Real Estate Wholesaling Just Changed Forever (Here's How Win in 2026)

A real estate wholesaler who does $100k-$200k monthly breaks down six shifts reshaping the industry in 2026: tightening regulation, soaring marketing costs pushing toward social media, the need for systems and lean teams, founder-led marketing, consultative sales over cash offers, and profit-first thinking. Those who adapt win; those who don't get priced out.

Real estate wholesaling has completely changed. And if you are still doing things the old way, whether you're just getting started or you're doing a few deals, you need to listen to me very carefully because I have closed over 200 real estate deals and we currently make anywhere from $100,000 to $200,000 in monthly revenue. And last month we hit $133,000, lean 5 to 6% team. So here's what most people don't realize, that wholesaling game is shifting faster than at any point in the last 20 years. And the changes that are coming in in 2026 are going to change everything. And we're seeing massive shifts in regulation. Marketing costs are skyrocketing. Marketing, competition is commoditizing, cash offers, and the technology is changing in how sellers evaluate offers. And the wholesalers who adapt to these changes right now are going to dominate with less competition and higher profits. And the ones who don't, they're going to be completely priced out of the market. And in this video, I'm breaking down exactly what has changed in wholesaling, where the industry is heading in 2026, and most importantly, the exact shifts that you need to focus on right now, not just to survive, but to crush anyone that's in your market so that you can still win. Let's get into it. So right now I'm seeing so many people who are quitting the industry because it's getting hard, right? You see the market, people are in pain, the interest rates are not where they used to be, people can't get jobs or make enough income to afford and keep up with the inflation. There's way too many listings on the MLS, pre-foreclosures, and basically anyone who doesn't have systems and processes is getting exposed, right? But the less competition that you have, the better for you and the ones who actually treat this like a real business because you can capitalize on anyone leaving the market and you can just make the profit because these are quitting. So shift number 1 is going to be regulation. States like Oklahoma, Tennessee, Maryland, Pennsylvania, and even some part of Texas are not banning wholesaling, but they are restricting on how it is actually done because there's a lot of bad players out there. And it's forcing disclosures and tightening rules because the regulators are going after anyone or anything that looks like unlicensed brokerage. And what is being attacked is the equitable interest of abuse, right? So whenever you're not transparent with the sellers and you have hidden assignments or you have misleading double closes or novations that are done without transparency where you don't You don't tell them exactly what's going on. And you have all these wholesalers that are trying to get into the industry and giving the good wholesalers a bad name. And the solution is pretty simple, but it's uncomfortable for most people because you think that you need to lie to them in order to make a deal happen. All of our deals that we have done, we tell them exactly what's going on. And in the beginning, I used to not be transparent and that would bite me in the butt later on, right? So there's a common misbelief that if you are honest and tell them exactly what's going to happen, that they won't want to work with you. But the reality is, These people want you to help them. So you need to focus on that and be transparent, because if you can do that, you can profit and you can give the sellers the full clarity upfront. And some investors are asking if getting licensed is worth it. And for most operators, I would say if you're trying to scale long term, I mean, it may be— it just depends on your marketing where you're trying to get this business. But remember, if you get licensed, you have the fiduciary duty to do good by the seller. Now, that doesn't mean that you can't invest, but it just makes a little bit more of a gray area when you're talking to these people, right? So for me, If you're trying to take this to over $1 million per year, I would say no. But if you are the solo entrepreneur that also does some flips and those listings, I mean, yes, because now you can build your book of business. And if a cash offer doesn't work, you can still list it and you can still make a couple hundred grand per year by focusing on this. Right. And another path that the regulators are favoring is the takedown method. You need to actually run this like a business and you need to have the capital available. If you can buy a good deal, right, if you can buy it and hold it for you know, 30, 60, 90 days before you sell it and you can find the best buyer for your deal and you can actually close on your entity. I mean, that's going to help you, right? Because nobody is going to ban for you to take down the properties. But the cool thing is if you have a way of talking to the sellers where you control the lead, you choose exactly what you want to do with the deal. So I wouldn't say for you just to wholesale. I mean, if you can take down some of these deals and you are just way more transparent than anyone and you really, really hone in when you're talking to the sellers into what is going on, that's going to be the biggest and difference in your marketing, right? In your sales process, in your exit strategies, you need to think outside the box because that's what people want. And you don't want to be a commodity where you're just like giving out cash offers. Our job is to make deals happen, right? So if you keep all this in mind, you're going to be doing great. Shift number 2 is that marketing costs are skyrocketing. And if you are not a good operator, you're going to waste a ton of money, right? So stuff like cold calling and texting have a ton of new restrictions where you can't reach the homeowners, or with the new iPhone update, your spam calls go directly into the voicemail, so you can't really talk to them. So it's not working as well as it used to be. And if you're using kind of like a direct mail campaign, it takes just months to get your ROI, and then the cost is usually higher. The same thing with like PPC or agencies. You are paying for a management fee, and then you need to have the budget to be able to spend $6,000, $7,000, $10,000, $20,000, $30,000 per month in order for you to get a solid return. Usually what I'm seeing is a lot of these costs per contracts are anywhere in the $4,000 to $5,000 with this channels, but my preferred way is kind of doing inbound where you can do it in-house, right? Now, if you can do Facebook ads, you know that we crush with Facebook ads because we can call out the intent seller, right? Anyone that is motivated, and we can do it for cheap, and we can get pretty cheap leads, $30 to $40, that they are ready to sell and they're highly motivated. But if you can do like YouTube or TikTok, you know, stuff like that where you have an edge and you can save on the cost because in the end it's all about attracting motivated sellers so that we can solve their problem and make the money. So if you become really good at sales and you became really good at marketing, that's when you can start making so much money. But when you control the lead, you can either do an assignment as long as you're kind of transparent, or you can just do a wholesale where you just buy it, clean it up and sell it. You can do novations, creative listings, you know, you name it, you control the lead so you can do whatever the heck you want. And by the way, if you need help scaling your wholesaling business the right way, focusing on profit by mastering inbound marketing, building a profitable sales process, and scaling consistently to $30,000 to $100,000 per month, there's a link in the description for you to apply to my scaling program. So click on the first link in the description down below for us to help you scale the right way. Now, shift number 3 is going to come down to systems and processes because you are seeing a lot of people who are getting exposed because they're hustling and they're not building this as a real business, right? Which is leading to a ton of burnout, something that's unsustainable and you can't scale because usually you, if you're not building a real business, you don't have any KPIs to track. You don't know what the cost per lead is. You don't know what your lead-to-appointment ratio is. You don't know your appointment-to-offer ratio or your close rate. And if something is broken, you don't know exactly what to fix because you're just hoping that something, you're throwing something at the wall and it's going to work. But you gotta be able to reverse engineer your marketing spend, your team, your systems, because once you understand this, the blueprint for wholesaling has already been set. You already see people that are crushing because they all have their KPIs, they have their numbers, and they're building this as a real business. But just know that if you're someone new and you are just hoping to get a deal, it all becomes reverse engineered, right? So number one, you need to focus on, okay, the marketing spend. What is my average cost per lead and what is my average lead-to-contract ratio? Right. And that's going to vary by channel. And you got to be able to close, not just close, you got to be able to track your KPIs where you are keeping your team accountable. How much are you paying them? What is your conversion? What is your cash conversion cycle? What are your true net margins? And for me, something that I like to call the wholesale nirvana, where you don't need to have a huge team where you're doing crazy numbers. For me, I'd rather operate lean and mean. And if I can net $50,000, $60,000 per month by not having to juggle so many different parts within a wholesaling business, I mean, that's pretty good with me because I've been above those numbers and it's just way more headache. And then when you get into a down period like I did in 2023, when everything kind of was going down, I mean, I lost a lot of money, but that made me reflect in how I was looking at my business and doing my business, which made me become way better. So just know that you need to have systems and processes if you actually want to build this as a real business, because if you do it correctly, you can replace your current job or you can finally get to your amount of revenue per year that you are— that you have always dreamed of. So until you do these things, you're not going to get there. Number 4, trust and differentiation are everything. And the problem is that cash offers are often commoditized. Sellers get multiple identical offers, and you need to be able to better solve the problem that that person is going through, not just to give them a cash offer. Like I was saying, our job is to make deals happen, right? And you do that by having the correct sales process. Also, if you're the actual buyer of the property and how you position your offer, and if you're transparent, you let them know exactly how you work and what you can do. But if you can relate everything back to what's going on and what they want to sell, and you position that offer, the solution to all those things, and you give them so much proof, then they're going to want to work with you. And another thing that works very well is what I call the founder-led marketing. So if you are over 25 years old, if you can be the one in the ads, that's going to create way more trust, you know, that rapport with the sellers. Because if they see you in the ad and they see your content and you do the right inbound marketing strategy where you can funnel them into your ecosystem where you show testimonials, proof, other sellers that you have helped, they are going to trust you way more than the competition. Now, if you are under 25 and you look like a young kid from high school, I mean, you can still have huge success with inbound marketing. You need to focus on, you know, different pain points, use static image ads, and then just let your sales process actually convert them where we solve for the biggest issue that's going on in their life. And if you do these things, you're going to crush. So the way that we do this is We do an intake where we call the discovery call just to see if we're going to be a good fit. But we don't tell them like, hey, this is called for us to see if you're going to be a good fit. It's about exploring what made them want to inquire what's going on and if to see if it's something that we can actually buy instead of doing the traditional, oh yeah, we're going to give you a cash offer because we don't know if we're going to help them or not and we don't know what the situation is like. So the more that you focus on these things, the better conversations that you are going to have. Which leads me into shift number 5. Sales process is everything. Now, as I was saying, with our sales process, we don't want to be and ask the traditional same stupid questions that every wholesaling is asking, right? Condition, timeline, motivation. Of course we do touch on those things, but we do it differently. Now, the number one thing is we do our consultation style approach where we're not begging the seller for them to sell us the property like it's something that we want. We want them to sell themselves into how we can help them, right? So how we start the call and how we go about a process is everything, because not only will the frameworks shift, but we can have a way better and honest conversation with the sellers by focusing on the 3 fundamental things, right? Which number 1 is going to be the discovery. We want to know exactly what made them want to inquire on our ad or our marketing, right? So what about that conversation that you had with my cold caller made you want to look into this further? Right? So that's an example of using an outbound. If you're doing marketing, inbound marketing like Facebook ads, it seems like you found us on Facebook. Yeah. Okay. What about the ad? Maybe you want to look into this a little bit further and then you want to ask, okay, what's the status of the property? Are they living there? Are they a landlord or is the property vacant? And we want to know what are they going to do with the property next before we continue the process. Now, we do have a sales process video that I've broken all of this down in my YouTube channel, but just know that at every point of the conversation, you don't need to have a script, but you need to have frameworks of what you're asking and why you're asking it. Because we don't want to sound like the traditional wholesaler. And something that's very important is pre-framing, setting the stage and what to expect, what's going to happen, identify the decision makers, what needs to happen for them to sell, talking about their future state, the problem impact questions that we kind of uncover all the motivation. And that's all the juicy stuff that we need to know in order for us come up with the best offer to solve that problem. And if we focusing on all these things, it's something that can be replicable and it's something that you can train your team on. So you know exactly when you miss the mark on your offer to contract ratio, and you can look back, listen to calls and see exactly where they miss the mark. So you can have a sales process that is replicable. Sales is not a God-given talent. You just need to be very good at asking questions and whoever cares the most for the seller is going to win. If you build this the right way, you're gonna be getting way more contracts than everyone else because now you're focusing on actually solving a problem. And not just being a commodity where you're giving out cash offers. And shift number 6 is going to be for you to focus on profit, not revenue. And my philosophy is that you need to build a lean, mean team instead of a bloated, you know, operation with a ton of expenses where you don't track your net margin, which is chasing revenue. So what we want to do is cover our bases and know exactly how much money we need to spend, how much money we have to hire people, to spend on marketing, to spend on software. All those things because we can reverse engineer how much we net at the end of each month. So in order to do that, you need to have your KPI foundation set. You need to know how to build your business, how to delegate, how to hire, and basically how to have success in you hitting your monthly targets. What do you want to net? $20K per month, $10K per month, $30K a month, $40K a month, $50K a month. It's all going to come down to math. And if you don't have these processes, and stuff that you are tracking on a weekly basis, you're never going to crush. Because for me, one of my biggest mistakes was not tracking my KPIs for my first 2 years. Took me a long time to finally fill out that document and it took me 4 hours for 2 years. And I found out that I wasted so much money by not tracking this and it put me in a bad spot. So anything that I share with you guys is so that you don't go through the same things that I went through, right? But if you focus on the profit and you can reverse engineer how much you want to net by, you know, when you take into consideration the commission you're paying the sales team, the marketing spend, your overhead on a monthly basis, then it's way easier to build a business that gives you that profit instead of just throwing spaghetti at the wall and hoping that something is going to work. So those are all the major shifts that I see happening in wholesaling right now. And look, there's a reason why I break all of this down for you, because I see that most wholesalers are going to ignore these things, and that's why they never get to their goal and they keep doing things the same way over and over again until it's too late. But you're not going to be one of them. So I created a complete free training that walks you through the exact same system that I use to generate consistent deals every single month and the full sales process, the marketing strategies, the team building, everything. So I'm going to link that video down below and I highly recommend that you watch it next because it connects all the dots that I kind of went over right now briefly. So if you want to actually improve your business and scale, click on the video in the description down below. I'm also going to link it here at the end. So I want you to watch this. And if you want to work with me directly to help you scale and crush, there's also a link in the description down below for you to apply for our coaching program. So that's all for now. Thanks for watching and I'll see you in the next video.
