In any contract negotiation, only price and time actually matter. Everything else depends on those two. You can either pay full price and close in 90 days, or get 30% off and close in 30 days. If a seller wants full price and a fast close, that's a red flag.

I think for the benefit of everybody here, can you explain like the different terms that we can negotiate? Just because somebody says they want this much, there's all sorts of ways to structure it. So that's a win-win, right?
So you got, well, there's only really two terms that you negotiate in the contract: price and time. Those are the only two things that are really your negotiables. I want the refrigerator. I want the appliances. I want, I want you to fix the roof. Those are all contingent, right? To the terms. But the terms are always price and time. So when you're negotiating, if people want you to close fast and pay full price, that's a red flag. You gotta, you gotta work with me on something. So either I'm going to pay less fast or I'm going to pay your price, but it's going to take me a month. Because I want, I want to take my time trying to figure out if that price is valuable, if that price is worth it. Right. And so you either give me 90 days to close instead of 30, or I take 30% off the price and we close in 30 days.
