RV parks generate income seasonally through pad rent, laundromats, and event spaces, while mobile home parks rely on year-round lot rent plus utilities, storage, and trash collection fees. Mobile home parks qualify for DSCR loans; RV parks need conventional business loans and carry higher insurance costs.

As far as the, the other side of that more now that I'm thinking about it, RV park versus mobile home park. These, a few of the things when it comes down to the money and the revenue is that these are, These are on 6 to 10 month revenue scales, whereas this is, you know, actually year to year, one year, you know, one year after the other. Typically they, they sign a lease for a year. These are these, you're getting short terms. This is the longest you might end up with as a 10 month, but you don't want them to stay any longer than that because then they turn into this and then it becomes that. So, and then as far as on a set, one of the things we're going to start applying to all of our deals are the seven streams of income that it creates. So from an RV park standpoint, you're, you're getting, you're getting your pad rent, but you also have to have a laundromat game room, food, sometimes like a convenience store. Yeah. And so as we build this out, a dump station, this one is food. You'd have an event center for like weddings and anniversaries or you know, parties, whatever. So then over here on the mobile home park side, what, what we end up with is electric, right? We can, we can do the electric. We can meet or water if we wanted to. We're gonna do lot rent, laundry, we can have a storage. A lot of times mobile home parks, if they do have a clubhouse, it's for, it's part of the amenities that are free or included in, in an hoa, right? So you can have an HOA or a club, you know, or dues, right. And then you can have waste. And so you can, you can arbitrage your garbage business, right? Until you garbage, you have everybody deliver their garbage for 25amonth to a central dumpster. We're arbitraging the, we're arbitraging the, the waste by having people give us their trash for 25 bucks a month. And then it's only costing us 200amonth to take care of that. So that's, that's how you get your seven streams in there. And then some of the other things that you have is your insurance is a lot higher over here than it's here, but over here your taxes go high. And then kind of just this one, you can get a DSCR on it. Whereas this one, you have to have more of a, a business loan. And it's going to rely heavily on your accounts receivable payable Whereas this is a P and L report.
