Welcome to day 106, final episode of the Storage 100. I'm Joe Downs with Storage Moguls. If you're still here, that says a lot about you. Seriously, take a second and acknowledge what you just did. Over 100 days of showing up, learning, and not quitting. That actually puts you in the top 5% of people who actually finish what they start. And in a world full of starters, finishers are actually very rare, and you're one of them. Today is our bridge day. We're going to do two things: close out the Storage 100 with a recap of everything we just covered, and then open the door to what's coming next—five more verticals. It's gonna be pretty cool: boat and RV, industrial outdoor storage, pro storage, small bay flex, and parking—the full ecosystem—and it starts now. Quick note though before we dive in, folks: everything I teach here lives inside the Storage Muggles at storagemuggles.ai. But I I want to be straight with you about what this community actually is. We're operators, not just guys with microphones. We're not here to get you into our deals. This isn't a pitch machine. We're actually a helping community, people who've found their why and are doing the daily work to fulfill it. Here's the real talk. Self-storage got you in this door, but the full storage ecosystem, all 6 verticals, is what transforms you from someone interested in self-storage into a storage mogul that your peers will actually start calling for advice. And why become a storage mogul? I mean, besides, I think we're the cool kids in the space and we have a lot of fun, but because storage moguls live out their dreams. We're doers, not talkers. We believe mastery is a journey, not a destination. And this community is how you walk that road with real people behind you. It's free to join. We got AI-powered tools, multimodal content across every vertical. Head to storagemoguls.ai, get on the waitlist, and we'll bring you in when it's your turn. It's coming soon. Don't sleep on it. All right, let's recap what you just learned over the last 106 days, including tonight. Section 2, it was all about finding deals. So we did the overview first, then we got into Section 2, which started at day 15 and went through day 28. We covered off-market deal sourcing, how to find facilities before they hit the marker. We covered broker relationships, why working with the right brokers gives you access to deals others never see. We talked about direct mail campaign— campaigns and how to approach owners who aren't actively selling. Remember the lesson, the best deals don't come from LoopNet or other online sources. They come from relationships, proactive outreach, building that relationship pipeline. Then once you found a deal, the next critical step is understanding its true financial potential. So section 3 was about underwriting those deals. So days 29 through 48, this was actually the longest section. We covered pro forma analysis, how to project revenue, expenses, cash flow accurately, along with DSCR calculations, what lenders require and why it matters for your financing. We covered cap rates, T12 analysis, occupancy trends, all the financial metrics that you need to evaluate a deal. And the takeaway lesson was underwriting is where deals are won and lost. Remember, garbage in, garbage out, folks. You have to get this part right. Then in section 4, we assumed you found a promising deal and the numbers look good. So we talked about the meticulous work of due diligence and closing and how this phase is about protecting your investment through comprehensive property inspections and thorough title reviews. We covered property inspections, roofs, gates, pavement, HVAC, what breaks and how to budget for replacement. We covered verifying financials with rent roll audits and ensuring you're not inheriting someone else's problems, which is the final check before you sign on the dotted line. Don't forget that. Once you're confident in the deal, the next challenge we covered was securing the funding. And in this section, we demystified how to leverage SBA loans and work effectively with local banks. We also showed you some cool financing ideas with creative seller financing options. Covered the SBA loans in depth. Remember, 10% down, 25-year amortizations, how powerful that is and why that's usually one of the best options for first-time buyers. Remember, understanding these avenues is key to turning in a— turning a great deal into a closed deal. It's about finding the right capital partners to bring your vision to life. All right. And then we moved on to how to manage these assets once they are yours. So section 6, was all about transitioning and managing your new self-storage facility. We dove into that critical first 30-day playbook and a roadmap for smooth operations right from the start. We also explored the strategic decision of hiring managers versus self-managing, as well as the management software, gate systems, and security cameras, the operational infrastructure you need, and how to implement robust operational systems that ensure efficiency and profitability. Because remember, this is where you turn a successful acquisition into a thriving business. And then with your facility running smoothly, we looked at elevating your game and maximizing its potential. So the last section, we focused then on growing revenue and optimizing every aspect of your operation. We uncovered the secrets of executing strategic rent increases, ensuring you're always getting top dollar for your units. We also explore advanced rate optimization techniques and how to dominate local marketing, turning a good facility into a truly great one, which is how you unlock exponential growth. All right, well, you've, uh, again reached an incredible milestone, and it's time to celebrate what you've accomplished. You've journeyed all 106 days now of high-level storage education covering 8 comprehensive sections. That's actually over 1,000 slides of invaluable knowledge taking you from finding deals, underwriting them, financing and closing them, and then all, uh, all on the way to optimizing that revenue. Uh, most people who start educational programs never finish, so you did. Congrats. Again, puts you in the top 5%. But here's the thing, self-storage is just one vertical, and as promised, there are 5 more. And we're going to cover all of them. And here's the very cool thing, in my opinion. Everything we just taught you in, in, uh, the Storage 100, it applies to every storage vertical. So that's what's coming. All of them, one at a time, but all of them. So let's look at what's on the horizon because the Boat and RV 100 starts tomorrow and it's a game changer. This niche offers significantly higher revenue per square foot compared to traditional self-storage, lower operating costs, no climate control, minimal buildings, some cases just pavement, fencing, gates, and cameras. In other cases, it's gravel, not even pavement. And then we do have plenty of scenarios where we've got canopies, 3-sided buildings, and fully enclosed. You'll also benefit from lower operating costs. Which boosts your bottom line even further. Plus, there's less competition in this space. So if you know it and you lean in, you got an advantage. We'll also be covering site selection, facility design, pricing strategies, seasonal demand, marketing to boat and RV owners, everything. Same depth as the Storage 100 for all of these. Same format, different asset class, massive opportunity. Beyond boat and RV, there's another exciting vertical to explore. Industrial outdoor storage, or IOS. This market targets pretty lucrative clientele, including, you know, big-time contractors, landscapers, construction companies. They need space to park equipment, trucks, trailers, building materials. It's stuff that's too big for traditional storage or too big and too messy for pro storage. You're looking at impressive pricing here as well. I mean, $200,000 to $500,000 per space. Best part, high margins coupled with low construction costs. And that's if you whack up the space into lots. We can look at IOS as acres, and there you're looking at $2,000, $2,500 an acre to $10,000 an acre. That's a storage niche is taking off in this industry and it's ripe for the taking for storage moguls. Uh, for the business owners who also need storage, we've got pro storage. This niche, um, because business owners have storage needs too. Businesses are people too, people. That didn't sound smart. Pro storage facilities allow businesses to get started maybe, or expand in a professional, safe, and secure environment. Think of the parent-child electrician team. That just needs a place to store their equipment for their work van because they don't want to store it at home, maybe because of theft, or maybe because they can't because they live in an HOA and they don't have an office, nor do they need or want one. Maybe they do their billing from their dining room table. Pro Storage, whose units might range in size from 400 square feet to 1,000 square feet, but with 16-foot ceilings, you can drive a work van right into it and store it overnight. It provides that kind of mini warehouse space for all kinds of businesses on a month-to-month basis, and it allows them to expand their business over time and, and grow at that facility, or flex up or down their warehouse needs seasonally if that's how their business runs. We're not just targeting contractors in this space either. Pro storage facilities, you're going to find hobbyists with toy cars or Small businesses looking for affordable, you know, additional footprint for their inventory. We've also got boat and RV owners at about 20% of the facilities using Pro Storage for their vehicles. Maybe they got the, you know, high-end boats and RVs and they want fully enclosed environments and nicer facilities. These are bays that'll rent for well over $1 a foot. You're looking at rents from, you know, $500 on the low end to $1,800 to $2,000 a month. It's a scalable solution, meets a growing demand for flexible, accessible commercial space. Swimming just upstream from that, from Pro Storage, you got Small Bay Flex. And this is an awesome hybrid model, blends storage with office space, dedicated workspace. So You know, here you're targeting almost exactly the same diverse group that you are in pro storage. Again, contractors, you know, looking for a home base for their equipment and trucks, hobbyists pursuing their passions, or again, small businesses that are looking for affordable space for their inventory. Or, you know, so same categories of potential tenants, they just have different needs in that Maybe they're a little bigger needs, or maybe they need office space connected to their mini warehouse space. So, I mean, imagine the possibilities there too, where again, on the very low end, you could still be looking at $500 or so a month, but now you're not paying your triple nets, the customer is, all the way up to $3,500 a month, maybe $5,000 a month for the space. So, and it's again, a scalable solution meets a growing demand for flexible, accessible commercial space. And it's another example of how we think beyond traditional storage. And then you got fleet and vehicle parking, which is just an absolutely overlooked asset class. Here you're shifting from storage to large-scale vehicle fleet parking. You know, think commercial vehicles or fleets of specialty asset vehicles. And the facilities here can range from Just parking lots to, you know, we could still have climate control warehouse style, valet style parking for cars or boats and RVs or, you know, other vehicles like food trucks or whatever. And again, to the gravel lot or paved lot for venue overflow or seasonal staging. That was the real opportunity here though, is in my opinion, is fleet parking contracts. Amazon delivery trucks, school buses, utility vehicles, municipal fleets, Uber fleets, who knows, soon we'll have fleets of Waymos, right? Recurring high-volume, low-maintenance revenue, lower overhead than construction. You're monetizing land and asphalt, not buildings. And you're going to use dynamic pricing and long-term contracts to create predictable, scalable income here as well. And this naturally leads into a powerful niche within this one as an operator, as a truck parking club. That's a marketplace connecting commercial truck operators with secure, available parking. Think Airbnb for truck parking. There's a massive unmet demand here, fragmented supply, and a model that fits perfectly alongside our other asset class strategies and niches within Storage. All right, you can tell at Storage Moguls we're excited and passionate about this stuff. All right, so Storage 100 is complete just like that. 100 episodes, 106 episodes, every facet, every angle. You now have full education in self-storage investing, but we're not stopping there. Because as I told you and promised, Boat and RV 100 starts tomorrow. Day 1 drops in the morning. Don't you dare tap out now. Every vertical, every tool, every piece of content lives inside the Storage Moguls community at storagemoguls.ai. It's free to join. It's AI-powered. It's built for operators who are actually doing the work. It's built by us for us. If you made it through Storage 100, you're not a dabbler. You're the real thing. You've just proven it. So keep going. Do me a favor. Like this video and subscribe and share this with someone who needs it. They're going to thank you later. But share this with, with, with your business partner, your friend, your brother-in-law, whoever that you've been talking about. We got to do something. We should start a business. We should do this. We should do that. Share this with them. Say, what do you think? Here's the truth. Self-storage is what brought you here, but it's the other verticals— boat and RV, fleet parking, small bay, iOS, pro— it, it's that that turns that interest that we got to do something into an identity. Storage Moguls aren't just investors. We're doers, not talkers. Builders, not browsers. We're a community that gives more than it actually takes. We know our why and we wake up every day trying to fulfill it. And we do it together because we believe mastery is a journey and not a destination. We're always learning. And if you want to walk that road and learn with people who are actually on it with you, then join us. StorageMoguls.ai. I will see you tomorrow. Boat and RV 100, day 1. Let's build.
