Steven and Catherine Bell explain how Titan Impact Group buys non-performing loans and lets investors earn returns while helping borrowers. They position it as 'being the bank' in real estate, expecting demand to surge when Covid forbearance ends.

Good Tuesday morning. It's actually going to be Monday morning, February 8, 2021. However, Kathryn and I, our video didn't turn out the way we hoped it would yesterday. So we here at Titan Impact Group make sure that when we do make a mistake, we make up for it. So last week, I did a video every single day. I got some love, we got some investors. I was happy. However, Kathryn decided to go ahead and just on a whim, make a video of a roadrunner. As we were picking up the kids from school and that thing went viral. So in hopes that this video will go viral, we have Kathryn and we also have Giselle the gazelle behind us. And for all of you animal lovers, don't worry, no gazelles were harmed in the filming of this video. Why do we have Giselle the gazelle with us today? Well, it's to remind us that every day in Africa, a lion wakes up knowing that if he wants to eat, all he has to do is run faster than the slowest gazelle. Every day in Africa, a gazelle gets up knowing that if he wants to eat, all he has to do is run faster than the slowest gazelle. The moral of the story is it doesn't matter if you're a lion or perhaps a little gazelle, if you're hungry, you better wake up in the morning running. So to further that, tell us what type of herd we need to be in, Kathryn's going to talk about some exciting things that are happening, what she did this weekend and what's happening with Titan Impact Group.
So one of the things that we love to teach our kids is that the most important thing is the five people you spend the most time with, who you're going to become the most like. And what I mean by that is it's not necessarily who you're spending face to face time with, especially in this time of COVID but it's the people that are actually impacting you and mentoring you, like Wallace D. Wattles and the Science of Getting Rich or like the Think and Grow Rich or the Success principles. So there's all these incredible authors and teachers all throughout the ages that when we study them, we actually are spending time and they're impacting what we're actually thinking. And so what I teach my kids is your thoughts become your words. Your words become your actions. Your actions become your habits. Your habits become your behavior. Behavior becomes your character and your destiny. And so with that, the question is, what kind of herd are you surrounding yourself with? What kind of people are you choosing to surround yourself with who is impacting what's going on in between your ears. And one of the things that I love the most is one of the people that I chose to spend a lot of time with was a mentor. Goodness. Well over 20 years ago. Yikes. And what he taught me was he's a very successful real estate investor. And what he taught me was that there are multiple roles that you can play in a real estate transaction. So you can be the buyer, the seller, the realtor, the title company, contractor, subcontractor, mortgage broker, bank. There's all these positions that you can play. And so the question he asked is, which one is the most secure? And the answer is the bank. Think about it, when you play Monopoly, which position always wins? It's the bank. And it is in life too. And so I asked him, how do you be the bank? And so he answered and I went on this journey to be the bank. And here we are, Titan Impact Group. We are the bank. And so what's really fun about that is the investors that we work with, we get to partner them up with the notes and have them be able to, what I like to say is send their money out, send their money out and have it come back with lots of friends. So we add commas to bank accounts and collapse timelines, which is a lot of fun. So that's what we do. So if you're watching what's going on in the news or anything that's happening, the reality is that people across the world, not just this country, but have been heavily impacted by what's going on with this Covid thing and with the government mandating, shutting down businesses, things like that. I mean, people have been heavily impacted and as a result there's a lot of people that are unable to pay their mortgages for whatever reason. And the reality is that the banks are not in the real estate business, they are in the lending business. And so what they are not set up to do is to help these people be able to deal with the late issues of them being late with their mortgage payments. And so right now there is a forbearance mandated so that the banks can't actually do anything with these loans that are non performing is what they call them. But that's going to be lifted soon. And when that gets lifted, there is going to be a tsunami of non performing notes that the banks are not prepared and not set up to actually deal with. So our company comes in and works with the bank and we take those off their hands and then we are set up to actually work with the borrowers to get them back on track, keep them in their homes and keep moving forward. And so we work with the banks, we work with the borrowers, and then of course, we work with our investors who are able to be a part of this and get to be a part of being a part of a bank, which is the most secure position in any real estate transaction. And then we get it performing, we put it back on the open market and keep doing it again and again. Really, it's a win, win, win, win, win. So we're helping everybody along the way.
