And welcome to day 58 of the Boat and RV 100 series. I'm Joe Downs with the Storage Muggles, and today we're talking about Google My Business, which is free, high intent, and most facilities are either invisible on it or on it badly. And look, if you want a community of real operators doing this alongside you, showing you how to use Google My Business, Join us for free at storagemoguls.ai. It's an AI-native platform with GPT tools, multimodal learning. You can start for free and advance at your own pace. We're real people here. We got husband and wife teams, entrepreneurs, solopreneurs actively evaluating deals between $400,000 and $2 million, and we'll show you how. But back to today, because when a boat owner types boat storage near me in their Google and on their phone in August, They're ready to move in. If your facility doesn't show up, that tenant's going to go to whoever does. So let's fix that. Here's why GMB matters more in boat and RV storage than almost any other asset class. Boat and RV tenants are— they search seasonally and they search with high intent. So a person who searches boat storage near me in August is not browsing. They're evaluating options. They've probably already decided they need storage. They're looking for the right facility. The search volume for boat storage near me and RV storage near me spikes significantly in August and September, exactly the window before the fall move-in season. These are not casual searches either. They are move-in-ready prospects arriving at your digital front door. The operators who show up optimized in that window and convert those searches into leases. The operators who don't show up send those prospects to competitors who do. The best part is GMB is free, so no ad spend required. A well-optimized Google My Business profile competes with paid advertising because Google surfaces it for high-intent local searches. You can outrank a competitor who spends money on ads if your profile is better optimized. Most facilities in this vertical have poorly maintained GMB profiles, and that's your opportunity. Category selection is the first and most commonly mishandled element. When you set up your GMB profile, Google asks you to select a primary category and secondary categories. The right approach for boat and RV facilities: use all applicable categories. So your primary category is likely boat storage facility or RV RV storage facility, whichever is more relevant to your tenant mix. Add both as primary and secondary if your facility serves both. Also add vehicle storage facility as a secondary category. Tenants searching for vehicle storage sometimes include boat and RVs in that search. Mistake is choosing only one category and leaving, leaving the others blank. Every additional relevant category improves your search surface area. So facility that appears for boat storage near me, RV storage near me, and outdoor vehicle storage near me has 3 times the organic search presence of one that only appears for one of those searches. Category selection takes 5 minutes. It's one of the highest paid impacts, uh, impact actions on your GMB profile. Photos are the second most important GMB element after category selection and the most commonly collected as well. Your GMB photos are what a prospect sees immediately after they find your listing. So they see an empty gravel lot with one blurry exterior photo, the impression is set. They see a well-maintained facility with clear photos of your amenities, your covered spaces, your gate system, and your drive aisles, they've got a reason to call. So what do you photograph? Well, the gate entrance with signage visible, drive aisles, wide, clear, well-maintained aisles, um, your amenity stations, air rinse, vacuums, your covered spaces with boats or RVs stored inside so people can see what you're storing, aerial or wide-angle shots that show the full facility, and add new photos regularly. Google rewards active profiles with better visibility. Update your photos when you add a new amenity as well, complete a facility improvement, or enter a new season. A GMB profile with 20 current high-quality photos dramatically outperforms one with 3 old photos. It's not a one-time task, it's an ongoing one, but it's not a hard one. Seasonal hours and seasonal posts got to be there. The timing elements most operators skip entirely. For seasonal hours, if your facility has different access hours in summer versus winter, those hours need to be accurately reflected in your GMB profile. A tenant who checks your hours on Google, drives to your facility, and finds the gate closed when you said it would be open is not coming back. Keep your hours current. Update them in August before fall move-in and in March before spring move-out. GMB posts are allowed as well. Google allows you to publish posts directly to your business listing. They show up when someone views your profile. Most boat and RV facilities never use this feature. The operators who use it effectively time their post to seasonal demand. So August post might be, fall move-in season is approaching, limited covered spaces available, call to reserve your space for the season. In March, you might post, spring is here, if you need storage for your boat or RV while it's in use this season, we have availability, month-to-month options available. These posts take 10 minutes to write and they appear directly in your listing when prospects are searching during peak windows. Review management is the element that converts a good GMB profile into a great one. Here's the dynamic here: when a prospect is choosing between two facilities on Google Maps, the one with more reviews and a higher rating wins more often than not. So in boat and RV storage, reviews are disproportionately powerful because tenants talk about their experiences in commuting settings, community settings, marinas, campgrounds, RV parks. So a 5-star review that mentions the rinse station, the easy gate access, or the responsive manager is read by other boaters and RV owners who recognize the specific value those features represent. So how can you generate reviews? Well, you can ask directly in person immediately after a positive interaction. For sure, tenant whose access problem you just resolved on one call is the most likely 5-star review you're ever— you'll ever get. We really appreciate you. If you have a minute, leaving us a Google review would mean a lot, that type of thing. Most tenants who had a good experience are happy to do it. They just don't think of it unless you ask. And then how to respond to reviews. So respond to every review, positive and negative, within 48 hours. For positive reviews, you know, brief genuine thank you. For negative reviews, Acknowledge the concern, offer to resolve it, provide contact information. Google's algorithm rewards active engagement with reviews. Here's the GMB optimization checklist. What to complete before August search window. So verify your listing is claimed and verified. If you haven't claimed your business on Google, do it this week. It requires a verification code by mail or phone. Select all applicable categories: boat storage, RV storage, vehicle storage. Confirm your address, phone number, and website are current and consistent with your website and other directory listings. And Google might have one or two other things, so pay attention to their details. Upload at a minimum 15 folder photos covering the gate, the aisle, amenities, covered spaces, and an aerial view. Set accurate seasonal hours for your current period. Write and publish a fall move-in post in early August, and then review your last 10 Google reviews and respond to any that haven't been addressed. Add your amenities to the business attribute section. Google allows you to list specific services and features. Covered storage available might be one. Air station on site, security cameras, gated access— all of the searchable attributes. The operators who complete this checklist before August are positioned to capture the fall search window. The ones that do it in October are optimizing for next year. Here's the frame. When a boat owner searches boat storage near me in August, they're ready to sign a lease. So your Google My Business profile is either capturing that tenant or sending them to a competitor. It's free, it's high intent, and most facilities in this vertical are leaving it on the table.
