Everyone's talking about AI, but most wholesalers still use it like a toy and not a tool. And in this video, I'm going to walk you through the 5 ways that we use AI in our business to get more deals, to sharpen our sales process, and to build better systems, even if you're not tech savvy. And we're not talking just theory. This is the exact way that I use AI in my 7-figure wholesale business to save time, to make more money, and to get more deals. So if you're tired of guessing and you're ready to start using it like a pro, then stick around. So let's go over the 5 tools every real estate wholesaler needs in 2025. And the reality is that you're losing deals by not using AI because you're going to become more efficient. And I'm going to show you how you can fix that. So most wholesalers waste a lot of time doing manual tasks that they could do with AI and automate things in seconds. And most are not using AI to the full capability because we don't know how to give it good enough prompts and context. So you gotta be really good at that, which we'll go over. And the reality is like, you don't need to be like a tech wizard. You just need to plug and play and it's gonna save you a ton of time. It's gonna help you with your sales conversions. You're gonna be more efficient and it's gonna help you with your overall lead flow. So the number one tool that I like to use on ChatGPT is the sales manager prompt, right? So I have a prompt that says, you're a sales manager for a real estate wholesaling company trained by Alex Formosi and Jeremy Miner. Below is a transcript of a call with a seller. Please analyze the call and provide feedback in 4 sections: the overall quality score from 1 to 10, things done right, areas for improvement, what could have done better, and also you got to be honest honest, specific, and use sales coaching best practices. So I'm going to show you what it looks like as far as kind of like the actual prompt, right? So you got to give it the transcript. There's some AI, uh, websites to pull it off from your phone system, but this is the conversation that my sales guy had, and it gave him a 6.5 out of 10, right? He said You know, good rapport and tonality, clear mutual understanding of the seller's expectations, but there were a couple of missed opportunities to build stronger control, deeper discovery, and clarity on the next steps. And then it tells you things done right, you know, tone and rapport, it was good. The alignment in language, you know, kind of like saying we want this to be a win-win and we would pay when we sell it, you know, things like that. The framing, the convenience trade-off. So we kind of go over their options, kind of like all that stuff. And then we try to put in like a soft close where we let them know what's gonna happen next. And then it kind of tells us where he could have improved, right? So lack of control towards the end of the call. The end of the call was friendly but too open-ended. You let the seller dictate timing and next steps. Without locking in a specific follow-up. So that was one of the things. Too much "we'll try" language basis, like, "I'll try to get you this or that," where, you know, I feel like sometimes we just need to set the right frame. It just depends on seller-by-seller basis because if we're doing like an MLS Novation and not like a cash where we're trying to get them their price, this is when we say like, "Okay, we can try to get you price, but on our terms," right? And then it kind of gives some feedback on something. Some things were like all over the place, but you can use this to get feedback and train on whatever ChatGPT tells you and your team. And then you can basically set a time to go over those so that they don't get missed. And overall, it's going to help you with your sales process, right? So you can catch missed pain points, identify bad habits, and auto-generate coaching feedback. And also, like, as a bonus, what you could do is, like, if you have a call that you think that you did very, very good, you can just upload the transcript and let them know, like, hey, I think I did really good, I got this deal. And then you can give it as much context. That way you could use it as a basis, and you can just keep keep on building the ChatGPT and just put the transcripts in there for whenever you have a sales call. The second one is an AI copying tool to save time. So you got to give it— again, here's like all about the context, right? So you can create a ChatGPT, you tell her what the market is, you can upload like recent sales, like in the whole area depending on the year. But for example, you can do like whatever subject property it is. 123 Main Street, Houston, Texas, 3 bedrooms, 2 baths, 1,500 square feet, built in 1985. And then you gotta tell it about the condition or what it needs. And it does a really good job at estimating, estimating the rehab cost. Um, that way you get your numbers so you can get an ARV number, the after repair value, and then you can also get a current condition value as is, which we use a lot whenever we do our MLS listings or renovations. But you have to give it enough context. So you can go into Zillow or like Redfin and upload that area that you're trying to search for and let it know, okay, what it's— what things are selling for, uh, how long ago, what price per square feet, all that stuff, right? And then the instruction is, okay, estimate the ARV based on the renovated comps estimate the as-is value based on the subject's conditions compared to the dated comps. And then you need to show the average price per square feet for the renovated comps and explain the math and logic behind the estimates. Also, what you could do is show photos of the property and compare it with like some of the other listings or recent, uh, sales. And you can also use it to save time just to get your offers, but Let's say that you underwrote like 10 deals and then you submitted 10 offers. You can train it to understand your logic and how your market works. And the more feedback that you give it, the better it's going to become. So you can use it to save a ton of time, and then you can get the after repair value if you were trying to do like a wholesale offer. And then you can do the as-is current condition. Um, so basically the current condition is ARV minus the repairs that it needs, minus like a market adjustment for like 5%. That way, if you do the MLS listings and Ovation, you know what you're— what you, you can sell the property for, and you know what's the max that you can offer the seller so that you net like that difference that you want to make with your business and for your fee, right? Um, so after you get this, it's way easier to plug in your max allowable offer. I know people do it differently. We want to make $25K per renovation. And on the wholesale side, you know, $10K, $15K, it's okay, but we do a lot of renovations, so that's why our average profit per deal is bigger. But you can use this, and the more feedback that you give it, the better it's going to become. And then you can store these GPTs on your, on your ChatGPT, that way you save a ton of time. Also, I like to use it for our Facebook stuff. Now, you, you know that we do a lot of Facebook and I love it, but this is the prompt that you can give it. So if you have already images of properties that you have flipped or maybe that you have assigned, you can use those photos and then have the AI edit those for you so that you can run a Facebook ad. And we use a lot of these. Of course, it's not everything that we do, but it's going to save you a ton of time. And this is kind of like the prompt: I'm running a Facebook ad for my home buying business. Please create a square image ratio 1:1 using this photo of a front-facing house. Add the following text overlay, you know, top: Local Cash Buyer. Bottom: Sell as is, no repairs, fast cash. Use bold, readable fonts and make the top yellow with a black drop shadow for contrast. Of course, this is going to change depending on the image, but without it, you can use like Canva or like any of the other softwares to edit your images. But with the AI, it's just going to save you a ton of time. And then you can also use it to create like headline hook ideas, add copy. And then of course ChatGPT is going to give you probably like 80% and you can use it for frameworks, but you got to give it the rest. So the input that we put it, it's going to be was going to make it work. Um, and then it just allows you to create different angles when it comes to your creatives and your ad copy. Uh, so for us, like, we can combine it with our Facebook strategy that we teach, teach our students with the Arbitrage Ads. And we basically teach them how we can create different ads so that we, we find the winning ad copies and, um, ad variations and ad and image ads so that we get that cost per lead down and we get deals for cheaper. Now it doesn't replace your strategy, it just makes the implementation way faster. So with this prompt, we get images like this. Of course we feed it the photos and then it edits it on our behalf and probably takes 2, 3 minutes to get an image. And then you can start running those pretty quick. And then like I said, you can use it to create like different hooks and different pain points depending on the motivation that you're trying to target. But this is great and it saves us a lot of time. Now also, you can use it for seller response on SMS. So a lot of the times you can give it enough context of what you're talking about with the sellers and you know what angle you can try. So we use it to communicate, to communicate with the seller, to keep the conversation alive, build trust, and overcome resistance. Without being pushy. So you can use this one whenever a seller says like, I need to think about it, or we're not ready, or just ghost you. It can create responses that you can just send, and you know, it may be better than your standard like, hey, just following up, um, and just basically keeps them engaged, right? It also, like, if you don't know how to answer like a question or whatever, you can give it context and then it can help you walk through those common objections or like a structure. And then of course you don't want to just copy and paste whatever ChatGPT says. Of course you want to change it, just make it sound human. But it also helps with your objection handling and it saves a ton of time when it comes to like complex responses. That way you don't mess up the deal, right? So most wholesalers, you know, they will give up after 1 to 2 replies. But if you use this prompt, it'll help you sound more human. Build rapport and help push the deal forward, especially when the seller is hesitant or you don't have like a clear answer of what's going on. And then also the, the last thing that I like to use it for is I use it for my team when it comes to role-playing. Uh, hey, pretend you're a skeptical, skeptical seller, feed me the top 3 objections and grade my responses, right? So You can use that for training and then it's gonna spit out like a bunch of different objections. And then I think within that same Sales Manager GPT, you can ask it, okay, how would you respond to this if they told us this? And the more context that you give it, the better it's gonna become, like I had said. So you don't need to be an AI dummy. You just gotta use it, but you don't wanna sound like a robot, right? So use AI, don't become AI. So the smart moves is use the AI to grade your seller calls and spot missed objections. That way you can get better and can train your team to become better and have those objections handled. You can use it to write your ad copy and headline and different pain hooks for your ads. You can use it to generate your images, static ads of photos that you have, I'm sorry, a property that you already have done deals with. and you can use it to help you comp and do rehab estimates. That's gonna save you a ton of time. Now, a lot of the mistakes that I see is, you know, people will copy and paste the responses without, you know, giving it your own twist. And also, like, you can't let AI dictate the offers without the human review, right? So it can only take you 80, 85% of the way there. You gotta give it the extra 15. but it's still going to save you a ton of time. And then you can't assume that AI can magically close deals for you. I know there's some AI softwares that they answer the phone calls and stuff. Um, I don't think it's that good just yet, but I think within the next year or so it should become way better. Uh, we still have to do a lot of work because these sellers, I mean, they're selling their home, which is their biggest asset or the biggest purchase they've ever done. So the human interaction has to be on point. And then the thing with AI is you got to feed it good context, right? So if you don't give it any context, the response is going to be sucky. So you can't blame it for the output if you don't give it good input. So you got to give it enough context and help it, um, understand the situation. That way it serves you better. So there you have it. The wholesalers who win in 2025 are the ones who adopt this And you gotta get with the flow and get with the trend. Technology is evolving, so you gotta use it to your advantage. And the ones who win are the ones who implement this, because the more that you can automate and systemize your process, the more money that you're gonna make, cuz you're gonna save a ton of time and you're gonna be able to train your team and do things properly. So if you need help implementing any of the things that I covered, uh, book a call with me down below and watch this next video here.
