A short YouTube vlog by Steve of Titan Impact Group (uploaded by Catherine Bell) about due diligence for the Safford Mobile Home Park. Using a humorous hotel/toilet-paper analogy, Steve emphasizes that the most important inspection item for this property is the sewer line — specifically checking how deep the city sewer runs — and previews on-site checks and forthcoming footage from the property visit.

Hey everyone, it's Steve again with Titan Impact Group. Hey, I just wanted to, you know, a little observation, little some travel tips. Catherine's probably going to cringe by the time this is over with, but I just got to start the day off right, the morning off. Right. Hey, you know what we're going to go do is we're actually, as we go to the property today, the main thing that we're looking for, the thing that's going to make or break this project is the sewer line. We've got to take a lay of the land and see how deep down the city sewer is and, and you know, go from there. It's the most important thing. You know, it's a lot like whenever you're traveling into a new town, you know, and staying at a nice five star residential suite like we are here today, you know, the, if you're smart, you're in a new town, I mean, hey, it's new food and stuff. Your palate may not quite be adjusted to it yet. Whatever. The first thing you do when you enter your room is you go check out the, the toilet paper situation. You know, I mean a lot of hotels they use single ply and you know, you're like, oh wow, my God. Single ply. You know, I'm have to use a lot more just to be safe. You know, you do not want tear through and you know, especially and you want to make sure that there's extra rolls around because God knows if you've eaten some of the local fare and it does not agree with you. There is nothing scarier on planet earth. I don't care. It's not the irs, not your mother in law, nothing. There's nothing scarier than waking up in the middle of the night needing to use the restroom and you've got like three squares left on that thing, you know, and you left your phone. You can't call 911 and you know, maybe your spouse is angry and it's not going to answer you if you call out, you know, so hey, that's all we're doing basically. When it comes to our due diligence on a potential space for the park, the most important thing is the sewer lines. Because if you screw that up, just like if you don't check your hotel room whenever you first get here and in a new place, you can be in some deep sh. You can't say that word. Okay, well with that, hey, we're gonna go, we're gonna go check this out and break ground and I'll tell you. I can send a little video. Make a little video out there about why we're there and exactly what we're going to do and some of the things that we take into consideration before we break down. So with that, may you never awake from the American dream.
