Hunter to do?
Let's get Sarai to pull it up.
Okay, so Sarai, I'm going to stop sharing.
Oh gosh, it's all good, honey. It's called the hot seat. Blake, I know, make a hot seat, make a hot seat, uh, Avatar, share it with everybody.
Diving for Dollars hot seat.
Really, Amor, do not do that. Do not, do not give me the mouth. No, what is, what is, what is the, what does, uh, uh, Sheldon call that, the face of smudgery? I don't, I don't need a face of smudgery to Yeah, you do. I need a hot—
yes, you do.
I need a hot seat pitcher. So, um, but okay, so Sarai's working on getting that loaded up. Um, Katya, what do you want me to—
wait, I'm sorry, what do you want me to load up?
I've got my, my, my chat up. Share your screen and we're gonna walk through it with you. This is the re— listen, the, the reason we do this with everybody is that the The more you do this, the more muscle memory you get and the better you're going to be at doing all of this.
So find your— that looks great. Find your conversation.
So over on the left.
Well, my conversation is not going to look the same as yours because when I ran it, it only had the one.
I'm 100% okay with that. Okay. Is that it right there?
Yeah.
Okay. So what I would like to do is I would like to make sure— did you get the email? Are you able to retrieve the email, or Catherine, can you?
No, I don't have it.
I don't have it.
Can you forward it, Mr. Wright?
Yeah, yeah, yeah. Let me see.
Where did I—
because we want you to download this particular, um, uh, start right there.
Go up over here. Go up, up, up, up.
Are you talking to me or Catherine here?
Tommy's talking to me.
There.
Okay, so I—
we got to get her, um, I don't have her email. What's your—
I think it's sarai@roop.com.
It is sarai@roop.com.
I am so sorry, we mispronounced it. Correct.
I know, I'm so sorry.
You know how long I've been waiting to drop that?
Otherwise, otherwise we're going to start calling it—
it's Sarai, that's how you pronounce it?
Yeah, I didn't know that.
Okay, she is my— she is my present.
Okay, that's so beautiful.
Okay, Malake and Katia. Okay, and here we go, here we go, here we go.
Okay, so I just sent you the email, and at the bottom of the email is an attachment. We're going to have you download it and then upload it into that particular conversation.
Okay, hold on.
Pause. Do you want me to—
okay.
Oh look, she cleaned up her desktop.
Who, me?
Looks like it.
No, it always looks like this. This is my kids on the back.
It's about—
oh, and it's so organized.
Look at all my— it's my desktop that looks like a mess.
Pay attention, Kathy. I just remembered whose it was that looked like that. Yeah, y'all, I have no idea what I'm doing.
So here's the email you just sent me.
Now, way to the bottom. Okay, there's an attachment at the bottom. Down, down, down, down, down, down, down. That one right there.
Download.
Yep.
Uh, I don't know, put it wherever you can find it fast.
Yeah, I don't know that I can do any of those things.
Download is the fastest. So then now Okay, here's this. Okay, go to your ChatGPT.
Uh, there's that, that, and then just drop it in.
Yep.
Okay, go ahead and dictate to it and tell it to, um, um, review the information. Go ahead and review the information in this document. And that's all I would tell it. I don't think it caught what I said.
Didn't?
Okay. Um, it'll think about that. Let's go ahead and write the, uh, let's go ahead and write a prompt for for it while it's doing that.
Go ahead.
Type into it that you want to review the area for the possibility of development of a senior living facility. And you can be very, very vague with it. Like, you're, you're, uh, you're new to real estate and you're, and you're just trying to have conversation with it. So talking to it, um, and again, this is why I encourage people to use the dictate button, because you can verbal vomit all over the dictate button and it'll figure it out.
Okay.
Um, you know, and so, um, one of the things that I like to do, and, and this is a lesson that I got from a guy— I don't know if anybody has like people they follow on, on, on social media about AI and prompting, but I found that the way you prompt AI is very, very, very important. If you make— if you tell AI to think, it's gonna think. If you tell AI to do, it's gonna do. But you can't tell it to do while it's trying to think, and you can't tell it— oh, you're trying to make it do something.
Really?
Yeah.
Collide actually can do both, though. That's interesting. I didn't know that about ChatGPT.
Well, it's not that it can't. It result— the results are better if you—
if you tell it two separate things.
Okay, I got it. In a way that, that— so like, I tell it to analyze the— like, we just sent it in and it and it just started analyzing the document. But if I would have said analyze this document for the ability to do a, a senior living facility, now it's going to look at the whole document that way. But right now what we did was we said review the document, and then we asked it a question about the area. That's all we did. So it's very basic information. But if I want to get detailed, detailed, I'd load the document again and say, review this site for senior living and give me the parameters on how I can make this happen. Show me what the returns could be. And again, I'm gonna verbally vomit into the Dictate microphone because I want it to absorb all the thoughts in my head. The second way you can do this is you go and open a separate chat and you, and you say, I would like you to create a prompt for me to give to Deal Hunter by Land Shark so that it does what, uh, does a thorough detailed review of this property like it's a real estate developer named Tommy D. That's what Katya's does. Katya's just, it responds like Tommy D would say. Yeah. So, but Katya prompts hers in that way as well. So here it shows, um, on the entitlement side that you could probably do 30 dwelling units per acre, which isn't very high, uh, per se. Okay. Um, and it would need a, uh, a, a principal use permit. So, um, The UCC is intended for intense residential development. So they're encouraging that there be a minimum density, not a maximum, but a minimum density of 30 units per acre. Right? So, looking at the rest of it here, it says why this area is attractive for senior living is because in Osceola County, the population is 13.5%, 65 and above. Okay. Yeah, so that's pretty— that's a pretty good number when you're looking at a population, uh, in an area especially as big as Orlando or the Osceola County area. So, um, the other nice thing is this is all the way inland. The chances of getting hit by a powerful hurricane are very slim to none. So that's something that a lot of people in Florida worry about. You'd be like, we are literally in the middle of the state. Like, God's got to be mad at Orlando to hit it with a hurricane, right? AKA 2005, AKA Charlie, AKA Katrina, AKA— I've seen all that. Like, bad people in Orlando at that time. Anyway, go down. Uh, say when. So right here, independent living, uh, assisted living. So independent living with the assisted living is more of a step down. It's kind of like independent living is they all live in this place, but they have a, they have a place where they can go get dinner. They don't have to cook dinner in their apartments. None of the apartments come with dinner or come with kitchens. They have like a little warming plate, a little microwave, but they typically make it at the The independent living facilities that I've seen are 100% like concierge, set up like concierge hotels. Room service, bed and maid service, all that stuff, right? And so that, that to me makes sense in this area. Uh, the next thing is the memory care, assisted living memory care, which means that there's much more intense care going on there. And then you got the age-restricted Active Adult Independent Living. So, um, so yeah, going through all of this, it shows that there's some risks. And I like when it points out risks because it's like, oh, this is risk-free, red flag. Yeah, so anytime they're like, it's risk-free, no it ain't. So, um, it says right here that only about 4.5 acres are buildable. Not based on the flyer. Do you see how it forgot what the flyer said?
Right.
You see what happened right there? So that's why it's important that when you put a document into it, you say update your knowledge to this. This is what we are now using. And so if you don't do that, it's only going to go based on what it's got. And then the rest doesn't mean very much after that. Right. Let's do a spam call. Good morning.
Good morning, this is the Better Business Bureau. My name is Daniel Osborne. I was calling to speak with the owner of Imperium Construction.
Um, this is, uh, this is one of the owners. Can I help you? Absolutely.
Then, uh, is it Tom?
Yeah. How'd you get my info?
Looks like you guys were referred to us by the ROC.
Okay, great. And, and the ROC gave you, like, sent you the info and said call Tommy and, and, and, uh, offer stuff?
It's more that we don't have an existing profile for you. You guys, uh, show up as a potential candidate for BBB accreditation.
Perfect. Are you selling those? Are you selling this to me today, or you just offering, and this is part of the setup through the ROC?
So again, I'm with the Better Business Bureau, so there's nothing to sell. If you want a free profile listing on BBB.org, we can set that up for you. If everything matches and you guys qualify to receive an invitation to apply for accreditation, we are a nonprofit organization, so there are fees based on the size of the company if you are approved by the board and become an accredited business. But those are minimal, and they're deemed as a necessary business expense by the IRS. It's not something you can really purchase. Again, you have to be, uh, reviewed and invited to apply, reviewed by a board and approved, and then you have to maintain and uphold those standards of an accredited.
Okay, great. Well, at this time, I think I'm going to take a break on that and, uh, wait until we get, uh, uh, get through our first year in business before we, we decide to go that route. I appreciate your time. Thank you. So who can tell me what, what psychological thing he tried to pull on me?
Well, they tried to offer you free stuff.
He tried to offer you free stuff and then tell you you couldn't purchase the accreditation, right?
You can't buy it, but it's free. So it's free, but you can't buy it. But then what we do is we tell you, uh, we're gonna, we're gonna naturally select you. Like, I'm gonna, I'm gonna see if you're good enough. Like, and I call it the pretty bride, right? Like, um, if you're, if you're pretty enough, I'll, I'll ask you to marry me. So anyway, I, I played that out so that everybody could hear like how people try to make money, um, and, and when they use psychological tricks to make that money, why it's impossible for them to make more than what they're trying to make, right? Like his goal is literally to trick me. It came in as a 602 number. You think the Better Business Bureau is located in Glendale, Arizona? No. So if he can raise money for this nonprofit, quote unquote, get you accredited, quote unquote, guess what? I challenge— I'm gonna, I'm gonna give, I'm gonna give a $100 gift card to somebody who can go look up on the Better Business Bureau how to become accredited and guarantee you ain't got to pay shit nor get an invitation.
Uh, no, that's not actually it. There is a fee for accreditation. That's the— Catherine and I know from years ago, like, the AAA rating on Better Business Bureau is mostly paid for.
Oh, so you just have to pay for it?
Yeah, you just have to pay for the AAA rating.
Trust, just because Better Business Bureau gives you— it says there's a AAA rating, it just means they pay more. That literally is all it means. Or my favorite is when you're on the plane and it says These are the top 10 greatest steakhouses in this city, right? Yeah, because they paid.
Yeah.
Yeah.
So, I mean, it still is a write-off. It still is. You know, some people, if you don't know it, then people think AAA rating is really good.
But right.
All bought and paid for.
It is pretty much bought and paid for. I didn't realize they were a nonprofit. I think that's a load of crap, but.
I like the NFL. So do you think they found you from the ROTC as well? Uh-huh.
Yeah, it says that it's $400 to $800 a year. Larger businesses goes into the thousands. It's based on how big your business is. They, uh, they'll give you an A to F rating, but to get the accreditation, you got to pay for it. And so it's a pay-to-play. So, um, and And again, like, I don't, I don't need the help, bro. I don't. You found me. So, um, but yeah, saying like the pretty bride, you know, we gotta, we gotta select you. You're not, you're not worthy unless we select you. So, you know, and again, this is why I designed Deal Hunter by Land Shark, was because again, like, people dump money into dumb deals because why? It got enough clicks. Like somebody blasted it out. It's like, oh, it looks like a great deal. It ain't going no great deal.
Well, and then it's the FOMO thing.
Yeah, right. It's Walmart on Black Friday, 75% off, and you lift the tag, it's the same price underneath, right? They just jack the price up the day of, day before, while y'all eating, eating Thanksgiving dinner on, on, on Indigenous Day, uh, Indigenous People Day. Um, then what happened was you were, you were bamboozled by the, the, uh, the tryptophan and the, uh—
okay, let's get back on track.
Anyway, go ahead. So we're looking at all this, and so, yeah, so, um, how about this, sir? Uh, I gotta say it, I've been programmed to say it wrong.
Okay, I believe in you.
I know you're Yay!
I know, it's hooray!
Yay, it's hooray! Run, run.
Did we say it right?
Run it correct. Run it, uh, uh, run it corrected now with the actual, uh, uh, OM and the prompt to analyze the full property now for this opportunity and what would the steps be to get there. Um, and then go ahead and let that cook and then we'll pull up— I wanted to pull up where Kathy is at on, on the, uh, Palisades.
Okay, so what, what do I need to say to make it recognize what we uploaded? Tell me that.
So when you upload it, you're going to dictate to it, just have a conversation with it about the— and we'll do it, but we're going to let it cook while you're doing it. So when you upload the file, which I did— no, you're going to do— you got to do it again.
Oh, I got to do it again.
Okay.
Gotcha.
So put it on there.
Oops.
And then dictate to it.
Okay, I'm not allowed to do this.
You're trying to do the whole download folder, honey. Don't do that.
Oh shoot.
Hello. I told you guys I'm not tech savvy. You guys are probably all just laughing.
This girl does not know what's up. Now do the dictate button and tell it that you want to do an assisted living facility and it needs to to, you know, uh, it needs to analyze this document for it.
Okay, so I want to do an assisted living facility, and I need you to analyze this document, include it with the rest of the information.
Yeah, yeah, so let that do it, send it, and then let it— yeah, it just took a second— let it spin for a while and, and get And it'll, it'll take, take a minute to think about it.
So cool. You can share your screen. Sarai, keep sharing your screen, but you can start share yours and everybody up at the top, you'll be able to flip back and forth between all the screens.
Thank you.
So right now I am sharing. Do you guys see it? Okay, so I have more information on the Blythe property, this one.
Okay, good.
Then the Palisades at the moment. So, um, the owner gave me a bunch of information. The rent roll summary, um, another rent roll summary. I think this is their income statement. Yeah, so a bunch of info. And then this is the text message to Bed— just about the the different type of upsides and details, whatnot. So I put that all in here, and it actually says that there's 2 possible deals. So one of them is a 20-unit apartment complex, the other one is a 32-unit apartment complex that they're both selling, and on the same street, correct. And, um, so this is a comparison between the two of them, and there is an option to purchase both.
Okay, okay.
Um, but it said that the property taxes are too low.
Yeah, because when they sell it, they're going to get upgraded.
Okay.
A lot.
So they're paying the property taxes for what they purchased the property, right?
Right.
So here, ready for this? We don't make an offer to buy the property. We make an offer to buy the— buy the company that owns the property. Why would we do that?
Because the property automatically gets just passed down and transferred.
We don't have to change nothing.
Okay. Um, so do you want to— here's just a little bit more information about what each building is based on the information I put in there. So do you want to dictate anything or not yet?
Um, what I—
this is too high, more defendable. And then here are the biggest red flags: the documents are seller-made summaries. Um, so it wants me to ask them wants me to write them this email.
Yeah, with no screenshots, real documents, real documents.
Don't, don't drag, don't drag me through the bullshit here, right? Okay, send them, uh, uh, let's, let's, let's— I want to do add to this a little bit. So I like the email that was written, but I want to add to it a little bit because it looks like this is possibly a a seller, um, uh, an individual seller versus institutional. And what I want to do is, uh, help them understand if they don't have all these documents, then we have to have a realistic price that matches that, or they have to get creative with us on how we can purchase this. Uh, and what we envision is more like a mergers and acquisitions, uh, process into the property versus a standard purchase sales agreement. We do understand that the, uh, current owner needs to do a 1031 exchange, to which, as an investment company, we would certainly, uh, entertain the opportunity to help them exchange into something. Um, uh, and we may make the, uh, uh, offer. Uh, we could possibly make a full price offer on the property to satisfy the seller, as long as they are willing to make the sale contingent on them reinvesting into something that we currently have available.
So our— while we're doing this, our famous Canadian Dan, he's here in Phoenix right now. Yeah, his phone just overheated. That's a real thing, by the way. That happens.
That happens. That's real. That's a real thing. So I would, I would— it's, it's in your tone, so I'm not too worried about anything except sass.
But oh goodness, am I actually—
I want to hear it from someone other than Tommy. Am I a sassy person?
Not even close. 100%.
Nobody do not Don't buy the bullshit.
Don't—
the BS. Okay, she says on a recorded—
because I'm like, if you mention it more than once, maybe I have to self-reflect.
No, no, but there's nothing wrong with bringing a little sass to somebody.
I'm gonna give myself a wow. Ready? Wow.
Whatever.
Some people bring the sass out in you, okay? So don't, you know No.
So it's not a me problem.
No, it's not a you problem.
Listen, listen, I am a human. My human design is a generator. Okay. If you have 0.001 ounce of sass in you, by, by coming around me, it'll go to 1.00%. So like, I will, I will intoxicate you on sass.
Yes.
Brings it out.
More, please.
I'm just, I'm agreeing with you.
Just like, yes, 100%.
100%.
I agree.
I mean, good girl. So, um, oh, it even gives me—
so it gives me a nice version and then it gives me a stronger version.
I did not see where it said the word nice, but I, I will agree that one is—
so this is a stronger version. And I always make sure to add an exclamation mark to after the hi, like, hi Pilar, and then exclamation point, because I feel like that really ties it together.
It does. It's, it's absolutely amazing. So go ahead and pick which one you like.
Okay. And then I'll email it to him and then get back to you.
Right.
That's the plan. Okay, cool. And then for the Palisades, this was created, um, and you said that you wanted to email me to email that so that you can have Dima do something with the calls.
Yeah, if we have, um, if we have a, uh, um, like a spreadsheet that he can go through. Yes, we might be able to pull calls together on that. I got a call with Dima though at 11. Right.
Okay, then I'll email that to you right now as an option. If it works out, it works out. If it doesn't, then I can call.
Yeah. Let's show everybody what you did. So what we need to do is we need to track down information on this property. And so is it expandable? Can you blow that up right there, Christian?
You'd have to download it and then open it.
Oh, there you go. So you can see here that it's— Oh, wow.
So it has the type, contact name, organization, role or department, the phone number, the email, the address, the priority of the order we should call them, why we should call them, and where they got this information.
Boom!
Dang, there's your homework.
Boom!
I mean, how cool is that, you guys? You know, to have to— if you had to go figure this out on your own, this would take like a year to figure out.
At least—
oh yeah, yeah, that's awesome.
So, um, and so yeah, so that, that looks good, Katya. Send that over, we'll get that cooking. I see Tina in here.
She is here and she's been laughing.
What is Tina cooking, uh, in, in, uh, where are you again? North Dakota?
Oh my God, very close.
Iowa.
Iowa. I, I get— I knew it was an I-state, but I, I, I was like, North Dakota. I, I look a little bit less suspicious if I'm like Illinois, Idaho.
Oh goodness.
So I'm like, I knew it wasn't Hawaii.
No, no, not Hawaii.
Somewhere where they used to fight over sheep I don't even have words. So if you're out there and you see Tracy, wave. Just say hi. I know Oklahoma and Iowa are pretty close, right?
Yeah, not really, I would say.
Not really. Next week we'll have US Geography 101. Maybe 8-hour—
an 8-hour drive, you know.
Right next to each other.
Arkansas is over there somewhere, right?
Oh gosh.
All right, what do you got, Cheryl?
Oh my goodness. Well, you and I might need to talk later.
I can help you with your state.
There we go. Now we'll all remember.
Yeah, like I literally have Kitten Play in my head going Hip hop, hooray! Oh boy. Wow.
Okay. And that was an actual wow.
I didn't even do that on purpose.
Okay, so here we go.
And it first, it just analyzed the original Four and a Half Acre, you know, so we scroll down and, and let's see. So. I don't know if it's really catching, like you can see it's still talking about the only 4.5 buildable acres.
Well, it shows that there's only 4.5 buildable acres. And so let's give it, let's give it a prompt to readjust its memory. Yeah, that's what I was asking you.
I don't think I did it right the first time. Whatever I did was not the right.
It's okay. What you'll do here is you'll tell it, Review the document for new updated information. It's no longer just a 4.5-acre lot. Review the OM for new, the newest information and update your knowledge base to that.
Okay. We'll see if that helps the situation. But what I wanted to ask you while we're working on this is Um, earlier in the document it said something about 30 units per acre. Can we— are we still thinking that we can use the loophole of the fact that there's acreage that's not buildable as in building up?
Or—
Yes, and it says that it wants a minimum of 30 dwelling units per acre.
Yeah, new one.
I would start a whole new one.
Okay, so go to Go to Deal Hunter again.
Well, wait, go down where it says I'm no longer assuming.
Not assuming $488,000 by itself.
Right.
So, but then the next thing says my current knowledge base is now 4880 only has 4.5 buildable acres, and that's not correct.
Right.
So I don't think it's updating.
And here's your choice: continue to correct it and say, um, according to the OM, there's many more buildable acres. And, and just what you're going to do is kind of like talk to it like it's a 5-year-old. No, it's what I want you to understand. You can continue to back and forth with it. Or just start all now. Like, because I do a lot of graphic design, and sometimes the graphic design gets crazy. There's 6 fingers on everybody's hands, it's turning people into Cyclops, and I've literally just got to scrap the conversation, go to a new conversation, and say, here's the information, let's start again. When I start getting frustrated and cuss at it, it's time for me to start a whole new conversation. I'll never get my GPT to pay a sales job ever.
There we go.
There we go. 17.91 total.
Okay, much better.
There we go. And then it just goes back to 4880.
Yeah, I don't know what that means for your ALF plan if you're planning to target the 4880. If you're planning to target the assemblage, then Your land basis is now $10.34 across all three, all four. So I would tell it, stop assuming this is all, stop mentioning 4880 alone. Quit assuming anything with, with just one parcel and assume it's all three parcels moving forward. And again, sometimes I, I have to be direct like a parent, knock it off. Don't do it ever again. This listens way better than any child I've ever raised.
There we go.
Okay, there she is. Now she got it.
Okay.
Yep. And so then go back and have a conversation with it. Say, what can— I would have the conversation with it to discover what your ROI potential is on a residential, a retail, a commercial, and, uh, um, and the assisted living. And, and just go through, like, when you went, uh, when you had your, your, uh, investor survey done and you got your, your 90-day plan and, and 12-month blueprint, um, business plan. I would, I would maybe start a whole new conversation. Use the, use the OM, use your, use your, your business plan that you got, put them all into the same conversation and say, and analyzing these documents, I want to come up with the top 10 ways I can create a real estate opportunity out of this property based on my, you know, based on my investor survey and based on what I have from this property? What would be the best top, top 5 things or best top 10 things to do on this property based on what I know and what I can do?
Okay.
You know what I mean?
Yeah, I got you.
Run with that. And, uh, and then kind of go from that. Anybody got anything else to throw in today? We got a 10:03 on the time clock.
We're good. If we need to—
anybody want to run anything else? Tina, do you have anything you want to, want to throw on the table? It's been a while since you've been here.
No, not right now. I'm, I'm kind of just working on, on Boone still, putting together some things.
I'm redoing my pro forma.
Yeah, if you need some help with that, let us know. We, we updated the Titan 23, uh, PPM. Um, we're also— and we might want to schedule a meeting with you and Amor um, about maybe a fractional and starting a fractional for Boone? Oh sure, yeah.
Oh yeah, let's talk about it.
You know, because Boone has a, has a lot of potential, um, for a variety of things. Event center, biggest thing was I think it could, it could, it could couple or, or, uh, be purposed into a, an excellent event center, wedding venue, etc. Right. And so, yeah, yeah, for sure, people get married in Iowa.
So yeah, that's right, come down and get married in Iowa. You can ride the, you can ride the electric trolley and then right up to the, the bikes and go over the High Trestle Bridge and make a whole event out of it.
We could probably get them, get them scheduled to get married right at the courthouse, get on a trolley, slide down to your place, dance the night away, and then go copulate in one of your motel rooms up there. No different than the way they used to do it.
We might have to tweak the ad a little bit.
You gotta consummate the marriage. Like, we could have a consummation trail right up.
Okay, wow.
I am the only man in the freaking room.
You are the only man.
So just know this: men are 100% only worried about one thing on their wedding day. Eating. Yeah, yeah, eating. It's 100% eating. Yeah, yeah, yeah, eating with gratitude.
Yeah, eating with gratitude.
My, uh, I'm gonna shift it a little bit. So, so I have, uh, I have my Catalyst grant and my BDF grant. That's like $170,000, $140,000 in grants right now that I'm trying to, that I'm trying to actually utilize before the end of July for my facade. So that's my focus right now. I just need to find, um, I'm getting quotes for my windows and, and the garage doors, all of the facade. That's where they want it to go because they wanna see external progress on it. So that's what I'm, I'm in process getting.
Wonderful. Have, have you been introduced to free estimates yet?
Uh, no, I haven't.
Oh, all right, okay, pull up your screen.
No, you do it so we can get through it.
Okay, so, uh, let me share my screen with you really quick. So, um, everybody, this is another one you're gonna pin. So in, um, your ChatGPT, you're gonna go to GPTs. When you go to GPTs and you do the search um, you look up this one, free estimates. So it says free estimates by Thomas Dobsek. See it there? Free estimates. And then you start the chat. And make sure when you do that that you pin it to your sidebar. Um, that's a really important piece.
But what you'll do, what you'll do, what you'll do with that one, Tina, is you'll, you'll go around, take pictures of your building. Oh, okay, sure. And you're gonna load it and you're gonna say, I live in Boone, Iowa, this is the zip code, I would like to start shopping for windows, I would like to get prices for a garage door. You can get— it'll give you quotes and locations to find the materials.
And then it'll give you the link to be able to click on to go and see where it is.
Very nice.
I have it pulled up now, so Yeah, so load it with your pictures, give it your address, and say, give me an estimate. Just what I try to do is start all conversations with a very basic prompt. Deal owner says run this deal, uh, free estimates is give me a free estimate, um, or give me an estimate, and, and it just produces that stuff. So, um, you know, in, uh, Land Shark Investor Survey Ready, set, start. And then, yeah, and then you got 125 questions a day. So, oh crap, there was somebody I told yesterday. Rook, hooray, hip-hop, hooray! Oh, um, I'm gonna do that the rest of the show until I get it right. But, um, I, I sent, uh, I encouraged, uh, uh, uh, since, uh, Rook to since you did yours, I asked Root to kind of go and do his investor survey as well. And more so because, uh, Root's got the experience with AI, and I wanted him to not only take it as an investor but also take it as a, uh, a professional in the AI industry to analyze the usefulness and stuff like that of it as well.
So if he can—
if he can get on that, jump on that, that would be awesome.
Okay, yeah, I started that, uh, yesterday, so The investor survey, and it led me into me writing down basically a page's worth of what I want my, um, top— where I want to be in the next 5 to 10 years. I mean, just even thinking about that, right? It's kind of like, um, I have some— I, I have specifics, then I have things that fraction off from that.
Yeah.
So it's hard to kind of narrow that down and put, but I do have specific things. Yeah.
All right. We've got people that need to get theirs done.
Yep. So, so, so that was kind of on my bucket list to finish today as well. But tomorrow I'm heading up to Boone. I'll take that free estimate, take some snapshots, get some pictures, take some pictures.
And then, and, and again, the more detailed you are in the pictures, The more detailed you prompt, the better your results are going to come.
I actually have a ton of pictures already. I've already walked the property multiple times.
Do I—
can I just upload them into the free estimate?
Yeah.
Okay.
Load them right in.
Because I have, I have all kinds of pictures of the property.
Very cool.
So I'll do that. I'll just start uploading those and see, see what it comes out with. But yeah, uh, so that's my number one with Boone is getting that grant money, at least start down the path of getting that used.
Yeah. And I think the second thing is getting the rest of it financed.
And I think I mentioned before, not to cut you off, Tommy, the pro forma for me, I'm just trying to get my numbers to pencil, not red, after the renovation is all done. And so when I can get that done, what do I need to cut out? You know, maybe I phase it in a little bit more instead of a complete, so that I can go finish, finish with my financing because the, an entire gut of a building like that with new MEP and everything is fairly substantial. And so it's getting the numbers to pencil off of all of the revenue too.
No, absolutely. And, and again, like I, we have, we have some tools that we can help develop with you on that. To help that process if you want. So let us know.
Yeah. I dumped the whole pro forma into the Land Shark and had it kind of review what I had in there. And it did come back with some ideas and asked it to also come back with any suggestions on how I could creatively finance it or cut, you know, cut my costs. And so it did provide some information that I'm navigating.
Well, let's, let's, uh, yeah, let's definitely visit with more on, on a fractional, um, talk with, uh, and even, you know, maybe even explore a, a, a, uh, a, uh, a subsection A3 on Titan 23. Um, yeah, we can figure something out. So if we can't raise equity for it, we can definitely raise debt for it and figure out a way to do it that's, you know, feasible and, and, and win-win-win for everybody.
Yeah, yeah. And I know there are more incentives probably from the city because they are supporting it 100%.
So, and I know 100% with city, county, and any kind of municipality, they like to match funds. They don't like to be the funds.
No, 100%.
Yeah. Yep. And that's even with the BDF that came from the city. It was a match for the Catalyst, which came from the state.
Right. So, yeah. So we'll help you out. Love to be a part of that with you. So let us know. Anybody else? Anybody, anybody got anything else they want to tag, tie in, go anywhere? Lori, you got any more wows today?
Um, I don't have a wow, but I did, uh, just a sort of a shout out. So I had a bunch of old leads. I have a lead source that I get for, uh, expired listings and for sale by owners and things like that. And they'd been piling up and I hadn't been doing anything with them. So I pulled I downloaded a couple of different sets of CSVs and pulled it into Deal Hunter, and it processed in a, in a minute and 48 seconds, it processed 701 raw records, um, brought it down to 619. So it found a unique property leads after address dedupe, which I would assume means duplication. And then I, yeah, and then I just fed it to rank them, you know, based on what it knows about me and whatnot. So it, you know, it ranked the top 10 because that's your thing. But I said, no, no, no, don't leave it to 10, just rank them all. So it created a whole spreadsheet, Excel spreadsheet from A+ on down. With what the source, what the address, what to say, you know, the whole world of, like, why it moved up to that particular level, and all done in, you know, all total, like, a 5-minute back-and-forth conversation. So that's pretty— like, I wouldn't have sat down to do 700 records on my own.
So impressive, right?
Yeah. Really great.
That's what it's about. I like it. I like it. So it sounds awesome. Well, thank you so much. Uh, and I forget anybody— Cicely hasn't said nothing the whole time she's been in here, so Cicely must be busy.
She might be dealing with her kiddos.
So, uh, and we got— I think we got everybody covered. Miss Catherine, you got anything else to add to it? Amore, you're late. We already— too late.
Once again, we have the webinar happening this afternoon. Um, so it's in the— if you want to grab it, it's in the chat there. You guys can get registered for it. We'd love for you to share it out with whoever.
Um, go to your Facebook, share it on your Facebook, make it a shirt. We got— you can go to Catherine's Facebook, share it from Catherine's Facebook as if it was your own.
Because here's the thing, I— again, instead of building your brand, you want to all be known for the people who are the who's that know how find exactly the exact property that these people are looking for. And with the whole team that can help structure the deal, bring the money to the deal, all the things.
Me and Catherine became Pace Morby's data center people overnight. We went to two Pace Morby events, said that we were raising capital for a data center. And by the end of the month, we went to another event and we became the data center people. And people were like, oh yeah, the data center people. That's how fast it can happen. Yeah, that's how fast it can happen, right? So dig into that. Amor, I do remember, um, the 3-day virtual summit. Did you see the, uh, did you see the—

You're the bomb.
Amazing.
So, all right, anybody else? No? All right, I'm gonna wrap it up with a prayer. Heavenly Father, we thank you for the blessing of this day, the blessing of all the things that we're able to do in this life. We ask that you continue to bless and guide us to do your will in your son's name. Amen. Amen.
