I didn't hit the record button in time. So tonight we're going to do it in time. All right, everybody, welcome. Come on in. Um, as you are arriving, please turn on your cameras. I would love to finish off this week with a group shot. So I'd love to do that, uh, at the start. So come on in and say hello. Microphones off apart from me and Chase, and then, uh, cameras on for the rest. All right, so Let's just have a little chat in the, in the, hi in the chat. If this is your first time tuning in, put first time. If you've been here all week, put all week. If this is the second time, put second time. I'd love to know who's been with us throughout the whole week. All week, all week. Brilliant. Love it. And there we go. We've got people here, first timers. Hey, Maddie, for being first time. Now, before we do crack on with today, I want to just let you know that all of the videos, all of the sessions have been recorded. I'm going to very quickly share my screen for a hot minute. Everything is over on the YouTube channel. People are saying, I can't find it on YouTube. Where is it? Et cetera. It is right there. And as you will see, it is in where it says collaborations. So click on home, collaborations, day 1 is here. Day 2 is here. And while you're on there, do me a favour, just hit the subscribe button. We just topped over 2,000 subscribers, which is amazing. This is not the Boostly podcast channel. This is a new separate channel that I'm working on. So just go ahead and hit subscribe. All of these videos, including this one, will be here. It'll stay here forever. So you can come back and get them. The Facebook group. If you are not in the Facebook group, this will stick around until Sunday. Um, the reason being is I like to keep this fresh. We start up a new boot camp every single time we do one of these trainings. Um, so again, all of these videos will be in here. This is where you can leave comments and questions. So that is the Facebook group. And again, if you are in the, uh, if you're in the Zoom, I've just popped the link in. And finally, the tool that we are going to work on today is is this one. I've put it in. Don't worry if you've not been there yet. Go ahead and go in and pop your domain in here. Uh, we'll come back in a wee second and we will delve into the tool. For those that are new, what are we talking about? Well, we're talking about SEO, but most importantly, SEO in 2026, '27, and the emergence of AI. Search. Whether it has happened to you or not happened yet, a lot of people now are using ChatGPT, Google Gemini, Claude, Perplexity, Grok to find places to stay, places to do. Property managers are looking at it for people, for, for management companies. It is happening a lot today. What we've done is we've figured out why you may not be coming up in search, and today we're going to delve into how you can properly fix it. We gave a few little quick tips yesterday. Again, if you missed it yesterday, don't worry, you can go back and you can watch it all. Uh, Chase is our guest expert. He's to my right or my left, however you're looking at your Zoom. Uh, but before we do that, I just want to get a group picture, right? And the reason why is I love to document this. I love to showcase this. I love to put this up and just say, hey, look at all these cool hosts that are taking part in the training. So, please turn on your cameras, and on the count of 3, all I want for you to do is just wave at the camera. I'm going to take a screenshot. I'm going to post it up. If you want to tag yourself in, share it in Facebook groups, get the FOMO going around the world of Facebook and Instagram, that'd be amazing.
All right.
Get your cameras on, on the count of 3. 1, 2, 3. Give us a little wave. Look at that. Smiley, happy, lovely faces. And secondly, and finally, if you want to take a picture, If you want to post it on your Instagram stories, tag in Boostler UK and also as well tag in Chase. It's Inkstr.co. I've just put the handle in the Zoom just in case you don't understand this crazy accent.
Throw us a follow too.
Throw a follow as well. He's a new channel that's getting up and going on there. Um, and, uh, yeah, tag us in on stories and whatnot. Boostler UK, Inkstr.co. See if we can spread the word of what we've been doing. Like, This whole 3 days has been absolutely free to you all. Uh, all I ask in return is just spread the word, help spread the word of what we're doing. All right, let me do this. Let me do this. And Chase, the floor is yours. I've given you sharing ability if you want to share your screen.
Thanks for the intro, and thanks everyone coming back. Um, a lot of people have signed up. I'm very excited to see that. Some people had some questions. I am not only the developer of it, but I'm also the support. So, you know, uh, I'll get to you as soon as I can. Hopefully we'll hire somebody soon, but I'll be responding with some Lint videos and answering questions, and I'm happy to jump on screen shares too.
So let's, uh, just very quickly before we get going, um, for those of you that sort of missed yesterday, Can we just have like a super quick synopsis and breakdown of what we discussed yesterday? And more importantly, what are we going to go into and talk about today in the next 30, 45 minutes?
Yeah, we're just, we're going to go into SEO with direct bookings and property management companies of how do you get to show up in search and most importantly, AI search. So the fundamentals of SEO still matter, um, for AI search, but there are specific ranking factors like answer first. Semantic HTML, self-contained sections, and FAQs are very important. Um, so we'll kind of dive into all the specifics in here, but basically I built this tool to solve all of it for you. I've done all the research, I've refined and refined, and I've built this tool to make it as easy as possible to write content and get you to rank for multiple keywords, ultimately drive traffic. And with traffic, direct bookings will come or management leads. So we have Tons of property management companies that use us and they get leads all the time from AI search. So, you know, with standard SEO, it might take you months to outrank a well-established website, but with AI search, you could show up pretty quickly if you're answering what people are actually asking. And those are called queries. So I developed this after, you know, working with tons of operators, building their websites and then doing their SEO. And a lot of this was kind of more manual and I was like, I need to make this into an easier tool for me first. I made sure it worked really well for me and my clients, and then I made it public facing. So, um, this is the, the final product here. So I'm happy to jump right in. So if you guys want to follow along, go to incstr.co. Um, and then hopefully you have a domain. If you don't, um, Figure that out later. But if you have a domain, go ahead and pop it in here. So this is the one that we were using yesterday in our example. Um, so I built this to be fully automated because initially when I built it, people joined and it was like, oh, this is too confusing. It feels like too much work. I try to automate as much as possible. So as we're running through this, it's crawling your website, figuring out where your markets are, what your business is about. If you see random markets or you see stuff that makes no sense, that probably means that your website is not very optimized. So that might be your first signal. So if everything looks good there, we'll put in our email in case you, you know, want to come back to it later. We'll remind you a bunch of times.
So just a little thing just to pop into here. If you are doing this As we're doing it along, fantastic. Please let us know. If you are going to wait for the replay to do it, again, absolutely fine. Just, uh, just let us know. And if we're going a little bit too fast, if we want to, uh, if you're going to think, oh gosh, I'm going to have to, I wish they sort of reset that again. Do not worry because it's all being recorded and it'll be on the YouTube later. So you can literally follow along. And also as well, one of the little hacks somebody said yesterday, which I thought was genius. Is that they were watching along, they were on YouTube, they grabbed the transcript, copied and pasted it into Claude, and they got Claude to do it with them as they were following along, which I thought was genius. So they're getting AI to do the AI. So however you want to do it, you go and do you. So Chase, over to you.
Perfect. So yeah, if you entered it in, the goal is to kind of give you a sneak peek before it fully builds out your strategy, because once it builds out the full strategy, it takes anywhere from 10 to 15 minutes. It's firing over 10 APIs, like it's reading everything about your properties and your business and building a full content plan. It's not cheap to do. It's probably the most expensive part. So I want people to get a taste of that. Um, so as you go through it, it uses more and more APIs. So these, um, keywords here, don't be alarmed if one looks maybe a little bit off or like you don't want it. It's not going to be the final calendar and you can always edit that. Later, uh, but it's just pulling based off monthly search volume. Like what, and if you recognize these from yesterday, those are the 2 that we were looking at of the, the most search volume that we were targeting anyway. So that's great. Um, but it's just trying to pull in ones that have search volume. It's also scanning your competitors, seeing what they have. So maybe your competitors are ranking for something a little bit off. Um, but everything looks good here. It should. And then hit next. It's going to give you like a little snapshot of like what we could Potentially do. And that's just based off this like little snapshot. It most likely is going to be better, but it's, you know, a modest snapshot of potential. And then you can see, you know, some nearby competitors, like how are they doing? So we have zero authority as we established yesterday, a couple referring domains, which is great. We have no traffic. Nothing's going on here. So, you know, some other competitors are getting $4,000 to $15,000 per month. So definitely needed to improve our traffic here. So then there's like a, you know, a little sneak preview article of what you can expect, but our articles are very more in-depth once we actually write them. But wanted to give you like a little bit of a taste before you actually go through with it.
Just very quickly, just super quick on that one. Yesterday we set, some homework. And there was 2 little homeworks. One was to go and update your homepage website above the fold, the H1, with the keyword suggestions that we came up with. And the second one was to do a listicle. Um, so I don't know if you're going to touch upon this now, we're going to touch upon this later. When it comes to like a, a listicle article, uh, what are the, some of the things that people have been coming back with the homework? What's the sort of general advice on that and how? So when this tool came up with the example there, What are the sort of things in a listicle article that AI and AI search and SEO are looking for?
Yeah, so for listicles, you want to have an article that's ranking. So obviously, if you have a ton of properties, that's preferred, but you want it to be best places to stay in XYZ city. You want to rank yours obviously first. Don't be too nice, but rank yours first and then all of your properties following it in a list, a listicle style. Article. That's one of the most highly cited pieces of content for AI search. So if you don't want to use this tool, that's great. Go ahead and at least build and put that on your website. If you have friends or colleagues, use their properties. You can even use competitors. Don't link to their website. Don't give them a backlink, but it makes it more credible if you have actual real properties. Don't make stuff up. So that was the homework yesterday is to at minimum create one of those articles. You can use any LLM to do so, um, but obviously we've done that more in depth with our tool.
Nice. Um, okay, so, um, we're here on the— on this page now. So they go through, uh, they get to this section, pop in an email, uh, then what's the next steps?
Yeah, so after this step you'll need a subscription because It is 3 days free. You'll get 3 articles. You can cancel without paying anything if you wanted, but you do have to sign up for a subscription to get the full strategy to run through. So I'm going to skip that step here, but you would basically follow through. You can put in the code BOOTCAMP30 and get 30% off until Friday midnight. So it'll save you 30% off the first month. So I'll skip this step, but Um, basically it will go to Stripe and you can set up the subscription. And then once you go through, you'll, you'll see something like this. So, um, basically it will come up with topics, target audiences, and pain points, uh, as well as competitors. Um, so you can just do a final review and once everything looks good, you'll, um, basically hit generate and then I Pre-did this already. So this is kind of what you'll see once you pop into the calendar. It will actually do a full generation. There's feedback loops, algorithm scoring, uh, multiple AI agents that are, you know, reading your competitors, doing actual research into your market, you know, what people are searching. It's connected to, um, Data for SEO API, so it's pulling real search volume. It's pulling Real AI search queries through People Also Ask, which we went over yesterday. Like, it's doing all of this in about 15 minutes and scanning your properties, and it comes out with a 30-day strategy. And then you'll see everything listed here. And then, like I said, don't panic if you see something that's off. Either one, maybe one of your competitors is ranking for that keyword, so that's why it pulled in. It has high search volume, or you just don't want to target it. Not a problem. You can easily delete. You just click this button. You can move it to the end to get it out of there. You can easily click this button to move up. You can also drag and drop. Totally up to you. This is the part where there should be a little bit of manual review. Like, AI is pretty good. It's not 100%. Something might slip through the cracks. Maybe even one of your competitors has a keyword in their name that slipped in. So like, it happens and it's not the end of the world. You could just adjust from there.
So we always say, let's use AI to get us 80% of the way there, but it still needs that little 20% of you looking in. So nothing is ever set and forget. It's just like everything. So, uh, again, when I first did this and when we first worked on it with, uh, Rajan's, uh, site, the one that we're going to show in a couple of minutes here, um, it was exactly the same thing. It just took a little while to get used to our avatar, who we wanted to appeal to. Um, and then like I said, once it was going, it's, it's, it's away, which is, which is good. So obviously like we're going to walk through the things now that you can do to help speed up this process. But yeah, you just like everything, 80% of the way there, 20%, a little bit of manual to get you to 100.
And then if you're like, well, I'm missing some keywords, like I, I don't like these, or I want to add some more, like we've built out for exactly that. So with our tool, we're pulling in Well-researched topics that are AI search queries, you know, actual, um, keywords with search volume that, you know, are transactional that we want to show up for, like that are high value to get a direct booker. Um, so all of these are automatically pulled in. And then you can look at, since we don't have Google Search Console connected, this is going to see where those gaps are, um, in your Google Search Console. Um, so obviously want to connect that. Um, this is a new feature we added where you could see local events, concerts, things that are coming up because you want to write content around that. If someone's going to come visit you for Stagecoach, for example, you better have an article about Stagecoach and it should be posted months ahead of time. So it has enough time to actually, you know, index and generate traffic for you. Um, so you can. basically look through and see, you know, what I want to, you know, there's obviously a lot of concerts in San Diego, when the event date is and when it would publish based on the timing. And then the keyword obviously associated. So it actually scans to see if there's real, um, search intent in Google Trends and also with, uh, our APIs to see that there's actually people searching for it. In the event that it's not, you could still target it. It might be so new or, you know, people aren't searching for, you know, 4th of July right now. They might, it's too far ahead, but it's, you know, you can still post that now and it's definitely preferred. And then you can also look at specific AI search queries, what people are actually searching. Sometimes they don't make sense and that's fine. Don't target them. And you can actually put in more terms here to get a fan out of like related search queries. This is going to be super powerful, and this is also going to get pulled into your content. Uh, you can also have a couple of AI agents run and give you more ideas that you can pull from. So just kind of go through and see what makes sense. Um, I also forgot to mention, if you see something that you think is just completely like, yes, this is a high search volume, but like it's kind of vague, you can block it and it won't come back. You can do that on the calendar too. So if something comes up, just block it and it will stop showing.
There is the biggest question that is in the chat. And some of these people are saying, I apologize, I didn't watch yesterday. The biggest question is, I'm confused. Is this for social media or is this for your website? What are we looking at?
So this, we'll get to it in a second. But the whole point of this is to figure out what to write blog article content for on your website. So this is going to write a fully optimized article to get you to rank for the keywords, those searches. It's going to have FAQs baked in to answer queries that people are searching in chat LLMs. So we are coming out with a feature soon and that will allow you to post them to your social media. So once the blog is posted, It'll make it really easy to automate and post to your socials so that way you can get further traffic for that article. Um, but to answer your question, it's for your website.
Um, so it's, it's, this is all about the WordPress website that we spoke about yesterday. Um, any Boostly member that is watching, it will just go straight into your WordPress Boostly website. No problem at all. While Chase is figuring out the social media side, if you wanted to, you can literally just copy what is on your website, uh, put it into the Boostly CRM, which is the GoHighLevel that we, that we use. You can ask the AI agent within there to, um, substitute this for an Instagram caption, or substitute this for a Facebook caption, or substitute this for an insert caption, and it will do it for you. And you can schedule it all out from, from there. So just an extra couple of copy and pastes until Chase figures that out. But what we are showing right now, what Ink's main thing is doing is focusing on SEO and GEO, which is AI search. Uh, that is obviously going for your WordPress website. That is going to affect ChatGPT, Claude, Google Gemini.
Yep. And the beautiful part is you don't need to know how to do it or what it— how it's working. Like, you can read through the articles and make some updates if you need, but it— the purpose of this tool is to fully automate it so you don't have to think about it. You don't You don't need to learn SEO. You don't need to learn any of that. It does it automatically. And you'll see with, you know, when we show the results for one of the clients, that it's going to massively increase your traffic, which then will lead to direct bookings or management leads. So I'll go into a few more key features and I'll show you a couple examples of articles. So I, for people that don't know what they're doing, I built in a custom AI agent that is your SEO expert. So every week it's going to audit your website for you so you don't have to do anything. So this one ran for Beach Vacations already. Obviously we haven't posted anything. It's pretty sparse, but it did find that there is a broken link, which is very valuable. Like this might flag a huge page that is broken. Like that's massive for ranking. Um, if you're having a 404 page, you either need to redirect it. Or fix it, or it's going to identify issues basically for you. It's still in beta. If you see something wildly off, let me know. I'll fix the bug. But for now, it's working pretty well. So if something's off, it doesn't make any sense. It'll be like, this is kind of off our strategy, even though I can make the case that it probably could work. But you can easily remove. Obviously, this is just a simple example here. Uh, the AI agent is also here and you can start a conversation. So you could be like, hey, what should I be targeting? It has all of your knowledge about your project, has all of your data. It, it knows everything about you. So it's like your own personal AI chat within your project. So you could ask any question you want and kind of work through your strategy if you want to. This is obviously on the scale. plan, um, but it's obviously very useful for users.
So, uh, just before you move forward, sorry, the next question that comes in— this is a very common one— is images. How and where and how do we do, uh, images within all of this?
Yeah, we could just jump. Obviously there's a ton of cool tools, but we can jump— I'll jump to kind of an established one, but Okay. We connect with Hospitable PMS. We're a partner officially, will be announced soon. Same with Ownerize. We have Hostaway API connections. The key is it's going to pull in all of your property information from the PMS so you don't have to manually do it. And it would take a long time if you have a lot of properties. It's going to pull in all of your amenities. The one thing that's tough is the booking URL. It kind of defaults to Airbnb. It's not anything that we can do. It's just what's pulled from the PMS. So you would need to update that to your direct booking link. And then most of this is automated and pulled in. You can edit anything that you need to, add more amenities. So when you import from Hospitable, for example, it's a simple button. You connect, authorize while you're logged in, and it will not only put your property info, but it's going to download all of your images. And this is pretty sweet because Um, it'll take— this is an ownerized site, but it knows what property is what. It's going to tag it with the proper name. It knows what city it's in. It'll add tags, alt text. It could— it— AI basically reads what the image is. So the reason that this is amazing is in the article, it has context of this article is about a hot tub. There's a picture for this property that has a hot tub. I'm going to integrate that picture into the article. You don't have to do any of that. It's all automated and intelligent. So, um, if you don't want to do the PMS connection, just drag and drop and tag them. That's— you just need to make sure you're in the right property and then just drag and drop the whole folder in there and it's going to auto tag. And, um, it will also reduce the image size into a WebP. So it's optimized for speed, which is also a ranking factor for SEO. If your page takes forever to load, that's gonna, you know, the bounce rate's gonna be very high. So. We've thought through every little detail that we could. How do we improve your SEO? How do we improve every little detail? I almost put too much, uh, thought into the tiny details, but it also too, if you have an idea and it works, I'll implement it pretty quickly. Like I was on a call with a client, they were mentioning a thing about the events and I was like, I think that's a great idea. Within a few hours we got on another call. I was like, hey, I built this in already. How cool is this? So if you have a feature that you think is going to improve what you do, and I think it would be great for everyone else, I'll build it into the tool. There's no chain of command. I'm the builder. If I like it and it's valuable, I'll build it for you.
So here's a great question. Sorry to interrupt, but this is great. So the images from the PMS/manually uploading makes a ton of sense. Somebody's just asked, what about if we want to include local restaurant How will we get images from there? Will we have to manually upload them ourselves?
No. So we have multiple API connections. We have DALL-E, we have Gemini, and Banana. If there is not a photo that matches, or if it's a restaurant, it will AI generate something photorealistic. It looks really good, but we aren't stealing images. We're not taking copyright images from websites. We're building something. So like if it's a Nashville hot chicken restaurant, it's going to be a, you know, it's going to show a hot chicken sandwich that's not going to flag any copyrights, but it's going to look very relevant to the article.
So I, uh, I think Dana and Shuri, you two are like asking the same questions at the same time. I'm like making you think that you're in the same room as you're typing this, but it's fantastic questions.
That's a great question. But yeah, we've solved that to where There are scoring algorithms to where we don't want to use the same photo every time. Um, so one problem could be if you only put 2 photos in, you're probably going to end up getting AI-generated photos eventually because it doesn't want to keep using the same photo. So put as many photos as you can. Uh, you can also flag what your featured photo is and, um, preferred photos. So like your hero photo. Um, so you could do 5 preferred and your hero. So like, this is our Money shot. We want this used a lot. It will do that. But if there is a scenario where there's not a photo for it, it's gonna AI generate it. And if you hate it, not a problem. Regenerate it till you like it. Swap in a photo. Like, I've built it to customize it to, uh, work for you. So, um, never fret if it's not perfect. You can always edit. Um, so we could kind of just jump into an article here. Um, so I can kind of show you, but I built like a full article editor that you would see in most places if you need to manually edit. Typically you don't, you know, you might need to delete something, that's fine. Um, but like, say I don't like this photo I built out, so you'd click on that, you could regenerate the feature photo if it's an AI. Like most of the AI images would be like best hiking trails in Gatlinburg. Like you don't need A real photo for that. That could be AI generated or, you know, something in Dollywood. It will make it look like Dollywood, but nothing copyrighted. So you could regenerate that. You can replace yourself or go into your library, which everything is tagged already. So you could search views, like property name, or you could search whatever. So this client here, they have 41 properties. So if we didn't have tagging and some type of Um, way to sort them, it would be a nightmare. So you could type the property name, you could type the location, and you could find a photo to replace it, whatever. Um, but the way that the articles are written are to rank. So like I mentioned, with AI search, extractability is huge. It's answer-first content, which is throughout here, semantic HTML, which are lists and tables so that they're easily citable. So everything here. Is a very citable sentence that's going to get pulled into AI search. That's massive for you. You're putting in information about your company. So they have 41 properties. They're in these 3 markets. Here's their specific nightly rates. Like, the more specific you can get with data, percentages of occupancy, how much you charge, that's going to get you more cited than if you're vague. Like, we are a management company that does rentals. That's not going to help you. So, you know, we've, we've refined and built this to make it optimal to rank for not only standard SEO, but AI search.
I was going to say, this is important as well. Like when you're reading or looking at these blogs, you, you shouldn't be thinking, well, I wouldn't read that. This is really important because you are writing the blog, yes, for a human and they probably will skim read it, but you are writing it more for the AI agent that is going to be recommending to their user, their boss, right? Because what will happen is the way this is going and the TikTokification of our brains, like we've got an attention span less than a goldfish. What is going to happen is, uh, it'll come a point where no human will be reading this, but they'll be asking their agent to summarize it, their AI agent to just go, just give me the best option. So yes, you are putting pretty pictures in place and yes, you are splitting the text up and yes, you are doing these things because at the moment a human may potentially walk through, but you are doing the right things at the right point in the right places for these AI bots, these AI crawlers to be able to go answer first, which is exactly what Chase is talking about. The way that we have put content together since we all know when content started is massively, massively changing. So that's really important to stress on.
Yes, that's a great point. And I did— it looks like it's not on— this is a little bit of an older article, but I did add a way to You have AI summarize the article. Like you click a button, it opens ChatGPT, Claude, whatever you use, and it will summarize it for you. It's not proven, but I, and I, there's no way to prove it. But if you are training LLMs on your topic and on your stuff, it's going to gather that information. There's no way to prove that that's going to help, but if you're feeding information about your property into the LLM, You know, it's not going to hurt you. But what's unique about it is that it knows everything about your properties. It knows how far you are to Dollywood. So if it's talking about Dollywood, it knows you're 5 minutes from there and it's weaving it in naturally and it sounds like somebody would've written it themselves, but you have not. It knows how many guests you have and it's going to interlink all of your other blog articles and your pillar pages on your main website. Internal linking is a huge ranking factor as well as backlinks, but— Internally linking everything to create a web so that when things crawl your website and index it, it starts to see other pages and then bring more traffic to those pages. So, um, and then here's like a great example of answer first. This is an actual query that most people are asking. You've answered this specific question with a very specific answer, um, in that first sentence and first couple sentences. So the chances of you getting cited for this question have gone up immensely. And we don't just do this once, we're doing it throughout the article, uh, for as many queries that are relevant. Um, and then at the bottom, same thing, frequently asked questions like we talked about previously. These are built and baked in automatically. Um, we have a citable list here, which is great for AI search. They love when you structure it in like a citable table in a list. And then obviously we soft sell the properties throughout. So in this one, obviously it's a listicle, but if it's like best hiking trails in Gatlinburg, it's going to weave in properties that are in Gatlinburg that are close to those trails. So they're reading about the trails and they're like, oh, this place is right next to Alum Cave. Let's stay there. It's intelligent to see somebody who's probably planning a trip to go there. And your properties are woven in naturally to where they're going to obviously want to book. And there's opportunities throughout. It's not annoying where it's like, stay with us, stay with us. Like it provides value first and then weaves in where necessary and goes for the ask.
I like what you said there. Answer first, value first, and the soft sell. Now, okay, so this is like how you should be structuring it. Obviously your tool can structure it this way. If you're going to be doing this manually, yes, you'll be doing it every single day. To write something like that would take a lot of time. And again, like we said yesterday, if you think, well, I'm just going to chuck this into ChatGPT and get it to write it for me. The thing about that is that ChatGPT, Claude, Google Gemini, they have got these tools and things in place that will spot AI-generated content and it will stop it being seen. So this tool is different because of how it writes and how it structures it. It's all been done to make sure that it passes those tests. And to be seen. And again, I just want to bring this back to what I mentioned yesterday, just in case you missed this. Uh, if you were to work with an agency doing something like this, you'd be spending, you know, just shy of 4 figures, uh, a month doing something like this. I know because I have been the person who has done this. So when Chase started showing me this tool about 3 months ago, I was like, yes, this, this is very, very cool. And again, it is done. I like to say done with you. So nothing ever is properly done 100% for you. You have to do that 80%. Uh, sorry, you have to do the 20%. It will get you 80% of the way there, but it does way much more than just writing blogs. Like we talked about yesterday, knowing which keywords to use for you and your markets is key, and it will help you do that. Um, okay, so we've gone through what the tool does. Yeah. Um, let's just go through one more and then what I'd love for you to see and show is the results. So we can look at Helmlock and we can look at Rajan's, but I just want to show you what impact this has. And I can't speak to where Helmlock was when you started working with them, but I can definitely speak to Rajan and Royal Oak Retreat where we were at. Um, so just go ahead and just walk us through that quickly.
Yeah, here's Helmlock. So when we started SEO with them and we started building this tool with them, everything that we did for them I built into this tool. So when we started with them, Their traffic, they had 200 hits a month. In this month alone, we're going to be at 5,400. We're on pace for— the traffic's great, but this company, we have tracked so far, last I checked, over $300,000 in direct booking revenue. That's direct booking, not just total revenue.
Wow.
In February to May, we had a 115% revenue increase, and that equated to around $40,000. So like real value, like we increased their traffic. They're showing everywhere in search and in AI search, and we're dominating this market for market share. So you can see in our tool, we track AI mentions. We have an API connection to actually track how you're showing in AI search and how you're mentioned, you know, what that visibility is like. So They're on pace for 234,000 impressions in AI search. Um, so like we're not only ranking in standard SEO, but we're also showing up everywhere in AI search. We're answering some questions that seem kind of absurd, like does Dollywood sell alcohol? But it's a very popular question, so why not answer it? Because people are searching and they want to know.
Mm-hmm.
Um, so some of the questions may seem like, why would I want content around that? But people are clearly Like, how far is Knoxville from Gatlinburg? Like, they're thinking about driving, thinking about traveling. So like, you have a solution of where to stay in that conversation. Um, so we, we've integrated it into our analytics tools of seeing how am I showing up, where am I showing up, um, what pages, like, how was I cited and what LLM was I cited on? Um, so there's probably more. data than you need, but you can really see and track how am I performing and get a good idea. Because most places, like, there's not a lot of places you can actually track where you're showing up in AI search. You can do it yourself, but that's not really an accurate assessment of if you're actually being shown.
And just for context as well, there are tools that do this. One is Ubersuggest, and there's another one that I was trialing and testing. But even then, they charge— they were charging me a good couple of hundred dollars a month, and they didn't write any content. So bear that in mind. Now, just very quickly, can you just swap to Rajan's account, which is Royal Oak?
Yeah.
Now, again, somebody just said, if I've got a brand new website and I start using Inc. today, how quick or how soon will it start to be achieving these results? Now, I want to give you a bit of context with Royal Oak Retreats. Do you remember beachvacations.us? We showed it yesterday and it was bare. Like, things were in the right places, etc., etc. This is the same of where Royal Oak was about 2-3 months back, June time, right? And in such a short space of time, this is where this has been achieved by doing daily blog article content and amending the website so it can be seen. So Chase, can you just fill in the blanks of how I've sort of butchered that explanation?
Yeah, so when we started, they were ranking for 63 keywords. They had 220 visits per month. So for this month, we're on pace for over 1,000, uh, visitors with traffic. We're now ranking for over 1,400 keywords, and that's in 3 months. So volume is the game and accurate terms that you want to be going after, and then have actual valuable content that serves a purpose. It's not just AI. slop. Like we have anti-AI rules that we have AI agents that actually go out and research the topics every day. So when that topic is getting written, you have these AI agents that go and scan, you know, if it's best places to eat, it's looking at real places and looking at real dishes that they offer. Like it's doing real research and aggregating it together. And then it's weaving in first-party data about your properties, which is huge. Like it's unique and it's valuable. Um, to your end, uh, guests. So, um, you can see it's only been a short time, but we're already starting to rank, uh, or show up in AI. Um, so I did like a quick test and I ran it through Perplexity, which it showed that we were showing there. And then what do you know? So my first search, it showed Royal Oak Retreat, and then as you can see, it's very Um, specific average nightly rate. Who is it for? Couples. It's a luxury cabin, top rated for couples. Like, these keywords are injected a lot and consistently so that not only search but AI starts to put that together for your property, um, specifically. So, and again, you have a lot of these—
Sorry, Rajan has done nothing. I'd be amazed if he's even logged in here. We just basically used him as an example because I wanted somebody from like the bare basics. I didn't want somebody that had already done a little bit of SEO. I wanted somebody just at random that was just like, say, that would never log into here, that was just like, yeah, go for it. And like, this is like being the tester, and it's been phenomenal to, to see. Um, just so quickly walk through other little things that you've noticed.
Wait, sorry.
I'll say just quickly just walk through other things that you wanted to say. Sorry.
I was gonna say, uh, we have a case studies page on our website, slash case Dash Studies, and there's a couple in there. We're going to add a bunch more.
Yeah.
I only had time to put in 5 or 6, but we have a lot because we have that exact case of people that have a brand new website. They have nothing, like literally nothing. And just through this tool, you will start to see traffic. And if you're not converting, it could be an availability issue. Your prices might be high. The site might not be converting. There are other factors, but I can tell you for I'm, you know, if you don't have any traffic, you will not get direct bookings. So at least get the traffic piece going and then we can solve the conversion later. But, um, there is— I'll never promise that there will be direct bookings, but I can promise that you will show up in search and AI search, um, with this tool.
So there's some really cool questions coming in. Um, first and foremost, price. We are going to get onto that. Don't forget the code BOOTCAMP30, you get 30% off. The first question is this: Uh, so Lubna has built a website that's on HTML, CSS, React website. I didn't use WordPress. Can we still use this?
Yeah, actually it's super easy. We have a prompt that you just give your AI website builder and it will integrate, um, Inkster like in 2 minutes. It's probably the easiest one. You say build this out and if there's any issues you could flag it back to us and we can figure out what the disconnect is in the, um, you know, the endpoints, but it's very easy. You feed it one prompt, it builds everything for you in that prompt. Make sure you're set up properly with an actual blog. Make sure the, you know, SEO best practices are in place. So you feed it that, um, that prompt. It's not a problem at all.
It's actually pretty easy. Second question, and there's a, there's something that's just been said that I'll come back to because it made me giggle. But the second question is that I'd like to optimize not just for guests, but also for property managers and for my co-hosting company. Can— and how do we do that?
Yeah, so we built this out. Let me go back to this one. Uh, we built it out for both. So when you're setting up your property, obviously this is my admin account. I have a lot of— we do run it for non-STR companies, also SaaS products, like we're doing it for Boostly and Connect, and we do other stuff, but it's not our main thing. But When you see this, you'll have an option for direct bookings, property management, or hybrid. So you can do a mix of both and it'll be topics that are about where to stay, but also like, I need a property manager, topics around managing properties and you are the solution. So it would be a good mix of that. Or you can specifically just select property management and there are different types of code bases and strategies, but they're both built in for either. So you could do—
We've teased people long enough. The chat is now getting to the point where they're like, right, just give me the price. Gosh darn it, Chase. So can you just please just walk through Scale Pro, the differences between the two? Please remember with whatever we say, put the code BOOTCAMP30 that expires on Friday the 18th of September at midnight. So over to you.
I don't know what day it is anymore. So yeah, we have 2 options. We actually have a 3rd option, which some people might be interested in, and we have a few clients in it. But $99 is gonna get you the bare minimum. You're gonna get the automated blog content. It's going to do everything that we've talked about. What it's going to be missing is the PMS integrations, all of the AI-specific integrations, the AI strategists, the AI agents, the ability to inject a pixel, and on WordPress we have a plugin to where you can inject FAQs into your pages that are not blogs. So you can actually improve your SEO on your site directly from our tool. I don't think we ever got into that part, but I'll show you real quick. But yeah, you would just basically add a pixel or the plugin, and then you would— it would auto-generate FAQ questions to inject into the HTML. The user is not going to see this, but the crawlers will. So you're just injecting valuable information about your properties or your business and no one is the wiser. If you want to edit your main pages here, you could. We also inject semantic keywords that you start showing up for as many keywords that are relevant. And this is all automated once you set it up. And then also schemas are injected as well on pages that are not blogs. So with blogs, like obviously they are included, Uh, but this will help for SEO outside of that. So all of these additional tools are in Scale. Um, the third option—
Go and check that out in detail by just going to incstr.com/pricing. The one question that come up which I thought was interesting is, does this scale depending on how many properties you have? So is it $99 a month per property? How does, how does that work?
So a project is a domain, so you can have 100 properties on one domain, that's just one project. You don't need a project per property. If you have your management site and then you have your direct booking site, that would be 2 separate projects because it's based on the domain. That's what matters. The properties within, there's no cap. So you can have, I feel like a mullet, no cap. But you can have as many properties in your portfolio in that. So Hemlock Hills, for example, they have 41, they're all integrated in here. So if you have a ton of properties, I would highly recommend doing the PMS integration. Otherwise you're going to spend a while to get all of this manually inputted. Um, so—
And there's another big question coming in, and, um, the answer is, what happens if I haven't got a PMS that you integrate, uh, with?
So let me know which PMS, because we will Integrate. Um, right.
Well, one of the things that Chase and I are talking about is getting Inc integrated with Connect. So we've done all of the legwork, uh, by doing all of those integrations, and I don't wish them on anybody because they're a nightmare to do. So I've just said to Chase, hey, why don't we just connect up Connect and Inc so that, that way any Boostly customer can just hit this, hit the sync button, and we've got like 30 of them in there. So we are working on that. Um, but like I said, if, uh, if there's any that you really, really want to, if you're not part of Boostly Connect, just again let Chase know. The other one is, which I think is interesting, is, um, we've got John who's based in Mexico. So how is it working with the countries that you can work with at the present, and what's the roadmap?
Yeah, so we just have US for now because I wanted to make sure everything was perfect before we expand, because once you get into like Europe and other countries, they have like their own data laws that I was not wanting to deal with out of the gate while trying to refine a tool. So, um, we had, I've had quite a few inquiries, um, in other countries and, uh, I don't know specifically, but it will be on the roadmap eventually because I know that there are a lot of users outside of the US that could use it.
But yeah.
Um, I would say I'll shoot for by the end of the year. Don't quote me on that, but I'm just trying to get the core tool to—
You're doing it exactly the right way. It's like you are absolutely doing it the right way, um, and exactly doing it there 100% by making it great and spreading it around. The other question, and one of the final questions, is the discount that you mentioned, Bootcamp 30, is that like for just the first month or is that whilst I'm with InkSTR? Like, will that ever go up?
It's just the first month. So you get 30% off your first month and then after that it would go to full price. So, um, yeah, it, one thing I'm willing to do, uh, as well, we've had quite a few people sign up, but you know, for the first 10 people that actually go through and sign up with a subscription, and if you run into any issues and need help, like I'll just jump on a call with you and do an onboard with you, explain it.
Hey, you can just explain it straight to me.
Explain it. Uh, Because I feel like a lot of people, you know, they run into one thing and they're like, well, I just, I don't know if I can use it. And it's a very simple solve. So if we just jump on a quick 10-minute call, I could show you how you could, you know, fix that. Um, so also too, if you're like, this is all great and I know it's automated, but I don't want to touch it at all, we have a third option, which we have some clients on that I will manage it for you in our account. And that's $500 a month. And includes the subscription. You don't have to look at it. I'll connect everything. I'll get it humming and I will monitor and analyze and use my skills for you and you don't have to touch it. We have quite a few on that plan as well. So if you're interested in that, shoot me an email. I can get you on that. Uh, but yeah, we tried to make—
I think that's awesome. You've done a great job. Can we all show Chase some love in the chat? Um, so. The, the main important thing that we're getting away from this is that Chase is a property manager just like you. He documented it yesterday. Uh, he scratched his own itch just like how many people get started in this industry, including me. Scratched our own itches with it within our business, and he's created a tool that can help. He's literally in startup phase, right? And the best thing about this, like Chase has said, for the first few people that sign up If you want help, reach out. Like, there's not many tools that you get to do that. And just to put the price into, into context, if you were to hire somebody to do this, you'd be paying 2 or 3 or 4 or 5 times more than what it is. Most tools out there that help you find on what to rank for, for AI— again, I was paying with Ubersuggest, I think it was like $297 a month at one point. There was another tool that was getting ever so crazier in price, but it didn't write any content. Um, so it's, it's very, very good for that. And as well, this tool has been built for hosts and property managers, so it's right in our niche. If you're outside of the US, like I said, keep in touch with Chase, keep following him on Instagram and, uh, and all of the other places. And as soon as it's ready outside of the US, you'll be the first to know. Like, I am looking to get Inc integrated with Connect So doesn't even matter if you're with some niche PMS like Smooboo, which is only— which is predominantly in Germany, uh, or in Europe, or Badge24, which is predominantly in, in France, or insert whatever. We're— if we're with them, we'll be able to help get you integrated into Connect. And that's something that me and Chase will work on behind the scenes. But right now you've all got an unbelievable chance. And like I said, It doesn't matter if you've got 1 property or 2 properties or 10 properties. It doesn't matter whether you do owner-operated, management, rent-to-rent, whatever. It doesn't matter if you're planning on doing a photo shoot next month. The beauty of the internet is that you can change up— they can tweak it like that. And this is a SaaS product, so you can start on the smaller package, and once you get used to it and you love it, you can move up to the to the higher package and vice versa. It's very flexible. And, you know, Chase is a good guy, he's going to look after you. And I just want to say well done for creating this. Well done for this week, coming in and showcasing your knowledge and making it so simple for everybody to follow. It's been an absolute win. And I just want to say thank you to all of you that have taken time out of your days to join us and be part of it. The Zoom room has been full to capacity. uh, all week, which is, uh, which is, which is good, which shows me this is something that you all want to learn about. Um, so great. Right before we let the peoples go, Chase, any parting words? Anything you want to just let people know about? Where can people find you? All that good stuff.
Thank you everyone for the— that has joined. I was super nervous to do this. I've never really done anything like this. I hope I did well and provided a bunch of value. If you have any questions, I've already gotten quite a few emails and I've responded with Looms. So I'm happy to answer any question or jump on a call, um, any way that I can help. So I appreciate y'all.
Good. So there's a lot of love in the chat, um, saying you're a natural. Uh, you did amazing. Bravo. Oh yeah.
If you do want to email me, you can email me at hello@inkscr.co. I'll put it in the chat. You could find it online, uh, on the website too. Um, but yeah, it's just me right now at Inkster, so I'm every every hat in the company. I have my own Maverick SDR as well, but I'm happy to help and fix anything that you need. If you have any features you want, I will add it pretty quickly if I love it. So, um, happy to work with you guys and looking forward to it. Thank you guys for letting me come on.
And if you are going to be attending the Verma conference in Nashville, which is from the 4th of October to the 7th, Chase is going to be there as well. So you can come and Yeah.
Also, if you don't have a place to stay, we— I manage a bunch of properties in Nashville. I have plenty of properties because it's kind of a weird middle of the week. So also email me. We have a few open properties that you can stay at that I manage.
So there you go. He's a man of many hats, obviously, as well. Please be respectful of his time because he's got a kitty and running all the businesses. But Chase, we really do appreciate you doing this. And to everybody, thank you for taking part and joining in. The good news is like Chase said, is that we are in a phenomenal moment right now with direct bookings. The, the whole thing you got to do now is get seen, because if you can't get seen, nobody can buy from you. And, uh, as Alex Hormozi once said, volume negates luck. And if I was to say to you a year ago, right, Albert, go and create a blog post, a very good blog post every single day, you will turn around to me and go, go away, you weird Britishman. But now there's tools that can help you, you do it. Combine that with, uh, Boostly CRM, Boostly Connect, which you could— which the agents are creating social media content every day— is now the time to do it. So go ahead and do it. Um, you're all amazing. Thank you so much for joining. Thank you much for being part of this. Um, and we'll see you on the— see you on the next one. Ta-ta, everybody. Thank you, thank you.
Bye-bye.
