We're gonna get into live calls here in just a moment, about 2 minutes. We're gonna allow people to join, so like the livestream. We're gonna give people time to join really quick. We're gonna go— we're gonna start live calls in 2 minutes.

1 minute. So guys, everyone who's joining, like the live. Like the live, everybody. Like the live. We're going to be starting live calls in 1 minute. See who we can get on the phone. They're on I Can Still Call Them After Time. Riverdale, let's do here. This is in Georgia, so let's give this a shout. This is really close to home. See what they've got to say. Here we go. First call going live in 3. Wait, hold on.

Chim—

Chim— Chimézie? It sounds kind of like an African name. We're about to find out. I don't usually do this, but you gonna touch it, oh nah.

Hello?

Hey, is this Chimezi? Did I say that right? Hey, this is Jackson Sudderth. You had filled out one of our forms on Facebook about this property here on Highway 138 Southwest. Good news, man. So it looks like I was assigned to your file because they thought I would be the best fit to try and figure out a solution to help you. And really, this first call, it's pretty basic. It's more for us to find out more about like the property, of course, and then the situation to see if we can even do anything good to help you. Okay?

Okay.

Perfect, brother. And at the end here, when we do find a solution to help you, we will send you a simple agreement to approve just so we don't keep you waiting and waste your time because I'm sure speed is important to you, right? Perfect. And are you in a position to be able to move forward once we find a solution that makes sense for you?

Yeah.

Perfect, brother. Good stuff. So just first things first, I want to preface our company just so you can have all of our information. I'll also text this over to you as well in case you want to look up any testimonials, reviews, anything like that. Alright, so my name, really simple, Jackson Sudderth. And I did send you a text a little bit earlier there, so J-A-C-K-S-O-N. Our company name is Fast Cash Offer Now, and that's what our website is as well, FastCashOfferNow.com, where you can see all of our testimonials, you can see all of our reviews, and you can see how the process works as well. And then at any point in time, if something happens and we get disconnected, You can get me back at this number. Again, it should be— it's the one I texted you from, but it is 865-270-5373. All right. Perfect. And then most importantly, the thing you care about, right, is your file number. And this file number is going to be attached to whatever we are able to get you approved for. So if you ever have to call back with any, like, updates or you have any questions, you can call back to this number and we will make sure to update you on your file. Okay. Perfect. And that file number is JC-7508.

Can you text this over?

Yes, sir. All of that will come over to you, and I'll make sure I write that as a note. Perfect. Now, well, thank you. So that should be all you really need for now until we find out if we can get you approved or not. Um, but until then, could, could you give me like a little bit of a rundown, man? Um, do you currently live here? Are there tenants? Like, what's going on?

I live there.

Okay.

I'm not coming back to Georgia, so I want to sell everything I have in Georgia.

Oh, okay. And you're— you live here now, but where are you headed to next?

I don't know. United States.

Oh, you're leaving the United States?

Yes.

Okay, awesome. And you said selling everything you have here in Georgia. Do we have other properties you want us to take a look at as well, or?

Well, I sold some of them.

Oh, okay. Yeah, and so you're ready to go get out of the US. What's— where are you going to? That doesn't matter.

That's not open for discussion.

Yeah, that's not up for discussion. I mean, honestly, man, I'm just trying to figure out the best solution to help you.

That has nothing to do with selling my property.

Yeah, so you're just kind of like, let's get straight to the offer, right? That's what you want to do? I mean, I could be like all these other companies, you know, and give you some, you know, BS offer. But what I would like to do is just ask you some real questions about the property, see if we can actually do something good to help you. And if we can, I will give you an offer that we can firmly stand behind.

Wow.

All right. So I know you are, of course, moving out of the country, a mysterious location. That's okay. But like, do you already have a place lined up or do you need time? Because this is where you live. Like, help me understand. Huh? Like, I know you already have— like, you're totally dead set on getting out of the country. I just need help understanding, like, do you already have a place identified? Like, are you going to be— do you have everything in line? Do you need time? Like, what's kind of like— how are we gonna get this sold? Like, are you already have something lined up or no?

A period of moving out of all my property.

Right. And how much do you need in order to be able to move forward?

Just a month.

Okay, about a month? Awesome. Yeah. Okay. And then how much do you need for the property? Like, what are you asking for?

I thought you call me to make me an offer.

Right. I mean, we would love to make you an offer. However, you know, you've got to work with me, brother. I'm trying to— I'm trying to talk to you and it seems kind of hostile. So at this point, I'm trying to see if I can help you. And if I can, I will gladly. So what are you really looking— what are you looking for? And if I can do it, I'll gladly do it for you.

Like I said, I'm looking for a buyer to make me an offer. If it's within the range that I'm looking at, I will take it. If it's not, I'll tell them it's not. But I don't have a specific amount in mind.

Right, and it sounds like— yeah, okay. I mean, honestly, man, I'm looking around. I see other investors at like $130,000 to $150,000. Like, if we came in around that, would you still— would that even make sense for you?

It doesn't make sense.

Okay. Yeah, man, that's completely fine. That's probably where we'd be around. So yeah, if that something changes, give me a shout back. Yeah, dude, I'm not fucking talking to that guy. Good God, I would rather burn that lead than waste my time on that shit. Hell no, I couldn't even understand him. I'm not even— I'm not— I'm not racist, guys, but like, good God, whoo, that shit makes me mad. Like, I don't even want to waste my time on that. I can't even— I don't even know what he's saying. Like, I legitimately don't even know what he was saying. There was no way, there was no way I was getting that done. Take me out this club, I want to go home. How do you find land sellers? Well, we're doing Facebook marketing campaigns right now. That's a dead lead though. Let's get into the next one. God, that guy was ridiculous. Um, let's see, this guy's been texting me back and forth His name's Ronald. Don't worry, Ronald, I'm getting to you, brother. Gosh, that, that last lead. He, he was African. No, I'm not racist, just so we know. I'm not racist. But golly heck no, I can't even— that just like having to talk to him just making me mad, honestly. That's okay though, we're not calling him again, so he's a dead lead in my book. Ronald's been texting me. Take me out this club.

Hello?

Hey, Ronald.

Can you hear me?

Can you hear me?

Yeah.

Awesome. Awesome. It's Jackson. You know, I know you wanted me to get to you a little bit ago. I'm finally able to get you on the plate. How you doing, man?

Doing all right. How about yourself?

Man, I am absolutely blessed today. I'm blessed for sure. So it looks like you filled out one of our forms on Facebook about this property on State Highway 67.

State Highway 67. No, that ain't mine.

Oh, that's not yours?

No, mine's—

mine's— oh, sorry, 76. Mine is 76, man. I must, uh, I must be having dyslexia for the moment. I'm not sure, it looked like 67, but you're right, it is 76. My bad, brother. Yeah, no worries. Okay, perfect, man. So Good news. Looks like they assigned me to your file because they thought that I would be the best fit to try and figure out a solution to help you. So really, this first call, it's pretty basic. It's more for us to find out just about the property and the situation, just to see if we can even do anything good to help you.

All right. So— All right.

First things first, brother, in case we get disconnected here, could you pull out like a pen and paper or something to take notes with? I'm going to give you some information you will surely want to know. Especially if we get you approved.

We don't have any right now, no.

No worries. Then what I can do is I'll go ahead and text this stuff over to you here in just a moment. You'll have a file number, of course, just in case you want to call back in for updates and all, and I'll text that over to you. But just so you know, my name is Jackson, J-A-C-K-S-O-N, really simple. Our company. It's Fast Cash Offer Now. Our website is FastCashOfferNow.com. And of course, I'll be sending all this over to you so that you can check for our testimonials, reviews, anything like that. And you can also see how our process works. And then my phone number, this is the one I'm calling you off of right now. So if you ever need to get back in touch with me or text me, whatever, you can call me or text me here. And then finally, most important, which I am going to text you, of course, is the file number, right? So the file number for this specific property is JC-7579.

Okay.

And then, of course, I will send that over to you following this. All right. So really quick, right? That should be all you really need to know for now before we find out really if we can or what we can get you approved for. But until then, could you give me like a little bit of a rundown? Do you currently like live here or are there tenants? Like, what's going on?

Nothing. I'm just— it's just the home I live in. I've been living in it for 6 years. I'm just wanting to relocate. That's all. There's nothing wrong with my house.

Yeah, I know for sure. I just wanted to make sure. I didn't know if you had tenants in there. I didn't know if it was vacant. You live there?

Yes, I live there. I've been living here for 6 years.

Perfect, brother. Perfect. And where are you headed to next?

No, I don't know yet.

You don't know yet?

Any place. Any place. I don't really give a shit. Not here.

You just want to get out of there?

Yep.

What's so bad about there? I don't know.

I just don't care for it, I guess.

Is it the house? Is it the city? Is it like—

No, I think it's the house. Like I said, the house. I've been in it for 6 years.

Well, I know, I know that, brother. I know that. More like, I mean, because I don't want to—

no, not long at the house. Okay, I just need— you're just— I'm just tired of lowball offers from people that's been calling me on this cash deal.

I'm just tired of that shit.

So that's why I don't even— I don't even hardly answer calls anymore.

Yeah, so it seems like you've been bombarded with a thousand people calling you, offering you $20,000, $30,000.

Well, when you owe a mortgage on the fucking place and then they offer you $150,000 when you owe half that much left on it, and then how are you supposed to sell a place with land and everything else for that kind of money? You can't. They must be back in the 1920s. This is, this is, this is the 22nd century.

Yeah, man, I get it. A lot of people, they'll call you up, ask you a bunch of personal questions, then hit you with some BS lowball offer that doesn't even makes sense, you know.

So that's why I haven't done anything, and I'm more likely to stay here if I can't— if I can't get halfway decent offer on the home and property, I'll just stay here probably.

So yeah, of course. And it seems like you've kind of talked to other companies, if they— like, what have they actually all been coming in at?

Well, like I said, uh, $101,000, $135,000. You know, and I said, I can't do that. I owe 60, close to $65,000. That'd be— I wouldn't be getting nothing for my place. I said, you people need to get your brains out of your ass and think about them.

Yeah, well, luckily my brain isn't in my ass right now.

What kind of money?

They don't know, you know, they don't know what's ended up— I mean, this is— you can't buy— you can't buy land and homes that cheap unless you want something that's that's not even here. It's just bare land, maybe. Yeah, just not with a house and 4-car garage and everything else I got here. That's insane. You know, I'm not doing shit like that. I'll just stay here. I don't care.

Yeah.

Yeah.

And I mean, yeah, and I know you— I know the town isn't really the best for you, but like, if— and the big thing for us is like, we don't want to just kick you out to the streets, right? So like, once we are able to find a solution, I'll be What's, what's the plan? Like, how long do you need in order to be able to find like a new place?

And well, I gotta have at least, oh, probably, uh, 60 days maybe.

Okay, give it about 60 days. Okay, perfect. And then with the, with the stuff inside, you can go ahead.

I'm in my 70s, so I can't, I can't do much. I can't do much of anything anymore, so I gotta have I gotta have my family come here and they're in Minnesota, so I gotta have them come out here and help me. I got so much shit going on.

Yeah, okay. And also, just so you know, brother, we are— we're pretty like all-inclusive. So say for example you need help packing boxes up, you need help moving, something of that nature, we can figure out a solution to be able to help you. We never want you to be stranded or feel like you have to do all this work. The way we work is we actually care. We want to try and help you figure out a solution that actually makes sense for you. Not just give you some BS lowball and then tell you that that's the only thing we can give you. No, I want to give you something that actually makes sense that we can help you out with, okay? I know you might need 60 days, right? So would you— are you buying a place after? Do you have a place to go? Like, do you have a place to go or no?

Yeah, no, I can't do that until I sell mine.

Mm, okay.

I have money to try to find a place, and I ain't gonna find a place that the lowball offer newspaper, maybe you won't even find a fucking outhouse for what they're offering.

Yeah, and I guess just so I, just so I understand the rationale here, right? Because a lot of people have lowballed you. Like, what's the main reason for reaching out to us?

I don't know, for like maybe a quicker sale, or I thought there might be someone out there that has a few brains, they're not sitting on them, and they're actually, you know, they're using them.

Yeah, maybe.

Yeah, but I don't know.

Yeah, well, what holds you back from like, I don't know, maybe like calling a realtor and going through that hassle?

Because it takes too long.

So speed, like speed's the most important thing to you, right?

Yeah, I can't, I can't move when it's cold and I want to get out here now when it's warm and that's the only, that's the only thing, so.

Yeah. Okay, man. Well, yeah, it seems like— I mean, that really should be all I really need for now on that aspect of things, and I appreciate you sharing that with me. It definitely helps your chances of getting approved. I guess that segues us perfectly into the next part, which is just like the details of the house. So could you like walk me through the outside of the house? I know you said something about the garage, and you can tell me about that as well, but just kind of walk me through. You can tell me about your house, basically.

Well, it was built in 1963, um, and it's, uh, got brand new siding on it, brand new double-pane windows, uh, brand new metal roof, uh, 2-car attached garage. I got a 2-car attached carport on my garage that I enclosed, so it's basically a 4-car garage. And I got a new metal barn on my property, a storage barn. I put that on there. Yeah, about a year ago. I put that on there about a year ago, 2 years ago maybe. So, and, uh, like I said, I got 5.5 acres here. I'm 1 mile into town only. It sits on a hill. You can see the whole valley. It's absolutely gorgeous here. I got a wrapper on deck. —on the back of it. So—

Yeah. Yeah, okay. Good stuff, man. So you said 5.5 acres, correct? Yes. Perfect. Okay, and then perfect for the outside. Could you walk me through like the inside though? Like walk me through the layout. Like as soon as I walk through the front door, like walk me through it.

Oh, you have to get that door, you walk up through the entryway. That's an entryway coming into my house. Then you walk into my living room, and then, uh, you take a right and a left at the kitchen, and then you go through the kitchen, and that's the laundry room. And then you go through the door that's in the laundry room, that's, that's part of the basement. And you can go into the garage that way too, or you can go into it from outside too. And then you come back through the kitchen, take a left up the hallway, and, uh, take a right into the bedroom. That's a large, large bedroom with two, uh, built-in, built-in dresser and two closets in it. And, uh, and then come out of the bedroom and take a right, and that's the bathroom.

This deal's too rural. I don't even want it. I'm gonna try and get off the call. It's too rural for me to work. Yeah, okay. And then I know it was built in, in 1963. Um, would you say the interior still looks like 1963, or have you done updates?

Yeah, that doesn't bother me because it's still, you know, like I said, if somebody wants to come in and paint walls and stuff, could very well do that. That's not a hard task. But I can't because I have arthritis in the back. I can't do any of that shit like this anymore. So, yeah, but it doesn't bother— it doesn't bother me any. Nothing's wrong with the walls. They're just— yeah, it just has the, uh, the wood paneling on, you know, inside some, you know, in here or some, you know, in the walls and stuff.

But yeah, so, so it's, it's paneling?

Well, yeah, it's wood paneling and and stuff. And my— like I said, that doesn't, it doesn't really bother me. My bedroom, my bedroom has now— that has all, uh, sheetrock, and that's been all, uh, done.

So we've done that one. I don't even want this lead. Click the link in my bio for a free course. Okay, cool. And what, what's the type, what's the type of flooring currently?

It's all wood floor here. Hardwood?

Yeah. Perfect.

Except the bedroom. The bedroom, of course, is carpet, but carpet's good too in the bedroom. But everything else is— everything else, well, the kitchen is linoleum, you know, and that's good. And then the laundry room is linoleum or tile, whatever you want to call it. And then everything else is wood floor though.

Yeah, awesome. And what kind of, um, of countertops are in the kitchen?

Um, that's for my guitars. They're the older ones, but they're, they're in good shape too.

They're not, not cracked and broken. Facebook leads.

Yeah, so I mean, I'm not that picky.

You're a simple guy.

I have a roof over my head. They don't leak, and it's a good solid home. That's all. That's what I look at. Yeah. Yeah.

Okay. And, um, it's a 2-bed, 1-bath, is that right?

Well, it was a 2-bed, 1-bath. She took 1 bed and a mile. Don't ask me why. Uh, but everything's back there to put the other bedroom back in it, so you could if you want to put the other bedroom and the bathroom back here. Almost all the money's back here for it, so Yeah, but I, I don't need it by myself, so it's me and my dog, so, so all I need is one. I don't care about you. I wish you would have left it, it would have been nice, but she didn't. She took it out. I don't know what the reason was.

I'm just gonna skip. I'm just gonna skip to it. Yeah, man, so, okay, I kind of have a good feeling about, you know, about the house now and the condition, and, you know, it's in good condition, it just needs I guess I need some updating, right? We want it to be pretty. So let me just ask you this, right? I know you owe $65,000. Like, how much do you actually need in your pocket after all liens have been paid off, after all mortgages and everything, in order to be able to, you know, not have to worry about this property anymore?

I need at least $125,000 to come up, you know. Yeah, I ain't gonna find nothing for no $125,000. Everybody laughed at me and said, you ain't gonna replace this place for what you sold it for. And I said, I know that there's no way, not all the land and stuff I have. Yeah, but they'll give me something to put down on another place. I'll have to finance again, I suppose. But I don't know, I don't like to, but my age anymore, but I don't like it. I'll have to, because you can't get a permit for that, like I said, unless you want to live in a mobile home park. And I sure don't want to live in one of them. Yeah, yeah.

I mean, So that, I guess, so that $125,000 that you need in your pocket at closing, I mean, as long as we get you close to that, you know, we close in the next 60, maybe 90 days if you need extra time, just so you got, you know, you have enough time to get into the new place or to find a new place at least, and also to, you know, get your stuff packed up and moving. Would you have any concerns at that point?

Have any concerns about what?

I mean, any concerns from us? Like, do you have anything else that you need addressed, or as long as we get you, you know, a good amount of money in your pocket in that time frame and allow you to help you get out of here.

Any concerns at that point? Just so I have time to vacate and stuff like that and get my family out here so they can help me and stuff, you know? Yeah.

Because I have some medical issues too that I can't do it anymore.

Yeah. Okay. And I'll make sure that I put on the notes that we need, like, at least 60 days to give you time for your family to come out, help you move and all of that as well. Just so we can have like an actual good timeline and you don't feel rushed. Does that make sense?

Yeah.

Perfect. Yeah. So what I'll do from here, if you feel like it'll help, I'm just going to run down the hall really quick to the underwriting department. I'll see if we can get you approved for one of our cash offer programs. And then within the next few minutes, you're either going to have an approval with an offer attached to your file number. Or B, a denial with the reason why. So just give me a couple of minutes. I'm going to put you on a brief hold and I'll be back. And hopefully I can give you something that you like to hear. Okay. One sec.

All right. Bro, I don't even want to work this lead.

Like, honestly, I could close him. He is a closable seller. He's a closable seller. But I don't even want to because here's what's going to happen. There is a popular— you want to know the population of this city? Oh my God, there is not— there's no specific population data available. Holy shit. It is estimated that there might be 3,000 people max. $1,000, bruh, in the camp, like in the county. I'm not even— I don't even want to— like, who's gonna buy this shit? Nobody. Nobody's gonna buy this shit. So I'm just wasting my time talking to this dude. So what we're gonna do is we're gonna come back and we're gonna lowball the shit out of him, straight up. I don't want to waste my time finding a buyer. I already put a deal under contract today. I don't need another one. Um, so I don't want to waste my time finding a buyer for this. So realistically, he tore— this is what— what did this last one sell for? This last one sold for $130,000. Very similar to his. Okay. I mean, I'm going to go tell him. This guy's going to think I have my head up my ass, right? I can offer him, like, realistically, $150,000. You guys want to— I mean, what do you guys want me to offer? Like, let's see, my MAO on this property is $161,000. Right? I feel like I should offer him $137,000. Let's just offer this dude. I just want to get off the phone. We're either going to close him or not. And I don't want to talk to him because it's too rural for me to work. Let's do it. And guys, by the way, I never run Facebook leads nationwide. The only reason I'm doing it is for this challenge because I'm trying to get more leads. You guys can hear me on the phone with sellers. But I've already got like, I already got 2 deals under contract in the past 4 days, so I'm not really tripping. But here we go. Hey brother, can you hear me? Yes. Hey man, so unfortunately it did come in right around where I was thinking it would. It came in a little bit higher than, than your other offers, but the best looks like you get approved for is $137,000, which will put roughly $70,000-ish in your pocket and help you at least find a new place.

So— Yeah, can't do nothing with that. Like I said, I couldn't even buy a one-stall garage in Redding for $77,000. That's what I'm saying. You people need to stop calling people and making lowball offers on their homes. That's totally ridiculous. That's rude and very uncalled for.

Is it really that rude, brother? I mean, every— Heat. We're not even going to get started on that shit. Like, okay, don't even get me started on that. Don't even get me started on that shit, bro. I'm about to crash out on this, man. Guys, don't forget I teach all this for free in the link in my bio. Link in my bio if you guys want free sauce. I take you to a free school community, guys. Hit me up if you guys are actively running a wholesaling company and you're actively doing this right now. Hit me up. Stealing from the poor, giving to the rich. I'm not stealing from the poor. They literally call me and ask me for help because their property's a POS, right? Straight up sucks. Ridiculous. How do you do Facebook leads? Well, it takes a lot of skill and a lot of practice, but we're gonna— um, takes a lot of skill and a lot of practice, to be honest, to do Facebook leads. It takes a lot of effort. I would suggest just following like a YouTube tutorial if you don't really know what you're doing, but you need to understand marketing. So one thing I would say is you need to put— you need to do pain-based creatives. God, that lead was horrible. This is like the I've not had a single bad lead, deadass. I've not had a single bad lead this entire challenge. I got 2 back to back. Well, actually, I've had 3. I've had 3. So the one before this one, the only other one I've had that was a bad lead before this, she didn't speak English and she was screaming at me in Spanish. I did not know what the hell to say. Honestly, I don't like cold calling. I think cold calling is kind of useless. I see you in the city. God, that was a horrible lead. No, bro, that is not that simple to set up an ad, bro. It's not that simple to set up an ad. If you, if you want to run a campaign, sure, but if you want to run a profitable campaign, it is not that simple. Because baby, close just isn't close enough. Maybe my passion just ain't enough. All right guys, let's call this guy up. I can feel that you love me. 6K a month. Holy fuck, guys, there's a mansion that this guy's trying to sell. It's a brand new build in Arizona. He's probably upside down. Who just— where'd I get— I just got a lead from— his name's Kenny. Where's he at? Here we go, let's call him up. Um, $200 a day on Facebook ads. All right guys, here is the next lead coming in as we speak. Where is he at, bro? Is he not coming through? He didn't come through yet. Uh, Marian, did Marian come through? Uh-oh, Francisco didn't come through. Marian didn't come through. Let me text the team. Uh-oh. JT, your sales process— excuse me, can you explain it? Simply using here— yes. Um, dude, that's not a sales process. Condition, timeline, price is not a sales process. A sales process is introduce yourself to build minor rapport to preface the call that we will be closing them on the call. Then we go into the reveal, which is to amplify their pain, build a bridge between— to build a gap between their current hell and their future heaven. Then we pre-handle objections using secure positioning and setting expectations for them again to sign on this call, get small confirmations throughout, and that they want to work with us before we present the offer. Then we offer and we close them. Simple as that. I've not built a home and sold. That is what I'm trying to do. I actually started development last year, but I ended up selling the lots before I got to build the house. Told you that I'm leaving. Oh, I know you're mad, but so what? Best of luck. Now I'm been to throw the deuces up. I'm moving on to something better, better. Hold on, guys, let me get into my next call. Give me one second. Um, hold on, Fernando was the last one. Let's call this guy up though.

27, call him up.

Let's call this— let's call this guy. We're just gonna call Fernando. I'm not using any PQ. I use any PQ tactics, but I built my own sales process. Come on, ringy ring ring, ringy ring ring. 8-7-0. Boom. Guys, what do we do if they don't answer? What do we do if they don't answer, guys? Comment below, what do we do if they don't answer? Have I owned a home? I used to own like 30 houses. I don't own as many anymore. If they don't answer, you always double dial. We're about to get into a dance break here in a second though, because I need to take a break. Always calling in. Hey Fernando. Yeah? Hey Fernando, this is Jackson. You had filled out one of our forms on Facebook about this property here on 159th Ave. Right. Perfect, man. So I might be completely lost here, but is it mid-construction? It's a new construction, yeah. Oh, it's— I finished last year. Oh, it's brand new. Okay. Has anyone lived in it yet or no? Yeah, I'm living here for 1 year. Oh, okay. Awesome. I mean, it's a pretty big house.

No. Yeah, it is. It's 12,000 on the roof. And livable, it's like 68-something square feet.

Wow, man. So you built— just built this thing? Like, what were you headed to next?

Well, I have another property. It's too big for me right now because two of my sons —already gone. Mm-hmm. And so, but I got so many bedrooms vacant, you know?

Yeah. Okay. Awesome. And here's the good news. It looks like I was assigned to your file because they thought that I would be the best fit to try and figure out a solution to help you. And really, this first call, it's more pretty basic. It's just for us to find out about, like, the property and the situation, just to see if we can even do anything good to help you. And at the end of this call, once we do find a solution, we'll send you over a simple agreement. We'll go through it together. If you have any questions, we'll answer them there, just because we don't want to keep you waiting and waste your time, because I'm sure speed is important to you, right?

Yeah, that's what I want, you know, no lowball, you know, because I'm not— I don't want to let it go, this house, for problems. It's just too big for me. But, you know, I don't want to lose, you know, some money on this one. I was thinking to list it, you know, on regular market. Yeah. But I know it's gonna take a few months, you know, I understand that. And maybe give me half a year or more. We don't know. Yeah. So I don't want to, I don't want to waste that time.

Right. I guess to just make sure we have the right priorities here, like make sure you and I are on the same page, right? Like, what matters most to you? Is it like the time? Or like, say for example, if you know, say, have you talked to other investors yet or no?

No, not yet. I have some guy call, calling me like you, but just now, you know. Yeah. He's calling you, he want to come in tomorrow and see it. Because he know he say he normally, uh, buy houses at this size houses and this price, you know. Yeah, because I tell them before, you know, I don't want to waste your time, or, you know, I'm working all day, and if I'm gonna meet somebody here, it's because I would get a fair, uh, offer, you know. I know you, like I say, uh, I know you guys have to make some money But if somebody's looking to get rich with one of these purchases, you know, it's not what I want, you know.

Yeah, I mean, I would love to get rich off of one of these purchases, but yeah, I know we have to be realistic here, you know. Yeah, of course, something fair for both, you know. Yeah, no, of course, we all just want what's fair, right? And I mean, for you, Fernando, what is fair to you?

I don't have a number on my mind right now because I'm just thinking to do something with this house, you know. That's what I just feel that like an hour, couple hours ago, I think. Yeah. So I, to be honest, I don't—

are you still there? Yeah, I'm here.

Oh, I don't know what happened.

My phone started opening up apps. You're good. You're good.

Okay, so I don't have one. Like I said, I don't have a number right now, uh, but if this is your business, uh, you maybe know what offer will be fair for, for me, you know? Yeah, I mean, so I'm open to, I'm open to hear something, you know?

Yeah, and I mean, to be honest, we, we try to do what is fair. Looking at it right here, I mean, I will tell you, I'm not sure that I'm going to be able to get you approved for one of our cash offer programs. I'm just going to be honest with you. Um, the reason being, it is— it's literally completely brand new. There's nowhere for us to really add value. Um, and I mean, like, it's like perfect. The only thing is we have options that might take a little bit longer, but I mean, at the end of the day, you're more focused on like speed and like certainty, right?

Yeah. What is the other option listed on the market?

So we have this one thing we do, and I'm not saying, I'm not saying by any means that we can't get you approved yet. I'm just kind of assuming based on the other houses we've looked at, right? Um, but when— what we do specifically is something, is something called the Family Partner Program. So we have like an in-house real estate team that we have list properties on the market, and then when, uh, when buyers come in and they're like, oh, we want this fixed or we want this changed up and which usually this specific, like, this property, it seems to be is like absolutely excellent. Um, so they might not ask for that much, right? They might just want different paint, or they might just want— I don't know, that could be something completely different, right? So they just tell us what they want done, and then we partner with them to get it done. I mean, but the thing is, is it takes time. And at that point, you might even be better off listing it with an agent yourself. It just completely depends. Right. You know, I mean, so, and I'm like, Fernando, I'm a really straightforward guy. I don't, I would, I want to help you like do the best for you specifically. And what I'll do, I'll ask you some questions about the property here in a second to see if I can get you approved for an offer program. But it just kind of seems like at this point, one of our options would be like the in-house agent team, which would make more sense. There's still no fees, no commissions, no Nothing like that. You don't have to like pay for any marketing, you don't have to pay for any pictures, you don't have to pay for any like cleaning. We handle all of that still, but that's probably one of our only options, especially for you. It probably would make the most sense. But that being said, I guess let's segue into— let's segue this into the condition, which is fine, of course. But walk me through the house. Like how many bedrooms, how many bathrooms? I think you said 6 50-something hundred square feet? Like, give me the details.

Okay, well, this house has— there's nowhere to add value— 5 bedrooms. Okay. And every bedroom has their own shower, walk-in shower with walk-in closet. And I got the powder room bathroom. And I have, uh, on the back patio, in the same— you know, this is part of the construction. It's pool bath in the back patio. Yeah. Because my thought was to do a pool later, you know?

Yeah. So you don't have a pool quite yet. That was my idea.

That's what I prefer with the pool bath.

Right. Okay. And what is—

The whole house got a tile porcelain floor, the whole house. Yeah. The interior rooms everywhere. Mm-hmm. Okay. I got a big great room, high ceiling. To 16 feet. I got, uh, the foyer 14 foot there, and the rest is 10, uh, 12 foot, the high ceilings. Yeah. Okay. I got— I have, uh, on this 5-bedroom, it's the master and junior master. There's 2 big masters. Okay. 2 fireplaces, one on the patio, one of the great room. Yeah. Yeah. Okay.

And you said every bath, every bedroom has its own bathroom? Yeah, with walk-in closet, walk-in closet, every single one of them. Okay.

And my bedrooms, those small bedrooms are 14.5 by 16. Just the bedroom, plus the shower. In all that area. Yeah, okay.

And then specifically for, um, the backyard, I know, like, you know how Arizona is, man, like the backyard is a big thing.

I don't, I don't, I don't have a backyard yet, uh, but, uh, I did a covered patio. It's a huge covered patio, so almost 2,500 square feet covered patio. Yeah. Okay. And I have a pocket sliding doors into the walls, you know.

Yeah.

To the back, to the back patio, you can open 10 foot one side and 20 foot the other side. So it's the whole corner is open to the back patio.

Okay. And then did— I know you said the square foot, could you remind me of that square foot one more time, please?

The livable square foot is almost, uh, what is that, 68 something like that.

That's what I got on the appraisal. 68 something.

Okay. Yeah. They measured and, you know, they got, uh, the person I have got the measurements and the plan, the floor plan, and they got a 6,886, I guess.

Yeah. Okay. And Let's see. Yeah, I mean, man, I can send you pictures if you want.

Yeah, definitely.

Like, I mean, that definitely might be good for us. I'm going to be honest with you, I can tell the amount of quality you've put into this house, like, just off rip. Like, there's no question about it. Um, I guess, let's see.

I mean, you know, the only, the only problem with this, uh, I would say, a, a listed, uh, market You know, the regular market. Yeah, I know that's gonna take a few months because here in the community, it's another house for sale for— I think they have like 3 months right now.

Yep, it's 1 point— it's been on there for 3 months and it's like $1.3 million.

Right, but that house is so, so small compared with mine. Yeah, it's definitely smaller for sure. And they don't, they don't have a high ceiling. They don't have the finishes I got. You know, right? I know they got the front yard, the backyard, and pool and this, but even with all that, I don't think it's gonna value more than mine.

You know, I don't think that it would value more than yours long term, especially with what you've got going. My issue is right now, I think that if somebody's coming to look at this property and it's you versus them, I think the person would probably pick a pool. I'm not gonna lie to you, the only thing that really gets really justifies it for me, for you, is the, is the, is the size and the, and the high, the ceiling height. That's what really, that's like our, that's our biggest hope here, especially with my team, just being honest. Um, I don't, I mean, to be honest, like, this one's been up for 1.3. I don't think we would even be, I don't think we'd even be at 1.3, to be honest with you. Um, I mean, if we came in like lower than that, is that even something you you consider it? No. Lower than what? Than the 1.3. Uh, no, I'm not going to get it back. Yeah, to be honest, brother, you got a fantastic house here. You got a f— you got a fantastic house. Um, if I were you, I think we would probably be around the 1.3 mark, just fully transparent. Um, So in order for us, like, and that would— because I mean, that would still be kind of a long shot with no pool and no backyard. I would suggest you list this property on the market, man. I think that's the only way that you're really going to get what you should be getting out of this property. And that's just out of the— that is out of the bottom of my heart, like, looking out for you the best I can. I think you should list this property on the market.

Okay. Well, I will think about it. So like I said, somebody's coming tomorrow and I will hear him, see what happens.

Yeah, how about this, man? What I'll do is I'll send you— we'll stay in touch, right? Um, I'll stay in touch with you and we will— if things change, you want to discuss some options, I would gladly do that. If you want me to point you into one of my realtor partners out that way, I would gladly do that as well. I would love to help you in some sort of way. But us offering you cash on this property, it wouldn't— it's not going to help you. And I actually would rather help you legitimately.

Okay, I understand. Yeah, man. Send me your info and I will think about it.

Sounds good, brother. We will chat soon. Hopefully that showing goes well tomorrow. Okay, thank you, Jackson. This house right here is worth like Probably $1.7 million. What up, bro? Like, it's a 6,000-bed— it's a 6,500-square-foot mansion, brand new construction in the middle of Arizona. Comps up to $1.6 million at 4,000 square feet, 2,500 square feet less. Yes, right, he's gonna be long-term follow-up, bro. I'm getting so many leads, like, I can't even— I'm struggling with all these leads right now. I ain't gonna cap. Let's get into the next one. That's not how this game works. Jesus, there's no way. No way. JT, can you say your sales process simply again? Yes, I will gladly do it. We have 6 portions to our sales process. The introduction. The introduction. The— hold on one second. Even if I noted— even if I novated this property, I would have $150,000 in closing costs, right? I would have $150,000 in closing costs alone in this market. I would have to get him at $1.1 million, and I can almost guarantee that his mortgage balance is higher than that because, I mean, dude, he paid $400,000 for the land, $370,000 for the land. And this is at least an $800,000 to $1 million build. But whatever. Breakdown of my sales process really quick. There are 6 portions. There's the introduction. There is the reveal. There are— Guys, I'm about to have to explain why this property doesn't work, but okay. One point— there's introduction, there's the reveal, there's secure positioning, there's offer and close. Introduction: we are prefacing for them to sign on the call. We're building rapport with the seller and getting them prefaced to move forward by flipping the frame and getting them to tell us that they want to move forward, not that we want them to move forward. And we do that through certain, certain lines in the introduction. Of course, I give away the script for free in the free trial. If you guys click the link in my bio, you can get it for free. Okay, we're getting rough, dude. I was getting like 2 to 3 leads a day. Today I've got 20 leads and it's been like, there's way too many leads right now. Why is my dog chewing? Bubba, he's being a little crap. So the introduction is to set the preface for the call, right? The reveal is to amplify their pain. So make them feel the difference between their current health and their future heaven. We're probing one pain point extremely deep in order to get them to have urgency to make a change and to accept a lower offer than what they want because there's urgency built in now, right? In addition to that, then there goes to secure assessment, which literally just breaks down what the details of the property are. And the reason we do that is simply because We want to assess whether or not the property's condition is what the seller actually says, and we get them to actually open up about that using a couple of things like the Home Depot gift card. It's pretty cool, right? Then we do secure positioning. We get them bought into working with us before we ever talk about price. Like, I never even talk about price with these people, and they already commit to working with us before we ever talk about price. And then after that, we do something called the offer and close, where we simply just offer, offer them a bridge between their current hell and their future heaven. That's all we do, right? And I teach this all for free on my page, on my YouTube channel, and in the link in my bio. Completely free. So if you guys want access to that, click the link in my bio. Um, click the link in my bio. And then in addition to that, if you guys have any questions, comment below. I will gladly answer them. I'm generating my leads through Facebook right now. We're running nationwide campaigns. So here we are. Yeah, I got way too many leads today. And when I get too many leads like this, like, I have to cherry-pick. And me and baby girl been chilling all week. All we do is—

oh.

Oh, here we go. Chilling, man, man, with a little freak, bro. We might need a dance break after this call. I'm going to make some— we're going to dial this person up and then, um, dial this person up that we're going to have to hit a dance break, bro. Posted up in that 305, girl. You know, it's just me and my— I'm on YouTube, I'm on YouTube Live, I'm on everything live. I don't care about dials, I really only care about conversations per day. I've already got a contract this morning, $20K estimated profit.

Your call has been forwarded to voicemail.

Guys, what do we do if they don't answer? What do we do if they don't answer? Oh shit, no, we don't double dial, guys. We don't double dial because this person— it is not— it is 8:39 where they're at, and I just technically did a legal act Oopsies. Yes, let me explain to you why it wouldn't work, okay? The house is worth probably $1.6 million, probably $1.5 to $1.6 million. The issue is he doesn't have a pool, he doesn't have a backyard, the landscaping isn't finished. In Arizona, one of the biggest selling points of properties is pools, backyards, front yards, all of that. Okay, all of the comps in the neighborhood have pools, backyards, and all that. So I'd be fighting to get the right price for number one. Number two, there's other homes for sale that are 5-bedroom, 5-bathroom with pools and stuff in the front yard that are up for sale for $1.39 million, but there's no— um, but they've been on the market for 90 days and haven't sold. This guy's not going to sign a year-long contract with me. There's no reason for him to sign a year-long contract with me. It doesn't make the most sense for him, right? And I genuinely care. I genuinely care about the people I work with. So I can sit here and tell this guy, yo, you should go ahead and sign this contract with me at $1.3 or $1.4 million I'll list it. What's up, Jordan? I'll list it on the market and hopefully we can get something higher, right? But dude, why would I— why would I tease him like that? Because I would only have like a 20% confidence that he's gonna close. Facts, right? I care about the people I, I work with. I genuinely care about them. So that's it. If you want to make the business run by itself, what parts would you automate with AI and what parts you human would need to operate. This business is so simple. The only thing I would use AI for is to track KPIs, understand KPIs, and then, um, what else? Track KPIs, understand, and optimize your marketing. That's literally all I would do. What? Okay, James, no answer, but I'm not going to double Boston Bond. Guys, don't forget to follow me. I teach a lot of this for free, and I have a bunch of free stuff you guys can utilize in the link in my bio. Who is this? Lakisha. Yeah, here we go. Yep, there you go. I'm about to take a shower soon. It's about to get 9 o'clock. I might open it up for Q&A soon though, guys, because like I can't— I can't— I'm gonna take another call, but I can't take calls for much longer. Lakisha is a sister. For sure. I would invest in the stock market again, but only like bonds, really. Well, I have my real estate license too. I'm a realtor.

Oh, has been forwarded to voicemail. The person you're trying to reach is not available. At the tone, please record your message.

When you have finished recording, you may hang up. Hey, Lakeisha, this is Jackson Sudderth. I was giving you a shout. You filled out one of our forms on Facebook about your property out here. I'd love to give you a shout back. I'm probably about to leave the office here. It's 8:42 where I'm at, so no worries. But I'd love to talk to you tomorrow if I can squeeze you in around 10 AM. So we will chat soon. Otherwise, have a blessed rest rest of your evening. And guys, for all of you guys questioning right now, like, why do I not have AI automating in my business? Why do I not have, um, a team doing this? That's because I do have— I'm not going to tolerate disrespect in here, bro. I ain't going to cap. Um, I don't like people talking crap about other people in here. Um, I forgot what I was totally saying. That just caught me off guard. 2 calls a day? Yeah, I don't go for that, Jordan. 2 calls a day or 3 calls 3 different times a day? Double dial 3 times per day. So we double dial in the morning, double dial in the evening, double dial at night. Put this guy in long-term follow-up. I do— I'm not a big person for cherry-picking leads. Needs, guys, but you guys have to do what's best for you. Guys, can we get a— can we all get follows? Can we all follow me? Can we all follow me, please? If we have any questions, let me know, but I'm gonna try and get into another call. I don't have time for many more calls, so we're gonna have to— oh yeah, guys, the one thing I have not automated my business because I have a team running my company right now. They're running my actual company. I'm just doing a $0 to $100K in 90 days challenge from me for fun. Dude, I'm getting so many leads, guys. I can't even handle it. I can't handle this much lead flow. I'm not gonna cap. We're gonna have to talk to this dude. I'm gonna have to talk to Courtney like that. Yo, you gotta like turn down my ad spend or something. Holy shit. Send some to me, Jordan. You want to call a lead on here? Here's one. This is like crazy. Like, I've not— I've never got this many leads in a day. Like, I can't keep up with this. I ain't gonna cap. 5.5 acres. Guys, I'm tired of these kind of leads. 5 acres, maximum 10 acres, and then sold. Okay, we can call. Let's make a dial. Most reps could handle only 5 new leads. Yeah, there's no way I can handle this many leads, yo. I ain't gonna lie. Like, I don't know, I have 13 brand new leads in my pipeline. I can't— like, I can't follow up with anybody. Like, I don't even know who to text, yo. Montgomery— I can't call Montgomery person right now, it's 8:45. I need someone on Central Time. 329 Edgewater Way. Did I talk to her already? Oh yeah, I already talked to her, but I didn't finish filling out the paperwork. I don't have current pictures, but we'll try to go in the next few days.

Your call has been— your call has been forwarded I don't even remember.

Montgomery, Alabama.

Why'd you offload some of your rentals? Because rentals suck, bro, legitimately. Unless you're like super, super rich, you don't need to buy rentals. This is probably the middle of fucking nowhere. We're going to get another call in here in a second, guys. Give me a sec. Here we go, here's a good one. No, I can't call this person, it's too late, it's— they're in Florida. Oh, Alabama Central, bet. Let's go to Montgomery. Owen. Yes, bro. Josh, hit me up, bro. Let me know what you think about that. Thank you. We're doing live dials.

Oh, you've reached Scott with Scott's Fences, Decks, and More, Scott Services. Currently I'm either on the phone or on the job. If you would please leave a brief message, your name and a phone number where I can—

I'm gonna call him back one more time. Hey, I think I might have called the wrong number. I'm looking for Owen. We do Facebook forms. Hello? Hey, um, I may have the wrong number. Is this Owen?

Who is this?

This is Jackson Sudderth. You filled out one one of our forums on Facebook earlier about a Geary Drive. Yeah. Awesome, man. You caught me off guard. It said Scott. I'm like, oh, do I have the wrong guy?

No worries.

No worries, brother. Perfect. So yeah, good news. It looks like I was assigned to your file. They thought that I would be the best fit to try and figure out a solution to help you. Did I catch you at a bad time? Uh, in about 5 minutes it will be. Oh, okay. Yeah, then it's probably better that we catch another time because I want to make sure that we can optimize this for speed for you, because I'm sure speed is important, right?

Uh, yeah, considering I only got about 5 minutes to talk.

Yeah, so how about this, um, since we want to make sure that we're able to make the most out of the call and get you to your desired outcome as soon as possible. We will set up another time. Uh, are you open tomorrow around 1:30 PM? No, I'll be in the middle of building a deck.

Oh, cool. The best time to reach me is probably anywhere between 5 and 7 o'clock. Awesome.

You're on Central Time, correct? Yes. Awesome. What I'll do, I will give you a call at— yeah, 5 PM. I can squeeze you in then. I will go ahead and put you on the calendar. I'll send you a text confirmation as well. If anything comes up before then, just let me know. But we only have a couple of spots open, so I want to make sure that we really have enough time for you. So if something comes up, you need to change, no worries, just let me know. Otherwise, I'll expect to talk to you then. Okay, absolutely. Yes, I appreciate the call. Yes, sir, brother, we'll talk soon. All right, guys, tell me why I did not try to proceed on that call. Where you at on your 90-day run? I'm on day 4. We have 2 contracts currently. Well, this— I do care, but here's the thing, right? If he's busy What happens, right? If he's busy and then I give him any reason to not want to accept the offer, you know what he's gonna say? Man, I'm really busy. I need to go handle something, right? Even if we got all the way through discovery, he's like, bro, I told you I needed to leave a while back, right? I told you to leave a while back, so now I gotta go do it. So he has an excuse to leave. Tomorrow he doesn't have an excuse to leave. At the time. Now, what, bro? I— bro never had anything to begin with. Bro does not know who I am at all. That's okay though, bro. No judging, no judging you. Let's go! I spoke with you on the phone on the 25th. I'm almost ready to scale. Let's freaking do it, bro. I'm proud of you, dog. I'm going to set an appointment for this guy. Put them on my calendar for tomorrow. We're gonna take a dance break. Dance break! Here we go, let's see. All right guys, dance break right now. Hit the follow button. We're gonna get into one more call for the night, but I need to take a dance break real quick. We got to take a dance break real quick. Ready? Dance break over. Time to get back into it. But honestly, I just be having a good time. I don't even care. Make money, have a good time. That's life. If I hit a lesser sky, I'm sorry. All right, one more dial for the night. God, we have another lead. This is rough, guys. I'm not gonna cap. Pawnee. Oh no, guys, you're in for a treat. Hire me as your dancer is crazy, bro. No, it's not a dead lead. I've closed deals with realtors before. All right, bruh, I have a new lead. I guarantee it's gonna be horrible. You guys don't know what I'm about to get myself into calling this person. This is going to suck. You'll know exactly when you hear it.

I'm sorry, you can't leave a message because the person you called has a voicemail box that hasn't—

I'm not calling them back again. The reason being is it is past 9 o'clock or past 8 o'clock where they're at. I don't want to be illegal. Positive thoughts is facts. I'm on day 4. We have 2 contracts. As in assignments pending, we have $70K pending assignments. If I double close, I'm already at $150K.

Who else?

What other leads do I have on? Here's another one. Let's just call this person. Hold on, let me go get my dog. You know he is— how long did it take you to be able to double close? Um, it just depends, bro. I've never had a— I've never had a cash issue because I just ask people for money if I ever needed it. Let me go get my dog before he eats this thing. Come here, boy. Come here. Stop it! Give me that! Give me that! Give me that, you little shit! Quit, bro! Get you! He's such a pain. I'm not even going to argue with him. He's such a pain in the rear. Okay, let's get into the next one.

This is—

this looks like a good one. 6-3-6. Guys, what do we do if they don't answer? What do we do if they don't answer? Tell them, what do we do if they don't answer? Double ring that mo. Hey, Jamie. Yeah. Hey, Jamie, this is, this is Jackson. It looks like you filled out one of our forms here on Facebook about that house on West Union Street. Yes, yes, yes, ma'am. Well, good news. Looks like I was assigned to your file. They thought I'd be the best fit to try and figure out a solution to help you. Did I catch you at a bad time? No, no, no.

We're actually— my husband and I are in the car right now. We're together. You're on speakerphone.

Oh, that's the best timing. I got everybody together. Right. Sweet. Okay. Awesome. So really, this first call, it's pretty basic. It's more for us to just find out about the property and the situation, just to see if I can even do anything good to help you. But how this call goes is we'll ask you some questions. Then at the end, once we find a solution that actually makes sense for you guys, we'll send you over a simple agreement to approve so we don't keep you waiting and waste your time. I'm sure speed is important to you, right?

Actually, it's not. It's not? Actually, it's not. No, we just started discussing this. Mm-hmm. Like, I'm looking at like 60 days out at least.

Oh, so you prefer like just time, like you need some time? I do, yeah.

Well, we've been in this house for 10 years and Hey, we got 10 years crap.

Yeah, where are y'all headed to next? Oh, we have no idea. No idea, really? No idea. Oh, the kiddos moved out, they're all gone?

Yep, they're all gone, and we will, uh, we have no idea.

Awesome.

That's why I say that the, the 60 days, because that gives us a little bit of wiggle room. Yep, a little bit of, a little bit of something.

Yeah, because the last thing I want to do is kick you out to the streets. Right.

Well, you know, I wouldn't complain.

We have a cabin, so we're good on that, but we just want to figure out where we want to put it.

Yeah, oh, so you guys bought a cabin and now you're going to place it somewhere?

Oh, we bought a cabin years ago, years ago, years ago, but we're going to take it someplace, yes.

Awesome. Okay, yeah, perfect. So you guys, did you just get the empty nest, or how long you guys been empty nesters for? About a year. About a year. And it's just like today you guys were thinking about it, you're like, oh, it's, it's time to— for us to go.

Oh no, we've been thinking about it for a while. I haven't landed on anywhere. Yeah, we have no idea what we want to do yet.

Is, is the house too big, or is it just— no, it's just empty. Oh, that's it? Yeah, okay, awesome.

I mean, we both work from home now, so we don't, um, we don't have to be, you know, tied down to any one place.

We're good. You guys like to travel or no?

Um, well, we would like to, yeah.

Well, hopefully we can, uh, we can get you something good on this call here and then find out a solution to help you. Um, but Until then, I guess give me like a little bit of a rundown. Like, could you walk me through like the outside of the house, like the neighborhood, all of that? How are the neighbors?

Um, so the neighborhood is actually a decent neighborhood.

I need to find a way to propane.

They don't have much propane here. So the neighbors directly to the side of us, they're brand new, they have small kids. Um, they actually paid a whole freaking lot for their house, which is crazy. Um, Then there's an empty lot next door to us. Mm-hmm. Um, behind us there's an old ancient man who has lived there since Jesus wore sandals. Yeah. The house across the street from us is for sale, so it will— well, it's getting ready to be on the market. It was older people. I think everybody just— they get there and they raise their kids and then they leave.

It's just a thing. That's just how it goes.

Yeah, that's just how it goes. Um, the house is a little rough. Um, it wasn't, you know, like a Taj Mahal or, you know, whatever, whenever we bought it. It was, you know, um, it was what it was. And now we have raised our— or finished raising our 4 kids there. And, um, we raised 14 Andrews in that house. Yeah, yeah. So it is even, you know, it's A little more rough, but, um, so the, the foundation is cracked. Okay. And, um, just recently this past winter, um, the water line, um, the main water line broke. And so we did not fix it because we are not staying.

Yeah, you're ready to go. Yeah, we're done.

And so we just have been trucking in water, uh And it's worked for us so far, so yeah.

Okay, and the foundation, I'm assuming it's slab if it's cracked? No, it's, it's a basement. Oh, basement. Oh, basement. Okay, okay, okay. Yeah, I see.

Full basement, and there's a crack in the center, and then there's a crack in the corner at the front of the front. Yeah, the, the front left side, but the one in the center leaks, so there's a sump pump down there.

Yeah, okay. Have you guys had it quoted or looked into, or—

um, if we did, it was $4,600, but that was to me a little while ago. Yeah, that was when we first moved in, I think.

So yeah, that's so about 10 years ago.

Oh, $4,600 before the inflation, huh?

Yeah, okay, okay. To do it right though, that was to dig it out, pour piers, and the whole nine yards.

That wasn't just a patch job. Yeah, yeah, okay. No, that's, that's how we like to do things really around here, because just especially in like today's, today's market, if the house isn't like perfect, people have too many options, you know, to, uh, to choose from. So we have to do things really well. Okay, um, And in terms of like the windows, the doors, like how is that?

All new windows except for the picture window in the living room is still original to the 1970s when it was built. So it's a single pane, but every other window in the house is double-hung insulated, less than 10 years old.

Okay, got it. And Let's see, what about the roof? Roof is okay.

It was done the year before we moved in, I think.

2017? Yeah.

Okay. It's okay. The only part, the only thing is where, because they added the 2-car garage onto the house, where it meets, the garage is settled and it You can see a dip in it. It doesn't affect the shingles. It doesn't leak or anything. You can see the dip right there where the ground— because we live on a big clay mine here. Okay. So everything settles here.

Everything.

Yeah. Okay. Okay. Perfect. Thank you guys for sharing that. And then I guess that's a perfect segue into the next portion, I guess, which is the inside, right? So walk me through, right? As soon as you walk through the front door, What, what, what hits me?

Living room slash dining area. Then, so the living room is off to the right. It's rectangle. It's longer than it is deep.

Well, it was a, it was a 3-bedroom ranch-style home, and somebody cut the third bedroom out. So they made the living room longer. Yeah. Okay.

Put like a dining room there. And so then when you watch, if you keep walking straight, you're going to walk into the kitchen, and that the hallway will be to the left. The kitchen is straight ahead and goes off to the right.

Um, it has, um, a nice, um, we call it sliding glass door that goes out to the deck in the backyard.

Yeah. And is it a 2-bed, 1-bath?

It is right now, yes. It used to be a 5 and 2, but then the basement— the basement— so they took all the basement out.

So it used to be a finished basement? Yes. It's okay. So it's not finished anymore? No. So what is the square footage now?

I think we figured out the other day that it was like 9-something because it says 18 on the previous.

Yeah, but I think that's counting the basement. That is definitely counting the basement for sure. I'm not 100% sure about the garage though.

Okay, I got the garage, but I would say it's probably about 920, something like that.

Okay, okay, sweet. Okay, yeah, thank you for sharing that with me. And what type of flooring is it currently?

Hardwood all the way to the bottom. Okay, hardwood.

And then I know it was built in, let's see, what year was it built? I know it was built in, what year was it built?

I might have this wrong.

'70s, I believe. Okay. And would you say it's still like '70s interior or was it ever updated? It's been updated. Okay.

Um, I'm not gonna tell you—

Can you say that one more time? Sorry, you broke up there.

I'm not gonna tell you that they did the best job when they did it. Yeah. They tried to get out from underneath it too because they lived up by Chicago and they were paying, you know, paying people to take care of it when they weren't there in there as much. So yeah. But they, they redid the whole thing. There's a double vanity in the bathroom, um, shower tub, um, they tiled it, which looks— it looked good, but it's so slick you really didn't want to change it. Yeah, yeah, okay.

I'm 5'2", so the tub is really high, so when you step out, um And then you step on that slick floor. Slick floor.

All the time. All the time. Oh no, you got a permanent bruise, huh? That's why. Yeah. Yeah. Okay, that's funny, guys. Good to know. Okay, sweet. So I guess, let me see, that might be all they really need. Let me make sure there's nothing else they need. Is it sheetrock in the inside? Yes. Okay. And then what, what countertops in the kitchen?

Uh, just the, uh, Formica. Formica. Okay. Yeah. And there, there's a panic room also. Oh yeah, that was added.

A panic room?

He added a panic room. Yes. It is, uh, completely concealed.

You can't— you don't see it. Wow. It's pretty nice. Yeah.

The closet wall spins in the center. That's pretty cool though, Loki. I can't— that's pretty cool.

Um, so he works from home, he makes, uh, concealment furniture, and, uh, I work from home and I sell stuff, but not his stuff.

So yeah, that makes a lot of sense. I love it. That's awesome, guys. You guys have lived here for a long time. You got to make it yourself, huh? Make it yours. Perfect. And then I know the main water line is not the best, right? But, um, what about other plumbing? Is it PEX? Is it copper? PVC? Like, walk me through that, please.

Um, the supply lines are copper. The, uh, the, uh, drains are all, uh, Schedule 40. Cool, okay.

And then electric, I'm assuming that's a breaker box?

Yeah, it's a 200-amp service. Good. And that was updated about a year before we moved in also.

Great, okay. And let's just say this, right? Let's say I was to go to Home Depot, get you guys like an $80,000 gift card. And I was like, you know what, you guys do whatever you want to do to the property. What would you do in order to get it HGTV ready?

Oh, I would refinish the floors, fix the shitty pipe job that they did whenever they did the drywall, fix the foundation, and get a new privacy fence, and at least paint the outside, if not the inside.

Siding. I really don't need siding. I guess I just need to be painted. The siding?

Yeah, it's the, uh, it's the wood stuff, like, uh, the— you know what you're talking about? Yeah, it's composite, I guess.

Is it flaking?

It's wood. It's like, uh, it's like wood Plastic.

Yeah, yeah, okay, I know what you're talking about. Yeah, plastic or something. Yeah, yeah. Is it flake— is the paint flaking or no?

Um, in places, but they didn't do a very good job before we bought it. It was turquoise.

If you look at the Google Maps, yeah, it was turquoise. It's not turquoise anymore, but they put whatever the color is.

Yeah, okay.

Yeah, okay, sweet. Yeah, that should really be all we need, I think, for now, and, uh, until we find out if we can get you approved. Um, but now, here, just a few minutes, I guess. I will take this back to the team. You are— you guys are my last, um, appointment of the day, so my team is literally about to go home. They're crushing for it. So we'll make this, we'll make this quick for you guys. But, um, I'll be running that back to them. I already uploaded your details to our system, so at this point, um, I'm just gonna have to go back and see what we can get you approved for. Uh, but you guys said you need probably minimum 60 days. We can push it out more than that, but let's like plan for now, let's plan for 90. How does that sound?

Okay, that sounds bad. Uh, that sounds like hell, honestly.

I promise you, I would walk out today. I would be—

I would look—

they can all go. He over here is the pack rat sentimental one. I'm not like that.

So you're, you're the kind who's like, let's just get this over with, right? And then the other one, and then he wants the time, huh?

I'm gonna pack a suitcase and call it a day.

Yeah, let's go. Well, here is the good news, guys. You are welcome to leave whatever you want there. Um, we don't We don't require you guys to clean up. We don't require you guys to pack up everything. You take as much as you want and you leave as much as you want. So that's the good news here. Yes. So, but we will— what we'll do is we'll put a closing date on there, but we'll also add a clause that says or before. So if any time you guys are like, oh, thank God, it's fine, like we're ready, then we'll just call it quits and go ahead and get this thing closed out. Makes sense?

That sounds good to me.

Perfect.

Sounds good to me. I'm ready now. All right, so you guys are closed up for the day and, uh, call back tomorrow then?

No, we'll— I'll get it done. I'll get it done right now. They're, they're waiting on me to get this last one done. We're gonna go— we probably have 10 or 15 more minutes on this call. I'll have them the, the information here in about 5 minutes. We'll get you an offer by 9:20, so we're good. Is there anyone else we need to run this by? I mean, you two are together, of course, but is there anyone else that might even be a tiny bit concerned? Nope. Beautiful. Perfect. And so— Oh, it's free and clear? Yeah. Perfect. I was just about to ask you guys this, like, after everything's paid off, so taxes, insurance, mortgage, every single thing paid off, how much do you guys actually need in your pocket in order to be able to like you know, never have to worry about this place again, never bring another water truck. Like, what do you guys need in your pocket? $2. No, she just wants to get out of here.

That's all. I do.

I want out of here so bad. Uh, what's your bottom dollar, babe?

Uh, I don't know.

Shoot him an offer. He's got to— he got to take it to his people.

They can— they can shoot me an offer and I'll tell them whether it's good. Oh my goodness.

Okay, it'll be earlier, like 2025. Yeah, I'll, I'll do my best.

I'll do my best. Like, at the end of the day, I don't know what they'll approve you for, but I will do my best to try and get you something very, very close to that. Um, and then— okay, cool. So I mean, the only— I'm gonna be honest with you guys, the only thing I'm really concerned about is gonna be the really big ticket items because foundation is a little bit scary, um, and you guys know that, right? And the main water line, they're going to press me a little bit on that, um, so I don't know. I'm gonna ask them. I've already uploaded that to them, so they're probably running like their numbers right now and getting quotes, or like getting like preliminary quotes while we're here. Um, that's okay. Look, um, also $0. Yeah, you just— I want to give you, I want to give you something that's fair, right? So, um, I'll make sure I can at least get them something, right? Um, I don't know what our offer will be, but I will tell them they want out, right? So what I'm going to do is I will be like, even though it might be a little bit more than they want to take on, I will say, look, just give them something because that's the only fair thing. Like, I want you guys to have some sort of solution. Does that make sense?

Right. Well, Ryan's not in the car anymore. He ran in the store. Yeah. But yeah, no, this is me. I'm just making all the decisions. I'm saying, yep, that's fine.

You got it. You got it. You're just— you're ready to go, huh?

Oh, South Carolina is calling my name.

Where y'all going in South Carolina? I have no idea.

I've never even been, but I know that I'm going. No, that's awesome.

It's what's— what's crazy is we just helped another couple today in South Carolina. Their house burned down. And so, yeah, so we've been working on their house all day. It's been a very tough one to get approved because of the burn, but it was a very similar situation and we figured out a solution. So I think that we will be able to get you something.

Well, I hope so. For sure. I hope so. Well, perfect.

So I know he's in the store. This is perfect timing. So what I'm going to do, I'm going to put you on a brief hold. The team already has their— they still have their stuff calculated. I basically just have to go tell them to put like a timeline on it, give them a little bit of time, get them to understand what's really going on, um, just because they don't know like our personal conversation yet. So I'll go take this back to them, try and get something out of them to see if I can get you approved for anything. Um, and if I can, I will be back with an approval or be a denial with a reason why. But give me a couple minutes, uh, I'll be right back here. Just a couple minutes.

All right, I'm gonna run in the store real quick. Sounds good.

All right, thank you.

Hold on, you know what this calls for, guys? You guys know what this calls for? She just, she just snitched on her husband.

She said they wanted $2.

I, I'm, I'm going to give them something fair. Let's get— you know what this means? You know what this means, guys? Hold on, hold on. Y'all know what this means? Y'all know what this means? What, guys, what happens when something like this goes down? What do we do? What do we do, guys? What do we do? 200 ARB. What do we do? What do we do? Oh, my dog, my dog. Dance break! Dad's break. We about to lock this shit up, we about to lock this up. Just know, right, we about to lock it up. I'm about to take them off the second hold, I'm about to get them bought in. Here we go, I'mma offer them $15,000.

Hey, what you think?

I fuck with that little hoe, then you a fool. I ain't got no education, I dropped out of school. No security with me, so I'm strapped up with that tool. Try to take my jewelry off me, you gonna make the news. All right, let's go, guys. Hop off this real quick. Hey, can you hear me? Perfect. Really quickly, Dave, I forgot to ask two questions, so please don't kill me. Um, but they, uh, wanted to know about the HVAC.

Okay, so, um, the HVAC is—

sorry, you broke up there. Could you say that one more time, please?

We actually don't use it. Perfect.

Um, last we checked, it did work. Do you know what year it is? Oh, sorry, can you hear me? Sorry, we're breaking up a little bit.

Uh, so the year before we bought the house, they redid everything, so I'm pretty sure that they redid HVAC then. So in '17? Yeah. Okay, but we have not utilized it in Uh, probably 5 or 6 years.

Wow.

And can I ask why? Um, well, because Ryan, um, he likes to reduce his carbon footprint, so we wood heat and we have solar panels. Respect. That makes sense. So yeah, he, uh, he's weirdo. He's a weirdo.

He wants to, you know, to not—

I don't know, I got no words for it. He's just weirdo.

Well, at least y'all are fun. That's the truth. Oh well, we do try. And then it is on sewer though, right? And septic, or sewer and city water? Yeah, it's city water. Okay, yeah, okay, perfect. And I think— let me make sure, I don't want to have to go back one more time. I want to make sure I get everything right here. Um, let's see what the last thing they wanted. Oh yeah, internet.

Internet. Yes, there's— there is internet in the house right now. Even with his carbon footprint, he still has the internet.

You gotta have that, especially working from home, right? Right. Perfect. I'm gonna upload that to them right now. Um, let's see here. That's, that's all they needed. Um, but really quick, do you mind if I share with you how our process works here while they're, while they're going to run those numbers? Okay, perfect. So if you do receive— and by the way, I think you're gonna get something approved for, that's the good news. Um, but if you do receive a final approval, it's going to be attached to a file number. Um, your file number is JC-6462. Okay, and I will— I can text you that too. Um, but what happens is once you guys— like, once, once you guys are like, oh, this makes sense for us, we're ready to move forward, What we'll do, we'll send you over that agreement, and anytime you guys want to call back asking about the update or a file number or anything like that, you just say, hey, um, I'm Jace, I'm with the file JC-642 or 6462, and my team will upload everything you guys need and say, hey, here's exactly where we're at, here's expecting, here's what we need, etc. Does that make sense?

Right, perfect to me.

Great. And so from there, um, what we do is within the next 72 hours, it should be pretty simple. We'll send somebody over to the house to take some pictures. It might take a little bit longer than that. It should be within no more than 4 days, but we'll send somebody over to take some pictures. But you don't have to clean up. You don't have to do anything of that nature. We simply just need somebody to come in and verify condition. We kind of already know what we're getting into, but at the same time, we just need to come and make sure that it's not like burnt, you know. We have to verify. Oh yeah. Um, and then once we have pictures in hand, first thing we'll do is we have preliminary quotes from our contractors based on what we've talked about, um, but we're going to share those pictures with our contractors to get an accurate repair budget. If they're like, ah, we probably need to see this in person— very well might be the case with this specific property because of the foundation, um, and the water line— we'll probably have to send a couple of people out. I'm just going to be fully transparent with you because this is a little bit more than we usually take on. That's okay, um, but we will schedule that with you. We'll give you proper notice. Um, you— again, you don't have to clean up, you don't have to make it perfect. We literally just need to get in there, probably 20 minutes max, unless they're— unless it's something detrimental that we need to get fixed immediately. Make sense? Right. Um, but yeah, and at that point, you just sit back, relax, um, and get paid. So do you have any questions, concerns about the process before I take this back and see if they got you that final approval?

Uh, no, not at all. Sounds good.

So, yeah, I'm going to have to go hurry up. No worries. I will— probably give me 2 minutes. Probably give me 2 minutes. Okay. I'll be right back. All right. Mm, my maximum Is $20,000. I'm going to get them approved. I'm just going to tell them I got you guys approved for $15,000 straight up. Here we go. She said she'll take $0. I think they'll take it. Bro, I'm going to like— look, the ARV is $200,000, but there's foundation issues. So I'm assuming like, I'm assuming a massive rehab. Like ARV, let me just confirm really quick. I need to look at this one more time. Two— like, it's, it's a 2-bed, 1-bath, right? Here's the real— okay, here's the real ARV. Because— because— oh yeah, because they took this out, the real ARV is gonna be about $150,000 because they took the basement out. Um, but there is a basement that they can fix and add square footage. So we— yeah, it is probably $200K every— we're just gonna do— I'm not offering $25K. I'm not offering that. I'm gonna offer $12,500. I'm gonna offer $12,500. Should I offer— should I offer more, guys? You think they're gonna hang up on me? Should I offer $12,500? Let's do $12,500. Let's do it. Let me go ahead and write up the contract though. I'm going to send it on this call. Let me write up the contract. We're assuming the close here, guys. I want to do $12,500. My max offer is $20,000. They know it's more than 5K.

Shit.

July 31st closing, offer date today. Okay, so congratulations. Was able to get you approved. The best I could get you approved for was $12,500. Let's— $12,750, that's what we're gonna say. Okay. All right guys, can we get this thing under contract? Come on, here we go. I think I'm gonna be able to frame this offer pretty well.

Here we go.

Yeah, the house is paid off. All right, you guys ready? You guys ready? You guys ready? Comment. Let's go, let's do it. Hey, can you hear me? Yes, yes. Okay, so they gave me a lot of pushback, I'm not gonna lie, um, but they were able to get you approved. The best I could get them to go immediately with the foundation and all was $12,750.

Wow. Yeah, that's my stuff.

Um, now, yeah, now I will tell you guys this, okay? They tend to offer a little bit lower than their max because they want— I'm just gonna— I'm fully transparent. Do not tell my boss I told you this, okay? Um, but they tend to offer a little bit lower than their max. So what I would recommend doing is countering at something you guys are comfortable with. I'll tell them you want a little bit more than that, and then we'll see if we can get them at or maybe even above.

Um, hold on just a second. I'm gonna, um— Is— um, but definitely, um, I don't know, I am okay with just leaving. I don't even care. But we do need funding to get to South Carolina.

No, look, I completely understand. I want you guys like I want you guys to be confident, right? And at the end of the day, like I said, I genuinely think they will come up. But to be honest with you, they did give me a lot of pushback, but they always start lower than their max. So what I like to do, because I only get paid— I'm just being transparent— I only get paid if the deal gets done, right? So what I tell everybody is, you tell me like what you actually are like, what do you think your rock bottom is? I'll go shoot for like $5,000 more more and see if I can get them at, or maybe even a little bit above, what you are. But they just— in order for me to take something back to them, they, they want a number. They're going to want something pretty tight, right?

Um, um, 12,750.

So I know, I know, but I mean, we knew that.

Okay, all right. And then he just walked away.

So that's where I'm at. I love my life. It makes me so happy.

And look, like, I'm seriously, Jamie, I know they will come up, but I have to have something from him, like, just to show he's willing to, like, work with them. And I can get them to come up, but I have to have, like, full commitment from him. They just all— they always start lower. You know how this goes.

I do, I do. Um, so he called the company the other day and they offered him $28,500. So now he thinks that that's, like, where he's at, but I don't think that you're gonna get $28,500 out of this. It's not—

it's just not there. I can promise you this, like, when this place is fully, fully, fully fixed up with foundation, it's going to sell for like $120,000 to $130,000. The foundation.

Oh, the house next door.

The house next door just sold for $116,000, uh, 2 months ago.

Yeah, see, like, I'm going to have to— and we would have to spend, like, we're planning on like $80,000.

Oh wow, that's a whole, uh, a whole overhaul.

Yeah, like if you'll— like all of the, the things we're looking at right here, I mean, it's gonna be a lot of money for us. I'm just being honest. I'm fully transparent. I don't keep anything. I don't hold anything back. I think that's the only— I think that's the very fair thing. Now here's the thing again, I don't make— I don't see the numbers. I don't make the decision. So this is what they're telling me, and I know they tell me this because they do want a good deal, right? So I just need something to take back to them, and I can do— I will do everything I can to talk them up, because at the end of the day, like I said, I only get paid when the deal gets done, and I like to get deals done.

Well, I would say tell him that he is walking away and whatever, tell him whatever you gotta tell him and see if they'll go closer to a 20-month.

Okay.

And then that would, uh, then I could probably get him on board.

But right now he didn't want to leave anyway.

Yeah, I'm not staying here.

Yeah, yeah. Okay, give me— here's what I'll do. I'm gonna take like 2 minutes If you would go talk to him, that would be awesome. I'm gonna take 2 minutes. I'm gonna be like, look, I'm gonna do whatever I can. I'm gonna tell him you guys are like rock bottom 25. If I can get them to 20, like, they're good. I'll try.

His rock bottom was 25, so, you know, I mean, you're not lying. It's all right there.

Yeah. Oh gosh. Okay. Um, okay. You go talk to him for 2 minutes. I'm going to see if I can get them up to 25. I'll tell them 25, right? If they can come up to 20, you think you can get him on board? Because they're going to— they're going to want commitment if I— if I get this approved. I'm not going to lie to you.

So yes, if you can get him— your best friend and your biggest cheerleader, I promise you. So, um, yeah, everything will be— it'll be good.

Okay, give me 2 minutes. Go talk to him. I'm going to— I'm going to do everything in my power. I'm going to tell him $25,000. If I can get him higher, we'll get it. I'll let you know very soon. Yeah, so give me like— all right, give me like 2 minutes. BRB.

All right, all right, sounds good. Thank you. Watch this.

Now that they're anchored so low, my maximum offer, right, is— well, if I do $75K repairs, let me actually calculate my repair cost on this thing, right? We've anchored them low, low enough. I can't do— I cannot go over $20K. 21. I can't go over 21, right? I can't go over 21. So I tell them 21, and I'm like, look, they told me $21,000, dude. Hold on, I, I'm going to go back and say that his rock bottom is 25, right? $20,500 is better. $20,500 is better. Good job, Rio. That's what we're going to do. I'm like, look, I fought tooth and nail to get this approved, right? So we're going to do $20,500. I fought tooth and nail. I told them you wanted $25,000. They came up to $20,500. They looked at me and I was like, JT, I'm not coming up a single dime more, right? This will be like a $12K deal. This should be like a $12K deal, dude. I know we should— should we go for it? Should we go for a specific number like this, guys? We have to close this one. This would be number 2 contract of the day. This would be number 2 contract of the day. $20,000. I'm like, look, $20,540. They told me that is literally the 20,540 dollars. 44 dollars. All right, guys. Guys, for me. Guys, for me. Can we get like the live? Like the live. Here we go. Like the live, guys. Start liking the live. Follow me, everybody, right now. Let's pray really quick. Let's pray really quick. Lord, please give me the strength to close this deal. Let me help these people out. Let me do the best I can for them. I'm literally going to have to go to my MAO. I'm going to go to my maximum allowable offer to help them get this thing done. Lord, please help them see the value in it. Please help them. Help me. Me close this deal and please help everyone alive be motivated and disciplined. In Jesus' name I pray. Amen. All right, guys, let's do this. Like the live, follow me. Let's get after it. OK, can you guys hear me? OK, I told them your rock bottom was $25,000. They looked me dead in the eye and was like, JT, we are not going above This number. They gave me $20,545. I cannot get it a single dime higher. I sat there and tried everything. $20,400— what was it? $20,545. I'm sold.

It's up to Ryan, uh, but I was sold at no dollars. Are you still— that's why. Okay, can we give you an answer in the morning? Only because it is so late.

Um, it is late.

Um, is it— his 'I don't know' was a whole lot better than him walking away just a little bit ago though.

I told you, if you got enough there—

yeah, no, I get it, I get it. Man, what is your— I know, I know, Jamie. What is your name, sir? Ryan. Ryan, by all means, I want you to be confident in what you walk away with here. Just 100%. I do, right? I really fought hard for this. I don't want them to take it off in the morning, and I will honor our word until tomorrow morning. I will do that. Right? I need to take something back to them though because they really want commitment. What— where are you honestly at? Like, like, when you think about this, where are you honestly at?

I mean, I mean, I'm like the middle of the fence right now. It's about— oh yeah, but yeah, you know, I'm, I'm, I don't know, I'm just, I'm not totally like— I was looking through 25s, like honestly, if they would have came back with 20 with $22,000, $22,500, I would probably would have said yes, but that's $1,500. $1,500 is $1,500.

Okay, Ryan, can I ask you a serious question? Yep. I will make them a deal because I will let them take that out of my pay if this actually— if you're actually fine with that. I will take it out of my pay.

I don't want you to have to do that, but I would, I would be a whole lot more comfortable with a number like that.

So look, it, it, Ryan, it does not matter to me. I'm not greedy, but what I would want to do in the first place is help you, right, at the end of the day. Okay, so if that means if adding an extra $1,500 comes out of my paycheck If that means that I get to help you, I'm completely content with it. No worries.

Okay. Are you comfortable with that? Uh, yeah, I think I'd be comfortable with that.

Okay, so that is completely content with me. I'm completely fine with it. I will— give me 1 minute to tell them that's what I'm going to do. I'll come back and we should be good to go. Okay, give me 1 minute. Alright, one second. Got him. Yeah, 10K deal is still a 10K deal, is what it is. This will be contract number 3 in 4 days. Hey, can you guys hear me? Yeah, perfect. They approved it. They're fine with that. I'm glad we're able to help you guys. So What is your email? Let's start with you, Ryan.

What's your email? His is his first and last name, Ryan, and then you have my first and last name, right?

Yeah, B-R-E-D-E-N.

Yep, it's ryanbreden@gmail.com. You got it. And mine is just jamiebreden1@gmail.com. You got it. Perfect.

Let me get this. Okay, and so from here, our team will reach out to you within the next— should be within the next 24 hours, so probably tomorrow, as soon as I brief them, because our closing team is gone now. But I will have them reach out to you tomorrow morning, and once we get this done, we'll get them approved. I'll upload the agreement to them in the morning, and I'll have them give you a shout. If you guys don't mind, go ahead and check your email. It's going to be sending over now.

Okay, uh, well, his phone is dead and mine is almost dead, so we are pulling this right out right at the right time.

Let's see.

Oh, stupid jumbug!

Oh, we're out on the back deck, but the jumbugs with my phone on—

oh, with the lights!

Oh, I hate it, hate it, hate it!

Well, you're about to be— you're about to be in South Carolina soon, huh?

Oh my goodness, beautiful sunsets and the beach and no scams and seals the size of pterodactyls.

Let's go!

Yeah, good for you guys. I'm excited for you. Yeah, I'm excited for me too.

All right, so I got mine. Ryan's phone is dead.

Yeah, I got mine, so that's good enough. I'll look—

well, yeah, he can look at it.

Sounds good. Perfect. So real quick, just to recap, um, $22,000. We have, um, there's no financing contingency, no appraisal. We do have the inspection because, you know, just with the foundation and the water line, that's going to be the big thing for us. Just being transparent, you guys know this. And then closing, we have put for July 31st. We will talk, we can figure out the time. We're not really pushy on the time, so if you need to push back, that's fine. If you want to do sooner As long as title's clear, as long as everything is in line, we should be good to go and get it closed out. Okay. Okay. All right, sounds good.

Perfect. Thank you very much. Yeah, and I will talk to your people in the morning.

Sounds good. If you don't mind, because I'll have to upload them the agreement. One signature is fine. I know his phone is dead. In the top left corner, do you see the pin? It says sign.

Uh, well, that's the top right corner. So let me open it up.

Come on, Jamie, get your life together. It should say View Documents, like the blue button.

Uh, well, hold on, I'm not blind as shit.

Ryan, help me out here.

All right, so we are looking for—

Jackson Sudderth document, view document. Yes, sir. So view document, then the top left corner it will say like a little— it looked like a little pin. It'll say sign. Yes, perfect. And then it'll say like adopt and sign, and then you'll have like a red flashing box. Yes, sir. All right. Perfect. And then it should say share back with Jackson Sudderth. Okay, perfect. And then when you've done that, it should be— let's make sure I get it on my end here.

You're good. I'm just reading through.

Sorry. No, you're good, dude. Take your time. No worries.

Okay.

Oh, I think Troy left this. That tastes like a vodka in it. That's gross. Uh, that's not mine. All right, um.

Oh, you said one was good, but I— oh, okay, okay, gotcha. You're talking, right?

All right, this is an adoption sign. Yes, ma'am.

It looks like crap, but it's, uh, it's there.

You got it. And then it should say, yep, share back with Jackson Sudderth.

Yeah. All right. And now it says— yeah, wait, one field missing.

Okay, that's what it is. Let's see. Probably.

Let's see.

Oh goodness, you scared the crap out of me. Is that busy? That's nothing. I don't know, I'm blind. I'm sorry. No, you're fine.

I was waiting for me. Do I need to sign this?

Oh no, so it's probably gonna have you do both if it's asking you for a missing field. I just got it back. There we go. Okay, no worries, no worries. I just got that, and then I'll make sure— let me make sure really quick that he has a place for when his phone gets charged. Yeah, so he has a place. When his phone gets charged up, it should be in his email too. And I'll go ahead and send this over to the team. They'll get briefed on it in the morning. But once they have his, it'll be like officially to the closing table. Okay. Okay. All righty, guys. You have a blessed rest of your night. Excited to help you guys. Thank you so much. Yes, y'all.
