How I Scored a $2 8M Deal in 9 Months!

A founder walks through closing a $2.8 million deal in nine months. He covers the financial terms, the decisions that got him there, and what changed along the way.
Kyle will say it takes typically nine months for you guys to get under contract, get a deal done. I'm right at nine months. And I've been pushing on it for the entire time, you know, 8, 10, LOI, something like that into it before I got the one accepted. And we're really excited about it. It's 2.8 million in a purchase price. It's about $950,000 in free cash flow and we should have about 490,000 in net, you know, after debt service. I'm also a transplant from the Carlotta's group coming over into Kyle, and I would say for us personally, it's probably our two best decisions we've made financially in our lives. To know that we've got a future ahead of us. That I'm not working until I'm 70 or 80 years old is huge. And really appreciate it. Yeah. When I was making my decision on whether or not we were going to join this group, for me I'm very analytical. My key factor was, if it helps me avoid one mistake, that saves me a couple hundred thousand dollars, it was worth it. And on this deal alone, The Deal Team 6 is definitely a big thing. We had a different bank that was trying to run the deal. We went back, I ran it through Joe, $175,000 difference in my out of pocket expense that I would be doing closing this deal. So we're getting into this one probably for around $12,000 out of pocket.
