A spoken walkthrough comparing nearby apartment/condo "comps" to Woody Creek Apartments. The speaker contrasts lower-end comps (street parking, apartment feel) with higher-end comps (garages, larger community) and argues Woody Creek is superior due to its boutique, small-community feel and direct access/backing onto a creek/nature preserve. Rent ranges mentioned for comps: lower-end about $1,800–$1,900 and higher-end about $2,200–$2,500. The speaker emphasizes covered patios, ceiling fans, designated parking, and the nature-adjacent lifestyle (birds, ducks, breeze) as differentiating features.

These are the lower end comps running for 18, 1900 bucks each. But as you can see, no, no parking in the front. We've got garages, garage buildings in the back. They're detached, they're not bad looking. But this is more apartment style than what we've got at Woody Creek. There's a lot of buildings, detached garages, detached parking. It's not condo feel. So again, these are the lower end comps right near Woody Creek. It's a lot of them, A lot of these buildings. I think they're considered condos, but more like apartments. Right there you got the amc. Looks like some lights over there, maybe a school or something. Street parking. So anytime you got people parking on the street like this, it's just not, not near as nice of a community when you've got designated parking in garages, driveways, clean guest parking spaces like we've got at good at Woody Creek. And here's the higher end comps right behind our property. These are renting for 22 to 2,500 bucks. And as you can see, yeah, these look a little bit nicer. They've got the garages right there. Some nice architectural details. More of a community, community feel. It's a big community, though. Look at this. There's a lot of these buildings. Big community. I don't know if that makes a big difference or not, but our property is a small kind of boutique, quaint property. Not a lot of cars there. You still got street parking here. The driveway lights are a nice touch out here. I think Woody Creek is just as nice, if not nicer, considering the fact that at Woody Creek you back to Woody Creek, which is kind of like living on a nature preserve. You're gonna have birds, ducks singing at you every morning as you wake up drinking your coffee, listening to the sound of the breeze, to the sound of nature. There's something to be said about that. And if you haven't experienced it, I have. And once you're there, you don't want to leave when you live in a nature preserve. Anyway, this is the higher end comps. I think we're going to compete really well with these units. Again, here's the higher end comps neighborhood. That's Woody Creek. And our property is literally like right there. Okay. You can see kind of the front of the buildings over there. Here's another thing that I saw. Look. So you might have some open space back there, but the balconies aren't even covered. There's no covered patios like ours up top. We've got the full ceilings with ceiling fans. Look how straight that building is. It's just not very nice. And they don't get direct access to the. To the creek, you know, it's just not the same. So to me, this is not nearly as nice of a back of the building product as what we've got at Woody Creek. Okay, now we're pulling up to the property here. We've got the Woody Creek in the back. These first few buildings are not actually ours. They are owned by somebody else. Although they look identical, they call them Creek View here. Looks like it's just, what, maybe two or three buildings in here. This one starts Woody Creek. So look at this. This is a nice boutique. It is Table Nature Park.
