90 DAYS TO MAKE $100K WHOLESALING REAL ESTATE FROM ZERO — OR I QUIT

In this three‑hour live stream, host Jackson Sudderth and co‑host JT walk viewers through the entire wholesaling workflow, from evaluating a homeowner’s property and negotiating offers to handling uncooperative sellers and setting up long‑term follow‑up. They repeatedly stress that the only way to make money in wholesaling is to take massive, consistent action—specifically, making at least 10‑20 cold dials per day on Zillow FSBO listings, reverse‑engineering recent comps, and quickly estimating ARV and repair costs. The session includes multiple live coaching moments where participants (Speakers H, E, D, I, J, etc.) present their own deals, ask about pricing, contracts, and lead sources, and receive blunt feedback about unrealistic expectations, the need for assignable contracts, and the importance of building a buyer list. Jackson also teases a new software tool that instantly generates ARV, owner contact info, and skip‑trace data, which will be released later that evening. Throughout, the tone is high‑energy, motivational, and often confrontational, with frequent reminders to avoid “learning‑only” excuses, to focus on dialing, and to treat the business like a sales job. The stream ends with a brief break, a promise to return for more deals, and a call to follow the upcoming free training.

Yo, twins, let's go!
Take me out this. Hey, I want to go home with you.
Take me out this club.
What up, Kiara? Good morning, everybody.
We're gonna have a great day.
We got a bunch of leads from last night.
We're going to absolutely rip them this morning. It's going to go crazy. I'm going to send out a—
oh guys, I'm launching my software tonight. Tonight is the night.
A free live training that's going to change the real estate space forever. 2 years of work went into what's getting launched tonight. I would love to have you on. Here's the link. It's at 7 PM Eastern time. Do not miss it. Everyone who shows up gets a gift. That's the text I want you to send, but I want it to be optimized for— optimized for deliverability. And then in addition to that, also let's write an email hook to make sure people show up tonight at 7 PM Eastern. And here's the link. We're gonna have a great day, guys.
It's the heart of a woman.
JTR.
Direct with link is going to be the best for this one. I also want you to do wholesale. I also want there to be a word that says wholesale in it.
I'm the man, don't you forget it, guys.
We're gonna have such a good day. Holy shit. Going live tonight, 7 PM Eastern, with a free wholesaling training plus a gift for everyone who shows up that has been— that has taken me 2 years to build. Join here tonight at 7 PM Eastern.
Good morning.
How long do you spend on the phones per day? Anya, I really decide, to be honest. Usually I don't call.
I'm not gonna lie, like, I don't usually make the dial myself.
But for this specific one, for this challenge, 0 to 100K in 90 days, I'm making dials. I probably call like last night, I called for a long time. My hair is wet, guys. But yeah, my hairline is cooked, but my hair is legitimately wet right now. JT here, going live tonight, 7 free holes. You in the music was the only thing that I commit to.
Bro, everyone says I look like Trae Young till my hair dries, bro.
This is hilarious, but my hair is soaking wet right now. I just got out of the shower.
We got to get straight to the bread this morning, baby.
Disabled? What the hell? Here we go.
Yeah, take a shot for me.
Ooh, ooh, you on day 5? Yes, day 5.
We are 3 contracts in on day 5.
Take a shot for me.
We're going to start calling here very soon, guys, but we're not ready to call quite yet. Got to send out a text. I'm doing a launch tonight.
Your neighbors respect you, trouble neglect you, angels protect you, and have good—
hopefully the deliverability doesn't get cooked on this, but I'm sending them all out right now.
Let's go!
Let the hair go, guys. Why is everyone cooking my hair? My hair is soaking wet.
The streets belong to me.
Now email.
What a grinder, you back at it, bro.
Aaron, I'm, I'm always about getting to the money, bro. That's it, straight up. I got a lot of stuff to do this morning though, really gotta write these emails. I got a lot to do actually. Holy shit. I feel like I can close it for real, bro. It's time to get after it, bro.
It's it. I missed the 50 to 150K daily close.
Can you break down the assignment options for that one?
Yes. So $1.15 million ARV, I got it for $700,000 flat. We're estimating about $50K repairs. And then in addition to that, if I list it in its current condition, I can list it on the market at $925,000. How do we get skilled up to my level?
Through reps and by knowing exactly what I do, honestly. Uh, let's see.
Just to make sure you well off, you would sell all rights.
Why does your ex think we beefing?
Is that man all right?
That nigga can't even look at me.
He fell off twice and I'm back popping.
I still remember the day I saw you.
I was on your ass like back pockets. Niggas love to hate, but what is that stopping? So much shit I wanted to say straight to your face, but you are so two-faced that I don't know which face.
You're the reason why we going separate ways. What, what do you mean regulated goods and services? I haven't even done anything. How'd I get a restriction on live this morning? What the hell? Consuming substances featured in this live.
Guys, this is not alcohol. This is electrolytes. This is a water bottle. What the hell?
Regulated good.
They think this is alcohol, guys. This is water and with electrolytes in it. This is just how I am. Yes, bro, let's hit a prayer. Let's hit a quick prayer. Guys, everybody, let's hit a quick prayer really quick.
We're gonna have a good day, right? Lord, thank you so much for allowing us to have the ability to build a life that you could have never even, um, possibly imagined for us. Lord, I'm just so grateful for all the things that you've been able to put in my life and to put in other people's life. Lord, help us be stewards of your greatness.
Lord, help us lead people closer to you.
Help us lead others by example and help us take the necessary actions needed in order to achieve all of our dreams. God, help us dream bigger every single day and continue to bless us, Lord, for it is for you we're able to do all things.
Thank you so much for all you've done already. We are truly grateful and blessed.
Please bless anybody who's going through struggling today, Lord. Just help, help people focus on the true goal, and that's loving you and living the life that you have always dreamed for us. In Jesus' name I pray.
Amen.
Good morning, guys. Hope you have a great day at work. And upstairs to the bed.
Alright, y'all ready for some live calls?
Alright.
Father, forgive me. All right, any under contract yet? We have 3 under contract on day 5. All right, that email just went out. We have a crazy launch coming tonight of something I've been building for 2 years, which is going to be great.
But until then, I guess let's get into some dials.
Yeah, I don't have anything to do for a little bit, so let's do—
let's go ahead and hop into some dials.
I might have to do a dance break real quick. I might have to do a dance break here in a second, no joke.
Say you belong to the streets, but the streets belong to me.
It's like, dude, I woke up I have 33 new leads.
Holy shit.
Oh my God, let's call her.
Say you belong to the streets, but the streets, they belong to me. It's like home to me.
They Thank you, bro. Preach, preach. Okay, let's go ahead and hit this. Let's see if we can get another deal this morning.
And say you belong Hello?
Hey, Lisa?
Yeah.
Hey, Lisa, this is Jackson Sudderth. You had filled out one of our forms on Facebook about this property here on Grape Lane.
Okay.
Perfect. Well, good news. Looks like I was assigned to your file. They thought that I would be the best fit to try and figure out a solution to help you. Did I catch you at a bad time?
No, you're fine.
Beautiful.
Okay. Well, really, this first call, at least it's pretty basic. It's more for us just to find out about the property and the situation, just to see if we can even do anything good to help you.
Okay.
So once we do find a solution that does make sense for you, at the end of the call, we'll send you over a simple agreement to sign. You can approve. Just so we don't keep you waiting and waste your time, because I'm sure speed is important to you, right?
Yep.
Yep.
Perfect.
And are you in a position to be able to move forward once we do find a solution that makes sense for you?
Yes.
Beautiful.
Okay.
Well, perfect.
Let's see here. Just in case we get disconnected here, would you pull out like a pen, paper, notepad, or just something you can take notes with? I'm going to tell you a couple of things. I think you'll surely want to know, especially if we can get you approved.
Okay, hold on one second. Yeah, hold on. Let me see if I can find something.
No worries.
Okay, what would I have to get approved for?
Oh, so basically we just have to approve the property for one of our programs. Yeah.
Okay.
So we—
my husband's getting me some paper, couple pieces or something hard to write on.
Yeah, no worries at all.
Oh, okay, perfect. Something to lean on, Mel. You said your name is— I'm just writing this down.
Yeah, good. Yes, ma'am, my name is Jackson. Jackson Sudderth.
Okay, and your number?
It is 865-270-5373.
5373, okay.
And then our company name is Fast Cash Offer Now, and you can also go to our website at any time, fastcashoffernow.com. And that's where you can see like testimonials, reviews, and you can also see how our process works.
Works.
Okay.
In addition to that, this is what you're going to probably care about most, Lisa. This is your file number. Um, your file number is JC-2668.
Okay.
And so at any time you have questions or concerns, you want to update on your file, um, you can call back here, update, and get an update at any time from the team. Okay. Okay, well, perfect. Um, that should be all you really need for now, um, until we find out if we can get you approved or what we can get you approved for.
Um, but until then, could you give me like a little bit of a rundown?
Do you currently live here? Like, are there tenants? Like, what's going on?
No, it's our home. My aunt built it in '69, left it to the parents, parents left it to me. We— I've had it for a while and we let our kids stay in it and we went and traveled.
Yeah.
And kids are not reliable like we were.
Yeah. Yeah.
So they said they were paying the mortgage and they weren't. So I had to come back and take care of everything. The house needs work. It's old. It was not updated. Bathrooms, kitchen need updating. There was a storm at one time. The kids said that the roof had leaked. It really hadn't leaked. It was more as in the way the wind, the rain was coming on the angle. It came through the vents.
Mm-hmm.
On the roof anyway. And they said there were some shingles loose. I wasn't here and I was like, okay, had it tarp professionally.
Yeah.
Should not have done that. It's going to cost more money because now you need a whole new roof.
Oh no.
Okay.
Yeah, you know, I should have came home and looked at it sooner instead of listening to overdramatic children. Anyway, I say children, they're in their 20s, they should freaking know better. So, um, yeah, it's tarped, it's gonna need a roof. I did get estimates on roofs. Nobody cares about it, but the estimates are between $13,000 and $15,000. I know what needs to be done on the house. Have you pulled the house up?
I have pulled the house up.
Okay, are you seeing from an aerial view or from a street view?
I'm seeing from a street view.
It is—
okay, make sure I have the right place.
15 Grape, correct?
Grape Lane.
Yes, yes. Okay, I do have—
Go aerial, you won't— because you won't see the house from the street.
Yes, ma'am, that looks like the case. Okay, I can see aerial.
Yep. Okay, you see that whole property is mine.
Okay, great, great.
So it's 4 water lots on the canal and the lake.
Wow, okay.
So yeah, even the—
so like the barn next, or it looks like a barn, I'm not 100% sure.
The shed, that's the neighbors.
Okay, that's the neighbors. Okay, awesome. So you have this entire canal here, like, and the lake.
Yep.
Wow, awesome.
It goes all the way around the point to that fence. It goes from the road all the way around to where you see that shed. Head, you know, the line.
Yeah, perfect. And you—
it's just time. I don't live here. I mean, I live here now, not permanent. This isn't my address. It's just I'm here to get this house packed up because it's since 1969 of heirlooms. Um, I'm originally from New York, so I'm packing everything up. I have to ship or drive it all back to wherever the family wants it. And, um, I don't live here. I live in another state and I need to get back to that house.
Yeah, yeah, of course. And when you said like the kiddos didn't pay the mortgage, like, is that all caught up or—
Oh yeah, no, that's taken care of because everybody pulls it up and says it was in a pre-foreclosure. Yeah, it was because little assholes didn't pay the mortgage. Okay, mom took over. You know, you rely— I don't know how old you are, but I We have a blended family and I'll never do it again.
Yeah, well, better, better you than me for sure. And what— where do you actually live at? Where do you live right like currently? You said you live out of state? Oh, in West Virginia. Yeah, awesome. And do you, do you travel back and forth like a lot, or is it just like you're here, you're here in Florida for now?
I've been here now for just about 6 months trying to figure out if I want to put the house on the market, getting it out of foreclosure, doing all that stuff. I'm just— I'm not— I've had a real estate come in. They gave me a price. I do not— I have rescue animals and I have 2 of them with me right now. Yeah, I'm not putting the animals through that bullshit with people coming in the house whenever they want to or whatever.
Yeah.
So I'll take a lesser price for it, but I'm not going to give the house away. I'll let it sit here and rot.
Yeah, I'm not going to give it away. Yeah, of course.
I could rent it in the winter for $4,000 a month for the snowbirds, but I don't want to do that either. They don't live here.
Yeah, of course. What, um, what, what rescue animals do you have?
Uh, down here with me I have two dogs right now, and the one, I don't know if he's going to make it back. They're, they're like, well, they're like 18 years old.
Oh wow.
They're— yeah, they— I want to come back as one of my animals. Up in West Virginia I have everything you could think of, just just to let them have a good life for before they pass, and that's all.
Yeah.
And where did you— where'd you get these two?
These two I got at the Humane Society. They were actually with animal control. They were going to put them down. The one, um, is a little black, like a Rat Terrier.
Yeah.
And someone had him as a puppy and left— his collar was a metal wire and it grew into his neck.
Oh yeah.
Oh wow.
People are evil.
So when I got them, that was all had to be taken care of. It's very sad, but they're living good lives now. Yeah, they're just very— and one, he's little, but then I got a big huge one and he's just— he's not— if he doesn't know people, he doesn't like people. So, and they're just old. They're just gonna live their lives and be happy for a while.
Yeah. Are you in the house by yourself? Are other kiddos gone? Are they still there?
Oh no, they're gone. It's just me and my husband. Okay, better half. I say husband, I'm 57 years old, it sounds stupid saying boyfriend.
I— look, I'm not one to judge, right? I don't—
I can't even get a girlfriend, so sometimes you're better.
It's okay, sometimes it's better off that way.
Yeah.
Well, perfect.
I mean, but yeah, I mean, I'm very upfront.
I'm honest.
I've been doing this and talking to people, and I have met some of the best liars in the world trying to get rid of this house.
Yeah.
I'm getting very tired of it where I'm like, I'm a— I go for the gold here. And I'm like, I'm ready to go in front of our Congress and have a thing set up that this is not right. This is not— you should not be able to lie and screw people over with selling these homes for cash. I'm ready to go try to get a bill set up. It's been so bad.
Can you help me understand what's, what's gone on?
Oh, um, we have to sign a contract. It's 14 days, it's 14 business days. That's actually 3 weeks that your house is going to be out of commission, that nobody else can buy it. And then on the 15th day, they're like, oh, we're sorry, we couldn't find somebody to fund it, but no, you don't get the earnest money because we never inspected it. Or zero inspection, but I'm going to have my contractor out there as many times as I need to in the next few days, few weeks. It just doesn't make sense. It's like, just give me the price, don't you bore me down after the fact. And at closing, don't tell me, oh, we're sorry, we're gonna have to drop it another $30,000. No, that's not how it works. I'm an honest person and I'll tell you to go fuck yourself. I don't care.
Well, please don't tell me to fuck myself.
It's just the way it is.
Yeah, I don't— if someone wants this house, which is fine, I'm not taking it off the market for 3 weeks and then get no progress or no phone calls And then here, I'm sorry, we couldn't find a buyer for it. I don't want you to find a buyer for it. I was told every— you are the buyer, right? You are the funder. I don't need to hear that you have to go find the hard money. Not my problem, right?
Of course. And it's just—
I'm honest like that. It's just up front. The house needs work. It needs updating. The kitchen's outdated, as in the cabinets and shit like that. It's kitchen. Bathrooms are outdated. They have the old porcelain— the one has the old porcelain tub in it. Yeah, who wants that nowadays? They all want newfangled shit, right? Am I gonna put the money into it and then someone else buy it and come in and tear it out? No, I'm not. That's why I'm dropping it to a lower price, right?
Right.
And it seems like you've been with a couple of other companies before this.
Yeah, yeah.
And what were they—
what were they—
because you said like almost right at closing, they're like $30,000 below. So what were they offering you?
300.
Okay. Is that what the other ones did too, or just— Okay.
Awesome.
Yeah, they asked you to death to get you to sign the contract, and then when you get almost there, they change their wording or I have one that sent me a contract yesterday and he's got memorandums. He's got— if the title doesn't come back within the 25 days, I have to pay this. That I'm like, nah, uh-huh, lost your damn mind. Oh yeah. I'm like, have you lost your damn mind? And he just said no inspection, but he'll have his contractor out here to give him a price on the work. Well, isn't that kind of like an inspection? Yeah, that's my world is different than inspection in your world. Inspection in my world is you're coming out, you're checking the roof, you're checking this, you're checking that. Inspection is— some have done just a walkthrough, which were very great people. They just gave me a lowball price.
Yeah, you know, where were they at?
I'll do the virtual, I'll do the virtual walkthrough. And a lot of them do the virtual walkthrough. I'm not going to hide anything. You know, right now the house looks like shit, as in a tornado hit it.
Because no, she's not— she's talking about her pain, bro.
I've got more—
she's just getting more and more stuff to go.
I don't know which way I'm going. And to get it all shipped out and sent in right now, the price of gas is a bit—
yeah, yeah, yeah.
But, um, so everybody looks at it like, well, how fast can you get out? I can get out in 2 days if I have to. It's just, I'm boxing everything up. Um, I got a 28-foot truck ready to go. I'm just not moving it yet. I'm not moving it to the last minute because I'm not wasting that money in gas back and forth. Right.
And you don't want to keep getting teased, people just coming in here with some bullshit, you know. I understand. When, yeah, when you say like, um, the other people who actually walked through in person, what did they come in at?
$270,000.
Okay.
Okay.
Makes sense.
Alrighty.
Yeah, well, thank you for sharing all that with me.
I guess—
yeah, I guess we talked about the understanding, the rationale behind, you know, not using a realtor. That makes sense. Okay, so I guess that's really all I need for now on that side of things.
But I guess you've taken a look at the aerial view, right?
But could you walk me through like the actual layout? Because you can't see it from the street, right? So could you walk me through like the outside a little bit? Like what's going on and all that?
You come down the long driveway where you saw all the trees.
Mm-hmm.
Okay, that first— the driveway pulls in. If you're looking at the aerial view, the driveway pulls in. You're staring at the first living room. That first roof right there, the big roof.
Yeah.
Where the cars are, the driveway, that's a 30 by 40 living room. Cathedral. Off of that is, to the right, is one car carport and a shed, and then behind that room is an 11 by 40 screened-in porch right on the canal. Come back in that room, go to the left, like if you're at the front door, go to your left. You're going into a sitting room and a kitchen. To the right of that, it's because that was the main part of the house. That would you be coming in the old front door.
Yeah.
To the right of that is another step-down room that's like— I use it as my dog's room. That's where they go to sleep when, you know, we leave the house and stuff. It's tile floor, and that goes into a laundry room. So I think at one time it used to be a screened-in porch, and my mom closed the whole thing in. And then the laundry room. Come back out of there, you're back in the kitchen. You walk through the kitchen and you're in another 25 by 25 living room that's on the lake. It's got 10 windows in it, trust me, I know that one. Um, so you're surrounded by windows. You're on the lake, you're on the canal, you're everywhere.
I've got to offer like 190 on this and go into the kitchen. 190.
You're standing looking at the big cathedral living room. You take a right and there's a little sitting room. I have that as my dining area, like a little kitchen nook kind of thing.
Mhm.
You got two bedrooms to the back of that. One has a half bath, and around the corner is your main bathroom. Your main bathroom and your kitchen are backed up against each other. They're right in the middle of the house. That's how 1969. Yeah, yeah.
Okay.
And so it's 2,100 square feet. I know it says 1,915. It's not. It's bigger than that because we measured it. And it's 2-bedroom, 1.5-bath, not 3-bedroom. I don't know why that says that either.
It's 2—
it's 2-bedroom, 1.5-bath.
Yep.
Okay.
And it's almost an acre.
You've got it. Perfect. Okay, and so I know you said it hadn't been updated since 1969. Even like, what about the HVAC? And I know you said the roof needs replaced. What about like the HVAC?
Yeah.
The HVAC was done 10 years ago exactly, in February. It's a 4-ton that's on it. Hot water heater was done 4 years ago. The electric was redone. The whole house was redone. Mom told me about it, so I don't know when that was. Probably 10 years ago. But it's, it's got a big huge fuse box at 150, I think it is. 150 amp.
Yep.
Um, the piping was redone. It's all PVC, as far as I know, is what my mom told me. Because she had just had tile put down in the kitchen and there was a leak, and she said, no, you're not going through my floor, you could pipe around the whole damn house.
Yeah, yeah.
So that's what they did, and that was a while ago. I couldn't give you a year on that. Um, what else? I think that's it.
Perfect.
Okay.
Yeah, but I can remember— I mean, your parents don't tell you You know? Yeah. You win it. It's— and back then, like in the '60s and '70s, a lot of— they didn't time. There was a hurricane and mom had just put down all that laminate wood flooring.
Mm-hmm.
And they had a hurricane and lost electricity for the week and the heat popped it all. So we tore that all out and it's on— we have two rooms that are on straight concrete, which is fine with me. I don't mind. But there's not one crack in the concrete or anything. Yeah, it's amazing. I'm thinking it's amazing from being that old. Yeah, new stuff is worse than that now.
Oh, the new concrete is horrible.
Yeah, but no, this is the old and it's— wow, it's amazing.
Yeah, yeah. And, um, the plumbing, do you know if it's, um Do you know if it's PEX or copper or what? What exactly is it?
As far as I know, she had it already done at PVC, whatever the— well, what is that PVC pipe called? CPVC. CPVC, yeah, something like that. It's all that white whatever.
Yeah, yeah, yeah. Okay, yeah, perfect. And I guess Let's just say I gave you like, I went to Home Depot for you, right? Let's say that I went to Home Depot and got you a $100,000 gift card, right? What would you do to the property in order to get it to be like HGTV ready?
Oh, good God.
I would blow the whole house out because it's just an open slate.
Mm-hmm.
Because if you see, if you look at it, when you walk in, you got a cathedral living room. That shoots right through the kitchen all the way to the other living room.
Yeah.
And you're seeing straight through to the— straight through the house. That living room on the lake, because I already thought about this, if I was staying here, I would tear that living room out and put a whole kitchen in there. So what you're cooking, you're staring at the water.
Yeah. Okay. Okay.
Which would be gorgeous. That'd be about, you know, $20,000 maybe, because Right behind that wall is your water, is your laundry room. So you kick in there with your, you know, faucets and your sink and your dishwasher and all that right there on the wall.
Like the live, like the live, like the live and follow.
Kitchen area, I blow out, make that a big huge, you know, dining area, whatever. There's so much you can do with this house because it's just, it's— I don't have the money to do it. I'm not going to do it. I don't like Florida anymore.
But I would have—
if I had it, I'd blow the whole thing out and redo it. He's doing what they want, or make a bigger bathroom or whatever, right? Because it happens all the time. You see, I watch the HGTV, I see it all done.
This girl's gonna tell me— because this is— I'm gonna have to lowball her.
But yeah, now there's a lot you can do, and everything— the house is complete concrete block, so it's not going anywhere. Yeah, and the 30 by 40 living room that my mom and dad put on the cathedral, that was when it was all metal studs. So that room's not going anywhere. Yeah, you know what I mean? Yeah, that was a Florida thing at one time. I know they paid a lot of money for that room, but mom said 58 years of marriage, two living rooms. Yeah, $100,000, you could make this house the Taj Mahal.
Make it perfect, huh?
On the water. On the water.
Yeah.
And the lots— I mean, now, you know, the other hand, I don't know what your investors do or what they're into, but I mean, like, my child, my personal child, was like, Mom, tear the house down and put 6 tiny houses up and make a little resort. There you go. You're on the water. Everybody wants water.
Yeah.
So there's 150 different things you can do with the property because there is so much water and you're not going to find any comps on it because nobody's got this size property surrounded by— I'm like on a little island surrounded by water. You're not going to find it down here. They're all gone.
Yeah.
And the lots that are on water are smaller and they're going for $75,000 to $80,000 a lot.
Yeah.
With nothing on it. Right.
Yeah, well, thank you for— Yeah, thank you for being so detailed. Really, that does help a lot.
Yeah.
But here in just a few minutes, I'll actually be able to go back to the team and see what I can get you approved for. Is there anything else that you would need to figure out before you truly know if you can close on the property?
Well, I need to know what your process is. Is it the same thing? You know, 14 business days, they come and they do an inspection. Then, you know, on the 15th day, sorry, Lisa, we can't do it. I've just held the house up for 3 weeks, you know, because under contract, can't go with anybody else.
Right.
Well, crap like that. I just want someone to be honest and say, yeah, here, we're going to buy your house. We think this is a fair price. Can you be out in, you know, the next 2 weeks and Bye, see ya, thank you for doing business with us. We're done.
Yeah, no. So we run— I would say it's not— I wouldn't compare it to your 14-day lock it up. We can't sell to nobody else. No, we do need, like, just to be honest with you, we will need an inspection probably 5 days. So a week, just being fully transparent. And especially with the kind of the fact that this hasn't been updated since '69 and we're going to have to put on a new roof. It just— I'm just being transparent. That being said, I'm not going to sit here. I'm not going to take this back and then a day before closing say, hey, we need it X amount cheaper. Right. What I tell you is set in stone. So when I tell you a price, that is the price that goes into your pocket at closing minus any taxes, minus any liens, minus any mortgages. I know it's free and clear. I know you don't have any. I know you guys are paying the mortgage now, but I'm like, Yeah. That all goes straight to your pocket. No fees, no nothing like that. In the case, in like, in the case we get there, I know you said like the structure is in good condition, right? The only time something would change is if I got there or we got there. And next thing you know, the entire foundation is crumbling. Like if there's a material defect, you know, that we didn't discuss, that's one thing, right?
Yeah.
But I'm not in the game of locking up a contract to try and go find some random person to buy it and then hoping to God that we can find somebody to pay us more. That's not what I'm here to do. What I want to do now, I'm going to be completely transparent as well. My team, when we give you an offer, especially with something like this, like it's probably not going to be $300,000. I'm just going to be fully transparent. But that being said, I will try my best to get as high as they are willing to go, but we don't do the BS and run you around the bush. When we tell you something, it's set in stone unless there's something completely detrimental that we didn't discuss on the phone. But I take you as a pretty honest person, Lisa, so I'm not really concerned about that.
Mm-hmm. Okay.
Does that make sense?
Yeah, no, I just— I need to know. I just need to know. I'm not into— The, the bullshit with the contract, the whole nine yards.
It's either—
I used to go in and just buy stuff, you know. Now I'm trying to get rid of it and nobody does business like that anymore.
Yeah, it's sad.
I get it.
Title's clean. I've already had the title check. The title is clean and it doesn't take 3 weeks to get a damn title. That's the other thing too. I'm like, why are they saying 3 weeks for a title check? I'm like, it doesn't take that long.
Yeah. And honestly, we can do it as soon as title's clear. Like, we can usually close as soon as title's clear. So it should be no issue there. Yeah, it's— to be honest with Lisa, for you specifically on this property, what it's going to come down to for my team, which I don't even know because I upload all of the information we discuss, like, based on the call, but based on my team, it's all going to come down to price, you know?
Yeah.
And I'm just—
everything comes down to price. I get it and I understand it and I appreciate it. It's just my problem I have also is people just are looking at the house. They're not looking at the property.
Right.
Yeah.
It's being sold altogether. It's on one deed and the property is a big part of it.
Yeah, I don't disagree at all. I mean, I think for one, I think it's an excellent piece of property. Just at the end of the day, you know how it goes. If there's no comps and there's not that much data to go off of, I don't get to— I don't get— I can't justify based on logic, right? I'm gonna have to go to them and I'm gonna have to sell them emotionally, basically, on why it's— why it's worth it, you know? Um, but like I said, I, you know, you know me, I only get paid if the deal gets done. So I'm gonna try everything in my power to get it done. Um, um, but I know, like, you've been working with some other people in the past. How much— how much do you genuinely need? In your pocket in order— like, after mortgages have been paid off, after liens, after everything, like, how much do you need in your pocket at closing, like, in order to be able to, you know, not let this place sit here and rot and get back up to West Virginia?
150.
150 in your pocket. Okay. And how much do you have left on the mortgage?
140.
140.
Yeah.
Yeah.
Okay.
And like I said, I'm not sure that I can do that.
I'll try my best, you know.
Well, we'll go see.
We'll go see.
Okay.
Either way, but let's just say this, right? We get you close to, you know, that in your pocket at closing, and then we close within the next 2, you know, 2 weeks, maximum 3, and make sure you don't have to go through a bunch of inspections. You don't have to go through a bunch of BS like that. It's just a simple, clean clean-cut transaction, of course, just besides like the roof and the structure and the foundation. I mean, would you have any concerns at that point?
No, no. As long as it's not— I had one guy that wanted to do an 8-hour inspection. What the fuck are you doing 8 hours at my house for?
Wait, 8 hours in person? Yeah.
I'm like, if there's no lead paint, I've already had that checked out by Florida when my parents passed away, when mom came down with cancer. I wanted to make sure it wasn't anything from this house, and it wasn't. There's no lead paint. There's no lead paint on the walls, on the floor, nothing. There's no, you know, nothing. It's like, because you don't know when your parents get sick, and I lost Mom and then I lost Dad 9 months later.
Oh no.
So you don't know.
Yeah, yeah.
And you know, with having a child and everything, I was like, no, we're not going to be in this house if there's lead paint. Yeah, but there wasn't anything. Yeah. And the way they check it is they have that little gun and they just checked everything and everything was fine. But yeah, I'm like, what is he doing, a soil sample? What the frig?
No, it's not gonna happen.
Yeah, you don't need to— we're never going to ask you for 8 hours of inspection, right?
Like, when I, when I tell you, I mean, usually for us it takes maximum an hour, max.
Yeah, you know, yeah, I don't— I had one lady come in, they took pictures for the company from the first person I ever called was a guy in Miami, and he was all happy with the house, offered me $350,000 for the house. They came in to do the pictures. They said, don't let him, you know, chew you down, do $320,000 the least because you have so much property and the house doesn't have a tree growing out of it. You know, it just needs updating, it needs loving. He came back and he was a total ass and came back at $110,000, and I just got laughing at him. And he was like, are you laughing at me?
I said, yeah, I am.
Oh, gosh. He called me a bitch and he hung up. And I was like, okay.
Did he actually?
Yeah. Yeah. I called the— he said the people that took the pictures were lying about the house and how bad it was. And I called the lady. She's like, Lisa, we don't even talk to him. We're a third party. And I said, well, he's really bad. I turned him in. I was like, no, you're not going to do this to an older person. And deal with that. That's not nice. That's— and that's when it started, and I was like, oh, I see how people are.
That's ridiculous.
That's like—
that's just disrespectful. That's, uh— oh yeah, price is one thing, you know, price is one thing, but by—
yeah, that's—
that's unacceptable. You should have turned him in for sure.
I did. Yeah, I did. I don't know what happened, but the people that took the pictures were amazing. They were wonderful, and they gave us their card and everything, but I don't know where it is now. But She was great. She was like, Lisa, you mean you have the front lot too? I said, yeah, that's not a road, that's my driveway. She was like, oh shit, I didn't even do that. Yeah, yeah, it was so funny. And yeah, and they were down here in Florida somewhere. Beautiful.
Well, perfect.
So I've ran into a lot of different characters.
Well, hopefully now you might tell— like you told me earlier, I'll tell you, you told me you tell me to go fuck off if that's the case.
And at the end of the day, please don't tell me to fuck off.
I'm sensitive. Tell my underwriting team to fuck off. We'll tell them together.
Okay, but give me like a couple minutes here.
I'm just going to—
I'll be here.
Perfect.
I'm just going to—
I can put you on a brief hold really quick.
I'll just go ahead back to them.
I've already uploaded the information. So all I have to do here is just go talk to them and figure out where they're at. And then I'm either going to come back with either A, an approval attached to your file number we discussed earlier, or B, a denial with a reason why. So just give me a couple minutes here. I'll be right back.
All right.
Okay, I'll be here.
Oh God, guys, we are cooked. She's gonna flame my shit right now because guess what?
I'm gonna have to offer her like $30K in her pocket, yo. Oh no.
Oh, she's about to cook my shit. She's gonna cook my shit.
Probably. I'm hoping not. I kind of like him.
I'm hoping not.
She says she kind of— she kind of liked me. She kind of liked me.
What now?
She's never going to take Novation.
She says she doesn't want to do shows.
Oh, is it the same? Tell me what company. I might have heard it.
Hush. I think so.
No.
All right, you know what we got to do?
We got to do dance break. All right, we got to get a dance break. I got to get hype because I'm about to have to lowball the shit out of this woman, okay? Shake that booty. Can I lay on them booty? Mike Tyson on them booty. Bounce that booty on the floor.
Shake till you get a little soft.
Show them your mama made a hoe. One more song, guys. One more song. I'm like lowkey nervous as hell for that, but I don't even care. Let's see, what's, what's, what's another one?
What's another one?
She's going to flame my shit, guys. Follow this live, like this live. It's about to get flamed for you guys. Hold on, let's see. Here we go, here we go. She's about to cook my shit, guys. Be ready.
My future— I need a wife. Somebody let me wife them up for real.
Hopefully my future wife is in trouble for real. Ready? Here we go.
All right guys, let's do this.
Lisa, can you hear me? You there?
Yeah, I'm definitely getting told to go kick rocks, but, um, here is what they got you approved for. Totally the best they would give me, um, unfortunately was $185,000.
Yeah, that's bad, dude. That's really bad.
Yeah, I understand.
Wow, you're $100,000 lower than everybody else. He knows that, we already talked about this.
Man, I'm—
Wow, that's bad.
I know, and I'm sorry guys, but don't shoot the messenger. Don't shoot the messenger.
No, that's fine.
You know?
That's fine, you're honest about it.
Yeah, I tried. I tried to get them up, but this is— just with this program with the 2-week close, this is as much as I could go.
Okay, no problem, Jackson. Thank you very much.
Yes, ma'am. You have a blessed rest of your day, okay?
You too. You too.
Bye-bye.
I anchored her low. I'm going to follow up with her in like probably a month. So we're going to set a long-term follow-up task for her.
I knew that was going to happen. She was going to cook my shit.
Long term, so I need to follow up with her in 30 days.
I didn't want to—
the reason I didn't want to increase price.
So here's what's going to happen, right?
She's going to continue to try and sell this thing over the next 2 months.
No one's going to be able to close on it.
She's going to call me back. I'm going to come up to like $190,000 or $200,000, and I'm going to get it closed out. Because in her current—
she's stuck. She's had 3 people offer her $300,000. Nobody even accepted it.
She—
and she told me on here her husband was flipping his shit though.
Um, that's $100,000 less than everybody else. $100,000 less.
She— yeah, she's gonna have it still in a month. I'm gonna just follow up with her. I offered— what did I offer?
Do you guys remember what I offered? Can you guys help me remember what I offered real quick, honestly?
I think I offered $187,000. $185,000, okay.
MAO, $200K.
She keeps having people offer her and then right before closing they try to back out. They lowball, they do all these inspections. Here's the thing is, yeah, it is what it is, guys.
So what we're going to do, we're going to go ahead and get into the next call. I knew where that one was going. I knew exactly where that one was going, but I added a task.
So there we go.
Guys, I have 33 leads in the pipeline.
I don't even know how I'm going to work on all these.
Here we go.
Let's hit the next one.
And she was dragging my name through the dirt. Oh, she wanted all my attention, and I can get her too.
When I get my deal, you getting 50%, bro.
I'll help you find a buyer, bro, for real.
I'm talking to you, Maria. Why you wanna do me like that? Oh, says she met me on a tour.
She keeps knocking on my door. She won't leave, man. Leave me alone. I mostly do stuff in Tennessee, but I do all over across the country. My buyers everywhere. I use GoHighLevel to call. I do understand the market. I used to buy a bunch of rental properties, so I'm like, I'm an investor at heart, but I actually care about these people. Like, that's why— I mean, yeah, I do one-on-one calls. Keep your day job. Singing and dancing is not her thing. It's funny. I think I'm pretty good.
I think I'm—
I think I'm a good singer though.
We tried to double dial, he didn't answer.
I'm going to throw him into working leads, guys. Like, you guys don't understand how many leads I have right now. I am like overflooded with leads.
You closed the deal today? Let's go! Great job, brother.
Great job.
I don't—
I have so many of these fucking things to call. All right. I don't even know where Buffalo Grove, Illinois is. Oh, this is Gary, Indiana.
Ha!
This right here is very what we like to call hood.
Hood. Hood.
9K, fantastic work, bro.
I'm talking to you guys.
If you're in this live right now, like the live, follow me. I do this every single day. We're doing a $0 to $100,000 in 90 days challenge. I have 3 contracts already. We're on day 5, over $100,000 pending already.
Bro, I do need one of those buttons to do the blowhorn.
I'm using GoHighLevel.
All right, let's see where this Gary woman is.
That ain't my feelings though, that ain't my girl.
LaSandra, thank you for the follow.
Put that fire on a beat, dog. Be—
hello, sorry, I'm not in.

Sorry about that.
Real seller calls with JT. You can hear live calls with me and sellers. It's the link in my TikTok bio, guys. It's the link in my TikTok bio.
It's free. You get a 7-day free trial, and you can go download all the stuff in it during the trial too, which is pretty awesome.
I only have 2 people on my team right now, which is pretty fire.
Oh, oh, oh, oh, oh.
How long is the trial?
Would be able to access all that before it ends?
Yes, you can access all that before it ends. You do not have to pay anything.
Like, you can cancel at any time. There's no obligation. Um, but if you stay in for past a week, it will charge you, but it's completely free. If you just want to get into this right now, you should take action on it while you have the chance for completely free.
Free 99, free 99, woo-hoo!
Watch, my team, we're going to get the team hype AF this morning. We're going to get the team hype AF. So they're going to be joining in 2 minutes.
You guys can feel free to ask any question. Guys, guess where I find my team members at? Oh shit.
Uh-oh, I might have just messed up this livestream, I think. Oopsies. I definitely messed this up. How did I— yeah, oops. So here's what I got to do. I just messed up this livestream on my YouTube. That's okay. I hope they can still hear me. Here's what we're going to do. I'm going to end this meeting for all. I just messed up that livestream, but I'm about to hop on here with the team. Let's go.
I got to—
guys, don't worry, I'm going to fix it for you guys. That's what we'll have to do for now. Oopsies. You guys will be okay though. Don't be mad at me. I'm sorry.
I'm sorry, I'm talking to you, Maria. Why you wanna do me like that?
We're gonna hop in on my phone. Here we go to the morning meeting with the team starting now, guys.
Everybody like this live while I meet with the team. We're gonna get back in the live calls directly after. Let's go! Let's go!
Good morning, good morning!
Great morning, brother!
Great morning! Damn, what you got, a cup or something, dude?
Oh, Tony, I'm starting to pull you, bro. Guess what I'm drinking now?
The coffee, bro.
I'm drinking cold brew with a shot of espresso. Shit gets me feeling like a million bucks.
Yeah, I see you, I see you.
Yeah, this is the way to go, guys. I'm feeling like—
I'm happy to see you like that, bro.
I'm feeling glad that I get to see you like that, bro.
Like, honestly, I just want to dance.
You know, but guys, okay, we got a lot of stuff happening. Hell yeah, a lot of stuff. Good stuff, right?
Yes.
So Tony, how'd our walkthrough go yesterday?
It went pretty well. You see the feedback that we got? It's smelly, the smell, but that's no issue. You know, let's see what they say today. We did get the pictures, which is the best part, even if they don't move forward with us. We still got pictures of the property, which gives us a better lead.
I want an offer out of those people. It's a little bit—
it's a little bit more work than they want to do is not an excuse, okay?
That is something we need an offer out of. And the piss smell, I will pay for it to be clean. I don't care, because this is a fat rip.
I know, I know, I can make good money off that. I can pay my operation shit.
Hell yeah! So let's get our money up, not our funny up. You feel me?
Oh, you don't like my jokes, huh?
No, I love your jokes, Tony. I love your jokes. They're the best.
You know, it's all good, it's all good, my man.
Um, let's see what else we have. Another deal, we have another deal, we have two more deals. We haven't got Memphis deal. What's the feedback on the Memphis deal?
Still, still nothing?
Nothing. Yeah, I'm not getting nothing on that Memphis deal.
Our inspection period ends on that pretty soon, so we need to either get A, some offers, or B, cancel. Dead serious. We don't have long on that one, so you guys need to determine what happened on that today.
Uh, you and Abby can get together and figure that out, right? Okay.
Um, I have another deal that I'll be uploading. You guys, this morning will probably be for— I might have a couple deals uploaded for you guys from some JV partners this morning that we're gonna have to get done. Um, in addition to that, Abby, I have got a girl for you. She's been running dispo for herself for a little bit. I've got a girl for you. I'm going to add you two to a group chat. Okay. And I'm going to let her try and dispo some deals. We're just going to try and get her because we just need more volume, guys.
We have so many deals right now that I don't think we can handle this many.
Listen, don't say we. I can handle it.
Yeah, exactly.
Don't say we. I can handle it.
I'll be pretty honest.
Yesterday I worked my ass trying to get that, that Georgia deal.
Yeah, yeah.
I did get that. You know what's helping me out?
What?
The $1,500 that we're sending out. That made a whole fucking difference.
It made a difference.
It made a fucking difference, bro.
Okay.
And made up for— we got a whole bunch of new investors in Georgia just because of that.
Cool.
You know, because you know what I noticed? These people don't answer to my calls like they will not answer. But they'll answer to text.
Text.
Okay, well, let's optimize for getting them on the call, but you do need to text them.
Yeah, of course, of course, of course.
Um, but the good thing is, is we're getting more traction. We're doing a lot more, right?
Um, and we're getting better property. Fuck yeah, bro. Shit.
You know why?
It was a good— you know what, fuck the smell, but that is a wonderful fucking property.
You know why?
Then we can say, hey, I didn't sell that shit because it's my fault.
In fact, it's not because of the property.
It's not something that Hey, I can say fuck that property. Like, like, that's why I asked you yesterday, what's really the, the wrong with 87 and 89? Why am I not getting anything? I got people interested in it, but I'm not getting people that want to actually go see it or anything. That's why I asked you, what is it on that property?
Yeah, um, Settlers Road, we need to get listed ASAP. I don't know what the hell either be on, but we need to get that listed. Abby, Abbie, please.
Why don't we just take that offer that we got before? We had got an offer for, uh, well, $48 on, and we have it at $40.
Yeah, but I don't want to make $8K if I can list it on the market and get a $20K ripper minimum.
So you're trying to go ahead and get it on the market with the—
okay, yes, we're just waiting on the sellers to stop being some boof asses.
Oh, okay, okay, okay, okay, okay, okay, okay. I see. I, I, I, I completely forgot you guys were trying to list that. You know, we never got anything on that Jackson Yeah, we dropped—
drop that shit, bro. That place is something called Tennessee National. That place is sucky.
And the Eagle Point, what are we gonna do with that Eagle Point?
Drop both of those motherfuckers. Drop them both.
Yeah, let's get them out of there because they're fucking annoying on that.
We don't need anything.
Yep.
I want to make sure, what's the issue with 89 and 87? There's an issue. There's gotta be something holding me back from getting that.
Hold on, which one is that? Which one are those?
87 and 89 Memphis. I got people to actually get the information, but I'm not getting anything. Like, they don't even tell me, hey, what's up, let me get any more information. So my question to you is, what's the issue? There's got to be something wrong there. I mean, that's a fucking great deal. $35K, 2 lots. You get a lot and a property, bro. I get people to actually talk. There's got to be something wrong with that.
There's—
there—
we don't even know there's something wrong because no one's gone. Or one person's gone.
Or no, no one's gone.
No, uh, what's his name, uh, hasn't even gone. I gotta call him, see if he went. I think he went yesterday. I'll call him and see. But that's what I was asking, why am I not getting any feedback on that? Because I don't know if it's just the area of Memphis that we not need to fuck with, bro.
I know a guy who does 100 deals a month in Memphis alone.
I'm not trying to give you excuses, I'm just trying to figure out what's going on.
I know, but guess what? We gotta figure it the fuck out. Simple as that.
That's what we're doing. That's why I'm asking all the questions.
I like, I like you asking questions, so that's fine with me.
We just gotta figure it the fuck out. That's simple as that.
Yes sir.
Oh, we will.
Okay, no worries. Hey, and if you keep getting a little louder, I might put my hands on you, man.
Bro, guess what? I'm a Dodge and Weave. You ever seen this? Like The Matrix and shit, bro. You feel me? Um, I've got another deal. I've got another deal coming through very hot, very soon. I've got another deal too, guys. Daddy's back in the closing seat, so y'all might have to—
I see that, I see that. But if you're gonna push these much deals, I need somebody to help.
Yes, I know. That's why I'm gonna enter— I can actually introduce both of you. I can add her to the Dispo group chat just for the—
for shits and giggles.
Cool.
Now, is she working for us or is she just helping us?
She's just gonna help.
Okay, okay, awesome, awesome.
Yeah, I'ma just pay her commission only.
That's good, because like that she works for herself and she doesn't have nothing to stress her.
Yeah, she doesn't.
But trust me, if you're gonna be working with me, I'ma put your ass pedal to the metal every single day.
I know, but not everybody likes that.
Not everyone does, but guess what? If they don't like it, you know what I have to tell them?
Get the fuck out of here. Yeah, hell yeah, get the fuck out of here. Yeah, guys, I haven't seen that shit in years, dog.
Dude, I'm telling you, we're going to have a freaking great day. We're going to get some deals disposed.
Here's what I need.
Go ahead.
Uh, so the one we got trying to get listed, the new one, uh, I think it's Oak Lake Drive. That's the one trying to get listed, correct?
Which one?
Yeah, uh, right, Oak Lake That's Novation.
Which one is Novation?
We got pictures and everything ready to go for that.
339 Oak Lake Drive. Yeah, we got pictures about yesterday. Yeah, we do have pictures already.
Okay, so I'll go ahead and I'll do— listen, what I will do today, I'll do half day Columbia and half day, uh, Oak Drive, Tennessee. I'm sure Oak Drive is not that hard to get a realtor. Getting a realtor is not an issue.
Where did we—
finding a buyer is the hardest thing.
Wait, hold on, guys, I don't even know what deal this is. I ain't gonna cap.
339.
Okay, who is that? Who got that deal? Oh, Brittany. Brittany. Yeah, shit. Okay, cool, let's do it.
So that's my plan for today. Uh, I'm gonna go ahead and do, uh, South Carolina and Tennessee.
Jay can list this deal too.
Which one?
The Tennessee one?
Yeah, Oak Lake.
You want to head and you want to go ahead and get them on there?
Jay can list it, but can we make sure that Britton has the sellers on the same page please? And also make sure that Settlers Road needs to get listed today before I start throwing hands with everybody.
Shit, damn right. Got me going, man. Shit, I was calm.
I don't like you calm, bro. We got to be up and at it 100% of the day, you understand? Yes. Let's see, what else do I need? Okay, Settlers Road must get listed today. Oak Lane, we need to get with Britton to preface. We're going to introduce him to Jay to get this property listed, and we need to be all on the same page, understood?
Okay.
I need an offer on Talking Rock.
That is a—
that is a nice—
that's a must, correct?
Correct.
This new one, Bellini—
not on the smack. Yeah, yes, that's what his face was saying when he said that shit.
Um, the next one, Bellini Road, I'm going to— I have a buyer who just called me while we're on this meeting. I'm gonna call him right after this. Um, he's like a really big buyer out here, so I'm gonna try and get him to buy it. If he doesn't want to buy it, we're gonna have to figure out the best situation to be able to do that.
Um, and then the way I'm still working on South Carolina today, I'm gonna work on South Carolina and the Tennessee Oakland one. Oakland, you say?
We're—
no.
Okay, hold on. South Carolina, it's illegal to wholesale.
Okay.
Yeah.
So since you meant yesterday, that's illegal to wholesale properties in South Carolina. Should I post this on Facebook? Or no?
Not quite.
Let me figure it out.
I did not do anything about it.
So here's what you want to do, Abby, instead. So what's illegal is we can't market it. So what you need to do is be like, hey, we have good deals pending in Colombia, right?
Okay.
Do you—
who's buying cash here? Right? That's what you want to do.
I can't call them, right? And I can't call these people to do this, or—
You might be able to. Just give me a second. Just give me a little—
I don't want to then.
I don't want to.
I don't want to get— I don't want to get you in trouble or me in trouble.
Well, Tony, we got to get that bread, get that head, then leave. Peace out.
You feel me? You ever heard that song?
Okay. So, okay.
So you're going to figure out a way for us to do it.
That's what you're saying?
Yes.
So I won't focus too much on South Carolina right now.
Correct.
Just Abby, get a bunch of buyers who are interested in buying, go scrape the Facebook groups and figure out who's buying in Columbia.
Okay.
So I'll keep working on Georgia and then Tennessee, which is the new one.
Yeah, but Tennessee is gonna be— Tennessee is— the Sevierville property is gonna be listed on the market.
Oh, okay. So then I only have to work on Rock?
You need to work on Rock and Memphis.
Okay, got you, got you, got you. Okay, got you, got you, got you, got you.
I need something on Memphis today. You got to give me something.
I need something on Rock, man. I need that fucking 4% right there.
Well, let's get to it.
Definitely.
All right.
All right, have a great day.
Have a blessed day, guys. Let's get after it.
Bye-bye.
Peace. Okay, so guys, so what I'm gonna do now is one of my buyers just called me for this deal, and let's call him up and see if we can get this shit assigned.
Rio, bro, if you're a good closer, you can dispose shit. We got options.
I'm the GOAT.
Hey, this is Josh.
I'm sorry I wasn't able to answer your call.
You're welcome to tap.
Hey buddy, my bad.
Life is so good and so busy right now, uh, man, we got some catching up to do, dude.
Better to be busy than in trouble, right?
I might make $250,000 this month.
No way.
I'm dead serious.
Off what?
So I've started building that first belt house.
Yeah.
Okay.
And after I did that, I ran into a buddy that's now like, it's like a mentor, which is really cool. But we feed off of each other.
Yeah.
My wife had him as a patient and he was on the phone with an attorney doing some closing and she said, oh, my husband builds houses and does little things and some real estate stuff. And he's like, well, he needs to meet me. The guy's 67 years old, been battling some pretty tough cancer for a while. Oh, wow. He just wants to teach what he does. I've never heard of before. I'm not saying he's the only person who does it, but in South Carolina, he's the only one who does it.
Yeah.
Everything he gets is completely off market. Nobody's looking for anything, not looking to sell, but they're in financial trouble of some kind in multiple ways. And I've now built a software— my brother's built it— I've now built a software where I have access in the 5 counties around me. I have 2,000 properties I get to call people on. They're in a financial burden situation where I can literally help them out to get the property. I'm gonna give you an example. Today at 1 o'clock, I'm selling a home. What I've already done is I've wired $3,500 down to a guy in Florida to come up and move this family that wants to move down there. Here where I live in Greenville, yeah, I wired $3,500 to my buddy who's actually moved her down there.
I was like, hey man, I'm just gonna give you $3,500.
Is that the fee? Yep. So he's flying up here, packing all her stuff, moved them down there, unpacking, boom, bam. And I'm wiring 1 year's funds for the rental property in Wareham, Florida. It cost me $25,860.
Holy shit.
And then I'm gonna give him $4,000 of walking money. So I'm—
and then I'm paying—
I have a probate situation and a back tax from this past year because they knew we're gonna get— you know, we would talk for a couple months, so they don't pay your taxes, I'll take care of that.
You're not—
you're not in any kind of trouble, you know. Um, so I'm in it for like $42,000. I'm gonna sell this home today at 1 PM for roughly $175,000.
Holy crap.
I have a mobile home lot that I've got. I'm in it for $25,000. Took the mobile home off of it and the septic's already sitting there, which is a 3-bedroom, 2-bath, which is good. And the water's already tapped in, which is good. It's a 1-acre lot. I've already cleaned up and cleared it. I'm there for $25,000. I'm gonna sell this week for probably $75 grand. This is not wholesale. I own it. I own it.
It's mine.
Yeah, which is even better.
Wow.
Um, I have 8 acres in Simpsonville, which if you look up Simpsonville and my Greenville area. It's the hot commodity. I'm gonna sell for $400,000. I could probably sell for more, but it's a private drive access to it, and there's no official recorded easement, but all the neighbors are cool with it because it's been there for so long.
Yeah.
And so otherwise I'd probably sell for $800,000 because it's a hot spot. Um, dude, that's crazy, man. And what I have to go do is— it's, it's happening so fast. I'm— every time I go to sell properties and have a contract, which I could sell like 2 or 3 days, my attorney's office that I use for things—
yeah—
are now like like, okay, I call, they answer the phone, what can I do for you? It's, it's wild, dude. Just because my buddy, my buddy Cam that I'm doing business with, he uses the same people and they roll out the red carpet for him. And so it's cool, now they're giving that to me, which is nice. Um, but we're doing a lot of these deals together, which is good, so we're splitting it.
Yeah.
So on the $400,000 you're asking for the Simpsonville property, we're in it for $31,961.
That's it.
That's it.
That's it.
What the hell?
That's it. So what we do is we go, as soon as we get the things, uh, under contract to sell, within a couple days Like the home today that we're meeting a lady over there, uh, I'm asking, hey, listen, I need $175,000 for this. I'm gonna start at $195,000 on purpose because I know who she is, but we'll land at $175,000.
Be good.
does is go in and gut houses and fix them up and put like 12 people in there because she's a Hispanic lady.
Yeah.
And she uses a lot of contractors and then just rent out rooms. So there's 5 bedrooms in the house and she'll just stack it full. Wow. And so she'll fix it up for $150,000, $175,000 probably, um, and it's not worth it for me to gut it and do it. It's not worth it. But for her, it's worth it because she's, she get $600 a month from all 12 people that live there.
She's going to get like $7,000 a month for that shit.
Yeah, dude.
Yeah, yeah.
And she's borrowing the money for the whole thing. Um, and so, yeah, dude, it's, it's a good spot. But anyways, what we're going to do is every time we do this stuff, we're recording a mortgage. So we go get private money, private money for a guy named Tony here. He just got ridiculous amounts of millions. Hey man, I need, I need $300,000 for, for 4 days. Okay, cool. That's going to cost you 9 grand. Okay, great. That way when we go to actually sell it, what we record, looks like we only made a couple thousand for profit, so our gains are very little.
Wow. So dude, it's wild, man.
I'm getting the probate stuff, bankruptcy stuff. I'm learning a lot of really cool things. And not bankruptcy like people know about, oh, you know, the banker. No, no, before, before it gets to the— yeah, it's really, really cool, man. But I built the software. Only 2 people have access to it, uh, my brother who built it, myself, and then Cameron. Of course he has access to it, and it's proprietary, man. It's cool. And Cameron said, Josh, listen, my oldest son's a doctor. He runs the hospital system. He's the only thing to do with my real estate stuff. I mean, he makes about $100 grand a month on average, and he's been doing it old school. Old school. Now I've got software now, so like, into our searches for our properties that we have, it takes a minute, which is great. Um, he's like, man, I've always known I could build this with technology, the right people, but I've always just kind of protected my information, never told anybody. But I just want to do that now and leave Lexi behind. I really fuck you with a guy. I said, thanks, man. So my dietitian company, which has been going good, I just walked away from last week.
No way, you totally walked away from dietitian.
I just walked away from it. I had good contracts. I just walked away from it.
Wow.
Like, I saw my last client, and it's tough on my heart, man, because I love doing it, but I'm just— I was bending over $5 bills to pick up pennies.
Facts. And I'm building 2 homes.
I got one 2 miles down the road. Some wholesalers called me, literally called me, hey, we want $40,000 for this lot. I said, listen, I can tell you don't know the area. I just bought a corner lot on Main Street with a house and a pool for $60 grand. You're gonna sell me a wooded lot that needs clearing. That's the same size, half little half acre for $40 grand. I was like, side unseen, $28 grand. Okay, I think we can make that work. Then I called him, I said, I'm out here. I took a video of my glasses, my Meta glasses, and said, listen, man, this thing has got to be really gutted pretty good and cleared a lot more. I was like, and then the land is soft, and so I might have to get some hard dirt. It's gonna cost me a lot. Well, listen, just shoot me straight. I've wholesaled a property before. Just shoot me straight. What do you have for it? Well, the homeowners are at $221,000. I said, you're trying to mark You're gonna accept $40,000 with not knowing the area? Yeah, on $21,000. Listen, I respect the hustle, but like, you guys need to know— you need to know better, you know? I was like, I tell you what, I want— I'm not gonna— I'm not gonna dumb dip you here because you can't wholesale half an hour, but you can at the same time. I said, I'll satisfy you. Let me get on the phone with him and call and just— and literally do due diligence and say, this is what I could offer you. They said, you do that? I said, yeah. Well, through a call, I threw a call, a negotiator got him down to $15,000. I get $15,000, I can close in 2 days. Really? I said, yep, I close in 2 days. I closed literally the next week because our schedule, it was like a Thursday, I closed on Wednesday. And the guys, I gave them $3,000. I said, listen guys, it's not worth that much to me. It's not. I'll give you 3 grand just for bringing me the deal, and I did all the homework for you. They said, no thank you.
Wow.
And so, man, I got another property. I'm already getting ready to dig footers. I got that a few weeks back, and we're ready to dig footers, which is cool, dude.
You're crushing it.
The exact same house. So it's good, man. That one's a little bit The margins aren't as high, but I'm by myself. I'm splitting my first part of my brother because he wanted to put his money into it.
Yeah, yeah.
And so, um, but this one's completely by myself, which is good. I've already financed $380,000 for it from a guy that just does private money lending for construction only. He's financing the whole entire thing. And so I'm building it for $325,000. I'll sell for about $475,000. I've already got $380,000 in there, so I already have room for, you know, for me to make some more money while I'm building it, you know, which is good. But same thing, once I go to sell and get under contract, if someone says, how can $450 for it. Okay, cool. I'll go to my prop money guy, say, hey man, I need $415. So I'll show, you know, after fees, a couple thousand dollars in profit. That's it. The rest is just debt and I've made some money.
Wow.
So this is a blessing, man. Things are happening like crazy. So man, I just want to touch base and say, man, things are good. Yeah, it is growing. And I don't know, man, I've got my eyes on— not eyes, I have in my pocket right now, and I'm making a call today after my 1 o'clock meeting there to sell the house. I'm calling an asset management company that's been handling this property they bought here behind the high school, 15 acres, and it's prime real estate. It's worth on top, according to the tax records, worth $3.5 million, but it was bought for $600,000 in 2003. It's probably a $4 to $5 million actual marketing piece of property.
Yeah.
And I'm going to be in it for probably $50 grand, bro.
What?
$50? Holy shit.
Literally.
What's up, boss?
Give me one second, Eddie.
You're good.
I'm doing good, man.
Now, this guy's really cool. He was one of my old students. He's absolutely killed it now.
I mean, it's twice, almost twice the amount of money we talked about.
I know.
I hate it, but I hate it.
But it looks good.
It does look good. I appreciate it.
It looks good.
It does.
I mean, it needs work still.
Yeah, I know.
Like, touching up landscaping. Yeah. You're going to start digging your footers.
He's finding these properties through like proprietary software that's doing a couple hours.
All right, all right.
Sorry, I was handing out checks.
No, you're fine, bro.
Oh yeah, for grading that lot. But yeah, man, this one's crazy, man. I have so many things I'm thinking about, like development. I don't know how to do, man. I've got building, I can take care of that. Development I've never done. I'm not gonna pretend to be a big old fish, you know. Yeah, I have friends that I have connections with, Will. So my thoughts are what I'm probably gonna do is go get private money on it right away for like land for $750,000, for $750,000, and then say, hey, put it on the market to sell it to some developers. And this is what some of my friends in development and say, listen, you can have this for $750,000 as long as I'm a part of the action for the next handful of years while you're in development so I can make more over time. Otherwise I would give it to you for $3 million.
Damn, that's fire.
So dude, it's wild, dude. It's unbelievable. Um, so yeah, this guy named Cameron, his name, he just, he's like, man, I just want to leave legacy behind. I really feel like you're it. He's like, the fact that you know how to do building and stuff, he's like, man, I've always gotten deals like crazy and sell them. He's like, I know what land's worth and, you know, the homes are roughly worth, you know, I've got people I can sell, hey, go buy this from me, you know, and they go and they buy and they got it, they do whatever else, you know, or it's a home it doesn't even got, you know, whatever. He just gets into situations, uh, which is cool. Um, and he's like, man, I'm good for 4, 5, 6, 7 closings a month. Um, he's like, that's just what I've been doing. I've always known I could do more, just need the right teammate. He's like, I just want to leave Lexi behind me. And as my health has deteriorated, um, and I'm getting older, I thought, man, I want, I want someone else to take this over. So what's going to happen is— and I hope Cameron's here for a long time, he's 6, 7 years old— but, but what's going to happen is at some point next 4, 5, 6 years, as he really, really phases out, hopefully still here. I'm going to build a team around it and teach it. There's 46 counties in South Carolina. I'm only doing this in 5. I'm barely doing it in 2 and a half counties, really, because that's all my markets I'm focused on for the most part right now. And so I'm, I'm gonna build a team around it because, man, it's wild, the return just in South Carolina, man.
That's excellent.
So yeah, it's been going good, dude. It's been going really, really good. So all that being said, man, tell me what you want me to do on that number. You want You want me to buy it? You're saying you want me to look at the buy, or you want me to tell you what my thoughts are?
Both. I mean, if, if you— dude, if I— like, I love talking to you. I think you're a great guy.
I'd love for you to buy it, you know.
Also, if you're like, I—
maybe this one isn't for me, but you know someone else who might want it, that's great.
You know, South Carolina is just a little tricky.
So yeah, it is. And so I would say, how much fire damage is in it? Because I feel like I was a part of this phone call when you did it.
Yeah, you were, you were.
And I was only there for like a little bit of it because I had to get off and get on another call. So how, how much damage is done in this?
How—
as far as I'm aware, it's not that bad, right? Um, but I have never seen it in person. I've never had anyone go.
Yeah, I could drive. I could probably get there next week. How long do you have a contract for?
I mean, I have a good amount of time.
Okay, good. Yeah, I can probably drive there next week and just go eyeball for you. It's an hour and a half for me, but I don't mind.
I could—
well, don't worry about that. I can get somebody out there within a day or two. Um, that's no, that's no worries, man. Do you think—
my thing is this, my thing is I really have a really good cost on things, like a really good cost on things, and getting someone's perspective. Sometimes I've run into like, man, these guys don't know what they're talking about, even though they do it. Yeah, for my lens, if I want to buy it, which I'm not opposed to, I'm not opposed to, if I want, if I want to buy it, I got to make sure, okay, it's going to cost this much, and I'll tell you exactly how much it's going to cost for like, and I get a really good deal, so I'm not going to flood with the number on you.
No, of course. No, I'm, I'm more like, I will get pictures of it for you and make sure it's not like detrimental fire damage, you know what I'm saying? Um, and then if you like it, great. If someone— if you, if you think, oh, this is probably going to cost too much, that's another thing.
Well, then we'll go another route.
Yeah. Did you know what they call the insurance money? Which I, I know how to find that out. Do you know what they call the insurance money?
Yeah, the insurance money's already Collected.
Did they do— they settled the insurance company or they got the whole amount?
Uh, they just got the mortgage amount.
That's all they got? Yep. Did they have positive equity?
Yes.
A lot? So they're in good shape, they can move somewhere else?
Yeah, like they're, they're already out. They're out.
Yeah, they're out.
They've got like— our, our price is, is pretty aggressive. Um, I'm trying to get it.
I think I can like realistically—
I—
let me see what I put for for the numbers, because I put like— dude, let me check really quick.
But I'll tell you what I'd offer for a set unseen. I'll tell you exactly what I offer for a set unseen.
Yeah, what do you think?
Market value minus $80 a square foot because of fire damage, right?
For real?
Current market value minus $80 a square foot?
Yeah, because that's repair cost, right? Okay, worst case scenario, I could probably get it done for $450 a square foot, but worst case scenario, that's where you start when you're doing these deals?
Yeah, let's see. So let's see, I'm guessing like $230,000 in as-is value minus $80 a square foot.
What? That's brutal. That's brutal. You need to be in that thing for $40 or $50 grand.
Let's see where we're at.
Oh, sorry, I have $240 market value here at $80 a square foot. How many square feet is this?
Hold on.
Let me see where this is at.
2,000 square foot?
I don't think— I think it's like 1,800, honestly.
I don't remember.
1,858. 1,858? Let's see.
Yeah.
And $240,000, is that the right evaluation on that?
I'm pretty confident that's damn near correct.
Okay.
Yeah, so it's looking like $91,000.
Okay, so that would be the top dollar that I would get for that property if I was walking through and telling them. Of course, I would always start lower than that. Yeah, that would be the top dollar knowing, okay, I can— as long as it's not destroyed. Obviously electrical has to be redone because there's a fire, you know that, right?
Of course.
Yeah, if there's a fire in two rooms, the whole thing is getting redone. So unless it was getting redone, and I don't know if it was in the kitchen cabinets, if it was in the bathrooms, things that cost more, I don't know what the roof situation is like. Um, I know the insulation, because there's a fire, and HVAC has to be redone because there's a fire. All it's going to do is breathe in to unhaul that smoke in.
Yeah, no, honestly, dude, I'm, I'm a little bit lower than that.
So, dude, I think we can probably get a deal done. Okay.
Yeah, that's good. I was like, you should be in it for 40 or 50 grand.
Yeah, we can, we can figure something out. I'm not that low, I'll tell you that, but I think we can figure out something.
That's what you should be in it for, for wholesaling it.
Okay, cool.
That's what I mean.
Just me telling— listen, you know a lot more about what you're doing, and I'm not going to say I'm better than that. But from my perspective, building and gutting.
Yeah.
I would tell you you should be in this for $40,000 to $50,000. Hey, man, based on this, blah, blah, blah. And then cool, you sign up for $75,000, $80,000, $90,000. And maybe to me, I'm cool with it. So let's check it out.
Yeah, that's cool. Let's set— we'll get you out there next week.
I know you need a little bit of time.
I'm going to go ahead and go ahead and get some pictures of the property to just determine what the damage actually is.
And I'll try and get that out. It's done today. Um, and then we will—
it's in a good zip code, just so you know. It's a decent school system, which is nice. Um, and so it's Richmond County, which is cool.
I—
and I hate it because parts of it, parts of it are a lot pricier. 5 miles down the road, that same kind of home is gonna go for $100,000 more. That part sucks, but it's still in a— it's in an area that's not rough, which is nice.
Sweet.
Yeah, I'm just surprised that it's only worth 230, 240.
Okay, that's what I think.
So I will— I'll keep you updated on this. Let's get you out there next week, but I'm going to go ahead and—
I'm going to go ahead and get pictures for you.
Yeah, sounds good.
All right, bro, we'll talk soon.
Bye-bye.
Really good guy.
Really, really good guy. Really solid dude.
Okay, is this a deal you have for $22K?
How much did you send it out at?
No.
This deal I have for $62,000 and he said he wants to be at about $91,000. So that's like a $30K profit. So I'm going to get him out to the property soon, but I need to get someone out there. Let's see. Columbia, South Carolina. Columbia Real Estate Investors.
Jackson Sudderth.
Uh, here we go. I need boots on ground in Colombia, preferably end buyer and will give you first dibs. Blessings.
How do you find people to send pics?
That's why I'm getting people out there right now, boots on ground. "My ads are nationwide right now, but that being said, I'm only doing nationwide ads for this just so I can get more— just so I can get more— how do I put this? More leads to show you guys the closing." "I'm posting in Facebook groups not for it, but I need someone to get me boots on ground in South Carolina." Oh, let me add her to the group chat.
I have to speed it there.
Let's see, call this girl real quick.
Your call has been forwarded to voicemail. The per—
Boo.
I sent you an invite on WhatsApp.
See if you can get in.
How many buyers do you usually get to bid on the property? I get a minimum of 5 offers per property. Let's run it up in DFW.
I don't really have anything in the DFW. What states can you not wholesale in anymore? You can technically wholesale in every state, but it's just you have to know how to do it. Okay. So where are we at, guys? We have so much shit to do. All right, guys, I have so many leads. What am I supposed to do? Here we go. Let's try this next lead. Holy shit, this is crazy. The heli. I would call this next lead Pokomoke. Oh my gosh, hold on guys, I've got so many leads coming in, it's insane. Okay, I got to text my team like, yo, turn off the ads, turn off these ads, please. Okay, let's see here. 14. Second Street, Pocomoke. Why is it not pulling up on Zillow? I hate when this does this. Okay, we're going to call him later then because I don't want to sit here and deal with comps I can't— a property I can't even comp. Okay, here's another one. Let's Let's try this one, guys. We're about to make another dial here in a second. Here we go.
Let's hop on the calls. It's a one-night stand, girl, because you was in the plans when you came through. I was hanging out with your friends.
Yeah.
Oh my gosh, bro, like, I can't even fathom the amount of leads I'm getting right now. Help, help. I'm about to start giving away leads to some people in here, make them call them on livestream.
Your call has been forwarded to—
What do we do if they don't answer the first call? What do we do if they don't answer the first call? Like the live for one and follow me. But what do we do if they don't answer the first call? Double dial.
Yeah, I don't—
hey, is it Jan? This is, um, I'm Jackson You had filled out one of our forms on Facebook about this house here on Blue Heron Drive.
Yeah, are you with Jackson Sudderth?
Yes, sir.
From where?
Fast Cash Offer Now.
Cash Offer Now?
Yes, sir.
You had filled out one of our forms yesterday evening, I believe.
It might have been this morning, actually.
I had sent you a text.
But that's okay.
Perfect, man.
It looks like I was assigned to your file. They thought that I'd be the best fit to try and figure out a solution to help you. Did I catch you at a bad time?
No, you can go ahead. I'm driving, but you can talk.
Okay, awesome, man.
So I guess kind of give me a quick rundown. Do you live here? Are there other tenants?
What's going on? I can't understand.
Well, first of all, I have to tell you I'm not desperate to sell the house. I want to sell. I was relocated and, uh, because I'm supposed to retire now, just waiting on time. Okay, I'm not desperate. I know the price, but I want to based on the cost we have in the house. So are you an investor?
Yes, sir.
Okay, okay, so Do you have the address I sent over to you?
Yes, sir. 1694.
Yeah, that's right. I don't think what to do to your job. That should be how it starts, you know, I'm just kind of the area.
Say that one more time.
I'm having trouble understanding.
Yeah, the house that, you know, there's a selling price in the area.
Yes.
Not all of this comparable based on size, condition. The house in a good condition. And you probably need to do minor thing in there. The price I'm asking for is I'm asking $495,000 for it.
How much?
$495,000.
$495,000?
Yes, sir.
Is there gold under the house?
There's a bowl that the house itself that, you know, yeah, man, I'll be honest with you, I probably can't help you out.
I mean, Yeah, I don't, I don't think you're desperate by any means, but, uh, you might not be realistic either.
You know, if you, if you're an investor, how long you've been doing that, you know the price in the area. I just spent $80,000 in the property. No air conditioning, no shower, no kitchen, no bathroom, no everything.
Yeah, man, I mean, I get it.
At the end of the day, like, you can ask for whatever you want. Like, I can't make you sell the property. You're not desperate, right?
But also at the same time, I mean, something similar like this would probably sell, like, even in its current condition, it's probably going to sell for somewhere around like $300,000 to someone like me.
Possible. You could buy it. You know, there is no— it's not required to ask price to know the value. The house is a single-family house, uh, located in the commercial neighborhood. You see, the single-family house is located in the commercial neighborhood. You can, you can ride there, you can walk that, you know, this is why about this, and, uh, it's, uh Yeah, I mean, by all means.
I mean, it's a group.
It looks like a great home, but I just— I mean, I can't pay more than what it's worth, you know. It's not fair to anybody.
You know, there is buying a house is complicated. That's what I used to do. I do that. I fix it up. You know, but you don't have to degrade the house. You know, that's, uh, that's reverse psychology. So that means it was like that, not like that. You don't see it yet.
Location.
And that's why it is— take a look at it and see, there's just— there's a low vacant lot close to the house. You see what I mean? And, uh, I can become the target. I don't want to have— yeah. Probably can report to buy back.
Yeah, I get it, man.
Well, I wish you the best of luck and, uh, you have the blessed rest of your day, okay?
Thank you, sir.
I can't— guys, no hate, but like, there's no way that's getting done.
We—
there's a language barrier. I can barely understand the guy and He's asking $500,000 for a house that is worth maybe $370,000 max. I don't even want to waste my time. I gotta go take a leak really quick.
I'll be right back. Nothing is impossible, Z. It is not by any means impossible, right?
But I'm gonna be honest with you, I make a lot of money every single month, and I sure as hell don't want to waste my time talking to a guy where I'm not going to get anywhere instead of just doing— instead of just getting to a better call where I can get you guys more value.
Because me talking to him where you got— I mean, could you guys even understand him? No hate. Could you guys even understand the guy? Could you guys even understand him? Exactly. If I can't— if I can't— I'm like not even providing you guys value.
And that's the only reason I'm doing this.
The only reason I'm on these calls in the first place is so you guys can get value from this. But give me one second because I have to go to the bathroom really bad. So here's what we're gonna do. I'm gonna go use the restroom. I'll be right back. Again, while I'm at the restroom, I have a free course in the link in my bio. I got a bunch of stuff for free I would love for you to take action on. I'm just gonna give, give, give, give, give. We're gonna have a great rest of our day. Um, we're gonna have some really cool stuff launching soon too. I've got a full software launching tonight, really sick, completely free. Again, I'm the free goat. So click the— click the follow button. I will be right back. And if you want the stuff in my bio, there's a link in my bio. But I really have to use the restroom.
BRB.
Yo guys, and just so you guys know I'm not capping, just so you guys know I'm not capping, you can see 7,000. All of this right here, all of this right here. Is the freaking— for this challenge, I'm using a credit card. You can see business gold card. I'm already $7,000 deep on a card. Now, to be fair, this is a charge card, but I'm proving to you guys that all you have to do is get a credit card and freaking run it up. I've already got 3 contracts.
I cannot handle any more leads though. I'm not going to cap. So we got to figure out a way to stop these. Because this might like— I have no idea how to describe how many leads I'm getting in my CRM, but it's a lot.
Yeah, Z, come on, you got a couple minutes. I'm giving you the chance to join right now.
Huh, shit.
I should— should I start?
Let—
guys, my question to you guys, if— honestly, I think I'm gonna run up $18,000 on the card. Do you guys think, before I get into the next one, do you guys think that I should start like a $17, maybe $27 a month community, right, where I have a full-blown course and we'll do weekly calls? What do you guys think? What do you guys think? I should do it?
Shoot, we'll probably do it.
I haven't done it though yet, bro.
Everyone else does it, but I haven't done it.
Hey man, how are you?
Yo, what's up?
Morning.
How you been?
I'm good, dude.
Yeah, I just— yeah, sounds good.
I just came across your live, so I'm going to make it really quick.
Is there any way to do what you're showing us how to do without dealing with whether it's taking interest or paying interest, or is that gonna be— is that like part of the process? No.
So I'm assuming you're Muslim. No hate.
Yeah, cool.
You go get an Amex Blue Cash Business card, or you get an Amex Blue card. 18 months, 0% interest.
Okay, sounds good.
Let me just write in the comments so I can screenshot it.
Just look up the blue Amex business card.
Business card.
Hold on, Danny, I thought yours was going to be free.
Danny, the Discord.
Yeah, that's it, Amex Blue.
Let's get back.
Good, thank you.
Yeah, you're good, bro. Hold on, Danny, hold on, bro. I didn't mean to steal your sauce. I thought you were doing it for free. Now I feel bad.
I feel bad. My guy, my bad, bro. I didn't mean to steal your— I didn't mean to steal your thunder. Damn. You know what? Just for that, I'll give you a hug. All right, let's call this next dude Michael.
Annoyals.
Dude, I wanna— who is that?
PnB Rock.
It was a one-night stand, well, but you was in the plans. When you came through, you was playing with your friends.
Where is this?

Dude, I have so many leads, like I don't even know what to do.
Don't you let me— don't you let nobody tell you different, baby. And I'll always adorn you.
I've never heard of this city before. Fuckway, Verina.
Brand new D.R.
Horton home built in— or built in 2015. See how much equity these motherfuckers have. Fuck way. Equity plays a pretty big role because they can't sell below payoff or they'll have to do short sale. Hey, TikToker, you don't know this how? Because he told you? No, he knows it because I did it on this live stream. I locked him up on my live stream. No, I don't have $100K in wholesale fees in escrow.
I have more than that, and that's just from this live stream. You guys want me to add up my entire company's pipeline right now? Do you guys want me to add up my entire company's pipeline right now? Do you guys want me to add up my entire company's pipeline right now?
Let's do it. Okay, looking like a $30,000 plus $10,000 plus $9,000 plus— hold on, I gotta Whew! Six—
plus...
One, hold on guys, give me one second. Oh yeah, here we go.
You guys want to know how much I currently have pending in my wholesaling business right now? Dude, I've been doing them all on livestream. See, still be calling BS and I do it on live. You know why? You guys want to know something? This is why people stay in their current financial situation.
Who is this?
Call back. Let me, let me cook y'all asses later.
You to connect.
This is JT.
Hey, yeah, someone tried to call a while ago. Hello?
Oh, Duke?
Duke?
Yeah.
Hey, man.
Yes, sir.
Awesome. This is JT or Jackson. I noticed you filled out a form here on Facebook. It's property on Nolington Drive?
Yeah.
Perfect. Yeah, it looks like I was assigned to your file. They thought that I would be the best fit to try and figure out a solution to help you. Did I catch you at a bad time? Perfect, brother. So, okay, really quick, how this call is just going to go is we'll basically just ask you some questions about the property and the situation just to see if we can even do anything good to help you. And then once we do find a solution that makes sense for you, we will send you over a simple— we'll send you over a simple agreement to approve because I'm sure speed is important important to you, right? We don't want to keep you waiting.
I do not want to waste your time. I do not want any contractor. I do not want an agent. If you buy it, you can talk to me about an offer. Other than that, do not ask me about a contract or agreement or nothing. If you want to buy it, you make an offer and I'll take it or not take it. That's all. Do you have something like that?
When you say that, like, are you asking if we're the buyer?
Are you a buyer?
Yes.
Okay.
I don't wanna, I don't wanna, uh, I don't want no, no, no agreement, no listing, no nothing. I just want, I want, I want to sell for the great deal, a great investment for, for investor, an opportunity for somebody to make a couple hundred thousand dollars easy at least. Is it, uh, I don't need the house. I bought another house close to my business. I have a business, uh, sorry, uh, mobile home business. And so I just don't need the house. I was giving it to one of my kids, but he don't want it anymore. So I'm gonna sell it.
Right.
So if you have, if you have, it's gonna be a good deal. If you, if you make an offer I like, you take it. If not, I don't want to list it. I don't want to give a contract for you to list it or nothing.
Yeah, no, we're not real estate. We're not real estate agents.
We were buyers.
Now, I will say we will need like a purchase and sale agreement in order to be able to move forward.
Okay.
But that's just saying that we'll purchase your property for X amount of dollars. Does that make sense?
Oh yeah, that's perfectly understandable.
Yeah, okay, cool. Yeah, no, I'm glad we're on the same page there.
We just do this because we're not going to call it—
we're not real estate agents. We're not going to list this property in the market. Members of our company do have their real estate license, but we're not like trying to get you to sign a listing agreement with us.
Okay.
Yes, sir.
So I guess give me a quick rundown. You said you've already moved out. Is it vacant?
It's vacant for 2 years. One of my kids wanted it, then he changed his mind. It's a 10-acre land, 300— 3,000 square foot with attached garage, not counted on the square furnished with a big porch in the back from one end to another, with extended porch for, uh, outdoor oven. It's all roofed in, and it has another, another extra freestanding garage building, Paul, for 2 cars. The attached one is— the house is 2 cars door. The other one is also 2 cars, 2 doors. And it's a privacy that it has about like at least 300 to 400 feet pavement going like a circle to come from one end and circle around to get out. Yeah, you can see that on the map on the Google. It's totally privacy and it's a 20, 22 high ceiling. Cathedral ceiling open in the center. And I mean, open, it's not like a flat, it's open cathedral ceiling, about 22 feet. It's a custom design. Yeah.
Yeah.
Okay.
It sounds, it sounds great.
Did you guys build it or?
No, we bought it.
We bought it from a lady, from the first owner.
I know her personally.
Oh, awesome. Awesome. And do you know the exact year that it was built?
'97.
Okay. Okay, great. Awesome.
So I guess— and you said you run a business.
What business do you run?
I'm in a mobile home business. I'm a mobile home dealer.
Oh, that's awesome.
Do you actually put them on—
like, do you sell land home packages or do you just do—
Awesome.
That's, that's really cool. That's so—
that's something we've recently started doing too here.
Well, we do, we do that all the time. We, our prices is so, so competitive, cheaper than anybody else around, whether on the sales or on the rent-home package deals.
Great.
Are you, um, who do you—
is it like with Clayton or do you have another supplier?
No, I have I have 3, I have 2 different, 3 different suppliers. I have Champion, which is 5 plants, 5 different plants. Costco, they have also 5, 6 plants. And also we have Legacy, they have 2 plants. Actually, one we buying from, which is because it's closest to us.
Yeah.
So we have with me, the 3 companies, and they are multi-plants, multi- Oh, okay, awesome.
Yeah, so it sounds like you've got a lot going on.
Yeah, yeah, exactly.
Perfect, man. Well, I guess I know you kind of gave me a little bit of a breakdown already of the inside, but could you walk me through like the actual, like the layout of the actual home?
Like when you get there, like it's 10 acres, is it like a long driveway?
Is it paved? Is it gravel?
Can you walk me through that?
It's paved recently, about a couple of years ago.
Okay, great.
And like, what about the neighbors? Do they take care of their property?
Or—
You, you and your own world, and they are also the decent neighbors, a big church, like crossroads on my property, or next, not crossroads, it's like on the end of the property. When you get out of that street, you can see a big church property. So it's vacant, so nobody bothering. You don't see neighbors because it's a wooded area and decent people around and they take care of their properties, of course.
Yeah, awesome.
I guess, and then on the inside, I know it was built in 1979 or '97. It's in good condition, but could you kind of walk me through, is it still like the '97 build?
Or is it like, did you guys ever update?
Like, can you walk me through that?
We never update because it looks like a modern home. It's got an open plan. You walk through the hallway, a big, huge— you can consider it like a formal dining room to the right. Then you go to the left. Exactly. There is like an addition room. It could be an office, a reception, and sitting room, and there's a living room where the fireplace— gas, gas log, of course—
fireplace.
And you go to the patio, there is right behind the— when you go to the patio, there's two French doors, not one, lead you to the patio. And there's one porch from one end to another, and that across from the two-door patio, extended porch to where you go extra on that porch, 20 by 18. Plus, then that 20 by 18, 10 by 6 oven, outdoor oven. It's all covered in with the pole with the roof.
Yeah.
And how much did you say? How many did you say the square footage was one more time?
It was the counted heated area and the condition is 3,000. Now you go to the right side, it's from one end to another is a huge, humongous bedroom with a hot tub and a huge walk-in closet and double sinks and standing shower, hot tub and a standing shower.
Yeah.
From one end to another.
Got it.
A huge bedroom.
Sounds good there.
Okay.
Behind, there is a French door in the bedroom also going to the patio. It could be converted.
It's so hard to build rapport with people.
Another room or extra bedroom or extended room to the bedroom if you choose to. There's a lot of potential to it.
Yeah.
Okay.
Great, great. I guess, do you— what material is the outside of the home?
Is it stucco?
It's stucco home, yes sir. And this is like a unique— when you say stucco, a lot of people love to have something different.
Do you know what kind of stucco it is?
The normal ordinary stucco, I guess. It's just like normal stucco.
Let me see, hold on. What I gotta ask this question really quick. Let me see what this is called. Yeah, okay, I'll just have to— I'll run that by them with the stucco because I know there was like a— since there was an issue with synthetic stucco with EFIS. Do you know if there's any moisture problems with the stucco or anything of that nature?
No, no, no, no, no, no. When I bought it, I got— I've got, uh, what they call it, uh, moisture inspector. He said everything is fine.
Okay, okay.
And when did you buy it?
About 10 years ago, 10, 12 years ago.
Yeah, okay, awesome. So I'm kind of looking around right now. I see you guys listed it like not too long ago and it even went pending. What was the reason for the backout? Why did they back out?
Yes, they couldn't get no finance. That's the problem. Because they just want financing.
Okay, they couldn't get financing for it.
And then did you get any other feedback while it was on the market?
Like anything in terms of like condition or anything bad of that nature?
No, not really. Then the agent himself was interested in buying it one time. He offered me $408,000. At that time, I was asking him to give me clear cut. I told him, I don't care if you sell it for $800,000. I don't care if I get to my pocket a clear cut, $500 to my pocket. Whatever extra you take care of, dues or whatever, taxes, whatever it was, it cost.
I was—
I told him I need $500,000 in my pocket. So he came back after, you know, a few days. He said, would you take $485,000? I said no, because whoever paying for $485,000, he can pay $500,000.
Yeah, well, he was here.
He made me an offer of $440,000, but that was like more than a year ago.
Yeah, about a year ago.
I did not, I did not take the $485,000. Right now I'm asking $550,000.
Okay.
Which is still a great deal because on 10 acres. And like I said, if I, if I choose to sell him, to sell him the guy for what's his offering, he could buy today.
Yeah, man, I mean, to be honest with you, I think that's a really good offer. I think that if you have that offer, I think you should, you should go talk to him about it and try and get that thing closed down.
No, but this is here, you know, you know how much the acre land in the area cost or worth? I mean, yeah, more than $70,000 an acre land in that area.
Yeah, and I mean To be completely honest with you, this property fully fixed up, like with comparables and everything, probably going to be about $600,000, like in perfect, excellent condition.
So if he's offering you $485,000, man, I would run with that.
Yeah, they sell it, they sell it in those little subdivisions like, uh, 1,800, 1,700 square foot stacking 10 feet between each house, and they sell them on 0.2— average 0.2 acre. They sell them for $400,000. Well, in a subdivision where they stack on top of each other, it's in the same area.
Yeah, I mean, I understand that, man, but the house behind you on Mason Drive, it's the neighboring lot, it was— it's like in perfect 10 out of 10 condition.
It's got more bathrooms, it's got more square footage, and it's got more land, and it only sold for $725,000.
Uh, that sounds like 20 acres, I think, isn't it?
It's like 13 acres.
Oh, 13, sorry, sorry.
13 acres.
Yeah, and it's got a pool, professionally landscaped and it's—
yeah, I mean, man, this is like— it's got a pool house too.
How much it sold for?
$725,000.
$725,000. That's good price also.
Yeah.
Yeah, and I mean, this is like perfect, absolutely perfect condition, fully renovated. I mean, just for this specific— like, and ours is smaller, less land, and has less bathrooms, like, so we'd probably be, I mean, on a really good day, probably at $625,000. I'm guessing closer to $600,000, and that's after it's fully fixed perfect, you know?
So, man, if you can get him to lock in at $485,000, I'm telling you, that is a great offer.
You need to take it.
No, if I put myself, if I choose to just It's livable.
It's good.
It's in good shape. But if I need to do paint, flooring, and kitchen, that will bring it up to $800,000 easy. $750,000 easy. But I mean, so instead of me spending the $50,000 on it, if somebody willing to spend $50,000, he can make—
I'm looking at the house. It's a whole different style house. Yours has a cathedral 20-foot ceiling.
Yeah, mine, mine is different style, more modern and more into it. But if I spent $50,000, I can make $750,000.
I can get $750,000 easy, but I don't have the time for it. I mean, I just don't.
I'm dealing with different things. I don't have to look at this investment. If somebody willing to take advantage of it, you could, you know.
Yeah. And I mean, honestly, because here's the thing, if I know, I know for a fact that I'm going to be nowhere close to $485,000. So if, if you had that, like, looking at it, all these comps around, I would 100% take it.
Just being completely transparent, because there's no way I can come close to that.
If I want to take that $450,000 and buy my son a shack somewhere else, it will not even fit half of what it's worth.
I would be spending down a little, a little, little, like I told you, a little, little home in a little subdivision, stacked. I would not go that way. I would keep it—
I would not take $485,000 for it, like I said, because that money is not going to buy me a good home in this neighborhood.
Double wide, acre, $290,000, $280,000. Yeah, we sell it.
They're selling double wides here. Some of the dealers, they go bigger scale than I am. They're selling— some of them, they have like so many branches, they're selling double wide for $400,000, $450,000, just a double wide, which is not a lot.
Of course, it's custom, immaculate, custom, mean a lot of— I mean, you know, the price for 380.
Yeah, yeah, there's, there's, there's double wides, there's double wides close to what I'm asking, or, or, or, I know, close what I've been offered. It's not like— I know somebody can make some money, but I appreciate your advice anyway. I mean, I know you looking at it from a different way and you You have to see how, if you want to buy it, how you make money, of course.
Yeah.
For me, I may just go back to say I will not take less than 500.
If I need that effort, I can do it.
If I cannot clear out of a hand, an acre of land, a huge house with the attached garage and attached and a separate building also, platform paved. If I cannot make— if I cannot put $500,000 in my pocket, it's not worth it.
Yeah, then, man, then I would—
then I would just hold on to it, or I would list it on the market again with the realtor, because they're off market. There's no way that you can— we're going to be able to get even close to that.
No problem.
I appreciate your time. I appreciate your response.
Yes, sir, brother. Have a blessed rest of your day.
You too.
Thanks a lot.
Dude, no.
He told me—
he literally said his house is worth $850,000.
$850,000. I can't— there's a language barrier again.
I don't even want to waste my time on that. $850,000.
Okay, this is a long-term follow-up lead. He's not going to sell it, so what we do, we put him in long-term follow-up.
Let me write notes on him.
This is what I like to call delusion. Thinks his house is worth $850,000 fixed up.
The next door house is larger, has more land, has a pool in excellent, perfect condition, and it sold for $725,000.
His ARV is somewhere around $625,000, and it probably needs $50,000 to $100,000 in repairs.
Long-term follow-up, bro.
If I get—
I'm getting so many leads.
I really—
all right, so I'm gonna go work out in about 30 minutes here. I've had to work out soon. So how about this? I am going to call— I'm gonna call somebody. Y'all pick, nominate.
Perfecto.
Nominate who you guys want me to call, and we're going to help them start the real estate business right now. Who should I call in the chat?
You?
Okay, cool. DM me your number. DM me your number, guys. And by the way, I'm very harsh. We all know this. I'm a very straightforward, direct shooter. We go from there. First person to DM me their number right now, first person to DM me their number, I'm calling. Guys, don't forget to follow me. Don't forget to like this live. Don't forget I have free shit in the link of my bio. You guys should take it. I'm gonna go work out from 12 to 1. I've got a couple of business meetings I need to take from 1 to 3. I'll be back on for the afternoon from 3 to 6. At 7 PM tonight, we have a training that is— we have a free training for everybody. Who is the first to send me their number?
Oh, Angelo was the first to send me his number.
I might, I might take your calls, other guys' calls later today. How do I find investors? The way I find investors is something called calling my comps. I'll give you guys both calls.
We have time.
Yo, yo, Twin, what's up?
What's up, man?
How you doing, man?
I'm excellent.
How are you?
Good, I'm good.
So let's get to the paper.
Yes, sir.
Tell me, what do you got going on in your business right now?
What's, what's going down?
So I'm an 18-year-old, right? I'm still in high school, about to graduate in May. Um, I have an estimate of about $1,500 to put into like an investment each month. I just opened up my LLC, it's called DOP Buy Homes.
Yep.
And, um, Right now, I don't know if you know the guy named Josh Jones, but I'm in his course, right?
Yep.
And right now, like, I'm just like struggling with calculating and finding leads.
How many dials have you made?
How many?
Oh, well, I don't have an estimated number on how much dials I've made, but I've been doing Facebook. Leads. And I've texted multiple and called multiple, but none has— none of them has gone through. But I do have this lead that he is getting like walk-ins and walkthroughs. And so I'm like trying to see if I can set him up with an Ovation because he's wanting $235 and my max is $201. But yeah, so, so far when I, when I graduate, I'm looking forward to getting into to SMS blasting. And I have this— another mentor of mine that I know in person, and he's going to help me out with like finding buyers and stuff like that. But I'm just looking forward to like getting— like finding quality leads.
So you're doing Facebook for sale by owner right now on Marketplace?
Yeah, as of right now.
Okay.
Well, quality leads. There's only two ways to get quality leads. Either got to have a lot of time or a lot of money. There's only two ways. So for you specifically, which one of those is more realistic?
Uh, quality. Uh, well, cause I'm going to be working, uh, right, 7 to 5, um, every, not every day, but like Monday, I'm gonna have one day off during the week and then 7 to 4 on Saturday. So it's just like I'm doing SMS because of that.
Okay, I think SMS is probably good for your current budget, and you only want to be SMSing when you're off work because speed to lead is key with outbound.
Understood?
Yeah.
So what does your schedule look like on a daily basis? How many dials are you making a day?
Well, so far I've been just like trying to learn. And I've been watching for you, like I've been watching you just recently.
Mm-hmm.
And like what I'm trying to do right now is just get as much knowledge as I can before I graduate. And like I do want to like, just like get some calls in. But like right now, like I've been struggling finding Facebook people because like it's just filled with realtors and I haven't been comfortable with talking to realtors. But I told my mentors like, whatever, I'll just like see what I could do with the realtor because, you know, realtor, like, they know what they're saying and they know what they're doing rather than an owner, you know, directly, you know.
You don't want to be talking to realtors. You want to be talking to owners. So how we're going to talk to owners is we're going to do something called for sale by owner on Zillow because you need to be calling. The only thing that makes money in this business, brother, is calling.
So saying, oh, I'm learning so that I can, when I finally graduate, I can do it. Hell nah, bro.
Money.
You want to make money or you just want to say you want to make money? Which one of those makes more? Which one of those do you actually want to do?
I want to make money.
Exactly.
And the only way you're going to make more money is by calling.
So you need to be making dials immediately. You really want to learn how this game works, then you need to be calling people because that would teach you fast as fuck. Yeah, okay, gotcha. So yeah, here's what you need to do from now on, right? And I want you to send me updates via TikTok DMs. You're gonna go on Zillow for sale by owner and you're gonna call the shit out of every lead on there. And I want a minimum of 10 dials per day. If you're not willing to put in 10 dials per day, that will take you less than an hour. If you're not willing to put in 10 dials per day and tell me every single day that you've submitted it, you have to accept that you're one of the people who's say they want to make money, not the people who actually want to make money.
Right.
My market is Florida, so I'm thinking about going like marketing in Ohio.
Bro, market wherever because right now all you need is reps.
You have no reps right now.
You have no reps. So you need more reps. I don't care if it's Ohio.
I don't care if it's Florida. I don't care if it's bum-f nowhere. I don't care. It doesn't matter because all you need to do is get on the calls with these people and learn how to sell to them and learn how they work so that when you start spending money on SMS, when you start spending money on Facebook, when you start spending money on Google, you can actually have the skill set to be able to close them and not burn money and light it on fire. Makes sense, right?
So 10 dials per day on Zillow for sub-owner every single day, no matter what.
And that, if you do that for the foreseeable future, which it should be more like 20 dials But if you do $10 per day every single day for the foreseeable future, you will make money in this game. But if you make excuses for why you're not going to call or you just want to learn more, learning isn't making money, bro.
Learning is an excuse to not take action.
Action, right?
All right.
Yeah, I got you. It's just like, what messes me up in the head is just like what I've been telling my mentor is just like, What? Okay, got the, you know, the lead, right?
Yep.
Like, and, um, like, my, my thing is like taking action, like further action of like getting, um, like the right answers and the right, um, the right ways, uh, to go about things. Like, like right now, like, like a question I had is like, you know, title. When, when, when you, when you lock in a contract, is the title going to reach out to them? Like, once I lock the contract, right, what is the next things I'm gonna say to them so that they're aware of what's gonna happen and stuff like that?
That—
because like, I'm not really knowledgeable in that area yet, right? I've just been focused on like the beginning, bro.
You aren't even to the point where that matters. Yeah, the only thing that matters for you is getting a deal under contract. Everything else will come as it comes. The title company will handle communication. You needed somebody with more experience to help talk to the seller to get to the closing table? Sure. But guess what? You can't even get to that point if you don't have a contract.
Gotcha.
Okay, that sounds, that sounds like a plan.
It all starts with making the dial, brother.
That's it, right?
Just take action.
Yeah, that's what, that's what I told, uh, or no, that's what they've told me. I just need to take action.
Take action, bro. 10 dials a day. Every single day for the foreseeable future, no matter what. If you're not willing to do that, go ahead and start applying for jobs, right?
All right, thank you.
Yeah, thank you for your time.
Yes, sir, brother. Have a blessed rest of your day.
I'll be watching.
Next person. If you get on this All right guys, I've got POV, I've got Wealth Squad, I've got Shelbur. The next person I call— have you guys been making dials? Have you been making dials? We got 3 people: Shelbur, Wealth Squad, and POV. Who's been making dials?
If all of your sellers—
closing my first deal in a week, okay. Call me. POV, have you been making dials though, bro? I don't want to get on here and you be like, oh, I haven't made a call yet. Somebody— the person I'm calling has to be making dials. Guys, go ahead and follow the page, guys. I'm gonna be giving you guys so much free value, free information. All the stuff linked in bio as well. Make sure you guys take action on it and grab it, please. We are day 4 to where— nobody, nobody's making dials.
I'll give you a shout, POV. Don't let me down, brother.
If I have time for you, I will also call you later.
I'll be back on later after I go work out and, and do some admin work.
Hi, if you record your name and reason for calling, I'll see if this person is available.
The Goat.
Thanks.
Yeah, yo.
Hey, what's up, bro?
What up, brother? How are you?
I'm doing well.
I hope you're doing well too.
Oh, I'm excellent.
I did start making dials. I— the, the method that you just gave, uh, the one— the person you're talking to before, I was doing that. So I was on Zillow, um, and looking for for sale by owners within my area, and my, my bottleneck is really just the, the numbers, the offers that I'm giving them. My buyers aren't meeting me in, you know, in a good range. So I think just my ARVs and my initial offers are off.
Okay.
So I need to work on that.
Well, let's reverse engineer.
How many offers are you getting on every single deal?
I have a small buyers list, so probably maybe 2 if they're interested, and the offers are my, like, my sellers aren't accepting them.
Wait, so you're locking up the deals before or after?
Wait, wait, hold on. You say your sellers aren't accepting them, meaning your buyers are giving you an offer before you get a contract, or what?
So the way I've been doing it is I've been looking up, you know, ARV, doing the, the whole math up on that, and then seeing what I could offer them and where I can make profit. So let's say I would lock it up. Let's say the property, I would assume, is $200,000. I'll lock it up at, let's say, $120,000. Uh, and then my buyers will say, well, I can only buy it for $140,000. You know what I mean? And then so the seller is like, well, I mean, sorry, the, the buyer will say, I can only buy it for like $100,000.
Yeah.
And then the sellers wouldn't want to go down any longer, so, or any more. So I would end up having to let the deal go.
So are you— okay, buyer offers you $100,000.
What do you say?
Um, usually I would tell them, oh, let me, you know, let me see what I can do.
Oh, hell no, bro. Think about this. What are the buyers doing? What are they trying to do?
I already know where you're going with this. They're negotiating.
They're negotiating, right, right, right.
I'm ex— I'm just— I'm not— I'm not negotiating back. That's the problem, dude.
What the hell? You're not even trying. You're just like, oh dude, I'm just gonna go see if I can get these people out of here, you know? That's all.
The hell? All right, cool.
So yeah, all right. But another question I have for you though was, I, I work, right? So I have a 9 5.
Yep.
So I can't make calls consistently, so that's another bottleneck I have. So for SMS, if I have like a budget of like $1,000, um, a month, what would be like the best SMS platform, do you think?
What time do you work?
I work from 8 AM to 4:30 Eastern.
So you get off at 5, you get home, eat dinner, 5:30 Eastern you start calling your Eastern leads Then you start calling your Western leads and you just keep going back.
I locked up a deal on live last night at 10:15 PM.
Oh shoot, nice.
I don't make no damn excuses.
Okay, got you, got you, got you, got you.
Find a way. Somebody is ready to sell.
You gotta find they ass though, right?
Okay, so I just— I have to stop being so kind and really negotiate with my buyers.
Yes. So here's the thing, basic supply and demand, you know. Did you ever take an economics class?
Yeah, yeah.
When supply stays the same and demand increases, what happens to price?
Um, and demand increases, the price increases.
Yes, right. And if you only have one freaking buyer offering, who determines the price?
Uh, who?
Because you have no demand, right?
Right, right.
So if you're like, look dude, I have 20 offers on this thing, right? Where's your best? Oh, now I have competition. Competition is another word for demand. Demand increases price. The more people I get to tour the property, the more people I get to want the property, the more competition there is, guess what happens to price?
Gotcha.
So you know what your buyers are doing to you? They're stiff-arming your ass. You know why? Because they know that you don't have anyone fucking else, dude.
All right, gotcha. So wait, you said that you reverse engineer finding buyers through your comps, right?
Yes.
So whoever has purchased in the area within the last 6 months, cash, would be those buyers that you would be targeting.
So who— you know what, you're looking at comps, right?
Your ARV comps, right?
I will call those people and I'll be like, hey, um, I saw you just flipped a house here on Main Street. I have another one on Main Street. You still flipping houses on this street? Awesome. Did you make a good— did you make a good profit on that deal? Yeah, good. Well, you're gonna make a great profit on this one. 'Right, let's take a look at the numbers together. I'm going to send you a deal sheet while we're on the phone. Let's walk through it. Let's see if you like it. If you do, which I'm sure you will based on the price I already have it for, let's get you in the property, make sure it's in the condition we verified, and get this thing assigned to you and get this to the closing table.' Right, absolutely.
But how are you getting in touch with these buyers? Are they like the information from the properties that have sold?
Are they—
are you going to like the county clerk for public information, or are you using software? How are you getting doing that.
Can—
are— can you see my live right now or no?
Uh, yeah, give me one second, let me pull it back up. Yeah, I see you.
So look what I'm releasing tonight, bro. Oh, let me log in. So this is what I'm releasing tonight.
You—
you can see me though right now? Yeah, yeah. All right, so let's see. Let's find— let's just pull up the last address I did.
Okay.
This is what I'm releasing tonight and everybody gets it for free. Oh shit, I shouldn't have told you that. Oh well.
Look, type in the address.
Yeah.
Right.
Oh shit.
Analyze property. This works in non-disclosure states as well. Guess what? Instant ARV. Your comps are here, and guess what, motherfucker? All you got to do is come here and be like, oh, this is my comp. I want to see the owner information. Got them. Want to see their contact info?
Show full details. Simple as that.
And then Skip Trace, uh, where's the contact info?
Show full details.
Okay, and where are you releasing this?
Just for friends?
I am launching it tonight on a free live training, so I'm gonna post a link to it tonight on my, on my Instagram.
Oh, okay, let me follow your Instagram and then, uh, lock in on that.
Hell yes, okay, cool.
Uh, oh, I have one more question before you hang up.
No, I'm just gonna hang up on you, bro.
So the, um, I had a property that I called for sale by owner within, um, within, uh, actually there was a realtor that was actually assigned to the property. He calls me and, um, he's kind of like playing the middleman, but what he told me, if I'm wholesaling, that the, that the, the laws of Florida are a little tricky so I need to use a specific contract. Is that true, or is he just trying to get me to work with him, bro?
He's trying to get you to work with him, bro.
Okay, yeah, because he was like, you need a specific contract and I can give you the contract. And I said, send me the contract, and he never did.
So I was like, what the hell?
Yeah, bro, he's just trying.
All right, cool. All—
you're— well, I'm no legal advisor. I'm no legal advisor, okay? However, the only thing you really need, my guy, The only thing you really need is an assignable contract. Simple as that. Okay, cool.
All right, I have that.
All right, and you have that.
All right, awesome.
That's pretty much it. So just get on the phone, make calls, and negotiate better.
The hell? That's fine, dude. I just got freaking restricted off live again. I hate this shit. No, I know, but that's okay. That's okay.
Anyway, yeah, bro, have a blessed rest of your day. Hopefully I provided you value, and hopefully we see you tonight.
Yes, I'll be there.
Thanks, buddy.
Bet, bro.
I'll see you guys. Part number 1 of live is over. We have no contracts for today, but we do have a good amount pending, so I've been blessed to be able to do that. That being said, everyone, that being said, hold on. We're gonna hit a dance break really quick, then I'm gonna go work out, then I'll come back. I've got to build a couple things, I've got to talk to a couple people. We'll hop back on at 3 PM Eastern time, depending on what offer I get on this— depending on what offer I get on the property. All right, one, one, one song before we go.
One song before we go.
One song before we go.
One song before we go. What do we want? What do we want? I'm fitting— let's see, one song before we go. Uh, let's see, let's see.
Yeah.
Everything busting, everything busting, everything busting, everything busting.
Come and get near me, I just said that she was thinking it. Let me tongue kiss it, that pussy talk.
I'm in sync with it, put a towel down, I run a red like can't wait to hit.
All right guys, have a blessed day. I'll be back on here at 3 PM, 3 PM Eastern. So tune in, hopefully get— we get some stuff locked up tonight. Otherwise, guys, have a blessed day. We'll be very— we'll be back
