Day 68: The Boat & RV Mogul Playbook & Your 90 Day Plan

In the finale of the 68‑episode Boat & RV 100 series, Joe Downs of Storage Moguls delivers a comprehensive wrap‑up that blends a strategic market overview with a concrete 90‑day action plan for investors and operators. He begins by reaffirming the core premise: outdoor boat and RV storage is a structurally undersupplied, durable‑demand asset class that institutional capital has yet to fully target. Downs then addresses self‑storage owners, outlining three quick due‑diligence questions to assess whether existing land can be repurposed for boat/RV use, emphasizing zoning, drive‑aisle dimensions, and shared gate/security infrastructure. The centerpiece is a week‑by‑week 12‑week roadmap covering market selection, owner outreach, underwriting, lender sourcing, offer making, and due‑diligence, each with specific tactics (e.g., HOA density analysis, county assessor research, seasonal pro‑forma modeling). He recaps the series into five thematic pillars—Opportunity, Relationships, Lender Education, Operations, Revenue Optimization—detailing the key insights within each. Finally, Downs previews the next vertical, the IOS 100 (industrial outdoor storage) series, and urges viewers to join the StorageMoguls.ai community for ongoing deal flow, tools, and peer support. The video ends with a call to like, subscribe, and share, positioning the community as the practical engine for executing the playbook.

And welcome to day 68 of the Boat and RV 100 series, folks, and the series finale. I'm Joe Downs with the Storage Moguls. We started this 68 episodes ago with a single premise: boat and RV storage is the vertical most investors overlook. The supply gap is structural, the demand is durable, and the operators who understand this asset class Now are building positions before the market catches up—the institutional market. 68 episodes later, I want to close the loop here. There are a lot of people out there talking about storage, but not many of them are still doing it. We are though. Every deal we've taught, we've touched. Every framework came from something real—not a textbook, not a seminar. We're a community made up of couplepreneurs, solopreneurs. Entrepreneurs actively evaluating acquisitions right now. I'm talking deals between $400,000-ish, sometimes even less, and $2 million. Why, people ask? Because they're financeable in that range. You have the most financing options in that range. They're digestible. You can take them down. You can. If you're watching this, you can take it down. They're the kinds of deals that actually get done. That's why. That's who's been in the room with you for 68 episodes. And today, I'm gonna make sure it was worth your time. All right, 90-day action plan, a full series recap, and the most direct conversation we've had about where you go from here. 68 episodes of education means nothing without specific next steps. So, that's what today is built around. All right. Let me get to the next slide. Quick note for self-storage owners, because this is the one group that I want to address directly before we move into the finale here. If you already own a self-storage facility and you've— and you have unused land adjacent to your existing footprint, maybe you may be sitting on the fastest path into boat and RV storage in this entire vertical. The infrastructure overlap is simple. And significant. Your gate system or an extension of it can serve both uses. Your management's already in place. Your permitting process is a conversation about adding a use to an existing property, not starting from scratch. And you might already have the use. And your existing tenant base includes boat and RV owners who are currently storing elsewhere. So here's 3 questions to ask. Does your zoning allow both uses on the same parcel? Do you have enough land for 50 to 60-foot drive aisles? Can your gate and security infrastructure be shared or reasonably duplicated? If the answer to all 3 is yes, the financial model is incremental revenue on a capital investment that goes into land and structures only. No new management layer, no new lease-up from zero. That is often the best return per dollar anywhere in the outdoor storage portfolio. If you're a self-storage owner, take those 3 questions to, to your municipality and your attorney this week. That conversation is the due diligence first step. All right. Here's your 90-day action plan, because education without a plan is entertainment. And here are the specific steps in order. Week 1 and 2, select your target market. You're gonna be looking at HOA density, Proximity to waterways, income demographics. Talk to boat and RV dealers in that market. Have 3 conversations of 30 minutes each if you can. They'll tell you where the demand is better than any market study. Week 3 and 4, identify facility owners. Use county assessor records for outdoor storage parcels. Build a list of 10 owners, then begin direct outreach. Phone calls are better than mail for this category of seller. So don't be shy, pick up the phone. They're very friendly people. Week 5 and 6, underwrite whatever surfaces. Build your first pro forma. Don't forget the seasonal revenue model month by month, not an annual average. Use a realistic vacancy assumption and covered storage additions as value-add scenarios if possible. Week 7 and 8, find a community bank or lender contact in your target market. Not a national lender, a local bank that understands the market and also who might have relationships with operators in it. Week 9 and 10, if you've surfaced a viable deal, make your first offer. If you haven't, extend the outreach list and keep going. The operators who find deals are the ones who are still outreaching in week 10. Week 11 and 12, if you have a deal under LOI, now you start your due diligence. Don't forget the drive aisles, measure them. Review 24 months of monthly rent roll data at least. Get the seasonal occupancy picture. The operators who close are the ones who verified what they are buying. As a recap, here's the series arc. 68 episodes synthesized into 5 themes. Section 1 is the opportunity is structural, not cyclical. The supply gap has been compounding for 20 years. HOA bans are permanent. COVID accelerated recreational vehicle ownership and it isn't reversing. Operators who understand this vertical now are building positions before institutional capital catches up. Section 2, the deals are in the relationships. The acquisitions come from direct outreach to owners, marine operators, and the dealer networks who know which facilities are underperforming and which ones are ready to talk. Section 3, lenders can be educated. Community banks and SBA lenders will finance this asset class when you give them a clear seasonal model and a market narrative that they can follow. The operators who close financing are the ones who did the lender education work first. Section 4, operations, rewards, practitioners. The seasonal cycle, tenant community, the one-call resolution standard, These are the operational realities that separate facilities that retain tenants from the ones that grind. And Section 5, Revenue Optimization, is available right now. Rate structure, covered storage, amenity revenue, retention calendar, phone conversations. The 15% NOI improvement is in your existing footprint. Most operators haven't touched their rate structure in 18 months. And here's 3 things I'd want every person in this session to walk away knowing. First, the window's open, but it won't stay open forever. This vertical is where self-storage was 20 years ago. The operators who build positions now will have assets that appreciate as institutional capital enters the market. The ones who wait will be competing against that capital. Second, the skill set you've built across 68 episodes is transferable. Boat and RV storage is your foundation. The adjacent plays— marina partnerships, RV parks, industrial outdoor storage— all build on the same operational foundation. You're not starting over, you're expanding the surface area of what you already know how to do. Third, the community matters. The operators who build fastest are the ones who have other operators in their network, not professors Not theorists, not gurus who hold masterminds, but practitioners who are in deals right now and will share what they're finding. That's the room we've built at storage moguls.ai. It's full of real people doing real deals, getting real results. So you might be wondering what comes next in the Storage Moguls vertical library. We started with the Storage 100. And this concludes the boat and RV 100. Up next will be the IOS 100. That's the industrial outdoor storage 100, or IOS 100 for short. The operator skill set from boat and RV to IOS is pretty direct: fencing, gating, access control, space differentiation, community relationships. The tenant is commercial instead of recreational, but the operating model is closely related. The market opportunity in iOS is significant. It's fragmented, under-institutionalized, demand driven by supply chain expansion. If you built the boat and RV foundation, you're well positioned to enter iOS when that series launches. Beyond self-storage, boat and RV storage, and iOS storage, the Storage Moguls vertical library is being built around the outdoor, industrial, and business storage asset classes. That institutional capital is only beginning to notice and hasn't fully entered yet. The moguls in our community will have seen each vertical before the market catches up. Here's the frame. We did 68 episodes across 5 sections, the full arc from understanding the opportunity to optimizing the portfolio. And here's the bottom line. This vertical rewards practitioners, operators who understand the seasonal cycle, Who know how to serve the outdoor lifestyle customer, who have built the systems and the community relationships. Those operators outperform. You now have the playbook. The rest is execution. If you want to execute well, you should become a mogul. All right, well, that's a wrap on the Boat and RV 100 series. Thanks for joining me on all 68 episodes. What you do with it is entirely up to you. Please like this video if the series gave you a real picture of what it takes to operate in this vertical. Subscribe so you don't miss the iOS 100 series. It's coming soon, so you need to subscribe so you don't miss it. And share this everywhere you can— YouTube, Facebook, LinkedIn, Instagram. Final reminder as to why— not just because sharing is caring. Sharing makes you look like you're putting in the work, and you have been, so you might as well brag about it and let everybody know. StorageMoguls.ai is the community where this work continues for you. It's free to start. The Prospector, the Finder, and DealMaker tiers that you see in front of you are where the operators who are actively working deals get the tools, the deal flow, and the community that accelerates everything. But again, you could start for free and upgrade when you're ready. So join Storage Moguls, StorageMoguls.ai. Real people, real deals, real results, and we'll show you how to buy your first storage facility. The rest is execution. See you in the community.
