the lazy 80/20 model to scale your wholesaling business (fast)

A real-estate wholesaler shares a framework to scale from $20K–$80K monthly to $100K–$200K net profit. The key: name your deal-closing method, simplify the pitch so anyone can repeat it, and neutralize seller objections with built-in promises like moving support and net comparisons.

Man, it is such a weird time in real estate wholesaling. Regulations just keep on changing. Everyone and their cousin is doing deals. Every seller has been hit by 14 cold callers and 9 SMS blasts before breakfast, and somehow the average guy is still grinding for $20K per month, right? I've been in this game for years. I've done multiple 7 figures in assignment fees. I've lost money. I've been burned down. I've rebuilt. I've made every mistake possible, and I've always found a way to make it work. And what I want to give you today is the lazy 80/20 model to scaling your wholesaling business fast. Not lazy as in no work. I mean lazy as in if you focus on this one piece, everything else just gets 10 times easier. So today we have no slides, no fancy edit. I was literally talking to a wholesaler today and I figured, hey, let me bust out the camera and hit record. By the way, let me know in the comments if you like these off-the-cuff breakdowns or the more polished screen-sharing style videos. That way I can give you guys more value. But let's talk numbers. In wholesaling, there are levels. You got the $10K to $20K a month solo hustlers. They're in the grind, but they're still alive. Maybe they're just getting started. They have no systems, no teams, and you can still make a lot of money doing that because you get to net almost all of it. But then you got the $20K to $80K a month guys, and that's like the middle class of real estate wholesaling. They have a small team, some marketing going, but it's still chaotic because of the lack of systems. And then there's the $100K to $300K a month profit operators, not the, I did $200K in revenue and netted $40K. I mean, they are profiting anywhere from $100K to $200K a month in net profit. So this video is about the lazy path from that $20K to $80K band and turning them into the $100K to $200K a month band, right? And it's not going to be, hey, let's add 5 more marketing channels or hire 19 more VAs. The 80/20 is this: you need to own a unique name mechanism for how you get deals and how you close deals, and you need to make it the star of your business. Most wholesalers are selling "We buy houses fast for cash," and that's like selling "I do workouts in fitness." It's invisible, it's boring, it's shallow, and that's why you feel like a commodity. You're not selling "We buy houses," you're selling your process for turning distressed situations into solved opportunities. Faster and easier than everyone else. And that process needs a name. It needs to be simple enough that your Uber driver gets it or your mom gets it. So here's your homework after this video: explain how you do deals to your friends, parents, your barber, your Uber driver. No jargon, no assignment of contract, no equitable of interest talk. If they stare at you blankly, you need to go back and simplify until they can repeat it back to you in simple terms. For example, in my world, when I talk to you guys, I talk about the Arbitrage Ads method and the Real Estate Arbitrage method. Arbitrage Ads is just our way of using Facebook ads to pull in motivated sellers at $20 to $40 cost per lead by calling out specific pain points that tell us that they are distressed and how we get one contract for every 20 to 25 leads and how we keep our cost per deal at under $1,500 per contract while everyone else is paying $3 to $5 grand. right? So we still make $15,000 to $20,000 per deal, and that's basically our name of naming our ads method. But when it comes to the real estate arbitrage method, that's basically our way of giving sellers two options: ask cash or the listing style Novation offers that we can flip and arbitrage the deal without having to own the house and still make multiple six figures a month by doing this and without owning the house. So those are mechanisms and they slide through the noise. And your job is to create your own version of that. Maybe yours is the Foreclosure First Responder System or the 2-Hour Offer Pad or the Vacant Property Warrior System. You know, just need to think of what is it that you do very well and is there a correlation between the deals that you and your team do? And is there a way that you can basically name it and make it sound way more interesting than what everyone else is selling? Whatever it is, it is your one way of getting and closing deals that nobody else is talking about like you do, right? When a seller, a JV partner, or another wholesaler hears that phrase, they should know that it's you. And that's the first part. The second part is where people usually screw this up. Your mechanism will create limiting beliefs. If I tell a wholesaler, hey, the lazy 80/20 model is inbound Facebook ads, and we call it the Arbitrage Ads Method, here's what they may immediately think. Yeah, but I suck at ads. I suck at tech. My market is too competitive. I don't want to be on camera. I can't risk $3,000 to $5,000 a month on ads. What about the new wholesaling laws? Right? And if I was to ignore this, my offer wouldn't fly off the shelf no matter how sexy the name is. And that's the reason why I keep on getting a lot of wholesalers, because I solve the problems and the concerns that they may have, and our offer basically solves those limited beliefs, right? So it should be the same way with you and your sellers. When you're thinking about this in your messaging and your marketing, for example, if you were to tell a seller, hey, we can buy your house as is in 14 days, in their head they may think, oh, you're going to lowball me. Are you a scam? What if you don't close and I just lose all this time? My brother says that I can just list it with a realtor. So basically the lazy way to scale is this. You have to name and own your unique mechanism. You have to make it clear, simple, and repeatable. And you have to list every limiting belief that your mechanism triggers, right? So when you're thinking about a seller, what is the concerns that they may have? And whenever you are offering your program in the messaging, in your marketing and your sales, you gotta be able to overcome all those objections before they even come up, right? And if you build in bonuses into your process that kill those beliefs before they come up, you're gonna be in a way better spot. For example, if you need help moving, we're gonna help you cover up to $2,000 in cost. And you don't have to pay for those, or I'll front you $3,000. That way you can find your new property, right? Or if I don't close, you get to keep the EMD. So for example, for you guys, when it comes to us working together, our promise is if you don't get at least 3 contracts in 90 days, we're going to keep on working with you for free until you do. Why? Because I have a ton of data that this stuff works. And as long as you put in the work and do what we tell you to do, you're going to get deals. What I don't want to have is people that are just, you know, looking for excuses, like that's not the people that I want to attract. So the same way you need to think about this in your own business, right? So another example in the wholesaling business is if the sellers think that you were like, you would disappear, you can add a no-surprises closing promise where if they don't, if you don't close by X amount of days, they get to keep the earnest money and they can cancel. Or if the sellers think that they're getting lowballed, you can add a side-by-side comparison of what they would net if they were to list with an agent, with your cash offer, with your Novation offer, and that way they see exactly the trade-off and the value that you bring them to the table. Or they may be scared of the logistics. Like I said, you can add the moving support for extra closing costs or cleaning the property or moving the property, other items out of the property. So stuff like this is going to lower the risk and is going to increase the likelihood that they basically go with you. So now you have to flip this into your wholesaling business as the actual product. If your unique mechanism is inbound Facebook and your buyer's another wholesaler, then your bonuses may be like, for example, for me, we do the tech setup for you, right? If you said that you're not tech savvy, you don't have to worry about that. Or we give you the prebuilt winning ads that we already have and know that crush, whether it's scripts or the static images. And that's going to fight the, I don't know what to say on camera, or I'm not good at camera, right? So that kills that objection, or a simple daily KPI tracker so that you don't say, oh, how do I make money with this? Right? So for us, when somebody comes in, we want to make them money as quick as possible. So we build out the plan and we just be sure that we stick to the plan in order to follow it. So, I mean, do you see the pattern of what I'm trying to show you? The lazy 80/20 model to scale your wholesaling business is you need to find a one aim way on how you get and close these deals. You need to have a simple story about the method that anyone can understand and a handful of built-in bonuses, promises, processes, and testimonials that crush the obvious fear that it may create. And you need to be really good at solving these because the more that you do it, the easier that you're going to get deals, the more efficient that you're going to be in your marketing, and the more money that you're going to be making in the end. Right? So if you get that right, like I said, marketing gets easier. Your close rate is going to go up. Your average profit per deal is going to increase and you stop just being another wholesaler. While everyone else is just yelling, we buy houses for cash. So you're out here saying we run the X, Y, Z method. Here's exactly how it works. Here's why it's safer, easier for you. And here's what happened next. Remember, you got to tell them what to do. And if you do that relentlessly, I know that you're going to hit the $100K to $200K per month mark. And it's not a magical thing, but rather it's just math, right? So I hope this was valuable for you guys. I'll link a training down below. In the description of a training that I made to help you scale your wholesaling business. But with that being said, like the video, share it, and subscribe, and I'll catch you in the next one. Thank you, guys.
