Day 2 of The 3-Day Builder Workshop

In the second day of the 3‑Day Builder Workshop, Elle McGhee drives participants to commit to building by calling out names, emphasizing that only those who show up will get results. She explains the limited‑slot 90‑Day Builder’s Blueprint program, highlighting a unique "deal warranty" that extends mentorship beyond the initial 90 days until a deal closes. The core of the session is a set of AI‑driven homework prompts for Day 2: a development‑budget reviewer prompt, a capital‑stack modeling prompt (conservative, balanced, aggressive), and an investor‑summary prompt, plus an "investor hot‑seat" exercise to stress‑test assumptions. Elle also assigns a Facebook‑group lead‑generation hack—scraping email addresses from comments—to build a private‑money list. She then offers a private‑money outreach script bundle (text, email, phone) and promotes upgrade tiers (VIP, Platinum) that include replays, a PropStream tutorial, and a pre‑sale playbook. The session culminates with a live funding segment featuring A‑Mob (Ademar), who boasts $9 million in annual credit approvals and aims to generate up to $1 million in funding during the call. Engagement tactics (camera‑on requirement, chat energy, money emojis) are used to keep participants active. Overall, the content blends motivational accountability, concrete AI‑assisted planning tools, aggressive lead‑generation tactics, and a high‑energy live funding pitch.

Love you guys. Y'all left the challenge. Y'all left the call last night. Y'all were excited. You was like, you know what, I believe I can do this. I'm gonna go find me some land, right? I'm gonna go do my research. Um, I'm gonna go do my research and market market, um, research my market, right? How many of y'all did your homework? I'm just curious. I'm just curious. How many of you guys did your buy boxes? I'm just curious. Did you guys get started, huh?
There you go. Me.
Shout out to Terry for doing the homework.
Who else?
Shout out to Electra for doing the homework.
Hold up now, that's it?
Okay.
Thank you. Thank you.
I was about to say, wait a minute now, y'all say y'all want to build Y'all know the information's gonna be on Miss L, Miss Nina, and the rest of the crew, but the execution is gonna have to be on you guys, right? Who else did the homework? Is that it? Y'all, please don't let L come in here and say that only 5 of y'all did the homework. Who else did it? Somebody else got to do it. Please don't tell me it's just Jarkisa. Okay, John, you found one.
Okay, cool.
Oh, you missed day 1. That's okay, sugar. I'm new here. Well, I'm so glad that you are here. All right, I'm so glad that you're here. You're a new follower. I missed yesterday, I had an emergency. Oh, okay, prayers to you. I pray that all is going to work out, um, for your good, for your favor, in the name of Jesus. All right, but who else? All right, anybody else do your homework yesterday? Anybody have questions about your homework yesterday? Right, and if you have questions, drop them in the comments, y'all. And when Elle gets back on a little later, I'll make sure that she gets to you. Okay, Malou, I hope I said that right. If I didn't, baby, I'm sorry, sugar. But you said, I'm new and I missed yesterday. Well, I am so glad that you are here. But I heard you guys. I can hear you guys, right? I can hear you guys, um, from across the screen. You're saying, okay, I came the first day, I'm excited to build, but how do I build? With what money? Come on, y'all. Tell The truth. Anybody else have that thought? Anybody else have that thought? I'm so excited, I'm so excited. But with what money? Baby, I'm gonna keep it real with you because where the money at? Where the money at? Rich gonna be the only one that's gonna keep it real with me. Gabe, thank you for being honest.
Yes.
And Monica, but with what money, right? Yes, Dorothea. Okay, okay, okay. Well, listen, look in the chat, even if it's just 3 people who want Be honest today, right? And shout out to the team who's dropping the homework in the comments. Y'all, there are other people who are feeling the same way that you are. They like, but where the money is? Well, I want you to know that there is a difference between I do not have all the money and there is no way for this to be funded. Y'all, those are 2 completely different statements. See, some of us have been treating them like they're the same thing and that they mean the same thing, but All right, right. So tonight, before Elle teaches you about funding, capital, deal structure, numbers, and how to position yourself financially, I want to work on the person who has to hear the information tonight, y'all. I'm about to deal with your mindset. Just give me a few minutes and I promise you I'm gonna let my girl do what she do because baby, there is no other person out here doing it like Elle McGee. I want to encourage you and I want you to know that you are in the right room, you are in the right place. But hear me, if your mindset has already decided that you cannot afford it, you may miss the very information that could show you how the money side works. So here's the first thing I want you guys to get this evening from your girl A'Lo, your sister, your cousin, your auntie, your whatever I am to you. All right, because we family. But I need you to stop making a financial decision with the information you do not have yet. Listen to me. Some of you have been saying, I can't build. But what you're really saying is, I don't know how building gets funded. And y'all, those are not the same thing. One is a final decision, and the other one is just a knowledge gap, y'all. And knowledge gaps can be closed. You may not understand capital yet. You may not understand how deals get structured yet. You may not know what lenders look for yet. You may not understand how investors think yet. And you may not know that— you may not know what numbers matter Yet, and that is fine. Listen to me, sugar. That is why you are here. You don't have to pretend to know, right? But you also cannot use what you don't know as proof that you can't do it. That's backwards thinking, y'all. But a builder says, if I don't know Then I can learn it. I love that Zoom user. I love that Zoom user. So I need you guys to say it out loud right now with me. If I don't know it, I can learn it.
Say that.
If I don't know it, I can learn it. Drop it in the comments. If I do not know it, I can learn it. Drop that in the comments, y'all. Drop it in the comments. There you go. And Monica, talk to yourself, baby girl. Talk to yourself, J&M. Talk to yourself, Zoom user. Who else? Y'all be willing to talk to yourself, encourage yourself this afternoon, right? And y'all, that is builder language because builders solve problems. That's it, Rich. That's it, Yolanda. That's it. That's it, Gabe. That's it, Terry. That's it, Dina. Builders Solve problems. Builders gather information. Builders ask questions, y'all. And then builders find the next answer. So we don't stand outside the house talking about why the door is locked. We go and figure out what opens the door, right? What opens the door? Now here's one little exercise I want to do. When I want you to finish this sentence in the chat for me. All right, I want you to finish this sentence in the chat. Can I get day 1 if I purchase VIP? Yes, you can. Team, can y'all drop that in the link one more time for her? Right, but I want you guys to finish this sentence in the chat. When I think about the money side of building, I worry that blank. Let me ask you one more time. When I think about the money side of building, I worry that blank— and I want you guys to fill in the blank, right? Um, somebody says— there we go, I knew that was gonna be one of the ones— my credit isn't good enough. Who else is going to be honest in the room tonight, right? Maybe it's I don't have enough savings, right? Be honest, I'm curious. Let's be honest. Credit, right? Credit, debt, savings. About rejection. If I would be approved, right, then nobody will invest in me, right? Y'all not saying it, but I'm sure. Yeah, I'm worried that I can't get a large enough loan, right? Capital on hand. Thank y'all for being honest tonight, right? The reason why I'm asking y'all these questions too is because you cannot heal what you do not reveal. So be honest, especially with yourself, right? Credit, not all that it can be. That's okay. Honestly, that God will exceed my expectations, but fear of failure. Oh, I love that honesty. Thank you for being honest. Maybe you have debt. Maybe you don't understand the, the numbers. Maybe you don't understand where funding comes from. Maybe you don't make enough money, so you feel. Now look at what we just did, y'all. We identified the fear. And once you can name the fear, you can stop letting it hide behind the word can't, because can't shuts the conversation down. Yes, baby, you in the right room. We're talking about building, but before you can build anything, you've got to get your mind right. So we are Focusing on our mindset just for a minute before we move over to the funding tonight, because tonight is going to be that night, right? Stay with me. Hang with me, right? So one thing I want to ask you guys to— is one thing I want to ask you guys to— I want you guys to realize that you've got to start learning your numbers, right?
Right.
So I need to say this, and this ain't going to sound real exciting, but builders have to learn their numbers. Sugar, we cannot rebuke a spreadsheet. You can't say I don't like numbers, right? Right. And then you want somebody to trust you with your money? No. You may not be an accountant, you may not be a lender, you may not be a financial expert, but if you're going to become a builder, then you need to become comfortable with understanding the money connected to your deal. Because money has a language, y'all, and numbers tell a story. The numbers can tell This opportunity deserves another look, or this deal does not make sense. And both answers are valuable because sometimes winning is getting the deal. Do you hear me? But sometimes winning is knowing which deal to walk away from, and that is builder maturity. Your numbers are not there to scare you. Do you hear me? They're not there to scare you. Stop being afraid of your numbers. I love that you love the numbers, Terry, right? But your numbers are there to give you information, y'all. Tonight, Elle is going to get into the financial side of things, and I don't want you checking out just because the numbers start making you nervous. I need you guys to lean in this evening. I need you guys to write down the definition. I need you guys to get your notebooks. I need you guys to get ready to write down the notes and circle and be honest about the things that you do not understand, right? You've got to keep it real with yourself, right? Because builders do not say that it's just too complicated for me. A builder says, break that down again because I'm gonna learn this, right? But here's one thing I want you guys to get this evening. You have got to put yourself in position because there is a difference. There is a difference between needing money and being prepared for the money. Do you hear me? Because everybody wants funding, everybody wants money, but are you getting yourself into position? Are you learning? Are you understanding the deal? Are you getting clear about what you are asking for? Are you learning with somebody, uh, providing capital needs to see? Because those things matter, right? Are you becoming somebody who can communicate opportunity clearly? Because sometimes we're asking, where's the money, when we really need to be asking, am I preparing to properly handle the money? Come on, y'all, there is a difference. And positioning does not mean that you run around here pretending. It means that you are preparing. It means that you are becoming clearer. It means that you are learning the language. It means that you are understanding what you are presenting. It means that knowing where your gaps are. And you do not have to walk into this room knowing everything, right? Right. But you should walk into this room, be in this room willing to know your stuff. And there is a confidence that comes with preparation. Not hype, not pretending, but preparation. And here is where I want all of us to be careful this evening, right? Do not let money become bigger than the vision, y'all, because hear me, money is necessary, money is important, money needs to be managed wisely, but money is a tool. And when you do not understand the tool, you can become afraid of the tool. But y'all, tonight is about learning. You are going to hear about funding. You are going to hear about the money side of the deal. You are going to learn about capital and structure. You You are going to look at the numbers. And guess what, y'all? Tonight we are doing live funding, y'all. Live funding. Some of you, before you leave this room tonight, is gonna be leaving with some money, honey. Do you hear me? You came in here with nothing, but you're leaving out tonight— yes, even you tonight can be leaving here with the cash that you need to go and build, right? Right. So y'all don't disappear tonight. Yes, ma'am. Do not disappear. I need you to stay focused. I need you to go put them babies down. I need you to go ahead and get your notebooks out, and I need you to lean in tonight, y'all. Do not run from the information that addresses the thing that scares you the most, right? Right. So go ahead and get out your notebooks. I want you guys to listen tonight.
All right.
I want you guys to listen tonight. But all right, you guys, before we go, we got builder declarations. If you guys are ready to declare the builder declaration. Out of your mouth. I just need you to repeat these things after me. Y'all get right ready in the comments. Let me know if y'all were here last night. Y'all already know what this is. We're about to do our builder declarations. Why are we doing this, A-Lo?
Why?
Because words matter. The words you speak matter. Now, I'm a Bible girly. Everybody that knows me knows that. It just is what it is. And, and I love that Elle lets me be me. But the Bible says that faith comes by hearing and hearing by the word of God. What does that mean? You need to allow your ears to hear yourself declaring out of your mouth that you are a builder. I love it. Arthur is ready. Rhonda is ready. Esther is ready. Gabe is ready. Elder Q been ready. Terry is ready. I love it. Yolanda is ready.
I love it.
I love it. I love it, y'all. All right, let's get into it, right? And then I'm gonna pass it over to my girl Nina. Nina? Yes, the number one, um, declaration for today And my girl Esther already started it. I am a builder. I will not let what I do stop me from learning what I need to know. I can understand my numbers. I can learn how funding works. I am preparing myself to recognize and handle opportunity. I will not disqualify myself before I understand the deal. I am becoming more resourceful. I ask better questions. I can learn deal structure. Lack of money will not become my excuse to do nothing. I am willing to learn. I am willing to prepare. I am willing to build. I am a builder. There you go. And one more time, because I need you to hear yourself say it. I am a builder. There you go, you guys. Drop it in the comments. I am a builder. Y'all ready for day 2? Y'all listen, y'all. Yesterday we got you guys out of the stands, and tonight we are getting you out. We are getting you out of your own pocket. Thank you, Dorothea. Thank you, girl. Because the question is not simply, do I personally have all the money? But the question is, do I understand what makes an opportunity worth funding? And Am I preparing myself to recognize it? Y'all, tonight matters. Tonight is the night, y'all. Funding stops a lot of people. Do not let it stop you because you refuse to learn, y'all. You are about to learn the money side, so do not just halfway listen, y'all. Get your notebooks out, right? And get ready to learn the part that too many people, too many would-be builders avoid. Yesterday we said we can start, and tonight we say I can fund the thinking if ever— I can fund the thinking before I ever fund the deal. I can learn this. You can learn this. You are a builder. All right, Nina girl. Hey, Booski, I'm so glad to see you in the room. I'm turning it over to you guys. Um, y'all have a phenomenal evening. I'm so proud of you builders. Y'all get your notebooks out, and I'm Super excited to see who finna get that money tonight. Get that money!
Well, come on, let's get that money, right? Well, you know what I learned? I'm so glad I was catching in. I caught up at the very end, at the very tail end of your, uh, master— I call it a master class, right? Because mindset is a master class. Because I don't care what we know, right? Elle could give all of the systems and the strategies. A-Mob is going to come on and we know he gonna do what he do, right? But guess what? The reality of it is, is if we don't get our mind right, we'll fumble the bag every single time. So let me see who's on the line. First of all, we gotta light the chat up, right? Whose mind feels a little bit more warmed up and right tonight, right? Let me see, let me see. I see I'm a builder, I'm a builder, I'm a builder, I'm a builder. But I need us to make sure we give a shout out to my girl, right? To make sure that she knows that what she shared with you tonight was valuable. So before we get started, we want to— that's right, I see you, J&M Professionals. Terry, I see you. I'm a builder. I'm— and Monica said let's go. Terry, Esther, I see you all. Doro— uh, Dorothea, I'm sorry, Dorothea, I see you. Is it Dean? Is Devon right? Devon's right. I see you, Elder Q. Yolanda, what's up, girl? She's always right there in the front line. Right? So good evening, good evening, good evening. My name is Nina Mora and I am your hostess for the mostest, and I am certainly excited and honored to be here with you for the 3-Day Builders Workshop. So welcome, welcome, welcome. Let me know in the comments first, let's talk about where you're logging in from. What city, what state, and/or what country are you logging in from? Let me see it in the comments. Let me see. We got New York. Now I'm from Philadelphia, y'all. We got Georgia.
I'm—
I live in Georgia, so I'm in Kennesaw. We just had one of my friends here and he was like, okay, this is far, right? But he came at the wrong time of the day. So whoever lives in Georgia, y'all know he wasn't supposed to come— come to Kennesaw during rush hour, right? But he drove out here during rush hour. We got Dallas, Texas. And Monica, I'll actually be in Dallas, Texas next week. Brooklyn, New York, I see you. Gloucester, I see you. Ohio, I see you. Crown Heights, I see you. Huntsville, Alabama, I see you. Sicklerville, New Jersey, my parents live in Sicklerville, New Jersey. Good evening to you, Brooklyn. Good evening, Florida. What part? What part of Florida? I see that we see Michigan. I don't want to say the D. because you said Michigan, but now we got the D. Detroit is in the house. Indianapolis. Decatur, Alabama. So you're from Carnesie? I have— I don't even know where that is, but we got the D. Detroit. Atlanta, Georgia. Dorothea, I see you, sis. What's up, cousin and neighbor? Good evening, good evening, good evening. Now what I want you all to do is I need to know what was your one thing? There, there should be multiple, but what was the one thing? We'll call it your money moment from yesterday. Your— what was the thing? And a lot of people call it a takeaway. I don't like the word takeaway, Elder. I like the word money moment. Let me tell you why. What did you hear that you know you can execute on immediately and turn it into income? So I wanna know, as we're, as we're getting ready to get started, we just wanna let everybody get in the room. What did you hear yesterday that you believe you can implement quickly? Prop Stream, I see you. All right, what else? What else? What else? Who else took— what, what's your thing? What was your money moment? Type it in the comments. Type it in the comments so we can see. I see Prop. It can be done, and it can be done, John. Simply, it can be done. Prop stream. I see a lot of people are like prop stream, knowing if the if the deal is good or bad. I love it. Buy box. Okay, what else do we have? What else? What else? Buy box. I see several people are like okay, buy box. All right, what else? Knowing your numbers. Knowing your numbers. She talked a lot about knowing your numbers. Elle talked a lot about knowing your numbers. Okay, what else do we have? What else do we have? What else? The scripts, going to zoning, analyzing. Because remember, Elle gave scripts. She said you're gonna use ChatGPT, and she gave you scripts. So if you're VIP and you're Platinum, guess what's going to happen? You're gonna get the replays. The replays will be available 72 hours after the entire workshop is over. So after Thursday night, when we're done with the Platinum Room, that is when— that's when the time clock starts. That's 72 hours after. And you know why? It has to be edited. All right, it has to be edited. So how many of you were here last night? Put a 1 in the comments if you— if you're new today. Put a 2 in the comments if you were here last night. And today. So 2s if you were here both nights. Put a 1 if this is your first night on the workshop. Let me see, let me see. 2 taking coffee and planning that zone. I got you. 2. All right, what else, what else, what else? We got 1s. We got a lot of 1s tonight. Well, all right, so to our number 2s, let me get my clappers out. Y'all know I gotta get my clappers out, right? So to our— for our number 2s, Can we celebrate the number ones and welcome the number ones? First, you had to work last night. That's okay. So listen, let's go ahead and celebrate and let's welcome in all of our day ones. Let's welcome in all the day ones. All right, so listen, we gotta know this, that this challenge or this workshop is here to help you understand how to do what? Build your first property in 90 days. And that is what we covered last night. Even as a beginner, we're gonna talk tonight about land deals, but finding funding, funding investor strategy. Who's ready to get funded? Who's ready to get funded? Let me see in the comments who's ready to get funded. I'm ready to get funded. Funded. Now I'ma tell you all, Adrian, I've watched him work, and I am telling you right now that he is no joke. Now I gave you all in the Platinum Room last night— who remembers what I said at the very end of the call? Who remembers? Elder, do you remember what I said at the very end of the call last night? That they need to be what? They got to be ready to do what when A-Mob comes on? Because I'm gonna give you a little, a little, a little— let me give you some expectations and some rules. When A-Mob comes on tonight, you gotta be ready to execute. No, no, no, don't take notes with him. You got to be ready to execute. He will not repeat himself. So I'm trying to give you a little bit of a warning. That when he comes on tonight, be ready to execute. Who's ready to execute? Let me see who's ready to execute. Now I'm gonna read for you one of my favorite, favorite quotes, and I did read this on our kickoff call. I'm not certain if I remember reading it yesterday, but I want to make sure that every day we open up with one of my favorite Quotes. Is that okay, everybody? If that's okay, say yes. If that's okay, say yes, yes, yes, yes. Thank you. So listen to this. This is one of my favorite quotes, y'all. I leave it on my desk visible for me to see it every single day. Your investment level often reveals your commitment level. Listen to this: not because money makes you serious, but because serious people stop treating their future like an optional. When I tell you, Richard, every time I look at this quote, every time I hear the quote out loud, it does something to me on the inside. Because there are 2 reasons why people fail. One is they never get started, and 2 is they don't keep going. Thank you, Terry. I'm gonna read this quote for you one more Time. Your investment level reveals your commitment level, not because money makes you serious, but because serious people stop treating their future like an optional expense. And I want to let that one land because guess what? Here's the reality. I always say, if not this, then what we gonna do? And if not now, when? Because we always say, well, I'll do it when I, I don't think I'm ready yet. We're never going to be ready. That is why I've learned to jump and grow wings on the way down. You see, so on day 3, you're gonna learn how to build and execute. So I want to know if you're ready to build. If you're ready to build, I want you to comment build. Who's ready to build? Comment build if you're ready to build. There should be at least 85 builds coming through the comments right now. At least 85 builds. So listen, I taught you all this week. Education is on us. But who is execution on? Education on us. Execution on. There you go. Education on us. Execution on. Say me. So if you have not had a chance to upgrade to VIP or platinum, this is the time to do that before we get started because we had an amazing platinum call and we have another platinum call tonight with Andrea. The lender. Now y'all know Elle says I don't teach, I don't give everybody access to my lender, but tonight in the Platinum Room, after this call, after Elle comes up to present, after A-Mob, then we're going into the Platinum Room and then you're going to be able to talk to her personal lender. So team, if we could get the team to drop the link. So that people can go ahead and upgrade so that they do not miss tonight's Platinum call, where you guys know there's a lot more that you get as a Platinum. You're gonna get your workshop book— your workbook, rather, right? The replay access. So VIPs, you're gonna get replay access too, but you're definitely gonna get more as a Platinum. So let's— I want y'all to spam the chat. Like, don't even just put it one time. I want you to put it multiple times because people will say, I don't see the link, I don't see the link. So we want to make sure that the link is there for everybody to see. So welcome, you all. This is day 2. We want you to grab your notebook and your pens. What I want you to do is I want you to silence the noise, close out the tabs, don't get on social media, right? Put your cameras on. And the reason why you should put your cameras on Is because you're more inclined or more likely to be present with your cameras on. I wanna go ahead and get out of the way because there's a lot of information to give you and we don't have all night to do it. So, you know, one of my favorite, uh, influencers on social media, he says, we're, we're not, we're here for a good time, not a long time. All right. So why is it important? Why is it important that you take notes? Because you're only going to remember about 15%, maybe if you're lucky. 15% of the information that you're gonna hear tonight. All right, so fake cameras on. Let's get focused, focused. Let's grab our notebook and our pen, and I'm gonna go ahead and get out the way because I wanna bring to the line the, the visionary behind this workshop. Because like many entrepreneurs, Elle's journey didn't begin with unlimited resources or a perfect roadmap. It began with curiosity, determination, and a willingness to learn an industry that many viewed as too complex or out of reach. As she gained experience in land acquisition, development planning, and real estate investing, she noticed a common misconception that many people believed land development was, was reserved for large corporations, seasoned builders, or investors with millions and millions of dollars. By breaking down each stage into practical, achievable steps, she has helped aspiring developers see opportunities where others only see vacant land. Today, her work continues to bridge the gap between ambition and execution, empowering individuals to approach development with greater confidence, clarity, and purpose. I need all cameras on and I need everyone to light the chat up as we bring to the line Elle McGhee! The floor is yours, sis. Good evening.
Let's go, let's go! Light the chat up with some fire. I want it to get hot over here. What's up, Terry? Let's go! Hey, Rich! What's up, Gabe? Good evening, y'all. How y'all feeling tonight? What's up, Nykeria? Okay, I see we got some OGs in the house. What's up, Otha? Welcome, welcome. Hey, Yolanda, I see you, OG. That's what I'm talking about. Hey, Kawada. Okay, now that I know I got some OGs in the house, I feel a little bit more comfortable. Now I know I got some family in What's up, Carlotta? Hey, Sean! Hey, Sean, what's up? Okay, there we go, family. That's what I'm talking about. I'm excited about today, y'all. I'm excited because I have not one but two special guests for you guys tonight. Okay, so the first special guest— Nina already hyped him up— A-Mob is gonna come and do his thing.
Okay.
Now, a lot of people ask, how am I going to get the money for the projects? Some of you guys are already sitting on the money right now. You just don't know how to access it. You don't know how to tap into it. Okay, let me know, uh, before we get started on this funding presentation, if you working on credit, put a 1 in the chat. If your credit is already good, put a 2 in the chat. I just want to get a feel for the room. If you working on credit, put a one in the chat. If credit is good, put a two in the chat for your girl. I'mma put a one because I'm still working on mine. I ain't even gonna lie. It's a journey. All right. I see y'all in the chat. Now here's the thing. When I first got started, I didn't even know that you could leverage somebody else's credit.
One.
For my people who put a 1 in the chat, you could leverage somebody else's credit while you working on yours. So don't let credit stop you from moving forward. I'm gonna show you guys how to obtain credit partners and how to partner with people that already have excellent credit. One, they're gonna make money, right, because they already have the good credit. For my people who put the 2s in the chat, This is another way for you to generate income for using something that you already have. And then the people who put the ones in the chat, now you're not anxious. You can take your time to rebuild your credit because when I first got started, my credit was not good. I had to start from the bottom and figure it out. Uh, let me do something real quick. For the people who put a 1 in the chat, I'm about to drop a resource in the chat for y'all right now. Normally I don't do this, but I'm feeling good today. We talking about money. Do me a favor and drop Beverly's information in the chat. Beverly is gonna help you enhance this credit and take it to the next level. She works with UQual, helping you guys get bankruptcies, late payments, repos, charge-offs, you name it. Okay, so for my people who put a 1 in the chat and the people who was too shy to put a 1 in the chat, you welcome. Let Beverly know that Elle McGee sent you, okay? And she is going to help you from start to finish get that credit in order because I already know how it is. All right, now with that being said, let me share my screen and get into it. Make sure y'all take Beverly's information down. Let her know that I sent you, and she will help you get together. All right. Now I don't pay. Let me say this: I don't pay for a lot of credit repair programs. I don't send all the dispute letters. This right here is a better, faster, more optimized way. Okay, so make sure y'all get that information. All right, can y'all see my screen with the day one presentation? I'mma go a little fast on this, so make sure y'all are taking notes because I got my special guest coming. A Mob is coming in a few minutes, and then I got Andrea Cloud, my personal residential and commercial mortgage loan broker, coming, and both of them. Both of them like to talk, y'all, so I'm gonna go ahead and speed through this so I can get out the way and leave room for them to come do their thing and drop some gems. Now let's officially get into it, ladies and gentlemen. Welcome to day 2 of the 3-Day Builders Workshop. Today we are talking about funding and execution. I'm going to show you how to structure the money and position the deal so that you're not using all your money. You're not maxing out your credit cards, you're not begging friends or family, okay? And you're leveraging other people's money in order to put these deals together. So yesterday you found the deal using PropStream, right? And today we're going to fund it, put the money together to figure out how we're actually going to leverage, because most beginners Think that funding equals a bank loan. When I first got started, y'all, I got rejected all the time from banks, and I was wondering, like, how am I supposed to get some money if the banks keep saying no? But that's when I realized that developers, they don't think in terms of a bank loan. They, they think in terms of capital stacks, and that's why most people never build. It's because they think they need a bank or they think they need good credit to get started. So they just get stuck and they never do anything. Okay. Just because a bank says no, that doesn't mean that the deal is dead at the end of the day. Okay. I've been denied several times and you could still use creative financing in order to get approved, ladies and gentlemen. It's so many different ways. Y'all write this down, take a screenshot, okay? It's so many different ways to get money for your project. Construction loans, private money, investor funds, hard money loans, seller financing, gap funding, bridge loans, business funding, and vendor lines of credit. So the question is not just who's going to give me the money that I need for this project. The question is like, what combination of these funding strategies can I use in order to stack this capital? Somebody put got it in the chat if you guys understand that it's more than one way to pay for a project. Put got it in the chat. Got it. Because most people think they just need a bank or a construction loan, and that's not it, ladies and gentlemen. Money without execution, though, doesn't build the project because you can have the money and not know what to do with it. If you have a strong deal on paper to your investors, that's easier for them to go ahead and lend you money. They want to see that the deal makes sense. Okay, they want to see the numbers, and we talked about the numbers yesterday. It's not just one, two, or three; it's a combination of numbers. Also, we need to talk about that plan. What's your buy box? What's your target market? What are you trying to build? And then your exit strategy. Are you gonna sell it? Are you gonna refinance it? Are you gonna rent it out? Right. The bank, the lender, the everybody that's On this slide right here, they still want to see the plan on paper. It doesn't matter who they are. Okay? So you need to make sure that you have the deal clear and concise, and that's what I showed you guys how to do yesterday. But before we start talking about money, let's figure out how much money you actually need. Okay? Yesterday, remember, we talked about the TDC. Total development costs, the cost of the land plus the soft costs. That's before you even get started on construction. The hard costs, that's your construction budget. Financing, because you got to pay for somebody to loan you money. That's what the interest is for. And then contingency, because you need room in the budget just in case, right? So your total development costs, what does that look like? Beginners think they need a whole lot of cash to get started. Let me ask y'all in the chat, how much money do you think you need to get started on your first new construction project? Put it in the chat. How much money do you think you need to get started on your first new construction project? I'm just curious. $50K, $20K, $100,000, $50,000, $40,000? Okay, Minister said $5,000. Kenneth said $1 million. Gene said $200,000. 20%. So it's like, how do you actually know how much money you need, right? Obviously it's going to be based on the project, but at the end of the day, you don't need the money. What you need is a capital stack.
Stack.
Somebody put stack in the chat for me. I just need one person to put stack in the chat because there's different ways to stack this money up because you're not going to get everything you need from just one resource. You got to stack it up. So let me give you guys an example of a capital stack. Let's say, for example, your total development cost is $400,000. Okay, this is a capital stack. You're gonna get $280,000 from your construction lender. Let's say a new construction loan. They're only gonna cover 70%, and then you still gotta bring 30%. So now, okay, you're gonna use your one-page summary that we talked about yesterday. You're gonna share that with the script I'm gonna give you guys today. At the end of this call, I'm gonna give you guys a script so that you can call, email, and text your private investor about your project. They're gonna loan you. $80,000, which is 20%. And then the developer, which is you, need to only bring down 10%, which is $40,000. Now, with that $40,000, there's so many different ways you could break that up, ladies and gentlemen. Business funding, business lines of credit, gap funding, vendor credit. Okay, and we'll talk about that later on tonight. The most important thing to understand when it comes to new construction and funding is debt versus equity. Because when you guys are looking for a private money lender, first you need to figure out how you gonna pay them back. Okay, that's the first question people want to know. How are you going to pay me back? Either with debt or with equity. So debt, guys, is money borrowed, generally requires repayment under agreed terms. Same for any credit card that you get. You swipe the card, you got to pay them back plus interest, right? Unless you pay them back before a specified time. Equity, though, is capital invested in exchange for an ownership or economic interest. So basically, you're going to give them a profit of this project once it sells versus just giving them a repayment plus agreed terms. So that's the first thing you got to figure out. Am I going to pay you in debt or am I going to pay you back with equity? For me personally, y'all, I use a little bit of both with my private money lenders. Now, this is what lenders actually care about. And for my Platinum members, you guys are going to have a private call with my lender tonight. But I'm gonna let you know right now, y'all, this right here is what lenders care about. And different lenders have different requirements, but your job is to understand what those requirements are and which one they're paying the most attention to. Lenders— if you have a good deal, you could present to lenders all day, every day, but they want information about you, the borrower. Who are you? Do you have experience? Are you working by yourself? How is your credit? How much money do you have? Do you own the land or do you need us to pay for the land as well? Do you already have floor plans? Do you have a budget? Do you have a general contractor? How much are you going to sell this for? What's your exit strategy? Do you have funds put to the side? So these are just basic things that a lender is going to care about once you actually get started. You don't need to have it all though. Okay, private money can fill a different role in the stack at the end of the day. So if you get a construction loan and you get private money, you can use that money for whatever you want, right? You can use it towards private debt, pre-development capital, which are those soft costs, cutting down those trees, right? Getting the land graded. You can use the money for that. You can use it to fill in the gap for your down payment. Right? So it's so many things that you can use private money for, which is my personal favorite. Okay, um, I like to supplement with construction loans as well because they're going to give you that bigger chunk of the money, but private money is more flexible. You can use it for literally whatever you need for your project. Okay. Now, most people think you need to have it all though. You got to have the good credit, you have to have all the money, and you have to have the experience. You don't need all 3. Okay? You do not need all 3 because like I said earlier, if you struggling with credit, you can get a financing partner, somebody else that has good credit that's willing to partner up with you on a deal and say, hey, let's leverage my credit on this deal versus yours while you're still building. One of you guys may say, hey, I have the credit but I don't have the cash. I don't have the cash for the down payment or to buy the land. So you partner up with someone that has the equity or the capital that you need. Okay, and the experience— that's where I come in. Once you partner up with me, and I've built over 20 properties in the last 3 years, your lender is going to feel more comfortable giving you money because they know that you're working with a team that know what they're doing. Okay, so you don't need all 3. You don't need to bring all 3 to the table. So let me ask y'all a question. With that being said, what do you have to bring to the table? This is a way for us to also network and find a potential partner. So if you have credit to bring to the table, put a 1 in the chat. If you have cash to bring to the table, Put a 2 in the chat. And if you have experience to bring to the table, put a 3 in the chat, because I want to show you guys that you don't need everything. All you need is a little bit of something to bring to the project to make it happen. So let me go to my chat and see what y'all have. Remember, drop a 1 in the chat for credit, a 2 in the chat for cash, and a 3 in the chat if you have the experience.
Experience.
All right, Cynthia says she got the credit. James got the experience. Yolanda got the credit. Minister got the experience. Karen has the experience. Chavonte has one and two. Electra has two. Lashay has one. Ashelle has three. You don't need everything, ladies and gentlemen. Don't feel like you got to have it all to get started. Real estate is a team effort. We cannot do this by ourselves at the end of the day. So look in the chat right now and find what it is you're missing. If you're a 1, find you a 2 or 3. It's plenty of people in here who have the money but not the credit, or the credit but not the cash, or the experience and know how to do this thing, but they don't have the credit or the capital right now. Okay, y'all better use this, um, Zoom room and get to networking. This is how you meet your next potential partner. Now, let me give you guys a deal breakdown and we'll talk about a capital stack. So let's imagine these are your numbers. The purchase price is $450,000. The cost to build is $150,000. The ARV is $850,000. You're going to profit $250,000 from this project. You know this because you ran the numbers, right? And I showed you guys how to do that yesterday. But now, We need to go ahead and present the deal. Somebody— if an investor or a private money lender sees that they're gonna make, or you're gonna make, a profit of $250,000, they're gonna give you the money that you need to make this work because they know they're gonna get a piece of the pie too. So private money, y'all, is how beginners win. Here's a sample project. You gotta break it down line by line so that your investor can see exactly what's going on. Okay? You don't want them to ask you any questions. You don't want any holes in your executive summary. Okay? Now, here's where you're going to build these capital relationships, and you might want to take a picture of this because it took me a long time to figure this one out. Lenders, y'all, all lenders, they have the money that they want to loan you. All you have to do is present them with a deal that makes Now, if you put a deal on paper and it say you in the negative, do not present that deal. Y'all got me? Dude, this is very important. This is why you need to have this one-page executive summary before you present any of these lenders. So you have local banks, you have community lenders, which I love. We don't go to Bank of America, Regions, Wells Fargo, these big-time— Banks to ask for our first new construction loan. Also, there are construction lenders that specialize in first-time builders right now. You're gonna have to put more down, like 20 to 30%. But remember, we're thinking about capital stacks. So if they're giving us 70%, we're gonna go find the other 30 from another source. You have hard money lenders, private money lenders. Don't sleep on the real estate community on Facebook, y'all. It's crazy. I've closed so many deals on Facebook Marketplace, it doesn't make any sense. Look through these groups, you guys. Go to biggerpockets.com, local networking events. Join your local REIA. Everybody has a local REIA. They have local meetups every month. Sometimes it's just about being in the same room as other people, uh, wholesalers, agents, lenders, developers. You just gotta be in the room. You just gotta get outside the room you are in now because money is everywhere. It's circling around. You just gotta go get it. Your existing circle, if you already know agents, GCs, referrals, or existing professional networks that you may be in, start letting them know about your project. These are your next private money lenders. They already know you. They already trust you. You already know they have money, right? You just have to present the opportunity so that you can get it from them. Because at the end of the day, people pitch ideas, not deals. And what I want y'all to start thinking about is pitching a real deal, not just an idea. Hey, I think I want to get some land. Oh, where you want to get it at? Oh, I'm not sure yet. I think I might want to build for either veterans, seniors, or I might do some tiny homes or single family. Oh, how much is it going to cost? Oh, between $45,000 and $500,000. I'm not sure. I had like you just all over the place. You have to be clear and picture real deal so that it makes sense. Think about Shark Tank. When they go on Shark Tank, they already have the numbers to where it makes sense. There is no thinking. There is no guessing. Listen, if the numbers make sense, then the plan and the money will come at the end of the day. I attracted so many private money investors off of Facebook, y'all, just by building a simple Google buyer list. And if I can do it, you guys can do it too. Make sure y'all take a picture of this. This right here is a 5-page deal package that you can use using ChatGPT. To come up with a very sexy opportunity that investors want to actually put money in. So make sure you guys have this, and we're going to break it down page by page because you want to present this in a way to where it's easy to get the money.
Okay?
So remember, we are pitching clear opportunities. We're not pitching ideas. This is the least you can do using AI these days. Help yourself put together this 5-page deal package. Okay? And this right here is going to help you secure some more lenders. All right. So page 1, y'all, get into page 1. We're going to talk about the executive summary. What are we building? Where is it? How much does it cost? How much do we make? We talked about all that yesterday. If they only read one page, they should want in. So I'm gonna give you guys a 5-page summary, and then you also remember want a one-page summary that gets straight to the point because some people don't want to read all that. Okay, so your executive summary, this one-pager, should say what it is, where it is, what the cost is, how much you're gonna make, and how much you need. Okay, that's that one page. Now, when you're going into property and development plans, they want to know about the property. What are you building? Is it single-family? Is it multifamily? Is it tiny houses? Is it affordable housing, mobile homes? What's the zoning? If you want to build multifamily and you're building it on a residential or single-family lot, have you taken into consideration rezoning and application? So you want to have that in your summary as well because they want to know that. You don't want to embarrass yourself early in the project by saying you're about to build an apartment on a single-family lot. You have to have that disclaimer in there. Also, the concept. I'm going to show you guys how to make a site plan, a crazy site plan using AI. That way your investors can actually Visualize what you're trying to do. With so much going on with AI, we don't have to use just the regular black and white blueprints or floor plans nowadays. Okay, this page right here, page 3, is probably the most important. These investors want to see the numbers. They want to see the total development cost. How much is this whole project going to cost you? Don't leave nothing out. How much is it going to cash flow? How much are you going to profit and how much do you need from me? Okay, so when you guys present the numbers, if you know you only need $50,000 from this private money lender, make sure you present that capital stack and say, hey, I'm getting a construction loan, I'm getting a business line of credit, I have $30,000 line of credit at Home Depot, another $20,000 with Lowe's. So I only need $50,000 additional from you. That way they understand that capital stack and exactly where those numbers are coming from. And proof. People want to see proof. If you don't have any photos, okay, you can at least send them the address or the parcel ID number. You also want to run comps. A lot of people forget this part. They just make up a number in their head of how much they're going to sell it for. Without doing the research and running the comps. If you're a real estate agent, drop a 5 in the chat for me real quick. This for my agents right here. If you an agent, drop a 5 in the chat. Real estate agents have so many resources available to them to where they can literally do this with their eyes closed because they already have relationships with buyers. They know what the market is, okay? They know how to run comps. They have relationships with lenders. So as a real estate agent myself, it was a lot easier for me to understand a lot of the terminology, like what is a comp, what is an ARV, okay? So real estate agents, go ahead and get on the other side of the settlement statement. What are you waiting on? It's so much more fun. On that side. And guys, the plans and the concepts— go to floorplans.com, which is one of my favorite sites to use, and you can actually go to floorplans.com and just take a screenshot of the floor plan that you want to use for your project. I would not go and spend $800, $1,000, $2,000 on a floor plan right now Until you get approved, until you understand that you're actually going to buy that land, right? So you can still go ahead and have this visualized to your investor just by taking a screenshot of the floor plan from the homepage on floorplans.com. Also, the funding and exit strategy. People want to know, like, what are we doing at the end of this? What's the timeline? How, how long is it going to take you to build? Don't come out the gate saying you're going to build in 90 days if you know that it's going to take you 90 days to get a permit, depending on your market. So you want to set realistic expectations on your timeline, but you want to let them know how long it's going to take because that's the first thing people want to know is when you're going to pay me back. So give your investors a clear timeline. Also, your exit and repayment strategy and any risk. With real estate, there's always risk. So you just want to let them know what the potential risks are in investing. That way it's a clear understanding from start to finish. Now, this right here is a bonus, but this takes it over the edge. If y'all have this extra page, okay, in addition to those other pages on your summary, this is where everything comes to life and you make it real. You want to have pictures of the lot if you can. You want to have those floor plans that I talked about. You want to have links to comps. What are comps? Comps are comparables. What sold in the area that's similar to exactly what you're going to be building for around the same price? If you're building a duplex, a single-family house is not your comp. If you are building a triplex, A duplex is not your comp. I need to see exactly what it is that you're trying to build, very similar on the exterior as well. Okay? And then finally, the AI conceptual site plan. This really makes it real because now these investors, they're not guessing anymore. They can see it, understand it, and actually start believing in it. So then it makes it feel like you're not just asking for money, You're actually offering them an opportunity because once they see all the numbers and everything is clear, trust me, the money will come. Okay, so let me know in the chat if y'all got that. Just put got it. We're not begging for money when we are looking for investors. We are offering opportunities for them to make some money. Do you not see this amazing opportunity? Let me ask y'all a question, and y'all can keep it real. Let me know in the chat. What would you ask if this was your hundred dollars? If I sent you an email and I needed to borrow a hundred thousand dollars to work on my next project, what questions would you ask? Drop them in the chat for me. I want to know if I needed to borrow a hundred thousand dollars from you. What would you ask me, Nykeria? James, if I needed $100K, what would you ask me? What's the ROI? What's the ARV? How will you pay it back? When I'm gonna get it back and how much I'm profiting? What's the timeline? How long is it gonna take? What will I make from it? How am I protected? What's the timeline for completion? Any contingency? When will you pay me back my money? So these are the same exact things that a lender is going to ask, right? The same questions that you guys put in chat. I mean, they just human. They just got a couple more zeros in their bank account than us. That's all. But they human. They still want to know. They still want to know, how are you going to pay me back? How long is it going to take? What's the timeline? When am I protected? What are we selling it for? What's the exit strategy? But at the end of the day, ladies and gentlemen, a lot of people ask me, Elle, do I need to be a licensed general contractor? Do I need to be a builder in order to, to do this project? I already have a job. Do I need to quit my job, my good job as a doctor, nurse, agent, and do this thing? Okay. And the answer is no. I didn't quit my job until I got my first check. Your job is to actually lead the development. You're not the builder. You are the boss at the end of the day. You're not there performing every trade. My husband used to, since he had electrical experience, he would try to do all the electrical work when we first got started until his knees and his back start hurting. And then he found out quick, let me just pay somebody else to do it. So now sometimes he'll go to work in his gym clothes. So you guys don't have to show up with hard hats and steel-toe boots because at the end of the day You are just managing the project, verifying that all the materials are there, making sure that they're staying within the budget. Okay, you are the boss. You can do this from home. You are not the builder, and you do not need to have a— be a licensed general contractor in order to become a developer. All you need is the blueprint and to understand the process. Find you a good general contractor Set expectations, set the budget, and manage. Period. Yes, project management. That's all it is. If you've ever did project management or babysat adults at your job, trust me, you could do this. You just gotta pull up on them every once in a while to make sure they doing their job. Okay. So you found it, you funded it on paper, right, using these capital stacks. Now how do you actually build it? But let me give y'all a quick quiz. I want to see if y'all were listening. Somebody put in the chat one way we can fill this gap with funding. Somebody tell me one way we could fill this funding gap. I gave you guys at least 10 different ways we could get methods for funding. Okay, I gave you guys 10 different ways we can get this cash for these, these projects. So let me know in the chat, what are some different capital stacks? OPM, business credit. I see you, Rich. Carlotta said private lending. James says gap funding. Joyce said private lenders.
Yes.
Shavonte said Hard money loans. That's it, y'all. That's it. Loans, bridge loans. Yeah, don't forget about those bridge loans. Partnerships.
Yes.
Y'all missing one. The vendor lines of credit. Don't sleep on these lines of credit from Sherman Williams, Home Depot, Lowe's. Yes, Cheryl. Credit unions, community banks.
Yes.
All right, y'all, now you know exactly how to get this money. Okay, now we need to talk about how you actually build it, and that's what we're going to talk about tomorrow because I got a couple of special guests that's waiting to get in and drop some more gems. So tomorrow we're going to talk about how to put that team together and actually start building. Y'all, at the end of the day, information is not the problem. Because I'm gonna keep it real with you. It's so much information out there. You got AI now. You got YouTube, TikTok, LinkedIn, Facebook, Instagram. You don't need no more information. You don't need to continue to scroll through all these videos. What you need is structure, guidance, and somebody to hold your hand. That way you can actually execute this thing. Because a lot of people come on these three-day challenges. And they still don't do anything. They take all the notes, they upgrade the VIP, they upgrade the Platinum, and they just don't do nothing. So knowing the information is not enough. We gotta move. Moving is what matters. Do me a favor, put build in the chat if y'all are actually trying to get a project done before the end of, uh, this year. Put build in the chat if you are actually trying to get started on your first project. before the end of the year. Let me go to the chat real quick.
Hold on.
If you're not trying to build nothing, don't say nothing. I only want to see the builders. What's up, Electra? All right, Karen says she ready to build. Jarkisha ready to build. Otha, Jean, Unique, Rich, Cheryl, Dorothea, let's go! Kay is ready to build. Shavonte ready to build. Terry is ready to build. Andrea is ready to build. Minister Kim Cook, Zoom user, you already got your land. You should have been ready. John said build times too. Cornelia, Chantel. All right, I got some builders in the house. I was just making sure because I don't want y'all to leave this builder workshop and not build nothing, okay? The whole point is for you as a beginner with no experience to get started on your first project. And that's exactly why I created the program, okay? This is where I'm gonna actually help you find your deal, structure the numbers, put together your custom capital stack based on what you have going on. That way you can get the funding that you need and build your first project step by step without any delays. Okay, so in 2 days I've shown you how to find the project, how to put the money together. Tomorrow I'm going to show you how to build it. But knowing that PropStream exists is not actually going to help you find the land. Knowing how to go on Facebook and find private money investors is not going to get you funded. Okay, some of you guys just need the support and guidance from somebody who Has actually done it, who is going to hold you accountable, and who doesn't do any gatekeeping. Okay, so tomorrow is the big day. I'm gonna give you guys all the details about the 90-Day Builder's Blueprint program, but my team is about to drop the link in the chat right now. Okay, if you already— if you already joined the waitlist, put done in the chat. If you already joined the waitlist, put done in the chat.
Done.
I want to see who my next group of builders are. Okay. If you have not yet joined the Telegram group, I'm going to tell you right now, we only have 30 slots available for our program. It's over 100 people in here. So if you want first dibs, 15-minute early access to get in on this offer before anybody else hear about it, go ahead and click the link in the chat right now. Team, make sure y'all are spamming the chat. With the link because I think last night when I checked, we had 50 people sign up for it. We had about 50 signups. Okay, so I'm gonna let you guys know this is first come first serve, and I never seen nobody do this. Okay, I actually have a deal warranty where I'mma work with you until you find a good deal. Now I know other mentors and coaches once the program over with they kick you out or you never hear from them again. But I'm actually going to continue working with you beyond the 90 days until you successfully complete your desirable deal so that you can move forward. Okay? I'm so confident that the process is going to work if you work it. All you got to do is show up, do the homework, and move through the process. Okay? Somebody put execute in the chat if you are committed to showing up, And doing the work. The house is not gonna build itself, y'all. You have to work it, okay? I see some executes in the chat, so make sure y'all go ahead and join that waitlist right now, because when we did this last time, we sold out before we could even release it to the public. So if you already know that I'm somebody that you want to work with, you want me to be your mentor, you want me to hold your hand and support you through this process, go ahead and join that waitlist right now. You're not going to be doing this alone. This program is going to give you clear next steps. It's going to give you access to deals you can analyze, tools that are ready to use right now, and the support to get it done. You are not doing this alone. And most times you just get thrown in the program and You still doing everything by yourself. This is done with you, handheld support, step by step. Okay, so now the homework for tonight. I just dropped the link in the chat. Y'all make me proud. Make me proud because I wasn't real happy with the amount of people that did the homework for day 1. Did I make the homework too hard? Y'all keep it real. Let me know in the chat. Did I make the homework too hard?
No.
Because a lot of y'all did not do it. A lot of y'all did not do the homework. Make sure you click the link in the chat so you can do the homework, and make sure y'all take a screenshot of these prompts, okay? These are the AI prompts that I want you guys to use in ChatGPT for day 2. Take a picture of this, especially if you don't have access to VIP and Platinum and you won't get these replays. Okay, so you're gonna say, act as my development budget reviewer. I'm gonna give you my preliminary project costs. Identify categories I may have forgotten, questionable assumptions, and costs that still need professional verification. Do not invent costs. Then organize my numbers into land, soft costs, hard costs, financing, holding, and contingencies. This is the first prompt that I want y'all to use. This is the second prompt going over these capital stats. Let chat know my estimated total development cost is $400,000. I personally have $25,000 available right now. Tell it the truth. You ain't gotta lie to chat. If you got zero, just put a zero right there. I ain't got nothing. Nothing, and I got a million-dollar project. Using only the funding sources I provide, model the possible capital stacks: conservative, balanced, and aggressive. For each, show the estimated dollar amount and percentage from each source, developer cash required— that's you, you the developer— and the remaining funding gap. Do not claim that I qualify for funding and financing. Y'all got that? Now, here's the final prompt that you're going to use to help you build your investor summary. Using only the project facts I provide— so you got to feed into chat, okay? You got to put some information in there. Help me organize a 1-page executive summary. Include what I'm trying to build, the location, the concept, the exit strategy. Okay, this way you guys can leave and come back tomorrow with this one-page executive summary. Now this right here, this gonna hurt some folks, but I need y'all to do this part too. The investor hot seat. You're gonna ask chat, hey, pretend that you're considering investing your own money into my project. Ask me one question at a time. Challenge my assumptions about cost, market, construction. Timeline, risk, funding, and exit, and do not accept any vague answers. Okay, now they gonna— chat is gonna keep it real with you, but make sure you use this last one just to check yourself and see where you are with the project. Now here's your Facebook assignment. Don't sleep on these Facebook groups, y'all. Whatever city or market you are in, I need you to join some Facebook groups tonight. Okay, join these Facebook groups. If you were in Alabama, you're gonna put Alabama real estate investors, or Atlanta real estate investors, Columbus REIA, okay, Texas private money lenders, okay, New York real estate developers. Go ahead and get detailed. If you can, put the state, but if not, put the city so that you can kind of hone in on these people, y'all. And then here's a cheat code. I want to let y'all know this before we wrap up. As you join these groups, just scroll through them because most time there's so much data already within those comments. If you just scroll through some of those posts, there's so much money in the comments, y'all. Look through the comments, copy all those email addresses, and that's the fastest, quickest, easiest way To start building your private money investor list. Y'all got that? Put a one in the chat if y'all got that. Put a two in the chat if I need to run that back. Put a one in the chat if y'all got that. Put a two in the chat if I need to run that back. All right, I see a bunch of ones. For the people who put the twos in the chat, let me say that again. Join the Facebook groups first. Once you join these Facebook groups, then whatever market it is you're trying to find land and build. Scroll through before you even post anything. Scroll through the other posts and look through the comments. There's going to be tons of investors and private money lenders who have already dropped their email address from somebody else making a post. Now all you do is copy those email addresses and you add those to your private money list in your Google. Okay, y'all got it? All right, awesome. Let's see who gonna execute on that play. Let's see who gonna execute on that play. Now let me keep it real with you. What you got today is an overview. So you want to join the waitlist so that you can spend the next 90 days with me. Okay? And I'm going to give you guys all the information about the 90-day program tomorrow on day 3. But before we get into our next class, I'm going to bring my guy A-Mob in. I know y'all ready to get Some money. Last time he did this class, I think we ran it up to about $500,000. So I'm going to see if— I'm going to shoot for a million this time. We're going to make a million dollars on this call today. So if you guys want to upgrade to Platinum, this is where you're going to get access to the replays. This is where you're going to get the bonus class tonight and meet my private money investor tonight, and she'll be answering questions. Okay? You don't want to miss it. that. You also gonna get a whole bunch of other things like the PropStream video to show you exactly how to find the land, the 30-day action planner for the people that's ready to go right now, the pre-sale playbook so you can find a buyer before you even break ground. Trust me, for the $67, you definitely want to upgrade to Platinum right now. And if you like, Elle, I don't need all that, all I need is the replays and the workbook, then just upgrade to VIP. Um, trust me, it'll be the best $27 that you have ever spent. Okay, now we got about 3 minutes left before we transition. The team is dropping the link in the chat. I wanted to give y'all a free gift real quick. I'm about to send this to my team. Let me stop sharing my screen because I got this script that I wanted to give you guys. This right here is the private money script. Okay, let me make a copy of it and then you guys can edit it how you see fit. But this private money script is like gold. Okay, you're going to use this. I have a text message you can send, an email you can send, and I also have a phone script. So once you have your numbers together, because don't call embarrassing yourself. You're going to use this script that my team is about to drop in the chat, and you gonna go ahead and get you some private money. Okay? All right. Let me put the link in the chat for you guys. Somebody put money in the chat if y'all ready to get some money. Somebody just put money in the chat if y'all ready to give me some money energy, money emoji, money bag. Money smiley face. Kriza, I just sent you over the private money script to drop in the chat. Let me see if they ready to get some money before I, um, pass it over to Nina. Let me see. All right, Nina, I think, I think they ready. I think they are ready to get some money. What you think?
How you feeling? I don't see enough. And I'ma tell you, already know what I said last night. A mob is the real deal Holyfield. He gonna run the play. So I don't see enough money. I don't. I see money. The elder says money. Gabe got the money, the money bags. Um, I I don't know. I don't know. Cornelia got some some money, a money up. Hold right. Okay, we see some more money up. I don't know. I don't I don't know because here's the thing: they got to be ready to execute. And so when A mob comes on here, he comes on here with energy at about. $500,000, right? And if you want him to stay up there at $500,000, and the more you— the more energy you pour back, guess what he does? He comes up with more creative ways to find you some money. So— That's right. I don't know. I kind of need to see the chat, like, fly with money or say, I'm ready, or something before we bring 8 Mile to the line. Like, y'all got to do better than this. Come on. This my bro-bro, right? This my, like, brother from— there we go. Now I'm seeing it get a little bit better, but y'all still moving a little slow. I don't know. Ama probably looking like, "I don't know if they ready for this money." I don't know.
He was here.
He was on camera. Then he jumped off.
So I jumped off because he probably said, "I don't know." They probably don't. You know what? Come on, y'all.
Don't embarrass me in front of company family.
Y'all keep trying. We gonna give y'all like two bags if y'all don't if y'all don't do better than this. Because I'm telling y'all. Okay, are we? Can we get a little bit of a roll going? All right. So listen, let me go ahead and bring my brother from another mother to the line. Y'all give it up for L. Tonight, of course, always giving the game, not little nuggets. No, these are boulders, right? What did Shrek say? Boulders. They weren't nuggets, they were boulders. And what I love about you, Elle, is that you give so much information for free. That's right, for free. And I don't— I know we don't always appreciate free, right? We don't— we don't always know the value of something when it was given for free. And so you all light the chat up because Elle gave so much value. And now we're— I told you every round goes higher and higher, right? I said it last night, I said it earlier today, every round goes higher and higher. So listen, I gotta get out of the way so that my brother has all the time that he needs. But with over 10,000 hours spent studying and perfecting expertise in business funding, AMOB has helped clients secure over $9 million in credit approvals in this year alone. The year is not over. We already had $9 million, y'all. Always Moves On Business. That's what AMOB is like. That's what that stands for. Always Moves On Business is dedicated to empowering entrepreneurs with funding strategies They need to scale. So if you're ready to scale and you're ready for some money, I need everybody to light the chat up for my brother, Ademar. How y'all feeling?
How y'all feeling? So listen, first, let's, let's, let's be corrective. Let's be corrective. She said $9 million in funding approvals, y'all. We did $4 million in one weekend. We did $4 million in one weekend, right? So I want to ask y'all a question. I know y'all like, uh, his camera off. Would y'all be cool if I sat here and I talked with my camera off the whole time? Yes or no? Let me know in the chat. Would y'all be cool if I sat here and I talked with my camera off the whole time? Yes or no? Absolutely not. So I want y'all to hold me to the same standard that y'all hold ourselves to. Can I get everybody turn their camera on, please? Just for the next 45 minutes. I don't care what you doing. You on the Zoom, you already here. The people who have their cameras off are typically the people that's sitting over there like this, halfway tuned in, scrolling. They hear something that sound good, they type in the chat, and they get back right here. I don't want those people. Elle don't want those people. Success don't like half-stepping. I need to make sure that y'all all in before we get to this game. If you all in, put all in in the chat.
All in.
If you all in, put all in in the chat, because I need to make sure that what we go over, y'all are receptive to. I'm telling y'all, this information that I'm giving y'all, I've spent over $240,000 just to learn it. That's not the time or hours that I've spent trying to implement it. So I'm gonna give it to y'all as best as I can so y'all can get to the next level. Now listen, I don't want to hold nobody up. I don't want to take too much time. Is it all right if we get straight to it? Yes or no? Is it all right if we get straight to a yes or no? All right. Can somebody in the chat tell me why it is important to make sure that your credit is in order? Can somebody in the chat tell me why it is important to make sure that your credit is in order? Let me know. Let me see. Leverage OPM to leverage OPM. Uh, to get funding to live so you can get a loan, trust, get easy approvals, more funding. Y'all, I'm gonna be honest, the reason why I feel— the reason why I feel like credit is important is because now they are starting to implement things to where even if you are on some sort of government assistance, if your credit is not in order, you are not somebody who can get access to these things that were made to help you, right? Yes, credit is important so you can get access to capital. Credit is important because It allows you to leverage with speed, but most importantly, credit is important because it allows you to take control of your financial future. By a show of ones in the chat, how many of y'all in here currently have a 9 to 5? If you currently have a 9 to 5, put a one in the chat. Look, see, one thing that I understood while working at my job trying to scale my wholesaling company, because I started in real estate, one thing that I understood very fast is If I need $50,000 to get to the next level, trying to save up $50,000 really don't seem too feasible. Is it easier to get approved for $50,000 or to save $50,000? Somebody tell me in the chat. Somebody tell me in the chat what's easier, to get approved or to save. I'm gonna say to get approved every time. So listen, man, is somebody in here that wants to get to the next level and they want to get to the next level like yesterday? If my credit isn't in position, then one thing that I'm gonna have to do is I'm gonna have to take my time. And we all understand that time don't wait on nobody. I was on a call with Elle yesterday. Elle, where you at? She just turned her camera off. She like, boy, I done gave him all my time. And while we was talking, I was like, yo, Elle, if I wanted to get into a new construction, like typically on average, how much it cost? She was like, well, you know, it'll probably cost about $300,000. Um, but I got a lender who will probably give you $240,000 for it. So I was like, all right, $240,000, beautiful. Now she told me that the return that I could make on it was almost double to triple that if we do it right, but all I could hear about was the $60,000 that was missing. How many of y'all got $60,000 just laying around right now so y'all can pour it into whatever investment that y'all want? Look, see, for me, I ain't— I don't got $60,000 laying around. So I was like, ah, that might be a problem, right? Then she was like, well, you know, like, if you want to go the hard money route, and we got a deal that's about $250,000, they give you $200,000. So you bring $50,000 to the table and you save $10,000. I was like, hell, you killing me, right? You killing me. That don't make sense. So she was like, boss man, the best thing that we can do, right, the best thing that we can do is we can probably go get a construction loan. If we find something $500,000, we're gonna go big on it. The construction loan gonna be $350,000. You're gonna bring $150,000 out of pocket, but the return gonna be a little different. And I was like, yo, we gotta stop. She was telling me about all the options and opportunities And she was like, Mob, you the funding man. And I'm like, I understand that, but most of us don't have access to funding. So sitting here looking at these numbers, if you wanted a new construction loan and we got that $60,000 that's missing so we could get to the next level, what could we do? We could go get a business line of credit, $40,000. We go get another business credit card.
