Our Latest Acquisitions

Steve and Kathryn bought Jake's RV Park, their first acquisition together, and toured the property near Roosevelt Lake. They plan to own 50 parks total and noticed rent collection shows faster money velocity and more $100 bills in circulation, which they read as a sign of economic health.

Here it is. Wednesday, November 16, 2022. The silverback gorilla is about to go into the title agency and bitch slap everyone until he gets his mobile home park. So the silverback went and did his thing. I had to bring some eye candy along to finesse it. However, in the brains. Fine. I won't disagree with that.
We did it.
Look at that.
Made history. We bought another mobile home park.
So we'll go visit here in a little bit, but this is the way you get it done. Money machine.
We love it. More cash machines. So those of you that want to come play with us, let us know. Send me a DM and we can show you how to come along for the ride and play with us and benefit in the cash flow fun that we have.
Hey, everyone. Steve and Kathryn over here at Jake's RV Park. Our latest acquisition, our first one together. So, hey, you know what's cool is that we're only 30 minutes away from Roosevelt Lake, just down the road over there. So anyway, Catherine likes it because there's wild horses running around behind our park here. But we also have amenities. Look over there. Sheila, our amazing manager, owns this little general store over here.
It's a cute little store.
You got a couple gas pump and stuff. And then that's Jake's right there. If you look in the back over here we've got Jake's Corner Bar and Grill and restaurant. So it's. We got a little bit of everything out here on this fun little day trip. Yeah. So come on out to Jake's RV Corner and Jake's Corner Bar and Jake's Corner General Store. There you go.
So here we are celebrating our latest win. This is a big, big deal. So I've had a vision for a very long time of owning a portfolio of 50 mobile home parks. Yes, 50. And here's what's great, is this amazing chose to take on the amazing challenge of making that happen. So here is our first of 50.
Yay. Well, what really happened was three years ago, she came and took the silverback gorilla out of the jungle, brought him up to North Scottsdale, put a suit, put a suit and tie on him and watched him die a slow death every single day in an office. So about a couple months ago, she was all like, hey, silverback, you want to go back to the jungle? I was like, hey, look here, little miss queen of my double wide trailer, the polyester curtains and the redwood deck. You unleash this beast and we do things my way. Whatever you, whatever you point to, I will bring it back to you. And she was like, oh hell yeah. She unleashed the beast. I let my, well, I just let the work speak for itself. So you know what, like up to 70 grand now or whatever a month. If that's some, you know, if that's some type of coin you'd like, like to make every month, I don't know, give this little lady a call, she'll send the beast out to get it.
So here we are, it's the beginning of the month and we are doing one of my favorite things to do, which is collect rent from our mobile home parks. And why do I like it? Because I love playing monopoly in cash flow. This is real life monopoly and real life cash flow. It's super fun. But what I love about it more is what you can actually learn from collecting rent, which is really interesting. And you can actually understand the economic indicators that are happening in our society based on what actually happens in a mobile Walmart. So I want Steve to explain this. It's very cool.
So anyways, what we've noticed is that.
First of all rent is starting to come in with a lot more high denomination bills, $100 bills like that. The reason being is because everything costs more. So you know, most of the people that too are from lower income type of service industry jobs, landscaping, things like that. So the thing is, is that normally wear and tear gets on like ones, fives, stuff like that, they're the first ones get taken out of circulation because they're all nasty. But the thing is, is that rent right now, even if it's in the hundreds or you know, 50s or 20s or even little 10 there, everything's nasty. The brand new bills that you like to put into a little stack and show off and stuff like that, they're not coming in any. It's all just nasty third world looking type of money. And what's happening is that means that the velocity of the money is increasing faster and faster and faster. It's going out through hands more quickly because people are having to pay more for the goods and services that they require on a daily basis. And as they're paying more, they're using higher denomination bills. And therefore when your hundreds start looking like your tens and everything else like that, you know that a recession or an economic downturn is about to happen. So this is why you go to a third world country. You never want to bring back money as a souvenir. It always looks like it's going to crack some spread disease. Well, that's what's happening to the good old American greenback right now.
So it's interesting what you can actually tell from the economy from your tenants and what's actually happening with them. Anyways, stay tuned and make sure you follow us for more tips on running mobile home parks.
