A first-person site-visit monologue for the Safford Mobile Home Park due diligence (video #12). The speaker — affiliated with Titan Impact Group — describes eyeballing the property, noting that past plans/entrances are outdated, zoning/ordinance changes have occurred, and a five-acre requirement was not previously met. They emphasize that infrastructure (particularly sewer elevation/extension) and city approval will determine feasibility; the due diligence costs are covered by Titan Impact Group, not investors. The speaker is cautiously optimistic about developing multiple 'Cibola'-sized parks if utilities and approvals allow.

My fellow compassionate capitalists got me some McDonald's this morning. It's real good. Hey, running out of breath? You know you're fat when you run out of breath. Bobcat. You know what we did? Like I said on the last video, we just went down and we just more or less just eyeballed it. Split the property line straight down the middle. And then, then we found the opening gate. This like 10 years ago, 12 years ago, this was supposed to be the entrance. So the problem is I'm getting attacked by sagebrush. But the problem is that whenever you have plans that old things change, ordinances change, laws change. And in fact, we didn't have the five acres 10 years ago. And so the endurance blueprint has to be redone. That's why we came out here in the first place. And so this is, like I said, this is all on Titan Impact Group's dime. This, none of our investors paid anything to get this done. And this is just us doing our due diligence to make sure this is a good project. This has potential. It really does. If we do it five acres at a time, we do a Cibola sized park at a time, end up building, you know, six Cibolas, life is really going to be good. But again, it all depends on the city, if they still want to do it and if how low their sewer line is and if we can extend it all the way out to here. So I hope you enjoyed a little behind the scenes of what we're thinking about whenever we're, you know, doing this again. Everybody kind of sees a blank piece of land and raw land and they're like, oh, well, we can just put this, that, and the other on there. Nobody thinks about what's under the dirt. But I gotta tell you what, under the dirt will either make you or break you. So you always need to invest with a group who understands that. I'm boots on the ground, okay? I'm not in the office pushing the little keypads and have imaginary little charts all the time, right? So I'll let you know in the future whether this is a go or not. If it is, we're really excited. We'll let you know. If not, the view. Oh, yeah, you got to look at that go. They were enjoying me, thank you very much. But you can also enjoy the view with that. May you never awake from the American dream.
