Rob Moore warns of a major house-price crash driven by supply shortages, higher interest rates, and record-low affordability. He cites Peterborough seeing 30% drops in six months and mortgage holders moving from sub-2% to 6-8% rates. He recommends gold as a hedge against the downturn.

Emergency house price crash warning. There's one major thing that's just happened that I believe is maybe the biggest sign yet that there's a major house price crash coming. I'm going to tell you that in a few moments. Now, my critics might say, say, oh, Rob, you've been saying there's a house price crash coming for four years. Yeah, I have. Because when lockdown happened, I saw house prices artificially go way up because there was no supply of housing stock coming on the market because no one could sell because we were all locked down. Prices were already historically high. Lockdown happened, which was an artificial one off event and it forced prices up even more and it forced rents up even more because of a lack of supply. What goes up must come down. Now, I saw this in 2008.

Because I saw the property market drop, what, 30% in my local area and 25% of that was was in two quarters in six months. So properties tend to go up slow, peak a bit, go up slow, up over 10, 15 years and when they drop, they drop hard and like I said, 25 of the 30%. So about 75 to 80% of the drop was in six months. So there's a saying in property. Don't wait to buy property. Buy property and wait. So, again, this new thing I've just seen, which I think could be the biggest indicator yet that it's coming really soon, which is. Let me give you some other factors. Obviously, interest rates have gone up. Do you know interest rates have gone up 5,000%. Not to 5,000%. I mean, that'd be. But interest rates have gone up from the lowest, 5,000% up since their lowest point. There are millions of people still on that fixed rate, under 2% that are going to come off that fixed rate over the coming months and they're going to go from 2% to 6, 7 or 8% paying on their mortgage, which means their mortgage is going to triple or more in payments, which of course means they're not going to be able to afford the property, which means the repossessions are going to come through the market. As soon as you get a few repossessions come through the market and then there's some evidence of the price drop, then all the prices follow. Because why would anyone pay 500 grand when one's just sold for 450? 450 is the new price. Oh, but then people can see it going up, down from 500 to 450. I'll offer 430. I got it at 430. 430 is the new price. This stuff is happening just because you can't see it. I was going to go and try and find you a tree, but just because you can't see the tree yet doesn't mean the roots aren't growing down. So interest rates have soared relatively since the low point of about a last, you know, decade or so. Labor coming in, more taxes are going up in the budget in October. They've basically warned it's going to be a mess. And of course they'll blame the Conservatives, but Labour love putting taxes up, so obviously we're going to have much less disposable income. Energy prices are going up again. Like, your affordability is already the lowest it's been. You know, I thought your affordability was the lowest it's been since the Second World War. I'm told it could have even been earlier than that. That's nearly 100 years. Your affordability is at the lowest point. I'm also told that the taxes are the highest nearly 100 years. And I thought it was the late 70s when taxes were higher. So we're talking hundred year records of low affordability, low spending power. Also, house prices compared to wages. House prices are like quadruple what they were relative to wages. Do your research on that. But like it's a perfect storm, a perfect shitstorm. And the biggest thing I've seen that I think proves to me now that the crash is really close and it's going to be big, is that gold is at an all time high. So generally speaking, when gold is high, other assets are low and when other assets are low, gold is high. Generally speaking, because gold is the hedge against money and other assets because it's deemed as the very safe, very secure, physical, tangible asset. And gold has just hit a million dollars, a bar or two and a half thousand of troy ounce which is its record high. So yes, I've been saying it's coming for a while. By the way, it's already started in my local area in Peterborough. The property markets dropped 15 to 20%. We're seeing prices come down quite hard. We bought a property about a year ago, we paid three quarters of a mil for it and, and we've just got it valued at 1.1 and we didn't even do a refurb, we didn't even change the tenants. So bought at 750 now worth 1.1. Not bad, huh? And that's a real property we've done in the last year. So if you'd like to get these kind of results, you need to learn how to observe the masses and do the opposite. Don't wait to buy property. Buy property and wait. Be greedy when others are fearful now and fearful when others are greedy. So really appreciate you all and remember, if you don't risk anything, you risk everything.
