Right, well, and, and you know, the, the concept is wonderful, but again, you got to use your basic rules of real, of real estate in all these deals. It's a hundred percent location, location, location. So just because you got a great tiny house community. Yeah. That people come from far and wide to get there. Yeah, sure. You know, and so that can be, that can be very tricky. An example of this is out where I'm at in Wind in Arizona. The, the population is 500 people. So it's 100% way out of the. No, you know, way out. No man's land. But for three years I did a traffic study year round and discovered that 50 to 60,000 people come out there to do recreational activity. Camping and off roading and boating. So with that, with that level of population now it justifies me moving an RV park out there and being, being an outdoor recreational outdoor activity center and coining myself that, branding myself that and making that the thing, excuse me, becomes the location, location, location part. Right. So I have the traffic count, I have the population and I have the demographic. Yeah. So I can capture those three now. I'll be profitable with what I'm going to put there faster.
