Catherine Bell and a co-speaker explain why real estate values should be based on cap rates and objective data, not guesses. Many listing agents inflate prices to earn bigger commissions, leaving sellers without honest guidance. The Deal Hunter platform puts valuation in black and white.
I feel like it's worth $1 million. They're like, well, go ahead. You're showing us right there, that's kind of like a standard of measuring that cap rate. I just wanted to— yeah.
Cool. Versus these opinions and feelings about it.
Yeah. Because it's there in black and white that across the industry, this is what we go.
Right. And I love that Deal Hunter did that for us. Right? Like how freaking genius is this? Now, I assert whoever the listing agent is on this, they like to embellish and not educate because the bit to them is that they make a higher commission rate. Right?
Mm-hmm.
So again, in a way, I feel like it's a disservice to the seller because it keeps hopes up high when to reality of what's so about how all this comes together as a business transaction. This has nothing to do with opinions.
Right. And the seller probably has no guidance, right? Actually led. Yes.
