90 DAYS TO MAKE $100K WHOLESALING REAL ESTATE FROM ZERO — OR I QUIT (Portrait)

In this live YouTube broadcast, host Jackson Sudderth runs a high‑energy coaching and sales session for his 90‑day wholesaling challenge. The stream blends motivational updates, marketing tactics, and a real‑time deal negotiation. Jackson and his teammate Walter discuss outbound SMS/Cold‑call campaigns, the use of Deal Closer AI, and the structure of their mentorship program. They then conduct a live intake call with a homeowner, Yvonne, about a large rural property (the "Gilmer Mansion") and walk through pricing, ARV calculations, rehab estimates, and contract options (novation vs cash offer). The team debates offer levels ($218K, $245K, $285K, $288.5K), evaluates competing investors, and strategizes how to close the deal within 60‑90 days while meeting Jackson’s personal target of $100K profit in 90 days. The session ends with action items, follow‑up drip‑campaign plans, and personal banter about watching the Kentucky Derby.

We are live, day 2. So let's get a text going out. Is there a freak in you? For renovations, do you work with agents who list and also give them commission? Great question. So for renovations, we like to use flat fee brokerages, especially Top Brokerage. We use topbrokerage.com. Depending on the city or depending on the state, if they're not in that state, Um, if they're not in that state, no worries. We use an agent. When text blasts, we do put opt-outs in if we're going to be doing mass text. But I know some of my clients, they don't like to use opt-out language, and they don't— you don't have to technically, but well, you do, but it's not like— you can get sued no matter what is what I'm saying. So you might as well do what you want to do. That's my opinion. But if not, I want more. I'm going to send out a text blast to all the people in my CRM to go watch What's up, Jordan? Let's see, I've got some convincing for you today. Mm, I need to get out a text. Live, live, live, live, live. Because it's approved for the beautiful women. I should convince you. I should convince you. I'm telling you, it's not that far. It's not that far. If using an agent, 3% commission. So we give 3% commission. So here's the thing, we pay 4% total commission if there's a buyer and a seller's agent. So if we're doing— we're listing, we try to get that 4% total commission unless it's a super big deal. We're fine with 5%. And then in addition to that, if it's just the buyer's agent only, if it's just the buyer's agent only, then that's fine also. We only pay them 2% commission. What's up guys, we're about to get after it today. Let's see, I gotta get, I'm gonna call through all of my working leads so far. We're gonna get a text blast out to everybody right now. And then I will continue to update you guys. Hold on, let me see what email I sent out yesterday. How many messages are you gonna send out? So I'm going to send out messages to my— here's what I'm actually doing, right? So let me write— I'm going to write an email to everybody too. Hold on. So what I'm doing right now is I'm literally going to go to Claude. I'm going to type in Claude. I'm going to say this. Well, this is for all my clients who want to come watch me. Okay, I'm just going live, so send them the links to all my lives and just be like, hey, we're live right now, would love for you to come watch. Optimize for deliverability. Write me an email with a good subject line that'll get them to open, hooky. And then also give me something to send via text as well. I'm not getting leads though, like I haven't got leads all day. Did I get any last night? Magic City, ball. Oh, I did get a woman yesterday, but bro, she is like— I can't understand her, bro. Y'all don't understand, it's so hard to understand. She was Spanish. Let's see, we're going to get some people on the phone here in a second. Did we get any new leads yesterday? Oh, we did get one person respond. Let's see what she said. Hey Albert, it's Jackson Sudderth. Okay, cool. So came in— what time they come in? 6:01 AM today. Hobart, let's go! Let's— you guys ready for the first dial? You guys ready for the first dial of the day? Give me— let's go! Before our first dial of the day, we're gonna get to 1,000 likes. Let's go, let's go! 1,000 likes first. We got to dance, we're going to have a dance party until we get to 1,000 likes. Oh shoot, I have to send out a text blast. Hold on, hold on, let me send— I got to send out a text blast first. I got to send out a text blast. I, I got distracted, I got distracted. JT going live right now. I see you with your friends, but ain't it right, baby? We will not "When you pitch Ovation to sellers, you just ask what they want net and keep the rest?" No, I will explain that actually. I'm going to do a sales training with somebody at 12 o'clock. So we're going to do a live sales training with somebody at 12 o'clock. Also, if you guys want trained as well, I will gladly help free people. Don't say no singing, bro. Okay, let's get this email out really quick. Select all, send email, confirm, proceed. Pow pow pow. Um, also for the email, say, are you gonna be there? Respond in. Also, don't forget we're giving 30% commission to anyone who disposes a deal for us. Guys, I just got an apartment in Miami. But, uh, I still live in Tennessee. Yes, Jordan's ready to close you onto the fitness stuff. Personal trainer, she's fit. Me, I gotta get— I gotta get back locked in, twin. I gotta get back— I gotta get back locked in. We might end up shirtless by the end of this, no cap, because I have a quarter zip on. It's just kind of hot, guys. Shadow States, dead serious. I want— my goal for this year is buy a racehorse. If you want to go check my journal, it's literally to buy a racehorse. 10— I'm going to buy 10% ownership. I'm trying to get something to the Kentucky Oaks next year, or the Kentucky Derby. Okay, so let me send out this email to everybody. We're live, we live! You know that every time I see you, I'm a kiwi. All right, REcloser.com. Let's see, going live, training and closing sellers. Oh wait, no, zero. Let's do this. Zero to $100K in 90 days starting from scratch. I don't like PPL, bro. I don't like PPL. But if you want to do it, do it, do it, do it.
No hate.
Okay, everybody's getting email. Send it out. Boom, this first email is going. Then we're going to call our first lead. Here we go, send email, guys. Also, here's the thing, the reason I don't like PPL is because it's, it's a skill-based thing. You don't need skill to do PPL, and that's why it costs so much. Okay, so now let's send out an SMS blast. We go, is disabled. Apply. Yo, going live right now. Optimize this for deliverability. Media buying is a skill we need to learn, for real. In order to be a world-class wholesaler, you have to be a world-class media buyer and sales rep. I want you to optimize this for deliverability, please. Woo! Yo, what's up guys? Bro, what up buddy? How do I invest my money now? Honestly, mostly marketing. I didn't sell all my units, I still have units. I like Google Ads too, I really like Google Ads, but you gotta have a higher budget, you gotta have like $8K. Hey, we just went live, dude. You built more like this, let's see. Hey, it's JT. I'm live right now, day 2 of the 90-day challenge. Um, watch on Kick, or you check your email for the— check your email for the links to the, to the live stream. And if you bring a buyer, I'll pay you. Reply stop. Dude, wholesaling is fun. We're gonna get into our first call here. Hey, live right now, day 2 of the 90-day challenge. Watch on Kick or check your email for stream links. Here we go. Clap shit. All right, now we're gonna do a mass text to everybody. We're gonna send mass text. So let's do it. Send SMS. Uh, let me make sure my restrictions are not on, on text really quick. We're literally gonna get— yeah, we're at 1,000 likes. I'm getting a good call on here. Why are we gonna have beef? Why are we gonna have beef? What the heck? What'd I do? Random beef? Are you kidding me? I got on Clemson last night, 7:41. 2 years ago he was— how did you do? How'd you do, buddy? You got a video? Let's see closer.
Chill.
Devon says, 'B for being so handsome.' That's hilarious, bro. You got off in a second, bro. That's hilarious. I don't even— I can't blame you, bro. I've been bucked off so quick, it's insane. Boo! Let's go!
Where—
okay, let me make sure that my— I'm good to be sending text messages right now because I think that I got messaging limits.
Here we go.
Oh no, we straight, we straight, we straight. All right, mass text going out now. Check your email. Inbox for all the links. Also, if you bring me a buyer on a— 30% is yours. All right, Mass Tech's going out in 3, 2, 1. I'm trying to get into new development this year. All right, first dial coming in hot, first dial coming in hot, guys. Real quick, we're gonna get— we gotta get like a good song to get in the right mood. We gotta get in the right mood. Let's see. My lead gen strategy, my lead gen strategy is Facebook, inbound Facebook. That's what we're doing for the whole challenge. I'm running this on credit cards. You're doing SMS and meta? No, I'm just sending an SMS blast to my students to see if they want to be in, if they want to join. You've missed me. I have missed being on here. So I'm back in business. We're doing 90 days of this. Have you seen the Wolf of Insurance? He's awesome. But here we go. We about to get in that, that first call today. Let's go. Ready? Let's go! All right, first call of the day. Some— this guy better answer. This guy better answer. How is Facebook inbound different from PPL? It's a way cheaper cost per lead. You get like 30, like a third of the price. Uh, if nobody answers this, if this guy doesn't answer the call I'm gonna call my boy Walter up and I'm gonna have him do a live call. We're gonna do a live call review with him on here. Um, yeah buddy, let me see if this lead will answer that just came in really quick, and if they don't, I'm gonna send you a link. Go ahead and send me a call recording, please. Let's go! I wish I was a professional dancer. Okay, let's see. No shit. Um, let's see, I accidentally did not send it to all of them, so I'm gonna send it to all these people again. See, JT, they here, they want to— the challenge is going live. Check your email inbox for all the links. Also, comma, if you bring a buyer who closes, I'll give you 30%.
You coming? You joining? Here we go.
Please reply stop to opt out.
Boom.
I should, I I did collect, okay, here we go, send SMS.
Here we go.
Done, okay, so that's sent out to everybody. All right, everybody should be joining now. 7K for a wholesale mentorship, honestly. Uh-oh. Oopsies. Oopsies. Oops. Let's get it going. Uh, how much for a lead list from me?
We—
guys, I just dropped the software. You get unlimited skip tracing if you guys want free act, and I'm giving it to people for free. You guys get free access right now. It's Deal Closer AI. I should give that away too. Should I get— what else do you guys want? Hold on, let me, let me call this lead. I feel like I'm stalling. I don't want to stall. I know that you know Sorry guys, I'm just in a good mood. I'm in a really good mood today. Hobart.
Hello?
Hey, Hobart.
Yes.
Hey, Hobart, this is, uh, this is Jackson. You had filled out one of our forms on Facebook about this, uh, home here on Talking Rock.
Yeah.
Awesome, man. Cool. So I just got this pulled up. Let me verify this is the correct— it's 105 Whitestone Road? Yeah. Awesome, awesome. Perfect. So yeah, man, this first call is really basic. It's more for us just to find out like more about the property and the situation, just to see if we can even do anything good to help you, okay? Okay. And at the end of the call, once we do find like a solution to to help you. We'll go over a simple agreement just to go ahead and get things started so we don't keep you waiting and waste your time because I'm sure speed is important to you, right?
Right.
Perfect. And are you in a situation like to be able to move forward once we do find a solution that makes sense for you?
Oh yeah. Once I mean, we're ready to move. I've got a contract on a house in West Virginia. Oh, cool. You know, we're, we're getting older and we want to move. Closer to family.
Oh, closer to family. Okay.
Yeah. So we're not, you know, we're not about to lose the house or none of that crap. I just don't want to deal with all the walkthroughs and showing the house. And I, you know, I sold the last 4 myself. And I don't, I won't use a realtor. And I just don't want to go, I don't want to deal with paperwork.
Yeah.
So you've done 4, you've sold 4 houses. How often are you moving?
Um, let's see, we've been married 44 years and this is the longest we ever lived anywhere, 13 years. So, uh, 6 years before that, and then normally 4 years we get tired of it, we find a new place.
You don't sound— you don't sound old enough to have 44 years of marriage under your belt, man.
I'm 64 years old. I got married when I was 19. I'll be married 45 years in July.
Happily married. Wow, starting from 19. Did you guys meet in high school?
Uh, yeah, well, yeah, we grew up in the same neighborhood and then, you know, I moved away and when I came back, uh, we were both in high school. Yeah, we started dating shortly after that.
Where, where are you from?
Uh, I'm originally from West Virginia, but we grew up in Virginia. We're moving back to West Virginia.
Okay, okay, awesome. So you already have a place picked out back there in West Virginia?
Yeah, yeah, I already got a spot.
Okay. And when does that close?
They want to close late June.
Late June.
Okay.
So I'm assuming— sorry, I'm writing this stuff down. I'm assuming we probably need to close before then, right?
Well, I can always pull that one out a little bit. Okay. So, you know, yeah, I'd like to be out of here before it gets hot. Okay.
Yeah, yeah, yeah. You definitely do not want to be moving in the super hot weather, huh?
Yeah, yeah. I want to be gone before they get—
I think we should probably be able to figure out a solution there. Do you already have, like, in terms of, like, packing up all this stuff? I know we definitely don't want to do it in the summer. Have you started packing? Like, what's that kind of look like?
Uh, the house is moving ready.
Okay.
I mean, there is nothing to do here. I just finished remodeling the basement. I remodeled the master bath last fall. I put the HVAC system in it, uh, 6 months ago. The guest house— and let me explain the house here. This is a 5,700 square foot main home. Okay. Um, upstairs, 2 bedrooms, 3 bathrooms. A 37 by 14 dining room. I mean, the rooms are massive. Wow. Um, downstairs, uh, and there's, you know, there's like a 400 square foot kitchen upstairs. Um, double living room, laundry. I mean, it's a full house upstairs. Yeah. Downstairs, 3 bedrooms, 1 bath, kitchen, living room, dining room, laundry. I mean, it's a full house down in the basement.
Yeah.
And then there's a 1,050 square foot, 2-bedroom, 2-bath guest house on the property as well. Wow.
So how—
so it's total—
yeah, that's a lot. And is it just you two, or do you have kids there, or—
yeah, just us.
So y'all are living in a mansion by yourself?
Well, yeah, it's odd you call it that, because when this house was built in 1968, the guy owned Georgia Stone, he owned the quarry, so he built the house out of rock, and it was called the Gilmer Mansion. Wow. Um, I bought it in foreclosure 13 years ago. Wow.
Okay.
And remodeled it.
Yeah. So was it in really bad condition when you, when you first moved in?
Well, it was just dated really bad. And again, I'm a contractor.
Oh, okay.
I just retired.
So congratulations.
My wife loved the house and I did the inspection on the structural report and said, if that's the one you want, that's mine. So here we are.
Yeah. And so when it comes to— I know you said— sorry, there's a lot of math, right? And I don't mean to— I get a little confused when I hear all these numbers, right? So is it— so the total square footage, right, is it 7 bedrooms total, right?
Yeah.
Okay, 7 bedrooms total, 6 bathrooms total. Is that right?
Yeah, that's right. And it's like 6,750 square feet of living space.
Okay, okay. It's okay. And 2, 2 is in the guest house though? So 2 of those bedrooms and 2 of those bathrooms in the guest house?
Yeah.
Is the guest house also renovated? Yes. Okay, wow.
There's nothing to do, man. I am telling you, you can move out of this People gonna pick on, oh, I don't like Frank Fowler, I don't like this, I don't like that. But as far as being move-in ready, they're both move-in ready.
Yeah, awesome. Okay, and I know we talked a little about our repairs. Could you like, I guess where we're at now, could you walk me through like, it's not really a neighborhood, but could you walk me through the area? Because it looks like it's on a pretty big lot, no?
It's on a 10.5-acre lot. Wow. Okay. Yeah, and it's, there's about an acre pond right beside the house. Literally 20 feet off the house. Not even that far, 15, 20 feet.
He's already out of pain. I've got to look for a— I've got to look for some time to dig deep into his pain because right now he's not showing pain at all.
Either direction. Yeah, between two towns, uh, they're tourist towns, so this is a real touristy area. Yeah, and it's a rural setting and it's very private.
Yeah, it looks super private. Okay.
Yeah, it's all wooded lot. I mean, you know, it's cleared out around the house, but it's all wooded lot. It's a nice place. A lot of big subdivisions around, big, you know, gated communities and crap.
Yeah. Yeah. Okay. And you said you've been— you've been in this house for how long?
13 years.
13 years.
Okay.
And has this been like a project the whole time, or have you like—
No, I took a year off and remodeled everything. And then over the course of the last 12 years, I've, you know, changed things. And, you know, we do it and then, ah, let's redo this.
Yeah.
Yeah. Or she says something, ah, why don't we do this? And, you know, we just— it's been kind of a steady— there's always a project.
Yeah, yeah, man. Well, I, I guess just besides like wanting to get closer to your, to your family, like what was it that came up that made you want to look at like moving on now? Like how you've already decided on a new place?
Um, we've been talking about it for a long time.
Okay.
Um, and, and 8 years ago, my wife got sick, so we couldn't do that. And then once she became cancer-free and she's been clear for the last couple years, we decided, hey, now's the time, you know. I just retired. Now's the time. Yeah, so it's a great time for us. We actually just lost her father a few months back.
Oh no.
Closer so that we don't have to— it's an 11-hour trip to go see him.
And her family lives up there too?
Uh, they live in Virginia, which is a couple hour drive. Yeah, it's a lot closer than 11 hours. I don't want to be too close, babe. I like them, I just don't want to be too close.
Yeah, yeah, too close for comfort, huh? Yeah, and for one, I want to say congratulations to to you and your wife. That's very— I know it can be very hard to go through it. She battled through that.
Yeah.
And you said how long she's been cancer-free?
About 2 years now.
Awesome. Awesome. That's great, man. That's great. Okay. So perfect. So retired, ready to go. We got this thing, we've already identified the next place. So I guess, is that place on the market or is this off market? The next place off market or how is the next place working?
Well, the next place we're moving to?
Yeah, just because the thing is, is we don't want to kick you out to the streets and we want to make sure everything's coordinated. And I know, like you said, we don't want to use realtors, right? But so like, it's like, is it on the market up there? Are you working with realtors? Like, if we do, like maybe it might take us a little bit longer. Are we able to figure something out? What do you think?
Yeah, I've got a contract on it contingent on the sale of my house. And, you know, I've talked to the— we've talked to the realtor and the closing date there is the 20th of June, but they're willing to, you know, move it around a little bit if we need to.
Okay, cool.
So awesome.
Okay, so yeah, we've got it. We've got everything planned out pretty well. So awesome. So we talked about it's secluded, it's definitely on a private road. We got a good-sized lot. Right. I know you've done like a bunch of updates, right? But could you walk me through like the roof, the HVAC, like, you know, all of that? Like, what are you talking about?
Yeah, the roof is a metal roof. It was put on here before I moved here. It says galvalume roof, so it's a light fabric. It's aluminum. Wow. It'll never rust. I'll build houses. Okay. Yeah. The guest house and the main house. The HVAC system in the, in the big house I just replaced 6 months ago. Um, so it's brand new, 5-ton unit from Mr.
Cool.
Um, and I can't think of what else. Um, put the Trex decking on the front of the house about 3 years ago now. Um, like I say, the side— the house is built out of rock, so there's no, there's no siding issues.
Yeah.
The guest house was just stained about 3 months ago. It's wood, wood-sided. It was just power washed and stained about 3 months ago. Um, light fixtures, plumbing fixtures, all that stuff has been replaced a little at a time, um, over the last few years. Hey, can you give us— you can let her get more of that. Sorry.
No, you're good, you're good.
So, but, uh, yeah, everything, uh, you know, all the major stuff, hot water heaters were replaced, um, one last year and one the year before. So yeah, we maintain this place extremely well.
Yeah, it sounds like it.
Yeah, I'm a contractor. My wife does not tolerate that. Yeah, she said you can fix that body else if you can fix that.
She, she married herself a manly man, huh? Yeah, brother, I can't, I can't, I can't screw in a light bulb. So better you than me, brother. I have to, I gotta call the handyman up for that.
That's why guys like me are here. But yeah, I mean, we, we keep it constantly maintained. Yeah. And the big ticket stuff like that, just— I put a new furnace in here 10 years ago. It lasted 10 years and 1 month. 1 month after the furnace went out, I mean, after the warranty went out, the furnace gave me issues. I bought a new unit, a higher efficiency unit, and installed it.
Yeah, yeah, man, you got— you guys have taken extremely well care of this for sure.
Yeah.
And I know it's built— it's built rock, right? So it's all built with rock, but What, what type of flooring is it? The exact flooring?
Um, upstairs there's a mixture of flooring. Uh, the main, main floor of the house is laminate and hardwood. Okay.
Yeah.
And then in the bathroom is LVP. Um, downstairs LVP and ceramic tile. Okay, you got it.
And what about the guest house?
The guest house has laminate and carpet in the bedrooms.
And the upstairs, you said, is a mix. Is there carpet upstairs or no?
No, no carpet upstairs at all. We had carpet and I took it out last year.
It was not a big deal. Cool. No, I do not like carpet at all. I like it. I like the way it feels. But brother, it's always getting dirty. And that's just too much pain for me.
And you can vacuum it till you, you know, pull it off the floor and it's still dirt under it. I hate carpet, period. I love LVT and hardwood.
Yeah, yeah.
But you know, a good laminate, if you buy good quality laminate, they're hard to beat.
Yeah, dude, it sounds like it. I've got— we've got, uh, I put laminate in most of our rental properties. And we put either laminate or LVP, and it's like worked extremely well for us, extremely well. I made the mistake of putting in carpet one time, and I'm sure you know as a contractor, right? I've made the mistake of putting in carpet and that thing was ripped up within a year. Oh yeah, yeah.
I won't put carpet in anything. My wife, we put new carpet in the bedrooms when we first bought this place.
Yeah.
I didn't want to, and then last year she was finally, you know, it started thoughts wouldn't say, still in great shape, look like brand new. But I say, ain't space made again.
Yeah, yep.
So we ripped it out, laminate to match the rest of the house.
Yeah, perfect. Easy solution, right?
Yep, it was easy for me. It's a whole lot easier to clean.
Good stuff. Yeah, man. And, uh, and the kitchen, what about the appliances? Or what kind of appliances are they?
Um, well, it's, it's a mixture. I mean, there's a, uh, The refrigerator is a one of those French door Whirlpool. Wow. Probably 5 or 6 years old. Yeah. Um, it's got a GE gas oven. It's got a dishwasher that's 3 years old. It's literally been used twice.
Yeah.
The two of us, so we don't use it very often. And, uh, over-the-counter microwave— I mean, over-the-stove microwave is in great shape. I think it's Kenmore.
Okay, cool.
The appliances downstairs are They were— we had them when we moved here, but they still work.
Yeah, awesome.
And yes, house, they were in there when we moved here and they're still in good shape. There's dishwasher downstairs, dishwasher, stove, and refrigerator in the guest house. Um, every kitchen is outside, all three of them.
Yeah, beautiful. Yeah, man, this is— yeah, what did they— what did they call it? The, uh, the The— what was the mansion name?
Gilmer Mansion.
Gilmer Mansion, there we go.
Yeah, it's Gilmer County, Georgia.
So yeah, yeah, that thing, that— this place is crazy. And is it— I'm assuming, is it PEX pipe or you got PVC or copper or what? Do you know?
Um, there's a mixture. There was a lot of copper in here when I moved here.
Yeah.
And then over the years, anything I replaced, um, I just converted to PEX.
Good. Okay, cool.
So now though, and it's on a well system. I just replaced the pump, wire, tank, the entire system summer before last.
Awesome. So it's on a well.
I had one problem, and once I have one problem, I ain't pulling it twice.
Yeah, yeah, yeah, yeah. And I'm sure it's on septic too, right?
Yes, there's 3 septic tanks here. Wow. 2 for the main house, 1 for each end. And one for the guest house.
Okay, and is it approved for all 7 bedrooms?
Yes. Okay.
Man, I see that too many times. People build like a 4-bedroom house on a 2-bedroom septic and then you can't like, you can't, it won't appraise, you know. I can't work with that, but that's good. Thank you so much for just sharing that with me.
Oh yeah, and like I say, you know, I went to the county when I first moved here, um, and talked about it because they had a women's shelter people before me in the basement. Yeah, so they had to add— they had added the bedrooms down there, and of course it got all approved for that. And when the house was built, the guy that originally built it, he left the basement unfinished, but he plumbed it in counting on doing the additional bedrooms and stuff later on. He just never did because his kids were already grown and they moved out before he needed to.
Yeah.
But the next folks, they went through the calendar and had everything checked.
Awesome. Okay. Okay. Perfect.
Here.
And then let's see. Got it. Okay. Perfect. So I know— I understand, Robert, you kept this place in excellent condition, right? This is just a question I want to ask just in case you think of anything else off the top of your head, right? So let's say that I was to go to Home Depot and I was like, I'm going to buy Hobart a $50,000 gift card. All right. If I was to give you a $50,000 gift card to Home Depot, what would you do to the property in order to get like HGTV ready?
Uh, granite countertops instead of tile.
Okay.
Okay.
So they're tile. Yeah, they're tile right now. Better granite. That's it.
Yeah. So they had terracotta tile in the kitchen when I moved here, and it was in great shape. And it was tile, Calor downstairs, and it's in good shape. So, you know, I'm not going to spend $8,000, $10,000 on countertops that I don't need.
You got it. Yeah.
And then it wouldn't matter if I was going to say I was going to put them in to sell the house. People would show up, oh, I don't like that color of granite. Yeah, I'd rather give them a little extra off the top, you know, they can put in their own damn counters.
Yeah, yeah, 100%. Let them pick it out themselves, you know.
Yeah, yeah, you're never gonna make them happy. So what, you maintain, uh, you go neutral and you price it accordingly.
Yeah, so perfect, man. Well, thank you so much for, for being so detailed with me here. Here in just a few minutes, I, I should be able to take this back to the team and see what we can get approved for. Is there anything else you would like really need to truly figure out before you think, you know, like, you know, if you can close on this property?
No, I mean, you know, I know where my bottom dollar is. That's what I know.
Yeah.
Okay.
Yeah.
Yeah. Otherwise, I'll put it on the market next week. Of course. You know, but I mean, if you guys are on the number, I mean, we can make a deal. Yeah, you're ready.
You're ready.
You're ready to rock and roll, huh? Yeah, I want to get out of here before the heat gets—
Perfect. And then anyone else that might even be like a tiny bit concerned that you're selling the home?
Yeah, you know, it's just me and my wife, and she picked the other house, so—
Yeah, you usually— I was usually— I say something along the lines here of like, you ain't got no crazy ex-girlfriend or ex-wife, but seems like you've been, you've been good for 44 years.
Yep.
You know. Okay, perfect, man. And do you have a mortgage or anything on that?
Yes, I owe like $105,000, $110,000 on it.
Okay, awesome.
I did a small equity loan back some years ago just to do some stuff on the house.
Yeah, awesome. We'll make sure that gets taken care of, of course, at closing. So just write that down. And how much do you need, like, in your pocket in closing after all liens, all mortgages, all taxes, that have been paid off in order to get up to— in order to get to West Virginia with closer to your family?
Well, you know, for me, yeah, I got to pay off the mortgage. Yeah, of course. Um, um, I gotta pay off the mortgage, and that's really all I got coming out of it. And thanks for all the house, of course. Yeah, that's out of my pocket.
Yeah.
And I have got to walk away with no less than $700,000.
Okay.
And like I say, in this, the closest thing to my house around here in Cross is 920. It's about half the size with no guest house and no pond. No, you know, they ain't got— I mean, it's a nice house, but it's half the house.
Yeah, it's—
and there's no rental potential there where, you know, somebody could buy this, live upstairs, basement with guest house and live free.
100%.
Yeah, 100%.
Yeah.
And I mean, this is investor property. I mean, it's great for somebody that's looking for rental or Airbnb or, you know, yeah, just got a whole bunch of family. Yeah.
And honestly, man, like, just straight to cut to the chase, this is a great property, you know. And by all means, in most scenarios, I would tell someone like you, I would be like, man, go list it on the market with a realtor. You know, but I know, I know that you've kind of been going through this, a couple of things the past few years, and you're finally to the point where you're ready to go. So I at least want to take this back to the team and see what I can get you approved for. I don't know. I'm not going to sit here and promise that I could get you, you know, the $700 in your pocket. I don't want to sit here and like overpromise. But what I will promise is that I will do my best to be able to do that for you. Okay?
Okay. That sounds good. Like I say, and the only reason I'm doing that is, you know, I've got to pay off this mortgage and I got to pay for that other house.
Yeah.
And that gets me where I need to be.
Yeah, of course. Is your, is your other house $700,000?
No.
Oh, no. But by the time I paid this off and by that, I mean that $700,000 includes $110,000 payout. I'm not asking for $700,000 on top of the payoff. Okay. Okay.
I'm not asking for $810,000.
I'm asking for $700,000. I'd like to get a little over $700,000. All in, you know what I'm saying?
Yeah, and that's gonna be a lot more doable. Like, I'm just gonna be honest with you, 'cause I think that's more fair than the— I thought you were asking like $850, was what I thought, that was kind of what I was thinking, but I see what you're saying. You need $700 total, and then you need like $600-something in your pocket in order to be able to get to the next place, correct?
Right.
Awesome, right, okay. So cool, let's say we're able to get you very close to that. If not that, right, when help you close within the next, you know, 60 days max, I would hope to get you there by June, but you know, with something this big, we might need a little bit more time. Um, and just make sure you're able to get up there safe, get you the money to get into that new house. Would you have any concerns at that point?
No.
Awesome. Perfect.
So this too many times, man. I'm not, you know, as far as selling houses.
Yeah.
I get it.
You're a seasoned pro, brother. Yeah.
I built condos for 20 years and I turned over 2,500 condos a year. I've done nothing but deal with realtors and homeowners and buyers. And yeah, this is a walk in the park.
You got it, brother. You got it. You got it. So what I'll do from here for you, cause I'm going to, what I have to do, I have to submit this information to my team. It's going to take me like 2 or 3 minutes. I'm going to put you on a briefhold, and then I'm basically just going to put you on briefhold. I'm going to run this by them. I'm going to talk about the things that we've discussed. I'm going to make sure I walk them through your timeline, what you need exactly. And then at the end of that, they're either going to give me an approval attached to a file number, which your file number is going to be JC-6592. Okay, JC-6592. 6592. I'll write that down for you and text it to you if you need it. And you can, you can, yeah, and you can call back at any time for updates on your file there. Um, or if some reason they're like, I, JT, we can't buy this place, I will give you a denial with a reason why, at least a reason why. Okay, so just hold on for like 2 minutes. I will be right back.
Okay, guys.
This house is worth like a million dollars. Here's the issue. He's asking like $700,000. Very fair. No joke.
Very fair.
My dog is going crazy. The issue is, yeah, you guys are the approval team. I don't have a freaking underwriting team. I'm the CEO, right? I'm the CEO. I'm just telling them I got to go talk to the underwriting team, which is you guys. I'm trying to get a brief like I'm looking at this, I'm looking at this house, guys. This house is legitimately worth like over 5 bedrooms. Like, it's 7 bedrooms. This exact comp, right? Here's an exact comp. It's outdated, it's outdated, hasn't been updated since 2003. It's worth like— his house is worth over a million dollars. Like, can Here's the, here's the exact, here's the exact comp. This, this house was sold in 2023 for $915,000. This house is, and it sold over asking price, over asking price legitimately, right? So look at this, like, and it has 4 less acres. Dude, this house is well worth, well into the, like, well over a million dollars. So here's the issue, right? Here's the issue. Okay, I got a way I'm gonna run this. I think I can do this, guys. I think I can do this. I gotta get— so what do I have to get him for? There's no repairs needed. There's no repairs needed. So like a million dollars ARV, P&L. I don't even have to lowball. I don't have to lowball. Like, this is— this guy's awesome. So let's see, a millionaire RV, right? Dude, I just have to get this prop. I just have to get this at $640,000. $640,000. If I get it at $670, I still can get a $10K fee. But I'm assuming $20K repairs. I don't think there's any repairs needed. Just the kitchen. Alright, here we go. Hey, brother, can you hear me?
Yeah, I got you.
So here's— so I got no good news or bad news quite yet. I will tell you it looked promising when I took it back there to them.
Okay.
But I wanted to come back really quick and tell you how our process works, if you don't mind. And then we will— I'll go back and see what they have to say, okay? Awesome. So really simple, like, like we discussed earlier, once we get an approval, it's gonna be attached to that file number that I will text you. Again, it is JC6592. And then once we get that, you agree, you're like, oh, JT, this is great, I'm so excited to move, then we'll send you over a simple 3-page agreement. We'll go over it together. It'll outline how the process works. And luckily for both you and me and probably me because you're probably more intelligent than I am. It's written in third grade English. Of course, not to insult your intelligence. We just like everyone to know what they're getting into, you know? And then once it's approved, we'll send a member of our team out to the home within the next 72 hours to take some pictures. Now, I will say this. We don't want to do a bunch of showings. We don't want to do a bunch of walkthroughs, right? But with a house this big, I don't think there's going to be much repairs. Like, I'm not planning for many repairs. That's why That's why I'm thinking it's going to be pretty solid. But we will still have a contractor come out and check after the photos too, once they give us an accurate repair budget. Right? If we come to— and I trust you, brother, but this is just standard protocol. Like, we'll come out and take pictures, but we won't send our contractor out there at first because if we get them out there and then like, suppose we're thinking no repairs and then it's like $100K repairs, right?
Of course.
It's just— You know what they say, buyers are liars, sellers are worse. But I, I, I do believe you, brother. No worries.
Okay.
Um, and then once we do that, we should be good to go from that point forward. Um, if anything, like, if anybody else has to come out, it would just be like our appraisers to make sure that we can get this done in time. Um, and just make sure we're not crazy. But we're not going to sit there and make you go through a bunch of showings and all of that as well. Um, but any time that we do you have somebody come through, you don't have to clean up, you don't have to do anything like that. It's super hands-off. You don't have to stress about cleaning, repairs, renovations, anything that's needed. You don't have to do any of that. You just sit back, relax, and get paid. And if we need somebody to come through, we'll just give you a shout and be like, hey, we just need somebody to come walk through, probably take 30 minutes, okay?
Okay.
And yeah, you just sit back, relax, and get paid from that point. Do you have any questions or concerns about that process before I go back to to get that final approval from them?
Yeah.
Awesome. So yeah, just give me a few minutes here. They should be finishing up now. I'm gonna go back and I'll see what I can get you, okay? All right, brother, one sec.
Ha!
Guys, this is a deal! Hold on, I need to put on some music.
What?
Oh, I'm on my phone. Hold on, here's what we're gonna do. Drown it, guys, because we got to get hype for offer. We got to get hyped for this offer. I got to put on some good music because we got to get hyped, guys. We got to get hyped because we finna get— we finna close this guy. We're gonna close this guy. I'm gonna close him. This is the underwriting department. This is the underwriting department right here. Ah, let's go! This is the underwriting department right here. Looking at him. You might think I'm dumb, bitch. I'm just 17 with a whole lot of money. Fuck you, bitch. I hop up out that coupe. Slap me, hoe, if you don't like me while you rap about what I do.
Why?
See the car I put up in, so you might think I flew. Tell me why you say I'm hard, 'cause bitch, I'm flyer than your dude. Hey, what you think I fuck with that little hoe? You a fool. I ain't got no education. Let's go! Come on, let's go! All right, we're gonna close this guy. Let's get it done. Let's get it done. How do I put my— I got to put my shirt back on though.
Okay.
All right, let's go. He's getting close. All right, I got to get him. My max is— my max offer, $670. My max offer, $670.
Okay.
Hey, Hooper, can you hear me? Yeah. Okay, so good news. We're very close. I think we can figure out something on this call. We're just going to have to hash out a little bit to figure out what terms we have to get in order to get this to the closing table. Okay.
Okay.
So where we're at right now is they need to be at $640,000. Now, I know that's a little bit lower than what you and I are hoping for, but Would that at least help you and put you in a better position than you are right now?
No, because I've already been offered more than that, to be honest with you.
Yeah.
Yeah. I'm not gonna lie to you, I've talked to 2 or 3 people.
Yeah.
And I've already got somebody quite a bit higher than that, and he texted me earlier and he's trying to come up a little bit. He wants to be in my number.
Yeah.
So he's trying to figure out how he can get there because we weren't very far apart at all. Yeah.
And I don't blame you, brother. Like, You're probably gonna have a bunch of other offers and they're gonna be— they might even be higher than this. The good news is, is my team tends to give me a low offer to give on the first call every single time. I've learned that over the past 5 years working for them. So all I have to do is figure out a way, maybe a little bit more time or something we need to take back to them. Just show them you're willing to wiggle with us a little bit and I'll try and talk them up as much as possible. Um, what is your other offer at?
Uh, it's 685. So he was really close.
Oh yeah, he's super close, dude.
And like I say, I've got to pay my mortgage out of that. I know that. That's why I'm, you know, that $700 is my sweet spot. It allows me enough leftover to make this whole thing worth my while. Otherwise, I, you know, my wife has already taken photographs and the house is clean. It's ready. We were going to list it Monday. You know, and I'm going to put it on for a little over $900,000. And I don't suspect it's going to sit long, to be honest with you. Not the way big houses have been going around here. There's so many people looking for big homes down here. You know, it's— this community is growing because people are moving up from Atlanta and down from New York. Yeah, you know, it's a sweet spot and we just happen to fall right into it.
No, 100% agree. I don't disagree with you at all. I mean, the— I really don't think we could beat $685. Now, what I will say, do you have pictures on hand with you? Because I'm—
No, I mean, I can get them, but, you know, it's going to be— it'll take me a little bit.
Because right now we're factoring, and I'm just going to be fully transparent with you. Right?
Yeah.
We're factoring in a $30,000 repair budget. Okay. And so if I can take them something that literally shows that it's in like excellent condition, right? Then I know for a fact that I can get them up immediately $30K. And then if there's no repairs and we know we can do this thing or we can get this done a lot quicker, Then I know I can talk to them even more than that, right? So like, literally anything, right? Besides the kitchen.
Yeah. Okay. Like, no, yeah, I'm saying there's nothing. Yeah, there's nothing to do here.
Yeah. Okay, so let's say, let's say this, right? You're on HGTV, right? You're looking at the— you're looking at these new renovated houses. They've got like like they've got like, you know, the more modern look, right? What year would you date this house? Like if you were to look at it?
Probably house built in '68. I mean, it's not in the '60s, '70s. It's probably in the late '90s, early 2000s.
Okay.
Because that's just kind of our style.
Yeah.
We're older people. So, you know, it's kind of the farmhouse look, you know?
Yeah, okay.
It's not the city's modern— we're in the country. It's a country farmhouse look.
Yeah, okay, that's fine, right? So when it comes to the, like, the walls, is it sheetrock? Is it paneling? Like, what, what exactly is it?
Um, there's drywall.
Uh, it's drywall. Okay.
The majority of the house. Now the kitchen I think was paneling and they painted it. Um, but it's painted and of course cabinets cover most of that, but it's— that looks nice because that looks cheesy painting. I mean, paneling.
Yeah.
Now the dining room has wainscoting around it. And it looks like leather wallpaper above it. So it's drywall behind that. But they did a— the wainscoting is beadboard with a nice trim around the top. Right. Yeah. And then—
And what color? What color are the walls?
Beige.
Beige. Okay.
Neutral.
Just neutral colors. We don't do that flashy crazy.
Yeah, yeah.
No.
Okay, okay, okay. Let's see. Now, I will say their first offer. So they get— that was our first offer. So this one might not even be the best fit for you. So that's our Rapid Relief Program. It's like a 14-day close. You probably would rather have a little bit more time anyway, wouldn't you? Yes. Okay. So let's say like, I guess let me see when the— you said June 23rd is your closing date. At the next house?
Yeah.
Yeah, something like this. It's June 20th, June 23rd, I think, is what it is. Okay. But like I say, now I can bump that out if I need to. They're good on that end.
Okay.
I mean, I've already talked to the realtor and, you know, we— he knows it's contingent on the sale of this house. He knows that, you know, it's going to be a little longer, more than likely. And they're not in a rush on that end. The house was on the market and nobody would buy because it's dated. Yeah. And we were their first serious offer.
Hmm.
Okay.
So, you know, and I don't care about it being dated because I'm a contractor and I'm retired. I got nothing to do but fix it.
Yeah.
Yeah. Yeah.
Okay. That's, that's what you like to do, huh? That's your, that's your, that's your fun.
Yep, that's my retirement plan right there.
Yeah. Okay, sweet. Okay, so here's what I have. Here's my thought, right? Because at the end of the day, I'm trying to get them to just agree. I'm just trying to get them to figure out some sort of program that works for you so we can get this done. So I'm just the problem solver. That's what I call myself. I just try to figure out solutions, right? We do have another one, another program. So we have another program. It's like 30-day close, but they're going to be low again. They'll probably be somewhere, I'm assuming, they usually do like a $20,000 increase for that second program. It's called the Secure Close Program. I think we could possibly do the Family Placement Program. It's 60— it's a 60-day close. Let's see. I can probably get the— I can go take them, take this back to them to the 60-day program. Let's say, for example, I take it back. I'm going to say, look, this guy has meticulously kept this home up. It is in excellent condition, right? Like, we have a $30K repair budget in there. Let's take it down to $10K because the only thing we're going to change is the tile on the countertops, right? The only thing he wants to change, the only thing we're going to do is put granite, right? I'm going That's all I'm gonna tell him. I mean, take that down to $20K, let's say. So, in the 60-day close, I know I can get them up a little good amount. I don't know, right? I know that $700K is your sweet spot, but what if, like, say for example, I got him approved, like, I don't know, that's close to $685K, which you're already at. Like, what if I got him at like $690K, 60 days? Are you, is that something you can work with? Like, can I take them back and try and get that for you?
And if they say yes, I tell you right now, my wife is going to say no because she is the one that set the bottom dollar, and I'm with her. Now, I know what my house is worth, and I know you guys got to make something.
Yeah, yeah, yeah.
But I can't give my house away, and not when I know I could just suck it up, show the house, and put an extra $100 or so in my pocket.
Yeah, you could, you could, like legitimately you could, right? Like, I'm—
so, you know, that's, that's where I'm at. That's— I'm stuck on that number and there's no way getting me below it, period.
Now I get it. Yeah, I get it.
I just, I have to, I have to hold on it. Um, like I say, you're welcome to look into it, see what you can do, call me back, let me know. If not, you know, I appreciate your time, but I'm, I'm not coming a dime less than $700. Like I said, I know I got to pay my mortgage out of that.
No, I get it. And Hobart, at the end of the day, I don't give up, right? So I'm gonna figure out a way to get it done, right?
Okay.
Um, I just have to— I just, I just literally have to figure it out. That, that's it.
Okay.
Um, so when it comes to— so say like $700, bottom number, bottom dollar, right? I get them to agree to that, and it said it does like— it takes 60 days. That would be— that would have to be for the family placement program. It takes 60 days, right? Um, okay, let's see. I'm— one thing you'll know about me is I'm a quitter, so we're going to figure— I'm not a quitter, so we're going to figure this out together. Um, when it comes to this, like, say I get them at the 700, and we'll— I mean, we'll probably need like I think we'd probably need like a 15 business day inspection period. Bare minimum. I think they would probably want to push to like 20 days inspection period if we did this. Okay. Is that something you can work with or no?
Yes.
Okay. Let me— give me 5 minutes, man. Give me 5 minutes.
Hey, can you just call me back? Because my phone is blowing up.
No, that's fine.
I gotta take this other call.
You take the other call, brother. Can I— what time should I give you a call back? Like 5 minutes?
An hour?
Oh, hour?
Yeah, if you can give me an hour, be great, because I know this is kind of important.
This is my brother.
No.

Oh, I can tell him that. Jay, where you going?
Yeah, Jay, where you going? [FOREIGN LANGUAGE] [FOREIGN LANGUAGE] Okay, guys, we're back in business. Got it. Okay, red flag. Is this an attic? This is a bonus room. I just got a new crib though. Okay, so here's the thing. I'm not offering $190,000. I— here's the thing, okay, right? I don't know this current condition of the house. There is a comp for $1 million. It is less square footage. He updated all this on the— within the past year, right? I am versed in Sub2 as well. He updated all this within the past year. There is like— shit is just crazy around here, bro. Like, sold. Like, here's a comp. Here is a perfect comp. It sold this year for $1.15 million. It's the same— it has 2 less bedrooms and less bathrooms. It's on the same road too, and it has less acreage. All right, here's what we're gonna do. I'm going to pull this up on Realtor.com and see what the pictures of the inside look like. I— so look, guys, I'm the only time I see your face. Guys, this, this is a smaller house. It has 5 bedrooms, 4 bathrooms, and 1 half bath. This one right here. Yeah, but dude, he could sell this on the market right now for $1 million. Like probably $1.1 million. Literally, here's what we're going to do. Because this is like a $1.2 million ARV property. Like I'm not even joking. I'm looking at it right now. This is like $1.2 million. Yeah, here's a comp right here. $1.34 million. So I think it could sell for $1.2 million ARV. Let's even do $1.15 to be conservative. $1.15 million ARV, and even if we took it up to $30K repairs, dude, even if I took— okay, let me see this shit. Over 5,000 square feet, it's a light rehab. I put $40K repairs here. I can offer him $7 $155,000 max. I think I'm going to buy this house myself with my own cash. Because look, if I can go put $40K into it, I should just wholetail it. You're right. We're locking it up. $700,000. $700,000. We're doing it. And I'm going to buy this shit myself. We're going to wholetail this shit. And I'm going to make— okay, you guys want to talk real numbers? If I wholesale in its current condition, let's say I sell it on the market. Here's what we're going to do. We're going to put this in Google Sheets. Let's see. I'm going to take this down myself. I'll tell you guys how exactly what profit I'll make on this property. So I put on the market for $900,000. That means it's going to sell very quickly. Okay? At that point, I'm going to have to pay about 10— I'm going to pay about 8% closing cost. I'm going to pay 5%. I'm going to pay— no, I'm going to pay 3, 4% total to the realtor. This is very conservative because I'm not going to— I'm going to put this on flat fee because— oh no, I'm going to put flat fee on this property. So I'm going to pay 3% to a realtor times 0.03. I'm going to have 1% soft cost. 1% soft cost. Times, and then I'm going to have 4% to buy or 3% to buyers concessions, which is probably not— which is probably realistic in this market. Then that means, let's see this, guys, I'm going to be honest, this is exactly how much I'll make if I purchased it at $700,000. If I use my own money and purchase this at $700,000, this is how much we would make, $700K. Some guys, take a guess. How much, how much money would I make on this deal if I purchase it for $700,000 and I pay a realtor and I pay for buyer's closing cost and I pay $9,000 in soft cost? How much do we think we make? How much you guys think I make on this property? How much you guys think I make on this property if I take it down for $700,000? $137,000. Guys, type a 1 in the chat if I should buy this house. $137,000. Type a 1 in the chat if I should buy this house. Type a 1 in the chat if you think I should buy this house. Dude, holy shit. If I close this one deal, I do it instantly. Because he can't do Novation because his net— because he— well, for one, I could have probably pitched him Novation, but he doesn't want to do showings. And if he's going to do showings, this guy's smart, he's intelligent, he's intelligent. I can take this down for $700,000. He knows he can list it for $900,000, and I'm— he probably could list it for $950,000. There's an exact comp that just— that sold in 2023, exact comp for $925,000. I think we can do $950,000. $183,000. I'll make $183,000 on this. I'll make $183,000 on this if I sell it for $950,000. Should I buy this, guys? Let me know. Should I buy it? I think I'm gonna buy it. Is it Tanner's birthday for real? Hold up. Happy birthday, my guy. Um, I could use private money. I don't know if I'm gonna use private money or cash. I might take this down with a partner who will fund it 50/50. Yeah, honestly, I could buy this house with cash and just fucking rip. I could rip 100K feet. I'm gonna text him right now and be like, hope the call with your brother goes well, just got back from the team. We're going to get this done, brother. Excited to talk to you too. We're closing them. You got a property under contract right now, Angel? Well, let's hope, guys. You know what it feels like. Make it feel right. Make it feel like I do you. Okay, Walter, I'm about to FaceTime you guys. We're about to do a call recording. Guys, we're going to talk about— so Walter here, he's wholesaling. He's a little bit newer to the game, okay? And we're going to listen to his calls and we're going to do something I like to call cook his ass. So we're going to figure out if he's actually doing a good job on his calls And if he's not, we're going to let him know. Simple as that. We're going to find out very soon. I am paying $6K a month in Facebook ads, correct? The only time I see your face. Let's go. Okay, $30K assignment fee, Angel. Get it done. Unless you need help, we can help with this, bro. See your face, you know what it feels like, come and make it feel right. Uh, most ad spend you've used in a month? $27,000, I believe. $27,000 is the most I've ever spent a month in ad spend. What is my JV rate? 50/50 if I'm gonna dispo your deal for you. Okay, let's send Walter a Zoom link. Let's hop in this mug. Jump out the car in the middle of the street, open up the trunk, let that bass beat. Go ahead, go ahead. Yo, Walter, what is up, brother?
Man, what's happening, dude?
Are you ready to get your shit cooked?
Cook my ass, dude. Let me know, can the live hear me?
Yeah, can you guys hear Walter? Can you guys hear Walter? Put a 1 in the chat if we can hear Walter, please.
Can we hear? Can we hear?
Yes, we need to make sure we can hear Walter. Put a 1 in the chat. Put a 1 in the chat, please. If 1— okay, we can hear Walter.
Okay guys, I just want to say before we get started, JT's out here on a Saturday cooking up $100,000 deals, taking my call during during business hours. This guy is the real deal. He cares about his fans. He cares about his followers. Guys, show this guy some love. Like the live, share his content, join his community. This guy's fucking awesome, guys.
All right, dude, Walter's amazing. He doesn't have to do this. Here's the thing, okay, let me walk you guys while I'm doing this really quick, okay? Because most wholesalers, most, especially the gurus, they teach the volume game. Make as many calls as possible, send as many texts as possible. 'Get a cheap cost per lead, run this, run that.' Bullshit, right? There's a reason why they are still slaving away, right? The only reason I am even on calls is to prove to you how easy it is to make $100,000 in 90 days. Legitimately, it's that simple. But while we're here, since I don't have any leads coming in and I'm free until 2 o'clock when I close this guy's ass and make $130K wholesale, We're gonna hop on here with Walter. We're gonna listen to his call that he just submitted me, right? So Walter, I'm gonna pull up your call recording. I hope you don't get angry when I cook you.
Dude, tell me what's up, man. Give it to me straight. I promise you won't offend me, okay? I know there's, I know there's, uh, places I could have done better.
You're still looking to sell?
Oh, here we go. Say that.
I did say his address. I don't know if that's a problem.
It's— I hope not. I'll just go whenever the address comes up.
All right, do you need context at all or you just roll right into it?
Uh, honestly, bro, I can tell. Give me— where's the lead from? I could tell, but let's give a brief— let's give a brief to the, the, to the live.
Okay, there's a cold call lead that came in. I think it was an older lead, so I hit him up. I pulled him back in from like March or so, and this dude, I mean I haven't ran into some guy in this amount of pain in a while like that dude you're just on the call with. He's a hard ass. This dude is like, you know, damn near suffering. And I still didn't close him. There's something I'm missing.
Okay, good. Thank you for submitting this lead. Right. It's 25. The call recording is 25 minutes, right?
Right.
How long did it take you to get to the offer?
I didn't even offer.
You didn't offer?
No, dude.
Why?
I was trying to run comps on Novation versus cash.
Guys, let's pause Walter really quick. You know what we call these guys? Meow, meow, meow. Okay, you can't ever get analysis paralysis, but go ahead and tell me what you're gonna say.
No, I was just having trouble comping cash offers because the activity was so low, and then I was running to Novation, but then I was like, I don't know where I'd be on that either.
Okay, so you need to use my calculator, brother, because all you need is market value and then you walk them through all the programs. Okay, that's all you need. I will give that to you after this call, of course, but let's go ahead and get into this call and let's figure out what Walter didn't do well.
Then you were still looking to sell.
No, I'm not going to sell it because no one is going to give me half of what I want, so I think I'm going to just rent.
Understood. What were you looking to get?
Horrible question. Straight to price. What did this guy just say? No one else is giving me half of what I want, right? We plug pain. You pulled him out of pain. You said, what do you want? Right? You said, "What do you want?" instead of saying, "Ah, man, everyone's been lowballing you." "Yeah, I've had to call all these people. They're bullshitting me. They're wasting my time. Yadda yadda yadda, this, that, and the other." Right? Dig into pain. Then he starts telling you why. Oh, I got another lead. I'll call that one after. Then he'll start explaining to you why you should buy his— why he's so in pain and how he needs to move. Man, why he's fed up from all the other people lowballing him, right? So what are we going to do when we hear somebody say, oh, nobody's giving me the shit, the price that I want? What are you going to say?
You're going to agree, you're going to understand their situation, then you're going to start poking at the pain.
Yes, but what exactly? If I'm like this, you're going to roleplay with me really quick, Walter. Man, I just— nobody's gave me the price I want.
No, I completely understand. I'm sure I'm not the first person who called you What is it about these other offers that hasn't made anything click?
That's much better. That's much better. But he already told you it's price, right? So you want to amplify his pain, right? So how do we amplify the pain? We say, dude, it seems like— we're going to label— it seems like all these other guys have just been lowballing you. Yeah. And then you know what he's going to say? What is he going to say? If I was like, dude, it seems like Everybody else is just lowballing you. What would your response be?
How'd you know? Yeah, that's right.
That's right. Did you hear what you just said? That's right. Now, what does he think? Oh, this guy understands me. He didn't say, oh, you're right. He didn't say you're right. He said, that's right. Because we said it seems like X. He goes, oh, that's right. And now he's like, dang, this guy really understands me. And when a person understands you, they trust you. Does that make sense? Doesn't make sense?
Yeah, it makes sense. I'm taking notes, by the way.
You're good.
Well, I have to get close to $100,000 at least. Uh, I do, I do.
You're doing what everybody else is doing now. Look, oh, I have to get close to $100,000.
You're like, uh, a lot of work to the house. I put new windows, new doors.
Where is he already at? What is he already doing right now? What is he doing to you? He's telling you why you should pay a higher price for the property. He's telling you, he's selling you right now.
Yeah, a whole lot of work been done to the house.
Gotcha. I'm assuming I'm not the first phone call.
No, I have— I get about 10 every day.
Oh my goodness.
Yeah, and, um, It's to the spot right now that I'm really just getting tired of the phone calls because I just don't think nobody's gonna give me half of what I want.
He's only— the only thing he's acting like he cares about is price right now, but this dude sounds depressed. Like, you have to listen to the tonality cues.
I'm with you. Yeah, I think you might be right. And it's— yeah, it's not your fault, man. It's just I guess the way the wind blows with investors, they got to buy at a certain price.
You're going to logic. Hey, investors got to buy, they got to make money. Do you think they care? Do you think the seller wants to hear, hey, somebody's going to make money on my behalf?
Got to switch that up. You got to get to emotion.
Yes, go to emotion, bro. This guy is hurting bad. Yeah, he is, he is, right?
Yeah, but I have, I have really put a lot of money into it and now I'm getting, I'm getting kind of sickly on this end, but I think I'm gonna just end up right now. I got a friend living there. I think I'm gonna just start renting it out.
What? I don't know what you're gonna say next, but what would you say now that we've had this chat? What would you say here?
Rented it out.
Yeah, good. I mean, that's it. Leave it. 3 words, silence. That was a good mirror. Renting it out, right? Then he'll start to justify renting it out, and then he'll be like, oh, I'm renting it out to XYZ. Oh, your friend's there already though. Oh, my friend hasn't been paying me. He's not a real friend.
I've got it. So I mean, you're pretty much doing that now. I guess if they're living there, kind of playing landlord.
Yeah, they're living there, but they live in there, they live in there rent-free.
What did I just say, bro?
Literally, I was waiting for you to play it.
Hold on, this is how you know I've taken at least 10,000 seller calls. What did this guy say? I've heard this shit so many times, bro. You kidding me? Damn, I'm good.
Ah, okay.
Because I just—
bruh, did you just say, ah, okay, bro? They're living there rent-free, so you're paying for the taxes every month, you're doing the maintenance, all of this.
Don't want to leave it empty.
Yeah, that makes sense. Are you still in Connecticut?
Yeah. Oh, also a new floor.
Also, don't ever— I hate yes or no questions. Are you still in Connecticut? No. Dude, and yeah, where are you living at?
New floors and everything in the house. New cabinets, new doors, new windows. Um, I've been a long ways with it, really.
Dude, you've done all this work and you're not even getting rent, bro?
I would have had this dude Yeah, and you'd manage this by yourself if that was— if renting was the way you're going to go?
Probably, probably, yeah.
Got it. And then again, you asked a yes or no question. Dude, Walter, what, what are you gonna do about management?
It's a long way from Connecticut.
Oh yeah, oh yeah.
I used to be down there all the time, but I got two houses down there and a piece of land too.
Is that in Farmville?
Yes.
Okay.
What about these other houses? You're just like missing pain. Like this dude is like literally up here like, uh, like he sounds like he's moaning, he's so depressed.
Yeah.
Yeah. And you're just missing the paint.
Yeah. Was Perry Street the only one you were considering the sale of?
You just sound like you don't give a fuck. You sound like you just want to get to the bread.
Yeah.
And like, yeah, I want to get to the bread too. What's up, Aaron? I want to get to the bread too. But you want to know how— Guys, here's a quick lesson in sales. Or actually, here's a quick lesson in business in general. Do you guys want to know who makes the most money? Who's the person who makes the most money? Walter, what's your guess?
The person who helps.
The person who provides the most value. You know what's not valuable? A lowball cash offer. It's actually the opposite of valuable. Lowball cash offers are not valuable. Do you know what is valuable? Saving this guy $700 a month because his friends are taking advantage of him and not paying rent in his property, that he now has to pay $700 for taxes and insurance and utilities because his parents— his friends are using him. Alleviating him from that versus, oh, I'm gonna give you $100,000 or $50,000 when you're asking $100,000, versus I'm gonna give you $50,000 so that you never have to deal with this again. Which one would you accept? The one that says, hey, I'll give you $50,000 for your $100,000 property because I'm gonna— I need to make money, or because, hey, I'll give you $50,000 because I know you're going through a lot and this is as much as we can give you that's fair in order for you to be able to not have to deal with these shitty tenants anymore or taking advantage of you? Which one would you accept, Walter?
Definitely the second one.
Exactly.
Well, really and truly, You know, I'm just not gonna get the money that I want, that I need for the property, because the other property, I haven't done all that much to it, but I still paid $55,000 for it. Right, bro.
Fuck, if I hear right one more time on this call, he's giving you pain. Yeah. Walter, I just keep hearing money, money, money, man. Like, it seems like nobody's even giving you something that's fair. Don't we all just want what's fair? That's what the seller wants. They want the perception of winning.
Nobody wants to talk too much higher than that.
So, see, nobody wants to talk. It seems like all these other lowball guys are lowballing you. You just got to get them. You need him to say that's right here because you don't see— you don't seem like you understand him because you don't care. You care about getting paid, bro. You don't care about this dude.
Let it go.
I'm not getting paid.
Exactly. Yeah, dude, I genuinely get paid because I care. Like, I care about the sellers, right? I will do whatever it takes to figure out a way to help them. And but sometimes caring doesn't mean being run all over. Caring means you have to— Dude, someone just commented, can you call this guy and try and close him? I might try to do that for you, actually.
I would totally do that to you.
Yeah, that might be cool.
Tell them I don't want to sell anymore.
Got it. So my question for you is, why haven't you gone with the realtor, bro?
If you were my employee, I would be ripping your shit apart, dude. Oh my gosh, dude. My question for you, you "You sound like a douche. Dude, my question for you, Walter, is like, why haven't you gone for a realtor?" Right? Instead of relating it back to his problem, right? "Walter, dude, you keep talking about money, money, money. Like, if it's just money to you, why not put it on the market with a realtor?" "Because these tenants don't pay and they ain't leaving the house, this, that, and the other." "Ah, so every single month you're just dealing with these people who are taking money from you and taking advantage of you when you were just trying to be a good person in the first place and allow them to be in the property." That's exactly right. Boom. I close his ass.
Why?
Yep.
Because if I go with a realtor, they're going to take most of the money.
They sure will.
Yeah, I know they're gonna want a lot of money for me to put it up for sale, and they're gonna take a lot of my, my income. They're gonna take quite a bit of it, so I won't do it.
Um, Walter, you keep talking about money, money, money. Like, imagine what you're losing every month just because of the people who are taking advantage of you right now.
But I mean, yeah. I see where you're coming from. I got you.
You know what, "Yeah, yeah, that's right," sounds like? Yeah, yeah, yeah. It sounds like you're not listening. You're trying to get to the pape, which means you got commission breath. People smell commission breath from a mile away.
They sure will. Take, you know, the commission off your sales price. But in the end, you know, when it's all said and done with, you'll probably end up taking home a higher number than if you were to sell it off to an investor.
Guys, Walter needs serious help. Should I give Walter my sales training for free? Guys, comment, comment 1 in the chat if I should give Walter my sales training for free, bro, because he's wasting his time right now. Should I train Walter for free? Actually, everybody's saying 1. All right, here, okay, here's another thing, guys. Guys, should I mentor Walter for free and get him to $30K a month within the next 90 days while we're doing this? Should I do that for free? Guys, if I— Walter says one. Should I? Jonas says no, right? Here's what we're gonna do, guys. Because Walter sucks right now, right? Walter sucks. And we're being honest, right? So here's the deal. Here's the deal. Should I— we're going to put— I want the number 5 in the chat. We're going to put the number 5 in the chat. Should I mentor Walter for free every single day for the next 90 days? Should I mentor Walter for free for the next 90 days? 5 in the chat. 5 in the chat. 5 in the chat. If I get 5 5s in the chat, I will mentor Walter for free over the next 90 days. 1, 2, 3, 4, 5, 4, 4, 5, 6. Alright guys, so Walter sucks right now. You guys need to follow his transformation over the next 90 days. I haven't even asked you for your permission. You want to get rich, Walter?
Sure.
Okay, I'm gonna mentor you over the next 90 days.
Let's do it.
Okay, and we're gonna document it all, for one. Okay, yeah, that's number one. And number two is you have to do everything I say.
Agree?
Okay, because this shit right here You know what this call is? What do you think I'm going to say this call is?
A waste of time.
And? Yes, exactly. And what?
Opportunity loss?
No, a waste of money. How much you pay for this lead?
I don't run the marketing.
What do you mean you don't run the marketing?
I got to explain to you my backstory. There's a little bit you don't know about our business.
Okay, I'll listen to it, whatever, right?
Yeah.
We can talk about that another day off live because you're gonna— I'm gonna be mentoring your ass now because this shit right here, dude, this is a $20, probably a $27 to $30 lead based on my data with cold callers, right?
Yeah.
You guys know what that means? Every time Walter picks up the phone, he spends $29. Every time he picks up the phone, he spends $29. And guess what? When you spend money, don't you want to get money to come back? Well, the way Walter's handling this call, you know what he's doing to his money? He's— I don't want to get banned off live, so I'm not going to make the complete motion, right?
But he's $29 a lead.
$29 a lead. Every time Walter picks up the phone, he's spending $29. And I'm listening to his call right here. And you know what he's doing? You guys ever played Call of Duty World War II and you got the flamethrower and you're just burning, like he's just burning money, burning money. Ridiculous, ridiculous.
Hey, do you want to try this guy since he's already warm? I feel like I have the Novation number, and if he picks up, I mean, I think it's yours.
Well, I can't call him. I have both my phones are— I can't call him right now because both of my phones are here. Um, but what I will say this, text him and tell him we could do the manager, we can do the manager route. You could say, hey, I can have my manager give you a call. Yeah, I'm gonna have that motherfucker crying. But we're gonna— I can call him by the end of the day. I can call him by the end of the day, or we call him tomorrow morning, something like that. But I will call him soon. I got another lead that just came in, but we're gonna get into your call recording. We need to do this, but I'm gonna mentor this guy for free. You guys are about to watch him get rich.
Um, yeah, I'm pretty sure that I was told I have a realtor to come in. They charge me quite a bit of money, and he told me I could put it on the market for— he only told me $105,000.
Uh, dude, okay, let me just—
Perry Street?
Yes.
Okay.
And that, that house, you know, you may not see it that way, but that house has 4 bedrooms and 2 baths.
Gotcha.
4 bedrooms, 2 baths.
Yeah.
And when you say, I wouldn't see it that way, why is that? Oh, well, I added on a bedroom and a bathroom. Oh, and was that work permitted? Oh, it wasn't permitted. Oh, dude, no wonder why everybody's lowballing you.
Yeah, but that's what they told me I probably could put it on the market for.
Okay.
I mean, so you've been around the—
Never say 'kay, right, yeah again, ever. If you're going to listen to someone, show active listening signals. 'Kay is not one of them. Mm-hmm. Yeah is not one of them. Oh, tell me more about that.
Mm-hmm.
Oh, I get it. I understand. Repeat back what they're saying to you.
Game, you've heard all these phone calls, you've heard the offers. Um, yeah, and I guess nothing's made you move from then, and I guess there's really no reason why you should sell.
Guys, guys, this is the worst shit I've heard in my life. Legitimately, this is so bad. This is so bad. Oh my God. God forgive me for using your name in vain, but I'm like sick to my stomach. Holy shit. The comments saying, Walter, brother, you trying to get rid of these leads? You've got a lot of work to do.
Well, some, some guy out in Arizona called me 20 times a day, which I told him that I'm not signing nothing with nobody way out in Arizona. He offered me $135,000.
He ain't buying that shit. Like, bro, everybody know he's out here rabbit ass mind. He don't even believe that the home's worth $135,000 because if someone offered him $135,000 and all he cares about is price, bro, guess what? He don't care where the hell they're from.
Yeah, I'm not Diddy now. I'm not.
Yeah, Diddy.
But I'm scared to sign the papers. Because I already been beat out of one house already in fall. So I'm really scared to do anything.
Mm, was much better than your other, right?
Mm, because, um, I was— one house was taken from me.
Oh my gosh, taken from you?
Let him justify, bro. You need— have you ever read the book Never Split the Difference or How to Win Friends and Influence People?
I got it in my closet.
You haven't read it yet?
Hold on, keep playing it. I'll show it to you.
Yeah, I know.
I mean, and I made payments. I made payments on this.
Who's under the table, Walter?
For 25 years.
You got it. Have you ever opened it?
Yeah, I got about halfway, I think.
And why'd you quit?
It was kind of boring.
Guys, did you hear this? Guys, did we hear this? I'm an avid reader. Guys, did we hear what Walter just said? He said learning how to close is boring, and he's sitting here. This is why he ain't making no money.
It's true.
He Thank you for admitting that, Walter.
Thank you.
This is very true. You're all right. This is all facts.
Oh wow, you've had 25 years?
Yeah, I had it for a little bit more than that, but I made the payments and they end up slipping away from me.
Oh, you lost it because of the payments? Yeah, I went through financial trouble. Oh no, and what kind of trouble was that? Oh, I went bankrupt, or oh, I, I can't afford this anymore, and How are you affording a house where a tenant is just taking advantage of you, not paying?
Family though. Family.
Again, family and friends.
That guy in Arizona, do you know if the company name was Prime Partner Home Buyers?
Who is that? That's Eric. Klein? Yeah. Oh, yeah.
Do you remember?
But bad question. I should have stayed on his pain. I should have rode it deeper.
Dude, I'm not even going to go into that anymore, bro. Look at you. We've been on this call for about 30 minutes and you haven't asked one pain question. Okay.
Right.
Okay, guys, let me give you guys an analogy. Let me give you guys an analogy, right? If there is— So a lot of people, they try to ask more pain points. They're like, oh, your mom's sick. Okay. Why do you want to move to Arizona? I want to move to Arizona because my mom's sick. Okay, and what else wants to make you move there? Oh, I like the trees. What else makes you want to move there? I hate my current house. What you're doing is you're asking a bunch of different pain points, right? But let me ask you something. Going deeper is way more important than going wider, and let me tell you why, right? If you have, if you have Do you know what a bridge is? Like, what is a bridge? A bridge connects two pieces of land, correct?
Yeah.
And let's imagine there's a river between the two, right? Imagine the one piece of land is here and one piece of land is 20 miles away.
Yeah.
Do you need a bridge if the water is only 1 inch deep?
I mean, no, you don't.
Yeah, because it's just a road. Yeah, you just drive through the water if the water's this deep, right?
Right.
Yeah.
Now imagine this: the bridge is only 10 feet— or the, the gap between the land is only 10 feet wide. The gap between the land is only 10 feet wide, but the water is 20 miles deep. Do you need a bridge then?
Most definitely.
Yeah, because guess what? If you drove your car into that shit, you're drowning.
I need to stop saying like, that's right, out of— it's just common habit, you know what I mean? I need to be adjusting not only on the seller calls but to you as well.
You need to lead them. They're leading you, bro. You need to lead them to say, that's right. But instead, you're just saying, that's right. That doesn't mean talk more. That means ask better questions.
No, I really don't, but it do sound something like that. Yeah.
Okay, understood.
Well, that one, I guess you said they offered $135,000 for Perry Street? Yeah, yeah, man, that is an extremely strong offer for a cash offer.
Oh my God, yeah.
Why didn't you take up, take up on that?
Because they live in Arizona. Did you not listen to me the first time?
Arizona?
Yeah, called it. Because you didn't listen, because you didn't care. You care about the money.
Gotta sign a lot of papers before anything goes on, and I just got scared, bro.
What is this guy's name?
Curtis.
Curtis, dude. You're telling me it's super important for you to get $100,000, that's the only thing that matters. Somebody offers you $135,000, you're gonna let somebody being from a different state stop you? No, you're not. So tell me why you actually didn't move forward with them.
Yeah, you know, I don't— you know, there's so many people, you know, pulling tricks now that I'm really scared that you—
Pause. Somebody in my thing called The Real Ray Chapman says you're not professional, you act like a broke child. Cool, I don't care about your opinion. Thank you. And well, you might be richer than me, I don't know, so you might be. I might have to give you kudos, but I would probably doubt it.
Anything from my dad, you know, it's not that easy.
Yeah, no, I understand totally.
That's— and like I say, when I bought these houses, both the two that I have now, I paid cash.
Cash money.
Yeah.
And I don't want to lose out like that. I just don't want to do it.
Oh yeah.
Lose out. Like, how do you mean, man?
Oh yeah. Oh yeah.
Oh yeah.
Fuck.
How many times I got to hear this?
Yeah, no, definitely.
I mean, I would love to make a little bit of profit. I'm not trying to make a lot, but if I can make a little bit of profit, I will be more than happy.
But like, a little bit— he bought it for $55, right? Right, is that what he said?
I think so. I thought it was somewhere on there.
I didn't listen. A little bit of profit. A little bit of profit. Oh. Man, like, what do you mean by a little bit?
I say—
hold on, let me block this Ray Chapman guy.
Boo!
Sorry, I don't want to get distracted.
All new windows in that house on West Perry. I put countertops, new sinks. I did everything to that house, and it's still not what I wanted to be, but the house is in pretty Man, you keep doing all these repairs and stuff, like, and it's just not paying off.
Understood.
I don't want to just lose it, you know.
I'm sorry.
This is what you're doing. You're literally just being like, understood, understood, and letting him talk more, right? You want them to talk like you do want them to talk, but do you understand? Do you know what you want them to talk about?
You asking me?
Yeah. What do you want them to talk about?
Their pain, their problem.
You want them— you want them to only talk about things that take them deeper into pain. You don't want them to talk about random shit, bro. Like, they're not going deeper into pain from your questions. You're just going, mm-hmm, mm-hmm. You're letting them talk about whatever they want.
I don't want you to— what do you mean by losing it?
I mean, because you got so many flim flamers out there.
Oh, like a scam kind of thing?
Yeah.
Oh man, yeah. And I, I definitely think you got to be aware, you know, people can call you, text you, mail you on it. Um, but really the only thing I'd say, you know, being in this industry long enough is The only way they're going to get around you. And with that offer, what they probably did there, you know, you were like, oh my God, that price is so high. It was probably so alarming. That's probably the highest offer you've ever gotten, right?
Right, right. And it is.
Yeah.
So, yeah, he was like, bro, I don't even believe that offer is real. He didn't even believe it was real.
Like, yeah, I don't know exactly.
No, that's how you know he doesn't believe his home's worth shit.
How?
They were going to do it, but I can give you these two words of wisdom from what I've seen is that one thing they were going to do is get you to go under contract and they were going to go out there and walk.
One thing they're going to get you to do, they're going to get you under contract and they're going to walk out there, then they're going to come back and try and give you a lower price, right? Instead of saying like, man, I've seen this too many times. People just try to get you under contract and then they try to They try to almost extort you, right? What they do is then they have you under contract. Now they're trying to force you to take more and more and more off the price. But that's why you didn't trust them in the first place, because you know that anything over $100,000 isn't realistic.
Yeah, and then just drop the price.
Well, I figured that too.
The next thing is they were going to get you to sign the contract and the contract was going to have something in there saying to grant them power of attorney and access to list on the open market. So what they're going to do is they weren't going to buy it, they were just going to go ahead and list the property with a realtor and then just, you know, pay you what they agreed on and keep whatever, right, was it above it, right?
Well, I feel, I feel that way.
Got you, Curtis. I said Mm-hmm.
Yeah.
You're not leading this call at all, bro. You are not leading this call. You need to be leading him through the customer journey, which is introduction, pain, pain, pain, pain, pain, pain, pain. When you can't dig a deeper hole for him, then you sell him and then you get him to sign the contract.
I'm just—
Yeah.
You go ahead.
I mean, that's all I can say, man. And I can't promise I can get you to maybe that $100,000 range, but I know I can definitely get you approved for a cash offer that will make you profit.
What did you just tell him?
You're going to pay him his asking price?
I'm going to get you approved for an offer that You want to hear because of the price. I'm not getting you approved for an offer that's going to help you solve your problems. I'm going to give you an offer that I can make profit on, but I'm going to tell you that you're going to make profit.
Yeah.
Because you're talking only about price. We need to talk about what? What do we need to talk about?
Pain.
Pain. Problem and solution. This is the whole game.
And that will be convenient for you, and that will be a smooth process.
Well, the reason I say— the reason I said $100,000 is, I'm not even gonna lie, I put a lot of money into the house. And then, believe it or not, I came up— when I first bought the house, I got Slim Flim out of $8,500 in the very beginning. Um, guy came in, Mexican guy. I knew him real good. He had did work to another house that I owned down there. He did a very good job. I gave him a contract on putting his new floors in, and I gave him $8,500 up front. That's what he charged me to do it, and he ripped me off.
Oh my—
what do you do? He went in and messed the floors up. He didn't know what he was—
Good job. What did he do?
That's a good—
that was a good question.
Yeah, he messed them completely up. He wouldn't stay there and do them like he was supposed to do. So I end up— if you had went in there, it was unbelievable what he did. He wasn't— he didn't even do anything. He didn't even measure it right or nothing. So So I ended up losing $8,500. I had to take him to court and I won the case, but his business is not legal, so I lost the money.
Dude, it seems like everyone's just taking advantage of you.
That's a good question.
Oh my gosh, dude, it sounds like you're getting like head under the table, bro.
That's $8,500 cash.
And you still didn't end up with— what'd he do? Was he going in there doing like hardwood?
He was doing the— he was doing the putting down, I guess. I'm not sure. He was putting down, yeah, 20 guns I had.
Here's what we're gonna do. We're gonna skip you.
You can choose when that money comes to you. You can choose the closing date.
Bruh.
You cannot give them all of the— it's not all their choice.
Yeah.
I can give you the— I can— you can pick the closing date, you can pick the price, you can pick the inspection period, you can pick the title company, you can pick everything. No, stop, stop, stop, stop. Who has the leverage here?
Curtis.
No. Well, in this call, yes, but who should have the leverage?
Walter.
Yes, why?
Because he's distressed, looking to sell his house.
You have the money.
And I got the money.
He doesn't. Yeah, he's trying to sell because he doesn't have the bread and he needs bread. Yeah, to achieve some sort— he— so he can achieve some sort of outcome, which we don't know because your ass didn't ask the right questions, but He wants something with this cash. How are we gonna get him there? We're gonna figure out what he wants and then we're gonna figure out how much he needs to get there.
Yeah, and I had to spend $10,000 to remodel it.
Mm-hmm.
So, so this, this house, man, it, it almost seems like it's just— there's no profit at all, especially since you're just sitting there with somebody who's is, you know, not even paying.
Never end.
So just spending and nothing coming in too much.
Yeah, well, I can change that. I know I can. I can give you a lump sum for, you know, Wes Perry. It's just we got to find out a number that's fair, like we said, fair for, for both parties, and then He don't care about you, bro.
Fair for both parties?
Yeah. That's too one-sided.
Does the seller— You know, you want to make it one-sided. To him, you have— Negotiations is all about the perception of winning. You have to give them the perception that they're winning. But instead, you are giving them the perception that they're meeting in the middle. No one likes meeting in the middle. Everyone likes winning. You want to know how to win? You make them feel like they won.
I can give you whatever terms you want, bro.
Dude, I'll give you anything you want.
What the fuck, bro?
You sound like you are You sound— hold on, you're— I'm gonna get banned on TikTok, bro. You said— yeah, you sound like you are— how do I put this— on all fours.
Yeah, yeah, yeah.
Um, you can choose when that money comes to you, you can choose the closing date, and then on top of that, we'll cover all the closing costs as well. So there's nothing else coming out of your pocket. And then whatever you figure out with the tenant in there or your friend, you know, you just give them a heads up being, listen, I'm gonna have some guys come in here, they're looking at buying the property, you know, this is what we're going to close. Maybe start looking for a new place.
I don't know what your situation is with Bro, did you hear what you just said?
I don't know what— I don't know, I don't know, I don't know.
You just said, I don't know what your situation is. What's the whole purpose of the call?
To understand the situation.
We're 21 minutes in, you go, dude, I don't know what your situation is, bro. I don't know. Yeah, fuck her.
I need—
I really needed this though, JT, like Honestly, really, dude, I'm here for you, bro. That's him. Um, I'm actually going to onboard you like one of my actual real estate partners, okay? I'll literally do the exact same thing that we do in businesses across the country, and I'll do it for you for free. And I charge other people $20,000, okay? So I'll do it for you for free.
But that's really— you'll—
everything. But I want the best fucking testimonial that you could ever imagine. The way that you're getting on your knees for this guy, right? You do it for me without the sexual actions.
Cool?
Only thing you'll have to do.
Well, right now she's on the waiting list. She wants to know when I'm gonna do what I'm gonna do.
Oh, okay.
She can make sure that she gets someplace to go.
Okay, good.
You know, so, um, but the only thing right now, maybe it might be best if you call me back because right now I'm at work and I know these people don't want to keep looking in my face, you know, on, on their time.
Okay, let me, let me just ask you this here, is, you know, Gibbon will come in and we'll pay you cash for it.
Jesus, please, please help me not get mad.
No question marks, no funny business, just a straight up deal. Nothing coming out of your pocket. The number is net to you. What would you like to walk away with when it's all said and done?
Guess what he says. You know what he's gonna say? A hundred.
Well, why don't you do this here? Call me back. I'm gonna sit down and figure out exactly what I got into it, and, and then I'll give you a figure, because I haven't figured everything, because I just— matter of fact, the guy is probably putting in the last windows today.
Oh, okay.
You know, because they're brand new. I just bought them and I had, like I said, I bought two new doors, um, new cabinets, everything. They— everything is in besides, I think, I think the guy said—
let's do that and then we'll start with, uh, Perry Street first.
Okay.
And then once you see how easy and seamless this process was to cash out of that, you know, I'm you'd want to work with us again on the next property, but we'll get together again and then I'm going to go back to my head of finance and give you like a ballpark range.
Okay.
And then we'll take it from there. When's a good time?
So here's the thing about a 2-call close, guys. Only statistically and data— the data shows that only 40% or 60% of appointments show up. So by simply optimizing for a 1-call close, you 1.67x your lead-to-contract rate.
Time for me to call you back, Curtis.
Well, tomorrow I'm off. Tomorrow's my day off.
So pause again. You will increase your income by 67% by optimizing for a one-call close based on the math.
Duh. Tomorrow's your day off.
Okay. You wouldn't be able to do this evening?
Me?
Never ask for permission. Hey man, I have 2 appointment slots open. I have one this evening at 5 or I can do one tomorrow at 10 AM. Which one works better for you?
Be late on it.
Because guess, you dude, you've laid down for him this whole call. You're like getting ready for bed. Like you've got your robe on and shit and like he's walking into the room.
Yeah.
Afternoon. I don't know what time you could do it.
I mean, I really work all day. Maybe around 5, 6 o'clock.
Okay, try that.
Do you have—
try that.
Jackson Sudderth, I'm calling you.
Try that. He'll be like, ah yeah, try that. He's not answering. Did he? Did he answer?
No.
Called it.
Called it. He was like, oh, try that at 5 o'clock. You want to know why he didn't answer? Because you didn't get no commitment. The number one The number one, there's two reasons, the two things that increase show rate. One, they see value in the call because you created enough pain for them to have urgency to want to answer. And two, the number one increaser in show rate is appointment slots available because people are afraid of missing out. So you say, dude, I only have two spots left for the next three days. I got one tonight at 5:00 or one tomorrow at 11:00 AM. Which one of those works best for you, because I only have 2 spots left for the next 3 days.
Yes, it is.
Okay, can I send you my, my personal—
can I send you my personal details? Hey man, I'm gonna send you over my personal details really quick. Make sure you got these. Stop asking for permission.
Just so you have, you know, my name, company, email, all that.
Yeah, you can send it to me. I can't get— I can't get to it right this minute. Jackson Sudderth in the Outlook at all.
Yeah, I just want you to know who you're speaking with. My name was Walter.
Now you're introducing yourself? We're 24 minutes and 55 seconds into the call.
And the company was Bar Standard.
Yes, sir.
All right.
Okay, well, yeah, I look forward to speaking to you sometime this evening, Curtis.
Sometime this evening? No commitment? You didn't even—
Yeah, no. Fuck, dude.
Horrible, guys. Can we rate this call on a scale of 1 to 10 before I go take— I gotta go take a pee, then I'm gonna come back and I'm gonna cook his ass a little bit more. But guys, can we rate this call on a scale of 1 to 10? How good did Walter do while I go take a leak? Walter says 2. What do you guys think? Rate Walter's call on a scale of 1 to 10. 4 out of 10. Negative out of 10. Yeah, I agree. Guys, honestly, you know what? I would say this. I would rate the call a 2 out of 10. You know why I would rate the call a 2 out of 10? Why do you think?
Why do I think?
Why do you think I rate the call a 2 out of 10?
I didn't poke at pain. I didn't lead the conversation.
Oh, we know all that shit. You suck.
Yeah.
The reason I gave you a 2 and not a negative is because you had the nuts to make a call And 99% of these people who are cooking you in the comments won't ever make a dial. So you've already taken step one. And if you felt called out by that, I'm sorry, I don't know. I don't know, right? Thanks for the background. I love my background. Thank you. I don't know if you guys are making calls or not, but some of you guys aren't. Some of you guys haven't made a call ever and you're cooking him, or maybe you're not cooking him and some of you guys never did, right? But the truth be told is he gets a 2 out of 10 because he actually made the call. Was that the worst call I've ever heard? Probably. Does he suck at sales? Oh my God, he's horrible. I've never heard worse, right? But at the end of the day, he made the call. And that's 99% better than everyone else out here. Alright? Give me a second to take a leak. Walter, stay here. We're going to role play a little bit to try and help you get better because I'm doing a free mentorship for Walter because he sucks so bad and I can't see anyone else stay this poor for much longer. It's making me throw up. All right, I'll be back, guys.
Like this live, man. JT's going above and beyond for not only me but all you guys as well. And I hope I took notes throughout that whole phone call. And I hope that you guys were too. I took notes about that whole phone call. I hope that you guys were too.
I took notes about that whole phone call.
This is why it is super, super important to review your phone calls, not only by yourself, but someone who knows what they're doing. So if you're sitting on your phone calls and you think you're doing well and you just keep picking up the phone and making these same mistakes, makes mistakes, you're never going to close a deal.
Which, if they own the right property, is a hell of a lot more valuable than any gambling game.
I know, that seems like a whole lot of work.
I don't know, just buy them. A family's assistance. Once they can see that they're hooked, they're told.
That's right. They lure them in.
They use their leverage to make them choose the wrong path.
Guys, who else is ready for JT to close this $100 grand deal? I'm, I'm waiting to see this guy do this, dude.
I'm telling you, I think I can rip it. I think I can rip this guy. I definitely got this. I'll say this, bro, I was thinking about it downstairs. I hope I don't come off as a douchebag, all right?
No, this is exactly what I need to learn.
I'm just very honest, to the point. Guys, don't forget, I do have free shit in my bio if you guys want it. I would love for you guys to join, um, And you guys get a free call with me like this if you really want it. So you can do that in the link in my bio, which is cool. All right, let's see. Nikita. Good. Okay, so I got a new lead come in, but okay, let's do this. Let's do this, Walter, because I'm gonna call this guy in 15 minutes. Um, and if he doesn't answer, bro, I might pee my pants and cry, but I'm gonna write up the contract. We're going, but let's do this, right? So Walk me through, or actually walk me through one of your latest leads you didn't close. And I'm going to pretend to be that seller.
Okay, husband and wife last night, they just built a new home. They're looking to move out of their house. Everything's already packed up and they're deciding on whether they go with a realtor or cash offers. They're weighing their options. They want $280,000. ARV is $340,000.
Okay, let's do it.
I need to be at $190,000.
And they want $200,000.
$280,000.
Oh, $280,000. Okay, cool. Sure. Start it up. Let's start from— try to figure out why I want to sell. Just start from anywhere.
Do I go from the intro?
Sure, wherever you want. I don't know what your script is, so we can follow your script. And I'm going to just freaking tell you how sucky it is.
Hello?
Hello?
Hello?
Hey, yeah, am I speaking with JT?
Yeah, who is this?
Hey JT, this is Walter. I'm just— man, I was going through here. I guess my team had contacted you not too long ago about that property over there on JT Street. Yeah, I guess you were considering the sale of it.
I mean, you guys called me.
Yeah, no, I totally understand. We did call you. That's why I wanted to reach out in the first place. I wanted to know where you guys were at and— oh, fuck, I lost it right there.
He sucks. Let's try again. Dude, your intro sucks too, bro, right? Watch this. Hey, uh, Walter, can you hear me?
Yeah.
Hey, Walter, um, my name is My name is JT. I'm giving you a call because you actually spoke to one of my assistants a couple of days ago about your property here on 123 Main Street. They said you might need help with downsizing.
You use the pain like right off the bat, like, yeah, hey JT, I spoke with some of my assistants just a few days back. It looked like you guys are are getting ready to move.
You can say that, right? Um, but like, do they not tell— do they not get 4 pillars on the call or what?
Timeline, motivation, price, condition.
Yeah, they don't tell you what the motivation is in the notes?
Yeah, they do.
Yeah, so go look at the motivation and tell me what it says.
Oh no, this was a text lead. I'm sorry, they didn't say that. So I was like damn near cold. They just— all they said was, we're moving.
Oh, we're moving. Yeah, cool, utilize that. Yeah, yeah. So do an SMS lead instead. I set up, uh, here's what I would say for an SMS lead. Yeah. Hey Walter, Yeah, hey, yeah, hey Walter, um, my name is JTA. I'm giving you a shout because I had sent you a text a few days ago about your property on 123 Main Street, um, and you guys had mentioned you were, you were moving. Oh yeah, yeah, go ahead, go ahead.
Yeah, well, we've, um, we built our new house, we're moving out the place right now, we're packing up, we've been talking to realtors figuring out where we should go with it.
Oh, so you guys are like already committed to the next place?
Yeah.
And how—
moving out in the summer.
Oh, moving out in the summer. And when do you move into your next flat?
Whenever we sell this one, really.
Okay. Okay. And what happens if this new place gets built and you're still kind of here at this same place?
Well, I guess we'll just have to keep on waiting. And I mean, I've got money, so— but it definitely would help to spruce up the new place to have this place sold in about a month or two.
Right. And here's the good news, Walter, that they assigned me to your file because they thought I would be the best fit to try and figure out a solution to help you. Right. And really, the first call, it's pretty basic. It's more for me to find out about the property and the situation. Just to see if I can even do anything good to help you in the first place.
Okay, that sounds fair.
Cool.
I was looking, uh, realtor told me she was gonna throw my house on the market for $310,000.
And honestly, Walter, I don't know what I could even offer you yet, right? That very well may be true. I mean, I could be like all these other people, get you on the right, um, But I still have more questions about the property and situation just to see if I can even give you an offer I can firmly stand behind.
Okay, well, that sounds good. Well, it's got this, this.
Well, Walter, Walter, one second here, man. I want to make sure you have some really necessary information that I can make sure you have, especially if we get you approved. So are you going to play the pen and paper? Yeah. Notice I took control back of the call.
Yeah, control. And the, the way I had it, I just completely fumbled it because when I go with— when I start off with that, uh, sometimes I will, depending upon if we get an asking price or not. Yeah, how much do you want for it? And if they hit me with retail, sometimes off the bat I'm already like assuming I'm never gonna get this sale.
Yeah, okay, bro, let me— did you hear my story about the woman who was asking for $700,000? I told you the story. Have you watched the story on my page?
Uh, the call you just did, or—
no, another one. Woman—
I'll watch it.
A woman asking $700,000 for a property, right? We're on the phone for about an hour. She tells me she has a bunch of other offers at $580,000, $570,000, right? And I was like, ma'am, I was like, why didn't you take those, right? And she was like, well, I never really thought about that before. I'm like, well, help me understand. Like, if they're offering you $580,000 and like everybody's at the same price, what's held you back from moving forward? Well, he said— she's like, well, I've noticed this one thing that when I— whenever they send me the contract, they don't want to put in earnest money for like 2 or 3 weeks. And I'm like, oh, what they're trying to do is they're trying to get you under contract and then they're trying to go wholesale it. Right? I'm like, and what would give you the confidence like that someone would actually close on the property? She's like, I just want— I want to make like earnest money in within 3 days. I'm like, Walter, I'll have earnest money deposited by tonight. Right? She's like, you would do that? I was like, yeah. Guess how much I got her under contract for on that call? She wanted—
she want $700,000?
She wanted $700,000. She had other offers at $580,000 and $575,000. Guys, guess in the— guess in the chat what I got her under contract for. What did you say, Walter? Okay, what do you guys think on the call? What do you guys think? $410,000 is crazy. $560,000, Kiara says. $560,000. Walter was dead on. I got her under contract for $500,000, and I could have offered her $585,000.
Wasn't price Wasn't really pain, it was really the trustworthy partner.
It was certainty.
Certainty.
Yeah, that's it. She wanted certainty because all these other companies were going to beat around the bush for 2 weeks and drop her, right? I gave her certainty. That's what she wanted. Does that make sense?
Do you feel like you have more confidence speaking to sellers now that you actually have the ability to wholesale and land on properties and double close yourself?
Bro, I've been speaking like this Jackson Sudderth.
Yeah.
Right? Bro, my first ever Facebook lead. Okay? My first ever Facebook lead ever. Old woman, right? She had a 2.75% interest rate. Okay? I had no money at the time. 2.75% interest rate. Her house was worth $165,000. Okay? She had $100,000 left on her mortgage. Guess how much I bought her house for?
Me?
Yeah.
What was she asking?
She was asking for $140,000 or $150,000. Her house is worth $165,000. She had $100,000 left on her mortgage. Guess how much I got her under contract for?
$100,000.
I got her under contract for $113,000. Okay. I gave her $13,000 in her pocket. She wrote me over the deed to her house and I took over her mortgage. So, it was a 2.75% interest rate. I got— I put a credit card, a 0% interest credit card for the down payment of $15,000 or $13,000, right? And then I went and listed it on the market sub-2 for $165,000. Sold in 20 minutes on the market and I made $51,000 on the deal. Deal.
How old were you?
I think it was my 20th birthday.
Oh man.
Yeah, that's, that's certainty. That's confidence.
That's balls right there, bro. I have massive cojones, right? I don't care. I do this thing called earn them or burn them. My, my whole company has taught this, right? There's 3 options. Eric Cline also does this, and I don't know, do you have beef with Eric or what?
No, I like Eric.
Okay.
There's 3 options, right? There is hell yes, yes, or yo ass is hanging up the phone on me. That's it. I will stay on that call with you until we get a deal signed. That's it. There's no, ah, let me think about it. Fuck that shit. You know what? Let me think.
You know what?
Let me think about it means you missed something. You missed something. I'm nervous. I don't know if I want to move forward. I don't know.
I don't know.
I don't know. You're going to make them know by the end of that call, straight up. Guys, hopefully this Herbert guy's answers. I want to make—
I'm excited for this. I want to see what this does. You ran numbers. You said you're— I wanted to ask why you used a comp from 2023.
There wasn't many comps. There's only one other comp. And it sold for $1.15 million and it's smaller. It's 2 bedrooms smaller and 1 bathroom.
When you have properties like that where are very low on comps and there's not a ton of investor activity and you know you're dealing with a higher-end market and the buyer pool is going to be smaller, are you in your mind running to Novation instead of low cash?
No. I don't care. The only thing that matters to me The only thing that matters to me is the price I get it for. If I get it cheap enough, I sell off market. If I get it expensive, if I have to pay a little bit more, I do novation. I'm afraid this guy's not gonna answer the phone. Watch this, I'm going to frame this offer so good. You have no idea.
Fuck.
I will have to hang up when I call him back, but I'm just going to call him in like 2 minutes.
And this sale is contingent upon moving into his next place.
Yeah, so he needs it done.
So you're going to use the pain of not having this sold and not getting into his next house that's already ready for him?
Mm-hmm. Yeah. Watch this. I'm gonna, I'm gonna, uh, I'm gonna get this thing going here. I'm gonna go ahead and write up the contract. We gotta do a dance break, so I'm gonna hang up in like 2 minutes. I'm gonna do a dance break. I'm like really get, get in the right mood, the right mindset.
That's cool. I'm gonna be watching. I'm gonna apply what you told me today, and I'm gonna get you another call sometime soon.
Yeah, actually, it's not trash as fuck.
Okay, it's not trash as fuck. That's digging.
Bet. That's what I like to hear. Let's see. I can't believe you got banned yesterday, bro. As soon as you said that, I knew your ass was getting banned. That was so funny.
I didn't— well, I was cussing on the whole live, but I didn't know that word was what triggered it.
Yeah, no, yeah, that's, that's the word.
That's—
now I know it's definitely the word.
Yeah.
All right, dude, well, I'm going to be watching the live. Good luck. I really, really appreciate your time, and, um, you got my number. Let's get something going.
We're going to do— I'm dead ass, I'll mentor you every single day. I'll on boarding you like a real client.
All right, that sounds good.
I got you, bro. We'll talk soon.
See you, man.
Good luck. See you, buddy. All right, guys, see you. Anytime I see your face, you know what it feels like. Come make it feel— make it light to you. All right, let's get after this. Whitestone, here we go. We got to take this, guys. I got to do a dance break, bro, because I'm seriously— I'm trying to get that bread right now, guys. This could be the first contract. This could be the first contract. Of the entire 90 days, and it could be a $100K deal, first contract. This would be my largest deal to— this would be my largest deal to date. When I get a taste of your love, it's amazing, and every time I feel your touch Girl, you got my heartbeat racing the way you do it to me. Sorry guys, give me a sec. Uh, $700. Here's the thing, bro, watch how I frame this offer, guys. Closing date.
Here we go.
All right guys, let's do this. All right guys, we need a quick dance break. I got to get hype. I've got to get— I've got to believe that this deal is actually going to get done right now because I'm afraid this guy is not going to answer, bro. If he does, like, that's what It scares me. All right, all right, okay guys, quick dance break. I got to expect the best. I'm not feeling like he's going to answer, but that's okay. Let's get— let's get out. What, what song do we want to do? What song? All right guys, let's do this shit. Guys, please answer, please. Prayers, guys, let's do a quick prayer. Let's do a quick prayer. God, please let's get this deal done. I'm begging you, please bless me with him to answer the phone. Lord, please. Jesus' name I pray, amen.
This is Rocky.
Leave your name and number and I'll get back to you as soon as I can. This is Rocky. Leave your name and number and I'll get back to you as soon as I can. Thank you.
Hey, man, it's Jackson Sudderth. I was giving you a shout. I have put together something, took everything in me to get to. So, Hopefully, I— let's see, I have like 30 minutes, I think, before my next appointment. If you can get back to me before then. If not, no worries. I'll give you a shout this afternoon. No worries. But yes, I put something together I think you'll really like. Took a lot of effort, but we got it. Guys. This is why we optimize for the one-call close, because this guy told me his brother was calling after I've been on a call with him for 47 minutes.
Ah.
Guys, I'm gonna have to get hype again. I'm gonna have to get hype again. Give me a second. We got another lead. We got another lead. We got another lead coming in. Never close over text. He'll take that offer to somebody else. Onto the next deal is correct. You can't ever sit and soak. You ever can't sit and soak in pain. Can't do it. See if this next lead answers. My next lead's name is Jeff. As a beginner, depends on your lead source. Hi, if you record your name and reason for calling, I'll see if this person is available. It's Jackson. I'm calling about— you filled out one of our forms on Facebook. Jackson Sudderth filled out one of our forms on Facebook.
Hello.
Hey, Jeff. Hey, brother. Sorry, I was— I think I was talking to your little AI assistant robot there or something a second ago. Yeah. Awesome, man. So it looks like you filled out one of our forms on Facebook about this property here on Riverside Lane. Is that right?
Yeah.
Perfect. So here's the good news. They assigned me to your file because they thought that I would be the best fit to try and figure out a solution to help you. So this first call, it's really pretty basic. It's more for us just to find out about like the property and the situation, just to see if I can even do anything good to help you.
Okay? Okay.
Perfect. And then at the end of the call, once we do find a solution that makes sense for you, we'll go ahead, send you over a simple agreement to approve so we don't keep you waiting, because I'm sure speed is important to you, right?
Yeah, but I mean, why are you going to sell it for nothing?
I wouldn't expect you to sell it for nothing, brother. That's why I'm on this call in the first place, to see if I can get you something we can firmly stand behind that's fair for you.
Yeah, right.
Perfect. And once we do find a solution that does make sense for you, Are you in a position to be able to move forward? Is there anything else you think you need to figure out first?
No, I've already signed a couple contracts and told them people would shove it up their ass.
Wait, you signed a couple contracts?
Yeah.
And they just, they didn't close, or what kind of happened?
Well, they say this, that, and other thing, and then they come back and say, oh, we can't do Yeah.
How many times have you gone through that?
Twice so far, sir.
Oh, and over like how long have you been trying to sell it?
A month.
Okay. And this has all happened within the past month?
Yeah. Wow.
Okay. Okay. Well, thank you. Thank you for sharing that with me. I guess, can you give me like a little bit more of a rundown? Like, do you currently live here or are there tenants? Like, what's going on?
Yeah, this house was renting out and the guy supposed to be buying it, like the owner financing. Long story short, he was— now it needs work in these windows and needs flooring. He's got to bring a new roof. People say, oh yeah, yeah, we'll give you this. And then they go out there and they come back and say, oh, well, here, we don't want you to do this.
Yeah.
I've turned down 75. So.
Yeah. They've been baiting. They've been trying to bait and switch you. Yeah, it seems like that's pretty common these days though. Oh yeah, yeah. Okay, so the— just to make sure I understand this right, you said that you were renting it to somebody but then they said they were going to owner finance it?
Well, they were— they were— uh, the agreement was I was going to sell it to them, but they ended up going deal.
Oh no.
Oh yeah.
Were they at least good tenants?
Actually, not really. So paid on time, but yeah.
Are they there?
In October.
Oh God. And hasn't been—
there was people living in it that didn't even belong there.
Wow, so they've just kind of been— they were just running like a— I mean, was it drugs or what? What kind of— what was it?
They got arrested for drugs. Yeah, drugs and assault.
No way.
Yeah.
Oh my gosh, what the heck.
Okay.
And so the, the other people that were in the house, were they squatters or was it like they're—
Yeah, they were squatters. Okay.
And I'm, I'm assuming they're out now.
Oh yeah, they're out now. I got them out. End of March.
Yeah. And what, what were, what were they paying or at least supposed to be paying?
They were paying $1,400.
Okay.
But yeah, they paid more until October when they went to jail, which I didn't know that they went to jail until like, uh, probably January.
Did they just stop paying rent and you were trying to get in touch with them, or like, how did that happen?
Yeah. Wow.
So I'm I'm assuming they're still in jail then, huh?
Yeah, man.
Okay. And did they— I mean, do you know if they were manufacturing drugs in the property or—
Yeah, they weren't manufacturing.
Okay, I just want to make sure, you know.
I don't think nobody does that anymore.
Yeah, I just want to make sure we weren't walking walking into a crack house or something, you know. Got it, man. Okay, okay, cool. So say that one more time.
They had one bedroom that had a sex swing hanging from the ceiling and a bed.
No way!
Yeah, the room was painted black. Yeah, bathrooms were painted purple.
Oh my God, so they were just getting— they were some freak shows, huh? Man, yeah, that is crazy. So when you have—
is it—
they— you still got the sex swing up there?
No, my house cleaned out.
No. Okay. Yeah, I know.
Pictures of it with the stuff in it and pictures of it with the stuff out of it.
You might have to send me both just for the shits and giggles. So did you— I guess whenever they stopped paying, I mean, you went to the property and did you just walk into this?
Did—
or did—
were you like caught off guard or did you kind of know they weren't the best people? People, I guess.
Yeah, I mean, the guy, the guy who was supposed to be there, um, was a friend of a friend. And I mean, he paid him on time, he put the bars down, he was great about paying.
Yeah.
And then like for 2 months, it was unit came and said, I'm someone over there. And there's people there, and all like, uh, where's Steven? They said, he's in jail.
Oh my gosh.
Yeah, they said. I said, well, who are you? And they said, I'm a guard too. You guys, I'm in his house. They said, no, you don't. Steven. I said, shut the door. Call the law, put a trespass order on my ass. They had to follow me through here.
What the heck? And where do you live? Close or no?
About 45 minutes.
Okay. Yeah, man, that is— well, at least you have a good story to tell. Oh yeah, maybe that, uh, you put that sex swing on eBay, get somebody to buy it from you, huh?
I mean, I had to pay people to go there and clear it out.
They had money.
They had money.
5,000 washing machines. Wow. All in one. You could watch porn on it.
Oh my gosh.
Yeah, I was like, what the fuck?
Yeah, man, the rental property game, that's a challenging one. I don't think— I don't know if that's for me, brother. I think I judge people too much to walk in and see that. I don't know what I would say. Yeah, well, man, I definitely understand, you know, but just so I like have a true grasp of the rationale here, like, what's the main reason you want to like to sell to like a quicker close or someone like us versus like, I don't know, just trying to list it on the market with a realtor? I mean, even if in this condition.
Yeah, I mean, ours really bad. I'm done with it. I got, I got 4 federal indictments, so 4 I got it figured. Yeah.
Oh man.
So I, I can't get rid of it because I'll be probably leaving federal prison in October, maybe December at the latest.
What, what happened?
No, that's a whole other story, but I'll tell it to you soon. You know, feds don't like that Yeah, golly, man, you can't catch a break.
Well, that's the truth, I guess. At least you're looking at the bright side. Well, man, thanks for— thank you for sharing. Vacation, that might take— that might That might take some stress off of you, I'll tell you. Maybe— I don't, I don't know what they do in there, but I don't think they got the black painted walls and shit. Well, man, thank you for— thank you for sharing all that with me, brother. Um, that, that's really helpful, especially when I take that back to the team to get you approved. But just, I guess, now that we've talked about that kind of the situation. Can you walk me through like the house? Like walk me through the outside?
Like the—
is it a good neighborhood or—
well, I mean, the house is built in '72. It's near the— it should be right beside the river. I mean, it's not on the river, but it's within a block and a half of the Congaree, you know, if you're familiar with the Congaree River. But it is It's in a floodplain. Mm-hmm.
Okay.
Okay. And you gotta have flood insurance on it when I had it financed.
Right.
Okay. But I don't owe anything on it. Got it. And it's 3-bedroom, 2-bath brick home. Um, it needs windows. It's got a new roof on it. The house was built in '72, it had aluminum wire in it, but all aluminum wire was taken out and replaced with copper.
Yeah. All that. The wiring was done within a year.
Yeah.
And these windows and these floors needs paint, needs some drywall work. Yeah.
So it needs a pretty Pretty hefty rehab. And I mean structurally though, like anything wrong with the structure that you know of or no?
Yeah. Okay. Yeah, you— like I said, the roof and the electrical wires down here.
Got it. Okay. Okay, cool. And let's see here. Do you know what— I know you said the flooring needs to be redone for the most part. Do you know what kind of flooring it is?
Whatever time you want to put it in there.
Yeah, yeah, so it just— we got to rip it all up for sure. Yeah, okay.
Yeah, I mean, but you— it's like when I bought the house in 2002, had carpet in it.
Yeah, okay.
I took up the carpet Yeah, the living room, the kitchen, they took up the carpet. The delivery made the hallway, you know, put ceramic tile on the bathrooms and the floor, living room, the hallway, and the kitchen, in the dining room.
Now they took out the tile. I don't remember what's in the damn bedroom, you know, paying that much attention, but they took up the tile. They put, um, laminate flooring on part of it, and then they started doing travertine on the floor.
Okay.
And they could— it had French door in the back. They took it out and put a slider in, but they never really like trimmed around it.
Yeah.
They like the brick mold at the bottom. They busted it up. I don't know what they were planning on doing there, but like the bottom course of the brick, right? It's just all like a mess.
Yeah.
And it's got great foam around the door. Um, they should fix your work. And some stuff at work because apparently a tree limb fell on the overhead power wire going to the pole and it ripped the mast down above the electric meter and ripped the plywood up there, but all that's fixed. I gotta say, if you send me your— what you call it— I ain't sending pictures of this shit.
Yeah, yeah, of course.
Yeah.
And with this specifically, man, I mean, it kind of sounds— I kind of have a good overview, I guess. But let's say this, like, let's say I gave you a $100,000 gift card to Home Depot. Like, what would you do to get this property HGTV ready? This guy's in serious pain.
Seriously. Floors, paint, um, some drywall work.
How about like kitchen, bathrooms?
We'll probably put— it's got a 48-inch shower in the one bedroom. And that looks like it needs a pan replaced on it. Mm-hmm. Or like the moldy at the bottom, it's like a 3-piece. So 2 pieces on the wall and 1 on the floor.
Yeah.
It's got some mold growing right there on the wall because it was nasty. I mean, I have a GC license for the state of South Carolina.
Yeah.
Yeah, sure.
Okay. And I know you do have your GC license, right? So let's say, for example, you were to fix it, how much do you think you would have to put it to make it absolutely perfect, like ready to sell, top market value?
There's a lot of variables there. Yeah, you can go with— it's got from my countertops. I mean, you're going to get with granite, you can go with a travertine tile down. Yeah, it's kind of a hard question.
I mean, totally.
The neighborhood's not going to be one that people won't come in there and want travertine floors in, so it's surface countertop.
Yeah, so I'll tell you the truth, man. Like, there is one— there's one house, it's really beautiful. Um, it's like brand new deck, brand new appliances, you know, brand new plumbing, brand new everything. Um, and that's kind of what we're basing our numbers on. And they've got like top-notch, top-notch stuff in there. I guess like if you were to put in like granite, you were to put in like or maybe even butcher block per se, and do like a— really make this thing like beautiful, like kind of top-notch. I mean, how much do you think you would put into the property?
Oh, no more than $40,000. That's like top-of-the-line shit.
Okay, got it. Okay, okay, it's perfect. Thank you, man. So yeah, thank you really for sharing all that with me.
Um, and just 1, 2, 3, 4, 5, 6, 7, 8 windows in the whole house.
Yeah, yeah. Okay, I mean, it does definitely —be replaced.
Only one has been replaced. Oh God.
Yeah, okay. Alrighty, so here in a few minutes I should be able to take this back to the team and get you something that we can firmly stand behind. That way you don't have to deal with these other companies bullshitting you and dragging you out and then trying to drop their price on you. How much did they offer you?
They were coming in from $40,000 to $75,000. Right.
And the ones that came in, like that you signed a contract with, which, what did they, what price did they offer you? $75,000. Oh, $75,000.
$75,000 and $65,000 is what they that you actually signed the contract with.
Yeah, I got it. Okay. Yeah. Um, I know we have some big things coming up, so I'm assuming it needs to get done by then. Um, but what is like the absolute deadline that this needs to get, get done by?
I'd say 30 days. 30 days.
Okay, let me write this down. I'll take it to the team. Okay. And then is there anyone else who might even be like a tiny bit concerned that you're going to sell? What did you say? Sorry. Is there anyone else that might even be like a tiny bit concerned that you're going to sell? Like that you're gonna sell? Like maybe the crazy tenants, like coming back after us, or like maybe a crazy ex-girlfriend? I don't know.
My name only. Oh God. Yeah, great.
Okay. And it is paid off? No liens or judgments that you know of or anything like that?
No, I mean, I know I haven't paid the taxes on it this year.
Okay, awesome. So I guess with everything being paid off for the most part, just a couple bit of taxes, like, what do you actually need in your pocket in order to be able to not have to deal with this property ever again?
I mean, if I can walk away with 80, I'll probably let it go.
80? Man, you just told me you accepted an offer for 65 and 75, and they had to come back and ask for lower. You know, I mean, I want to definitely try and help you out here, but I mean, yeah, I mean, you know this. I mean, you've seen other investors, and when we looked at what other investors were offering, it would be, you know, into the $40,000 range. All right. I mean, again, that's not our offer by any means, but that's what like a lot of other investors are buying properties for cash out here. That like, I'm assuming if they offered you something like that, you you wouldn't be able to get this done for them?
I mean, I could do whatever I want, but I'm not going to give it away. I'll take money and stick it back in there and I will put it on the market.
Right. And that's definitely an option.
I'm not hurting.
For sure.
That's what everybody acts like, I'm hurting and they're just going to come in and lowball me and it ain't going to happen.
Right. I get it. And honestly, at the end of the day, like, your best—
I got a backhoe. I'll go down there and rip that son of a bitch down.
And really, man, I mean, that may be the best fit. I'm not the kind of guy who tries to convince you to accept something that doesn't make sense for you at all. I would rather you be really confident and be really confident in what you're moving forward with and feel comfortable with it. And only if the solution makes sense for you would I ever want you to— want you to take it. All right. Um, and again, like I said, that $40,000 is like by no means our offer. I'm just trying to like understand what I should do in the case that our team comes back in like a little bit lower than, than you and I are hoping for. Um, okay, so go ahead.
I had signed contracts at $85,000. And one guy, he come back and offered $75,000. He fucking sent me one for $112,000. I'm like, I'm gonna look at the house first. Yeah. Because even in pristine condition, the houses in that neighborhood are only going for like $150,000, $160,000.
Yeah, and that's in like perfect condition.
Right.
Yeah. You know, and so I also agree like that they didn't do the research and they were just going to do the same thing everyone else has been doing to you. When I give you a number, I'm not the kind of guy who's going to come back and be like, oh yeah, I need it for cheaper. When I give you a number, I'm ready to close. Like, that's how we— that's kind of how we work. Like, the only way is like if I get there in the structure, like we talked about structure, If like the structure is completely bad, like obviously we'd have to have a different conversation. But I know what I'm getting into. And when we talk about this, when I take this back to my team, they're going to give me something that we can firmly stand behind. And then at the end of the day, they might come in lower than what you and I are looking for. But I'm here to honestly solve problems. If you and I have to figure out a solution to go back to them and try and talk them up, we'll do it together. We'll figure it out. I'm not gonna— I'm the kind of guy who's a problem solver, so we'll sit on this call until we figure out something that makes sense for you and it's fair, okay?
And I was also informed by one person who— I didn't mean to call back, but she told me that when she looked that one guy up, that he was a wholesaler.
A wholesaler? Which apparently—
yeah, which apparently they just want to For the house. I don't know.
Yeah, so I mean, people will come in a lot of the times, man. People are going to come and offer you something because they think that they can probably sell it for a little bit of a higher price. But we, to be honest with you, if we can't close on it, then I'm not even going to offer you it, right? It just doesn't— I don't have time to waste because it we spend. So once we start our inspection and get our contractor team out, we have to pay our employees $1,000 every time. So if I'm just going to tell you some BS price with the hopes that you come down after we inspect it, it's just like not worth it for you or I either, you know? So when I tell you a number, I'm going to do everything in my power to get it closed unless something unforeseeable happens. So we're not going to come back and ask you for a retrade or anything or like to like trade on the price. When we tell you something, it's like, okay, like all we need to do is get in to just confirm that, you know, everything we've talked about is the truth and we'll get it closed out from there. Um, okay, man. So I mean, I know we've kind of been struggling around on price, but let's say we at least get you enough in your pocket to— that makes sense for you and helps you get out of here within the next 30 days like you told me you wanted to do and make sure you never have to deal with this thing again or deal with these shitty tenants or taxes or anything like that. Like, would you have any concerns at that point?
Far as what?
Closing? Like, yeah, would you have any concerns about like our process or anything of that nature? Or you just at this point it's like, let's just, JT, like get this off my hands, man. We got to figure this out.
I ain't got no questions about your process. I'm pretty sure it's the same as everybody else does.
Yeah, I just, Jeff, I honestly, I just want you to be confident in who you're working with. So like, I want to make sure that you and I are on the same page before I give you an offer. It's more important that you're confident that we can actually get this done for you so you don't have to go through this again. Of having to lock it up with somebody who doesn't really know what they're doing. And then they just come back and try and get you lower so they can sell to somebody else. I don't want you to have to go through that. So I want you to feel confident in who you're working with. So, all right. So what I'll do from here, Jeff, just give me a couple of minutes. I'm going to put you on a brief hold. I'm going to— I typed in all of your info, like the information from our call. I'm going to walk this down to the underwriting department. I'm going to go through it with them, and then I'm going to see what the best I can get you approved for is. And in the next few minutes, I'll come back off of hold and I'll tell you either A, an approval, and that approval is going to be attached to a file number, which that file number is JC-2738, and I will send you that via text if needed. And then If they deny an offer, I'll come back with a reason why. Okay? Okay. All right, brother, I will be back in one second. Just putting on a brief hold. All right. That's fine. Okay, guys, this guy is in serious pain. He feels his pain, but he keeps trying to pull himself out of pain. This might be a little bit of a challenging close. All right. This might be a little bit of a challenging close, but I think I can get this done. I think I can get this done. He's in a lot of pain. He's in a lot of pain. This is lead number 4. Come on. 180.
The water in pool come up 3 inches.
180. Not quite. 185.60. My maximum offer is It's really hard to tell with the sun shelf like that. My maximum offer is honestly going to be like $49,000, or my maximum offer is gonna be like $50K. So I'm gonna offer him like— I'm gonna be honest, I don't even know what to offer this guy. Yeah, my maximum offer is like $60K, or my maximum offer is like $54,000. So I need— I'm gonna make my first offer at $44,500. He will know I wholesale it, but he doesn't care. He just cares about what he walks away with in his pocket. Yeah, you're pretty close, bro. This is like a pain in the ass, this guy. I hate having calls like this though because I have to act like I'm bored. Like, I have to talk like this because this guy, you have to match their tonality and their energy, and this guy's like this. Yeah, yeah, yeah, he's about to go to prison, right? So ARV is $185,000. I'm assuming about $65,000 repairs. Probably. All right. Hey, Jeff, can you hear me? Yep. Hey, so I took it back to them. They're reviewing it right now. They asked me to ask you a couple of specific questions really quick. I want to pull it up. They would like me to ask you a couple of specific questions just so we can give you something that will firmly stand behind so we don't have to deal with anybody else. Okay. Do you happen to know, like, I think you— we had talked about the roof. Do you know the exact age of the roof? Don't know the exact age.
Oh yeah, yeah, it was May of last year. Okay, May 25th. Cool, cool.
And what about, like, um, what about the AC? The AC is not there. Okay, it's gone. Okay.
Yeah, the, um, I don't know who did it, but when I got there, it's got a 10.5 split system in it because I put it in there. Because when I bought the house, it didn't have a central AC in there. It had baseboard heaters. Yeah, yeah.
Okay, I put the central heat and air in it.
It was a 10.5 split system.
Okay, and it's a— is it a slab or a —crawlspace.
It's a crawlspace. Awesome.
Okay. And then do you know how much your flood insurance was?
I think it was like $1,100 a year. Okay. $900 to $1,100, it depends on, I think last Here was around 1,100.
Yeah, okay. Everything's going up. Yeah, always going up, brother. You found that out, I'm sure. Um, and then it's, it's on— is it on sewer? Yeah, city water sewer. Okay, yeah, awesome. And then Last question they had. Do you know if there's internet available, like fiber optic internet?
Oh yeah. Okay. Yep, there's even fiber optic cable TV available. Beautiful.
Awesome, man. Okay, so I'm sending this back to them. I'm about to take it back to them right now. Just really quick, if we do receive a final approval, It's going to be attached to that file number we discussed a second ago. And then once, once you agree to it, we'll send you over a simple 3-page agreement you and I will go over together. It's basically just going to outline like how the process works. You've been, you've kind of been through it. You haven't got to the closing table because people weren't necessarily as honest as they should have been. But you kind of understand how the process works. But we'll walk you through it. It's written in 3rd grade English, not to insult your intelligence, just to to make sure everyone understands it. And then once it's approved, within 72 hours, we'll send a member of our team out to the home just to make sure, like, to verify condition that we've discussed here. Again, like, I know what we're getting into. We're really just checking for the big, the big ticket items at this point, like the HVAC and the— not the HVAC, the foundation, any structural issues and stuff like that. And then once we have pictures in hand, we're just going to share them with our contractors to get an accurate repair budget, and then we'll possibly show it to the open part of market to make sure we get this thing done and the price in your pocket in the timeframe that we promise you. And really, from that point, you just sit back, relax, and get paid. Do you have any questions about that, or are you just ready to go see if I can get you a final approval?
What other questions would there be about it?
Nothing. Maybe like, I don't know, maybe if a pretty girl comes with the offer. She doesn't, by the way. Yeah, that would sweeten up the pie a little bit, huh? It depends, right? It always depends.
Yeah, that's what got me in the situation I'm in.
Oh, shit. Maybe we shouldn't attach that with it. Maybe a good pretty girl this time. Awesome, man. Just give me— Yeah, just give me a couple minutes here with the team, man. I'll be right back. Put you on another brief hold. A couple minutes. Okay, guys, here we go again. I got to get in the right mindset to close this dude. So Let's do that. We got to put this— we got to go. We have a dance break, a pre-offer dance break. What offer is this for me for the day? Okay, so this is offer number 2 of the day, but our third dance break of the day. Hey, keep these niggas up. I'm just 17 with a whole lot of money. Fuck you, bitch, I hop up out that coupe. Slap me ho if you don't like me. Uh, let's see, I need one more. We're gonna have to do a Chris Brown song because I need to get in my light skin mode. That's when I feel my most persuasion. When I get a taste of your love, it's amazing. And every time I feel your touch, ain't nobody got my heartbeat racing the way you do it to me. Ain't nothing that you can do to make me live. Only want to get through to me whenever you're ready, girl. I'm first in line. You got to know, ain't like your ex, baby. Okay guys, I've got to lowball this guy. But here we go. Fuck it. My first offer, $45,000. Hey, Jeff, can you hear me? Yeah. Hey, man. So unfortunately, it did come in right around where I was thinking it would. Looks like the best we could get you approved for is $45,000, which will put of course, $45,000 in your pocket at closing. So that way you never have to deal with this thing again. Now, I know that's not what you and I were hoping for, but will that at least put you in a better position than you are right now?
No, it won't. Okay. But thanks for your offer.
Well, man, here's the thing. This is how my underwriting team usually goes. He hung up the phone.
Fuck.
Hi, thank you for calling. I'll see if this person is available. It's JT or it's Jackson, either or. We just have to go to my underwriting team and give them a reason to talk to him. So let's figure it out. A way to get you done in 30 days, brother.
Thanks. Please stay on the line. I'm sorry, this person is not available.
Fuck, you gotta be kidding me. God, he was a pain in the ass too on a call. That was so— bruh. This dude's about to go to jail. No one's paying him for the property. Hey man, that's just offer number 1. So this is my 3rd offer. So I usually close 1 out of 4 leads. So I only have 1 more lead to keep my streak. Hey, let's just, let's just, let's take the time. Golly, this shit is mad annoying. He was looking for $85,000. This guy's ridiculous. He literally goes, houses fully fixed up are worth $110,000 in the— or $150,000 in the neighborhood. It takes $40K, right? Like, this guy's ridiculous, but that's okay. We're gonna figure out a way. We're gonna call this other guy back. Hold on, guys, I have to use the restroom really quick, right? Give me a second, I'll be back. In the meantime, watch this, guys. I have a free course for you guys. I have a free school community. If you guys want to join, everyone gets a free trial of it. You even get a one-on-one call with me. I will personally onboard you one-on-one, literally with me. You can have a personal call with me. It's the link in my TikTok bio right there. You can go click it. It's completely free, a completely free trial. I got a bunch of free stuff I give away. You even get a one-on-one call with me and you get weekly coaching with me. But guys, I have to go take a leak. I'll be back in a sec and we're gonna try it. We're gonna try this whole tail deal again. Yeah, we scheduled a follow-up, but he didn't answer.
Oh gosh.
Ah, no, most honestly sellers aren't usually this stubborn. That guy's just a pain in the ass. Naughty Slim. The hell is this? Somebody told me to play Naughty Slim. Oh, it's a— it's artist. Play this song. Oh, what song by him? What song do I play by him? Amen. No, what song do I play? Oh gosh, we're going to call this other guy back at 3:00. Lego, Lego, Lego, Lego, woke up in the morning like, man, I'm I'm blessed. Took a look inside that mirror like, goddamn, I'm fresh. Take your shoes off in the crib, show a little respect. She want a nigga to chase her, I'm confused, perplexed. Smoking on that good side, do it look like a nigga stressing? I got bad bitches texting, talking about they interested. You couldn't even ask my classmates in school, I've been a freshman. Bitch, I'm dripping water, you gonna need some swimming lessons. She want a nigga to Gigachad. Bro, okay, guys, I need to get a deal locked up today, bro. I gotta get a deal. I gotta get a deal locked up today, guys. Okay, did I get any more leads come in? Waiting on the Sunshine Boy, I think I need that back. Hey, Queen, moving like that. All right. Let me update call notes for this guy. Okay, so let's put in the notes. This guy's completely delusional. He wants way too much for his house. And he hung up on me once I offered him $45,000, which is more than a fair offer. ARV, $185,000, probably $70K repairs with this specific property. He's locked it up at $75,000 and $85,000. No one else has been able to move it. I think my MAO is about $55,000 to $60,000, somewhere within there, or $54,000 I think was my MAO. So we need to get it at this price. Yeah. You know what it feels like. I'm in Miami, all right. There were squatters in the property before. He's going to jail, federal indictment in 4 months, and he wanted a 30-day deadline. So it's just, let's play hot. Let's call him once a day. He should have been a— he should have been a close. He should have been a close. I'm actually kind of pissed at myself. Who else did I make an offer to? Okay, so Hobart Kelly has made an offer. Offer has been made. So high-quality leads. We're optimizing our Facebook campaigns for pain-based creatives. We do pain-based creative Facebook campaigns. Waiting on the sunshine, boy, I think I need that back. Can't move it like that. Delusional. All right, now let me write the notes for the first guy. I cannot believe I did not close him, bro. Great question. What could I have done differently there? So I think I could have dug deeper into pain. The guy did not want to open up. I got him in pain for about 15 minutes, but I couldn't get him anywhere deeper than I— I didn't get him deeper to where I usually want him to. He was just not a very easy guy to talk to. He was like, It was like super not fun talking to him. And there was a pain point about a girl that he showed me at the end, but he didn't talk about a girl until the very end. He said, "A girl's what got me into this mess in the first place." Right? And so if I would've uncovered that sooner, I definitely would've been able to do it. So it's completely my fault he didn't get closed. But yeah, I definitely, there's always ways to improve. Bro, Aaron, he didn't really need the money, but the dude's going to jail, bro. The dude's going to jail. Like, he literally has no option. Actually, let's find out what he did. Let me update this. Hobart wants $700,000 minimum. That's his very rock bottom. I think we can sell it on the market right now for $925,000. It's a whole tale.
Perfect hotel deal.
It's a perfect, um, whole tail deal. I don't do it like that. Yeah, I mean, he might. Him and his wife are on the same page for $700,000. I offered him $640,000 to start, he said no. We stayed on the phone for 15 more minutes, then he said he had his brother call him. Hopefully that call with his brother went well, but I'm waiting now. We need to get this thing closed ASAP. We were supposed to have a call an hour later at 2 PM Eastern. He did not answer. Guys, so at 3 o'clock, we're going to call him again. 3 o'clock, we're gonna call him again. I knew I had a gut feeling he wasn't gonna answer. I've done too many of these freaking things. I have done too many of these calls to know he wasn't gonna answer. What are you willing to do? Oh, tell me what you're willing to do. Oh yeah, baby, tell me what you're willing to do. You might want to chat in person, take a trip. I'm not taking a trip to his house. He's going to federal prison. You guys want to know what he was going— you guys want to know what he's getting indicted for? Let's see if we can find it. Waiting on that sunshine, boy, I think I need that back. Let's see what he's going to prison for. Jeff Kaiser. Where is he from? I Don't Give a Fudge LLC. That's literally US versus Kaiser. Holy shit. Yeah, here he is. Watch this. Wow, US versus Kaiser is crazy. Jacksonville's a good market. US versus Kaiser, here we go. No, that's not him. Party types, where the hell he— South Carolina. Pacer model. Okay, I can't— okay, I'm gonna have Claude do research on this. I need, I need the breakdown of this entire case, Claude, please. Claude, do research on the case and please give me a full breakdown, please, of what happened. What's the secret, bro? Peptides, bro. My, my skin is like not that nice, bro. I don't know what it is, for real. I actually really love— I love, um— oh shit, I have plans tomorrow too. Automatic supersonic fits, man. I'm monkey fresh. Let me see you two-step high. I— The clock is ticking.
Who is this?
Okay, guys. You can't find him anywhere. USA versus Kaiser is crazy though. Uh, I'm getting like 3 leads a day, $6,000 budget, 2 to 3 leads a day. Sealed grand jury ballot of Jeff Robert Kaiser. Okay, let's go on this app I got. I— my favorite way to close is cash for sure. Jeff Kaiser. This is— I cannot believe I did not close him. He'll come crawling back though. What's his middle name? Robert. Found him. 107. Um, weapons manufacturing. Yeah, bro, drugs and everything. That's probably— he probably was drug dealing to the person living there. I have worked with a realtor portfolio on off-market properties before. Okay, what's the deal here, guys? Let's call this guy back.
All right, bro.
Snow, guys, can we get this dude? All right, let's call this dude up. Bro, this guy's not going to answer my call. I'm sick to my stomach, bro. I'm so sick, guys. We had such a— we had such a good day. I got 2 leads today and I didn't close either of them. One of those was definitely closable too. One of those was definitely close. Well, what ad creatives are you running? No, I'm out of leads for the day, Bill. I'm out of leads for the day. I've been going for like 4 hours. Um, why don't you— I do, I always double dial, but I didn't double dial him because I've doubled out him too many times today. I don't want to show up as spam. All right, let's see. We like to run at— so with Andromeda, the new Facebook ad update— oh shoot, they can't even see me here. With Andromeda, with the new Facebook ad update, we try to run different messaging and different creatives throughout. So we try to run 20 creatives per ad set. So like at any given time we're running so many creatives, it's insane. I'm running ads like almost nationwide right now and all my favorite metros across the country. Do I wholesale vacant lots? Yes, I do. I have like 4 under contract right now. Actually, it's a lie, I have 6. Bro, the market's always changing, bro. It's a very hard— it's a very hard market landscape we're in right now. Just in general. Dang, bro, that was such a— that's such a closable lead. That's really bad on my behalf. Can you call the other guy's seller that you're going to mentor? Oh shit, Walter. Let's get him. Let's see. I like Run It Remote. Yeah. We do pain-based creatives for every single thing. So we do foreclosure, inherited, divorce, everything you can imagine we have a creative for. The reason being is Andromeda works best with different messaging and different people. You wanna make different levels of awareness though, different levels of awareness campaigns. So I would do like 5 ad sets. So I did like one CBO, I would do one CBO, campaign budget optimization, I'd do 5 different ad sets. The first ad set I would be like unaware. Then second would be like a where. And then third would be like retargeting. I would just do those things. And I would just hit them from different messaging angles. In this current market, a lot of pre-foreclosures are happening. We get a lot of— honestly, it's a mix. It's rarely divorce, but it's a mix of all the other ones, realistically. But divorce, a lot of times divorce causes other things as well, not just that. Does that make sense? So like, yeah, they might, like, they might, divorce gets them locked in, but what really gets them like understanding it is different. Or what gets them really, like, what gets them really targeted and motivated is not divorce, it's the financial distress the divorce caused. Foreclosure leads are like the worst leads to work ever. They're so delusional, it's insane. How did I not do that, bro? I'm going to sit here, I'm just going to chill for a little bit, see if any new leads come in. Um, we've been going for like 4 hours. I'll sit here for a little bit longer if you guys have any questions. Of course, you guys know I got the free stuff in my community, or the free stuff in the link in my bio. Um, but at this point, let's see. Aaron, a daily mentorship with me, bro. It's going to be something like $20K. I'm not going to lie to you. It's a lot of money. I'm just like, I don't have time to— I still run a business. So if I'm going to do it, I'm going to do it because it makes me money. I have options, but baseline, it is $20K. But we have a bunch of stuff on Arkham, like the free stuff in my bio. You're welcome to take on. I just take it and run with it. Here's Curtis. Hey Curtis, man, spoke to my guy Walter a couple days ago, man. He said everybody just love on you. Here we go, we got another lead.
Hi, if you record your name and reason for calling, I'll see if this person— I just lost the clothes too.
Uh, JT, I'm calling about, uh, this West Perry Street place. Thanks, JT. Please stay on the line. My biggest deal is $53,000. It was, uh, in Knoxville. He— I never got that— the one guy back on Call Walter. I'm sorry, this person is not available.
If you would like to leave an—
double dial. Hi, if you record your name and reason for calling, I'll see if this person is available. It's, uh, it's JT. I'm calling— you spoke to Walter a couple days ago. Thanks, Walter. Please stay on the line. I'm sorry, this person is not available. Boo! Guys, I'm so sick. I lost 2 deals today. One of them is closable, but he's gonna list it on Monday if I don't get him soon. It's a $100K profit deal, bro. What about running problem property ads? Yeah, we run all of that. Every single messaging, every single pain point that a seller would have, we run that messaging. Guys, I think I'm going to just get off here, shower. I really want to go watch the Kentucky Derby. I really want to go watch the Kentucky Derby.
So in my 20 years of—
you guys should go follow me on IG too. Stone cold closer like me in the car industry. I would run outbound leads if I were you, through like a cold caller SMS campaign, and absolutely tear up everybody. If you're a stone cold killer. What's the worst states I've targeted? Uh, like North Dakota. We've had a couple leads from there. Like Kansas, like the middle of nowhere in Kansas. We can tag team her, bro. Walter with the crazy, the crazy text. Send me the address to text. Send me the address to text. Send me the address to text. I'll call her here in a second. Here we go, going to search it up real quick. Here we go. Oh shoot. Hold on, you might have a deal, bro. You might have a deal. Text me the situation too. Hold on, text me the situation too, guys. We might have a deal here. We may or may not have a deal here. 3, 2, 15:50. Perfect comp, bro. This is going to be an ovation, bro. It's going to be an ovation. Can I FaceTime you or not, Walter? Can I just FaceTime you, bro? Cool. Make sure you guys can hear Mr. Walter here.
Yo, twin, I was like right there. I, I banged her up for 45. You just gotta come in here and, and make it fountain, you know what I mean, dude? Let's see, I come in here and just seal the deal, bro. Um, okay, it was her, it was her childhood home. She had previously bad tenants who didn't pay, and she was on the verge of pre-foreclosure. Um, she wants to sell it in 14 days. She wants All cash. She's been working with like 3 other investors. Um, and she's— she was asking $285,000 originally. Her bottom line is $245,000. But I just couldn't see us coming up to there. Every way I ran numbers with ARV, it's like $215,000, $225,000 is where we'd have to be at to sell it.
We got to get her bought in for Novation. Yeah.
Because she said she has other offers on the table that are $265,000, $285,000, but I think they're novation.
They're just not telling her, dude, that they're cappers, bro. She knows this place is not worth that much. Okay, let me think of how we can do this.
She said she signed an agreement today. I got commitments like 3 times all throughout the call. I used exactly what you applied. I was like looking over my notes and I had a 57-minute call with her.
Good, good. All right, bro, three-way us into a call.
Really? Okay, where we left off was, here's my offer, I'm gonna go back and see what I can do with you. So you need to play big dog head underwriter manager role.
I'm gonna play the manager role. Okay, um, What does she— what does she dead serious need to walk away with?
Um, she told me she had a mortgage, but she didn't tell me how much it was. She said that— I know her bottom line is $245,000. I don't know what her walkaway number was though. I didn't get that.
My mistake. Let's give it a shot.
All right, let's do it. Fuck it. Let me get her back on the phone.
Hold on. All right, bro. And you can 3-way me in or what? Yeah, I can merge you.
So are you gonna like avert to, this is our other, other option, we can get you more money but it's just gonna take more time?
No, I'm gonna, I'm gonna, I'm gonna get on the phone like this. What's her name? Yvonne. Yvonne, can you hear me? Hey Yvonne, so Walter just walked me through your situation, right? And he told me that it's like really important for you to get that $245, is that right? Okay, perfect. So, Yvonne, it's— I'll be honest with you, right? If you want like a super quick close and you want this thing to be like done within a jiffy, it's just— there's just no possible way we can do that, right? But as long as you get your price in your pocket and we don't charge you any fees, we don't charge anything like that, and we still get it to the closing table within, I don't know, like 45, 60 days, would really anything else matter at that point? Because I'm going to give— I'm going to give Walter the ability to allow you to take place in our family placement program, which we don't take everyone. But I did an analysis of your property and it looks like it would be a good fit for this program. And the only thing we're going to need is a little bit more access. And he told me you don't live there, so it should be pretty simple, right? I mean, sounds good to me.
She might hit you back with, I want $285. You want—
Bossy, ma'am, if you want $285,000, you could probably get that if you put, I don't know, $20,000 into the property, right? And if you're willing to do that, you should. But if you're not, then we got to be realistic here. Let's do it.
All right, I'm urging you.
Hold on.
Hey, Yvonne, this is Walter, just giving you a call back. Yeah. I was able to get in touch with the head of finance. Do you mind if I just— he's on the other line here. He wants to say something. I was able to get a little bit of work done. I just wanted him to present this to you. Is that all right? Okay. Awesome. Oh, yeah, yeah, yeah. Let me do that. I'm sorry. Let me, let me call you on that number. I'll call you right now.
Thank you.
Hold on, let me call you first.
Do that, do that, do that.
I'mma merge you. I'mma merge her.
Do that.
All right guys, Walter's going to call me up. We need this with a different view. We got to lock in though. Come on, dude. Is this dude gonna call me or what?
Yo, okay, ready? Yeah.
Yvonne, do you need anything else, like address or anything?
Uh, yes, I have the address, I think. The Charlotte one? Yeah, I sent it to you. You better be ready to write the contract though. Do you have a novation contract or no? Yeah, cool.
Uh, 704, old black lady.
I got this, I got this.
Okay, Yvonne, I think we're on the call here.
Yes. Okay, thank you. Hey, Yvonne, can you hear me?
Yes, I can. Thank you.
Yes, ma'am. Yes, ma'am. So first of all, let me say Walter came to me and he talked very highly of you, and he, he came in here and beat me up. He was like, I've got to get, I've got to get a higher price for her. Okay, so we chatted. I have an option that I I am going to give Walter the green light on. Um, I wanted to ask you, it seems like the 245 is super important to you.
I shared with Walter, and I'm sharing this with everyone. Our goal, our goal was to get 285. Oh, okay. And we gotta get as close close to that as we can. I shared with Walter that I had another offer for $245,000 and $288,500. Both of those investors have been out to the property, and the only reason why we don't— the $288,500 came out yesterday. The only reason why we don't have an offer in writing yet is that the investor came— they— when he came yesterday, there were two of them that came out, and they wanted to also consider purchasing some of the furniture that was in the house. We're going to leave everything— the washer dryer and all of that stuff was going to stay. We're going to leave it as is. Um, everything else will stay, but there were some furnishings that were in there that they were considering And they're working on their offer right now. Um, we told them we weren't interested in anybody bringing us a punch list. We told them that we would put in, uh, you know, do a repair allowance. We trying to be right up front with people. We're not trying to do all of this back and forth negotiating and all of this stuff, right? We're not doing all of that, right? Yeah. And we, we've been through this before. This is not our first— this is not our my first rodeo. What I will say is this: one of the offers was $245,000. So when he came to me with $218,000, I told him there was no way possible I would consider it. Yeah, yeah, that's where we are. Yeah, yeah.
So it kind of seems like for you, you're— I mean, are you just gonna wait on this, on these other people to give you something in writing? Or do you think they're serious?
Oh, they're definitely serious. They own 5 houses in the neighborhood— 4 houses— 1, 2, 3— they own 4 other houses in the neighborhood. And so they, you know, they wanted to buy the house across the street that sold for $285,000, that was smaller than this house, that had less acres than this house. They did close off— they had a carport, and that house closed the carport to make it a garage. So they did have a carport, and they closed the carport and made it a garage. That's the only difference between the house. Our house is larger, and we have more acreage. The bedrooms and everything are larger. The bathroom is larger. Yeah, and I shared what I shared also with Walter about the other homes in the neighborhood that sold. One sold for $385,000, um, a couple years ago. It was a split-level on Tanglebrook. There was another house that sold for $300,000-something, and then they went in and did more renovations, and that was just relisted at $400,000. I think that was in October or November of last year. And then we have our house— I mean, the house across the street that sold at $285,000, and then our house. They're building on two adjacent streets, but those, those homes are not in the subdivision. Those are brand new homes, but they're smaller. They're not brick. Um, so if you have to compare apples to apples, I was sharing this with Walter.
Yeah, of course.
To look at comparing this house, you would have to compare to the homes in Oaklawn Park. Those homes are built around the same time, and they're also, uh, by the same company, and they are brick, you know, development.
Yeah.
Yeah, that's kind of where we are. I, if you all really wanted to make money, y'all in business, you're in business to make money. You know, I would, I would put a little bit of extra money in it and, and get $400,000 or $435,000. And it doesn't cost that much to do it. I mean, instead of just doing cosmetic work, you know, to get it up to a certain level, just, just to resell it, or if you're gonna, you know, list it. I don't know, are you planning on leasing the property? Are you trying to flip the property?
Honestly, we're just gonna try and figure out a way to make this investment make most sense. I would assume we'll flip the property, but there is a chance we kept it for a rental as well. Right, so I know we had— I know you're Yeah, I know you had spoken a little bit about apples to apples, and here's the thing, is that Oakland, like, yeah, of course, if this thing was fully fixed up in Oakland, we could probably get the $450,000, you know, like a really higher number, but in this neighborhood specifically, we're probably looking a little bit over $300,000 if we were to put a good amount of work into it, right? So, you know, we want to— we definitely want to give you something fair, but we also have to protect everyone involved, you know? So I know that you kind of have somebody else who's coming in higher and they, they, they seem serious, right? But if we could offer you something that like, I mean, I don't know, right? But if I could get you something around that $245,000 mark and these other people don't they don't pull through. Is that something, you know, you'd want to discuss so we can help you at least to not have to worry about this anymore? I will consider that.
Okay, well, but that's me saying today, and I just got another call from an investor that wants to come out and see the property, and they are not interested in flipping it. They just want to get up and just want to look at the property, and then they want to, um, uh, they want to rent it out. I just got a call from it. I have a friend that I did— I should have called her initially in the beginning, but she just bought 3 houses. She owns a lot of houses, you see, in New York. And, and so she— I didn't— we talked about it, but at that time I wasn't interested in selling And so, um, she and I, uh, I just spoke to her a few days ago and she just bought another house. She paid $350,000 for it, but she's renting her properties out. She's not interested in selling. She's been doing rental property, uh, rental investment property for decades. Her family has done it for decades. So, you know, she has a contract that goes in, gets it fixed up. They do the maintenance and everything on the property. And so she just called me, texted me while I was on the phone with Walter earlier, and she wants to come and see it. So, you know, when I told her $288,000, she was like, $288,000 over there? You know? Um, and I don't know what— so I'm gonna— I want the best deal I can get.
I would too. Yeah, yeah, I would too if I were you.
Whoever can come with the best deal and the best terms, that's who we're going with.
And I would also agree that you do the same thing. Yeah, yeah, absolutely.
You would do the same thing if it was your property.
100%. No, 100%. In fact, honestly, if you get an offer in writing at $288,000 and they close close on the property, I would be ecstatic for you. Right? I— we're in the game— what I say, we're— I say we're more of a problem-solving company than a cash offer company. I want everyone to achieve the best they can achieve. I don't care how much money we make. I care about actually helping the seller. And if you can genuinely get $288,000 or more, $288,500, you should take that every single step of the day. 100%. I legitimately, right?
Um, I appreciate that, but I don't, I don't believe you when you say you ain't trying to get no money. I don't believe— oh no, I'm definitely trying to get money by y'all offering me, offer me $218,000.
Oh no, I'm definitely, I'm definitely trying to make money. There's no question about that. It's more of, I would prefer that you get helped over— if you have an offer at $285 and you and it makes sense, I would rather you take that over our offer, 100%. Like, do I want to make money? Of course. Yeah, yeah. But yeah, no, I don't— we don't want to pressure anybody into anything. Like, our whole goal is to help people achieve the best they can achieve. And if someone can do better than us, you need to take that 100% of the time.
Absolutely. Thank you.
Yes, ma'am. So what I'd like to do is I would— I hope that those people come in and actually do the 288.5, and I would love for you to update us. That would be awesome. If something does not go as planned, we will be right here and we will be ready to figure out a possible solution for you at the 245. We'll just have to hash it out and get you guys to the closing table, okay?
All right, that sounds wonderful.
I appreciate that. Yes, ma'am. You have a blessed rest of your day, okay? Thank you. Thank you. Bye-bye. Calling her. Yes, sir. She is one of those— she needs to be a follow-up lead. Yeah, she's like that. No one's paying her $288 for that place, right? They're gonna come retrade her. So you need to put her in a drip campaign in your CRM for, um, working with competitors. Hey, I know you were working with this person. Are you guys still looking forward to closing? Hit her ever like once every 4— like once a week or like once every 4 days.
I want to stick to the $218,000. Like, I'm about to send this offer letter. I send this out Bro, you're not getting—
you're not getting it done off market for $218,000. Okay, it's— the ARV is like $315,000 on this property, right? So $315,000 times 0.7, probably— did she say— she said there were bad tenants or what? Yeah, yeah. So there's probably gonna be like at least a $30,000 to $40,000 rehab. Probably. So I'm gonna say $40 grand rehab minimum. Like, your max offer would be like $170,000. You would lock her up at $218,000 and she would— and then you would never be able to close. Yeah, okay. Right, because realistically, our MAO, on market, is $239,000. Like, that's where we should be max.
Okay, what would you list it for if you were to do an ovation here?
$273,600. I think we could probably sell it at $285,000, but when we have to close in 60 days, we have to list it like 5% below market value. Okay, cool, man. Well, thanks for trying. I'll always try, bro. I'm trying to get some deals. Like, I literally got to do $100,000 in the next 90 days. Oh, the guy texted me, by the way. The hotel guy texted me. He said family emergency came up, he has to handle it today. Can we talk in the morning?
Oh, that's good.
So hopefully I get that shit locked up, twin. It's good.
Yeah, I was going to ask about something else. Go ahead.
Oh, Curtis never answered. You tried him?
Yeah, I double dialed him, he didn't answer. Yeah, tough. Yeah, yeah. So sucks. Peace, bro. I'm about to go watch the Kentucky Derby here in a minute and go from there. Yeah, have fun.
You go, man.
All right, bro, I'll see you. Yeah. All right, guys, I'm about to hop off here and go watch the Kentucky Derby. Thank you for the love in the background. That deer took me forever to find and track. Um, Novation should be priced at 95% of their market value, but how you write a Novation offer is 95— or you do market value times 0.9 minus your fee. That's what you want to do, guys. Thank you so much for 10K likes. Don't forget, I give away all this for free in the link in my bio. If you guys don't know by now, I'm the real deal. I take live calls every day. I'm a closer. Um, you guys haven't seen me close one yet, which is low-key embarrassing because I usually close like— I was 3 out of 4 on my last leads and I haven't closed a single one, so that's kind of embarrassing. Um, but let's figure something out, guys, and let's see. I would, but I am low-key not spending money. I'm trying to be better because I spent $10,000 last week and my mom is pissed at me because I haven't retired her and I'm spending hella money. So I gotta lock in. Thank you for the invite though. Um, but yeah, guys, have a blessed rest of your day. Guys, I'm about to go watch the horse races, go take a shower, watch the horse races. I have a bunch of stuff for free in the link in my bio. You guys, everyone who's on here, go ahead and hit the follow button. Hit the follow button up here. Um, hit the follow button wherever we're at. Subscribe. I don't even know, you might be watching this on YouTube, you might be watching it on Kick. I don't know where you're watching it at. Um, but that was today. Today is day 2. We We have zero contracts and we have zero, we've got zero contracts on day 2 and we've got zero cash collected on day 2. So yeah, I need to make $100,000 in 90 days no matter what. And I should easily be on that track, but here we are. So we need more leads, we need more deals disposed, and let's go from there. Peace. I'll be live tomorrow at 10 AM, probably 10 or 11 AM. One of the two. So be ready to watch that, guys. But otherwise, have a blessed rest of your day. Thank you so much for tuning in, and I
