dumb marketing strategy that made us millions wholesaling real estate

Real estate wholesaler Fidel cut marketing spend from $250K to $70K while keeping seven-figure revenue by moving Facebook ads in-house. He hit $20 cost per lead and 12x return on ad spend by focusing only on paid ads, mastering hook-driven video creative, and obsessing over metrics like cost per contract.

So this 2025, we are actually crushing and we're basically saving a ton of money in marketing. So for context, last year we spent around $250,000 in marketing and then we crossed 7 figures. Uh, but this year we've only spent around $70,000 and we're already making the same amount of revenue. So I'm saving around $150,000, but my conversions are still super good, super lean, and I'm making more profit. So I thought, what am I doing that other people are not? So in today's video, I'm going to be talking about the 3 things that we are doing to crush while everyone else is struggling, and some of the things that you can do as well so that you have a better 2026. Because everyone is quitting, everyone is giving up, and I know that the people who stay consistent are going to have a great 2026. So I hope these things help you and stay until the end of the video. That way you get the full value of this and you can apply into your business today. To show you a representation of the main thing that I changed was this time last year, I looked at all my conversions and just one of these channels was giving me more than a 4x. So I thought I'm working way too hard and there's way too many moving parts. So I want to make us a business that's way simpler by focusing on the main things that are making us money. So traditionally, when you do wholesaling, um, you are basically doing some of these marketing channels, right? You have cold calling, direct mail, paper lead, PPC, paid ads, either with an agency, uh, or like outsourced. And then you can do like SMS, right? So I thought, okay, out of these channels, which one is giving me the highest, uh, quality in terms of like motivation and what do I think is less headache. So for me, it was a mix between PPC leads and the paid ads. So the thing is, when I was running paid ads and PPC, an agency was managing these for me. And I thought, how about I flip this on its head? And instead of having an agency manage these things for me, How about I learn it and take control over this? Because if you really think about it, the main important thing when it comes to wholesaling real estate is lead flow. And if you can maximize your marketing so that you always get leads, you're always going to make money. So that is exactly what— now for context, this is a funnel, you know, that's my attempt at drawing. So if we can get these people in the door, and know that we can have quality conversation, it'll be way easier to get them into deals, especially if we're doing novations anywhere in the country. So the thing that I saw the most where I had an advantage was paid ads, right? Because I would see the ads that they were running and I thought I can make these ads way better. So what I did was I stopped doing all these things and I went heavily on ads. So I learned how to do paid ads, myself so that I didn't depend on an agency, right? So we're going to put here paid ads here. And once I incorporated this, our cost per contract dropped from around $4,000 to $5,000 to around $1,500 per closed deal. And if you think about it with wholesaling, like I said, it's all about sales and marketing. So if I could strip off all of the extra headache, Managing people, paying an agency, having $2,000 spend— I'm sorry, not spend, but like that I have to pay an agency just to manage my stuff. I mean, that's around $25,000 a year. And I mean, we're getting like a 3 to 4x return on our ad spend. So by doing this, we increased our conversions in terms of return on investment on the paid side from a 3 to 4x all the way to a 12x while spending the same amount of money. So I'm going to break down exactly what we're doing with the paid ad— with the paid ad side and what you can do to start taking control over this, because I don't believe that you should outsource the paid ads side in terms of your business, because marketing is the most important channel when it comes to making money. So in this video, I'll be breaking down exactly what we're doing and what you could do starting today. So before I show you why it's important that you take control of your marketing, I'll give some proof. I've made this video on how we close 10 deals. Uh, this is the second to last video I just posted, 10 closings in 30 days. So I actually do what I'm telling you. Um, you see a bunch of closings. I think that month we made $150,000. Um, and kind of break down kind of like what the funnel is, what I do with my ads, right? So That's that with one of the videos. And then one of the most recent videos was how we got 10 contracts again while spending less than around $7,000 in ads. You can see all of our cost per lead and the projected revenue that we'll make off of that, you know, probably of course over 6 figures in closed revenue. But I share you all of these things to make it worthwhile for you of why it's so important that you actually take take control over your marketing and learning it, right? So with our new video, these are some of the things that you must do if you really want to master this. Now I talk to a lot of people and the reason why they say that they don't want to learn this is they think it's going to take way too much time, right? But in reality, it's like, it's way easier than you think. And the way that I learned this was I actually paid one of my friends that worked at Facebook to teach me how to do this because other agencies running the ads, uh, for me. And I would see the ads and I thought, well, I can make this ad, you know, way better. And also, I keep this book behind me, the Hermosio book, $100 Million Leads, because he talks about like how to do it. So when I read what the impact was on him learning Facebook ads in his business, it was crazy. I think he has like a 26:1 return on his advertising dollars. That's what basically sparked the idea for me to take over the marketing side, right? So I paid one of my friends and then I went to the Hermosi workshop last year in January, and then I went to town testing a bunch of creatives, a bunch of ads, and we started crushing right away. So that's when people started asking me, hey, why are you doing this? How are you doing this? And then that's basically how I came about the YouTube channel, and that's how we're helping other people take control over this so you don't do it the hard way. And if you can learn a skill that's going to make you $100,000 each year, why the heck should you not do it? If you already know that the marketing is the most important thing, you need to take control over it. I mean, you need to have ownership. You can't be dependent on somebody else to get you the leads when you can do it for less than $10,000. So that's my goal with you in this video. And I'm going to tell you some other stuff, right? So how do you actually become good at Well, you, if you're wholesaling already, you probably have a ton of proof, testimonials, and people that you have actually closed. So you have the proof and then you just need to get very good at showcasing that. What is it that you do? How do you help them? And what do they need to do in order for them to talk to you so that you can help them as well? If you start thinking of these things, your creative juice is going to flow. Of course, I have a ton of breakdowns here on the channel on how you can make the ads, but I just want to challenge your beliefs that you can take control over this. And if you do it, your returns are going to be way crazier because with an agency, I'm not saying that they're bad, but you're probably going to be getting a 6 to 7 out of 10 experience. Whereas in where, when it's you actually managing all this stuff, you're going to care way more since it's your money that's going out and you're going to have more input in terms of quality. And the reason why I love Facebook is because it's very direct response, meaning if you put an ad and it doesn't perform well, you can just turn it off and try again. But all of our sellers are already on social media, so we just need a way to attract them, and we do that with good ads, right? So you need to focus on the hook. Hook is very important, okay, where you call out specific pain points, right? Like, hey, you have a property that needs a ton of repairs? My name is Fidel with ABC Homebuyer, and this month we helped 5 families sell their home for cash without the agents, the repairs, or the fees. You can see all the testimonials here down below. And if you want us to take a look and into your property, and we want to make it a win-win solution, and you don't want to deal with all the headache, click on the link down below. We'd love to make you an offer and come to a deal. My team is going to call you, and then if you don't like the offer, it's all good, but at least you know what the options look like. You know, something like that where it's just you, the phone, selfie style. What do you do? It's going to work great, right? Which leads me to the third point: the founder ads perform way better over your agency's ads, right? So A lot of the agencies are running the standard generic ads. So you have fast for cash, right? Everybody has seen those. You don't differentiate yourself from the competition, but when it's you and you add, that doesn't seem like an ad, your conversions are going to be way better, right? So what this does is it creates more trust even before the sale. I'm sorry, not the sale, but like the first call-in when the people reach out to you, if they see you and they like what you say, maybe you're walking in front of a property that you flipped or that you assigned, whatever. If the property looks like a property that they have, they see that you are in their market and you're just going to create way more trust. And you can do this like for any market, right? But if you don't want to be on camera, it's all good. We kind of go over how you can hire actors to record on your behalf, but I just want you to be open to idea that you can actually do this. Now for context, I'm going to show you my ads manager for the last 7 days. So you can see here, last 7 days we got around 76 leads on Meta with an average cost per lead of $20. That's insane. $20. You know, most agencies, when I was doing an agency, I was paying around $80,000 to $150,000. I'm sorry, $80 to $150 per lead. And then on PPC, it was somewhere in the $300 range. But with this, we contract one property out of every 23 leads. So, you know, like I was saying, you wouldn't need to simplify the business because like in the end, all this money is just like more people that we can talk to and make deals with, but our cost is way more efficient. So from this, we got two contracts this last week. And I mean, I'm good. Like my team is small. And like I said, you don't need to have a huge team if you know how to do your sales process and the conversions, and you know how to go over like the deal making and all that stuff. Right. right? So it's not as hard as people make it seem. And I know that you guys can do this. That's why I put all these videos on the channel and you can learn this. So the second point is going to come down to thinking like a marketer. You need to take off your real estate investor hat and you need to think about marketing because marketing is going to make you way more money than sales. And you can box yourself in that you're just a real estate investor. You are a— you are— you can be a marketer. And if you do that, you're going to have way better conversions, right? So You tell me, Fidel, I already launched the ads. I know how to make the ads. What the heck now? How do I keep my conversions low? Well, the second point when it comes to Facebook and actually winning and staying consistent is you need to always study what's working and what's not working. So after you launch your ads, I made a ton of videos here on the channel on how to do the setup, how to do the ads. So watch those videos. I'm not going to spend any time of how to make the videos on the specific video. It's going to give you the context that you need in order to crush this. So you need to be a student of the game and look back at the history. We do decisions based on data, not just on feelings. So after you launch your first couple ads, you want to track and monitor the performance, right? So the main things that we look at is number one, whenever we launch like a new campaign, are we getting leads? Yes, we always get leads, right? What's our cost per lead? So for us, our standard average right now is like under $30. So anything above that, It's kind of like a red flag, meaning I'm okay if it's a little bit more if I'm focusing on pain-based ads, because that means that the quality of the people that reach out, they're going to be more motivated, but you've got to be able. And what Facebook allows you to do is to look back at the last 7 days and then you can filter and check each ad individually based on performance, right? Okay. Which ad got us the cheapest leads, highest quality leads, the appointment leads. And all that, right? So you want to be able to constantly do that in order for you to just keep on optimizing your campaign. Now, am I saying that as soon as you launch this, you're going to be getting $20 leads? Probably not. You actually need to be good at this, right? But it's possible. And the reason why I like investing in Facebook is the better that you become at it, the lower your conversions are going to be. So maybe in the beginning it kind of sucks, but it's all good because you can keep on making changes to make it better. And once you do, your campaign could look like mine where you can get a deal for 20, 25 leads and it's gonna cost me $600 to get a contract. I mean, that's crazy over the standard and typical $3,000, $4,000 close per contract. I mean, I don't wanna do that. You already know how hard wholesaling is. There's a lot of moving parts. So if we can simplify it as much as we can, the more, the more success that we are going to actually have, right? So after you do the breakdown and you do all these things, like I said, you just wanna keep on looking at what's working. And once you find what's working, you just need to do more of And you can do this by spending probably an hour a week managing your campaign. Maybe once a month, record 10 to 15 new ads. That way you have different angles and you actually have new creatives that are going to perform well, right? And you can crush, you know, this with $2,000 to $5,000 a month in ads, but the quality of the conversation is going to be way better. It's inbound. The cash conversion is way quicker. And that's why I'm a big fan of Facebook. And that's why I shut down all the other channels. And all we do is Facebook. So we spend less than $10,000 a month, but we contract over $100,000 each month. And all of this is ran, I'm sorry, like the sales is ran by my team. I'm just in charge of the marketing. And I'm at what I call wholesale nirvana, meaning like I'm already achieved, not the pinnacle, but like it runs without me. All I need to focus on is on the marketing and managing the team. And for me, like this business is good because wholesaling is a cash flow business. You're never going to sell it. And that's why I started doing this coaching where I help other people. So if you tell me, Fidel, oh, this looks too complex, too complicated. I don't know how to do this. Well, if you're watching this and if you want to learn how to actually do this, I can help you. I have a ton of testimonials on the channel of students that are crushing by learning this. I mean, a lot of these guys are spending $2,000 to $3,000 a month and they're making $20,000 to $30,000 by incorporating this channel. And they don't depend on another agency ever again. And once you set this up, like, you won't need me forever. I mean, I'll teach you how to do it and you own this skill. So the goal for this is for, for it to be a skill transfer where I teach you everything that I know. That way you can have the same results as me, as long as you put in the work, as long as you show up, as long as you stay disciplined and humble yourself where you actually, uh, put in a ton of effort in order to learn this, right? So We teach you exactly how to make ads. We give you all of our ads that you can just copy or just plug into your account with the ones that we have that are crushing. We give you coaching on what to do each week. You can have unlimited calls with my team. Um, and then we're just basically just coaching you and everything that we know about Facebook. And then the goal, when you come in, we're going to launch within 2 days. And after we launch you, we're going to teach you like what we did. And the whole goal is after month 1 or 2, once you have enough context, we give you action items that you can take so that you can take over the account. So that, like I said, you don't need us forever, but our goal is to get you a deal within the first month. And for you to actually learn this, learn this, because by me learning this, it completely changed my business. And I just want to help other people do the same. So if you are doing $20K per month and you want to scale your marketing and actually have a similar business to mine, where you don't have a ton of like headaches and moving parts and managing cold calling or having to wait 7 months to get your ROI on direct mail or any of the slow moving parts, book a call with us. I would love to help you. I would love to help you make more money. So with that being said, guys, check out some of the videos that I have here on the channel when it comes to the Facebook setup. I hope it helps you. I do this to actually help you. If you work with me or not, I just really don't care, but you guys are smarter than you give yourself credit for. And I know you can do this. So With that being said, I hope you crush. I hope this was helpful and I hope this sparks the idea that you can take, you can take control over this, whether you use me or somebody else, I don't care, but just please bring your marketing in-house. That way you can have way better results. So with that being said, I'll catch you in the next video, guys. Thank you so much.
