In this 2025‑focused presentation, the speaker argues that traditional house flipping is increasingly risky, capital‑intensive, and slow, requiring substantial upfront cash and exposing investors to contractor delays, market shifts, and renovation overruns. He proposes a real‑estate arbitrage approach—modern wholesaling—as a superior alternative. Wholesaling delivers faster cash (weeks vs months), eliminates holding and rehab costs, and scales through predictable inbound marketing and data‑driven KPI tracking. The speaker outlines a full sales system, including the "Equity Protection Program" script that builds seller trust, negotiates longer closing timelines, and secures property access to enable higher offers via multiple exit strategies: selling to flippers, retail buyers, or using a novation method. He emphasizes that knowing cost‑per‑lead, conversion rates, and profit per deal allows precise budgeting and scalable growth without raising external capital. The video concludes with a promotional call‑to‑action to book a consulting call and access a custom scaling plan.

Flipping houses looks sexy on TV, but what they don't show you is the 6 figures that you have to front before you ever make a profit. One bad contractor, one market shift, and one mistake can wipe out your entire profit overnight. The goal in flipping and wholesaling is the same: to make money. But there's a way to do it without lifting a hammer, without risking your own cash, or without having to wait 6 months to get paid. It's not traditional wholesaling; it's a real estate arbitrage method and in this video, I'll show you why it beats flipping in 2025 and how we consistently get bigger spreads than traditional assignments, and how to set up a predictable deal flow that works month after month. So if you want faster paydays, less stress, and more control over your business, let's get on with it. I'm going to show you why wholesaling beats flipping every time and how to do it the right way. Now, like I said, flipping may look sexy on TV, but it's not as sexy as it sounds. Now, the main pain points with flipping is that it takes so long to get paid. You know, if you buy a property and you remodel it, it may take 6 months plus before you ever make a profit. It's way more risky because even if you can buy properties with other people's money, you still have to, you know, raise that capital and you have to pay those people back when the property sells. But there's a lot of uncertainty because market shifts can kill profits. and you still on the hook for the money that you put into the property or the capital that you had to risk. So in most cases, you have to raise $30,000, $40,000, $50,000, $60,000, $70,000 before you ever make it back. So that's why I prefer wholesaling over flipping if you are a beginner. And the reason why I switched was because in 2022, the first deals that I got were flips. And in 2022 is when the interest rates went up. So when I had comped the property that I thought I was going to sell over here, ended up selling over here. So I started with the wrong foot. And looking back, if I would have started wholesaling, I would be in a much better position today. So learn from my mistakes and start wholesaling. Now I want to talk to you about the main difference between wholesaling and flipping and why I prefer it, right? Now with flipping, there's this lower payout, right? You You need to wait 5, 6 months before you ever see a dime. It's high risk because one bad contractor, one market shift can wipe out your entire profit. And it's also more stressful. You have to manage renovations, timelines, you have to manage people, construction, all that stuff. It's very capital intensive where you need to raise that money like I was talking about and you're on the hook if the market goes down 'cause you have to pay that money back and it's just way riskier. And then also, when it comes to the profit, I mean, real estate has so many moving parts, and that's why I'm always going to tell you how I see things. It's not as sexy as everyone makes it seem, and it's more complex than people make it out to be. And also, kind of like, the best-case numbers often shrink by closing day because there's a lot of unknowns. But with wholesaling, it's faster cash where you close and get paid in weeks, not months. It's low risk because there's no holding costs, no renovation budgets. It's a simple profit process where you find deals, you match them with buyers, and you collect the difference. It's more scalable because if you want to make more money, just spend more money on marketing, you get more deals, and just more predictable. And it's more consistent when it comes to profits because once you set out the clear KPIs on how many appointments, how many leads, how many offers you need to send out in order to get to your profit goal. It just becomes more scalable. Now, when it comes to wholesaling, what you need is you need to have predictable marketing spend, and you need to know your numbers. But once you know your cost per lead and your conversion rates, scaling is just math. Wholesaling is just a sales and marketing game. The more leads that you have, the more offers you can send out, and the more deals you're gonna be able to have. So you're able to control your deal flow because with inbound marketing, sellers come to you, and whoever controls the leads basically controls the deal. So you also have no capital bottleneck where you can run multiple deals at once without having to worry about tying up money. Of course, you're gonna have your marketing budget and your marketing spend, but as long as you know you're making 4, 5, 6 times whatever you're spending, I mean, it makes sense. Every business is going to have its expenses. And I like wholesaling because it's more of a team-friendly model, and it's easy to delegate the lead management, the acquisition, and the dispo because there's no construction oversight. So all you need to do is arbitrage the deals between the sellers and the buyers and collect the difference. Now let's talk about the marketing engine. Because it all starts with marketing. So we start with ad spend, which is our biggest expense, and then we get inbound leads. So, you know, we use Facebook and we crush with that, but people who fill out those forms, they wanna sell. And we need to change our hat from being a salesperson to being a, you know, a consultant where their goal is to sell and our goal is to build trust and help them move forward. That way we can implement whether we need to do a wholesale or we need to do our innovation method. We still get paid. We just need to earn the trust. But once we get them, we can give it off— give out offers, and then we close deals and, and we get paid. As simple as that. Remember, we try to overcomplicate it, but wholesaling is just sales and marketing where we market to people, they come through our funnel, we give them an offer, we give them their options and we get deals, and our goal is to sell those deals to make money way faster. Now, our advantage is that our inbound method works very, very good, where we turn the leads into deals because we're attracting sellers that are ready to work with us, and our ads and our funnel pre-qualify them before we ever speak. And what that does is we spend less time chasing unmotivated sellers and we're talking to people who actually raise their hand and they said that they want to work with us. Number 2 is that we have multiple exit strategies which equal higher profits. So instead of only selling to flippers at a discount, we can list properties for retail and sell to end buyers with our Novation methods. So sellers get what they want and we make more than the traditional wholesale spread because remember, a flipper is going to want to go through all that risk that I went over, raise the capital, put all that money up front, and then they want to have a good payday. But when we're able to have multiple exit strategies and sell to regular people, not just flippers, we get to control the deal because we're going to sell to whoever is going to pay us more. And then number 3 is with our inbound marketing channel, we control the pipeline. Sellers come to us and it's not the other way around. We don't have to call them and chase them and be like, "Hey, you want to see your house?" Because they already came through our funnel and our ads with Facebook and we basically control the conversation. That means that we can set the price and the terms. And if the cash don't work, then we can do the Novation method. And then number 4, it's more data-driven scaling. It's all about tracking your KPIs, your leads per deal, your cost per lead, your close rate, your profit per deal, and you can adjust your budget based on data, not gut feelings. So if you want to get to a specific number per month, you know how much you need to spend in marketing in order to achieve that. But when it comes to flipping, I mean, you have to raise all the money and it just takes way longer. So let's say that you think you're going to sell a property in 1 to 2 months, but the renovation takes you 2, 3 months, and then you're selling at month 4 or 5. I mean, a lot of things could have gone wrong and it just takes way longer to make that money. So I'm going to talk to you about how we set up our retail buyer play and the innovations. So like I said, we don't only sell to flippers, we sell to end buyers where we can make a bigger spread, we can offer the seller more money, and we can also control the closing timeline by closing faster than a traditional flip. So basically, instead of passing the deal or underwriting to sell to an investor, we can market directly to retail buyers through our strategic listings. So what this does is we can market the property to more people, and we basically get the offer that makes us the most money, and we just basically keep the difference. So we tell the seller, hey, you're gonna net this, we're gonna do our marketing system, and we're gonna do everything on our behalf in order to get the property sold. To the agreed price. So if you're underwriting your deals to make $10K assignments, that same offer, if you put it on the market, you can make $15,000, $20,000, $25,000 by just listing it and selling it retail. So the risk reality check is, in flipping, everything can go wrong. And, you know, it can— it has happened to me where the contractor can get delayed, they can steal from you, You may go over budget, you may have appraisal issues. If the market dips, I mean, you're out of luck. But with wholesaling, there's no rehab risk, there is no holding cost, and it's faster cash cycles that keep your business liquid. And I wanna go over our Novation strategy and basically how we do it. So most of you are probably just trying to offer cash and do like a one-call close, which we don't. I made a video on our sales process, but you gotta remember the people that inquire, that wanna sell, they do wanna sell, just a matter of who they're gonna sell to. And the answer is they're gonna sell to whoever they trust most. So the number one thing that I tell all my clients is, okay, we gotta earn that trust. Like I was saying in the beginning, because if you can guide them through their options and you're the one that cares the most, you're gonna be able to get the deal. So you gotta find out what's getting them motivated and what selling their house is gonna help 'em accomplish. So I want you to look over our sales process on how we do it. But basically, let's say that you give out your cash offer. This is the way that we explain it. Hey, Mr. Homeowner, seems like this number is important. We would need to be at X amount cash. No closing costs, no commissions, no repairs, no fees. Now, given the nature of our business that we make a spread and we need to get the property at a good discount, they love the idea of working with investors, but what they don't like is the price, right? They don't want to pay the closing costs, the commissions, dealing with the agents, all that stuff. So the way that we position it is like, okay, Mr. Homeowner, there is a way that we can get you more money, but there's going to be two things that I'm going to need from you. Number 1, reasonable closing timeline. So instead of closing super quick in 30 days or less, what I need from you is to be able to close in 60 to 120 days. Would that be possible if I was able to give you more money? They'll be like, yes. Okay. The second thing that I would need is reasonable access to the property. Why is that? Well, the reason why we came up with this program, Mr. Homeowner, is because we got a lot of people like you, like I said, You want to work with us, but what doesn't work a lot of the times is the price. So for us, all the properties that we get, we resell, you know, on the open market. So rather than us having to come so low and account for the risk and the time and the closing costs and the holding costs and the renovation and all that, we were like, okay, how can we still help our sellers accomplish what they're trying to accomplish? But for us and our buyers, for us to still make money and still get our buyers a property that they can get into. And that's basically how we explain to them why we're able to come up higher than the traditional cash. We explain with them that we have an option, that we are basically selling to an end buyer, and if they granted those two things, we can offer more than the cash. So after that, it's just like basically just like more negotiating. Let's say you started your offer at $100,000 and they wanted like $130,000, right? What this does is instead of offering $100,000, let's say that you can meet in the middle at $115,000, $120,000. Well, you give them $15,000, $20,000 extra, but let's say the property is worth, I don't know, call it $200,000 and it needs $30,000 in renovation. So by you giving them the $115,000, $120,000, you can list the property at, you know, at a very good price. So if it's worth $200,000, you can list the property for $155,000, $160,000, and you just commissions to the agents and the title fees for the seller, and you pocket the difference from the $115,000 to the $155,000, $150,000 that you listed at. And you can still make a deal happen where you still make $10,000, $15,000, $20,000 a lot of, a lot of cases. So my recommendation is, if you're going to implement this strategy, you're going to need a couple things. One, you need to have a really good real estate agent that knows the market, that is not just going to like list it and try to get an offer that way, but they're actually going to try to sell the property. So that's number one. Number two, you need to be able to explain it correctly. Now, we give all of our scripts to our students But basically is you basically gonna have to price anchor with a cash, and then if that doesn't work, you basically tell them about the program. We call it the Equity Protection Program. It's like, hey, we can give you more money, but we need two things: reasonable closing timeline, so we need more time, 60 to 120 days. Number two, access to the property, because what we're going to do is we're going to market the property to get you this price, and it's as good as the cash offer, just takes a little bit longer. You're gonna still walk away with more money, but but you don't have to pay the closing cost, the commission, all those things. So what you're going to do is market the property to as many people as you can and set, set the expectation that that's what you're going to do, but that you do a lot of this and you know the market and basically any potential appraisal contingencies that comes to construction that you will take care of. And you just basically need to ease their fears and for them to choose you as the best option. So having a really good realtor is going to be huge and really being transparent about the process and how you make money. Because in the beginning, we were not as transparent as we are now, and it always kind of bites you. So now what we, what we do is like, hey, Mr. Seller, this is where I need to be at cash-wise. Look at all the inventory that's in the market. I need to do X, Y, and Z to make a profit. And I mean, would you invest all this money to only make this? No, right? Okay, so with this other option, that's why I say that you need to build that trust so that they basically know that you care and you walk them through their options. Because a lot of the times they're not, they're not educated as you are, but by presenting the options and let them know how we can still make money and help them, you're gonna ease out their fears. And by letting them know exactly what's happening all across the, you know, the timeline of the deal, you're going to earn that trust and you're going to be able to sell the property. And that's how we do probably like 80% of renovations. But what I see a lot of people fail at is by not disclosing how you do your process or by trying to hide what you're doing. So we tell them exactly what we're going to do, how we're going to do it, and we ask their permission and let them know exactly what we need in order to make that happen. Oh, there you have it. And if you're serious about building a real business that's faster, that's more scalable, that's safer, wholesaling, it's the best option. And with the right marketing channel and the right exit strategies and the right sales profits, you can generate more deals month after month. And you already know what you need to spend in order to achieve your goal and without having to raise capital or gamble on the market.
