A short YouTube conversation (Katherine and Steve of Titan Impact Group) recounting a Halloween-themed "horror" story about a problem tenant in California who stopped paying rent, prevented access, unplugged the refrigerator, and replaced a working stove with a nonworking one. The hosts describe involving police, removing the tenant, selling the property, and the lesson that California rentals can be problematic for their buy-and-hold strategy; they pitch notes as an alternative to avoid tenant/property management headaches.
Katherine and Steve here with Titan Impact Group. I'm not sure if we're going to make it through the rest of the night. We are at Haunted Investment Stories from Hell. Story number five, the deadbeat tenant.
This story was what had me. It broke the camel's back when it come to camera to actually having tenants and doing buy and holds. So what happened was we had a. I'm sorry, just.
I don't mean to interrupt. A Canadian knows what a camel is. No. Okay, go ahead.
We had a property in California that should say a lot right there. And we had a property management company put a particular tenant in the property and that tenant continued to fail to pay rent and then wouldn't let us into the property. And anyways, when we finally gained access to the property, the reason she wasn't paying rent is because she said that the refrigerator didn't work and the stove didn't work so she wasn't going to pay the rent. Anyways, comes to find out that what she did was she unplugged the fridge and that's why it wasn't working. When we plugged it back in, it worked. And the second thing, she had actually stolen the stove that was in there and put in a crappy old stove that didn't work. That's the reason it wasn't working. She failed to mention all that.
Sounds like Uncle Joe's stimulus package. I don't understand what the problem is.
We ended up gaining access to the property and of course had to get the boys in blue involved, which we're always so grateful for them. They seem to be involved in lots of our properties and anyways, long story short, got rid of the tenant, got rid of the property. Thank God for all of that. Lesson learned, California, we're out.
