NEW House Price Crash Warning ⛔️

Property investor Rob Moore warns the UK housing market faces a 40-50% crash worse than 2008, driven by stamp duty above 15%, rents exceeding mortgages, and overseas investors leaving. He's already bought two £5 million Peterborough properties for £2.5 million each, yielding 11% gross returns.

New house price crash warning. This house price crash is going to be way more brutal than 2008. I've already seen the proof. I'm going to share some of the proof with you. I was there in the crash of 2008 in my area just outside London. The property prices dropped 30% in 6 months straight down, then stabilized, I was scared at first for sure because I had properties then and the value of my portfolio dropped 30%, it felt like overnight. And as it turns out, we bought the very best properties for the very best prices and the very best cash flows we've ever bought. But this crash is altogether very different. I believe it's going to be way more brutal. It's going to drop harder. It's going to last for longer. Unfortunately, the average person is really going to get hit hard. Unfortunately, it's pretty much always the rich that get richer and the broke that get broker. But that's not my fault or your fault. You know, the government are here to manage the economy and distribute the wealth. They do it very badly. There is wealth distribution, it's called tax, but what they do is they take it off the high earners and then waste it. and then the broke, unfortunately, they're the ones that suffer. And we are going to get way more broke people in this recession and crash. It's going to be big and brutal, probably the biggest crash in history. Robert Kiyosaki is calling it the biggest crash in history. I don't like to just throw out hyperbole and doom-mongering without evidence, but of course, every downside has an upside. And you know, when you have recessions and crashes and corrections, what you have is wealth redistribution. And you know, more millionaires are made in recessions than any other time in the cycle. And I'm going to just tell you some things that are going on right now in the property market super quick, which I think are going to force prices down hard, proof that it's already happened, and then what you can do about it. Because honestly, now could be equally the worst and best time in history for you as an investor or a homeowner, depending on how you handle what's going to happen in the next 12, 24 months. Okay, so first things first, stamp duty is outrageously high and some people are paying 15% or more on their properties just to buy them. Why would you go— like in London, a million pounds in many areas does not get you much. Like a studio flat could be £1 million in London. Why are you going to want to pay 15% stamp duty above £1 million and ratcheting up? Why are you going to want to pay 6 figures in tax just to own a home or to get a buy-to-let? Why are you going to want to do that? So of course that's going to push the prices down. In my area, as soon as the capital gains stamp duty went up— that's capital gains tax— as soon as the stamp duty went up, prices corrected immediately. Okay, so that's the first thing. The next thing is rents are now more than mortgages. So why would you bother renting if rents are now more than mortgages? Like, get your head around that. Rents are wildly high. Now that's obviously bad for people who don't own a home. But if you're an investor and you own a property, that's actually good for you because remember every downside has an upside. So rents are really high. Okay, so in London you've got Mayfair that's dropped 40%. Now no one in the history of the world ever would ever have predicted that central London Mayfair would drop 40%. No one would. For 108 years the British Empire was centralised by London, the capital city of the world, the financial hub of the world, the tax haven of the world. And now Mayfair's down 40%. Stamp duty for properties in central London is hundreds of thousands of pounds. All the overseas people, like the Russians, were all exiled when we had the lockdown. And now a load of people are leaving the UK and having the carrot dangled to Dubai. Where you've got only 4% stamp duty property tax, not 15%, where you've got no income tax, 5% VAT, 9% corporation tax, no council tax. So now you've got all the overseas people leaving. Kensington and Chelsea, they're back to 2013 prices, some of these areas. Chelsea used to be £1,300 a square foot. Now I know people making offers to buy properties there at £700, £800 a square foot, which is madness. Like, this is not just hyperbole. I'm not doing doom-mongering. I honestly never thought in the 20 years that I've been doing this— I have 345 rental units, by the way— I never ever thought I would see properties drop 40% plus, let alone in central London. I thought that would be the last place. Don't think anyone predicted it. So by the way, what happens is central London usually ripples out, but sometimes it takes time. So sometimes people say on my videos, oh well, Rob, there's no crash in my area. Well, um, let's wait for 6, 12, 18 months for the sold prices to come onto the market. Let's wait for this reverb outside of London. So, um, that being said, so you've got soaring rents, which is a problem for, you know, people who can't afford to buy a house. You've got wildly high stamp duty, you've got crashing prices, you've got crazy insane taxes for everyone. But in actually in central Peterborough where I'm based, there are commercial properties in the centre of town that have dropped 50%. And we're buying two deals which were about £5 million each 5 years ago. And we're paying a little over £2.5 million. We are paying half for what we paid in 5 years ago. Half. Half price. So let me ask you a question. Would you rather buy properties half price or double price? Second question: would you rather buy when rents are low or rents are record high? Next question: would you rather buy when interest rates are falling or interest rates are rising. So I have this like triad of the perfect storm because, you know, for general homeowners we've got the perfect shitstorm. Council tax is really high, stamp duty is crazy. Some, you know, some people are going to come off really low fixed-rate mortgages and their mortgages are going to go up a lot and they're not going to be able to afford their mortgages. There's 900,000 of those, by the way, so loads of those are going to get repossessed. So, you know, for the masses, it It does look really bad. I don't like it. I want to help all those people. I do help all those people with my content. But for the contrarian investors, those who observe the masses and do the opposite, this is an unbelievable opportunity. Why? Because you have falling prices up to 50% down in some areas. You have soaring rents, more than the same relative mortgage in some areas. And you have falling interest rates. Because what you want to do is buy low on low finance, i.e., mortgage, and then rent high. That's the perfect storm. So as long as you can see through the mass hysteria and fear and noise, and as long as you can make sense of the opportunity, this could be the best time to buy in maybe forever. It certainly could be the biggest crash in history, as Robert Kiyosaki is predicting. The last crash was 30%. Some areas are over 40%. In my property, some prop— my area, some properties are 50%. So let me ask you this. Are you going to take the opportunity or are you just going to wait and wait and wait and wait and wait and look back and go, oh, I wish I was buying properties when they were so cheap. Now I was buying properties for 50 to 70 grand in 2008. Then they doubled and then they nearly doubled again. I don't want that same thing to happen to you, but you might ask, well, where should I buy and what should I buy and how do I buy and how do I raise the money and all this? And this is why I'm running an emergency Zoom on this. So the link is robmoore.live/sunday. I'll pay for it because I already have the Zoom account anyway, I already pay for it. So it don't make any difference to me, I'll just help you. But if you want to get on the investing ladder, make better use of your money, cash in on the crash, know what to buy, know how to raise money so you can buy a lot more, take advantage of this opportunity, then I recommend you just register by going to robmoore.live/sunday. Robmoore.live/sunday. I wonder if you can just guess what day it's on. The date, the time, and what we're going to cover is on the link, robmoore.live/sunday. And look, I'm putting my money where my mouth is because I'm buying 2 deals right now which were £5 million. They're now a bit over £2.5 million. Buying them both, putting money into them to upgrade them, put new good tenants in to, you know, refurb above and below in the basement and up to 4 storeys above. And these are 11% yields. I remember London would be 4% yield. That's 4% gross cash flow. A yield is percentage of rent against the value of the property. And now they're almost 3 times as much in my area as they were at the lower points in central London. That is just madness. Honestly, it's madness. I really don't know if we're going to see anything like this ever again. So observe the masses, do the opposite. Be greedy when others are fearful and fearful when others are greedy. And let me help you. The link is robmoore.live/sunday. I'm going to bring in an expert who's raised 8 figures plus in joint venture finance. She's financed all of her property with other people's money. I financed all of those early 20 to 50 properties in 2007, '08, and '09. I financed those all with other people's money. So we're going to show you how you can start that journey as well. So I'll see you there, robmoore.life/sunday. And warning, this is probably now, I believe, and I know this is a big bold statement, but I'm just going to say it because it's what I think. I think this could be the biggest crash in history. I really do. And therefore it could be the biggest opportunity in history, but you have to make a choice because there will be blood on the streets, but it doesn't have to be yours. You know, when you have recessions, depressions, and crashes, what you often have is a big transfer of wealth. And unfortunately, broke people suffer and rich people get richer or opportunists become rich. You know, there are more millionaires made in recessions than any other time in the cycle. So will you take the opportunity? If so, I'll see you at robmoore.life/sunday.
