Jesus Gabriel Mendez shares three lessons from real estate wholesaling: a property's appearance doesn't predict profit, mastering one lead method and seller skills matters more than trying everything, and scaling to $50K-$100K monthly requires tracking conversion rates and cost per deal.

Here are 3 things I wish I knew before I started wholesaling real estate. Just because the property isn't all run down, decrepit, or with boarded up windows doesn't mean it's not a deal. Some of the biggest deals you're ever going to close are going to be from properties that look nothing like this one and just need a couple cosmetic updates. Every strategy works. Cold calling, SMS, direct mail, hiring VAs, they all work. You just have to focus on one. The systems can be replicated, but your skill set cannot. You just have to understand how to talk to sellers, to pull motivation and how to get these people to take action. And that's how you will get paid. This one kills a lot of wholesalers. If you want to do $50K a month, if you want to do $100K a month, it is simply a numbers game. And if you don't know how to track your numbers, you don't know how to track conversion rates, you don't know how much it costs you to get a contract or how much it costs you to close a deal, you will fail. Most people never close a deal because they simply overcomplicate it. If you want my simple blueprint on how I've been doing this for the past 7 years, comment the word deal down below and I'll send you over a free training in your DM.
