90 DAYS TO MAKE $100K WHOLESALING REAL ESTATE FROM ZERO — OR I QUIT (Portrait)

In this live coaching session, real‑estate wholesaler Jackson Sudderth walks his team through the full cycle of a wholesale deal, from lead generation and KPI tracking to cold‑calling, seller qualification, offer negotiation, and the internal underwriting and closing process. He discusses the use of paid‑per‑lead (PPL) services versus self‑run Facebook ads, evaluates lead quality, and emphasizes matching the seller’s tone to build trust. The session includes a recorded sales call with a seller (Otis) where Jackson probes property details, tenant situation, neighborhood, and repair needs, then presents a cash offer and explains why his company does not list properties on the MLS. He outlines the steps after approval: a simple three‑page agreement, property inspection, repair budgeting, and funding via cash or private money lenders. Throughout, Jackson shares operational challenges (lead overload, fatigue), promotes free training resources, and reflects on his own performance metrics (offers, contracts, KPI tracker). The content blends instructional coaching, real‑time negotiation, and promotional messaging for his wholesaling business.

Should I start off with PPL? Yeah, I have leads in Florida. I might have a deal under contract in Florida right now. Hey, Courtney's offering matching ads in. If I'm new, what should I start off with in PPL? Are you asking me what budget? Thoughts on tax delinquent lists provided by the county? They're fine, but that's a really beginner method because everyone's going to be hitting the same methods. Why is my KPI tracker off? This week. Hope you feel the same. So I got 67 new leads. I've only been able to get in touch with 12 of them. I've made 4 offers and we've signed Hold on, did I not update this list? Hold on. Ryan Hobert. Oh, I didn't update their file. I didn't update their file. 5 offers, 3 contracts.
Here we go.
All right guys, let's go ahead and get into some dials. Plan is to close and get a few deals under my belt. You have phone skills though. I would do a full-on campaign. Plan is to close and get a few deals under my belt before starting ads campaign.
Valid.
Yeah, you Definitely valid. And I'm just gonna be honest, you don't want to burn all your money on Facebook ads. Guys, I have so many leads, you have literally zero idea. Like, I can't even— who called this guy?
Hello? Yeah, hey Otis, this is— this is Mike.
That's a while back. Otis, let's see what this property's at. My team's already worked this lead, so that means that it's probably older. Single family, let's go. You guys ready for a dial? You guys ready for the first dial? We're about to hit the first dial here in just 2 minutes. How long should I expect to run the campaign for without burning through money? You need to be able to run the campaign for 90 days, right? Here we go, guys. We're about to start in 20 seconds or in 2 minutes. Imagine if the pillow that you cried on was my chest and the tissue that you wiped your face with was— Do you send a buyer Do you send buyer fee and non-circumvention agreement to buyer before having the purchase agreement? No. Have I got a deal? We have 3 contracts right now within the first 5 days. Looking at like over $150K pending to close in the next 60 days. This should be the day. We're going to call in 1 minute, guys. Ready? Uh, Facebook leads right now from Courtney Scott. If I have a good lead, can you close them for me and we split 60/40 in favor of you? Honestly, bro, sure, I don't mind. I don't mind at all. All right guys, we got 1 minute before our first dial. 1 minute before our first dial. All right guys, first dial coming in now. How long would I put on the agreements to give you time to find buyers? I put as long as they're willing to give me, bro. Like, Ted, serious. Pray for recovery and pray for us at night. Learned a lot through trying to make it right. Make it right, trying to do you right. Let's call him.
Hello?
Hey, Otis?
Speaking.
Hey, Otis, this is just Jackson. You had filled out one of our forms on Facebook about your property on Road Street?
That's correct.
Yes, sir, brother. Well, good news. Looks like I was assigned to your file. They thought I'd be the best fit to try and figure out a solution to help you.
Okay, well, I'm willing to hear what you got to say.
Yes, sir, brother. And just for you at the end, just so you know how our process works, once we find a solution to help you, we'll go ahead and send you over a simple agreement to approve so we don't keep you waiting and waste your time. I'm sure speed is important to you, right?
Absolutely.
Awesome. Perfect. And are you in a place to be able to move forward once we find a solution that makes sense for you?
That's correct. That's absolutely correct.
You've got it, brother. Thank you so much for that. So that should be all you really need for now until we find out, like, what we can get you approved for. I guess just give me like a little bit of a rundown. Like, do you live here? Are there tenants vacant? Like, what's going on?
Uh, it's a rental property that I've owned about 4 years. Uh, I currently have a month-to-month renter in there. They are aware that I'm looking to sell the property. Um, as far as, uh, the forced condition of the house, Uh, it's in good condition, move-in ready. Um, the bathroom and kitchen, I guess if someone who's gonna buy it, uh, would probably want to update like granite countertops and things of that nature, but the house is not falling apart. Um, it's a 4-bedroom, 2-full-bath. Um, the, the living room, kitchen area has laminate flooring. Um, the 4 bedrooms have carpet. The bathrooms have tile flooring, but again, bathrooms and kitchen, I can say if somebody who looking to get their first time home, they probably wanna update the granite and things of that nature.
Yeah.
But nevertheless, yeah, give me one moment, please. You're good.
He had to pick up another call. He's going straight for the property, so I can tell he's very money motivated. I've got to figure out a way to pull him into pain. So what we're going to do is we're going to tease on a month-to-month lease. I'm going to try and dig in and find the specifics about the tenants, if they pay on time, whether they're good tenants or not, and figure out why he's wanting to sell within just 4 years of owning this property. So once he gets back on the call here, we're gonna figure out a way to, to dive deep back into that. I started calling earlier this morning at 9:00 a.m., but I ended up leaving to go to the gym, but I'm back in business. Let's get this guy going, guys. We're gonna call. He sounds like a pretty good lead so far. My acquisitions team actually, we had him and we have him in our other CRM, but meaning he filled out one of my other company's ads. So that must mean he's like, he's talked to a lot of these companies. He's going to be very price motivated. So I'm going to have to be an expert closer here and figure out a way to get him to have enough urgency by increasing enough pain using— Yeah, back at you. Yes, sir, brother. Awesome. So go ahead. Last thing you told me, really basically 2/2 laminate flooring everywhere but the bedrooms have carpet. Bathroom, the tile, but you said basically the property is just outdated at this point.
Yeah, it needs some updating. Like I said, you know, like I said, it's a rental property that I bought, like I said, about 3, 4 years ago. And like I said, the only reason why I'm selling it is I have another business opportunity that has been presented to me. And I don't want to basically pull from my other savings to get into it. So I'd rather just liquidate something that I already own. Yeah. So it's not a stress sale or anything such as that. But like I said, the house is in move-in condition, move-in ready. But again, but it does need some, I would say, some updating in the kitchen and bathrooms. But other than that, like I said, the house is not falling apart. Like I said, I don't know what else I could tell you.
And with the renter current— well, first, is the business a real estate business or no, you're just getting to another venture?
No, it's another business opportunity.
Awesome. Okay, cool.
It's not pertaining to real estate.
Awesome. And then the month-to-month renter, what are they paying?
$800 a month. So they're paying under— because I mean, they've been a really loyal renter, and right now they're paying well under what the market is.
And what are they? Um, and how long have they been there?
They've been there 4 years.
Oh, they've been there all 4 years?
Yeah.
And I'm assuming you've never increased rent on them?
I never increased the rent because I have other, you know, business, uh, things that I got going on. And, uh, so, you know, um, basically just helping the individual out. They, they pretty much, uh, they have a, they have a job, they've been steady income, um They get a monthly check. So they've been solid, just a solid, solid individual.
Yeah.
Okay.
Sounds good there in terms—
But again, they are aware that I'm selling the home. And so they just said let them know and they, you know, they have other things, other places they can go.
Yeah. And do they pay on time in full every month?
Every single month. Never missed a payment. Never missed a payment.
Perfect. And do they have a deposit?
I'm sorry?
Do they have a deposit in place or no?
No, because you know, you're dealing with individuals who don't have a bank account, so no. They either pay me cash or things of that nature.
So, okay.
It's just that that's the market that— that was the market that I was looking at when I was doing the rental side because I did it myself. I didn't go through an agent. That's why I'm basically put the house on Facebook Marketplace, Craigslist, saying that I have a rental property, things of that nature. So I understand that's going to only, you know, market certain individuals. So that's kind of— but again, this individual is great, been great. But again, they don't have any bank accounts, things of that nature. So—
No, that makes sense. That makes sense. Okay. And so just to confirm, right, because the tax records are showing 4-bed, it's only a 2-bed, right?
I'm sorry, say that again.
The tax records, they show a 4-bedroom, but it's a 2-bedroom?
No, no, no, it's a 4-bedroom.
Oh, 4. Okay, then I misunderstood.
I thought you said the tax records were showing 2 bedrooms.
Oh no, tax records showing 4.
No, you're good. Yeah, yeah, absolutely. It's 4 bedrooms, uh, 2 full baths. The house was— the house was at— I think originally was— but the house before, the previous owner added, uh, should I say they added to, and, uh, because when I bought it The house was originally a group home. So it was up— so the person who owned it before me made sure it was up to par and up to code because they ran a group home from the house.
Yeah.
Okay.
And I guess let's see. Okay. Yeah, that makes sense. And I guess that takes us into the next part. Could you just like walk me through like the neighborhood and like how are the neighbors, how's the neighborhood, all of that?
Well, it's an older, it's an established neighborhood. It's an older, there's not a lot of kids. However, the community has a park. It's less than maybe 200, 300 yards from a park, neighborhood park. School is maybe less than half a mile away. Bus line is maybe 100 feet away, 100 yards away. Um, but the community as a whole is mostly, uh, um, middle-aged. I have some kids, sure, because like I said, you have a park there. Yeah. Um, so, but the, the street is primarily quiet for the most part. But again, around the park or near the park, of course you have kids that may, you know, play basketball or use the pool area and things of that nature.
Yeah.
Okay.
And then like the road outside, that's a public road, correct?
Yes, a public road. Yes. Okay.
And do you know if it's like— it doesn't have double yellow lines, does it? It's like a—
it's a neighborhood street. It's not a—
Yeah. Yeah.
Okay. Yeah. Okay.
Awesome. Okay. And then I guess you kind of walk me through the inside, but if you would, like, imagine we're about to walk through the house together, right? Um, like, walk me through as soon as we hit the front door. What, what, what, like, what is the layout?
When you walk in, you're walking into the living room area. Um, I can't— I don't know the square footage, I can't tell you, but you walk into the living room, uh, off to the— that's more to the right of the house, and, uh, to the very far left you have the kitchen area, uh, and behind So the kitchen area and the living room area kind of share the same area, so to speak. And then there's a, uh, a wall that separates in a hallway. So you have a hall, and right behind the kitchen is the washroom area. Um, and then, uh, in between the kitchen and the living room area, there's a hallway, uh, which is about maybe I had to guess, about 20, maybe 20 feet, 25 feet. And then you have 2 bedrooms on the left-hand side of the hallway, 2 bedrooms on the right-hand side of the hallway, and also a full bath on the left and a full bath on the right. And then of course you go straight out, you can go straight out to the rear entrance of the home. But also, let me back up, so there's also a third, um, a third entry and exit off from the kitchen and the washroom area.
Got it. Okay. Okay.
Perfect.
Let's see. And then, do you know, is it sheetrock or is it paneling inside?
It's sheetrock. Okay.
And then let's see. I know you said upgrade the countertops, but what are they currently?
Uh, I don't know. I don't know the, uh, I couldn't tell you what the name of it, but I mean, it's not like granite or marble.
It's not, it's nothing hard. It's like nothing.
It's, uh, it's hard. I mean, it's just, uh, I don't know what you would call it or what type of material you would call it, but it's not like— I know it's not granite.
Yeah.
Okay.
And then do you know what appliances they are? Are they stainless steel or like the old white ones?
Or— no, no, no, because I mean, it's on running from it, so I didn't do any— I did the bare minimum. You just got a refrigerator, and, uh, it does not have— it does not have a, uh, dishwasher.
Okay.
I didn't— I decided not to do a dishwasher, but it does have, uh, stove and refrigerator. The washing area is, uh, it's, uh, in— what should I say— it houses the hot water heater and things of that nature. Yeah. Has, uh, you know, you wash and dry in that area.
So, and then the plumbing, do you know if it's, uh, PEX, PVC, copper, galvanized? You know what it is?
Yeah, I would say PVC for sure. It's not, it's not the red, and I guess it takes a little bit of red and blue stuff. No, it's, it's, um, it's, uh, the PVC.
Awesome. And then what about electric? Is it breaker box or is it like the old tube and knob stuff?
It's a breaker. It has a breaker box. Uh, I think that was updated when the previous owner turned into a group home back in the day. And so all that stuff's been updated as far as the electrical thing, that nature.
Yeah, okay. Let's say for example, I like went to Home Depot and I grabbed like a $50,000 Home Depot gift card for you and I was like, do whatever you want, make this property HGTV ready. What would you do?
Uh, again, I have to look at it if I was gonna buy it or live in it, if I was gonna personally live in it. I will update the, uh, the kitchen with granite countertops, bathrooms with, uh, uh, updated, um, uh, shower. Well, I would update the, the showers and things of that nature. Uh, $50,000, uh, probably replace the laminate flooring with, uh, with ceramic tile, things of that nature. I don't know if I would need $50,000. I think $25,000 would probably do everything I think I would need to do with it. But that's all I would probably replace. Maybe also in the bedrooms, I'll probably do maybe replace the carpet. Yeah.
Okay.
Okay.
Man, yeah, thank you for being so detailed for sure. In just a few minutes, I'll be able to take this back to the underwriting team and see what what they all approve you for. But until then, is there anything else that you think that you would need to figure out before you're like truly confident that you can close on this property?
Well, and also the heating and air works good. I mean, I don't know how old they are, but I have no— the heating and air central and have no issues. Yeah.
And what about the— what about the roof?
Roof? I don't— I don't— I'm not sure how old the roof is, but it has no leaks or anything such as that. Okay. Okay.
But no, but you haven't updated it since you bought it like 4 years ago?
No, no. I've only owned the home anywhere from 3 to 4 years, and I don't know. I've never had to do anything to the roof as far as replacing it or anything like that.
Awesome. Okay. Do you have like a deadline that this absolutely has to sell by, or do we have like as much time.
Well, like I said, I, I don't know if I've been speaking to several other people, uh, except just trying to get the biggest bang for the buck. Uh, I have a, um, offer on the table, uh, of 45.5, but they want to close in 45 days. Like, I don't know if that's the standard or whatever, I don't know. But, uh, you know, I'm, I'm willing to move much faster than that. Uh, I'm not in a big, big hurry, but the faster I can get the funds, the better I can move on my next business deal.
Yeah, of course. And they were— you said they were at $45,500?
Yeah, I can also send you the offer letter if you want, you know, to verify. Uh, it's a company called Amber Investment Company. Uh, Amber Capital, I think it's the name of Amber Capital, something like that.
Yeah, yeah, I— we actually know them. He, uh, they— the owner is a friend of our owner, so they know each other.
So they already have an offer on the table. I'm just trying to decide, you know, kind of what direction I want to go. And I also informed them that I'm, you know, I'm shopping around as I should. So doing my own due diligence and things of that nature. So I'm just shopping around to see who come up with the best opportunity along with how quick they can close. So that's kind of what I'm looking at. I mean, you look out for your best interest. Of course I'm trying to do what's best for my pocket and what's best for my situation.
Yeah, I mean, you have to do the same too, brother. You always got to look out for your best interest, you know?
Yeah, yeah, for sure.
For you specifically though, like say for example, we— I don't know if we could even beat it, but like say we did beat the 45, right? Is that something that you would be like, oh, I want to go shop around more? Or are you like, okay—
Oh no, 45, 5— also it could be— okay, I could do 15 days instead of 45 days, you know? And then also, I think the 45 days, I think after doing my due diligence for the offer, what I didn't like, that they have a right to market it. And I'm like, you don't own it. Why are you gonna— you know, I don't— that— I think that— I don't know if that's a common practice.
Uh, were they gonna like list it on the market, or—
yeah, yeah, well, you said that they have the right. If I sign the document, they would have the right to do that. Well, that's not your property. So, um, I was like, you know, you know, I don't want to— I'm not gonna give somebody more rights than it's my property, right? So I didn't like— I don't like that part of it, uh, where you get the listing and you can sell it. So I don't— once you buy from me, you can sell it if you want, but you know, you just can't do what you want and it's not your property yet. That's my thing. Once you buy it, you do whatever you want.
Yeah, yeah.
You should have rights. You don't have rights to my property and do things that— to where you don't even own the property yet. That's, you know, without just giving you all their business, because I mean, you got to have the same practice, you know.
But no, so what they do for this specifically is they will— the reason they were able to offer you $45,000 is because they will actually take your property and they'll market it on the MLS and try and get someone to pay higher.
Right? Um, that's pretty much what they said. Uh, that's what they was— that's what they were saying. I guess that's why they want 45 days to try to sell it for more. And then once I said that, once I feel that— signed the document, then somebody may come and say, okay, I'll give you 55. Well, I have no more rights to my own property because I already decided to sell for 45. So I'm like, you know, you— I'm giving all my— I'm kind of all my rights away And I get it, you know, it's a true business world, but to me it may not be considered true, but I think so. So that's kind of where I am. I'm not willing to sign anything over and I have no rights, and you have all the rights to do what you want to do with my property, and you don't own it. I own it free and clear. I don't have no mortgage, I have no lien or anything such as that.
Yeah, no, we don't do that. What we do is when we give you an offer, like, that's, that's going to be our cash. Or like either our cash or our private money lender's cash. It's not— we're not going to list it on the MLS and then try and sell it that way. Um, but that being said, um, I guess, is there anyone else that we need to run this by? Like, say we take it back, we get you approved for an offer that makes sense for you, like, is there, you know, anything else you'd even be like a tiny bit concerned, or anyone who would, you know, want to be updated on this?
No, no, no, no, no, uh, I mean, I am married. My wife is on the property, but I mean, we've already had discussions.
Yeah, yeah.
She's already— other than that, no, I have no other businesses. Nobody— no one else has another business interest in the property. My wife and I own the property free and clear.
Yeah, awesome. So let's say, for example, like, we come in, you know, 15-day close like you're looking for, and we're able to help you get into this new business model, like, as soon as possible. What do you actually need in your pocket in order to be able to achieve that?
Well, I mean, if you can do it in 15 days, I may be willing to do maybe 43, you know, something like that.
Yeah, okay. I mean, you know this market a little bit. Like, I'm just looking around and these properties, I mean, of course they're not in as good of condition as yours, but I mean, people are at like $20,000 to $25,000.
The house probably falls apart. Uh, this one is not falling apart. Yeah, like I said, it's, it's moving, it's moving ready to mission. I mean, it's not, it's not a raggedy house, it's not falling down or anything such as that. So it's not a— it's a house that I would actually move in. I mean, uh, besides the updates, uh, you know, it's not a house that's falling apart. I mean, you go on zillow.com and put in the address, you would get a pretty good idea what I'm saying.
Uh, yeah, yeah, I've got, I've got it pulled up.
Yeah, yeah, those are my pictures, uh, when I listed it on Craigslist. They pulled those pictures from, uh, when I had it listed, you know, trying to rent it out. Those, those are, those are not Zillow. And maybe Zillow got a rental area, I don't know, but those are my pictures. Zillow didn't take those pictures. Those are my actual pictures that I took on the inside and outside. And actually, on the outside, the paint has been updated in the last year, so that it has those first coat of paint as well on the outside.
Cool, cool. Okay. And it's—
that's a good representation of what it looks like.
And it's still in this condition, right?
Right, exactly.
Okay. Yeah, man, I mean, other investors seem like they're going to be a little bit lower than that, but again, that's not our offer by any means. I still got to take this back to the team and see what they are willing to get you approved for.
Um, sure, absolutely.
Um, so I guess We get you at least close to the $45,000 in your pocket. We get you out of here within the next couple of weeks, you're able to get into that new business venture. And then of course not market your property on the MLS. I mean, would you have any concerns at that point?
Right, no, no, not at all. 'Cause I mean, I guess that's a little bad taste in my mouth that somebody can hold me and hold me at bay while they market my property. And I'm like, it's not your property. 'Cause when it becomes your property, You do whatever you want with it, right? Yeah, yeah, yeah. That's my— that's what I didn't know. I had to take issue with.
Yeah, yeah. Okay, cool. So what I'll do from here, I'm just going to run down the hall really quick to the underwriting department to see what they can, if they are going to get you approved. And then within the next few minutes, I'm either going to have with you A, an approval, and I'll attach it to a file number so you can call back for updates at any time, or B, I'll have a denial with a reason why. So just hold on for like maybe 3 minutes. I'm just going to put you on a brief hold.
Oh sure, bro, this shit don't even get me hyped, bro.
This guy's like kind of mad annoying. I don't even want to like talk to this dude no more. Here's what he's gonna say, right? This $45K offer, I'm gonna still try and lock him up. Let me see what my max offer is. It's— yeah, probably about $25K because honestly houses here just aren't selling for that much because he bought the place.
He—
let's see what he bought the place for. How much did he buy the place for? He bought the place for— underwriting department might be $30K. Mayo is right, he bought it. Let's see the heli. What does Realtor.com have it estimated at? $59,000, right? So I'm going to come in and offer $28,000. My max offer is what? What is my actual max offer? My max offer is $31,000. Hey brother, can you hear me?
Yes, sir.
Really quick, really quick. They had a couple more questions they wanted me to verify before I gave you something that we could firmly stand behind. It is sewer, correct? And city water?
Yeah, city water and sewer, yes.
Perfect. And then what about the internet? Is it fiber optic or—
Uh, I want to say it's, uh, fiber optics or, uh, it's got to be fiber because it's AT&T.
Yes.
Okay, cool.
And then, um, it's not like satellite or anything such as that. Yeah. Uh, and then what about the foundation? Is it crawl space?
Is it, uh, yes, it's a crawl space. It's not, it's not on a concrete slab or something.
Yeah, yeah. So cool. Um, I'm gonna upload this into our system right now. I'll go back to them in just a minute here and see what they say. But for really quick, do you mind if I share with you just how our process works first?
Sure.
Awesome. So if you do receive that final approval, I'm just going to go ahead and assign you a file number. It's JC-5194.
I will— I can't write it down. I'm actually driving. I'm not where I could actually write it.
No worries, brother.
I had to pick my kids up from school. I mean, you can text it to me if you like.
Yeah, we'll text it over to you after this. Basically, after that, if you do get approved, we'll send you over a simple 3-page agreement that we'll go over together. It just outlines how our process works, and luckily for both of us, it is written in 3rd grade English. Not to insult your intelligence, but just to make sure everyone easily understands it. Then once it is approved, We'll send a member of our team out to the property in the next 72 hours to take pictures so that our team can get ready to start the closing process. Now, our contractors will then verify those pictures and try to give us an accurate repair budget. But if there's anything they want to see in person, they will actually want to schedule maybe 1 to 2 times they need to see it. If there's something we need to ask, like something detrimental that we need to check out, usually they have to do that for a roof and the HVAC. The HVAC is working, but you said it is kind of old, so they'll want to probably do an inspection on that and then the roof as well. Um, and then basically you just sit back, relax, and, uh, get paid, right? So do you have any questions or concerns about the process before, uh, I take this back to get final approval?
No, I don't. That's pretty much it.
Sounds good. Really, just give me a couple quick minutes. They've got your information, and at this point I just got to see what they got to approve. You got approved for. See you, brother.
One second. Okay, sounds good.
Okay, guys, sound like a generic robot.
Okay, sounds good, buddy.
Yeah, I'll be right back. I'll be right back.
Okay.
You saying I sound like a generic robot? I know how to— I'm matching this guy's energy. This guy's a pretty toned-down kind of guy. He's not an energetic person. He's not an empathetic person. We're just very straight to the point. We're talking numbers. Yes, I have done that before. And I just talk numbers with this guy and he wants to be talked to like this. You have to match the tonality of the seller, right? Because if I'm here like, hey man, he's gonna be like, oh fuck, I don't want to talk to this guy, right? But I'm just like matching his energy, and when I match his energy, it makes him trust me more. Simple as that. I've literally made 5 offers. I have 3 contracts right now. So do you want to tell me how to run this business anymore, brother?
Cool.
And don't forget, guys, while we're on mute, we have, um, the link in my bio. We have free, uh, free training on this specifically. We have a free, completely free training. You're welcome to take a part in, um, over 10 hours of courses for completely free and a free trial of a school community. So if you want to gain access to that, simply the link in my bio. Love to have you, love to have you join. Um, but let's see.
Okay.
Hey, Otis, can you hear me?
Yes, go ahead.
Awesome, man. So unfortunately it did come in right around where I was thinking it would. Looks like the best you could get approved for would be $27,000, which will of course put $27,000 in your pocket and help you get into that new venture. Now, I know that's not a what you and I were hoping for, but, uh, would that at least put you in a better position than you are right now?
Oh no, no, no, I'm in a pretty good position. Uh, like I said, I got an offer, $45,500, so I'm, you know, I'm not, I'm not starving for, for a quick sale or, or force, you know, uh, where I just, I'm just in a detrimental situation. But I mean, I appreciate you with your time, your effort, my guy.
Yeah, man.
Um, but that just ain't gonna work I mean, uh, like I said, if I was starving, then maybe. But yeah, that, you know, it would make sense when I got an offer of $45,500.
Yeah, of course.
I appreciate your time and your effort though, man.
Of course, man. Let's say, for example, like a couple, you know, maybe you do go decide to go with the guys who offered $45,500. Like, what if— what happens if they aren't really able to get it done? Or maybe, are you going to let them list it on the market?
Uh, no, not if— well, I don't know. I just may. I, you know, just depend on maybe, uh, Maybe I may consider that based on, you know, other offers that may come in because I am shopping around and I'm waiting for some other offers to come in or I got a couple more phone calls to return and things of that nature. So I'll respond to some phone calls that I have yet to get back with. So yeah, after, you know, and if everybody pretty much, if that's a standard for everybody else, and I may have to reconsider my way of thinking and allow that. But at this time, I'm just kind of in the middle.
Yeah. So the biggest thing for you is just price.
I'm sorry, Stevie. Yeah. The 45 sounds really good. I wouldn't accept 45 and maybe even 42, but I don't want anybody just like they got full rights or right to do something. And market something that I own that they don't. So that's kind of where I have an issue, I take issue with. And again, I may get over that. I may, you know, say, hey, this is a common practice, and I may decide, okay, well, go ahead. But I know if they— whether they sell or not, 45 days, we have an agreement to make a plan to make a sale.
Of course, of course, brother. Yeah, man, I mean, I wish you the best. I think that if it's something you're comfortable with, Ember's a really good company, just so you know. So if it is something you're comfortable with, I think Ember would be a great fit to work with you. That being said though, like if you aren't willing to list the property, we probably couldn't even get anywhere close to that. So yeah, I mean, they are trustworthy. So if you do feel comfortable with that price, and you are comfortable letting it be listed.
I'm sorry, you broke up. You said, you said, no, I think, listen, what now?
Oh, I'm saying like if you do come to the conclusion that you are like comfortable with that process, Imbur is a really good company. They're trustworthy people. So if you're content with that price and the process, Imbur is a great person to work with. So I would recommend them.
Okay, not a problem.
Yes, sir, brother. But if things change, we'll stay in touch in the future, and if things change, I would love to help you out in any way I can. Okay, brother.
Sounds good, appreciate it.
Yes, sir, my man.
Yes, sir, all right.
Nope, that's a no. See, he's in the acquisition pipeline right now, and he's going to go to—
Pow, pow, pow, pow, pow, pow, pow, pow, pow.
I have so many leads, it's kind of ridiculous. I can't get no more leads. Just got off a call with Courtney. He said the best to start with PPL is a $2K budget. You agree? I don't necessarily like PPL. I would rather run my own campaigns, but if you're gonna pay Courtney, his PPL is the only lead that I would ever pay for. What about creative deals? I don't like creative deals. Honestly annoying. Let's see. Offered $46K, no go. Yeah, bro. So he's already— first time he talked to my company 2 months ago, he asked for $65K. He's already down to $43K, right? So he's just going to keep decreasing until he gets what he wants. I could have offered that guy Novation possibly, but I didn't really want to. Those pain— those are pain-in-the-ass sellers. Guys, I really kind of need to use the restroom, but we're getting so many leads, it's insane. Well, here's a, here's a lead. Cory said it would have to be $16K total to work through him. I mean, yeah, you're probably going to be spending $16,000 total. Let's see, here we go. Let's give it a go, let's give it a go, peeps. I really have to use the restroom though. Which I really need to use the restroom. I need to get hype for real. Are you LARPing or you actually made $100K in 3 months? $100K in 3 months is me starting from scratch and I'm on day 5. Okay. I have done multiple $100,000+ months in wholesaling real estate by myself, like with my company. I have a company that does this. CJ, you're asking me questions. I mean, yes, run as PPL, bro, but you better be ready to close. Walter, what's up again? How long did it take me to close my first deal? 4 months and 36,000 dials, but I also did not know what I was doing.
Hello?
Hey, Joe.
Yeah.
Hey, Joe, this is Jackson Sudderth. You just filled out one of our forms on Facebook about this property here on Magnolia.
Oh, yeah.
Yes, sir, brother. But good news. Looks like I was assigned to your file. They thought I'd be the best fit to try and figure out a solution to help you. Did I catch you at a bad time?
No.
Perfect. Perfect. So basically how our process works, just really quick to preface you, is we're going to just ask you a couple questions about the property and situation just to see if we can do anything good to help you. And then once we do find a solution that makes sense for you, we'll send you over a simple agreement to approve. That way we don't keep you waiting and waste your time because I'm sure speed is important to you, right? Yeah, perfect. And are you in a position to be able to move forward once we do find a solution that makes sense for you?
Yeah, actually. What is— excuse me.
You're good, man.
We're doing like a rent-to-own or lease to own on the property.
Okay.
And it's just, it needs some work on it. And I'm not in a position to do the work because I can't afford it.
Yeah. So are you guys leasing to owning it right now? Is that?
Yeah. Okay. Okay. Yeah. But he, the guy that we're doing it from is a good friend of mine. And he said, If I could sell it and get enough to get to pay him off, then he would sign with it because he's got like 47 properties. Oh, wow. He's trying to get rid of some of them. Yeah.
Okay. And when you're current and this one currently that you're— I'm assuming you live here, right?
Yes.
Okay. Okay. And then when you say it needs some work, Like, walk me through that.
Uh, needs some floors.
Uh, it's a mobile home, I think.
Okay. Uh, good paint job on the inside. Mhm. When I honestly, I wish I hadn't bought it when I did.
Why do you say that?
Just for, just for a simple fact that we didn't know that there was 4 or 5 Siberian Husky dogs in the house before you. Yeah, before us. And yeah, but it just— it needs some work on the inside. It needs, uh, uh, need a new roof. That's not something has to be done right now, but it's going to have to be done pretty soon. Yeah.
And it's a manufactured home, right?
Yes. Yeah, it's a double wide.
Is it on permanent foundation? Yes.
Okay.
How long have you guys been trying to sell so far?
Just this time.
Oh, I'm the first— I'm the first guy, huh?
Yeah.
Okay, awesome, man. So is it— just to confirm, it's a 3-2, 1,800 square feet?
Do what?
Is it a 3-bed, 2-bath?
Yeah.
And then 1,800 square feet?
Yeah.
And then is this one on the lake or no? This one's not on the lake. Can you hear me? Sorry.
Yeah.
This is— this one, this one's not on the lake, is it?
Uh, no. Okay.
Okay, awesome.
The lake's right across the road from it, but there's another lot between us and the lake.
Yeah. And so I know you had talked about the Huskies a little bit when you moved in. Is it still kind of in like the same condition as when you moved in?
No, we've done some work to it. Yeah, okay.
And so with the lease option thing you kind of have going on with him, like, how much left do you owe with him?
Uh, I'm thinking right around $30,000.
You said $70,000?
No, $30,000.
Oh, $30,000.
Okay, okay.
Yeah, all right, so I guess walk me through kind of the exterior now. Of course, I can see like what I can see on the maps, but like walk me through the neighborhood. Like, how are the neighbors? Do they take care of their property? All that? Yeah, they do.
Okay.
And then in terms of the neighborhood, is it like an HOA or—
Oh, what?
—like an HOA? Yeah. There is an HOA. Okay, and how much is that a month?
Uh, it's— let's see, we're on 2 lots, so it's $325 a lot per year.
$325 a lot per year, okay. So, the lot, if you are facing the house from the road, is it on the right or the left? The lot? Yes.
Well, it's kind of the way they put the double white in there. Mm-hmm. Uh, they kind of put it across both lots.
Okay, okay. And is there like a driveway or is it gravel? Uh, gravel. It's a gravel driveway?
Yeah.
Okay, okay, awesome. Let's see. And then let's see, do you know about the windows and the doors? Are they all in good condition and weatherproof? Yeah. And do you know the last time those were replaced?
Do what?
Do you know the last time those were replaced?
Uh, no, I'm gonna say they're original windows.
Okay, and then do you know what year this place was built in general, the, the mobile home was built?
I'm going to say mid to late '80s. Okay. And it might be here or not, I don't know right off top of my head. Yeah.
And do you know if it's ever been moved before, or has it always been at this location?
Uh, as far as I know, it's always been at that location. Okay.
Awesome. Do you know if the— is there a title with the mobile home or is it surrendered to the deed? Can you hear me? Sorry. Hey brother, can you hear me? Give him a call back. He's coughing bad, bro. My calls aren't even ringing. Hey, sorry, Joe. We can't take your call now. I think he got disconnected, guys. I'm gonna wait for him to call back. I'm not on my A-game, guys. Like, I'm low-key embarrassed. I don't know if I'm tired or what, but like, I'm not on my A-game at all. I am not on my A-game like at all right now. I think his phone died. But like, dude, he's giving me opportunities to ask about pain and I legitimately did not even probe. I did not probe. I might have to go for a walk, guys. Seriously, 'cause I'm— Well, I have to ask about the windows. Like that's just standard part of our sales process, but I'm not digging deep enough as I should. Here's what we're gonna do. Ah. I think I'm gonna go on a walk outside. I'll take you guys with me. If you guys are watching on Kick or YouTube, transfer over, transfer over to my TikTok, right? I'm gonna go on a walk. I'll just do Q&A. The helly—
what the fuck?
Hold on, sorry. Yeah, I'm going to walk. I'm going to go outside because I've been working my ass off all day long. So what I'm going to do, I'm going to go outside, I'm going to take a water with me, I'm going to go walk, and you guys are going to come with me. And dude, I, I've been talking to sellers this whole time. So everybody on YouTube, on TikTok, on Kick, or everybody get on the TikTok. I'm about to go on a, a walk because I got
