We are leaving a phenomenal session which she just gave us. She answered some questions, y'all, and it was good. If you guys were in that room, y'all drop some fireballs in the comments. If I'm lying, please let me know. Say, hey, it wasn't all that. But I know you can't say that because my girl Elle McGhee, she has all the knowledge. So you guys, definitely you want to make sure that you upgrade to the Platinum. You guys, hold on, wait, I don't see enough fireballs. Y'all let me know if you coming off of the other call. Let me know if you're in the room. Let everybody else know that it was a good call. Oh, wasn't it? Where my girl? Where's Sharon? Where Elektra? Where you at, uh, Elder? Okay, there we go, there we go. Because I was like, I know I'm not crazy, I know I'm not crazy. My girl Elle McGee, she does not gatekeep. So support, just drop the link in the comments, you guys. You can upgrade your ticket right there, and I'm telling you, after tonight you will have questions. Oh, where my manners at? Baby, forgive me, I just came in this room and I just done started talking to you people. I know y'all like, who is this loudmouth girl? This girl ain't Elle. And you're right, I'm not Elle. My name is A'Lo, y'all. It's like Halo without the H though, okay? And I am so glad to be one of your hosts for this phenomenal challenge. We are here kicking things off with our girl Elle McGee, and this is the mindset call. We are so glad that you guys are here. Thank you guys for investing in yourself. Thank you guys for being in the room. But I have a question for y'all, and y'all make sure y'all hit that upgrade button. Y'all see the link in the comments? Y'all make sure y'all click that because this is the link to get you guys to ask your questions, um, to ask your questions to Elle, right? Okay, so get your questions asked to Elle, right? So tonight is the Platinum only. So y'all are the Platinum Plus, y'all, and I'm so glad that you guys are in the room. And tonight, y'all, we're going to be talking about tax liens and deeds, y'all. So you do not want to miss this. You guys are in the right spot if you want to become a builder. I promise you, this is the place you want to be. Y'all, this is the place that you want to be. Is today the last day to upgrade? Well, here's the thing about it. If you don't go ahead and upgrade now, you're going to miss opportunities to get your questions asked for tomorrow. So you can do it in the morning. Of course you can do it in the morning, but make sure you do it before class tomorrow so you get as many opportunities as possible to spend time with Elle to get your questions asked, right? Because I'm telling you, After tonight, after we talk about the tax, uh, the tax deeds, um, tonight, the tax liens and deeds tonight, you are going to have questions, right? So what time is the class tomorrow? So class tomorrow for our Platinums and VIPs, it starts at— listen, I'm on Central, so I hope I say the right thing, but it's 6 o'clock Eastern Standard Time. And if I'm wrong, then the team will correct me in the comments. Okay, 6 o'clock Eastern. Eastern Standard Time. Standard Time is when we kick off things tomorrow. So definitely make sure you guys upgrade so you do not miss an opportunity to get your personal questions answered by Elle. Personal. I'm on CST, so it'll have to be by 6 PM. Okay, I think it's 5 o'clock for us. It's 5 o'clock for us in, um, Central Standard Time. Okay, sugar, so 5 o'clock if you're on Central and 6 o'clock if you're on Eastern. All right, well, I want to introduce myself again. I'm A-Lo. I'm from Birmingham, Alabama. And, um, y'all are here for mindset, but I want to ask you guys a question. What has stopped you guys from moving before now? Moving to become a builder before now? I'm just curious. I'm just curious. What is it? Is it the money? Is it? She's telling me straight up, sugar. It is the finances. Keep it real with me, Ashley. Y'all let me know. What is it? What is the thing that has stopped you from moving before now? Is it the credit? Is it money? Is it fear? Y'all let me know. Don't be shy now. We gonna be family over these next few days. Y'all, we gonna get to know each other, right? All right. So let me see. Elder says it's the credit and the finances. Christ Short, what's up, sugar? Welcome to the room. Glad you're here. Finances and resources. Renee says it's the knowledge. Ashley says it's the finances and the credits. Come on, y'all, don't y'all be shopping here. It's about 45 of us in this room. Sade said definitely the finances and the knowledge. Okay, okay, okay. Suddenly says finances, credit, knowledge. Sade says definitely fine. Okay, gotcha, gotcha. Sierra, finance and credit. My sugar said other, said all the above. You said, I am a credit specialist. Okay, gotcha, gotcha, gotcha. Um, is it not knowing where to start? Is that anybody in the room? Have we come here? No experience. Okay. Says it has been finding resources that actually provide information versus only providing pieces, then charging additional info. My God, today. Finance, the know-how.
Gotcha.
Finance, the know-how. She said that part too.
Okay.
Lack of knowledge. Yes, not knowing where to start. All right. Or is it too much information? Can we keep it real? Right, right, right. All right, y'all, I, I see y'all. All right, well, before Elle gets into teaching you guys how to find land, analyze opportunities, and to determine— and to determine whether a deal makes sense or not, y'all, I want to talk to you, the individual who actually has to do the thing, right? Because you can have the software And then you can still be scared. Okay, somebody, you can have the information and still procrastinate. You can have the opportunity and still talk yourself right on out of it. But y'all, tonight we are going to take these few minutes to deal with your mindset. So let me ask you another question, and that's one thing you're gonna learn about your little sis, cousin, friend, auntie all the way over here in Birmingham, Alabama, is that I love to ask questions, right? But I have another question for you today. How long have you been watching other people do something that you know you want to do? How long? Be real. How long have you been watching other people do something that you know You want to do for too long. It's been a while. Years. Damn near my whole life. Oh wow! Time tag. Uh huh. For too long. Seven years. For quite a while. Too many years to count. My my. Mm hmm. Twenty years, Lavelle. My God! Today, sugar. Okay. At least five years.
Mm hmm.
Five years solid. I hear you. I hear you. Listen, you've been saving the videos. You've been following the real estate pages. Some of y'all been following Elle McGee all over this internet.
Right? Right.
You friends with her on Facebook, you're friends with her on, uh, Instagram, you're friends with her TikTok, Twitter, everywhere she is. You've been following her around. You've been watching other people buy property, watching other people build, talking about what you are going to be doing, talking about what you're going to be doing. But y'all, at some point, my brother, my sister, my friend, you are going to— you have to stop watching. and you have to start working. Research has to become the response. Information has to become implementation, y'all. And one of the biggest lies that believers, that beginners believe, is that I'll start when I know enough. Uh-uh. Because there will always be something that you do not know. Do you hear me this, this afternoon? I was going to say this morning, but do you hear me this evening? You don't need every answer before you take the first step. You need enough information to take the next responsible step. And y'all, there is a difference. That's right, Lavelle, biggest myth, boo. There is a difference, y'all. One mindset demands certainty, and the other mindset develops courage. Courage. And builders— hear me out— builders learn While building. Okay, builders learn while building. So the next question I have for you today, what is one thing that you have been waiting to fully understand before allowing yourself to move? What is that one thing? What is the one thing that you have been waiting to fully understand before allowing yourself to move? Let me know. Let me know, what is it? Let me know. You want to understand taxes? You want to understand credit? You want to understand— what is it? Just let us know. We all family here. The requirements and how to get started. Thank you for being honest, Renee, that it can be done. Thank you for being honest. Anybody else want to be honest? Anybody else want to be honest? Well, let me say this to you. Some of you are not actually stuck. Okay, you are waiting for a level of certainty that doesn't exist. It doesn't. It doesn't. See, somebody is going to hear L tonight and immediately start to think, but I've never done this before. Well, of course you haven't, sugar. That's why you're here, my love, right? See, everybody with experience Once upon a time had no experience. Did you know that? Elle, once upon a time in her life, she had zero experience in this thing, right? But listen, love, you do not turn being a beginner into an identity. Don't do that. Don't do that. Beginner describes where you currently are, but it does not determine where you can go. You do not need to pretend that you know something that you don't, right? Right. But you also don't need to shrink back just because you are learning something new. Teachability beats pretending any day of the week. Do you hear me? Do you hear me, family? And action beats embarrassment. Do you hear me, family? So your first job is to make the next best decision. And y'all, this is important because If you sit here thinking that I have to figure out land, I have to figure out construction, I have to figure out contractors, I have to figure out permits, I have to figure out plans, I have to figure out lenders, I have to figure out investors and everything else by tonight, then you gonna overwhelm yourself before Elle even gets started.
Do you hear me, family?
So we ain't doing none of that. Your little sister, cousin, auntie, friend, I'm not gonna let you do that, right? Tonight your assignment is to learn the next next best step for you, and then you take it. That's it, y'all. Learn the next best step, the next one. Big projects are built through small completed decisions. Y'all, imagine, imagine standing at the bottom of a staircase, a spirally staircase. You're standing at the bottom of it and you're trying to look at the 12th step. Right, but you don't need to get to that step yet, right? You don't need to get to that step yet. Step 12 cannot help you while you're standing on the floor. You just need to take step 1. Don't go nowhere, Martin. Stay in here, Dr. Martin. Do you hear me? You just need to take step 1. Step 1 gives you access to step 2, then step 3, then step 4, then step 5, then step 6. But it starts with order, but we be trying to take an elevator, and that's not how this thing works. It comes with taking one step at a time. So before you leave tonight, I want you to identify— identify one market that you are willing to research. Just identify one market, not 17 cities, just one market. One action that you would take within the next 24 hours just one action. And then I want you guys to write it down. I want you guys to write it down, not think about it, but write it down. If you are serious about becoming a builder, you gonna have to do something different. If you don't do nothing different, then ain't nothing gonna change for you, right? But you need to write it down. And I'm a church girly. Everybody that knows me knows I'm a church girly. And the Bible says to write the vision down and make it plain so that those that can read it can run with it. So you need to write it down. All right, you guys, so I believe in declaring things, and I believe in affirmations, and I believe in speaking things. So I have some builder declarations for you guys tonight. If y'all are ready for these declarations, I just want you guys to speak these things out of your mouth.
Why?
Because there is power in your words. There is power in, in when we speak, right? Right. Because faith and doubt are built in the ears, right? She's on her way, sugar. I'm about to pull her out here. I know Jackson's like, where's Ella? She's coming, boo. She's coming, right? But if you guys are ready, I want you guys to drop in the comments ready if you guys want to do these declarations for me, right? Right. We're gonna do these declarations. I promise you, baby, I ain't gonna be in your way long. And I promise you, baby, when Elle gets up here, when Elle gets up here, sugar, she gonna give you all the sauce, all the game, and everything that you need. I promise you, she ain't gonna hold nothing back, okay? But if you're ready, I'm glad you guys are dropping it in the comments.
Lavelle is ready.
Older is ready. Joy is ready. Thank you, Suddenly. I appreciate you. Ella the Q is ready. Katrina is ready. Terry is ready. Jackson is ready. Ashley is ready. Um, Terry is ready. All right, all right, all right, all right. So y'all don't worry about dropping these in the comments, right? We're just gonna declare these things out of our mouth, right? So our ears can hear them and our body and our mind can begin to agree with the mindset that we can do this. We can do this. Elle can give you all the information all day long, but if you don't believe that you can do it, you won't take action. All right, so repeat these things after me. I am willing to learn what I do not know. Being new does not mean I am incapable. I do not need every answer before taking my next step. I am moving from watching to working. I am becoming a person who executes. I will not allow fear to make decisions for me. What I learn, I will use. I am a builder in training. I can do all things. Changing my life starts tonight. All right, y'all. Now, how y'all feeling, builders? Y'all feeling good, builders? Y'all ready to learn tonight, builders? Y'all got your notes and your pens ready tonight, builders? Where y'all at? Y'all let me know if y'all are ready, if you feel a little bit more motivated now, if you're ready to get this knowledge. Y'all go ahead, get your notebooks, go ahead and get your pens, go ahead and get ready to get this information. Because what I'm gonna tell you is, is that when Elle gets to going and when Elle gets to flowing and then she has guests— y'all, you said you're ready to build an amusement park? Well, let's go, KJ!
Let's go! Right, right.
Y'all get ready. For this evening, because tonight, you guys, tonight is going to be the night where we are talking about tax liens and deeds tonight. You guys, go ahead as well if you want to upgrade, which I'm going to encourage you to upgrade. I'm going to go ahead and encourage you to upgrade because after tonight you will probably have questions. More than likely you're going to have some questions, right? So what we need you to do is go ahead and— team, if you guys can go ahead and drop the link in the comments for them to be able to upgrade as well so you guys can be a part of our Q&A session where you can sit with Elle directly and ask Elle the questions that you are going to have about your personal situation. Because everything that she's giving you is good general, but you need to know how to apply it to your life, to your situation, what you are trying to do. And the best way to do it is while you have Elle sitting right in front of you, you get to start off and ask your questions tonight. If you guys were in our first Q&A session, y'all let me know. Y'all drop some fireballs in the comments. Y'all let me know if y'all enjoy the Q&A session. Where you at, Sharon? Where you at, Electra? Where you at, Elder Q? Let them know so they know I'm not just being hype because I'm the host. They just gonna be like, well, A-Lo just saying that because Elle her girl. No, I'm saying it because Elle is my girl because she the truth. I choose my friends wisely, right? Elder Q had the fireballs going. There we go. So y'all know I'm not lying. So if you guys have questions, And you will. You guys need to go ahead and upgrade, right, so you can be in the Q&A room for tomorrow afternoon. Are y'all ready to learn this session? Y'all, we got a few more minutes before we kick things off over to Elle and to Nina. Um, we got a few more minutes, right? Is there a way to get those affirmations that we just had? I can send them over and we can see if we can get them over to you guys, but I can drop them in the comments Um, and I would get those over to you guys because I want you— and we're gonna have more affirmations throughout the week. I'm gonna be here with you guys to get your mindset together, to, um, be your host for the Q&As. And, um, let me see if I can drop these in the comments for you guys. Um, I don't know if I'm going to be able to put all of them in here. I'll see if I can do them in pieces for you, sugar. But definitely confirm these things over yourself. Confirm these things over yourself. Speak these things over yourself. Y'all make sure you get your notebooks out and y'all get ready to learn tonight because it is going to be fire. I promise you, if this is the lane you want to be in, which I know it is because you're here, then this is going to be—
there we go.
There's the first part of it. I'll make sure y'all have the other ones, but y'all Make sure you go get your notebooks ready. I'm giving y'all a few minutes. Go get your notebooks, get your pens and papers ready, right? And y'all make sure y'all upgrade. Y'all make sure y'all upgrade, and we will see you guys in the Q&A session where you get to sit with Elle directly and get your questions asked by her. Pen and pad in hand now. I love it, I love it, I love it. So you guys, y'all get ready. Y'all get ready, y'all get ready, y'all get ready because tonight is going to be fire. My girl Elle holds back nothing, do you hear me? She absolutely holds back nothing. So y'all get ready for tonight. Y'all go ahead and put the baby down. Y'all go ahead and give them a snackity snack. Y'all go ahead and tell bae, I'm sorry, I gotta learn something tonight, right? I am trying to learn how to have a better future for the rest of us this evening, right? So y'all go ahead and prepare.
I'm super excited.
I I don't see my girl yet, but that is okay, y'all. We are good. I'm so excited to be in the room with you guys, all the builders. Y'all let me know where y'all finna start building from. Drop in the comments where you're about to build from. I'm curious. I want to see. I'm like my girl Elle. Sometimes she'd be like, girl, I'm nosy. I just want to see where y'all finna start building from. Speak it. Put it out there. Let's, let's declare. I'm about to start building. She said Alabama. Come on, sis. Where y'all about to start building from? Let me know in the comments where you're building from. Wisconsin, where are you about to be building? That is the question. We about to buy some land in Wisconsin. Yes, come on, I see you. Christ is building in Wisconsin. Hey girl, I see you back in the room. You building in South Carolina. Sierra is gonna be building in California. I love it. Suddenly is about to be building in Brooklyn. I love it, I love it, I love it, I love it. All right, who else we got in the building who ain't scared to speak on it? Come on, Ashley, come on to Alabama. I don't even know if I introduced myself correctly. I was just so excited to be in the room with all the beautiful people. What's up, Lashay? You said nationwide. Come on, sugar, take over the world, baby. You can do all things. There's nothing that you can't do. What's up, Lavelle? Lavelle said I'm about to be building in Michigan and Texas. Y'all take note. Some of these same areas, these may be your future build, um, your future business partners. Take note of the names. Katrina's about to be in Georgia. I love it. All right, Elder Q, he's about to be in Jamaica. Queens, New York. Brooklyn, New York. I love it. Terry's gonna be building in Mississippi. Jarkeisha is going to be building in Miami. Wes says, I'm taking over the whole state of Florida. Come on, boo. Sade says, I'ma be in Michigan. Excuse me, it's gonna be in Texas. Come on, Karen in Louisiana and Wes in New Orleans. Hey y'all, pay attention to the comments because your future business partner is in the comments. What's up? And Westchester County. Now where is that at? Where is Westchester County? Let me know, be more specific. Let me know, baby. I don't know the map like I should. I don't know the map like we should. But y'all, I promise y'all tonight it's gonna be a great time. We gonna have fun. Renee says, I'm taking over Georgia, North Carolina. BK, the Bronx baby, New York. Okay, so you need to know Elder Q because Elder Q said he's about to be building in New York too. All right, because that could be your future business partner. Come on, Chantel, somebody else says they're building in Georgia. Do y'all see how we could be making connections right here? I hope y'all see these names in here. So when Elle gives you all the game and gives you all the sauce, that could be your future business partner. Right, and she dropped some super good game in the Q&A about how you can partner up with folks if they ain't got the land. You may have the credit, they may have the capital. Listen, Elle ain't playing. I hope you have upgraded and will be in that Q&A session. You says, I'm liking all the folks in New York for sure. Come on, Suddenly, you better take advantage of this opportunity. Hey, Renee! Hey, girl! You said, I'm just messing— I just messaged him. I ain't mad at the hustle suddenly, Tiffany. All right, y'all, y'all make sure y'all get y'all's notebooks, y'all get y'all's pens. More than anything, y'all, y'all gonna learn and we gonna have fun. This is a wonderful community, a wonderful tribe. Um, Lavelle, you're in Michigan too? Come on, y'all, y'all better network. Y'all see each other in the comments because once Elle gives you all this game, once Elle gives you all this game, you are to be ready, ready to get started. All right, all right, you guys. All right, you guys. Well, I will see you guys tomorrow afternoon for the Q&A session and to get started right before here in general session. But that's all I have for you guys. I'm turning it over, y'all, to one of the baddest, the greatest, the, the most hype. Y'all turn your speakers up, y'all. I'm turning it over to DJ Duva.

My girl's like candy, a candy cane. She knocks me high up off the ground. She's so bright, effing big.
I know this girl is perfect.
Candy girl, you are my world.

Put a fire emoji in the chat if you're fired up about the transformation that's getting ready to take place. Dolores, that is funny. A little boot tapping in the chat, that's funny. I wanna see some fire emojis in the chat, y'all. Fire emojis in the chat like that. Chat up, let's go. Oh, oh, oh, oh, oh. If you don't know what emoji is, it's okay. Type the word fire for us. We don't want to age shame tonight. I don't want to assume you know what emoji is. For my people that don't know what emoji is, type the word fire. We getting ready to get started. Before I let go, before I let go, y'all fire emojis in the chat. Less than 60 seconds away. Start getting excited. Fire emojis, fire emojis. Light it up, light it up, y'all.
What's the name, y'all?
We getting ready to get into it. I see the fire emojis in the Before we get started, we can't get started without the hostess with the mostest, my business bestie, my sister in Christ, Nina Moore is in the building. Give us some love, y'all.
I don't know about you, but I'm ready to rock. I see Suddenly Suddenly was up there in the screen like, yeah, yeah, that was the song, that was the song. What's up, Elder Q? You're always right there in the middle of the screen with me. What's going on? My name is Nina Moore and I am your hostess for the mostest. I am so excited, especially when I get to work with my brother DJ Duvall. I want y'all to light up the chat for the one and only DJ Duvall, right? He knows how to set the atmosphere right. We know we're at the top of the week and a lot of us are tired and we're just kind of— some of you are at work Sneaking. If you're at work sneaking, say me in the comments. Go ahead and say me in the comments if you're at work sneaking. So I get it that some of your cameras are— they probably can't be on because you are sneaking at work. But we want to take a moment. Let me get my clappers out because we want to celebrate all of you all that are sneaking at work. Y'all come on, let's light the chat up and celebrate everybody that's sneaking at work. All right, they're sneaking at work and they're like, I want to be here but I'm at work, I gotta sneak. Right, so let's go in and celebrate them. Come on, let's get some money signs in the chat. Let's get some— like the, the emoji of the house. Can somebody put a house up there? Because I don't know about y'all, but we came to build. Where are the builders at? If you're here to build, type build in the comments. Now I'm back at home. I made it back safely from California. Those of you who are on the kickoff call, y'all know that I kind of got myself stuck in LA, but I am Back home, and I want to welcome you again to the 3-Day Builders Challenge where you're going to learn how to build your first property in 90 days if you do the work. All right, even as the beginner— land deal funding, finding, finding funding, investor strategies, how to build and execute. Where are the executors at? I already know Elder Q was the executor because Elder Q always get on early. He got his camera on. Now I don't know, it's like, it's always— it's dark where you are, Elder, but I already know you're ready to execute, right? Look, suddenly Tiffany said, I'm ready to execute. Camera is on Yolanda Dean. I see you, sis, ready to execute. Chantel Harris is ready to execute. I love execution because you know what, Latoya Cooper, executor. I see you, Rashidia. I see you driving a car. I'm driving a car. Is it whole right, Aussie? Did I say that right? Oh, give me a thumbs up if I said it right. If I didn't, if I just butchered that, I apologize. Count it to my head, certainly not my heart. Execute, I see you, I see you. Executors, executors, executors, executors. Kay Chapman smiling at me, she's an executor. Denise Jackson, I see you. Sun Hell, Xena Davis. I see all of you. Lavelle, Shannon, thank you for being here. I see all the executors. Karen, I see you. Elder says, I'm an executor. So listen, you know, as I think about opportunities, and I said it last night, opportunities of a lifetime, they don't always come around. And when they do, it's our, it's our responsibility, it is our duty to seize the opportunity in the season of its lifetime. I want you to know that this week the education is on us. Let's see who was with us last night. Let's see who was with us last night on the kickoff call. Education's on us. What's on you? Execution on me. You gotta say that. Execution on me. So education on us, execution on you, right? But you gotta say me. I need to see y'all say it out loud. You know, one of the things when I'm, when I'm thinking about, um, being at conferences and people say things like, you know, you gotta say it to your phone My phone is a money magnet. Okay, people are looking like, what? See, but I believe that we speak those things that are not as though they are. We gotta speak those things that are not as though they are. And I don't know about you all, but I didn't come to waste my time. We don't get on these challenges to waste our time. We get on these challenges to get the information that we need and then implement. And let me tell you 2 reasons why people fail. Can I tell y'all 2 reasons why people fail? Well, one is that they just don't get started. That's one. Yolanda, the second reason why people fail is they don't keep going. So they either don't get started or they don't keep going. I know that you all here are not here to waste your time. And, and what if you could hear one idea, one idea that could simply transform your life, that could simply elevate your life? There's a quote that I keep on my desk, y'all. And this quote is so fire to me. I look at it every single day, and the quote says, "Your investment level often reveals your commitment level, not because money makes you serious, but because serious people stop treating their future like an optional expense." Now I don't know about y'all, but I be feel I feel that in my shanana, right? And y'all want me to read it one more time. Elder, you want me to read it one more time? Give me a— Elder said read it one more time. Let me read it for y'all one more time, and I keep this on my desk every day. It says, your investment level often reveals your commitment level, not because money makes you serious, but because serious people stop treating their future like an optional expense. And then we just gonna let that land like a plane, like my plane did this morning. Just let it land because we gotta feel that thing, right? And so I know we've got executors on here because several of you have already upgraded to Platinum, right? And in that Platinum, you already heard Elle say yesterday you're gonna get a workbook, right? Just at least go VIP. Go VIP, go Platinum, because there are so many more So we're gonna get the team to go ahead and drop that link in the chat right now. If you haven't gone Platinum, we got a Platinum class tonight, right? We got another— we've got, we've got more. See, because I'm in that season where I want more. I don't know about y'all, but I wake up with this uncomfortable thing in my belly every single day because I know that there's more. And in order for me to have more, I gotta become more. I gotta do more. I've gotta have proximity, right, Tiffany? It's proximity. Like, who am I around? And we like to say stuff like, well, you know, it's all about who knows— who knows us. No, no, no, it's not just about who knows us. It's about the fact that they want us also in the room with them, that they're not holding back any information. And tonight, tonight, Elle says, I'm not holding anything She is not a gatekeeper. So I want you to do me a favor and grab your notebook and your pen, because I already told you last night you will only remember about 15% of the information that you hear. You want to like silence the noise, close the tabs in your brain as we're giving ourselves permission to be fully present and go all in. And you know, if you go all in, you can be ball in. All right, if you go all in, you can be ballin'. We want your cameras on. And let me tell you why. What happens when you— when your cameras are on? When your cameras are on, you're typically a little bit more present. And so maybe, you know, if you go to the bathroom, turn your camera off because we can see you. All right, we can see you. We can see you. But We want you to be present. It is very, very important that energy has to be transferable between you. I see you all in. Lavelle says, I'm all in. There is the upgrade link. I will promise you now, you're going to want to upgrade because some of my good, good friends are going to be in a class in the evening, right? There's one more class after this one. So listen, what I want to do is I don't want to hold you up. I'm the appetizer. You did not come to hear me. I'm gonna go ahead and bring the main course to the, to the table, all right, to the And I want you to know that like many entrepreneurs, Elle's journey didn't begin with unlimited resources or a perfect roadmap. It began with curiosity, determination, and a willingness to learn an industry that many viewed as too complex or out of reach. Now, as she gained experience in land acquisition, development planning, and real estate investing, she noticed a common misconception, and that is that many people believe that land development was reserved for large corporations, seasoned builders, or investors with millions of dollars. But by breaking down each stage into practical, achievable steps, she has helped aspiring developers see opportunities where others only see vacant land. Today, her work continues to bridge the gap between ambition and execution, empowering individuals to approach development with greater confidence, clarity, and purpose. I want you all to light the chat up as we bring to the virtual stage Elle McGhee. The floor is yours, sis.
What's up? What's up, family? How y'all feeling tonight? Nina, that was amazing, girl. I was like, is she talking about me? Hype me up, hype me up, y'all! I got some of your messages. You was like, I just hear music playing. I have to hear my music before I come on these challenges, okay? So excuse me, that, that was something personal. It wasn't business. That right there was personal. How y'all feeling tonight? Let me know in the chat. Let's see. I see the fire. It's getting hot in here, okay? Okay, let me ask y'all a question before we get started. This is a question a little bit different from last night. Last night I asked you guys where you were from. Okay, I love the music. Okay, good, good, good. I thought it was just me. I was back here dancing, so I'm glad that y'all enjoyed it. Let me know, because somebody asked me this question in Platinum, and I'm glad they asked and we were able to talk about it. You do not have to find land and build or be a developer in the city or the state that you live in. If you live in a market where it's oversaturated or where it's too high, too much competition, you can still do this thing from afar. We're not the builders, right? We are the project managers essentially, so we can do this virtually. So with that being said, let me know in the chat right now what What city or state do you actually want to build in? Not where you from, but where do you want to build at? Let's see if we can make some connections in the chat just by partnering some people up that want to build in the same location. If it was up to you, where would you want to build at? Everybody coming to Georgia. Florida, Texas, Maryland, New York, Mississippi. Mississippi, Memphis, Florida, DC, Cleveland, Philly. Yeah, some good deals up in Philly, I heard. Virginia, New York— is it high out there? Louisiana, California— I know land high in Cali. Virginia, Michigan, Texas. Okay, cool. Tallahassee. Listen, ladies and gentlemen, you do not have— it's access to so much land. I'm already dropping gems. I haven't officially got into the presentation yet. Let me slow down. Let me back up. Ladies and gentlemen, welcome to day 1 of the 3-day Builders Workshop. I am so excited to have everybody in the room tonight, and make sure You are taking notes because tonight I'm going to show you how to find some land. Okay? I'm going to show you how to find land and evaluate deals. And then for my Platinum members, we got a special call after this, okay? With my guy Wolf, and he is going to be showing you how to find tax deed properties. Now, these properties right here I love because one of the strategies that I love using to find land is teardowns. I love buying them old raggedy houses for the low, tearing them down, and using the land that they sit on. So you guys are going to use the information in this Platinum call, attach it to the information that I'm going to give you, and you're going to be able to take off. Okay? Also, I have a couple of resources for you guys at the end as well. I have 2 resources. My land bank list, I'm gonna drop for my VIPs and Platinums. If you VIP and Platinum, just put a 1 in the chat because this is the best money— I'm gonna tell you right now, this is the best money that you've ever spent because I've been staying up late trying to figure out how I could give you more for less. So if you've already upgraded to Platinum where you have access not only to the replays but To these special calls tonight. You got a special call with Wolf. Tomorrow you have a special call with not only A-Mob, who was going to be doing live funding, and last time, y'all, he got us over $500,000 on the call live. And you know, some of these funders, they charge for this. So come in tomorrow, get your free money, right? And then we're also going to have our preferred lender. Now, I'm gonna keep it real with y'all. The lender is the plug, okay? The lender is the plug, but I can't introduce my lender to just everybody. So if you upgrade to Platinum, you'll have access to meet my preferred lender tomorrow, connect with her directly, get her contact information, and ask any questions that you may have. Now, with that being said, y'all ready to get started? Are y'all ready to get started? Let me share my screen and we are going to get right into the presentation. And guys, I want to let y'all know, for my VIPs and Platinums, I do have a land evaluation guide I'm gonna send to you guys in addition to what you already purchased. And I'm going to send you my list of land banks. That way you could just click on the link, find cheap land, lots, and houses.
Fast.
Okay, now let me share my screen and we will get into it. Welcome to day 1, ladies and gentlemen. I'm excited. Make sure you got your pen and paper ready because I already know I'm fixing to be dropping gems and I'm gonna be dropping them fast. Okay, can y'all see my screen okay? Put yes in the chat if y'all can see my screen. Okay, if you guys can see my presentation, and then I'll get into it. All right, I see some yeses. All right, so like I said, this is day one and we're gonna find some land today, y'all, because I'm all about execution. It's gonna be a little bit of teaching but more execution. People ask me all the time, like, why new construction? Why did you get into development? How did you get into development? So that's what we're going to go through today, guys. I'm going to show you why I actually got into new construction in the first place and how you can identify a real deal and figure out if it's going to make money before you waste any time. So let me keep it real with you guys from the beginning, because if you know me, you already know I don't do any gatekeeping. Most of y'all haven't started yet because you looking at the wrong deals. You stuck looking at, I would say, the wrong vehicle. A lot of people go on the market and look for land that's already high, it's already marked up, uh, it's overpriced. You trying to find a deal that doesn't make sense. You have to buy the land or the deal cheap in the beginning, or for a reasonably priced, in order to actually make money. And if you don't fix that, if you don't understand how to Buy this land right, nothing else I'm going to say is really going to matter. Now, this is not a motivation challenge, y'all. You already had training from A-Lo and my girl Nina. I hired them to motivate because I'm here to give you straight game. Okay? I'm not here to hype you up. I'm going to show you exactly what worked because for these next 3 days, I don't want to waste your time. I want you guys to actually leave with some results. So drop a one in the chat if you here for results and not just bits and pieces of information. Let me know. Let me see. Let me go to my chat. If you here to get some real game and not just some stuff you can find online, just drop a one in the chat for your girl. All right, I see you, Shay. I see you, Tiffany. All right, Terry, I see you. Jasmine. Okay, Larry. All right, cool. So I'm gonna give y'all some real game today. Now, let me say this, because matter of fact, somebody just asked me this in Platinum. Do I need a license to be a developer? Do I need a license to be a general contractor? What do I need to get started? You do not need a license or experience to learn the process. Okay? Most of the people that I work with never built anything before, and that's exactly how I like it. Okay? But some of them done bought some land that they couldn't build on. They messed it up, or they overpaid for the land, or they just been watching too much content online. They scrolling on YouTube, TikTok, Instagram, Facebook. I've been there, so I understand. But you can't keep scrolling to where you overthinking it and you still don't have a deal. So if that's you, then this is exactly who I built this 3-day workshop for. Okay? Now let me tell you exactly why I chose new construction. I started with wholesaling. I've done wholesaling, fix and flips, Airbnb, and eventually graduated to new construction. I didn't start here, but those fix and flips, they got too many problems. Too many hidden problems, too many delays, too many unpredictable costs. When you buy something old and you trying to fix it up, it's just too much unknown. Okay, when I got my first piece of land that I paid $3,000 for and I built my first new construction home, which was a single-family 1,500-square-foot home, That I sold for about $150,000. That's when I understood, and I went through that process, y'all. I'm like, it's way easier to build a new house than it is to do these fix and flips. And it may sound crazy, but with new construction, you control everything. You got a clean product, everything's starting fresh. You creating a higher value. And that's basically why I don't do fix and flips anymore. I just straight build. I don't think you could pay me to go backwards. Okay, now I'm building multifamily properties in 90 days, and I didn't start that way. I've been doing this for a few years. So I started out, like I said, just like a lot of you guys. Let me know in the chat, drop a 3 in the chat if you've ever done any wholesaling If you've ever done any fixing and flipping, drop a 3 in the chat. Let me know if you've done any renting, if you done bought something and fixed it up and rented it out. Drop a 3 in the chat if you're a real estate agent, okay, and you working with buyers and sellers, or if you a contractor or a real estate investor. Let me go to my chat, let me see what we got. Okay, I see some 3s. Suddenly Tiffany, Zoom user, Latoya, Nakiria, Holwright, Larry, Jasmine. All right, so y'all understand where I'm coming from. You do all that work and the math still not mathing, right? You do all that work and at the end of the day, the time and the money you spent, it just don't add up. The real money is in development. When I realized that, y'all, You cannot pay me to go back to fixing and flipping. Now I'm strictly building multifamily properties, duplexes, triplexes, apartments. And most of the properties that I'm building, the return on investment that I'm getting is crazy. It's like 50%.
Why?
Because I stay out the way. I'm in small cities. I'm in rural towns. So let's just say, for example, if I find some land I may build a 6-unit apartment building for $600,000 and sell it for $1 million. Let me know in the chat what that profit margin is. If I build something for $600,000 and sell it for $1 million, how much profit am I making? Now, there's still some other fees involved. We're going to talk about that, but let me know in the chat.
$600,000. $400,000.
Thank you, Danita. Thank you, Tina. Thank you, Christopher. So with that being said, if you can make $400,000— if I could show you how to make $400,000, okay, and I do it all the time, and no cap— how many of those would you need to complete In order to replace your current situation, replace your job, to be financially free, to take care of your kids, to take a vacation, take care of Mama, take care of Grandma, buy you a new car, buy you a house, relax. Okay. I see a lot of ones in the chat, less than one. Some of y'all said 2, 3, 4, 5. Listen guys, one thing about it, there's no limit to how many you can do, okay? There's no limit to how many you could actually do. Y'all are crazy. That's the game. That's why I got into new construction in the first place, okay? Let's break it down. It's real simple. You already know if you buy an old property, there's gonna be a lot of things in there that you don't know about, especially if it's an old house. Mold, mildew, the ceilings might not be high enough. You might have to tear down some walls to do an open floor concept. These buyers are picky these days. You can't just buy an old house and fix it up. And that's exactly why I just focus on new construction. But most people ask, like, how do I get the money? I need the funding. Okay. Versus asking, How can I find a contractor, right? You need to start asking, what can this land become that I'm looking at? Not how much it costs. Is it cheap? A lot of people just bring me one number. Hey, Elle, I found some land. It's $75,000. Is that a good deal? I don't know because I don't know the whole situation. What are you building? What are you selling it for? So you need to understand what the land can become. So you guys don't sleep on these old houses. Don't sleep on these foreclosures, these tax deeds that Wolf is going to tell you about, these off-market abandoned beat-up properties that you pass by all the time. Look at what the land is worth, especially if it's sitting on some multi-family land. Okay, write this down, especially if you didn't upgrade to VIP. I need you to write this down because this right here You need to know this equation if you trying to be a developer. The first thing is land. Every deal comes down to these 4 numbers, y'all. Number 1 is land, okay? How much does the land actually cost? Number 2 is the cost to build. Whatever you trying to build, you need to know how much it's going to cost you. Number 3 is soft costs. There are some soft costs associated with a lot of these builds that people don't even think about. If it's an old house on there, you got to get the house torn down. You got to get the trees cut. You have to get the grading cut. You have to get the grading done. And 9 times out of 10, you have to complete some of the foundation work before the bank reimburses you. Also, the financing. When you guys are getting loans, y'all are buying money. So you need to include that fee into your cost. Now you're going to add all that up, add all 4 of those things up. Okay, don't miss anything. That right there is going to equal the total development cost. So you need to make sure that the math is mathing. Don't just come with one of these, right? Just the cost of the land, and you don't know how much it's going to cost you to build that. duplex or that single-family home in that market. Okay. A lot of people ask me, what are soft costs? These are soft costs. Y'all take a picture. Those floor plans, those are soft costs. The survey, the soil report, those building permits, demo permit, getting it graded, having access to those temporary utilities. And if it's an existing structure, The demolition. So these are the things that you need to make sure you have this money put to, put to the side, either in capital, business funding, or hard money from your lender, so that you can have what we call skin in the game. Okay, somebody put got it in the chat because this is very important. I want to make sure you got this part, you understand what soft costs Okay, now once you have your as-built value, how much you're going to be selling your project for— let's say you building a duplex in Atlanta and you ran, you ran the comps, you see what all the other duplexes are selling for, you see that one just sold last week down the street for $600,000— that's your ABV. A lot of people call it the ARV when you're doing fix and After repair value, but we not repairing nothing, we building, right? So the ABV is the after-built value. You're gonna take that and subtract it from the total development cost, which is all those things that we just talked about over here, right? And that's gonna be your profit. I want to make that clear. Now this is what I look Let's see if this is really a $9,000 play. Okay, let's, let's look at some numbers. I'm gonna test y'all skills. Okay, for me, if I can't make at least $90,000 on a deal, I'm probably not gonna do it. Okay, it depends on how long it's gonna take and some other factors, but let's see if this is really a $90,000 profit. Let's say you find a lot that looks like a great development opportunity. Okay, you find a lot, you got it for a good price, it's off market, somebody referred you to the deal. You're gonna pay $30,000 for the land. Let's say you build a new duplex. The duplex is gonna cost you $180,000 to build it because you, you in the country somewhere— Alabama, Tennessee, Georgia, right? This ain't Cali or New York prices. All right, now you're gonna sell it for $300,000. Let me know in the chat, does that look like a good deal? Deal or no deal? Let me know in the chat. You find the land for $30,000, you gonna build it for $180,000 and sell it for $300,000. A beginner would normally just do the math and leave it at that. I'ma sell it for $300,000, the land cost me $30,000. It cost me $180,000 to build. I got a $90,000 profit. This right here is the deal. But y'all, something is missing, and that's why it's very important to understand all the numbers that actually go into buying land, because you forgot that the lot needs $10,000 In tree removal before you can even start on construction. Now that $10,000, let's say you buy a lot, it has a whole bunch of trees on there. You have to use your own funds to get those trees cut down before you could even get that building permit. And that's what a lot of people forget about. So let's redo the math. You buy the land for $30,000, you build it for $180,000. Now you understand you got to pay $10K to get the trees removed. removed. So price just went up, okay? The total cost is now $220,000 and you're gonna sell it for $300,000. Now you got a profit of $80,000, okay? Some of you guys might say, oh, that don't hit my $90,000 goal, I'm out. But it's still important to know because $10,000 is a lot of money, okay? $10,000 is a lot of money, so you want to make sure you understand all the, the soft costs. A deal can look good when the math is incomplete because a lot of these people, they put these, these pieces of land on the market and they only give you one piece of the number. And a lot of you guys come to me with just one piece. The only thing you know is How much the land costs? But we need to understand all those numbers. Okay, that's exactly why we don't just find land and think just because we got it for cheap, we could go ahead and buy it. Because what if you got twenty thousand dollars worth of trees to cut down? What if you have an old home that you need to tear down first? Okay, what if you have A creek in the back or a ditch, and now you have to bring in a whole lot of dirt in order to get it flat just to start building. And that's why it's important that you stop searching for random deals, because this is where people lose money. Okay, they see cheap land on the land bank list or at the auctions or tax deed, and they just buy it. They just buy it. They don't even find out if they could build nothing on it, and that right there, y'all, is a rookie mistake. I've seen it happen all the time. I've done it myself. I actually bought three pieces of land. They were in the subdivision, and I thought, oh, because there's other houses around, surely I could build on these lots. They were ten thousand dollars each, so I paid thirty thousand dollars. To acquire the land. And guess what, y'all? I didn't do my research. I didn't do my research, so I ended up not being able to build on that land. And you don't want to make the same mistake that I did. Facts. Lost money is no money. I bought land in the flood zone. Don't you got to pay for inspections? Yes.
Yes.
You got to pay for inspections. That's out-of-cost money. And buying land in a flood zone, sometimes it's okay, but you got to understand, if you buying land in the flood zone, it's going to cost you more money because now you have to elevate that structure, and that's going to cost. That's more materials and labor. So if you're buying cheap land in the flood zone, just understand that it may cost you some extra thousands of dollars, and you just need to include that into the budget. Okay, and that's why it's very important that we not just going online searching for random deals. We have to actually create a developer buy box. Do me a favor, if you have a buy box, drop a 1 in the chat. If you do not have a buy box or don't know what that is, put a 2 in the chat. Put a one in the chat if you do have your developer buy box. Put a two in the chat if you don't have one or you don't know what that is. I just want to see who I'm talking to tonight. All right, so I see a lot of twos. So if you and that's okay, that's okay. This is for you. So if you have a two in the chat and you do not have a developer buy box, that. mean you just searching for random deals. You don't know what you looking for. You looking for it all. So can I help you just real quick? I hope we don't run over time, but can I help you real quick create a developer buy box? Just put yes in the chat if I can create— help you create a developer buy box real quick. And just so y'all know, a buy box is basically A box of what you want to buy. Okay, a box of what you want to buy. You can't be looking for everything. I'm looking for land, houses, new construction, fix and flip, single family, multi-family in New York, California, Alabama, and Tennessee. You doing too much. You all over the place. You need to have a buy box. Let me make sure I got some yeses in the chat.
Hold on.
All right, Dina said yes ma'am. All right, so let's go through this together. Drop in the chat, what is your target market? What city or state do you want to build in? We trying to build our target. Pick 2 of them. Don't say nationwide, don't say anywhere, don't say wherever the money reside. Pick 1 or 2 cities and/or states even if you don't know yet, put something in the chat. Because like my girl A-Lo said, you got to put it out there, okay? You got to put it out there. Where are you trying to build at? What's your ideal target market? Let other people and yourself know where you trying to build. That's the first part of your buy box. You got to narrow it down. You cannot say I want to build all over the world. Not getting started, not as a beginner. Okay, keep it precise. Palm Beach, Orlando, Michigan, Texas, Dallas, Florida, Broward County, Miami, Birmingham, Alabama. I like how you're detailed with the city and the state. If you don't know, that's fine. You can just put North Carolina, Georgia, New York. Okay, but narrow it down. Northern Colorado, Fort Pierce. Okay, cool. So now that you know where you want to build at, let me ask you another question. Okay, what is it that you want to build? You can't just build anything and everything. Drop it in the chat. Do you want to build single family, duplex, Triplexes, fourplexes, veteran housing, senior housing, affordable housing, tiny homes. Let me know in the chat, what is it that you want to build? Affordable housing, fourplex, single family, affordable housing. All right, I have another gem for y'all because I'm gonna tell y'all right now, it's not a whole bunch of money in affordable housing unless you were getting government funding. I'm gonna show you guys how to set up the nonprofit organization in the program, but I just wanted to throw that out there for the people who said affordable housing. Okay, housing for veterans, triplex, duplex. Single family. My childhood apartment building that has been demolished. Oh, I would love that for you, Jarkeisha. That's what I'm talking about. Very specific. So now that you know where you want to build and you know what you want to build, you need to write that down. Now this right here is a trick question. Let me see what y'all say though. This right here is a trick question. What's your land budget? How much do you actually want to spend on the land? You know where you building, you know what you're building. How much do you want to spend on the land? What's your land budget? Renee said no more than $50,000. Sly said $30,000. Tina said $5,000 to $20,000. Karen said 20. Bista said 20% of the total build cost, 20% of the ABV. Good, good. Now I said this was a trick question. Free, it's city-owned. Yolanda. So my people that put a percentage in the chat, you guys are actually right, okay? Whatever you spend on the land, you want to make sure is 20 Yeah. Of the as-built value. Because, I mean, you could spend $50,000, Terry, on a piece of land, right? But I mean, you could spend $75,000 too if it's gonna make you a million dollars. So you have to understand the full concept of the project, not just how much the land is, right? But how much is the cost to build and how much Are you actually going to sell it for? And you want to always keep it as a percentage. Now let me ask y'all this: how much do you want to actually spend on the project? You know where you building, what you want to build, how much you want to put aside for the land. Now how much do you actually want to spend on the project? Let me know in the chat. I'm helping you guys think about your developer buy box. How much do you want to spend on it? $100K. Elder said, I want to spend $100K. All right, good luck building something for $100,000. Have I done that before? I don't think so. $100K, $150K to $180K. Dang, that's how much y'all want to spend on the project. I'm going to show you guys something in a second. I'm going to share my screen and show y'all something. Thank you, Karen. Karen said it depends on the comps in the area. All right, thank you, Karen. You the winner of that question. You have to see exactly what's going on in the area. Let me tell you what you don't want to do though. You don't want to have the biggest, best house in the neighborhood. You don't want your new construction build to stand out. You done built a 7,000 square foot home with a pool in the back, okay? And all the other homes are 1,500 square feet, 3 bedroom, 2 bathroom, no garage. You done put a double garage and a carport and a pool and a basement. You're doing too much. You want to make sure that whatever it is that you're building is comparable to whatever else is going on in the neighborhood. Okay, that house gonna be sitting. Exactly. And we want to sell fast. A lot of people get out of the game because they lose money because the projects sit. This is not your house that you're building. You're building this for investors. You're building this for veterans. You're building this for seniors, right? Affordable housing. So don't imagine yourself there because this ain't your house. Now let me ask you guys a very important question. Think about this. How much do you want to make? What is your minimum target profit? If you like, listen, Elle, if I get into this thing, I need to make at least this much on every deal. Put that number in the chat. Put that number in the chat. How much do you need to make off every deal? $50,000. At least $90,000. $100K. 40%. Okay, $100K, 50%. Keep that in mind, guys, because every deal is not going to be for So you need to be able to run your numbers and figure out, is this deal even worth my time? Especially if you want to make 50%, 40%. You can do that easily using my deal calculator, but you want to be able to understand how much you're going to be making. If you analyze a deal and you see it's a $10,000 profit, you know that's a hard pass. We're not going to waste our time evaluating that. Now, final question of this developer buy box. Let me know what your ideal strategy is. What are you Trying to do once you build this property? Are you going to sell it? You going to rent it? Or you going to hold it? Let me know in the chat. Let me know in the chat what you going to do once you build it, because a lot of people don't know what they going to do. You need to know this upfront. One, you need to have a main exit strategy and you need to have a backup exit strategy. Okay, sell or rent depending on the area. What you mean by hold it? So hold it basically means you're gonna do a cash-out refi, you're gonna rent it out, you're gonna keep it. You either gonna sell it or you're gonna hold it. First option is to sell, rent it if it doesn't sell, rent primarily, rent for a few years then sell. Whatever that strategy is for you Make sure you understand what that is upfront and have a backup plan. You may want to sell or and then rent it out if it doesn't sell, or rent it out until it sells. Me personally, what I do is I rent my properties out to students until they sell. That way I'm collecting rent, and then when I sell it, I'm getting the check. Okay. So now I'm going to show you guys how to actually use AI to create a one-page buy. Box, and you may want to take a picture of this prompt. That way you could do your homework assignment tonight. So this is the prompt that you guys are going to use for your homework. First of all, you need to get an account with ChatGPT. If you already have ChatGPT, put a 4 in the chat. If you don't have it, put a 5 in the chat. Let me see who I'm talking to first. Put a 4 in the chat if you have ChatGPT. Put a 5 in the chat if you don't. All right, team, drop the link in the chat to ChatGPT. I wish they had an affiliate. Drop the link in the chat to ChatGPT. For those people who put a 5 in the chat, it's okay, we gonna get you straightened tonight. For my people who put a 4 in the chat, you already know what's up. You're gonna create a new chat and put this prompt in there: act as my real estate development assistant. Ask me one question at a time about my market, available capital, which is how much money you have right now, and don't lie to chat.
Don't lie.
Okay? Available capital, project type, which is what you're trying to build, your experience. So if you're an agent, if you've done fix and flips, if you've done wholesaling, whatever it is, your exit strategy plus your backup and your target budget. Or you can say, hey, my target budget. Based on the comps. Then you're gonna ask chat to create a simple one-page development buy box. And then at the end of the prompt, ask chat, do you understand? Okay, that right there is key. Ask chat, do you understand? So I see the team put the link in the chat. Okay, y'all don't have to do it right now, but that is part of your homework. So take a screenshot of this because I want to be able to see in one page what it is you have going on, and so do your investors. One page, that's all. Okay, so some people say, well, Elle, where are the deals at? I'mma get— I have so many places that I find deals, but I'mma give you guys the top 3. Places that I like to find deals. Number one is PropStream. If you guys have a PropStream account, do me a favor, put me in the chat. If you do not have a PropStream account, put no in the chat. Let me see who I'm talking to real quick before I start getting into PropStream. It's a lot of nos in the chat. All right, do me a favor, team, drop the link in the chat for PropStream. This link for PropStream is going to give you guys a 7-day free trial. Um, drop the link in the chat if you guys can go ahead and sign up for PropStream now. I'm gonna see if I have time to walk y'all through finding a couple deals on PropStream. So the team just dropped the link in the chat to PropStream. It's a 7-day free trial, y'all. If you sign up using my link, if you love it, they will give you a $50 credit. I do pay $97 a month for PropStream. Use it for this 7-day free trial though so you guys can do this homework. Okay, the link is in the chat for you guys to sign up right now. That's the number one place I like to look for land because there's so much data. Number 2, Is land banks. Why? Because the city got so much land that they just want to give away for cheap. Now the problem with the land banks is you gotta know how to actually identify what land is good and what land is not good on those land banks. So you still have to understand how to evaluate land. But for my Platinums and my VIPs, you guys will get the land bank list. List sent to you after this call so that you can have access to that. Okay, and the third place that I like to find good deals from are Facebook groups. Don't sleep on these Facebook groups, y'all. Okay, and I'm gonna give you the exact groups that I recommend that you join as a beginner to go ahead and build up your investor list. So I don't want you guys to buy a bad deal, okay? You gotta understand how to evaluate something. Let let me share my screen. Can I share my screen real quick and show y'all how to use PropStream? I know my team probably like why is she going off script, but I want to show y'all something real quick. Can I show y'all? All right. Somebody put their zip code in the chat. Let me find some vacant land. This is my PropStream account right here. I'mma just go to search and I'mma put in somebody's zip code. I knew y'all was gonna do that. I knew y'all was gonna do that. I knew y'all was gonna blast me with zip codes. Now I can't even see. So it's always like the last person who put the zip code in is the one that All right, so that's 10801, Arion, New York. Wow, that's a tough one to get started. All right, so let me clear all my filters though. Hold on, let me clear my filters. All right, here we go. Once you guys sign up on PropStream, you put the zip code in, right? You put the zip code in here and you're going to click on filters. You want to click on filters. That's the first step. Once you click on filters, you see that Arianne has over 7,677 properties just in that zip code. We're not even talking about in the state. Just in that zip code. So we don't want to call 7,000 people. We want to narrow it down to exactly what we want. So the first thing we're going to do is click on vacant land. Okay, now we see that it dropped down to 845, so we got a tighter list. So once you click on vacant land, you want to scroll down. Now these property details, there is no property, so we're going to skip past all this, okay? We gonna skip past the PropStream Intelligence, all this, but this right here is important. Go to the MLS and you want to only select off-market, okay? You want to only select off-market. If we select all of it, we only want to select off-market.
Why?
Most of the land that's on market, to be honest, it's picked through, it's marked up, or something wrong with it, especially if it's been sitting on the market for over 60 days. Okay, so we always want to highlight off-market. And then another thing that we want to do on PropStream— keep scrolling— years of ownership is very important. Okay, we don't want to contact somebody that just bought the land last Because 9 times out of 10, they don't want to sell it. So you want to do a minimum of at least 5 years on the years of ownership. Okay? At least 5 years. Now, after that, we have 132 solid properties that we're able to call. Okay? All you have to do is select this in order to save this list, right? You're going to hit this checkmark. Save this list. Okay, Ariane New York, create as new, hit save. Now you have a list that you can send your virtual assistant to market to, okay? Because when you go over here to contacts When you go over here to contacts, you'll be able to actually have their information in a spreadsheet just like this. Okay, name, number, email. But let me show you guys something real quick. Let me look at— let me look up somebody else's zip code. That's just part one of it. Let me do Vernon 72364. Is that Arkansas? All right, so it already has my filters on here. Remember, vacant land. Okay, we're gonna scroll down. Off-market. Scroll down. Years of ownership, 5. Where was that at? Right here. Okay, 486 properties. So I showed you guys how to save it and create the list, but one thing that I want to show y'all is you want to click on this listing. Once you click on it, it's going to give you all the information that you need, okay? But the most important section is this right here, this land and location information, okay? It's going to give you the parcel ID number. The tax assessor is going to give you the lot width and the depth, and those are— that's what you need to find the floor plan. Okay, when you go to floorplans.com, they're going to ask you the width and the depth of the lot. You're going to put that in to find a good floor plan. You need to know the lot size. You want to know the school district. Okay. Also, another important thing under tax assessed value, what is the land value? The land value is $1,500. That's important to know because I'm going to use that as a marketing tool when I call this owner, Miss Elizabeth Abraham. Okay, I got her address. I can easily send her a postcard or a piece of mail directly through PropStream. It's a one-stop shop. All right, I'm gonna show y'all one more thing and then I'm gonna get back into my presentation. Let me look up this last zip code for Joy. 48203, is that Michigan? All right, filters already on here. She got 826 properties. This is what I want to show you guys, how to understand kind of what the cost to build is. So once you click on this listing and you open it up You guys want to be able to access tools. Once you go to tools, you click on ADU calculator. Okay, this is why it's important to get these replays, because I know I'm dropping gems fast. You want to click on detached, 1,200, uh, economy quality. And this right here, ladies and gentlemen, is going to give Joy the estimated total that is going to cost her to build this thing and a breakdown of each section and a cost per square feet based on that zip code that she just gave me. Okay, so this is a way that we can kind of calculate what that cost to build is going to be so that we can make sure the numbers make sense. If that was helpful, just put a 1 in the chat and let me know y'all found value in that, in that little presentation. I'm gonna get back into it. Put a 1 in the chat. And that's why I love PropStream. But I also love the land banks, um, which I'm gonna give you guys access to this land bank list, okay? Has over 30 states. So you guys will get this if you're in VIP or Platinum. That way you can find land for the low. And I'm also going to give you guys this land evaluation guide so that you can understand how to find a good deal or understand if it's a bad Bad deal. Okay. All right, I see the ones in the chat. So with that being said, let me get back into class. I told y'all, I really do get excited about this. I really do get excited talking about this. Now, before you buy any land, these are the 7 things that I check first, okay? Don't buy any land without checking these 7 things first, and you might want to write this down or Take a screenshot. These are the 7 things. First of all, I need to check the zoning. Okay, if I know I want to build a duplex and the zoning doesn't— and the zoning is agricultural or single family, that's fine. But now I know it's a longer process because I got to get it rezoned. Number 2, what size is the lot? If I want to build a triplex and the lot is only big enough for a single family home, that ain't gonna work. What are the setbacks? Because you can buy a lot one size, but after they cut off all the corners, the buildable area that you actually have is not what you thought it was going to be. So I definitely need to know the setbacks before I buy any land. Access to utilities. Yes, I love buying land in the country and rural areas, but if it don't have no water or power in the area, sometimes it can cost you more to get that established Then what you gonna build? And the math just don't math. Also, road access. If you buying land way in the boondocks and there's no roads out there, think about the cost of infrastructure. It's going to cost money to get access to roads. I remember one time I bought some land in the country because it was cheap and there was no roads, and they told me that it was gonna be $400,000 For me to get road access and access to utilities. I was only going to sell the house for $280,000, so that wasn't going to work. So you got to make sure of these things before you actually buy the land. Number 6, flood zones. What are the site conditions? If you're in a flood zone, sometimes you have to take into consideration the extra cost of materials. And that flood insurance, the flood insurance is high. Also think about the market and the exit. Some of you guys want to hold and you want to rent it out. How much are those places renting for? Is it going to be enough to cover your mortgage, your taxes, and your insurance? How much are you going to be able to sell it for? And how fast is it going to take you to sell it? These are some of the things that you need to think about first.
Okay.
Okay, so here's another thing though. A lot of people be scared to call planning and zoning. If you were in Platinum, if you were on that Platinum call, drop in the chat right now what I said you need to take to the planning and zoning office if you decide to go. If you decide to show up at the planning and zoning office, before you go in there, what do you need to bring with you? If you were on the Platinum call, can I get somebody to just drop it in the chat? Yes, ma'am. That's right, coffee and donuts. Sometimes that place could be a little scary, right? And sometimes they don't want to talk to us. But if you go in there and you have a box of Krispy Kreme donuts or you got a box of Dunkin' Donuts coffee, trust me, it works. I've ran this play at 5 different offices. And I was able to get so much information. Matter of fact, they were— I left with more information than I came for, and they gave me access to more resources. Hey, Elle, did you know you could look online and find this list over here for the properties that have tax liens or tax abatements or the teardowns or the code enforcement violations? So that's why it's very important to kind of break that barrier when you go in there for the First time. And for my people that's like, Elle, I'm not doing that, I'm just gonna call them, use my script when you call them because I don't want you guys embarrassing me. Take a picture of this script and use it the next time you call Planning and Zoning.
Okay?
Hey, I'm evaluating the parcel at 123 Main Street. I'm considering building a duplex. Can you help me understand the current zoning, whether that use is allowed, applicable setbacks, which they'll know exactly what the setbacks are, and where I could find the governing standards. You want to get that website, you want to get that link to where you can go and look all this up. Okay, so use this script the next time you call Planning and Zoning. Now let me be clear, because I'm about to give you guys some AI prompts that I want y'all to use tonight. AI is taking off right now, but it's not going to verify the zoning, okay? AI just helps you ask better questions, and the authority, the people that you actually are calling, are the ones that's going to verify the answer. So we are not using AI for just everything. At the end of the day, deals are created, okay? They not found. You don't just find deals. As a builder, we finding the Okay, we're finding the contractors. We're picking out the materials. We are actually creating the deal. That's why I love using vacant land, city-owned lots, land banks, teardown opportunities because now you can actually see what that vision is and you're creating the comp. One of my favorite plays, y'all, is going on these land bank lists. Now with these land bank lists, it's not just land. They also. They have properties on these lists too. So imagine if you found a cheap house, it was old, boarded up, and it was only $500 on the land bank list. Most people would pass that up because they figure they got to go in there and fix everything up. But what we're looking at is the land that this house sits on. Imagine if that $500 house sat on a multifamily lot. Now we can tear it down and triple our profit by building new construction multifamily. That's really where the opportunities are, y'all. Get the land, get that part right, make sure you run the numbers, and then make a decision. Don't just find some cheap land and you ain't ran no numbers and you ready to build. So today you learned where to find the deals, how to evaluate the land, how to run the numbers. That right is the foundation. Everything else we gonna talk about this week. We got a couple of days, but I want y'all to build on this, okay? Because if the deal makes sense, don't worry about the money. The investor will come, the private money lender will come, right? The business partner will come. But the deal has to make sense on paper. You gotta understand every part of it. At the end of the So you found a deal, now what? Let's do this real quick. If I show you a deal and you only making $10K, are you taking it? Let me know in the chat. If I found y'all a deal and you only making $10K, are you gonna take it?
No.
That's what I thought. It's not worth your time. So if you spending all this money to make $10,000, we not doing But if it makes $90,000, now you talking. Okay, so this right here, take a screenshot because this happens all the time. This could be your situation. Most people find land, let's say, for $50,000. It costs $300,000 to build, but they only have $25,000 cash available. That's it. So they like, okay, Elle, I found some land. I know how much it's gonna cost, how much I can sell it for, but I don't have all the money. Then they want to know, well, where the hell am I get the money from? I see it's a good opportunity. I see I can make a profit, but where do I get the money to actually pay for it? That's the thing, y'all. That's exactly what we talking about tomorrow. Tomorrow we actually are funding the project. Remember, we got 2 special guests coming tomorrow. A-Mob is going to show you guys exactly how to put this play together, and some of y'all gonna leave with some money too, okay? Some of y'all gonna leave with some money tomorrow to actually get started on your first project. In addition to that, our Platinum members are getting access to our lender that's going to break down step by step how much money you actually need to bring to the deal. Now remember, you don't have to bring all the money on your own. Okay? You don't have to bring all the money on your own. Builders, we thinking in capital stacks. Okay? We going to have some business credit, Some of our own money, some private lending, some hard money. So I'm going to show you guys exactly how to put together that capital stack. We're going to be talking about construction loans because for me, one of the biggest roadblocks I faced when I got started was that they wanted you to have experience to get started. But it's like, well, how could I get started if I'm new? I don't have any experience. So I'm going to show you guys tomorrow how to bypass that having experience thing. Okay. Also, we talking about private money. I love private money. That's the most flexible, fastest, easiest money to get as a first-time developer. We're also going to talk about investor capital, business credit, different capital stacks, how you could put this money together for your next project. And how much money you really need? Because people ask me all the time, well, how much money do I really need to get started on doing my first project? So I'm gonna show you guys tomorrow, and with AI taking over, I'm gonna show you how you can use AI to help you model some of these funding scenarios so that you understand exactly how to fill the gap. Okay, so knowing what to do though is actually different from doing it. I'm gonna need y'all to execute.
Execute.
Somebody put execute in the chat. Let me get 1 or 2 people to put execute in the chat, because at the end of the day, I showed you guys how to find an opportunity today. A lot of y'all gonna watch this and not do nothing with it, I already know, okay? But some of y'all, particularly the people who put execute in the chat, some of y'all gonna take this information and Actually build something real. Okay, some of you are gonna actually build something real. Now, when you guys join our 90-Day Builder's Blueprint, we're gonna actually walk you through this process and hold your hand step by step. Okay, so my team is about to put a link in the chat right now if you have not already joined the waitlist. You want to go ahead and lock in. Okay, you're gonna get first access to the 90-Day Builders Program once you join the waitlist. If you already joined, put I'm in in the chat so I can see who already joined. All right, put I'm in in the chat if you like. I already joined the waitlist yesterday. If you just signed up today, put done in the chat. Marie said I'm in. Chris said, I'm joining now. Kay said, I'm in, done. Nile said, I'm in. Karen said, I'm in. You guys, the purpose of the waitlist for some of y'all that make it— that didn't make it yesterday— I only have 30 spots available for my mentorship program. It's over 100 people in here tonight. I only have 30 spots available. So if you join the waitlist, what that's gonna do is give you access to the program, to the offer, 15 minutes before anybody else get to hear about it. Okay, you gonna get special privileges to hear about the program. It's gonna be dropped to you first. You know how them Jordans get released, everybody be hyped because they got first dibs. You're gonna get first dibs. Okay, and last time we did this 3-day builder workshop, all the seats sold out just with the people who joined the waitlist. So if you don't join the waitlist, you basically saying you don't, you don't want the opportunity. Okay. Now I gotta give y'all a challenge. I gotta give y'all a challenge because I want to see who are— who's actually gonna execute. A lot of y'all gonna watch this and not do nothing with it, but before tomorrow, I need y'all to do me one favor. Well, it's actually 3. I want you to sign up for ChatGPT, sign up for PropStream. Team, drop the link in the chat for PropStream again so they could do this homework. I want you to use chat to create a one-page buy box. I gave you guys the prompt already. I want you to use PropStream and find 3 pieces of vacant land in your market it after you create that one-page buy box. Then I want you to put the best property through AI and ask it to give you a summary. Okay, now here's the PropStream link again for the people that missed it. This is the, this is the prompt that I want you guys to Okay. This is the prompt that I want you guys to use to figure out if this is a deal or not. I'm considering this property for a new construction development. Using only the information I provide, organize the opportunity into what I know, what I need to verify, any potential red flags, and the next 3 actions I need to take. Also, put this clause in there. Do not assume any missing zoning, utility setback, or Development rights. Okay, that's the homework for tonight. Now, for all my overachievers, I got a bonus for y'all. If y'all can do me a favor and just post your one-page buy box in our Facebook group, that would make me smile. Uh, team, drop the link in the chat to our Facebook group so they can drop their one-page buy box. I'm gonna do something special I'm gonna do something special tomorrow for the first person who dropped a buy box in there. I'm feeling good tonight. Day one was a success. Post your one-page buy box in the Facebook group, and if you cannot find any land on PropStream, just use this address right here because I don't want you to have no excuses as to why you didn't get the homework done. So if you cannot log into PropStream, if you can't figure out how to find land, use this address right here, put it in chat, and you— and do your homework. Okay, now I know I said a lot, so I would encourage y'all to go ahead and upgrade to Platinum if you have not already upgraded. That way you can get these replays, number one. Number 2, you need the workbook. The workbook has all the AI prompts in it, and it has plenty of information so that you guys can actually execute. And I told you guys, for my Platinums, I'm giving y'all something special tonight. I'm actually giving you guys this land evaluation guide so that way you can actually go through PropStream. It has all the prompts that you need in here. How to use it, how to evaluate the zoning. Okay, so I'm gonna give this tonight as a bonus for my Platinums and VIPs. Team, drop the link in the chat. This right here, this page is what you need right here as well. This is going to show you all those filters and how to really lock in to what we're talking about. Also, I'm going to give you guys access to this land bank Now remember what I said, you do not have to find land in the state that you're building in. So this land bank list is very simple to use. It's over 30 states. Literally all you have to do is come in here, click on the link, and it's going to take you straight to that land bank. Okay, it's very simple. So drop the link in the chat right now for them to upgrade to Platinum if they haven't already. Otherwise, um, oh, I forgot to tell you guys, this bonus class that we having tonight is gonna be fire. You don't want to miss it because we fix to get ready to go into a whole nother class with Wolf himself, who specializes in tax deeds and finding properties for the low. Now, y'all don't want tonight to be over and you want some more gems. Just drop a one in the chat because normally I end it right here, but for my VIPs and Platinums, we going to a whole nother session. Y'all ready? Now in addition to that, you're gonna get access to my Builder's Playbook. You're getting the PropStream mini training, so you guys are getting a video of exactly how to navigate through PropStream. Because sometimes it could be a little bit overwhelming. So I'm gonna give you guys the video training. You're gonna get the credit cleanup and lender-ready checklist. I'm giving you the business bank and LLC setup guide because a lot of people get stuck at trying to figure out how to set this business up, how to set this, this business up the right way for development. When I first got started, I was just going to the bank and tell them like I'm building, but I realized quickly I shouldn't say that, right? Because now I'm telling them that I'm operating a high-risk business. So I'm going to give you guys all the information and scripts that you need to properly set up your LLC. You're also going to get that 90-day build planner, a week-by-week project map, because people were like, Elle, how are you able to build in 90 days? I keep them on a schedule. So I'm going to give you the week-by-week construction calendar so that you can build in 90 days as well. Now remember, this 90 days starts after you get your building permit because it takes time to pick out the floor plans, get the survey, get the site plan, right? Once you get that building permit, it's go time. Also, you're going to get access to the presale playbook because we not waiting until we finish building to start marketing and finding the buyers. Most people are like, how do I find a good general contractor? Do I need to be a good general contractor? How do I know what questions to ask them? If they're licensed, if they have insurance. Once you guys get access to the GC Connection Blueprint, you will get all that information. What questions to ask them, where to find them, how to hire them, how to pay them, how much to pay them. Okay. And for the people that's like, I want to get started right away. I have some money saved up, my credit is good. I'm gonna give you guys a 30-day action planner. That way you can get started on your next project with your first project within the next 30 days, and you're gonna get lifetime access to the Soil to Soul community where we're always in there daily dropping gems. So go ahead and click the link right now. Make sure you upgrade to Platinum, and if you just want to try it out or you just want the replays and the workbook, VIP is cool too. Okay, let me go to the chat and see if I have any questions. It looks like— let me see, ask any questions that you guys have in the chat for me. Buy Box is not a link, it's a one-page document. Yes, that's correct, it's not a link, it's a one-page document that's basically going to tell developers and investors What it is that you're trying to buy, what you're trying to build, and what your strategy is. Okay, when will we get the recording? The recordings will be available 3 days, 72 hours after the challenge is over. Okay, 72 hours after the challenge is over, you'll get access to the replays. Make sure you guys join the Facebook group. Do your homework because I have something special for the people who get their homework done. Okay, Miss L, I believe I'm on the waitlist. Didn't get the prompts. Let me go back to the prompts real quick. Let me go back to the prompts. Here's one of them. Okay, make sure y'all take a screenshot of this. Here's one of the prompts. This is where it's going to use the information after you have your buy box and your property. Then you use this prompt. This is the last one. Okay. All right. Let me go back to the other prompts for you guys. Make sure y'all take a picture of this script. This script is a script that you're going to use when you call planning and zoning. Okay, now here's the other prompt. This is the one that you're going to use to create a one-page buy box. Make sure you put create a simple one-page buy box, or it may give you four or five. Pages, and we don't want that. Okay, we do not want that. All right, let me see if I have any other questions about the prompts. Uh, if you want to get into wholesaling fixing projects for $10K and up, send me a PM. So this is not the group for wholesaling, and we don't flip contracts. contracts. We buy land and we build, okay? We are literally buying land and building. Zoom, uh, user, I feel you though. You like, I gotta, I gotta plug, but we, we not doing wholesaling. That's the old way of doing things. It's new construction or nothing. It's new builds or nothing, period. What does VIP get? Let me go back to my screen so I can show you what VIP get? Good question. I'm not trying to treat my VIPs like, like the stepchild. All right, so VIPs, uh, you're gonna get the workbook, right? You're gonna get access to the replays as well, which those 2 things are key. But you're also going to get the credit repair toolkit. You're going to get lender-ready templates, right? That way when it's time for you to apply for your loan You know exactly what you need and what to put on your application. You're going to get land seller questions, right? So if you find somebody that has land for sale, I'm going to give you the exact script and questions that you need to ask them. Hey, do you have a survey on file? Okay, do you have a soil report? When was the last time there was a structure there? Is this in a flood zone? So you want to have the land seller questions, right? And you're getting the contractor vetting scripts. So anytime you talk to a subcontractor or GC, you know exactly what to ask them to make sure they're going to be a good fit for your project. Because one thing that we're not doing, and I did this before, but we are not using the same team for rehabs and fix and flips that we're using for new construction. I mean, we just not doing okay. I've done it before, but it's two totally different things, ladies and gentlemen. All right, let's see. WAP doesn't work for me. How else can I upgrade? So Maurice, I'll have the team send you a link. Not sure why WAP isn't working, but we can send you a direct link so that you can upgrade. Because tonight we're going to have Wolf at 9 o'clock, y'all, and he's gonna show you guys how to acquire these properties from—
for the low.
Now remember what I said, once you guys understand how to get these properties under contract for the low, you're going to be analyzing the land that these houses are sitting on. That's the opportunity. Not how much is the house, but what does that land underneath the house look like? Okay. All right, cool. Can't see your screen. You guys can't see my screen? Y'all can't see my screen? All right, I'm a land flipper. Can I be your land supplier? I have a lot of lands in different states. States. Yes, Ali, you sure can send me a DM. I mean, I love working with wholesalers to find me land, right? Because y'all hungry. I don't know what it is about wholesalers, but they like the work. Okay, so it's very important to connect with the wholesalers, somebody that loves flipping land, right? We're just not doing it. That's not our strategy. It could But at the end of the day, I want to show you guys how to actually go through the construction process and build because it's not as hard as you think it is. Is there a special link to upgrade from VIP to Platinum? That's a good question, um, Mary. I believe so, team. If you guys can get Mary that link, she just wants to bump it up a notch from VIP to Platinum. Or if y'all could drop it in the chat, that That'll be good because I'm sure there's a few people like, dang, we can't get on the call tonight if we not platinum. So I want to make sure that you guys have access. What's the the best place to BM? Um, DM me on school. Okay, team, drop my school, my free school community link in the chat. That's the best way to DM me because I check that daily. Said I upgraded to Platinum. Let's go! Look, y'all don't want to miss— y'all don't want to miss Wolf tonight, trust me. Uh, let's see. If I do VIP, can I see it later since I may not be up long after 9? Yes, so you will get access to the replays, Lee, but you just won't get access until 72 hours after the challenge is over. Okay, so if this is information that you want to execute on right now, uh, you may want to stay up for it. How do I know what level I'm on? If you pay $27, you're VIP. $67 is Platinum. Uh, team, reach out to Ollie, make sure he gets my information so I can see what land he has available. Said, I'm like Slim Thug, I'm already platinum. That is funny. You are in platinum, Elder Q. I got you. If you guys are in a different program, this does not apply. So I'll see if you are in a previous plan, you may want to upgrade to VIP or Platinum because this is a brand new 3-day builder workshop. Team is about to drop the school link in the chat right now. Do y'all have questions for me? We got a few minutes, so let me see if anybody has questions for me. Otherwise, uh, no questions, no hands up, no questions in the chat. So let me ask y'all a question. I want to make sure y'all was paying attention. What are the 3 top ways to find off-market land? What are the three top ways to find off-market land? Let me know in the chat. I'm gonna give y'all a little mini quiz, see if y'all was listening. Nobody? Oh Lord! I'm gonna have to redo the presentation. Thank you, Yolanda.
Woo!
I was like, what the? Okay, there y'all go. Okay, woo! I was like, was they paying attention?
Yes.
Yes.
PropStream is number one because it just has so much data. Now, the land bank list, y'all, remember, all you have to do is click on the link. Let me show y'all. It's land banks everywhere. Now, it's not land banks in every single state, but it's enough land banks to where you could find some land. Okay, so this is the land bank list that the Platinum members are gonna get, and literally all you have to do once you get in here is click on the link. It's gonna take you directly to the page you need to go to, and then you just need to apply. Okay, you just need to apply. It's very simple. Um, let me see. I'm looking at Georgia real quick. I'm trying to see. All right, yeah, so all my top favorites are in here, so y'all are in good hands. If y'all can't find land under $1,000 using these land banks, y'all wasn't looking hard enough. All right, I see I got a hand up. What's up, Chris? Christopher, can you come off mute? Are you able to come off mute, Christopher? It won't let me take you off mute. I'm not the boss over this meeting tonight. So, yes.
Can you hear me, Ms. Elle?
Yes, sir. There you go. What's up?
Yes, ma'am.
I want to make sure that I'm on the waitlist. I believe I received a text message today and it went to my email, but I can't find that. I know you mentioned the waitlist during the webinar and I just wanted to make sure.
Yes. So I can have the team double-check to see if you're on the waitlist because I don't have any way of checking it right this second. But what I'll do is I will research it and then I'll shoot you a message to let you know if we got you signed up or not. Okay, got it, got it.
Thank you so much.
You're welcome. Um, all right, when did you sign up for the program? Drop it in the chat for me. Your best marketing strategy for selling your new construction houses once built or almost built? Great question, Maurice. I'm pre-selling before I even build. Okay, because ideally I want an investor to give me a construction deposit. If you could give me money to actually get me building, I would love that. Imagine if you bought some land and somebody gave you $50,000, Maurice, to get started on it based on what you show them you're going to build. That takes a lot of stress and pressure off of you and your finances. So I like to pre-sell, um, on off-market sites, which I'll show you guys on day 3 what sites I love to use to market these properties. But I pre-sell before I even start. Is that likely? Yes, if you put it in your contract. That's just the— that's just the rules. That's what you do if you want to pre-purchase this Property, you got to put down a construction deposit for $50,000, period. Yes, it's very likely. And with the use of AI, like, I'm gonna show you guys how to do some crazy things with these virtual renderings and 3D tours to where you can actually bring your project to life. You don't have to just have a basic black and white floor plan. that you're marketing anymore. Okay, so once they see what could actually be done there, why wouldn't they want to tap in? Why wouldn't they want to tap in? All right, let me see. It looks like I have time for a few more questions. I have time for a few more questions. Let me ask y'all another question though. Give me, give me some soft costs. Drop some soft costs in the chat. I want to make sure y'all know what soft costs are. Drop some soft costs in the chat, any of them. Okay, it's 1, 2, 3, 4, 5, 6, 7 of them that I talked about earlier. Yes. Okay, y'all learning. I love this. Floor plans, survey, the soil report, the building permit, the demo permit, the demolition. Yes, the grading, the utilities, the demolition. All of that. Okay? Those are all soft costs that you guys need to be aware of before you just buy projects. Even when Wolf comes up and starts talking to you guys about these tax deeds, right? You still need to understand it's going to be some costs into it. You're not just going to pay $1,000 for a For a house and be done with it. You still gotta buy the floor plans. You still have to pay for the survey, especially if you gonna tear the house down and build a duplex. You need a survey, especially if you gonna tear the house down and divide the land to build 2 houses. The only time you really need a soil report is if there was never a house on there to begin with. We want to test the soil to see if that dirt can even hold up a house. Okay, permits— those permits cost money. The building permit, the demo permit, grading. That's why we don't want to buy land with a whole bunch of trees on it, especially as a beginner. We got to pay to get those trees cut down, then we got to clear the land off. And then if it's too far in the country We don't have access to water. We don't have access to utilities, and we don't have access to sewer. You guys need to be mindful of that because that right there can take you just out, all the way out. Demolition. The bank is not going to give you any money right away to tear down a house. They may reimburse you for it, but they're not going to give you the money out of pocket to tear this house down, y'all. So I just want to make sure that we clear on, on what those soft costs are.
Okay.
All right, let's see. When building a brand new construction, is it all right to require a down payment on the new lot before going vertical on a new build? Soft costs, land clearing, removing trees, So here's the thing, and that's a great question, Chris. You don't want to have somebody else pay for the lot. You want to own the lot. You want to own the land outright first, and then your investor is putting down a down payment on— yes, you getting the trees cleared, you getting the land cleared. You getting a variance, a rezoning permit, but you don't want to sell them the land. You want the land in your name. You want to actually own the land outright if possible. Now, there are some instances where you can roll the land into the loan, but me personally, if you can buy the land outright, buy the land outright. All right, where is the school link? Um, Chris, go ahead and drop the school link in the community. All right, Chris is gonna email you. We're gonna make sure we take care of you and give you access to that Platinum call. Lee said this is such great information. Thank you, Lee. I needed a little booster, so I appreciate you.
Thank you.
Uh, let me see, let me see. Uh, I know I, I wasn't supposed to do this, but Miss Vivian, can I take you off of mute? Because I know you recently started building with me. Your husband was actually on site today visiting my husband, checking out your project. Can you let us know how everything went today? I'm just curious, like First of all, congratulations on building with me a six-unit multifamily. Y'all put some fire in the chat for Miss Vivian. I don't know if she could come off mute. She might be busy. I'm not sure. But she is actually in the process of building a six-unit multifamily property with me, and her husband—he's a doctor, y'all—he took today off. Drove to the project, shadowed my husband, the general contractor, because he wants to be hands-on and understand and learn the process. And so those are some of the things that we offer. Those are some of the things that we do because we understand that you got to see it, you got to walk it. So shout out to my business partner, Miss Vivian. We are building a system. 6-unit property together. Uh, are— is she able to come off mute? I can't take anybody off mute on my end. Team, let me know. She's under Baby and Fire. Miss Vivian, we got to change that name. She's under Baby and Fire. I see your camera on. What, you done came off camera tonight? I'm on camera. Let's go! What's up, Miss Vivian? Y'all take my girl off mute so she could say something. Take Miss Vivian off of mute so she could talk about her experience building with me. All right, let me spotlight you, Miss Vivian, and the team is going to take you off of mute. Now, Miss Vivian, go to your computer And unmute yourself at the bottom.
There you go.
What's up, Miss Vivian?
You really put me on the spot tonight.
I know. I'm sorry. I'm sorry. But listen, I didn't— you didn't tell me your husband was going to Fort Valley today to shadow my husband. I wanted to know, how did it go?
Yeah, um, so I'm actually still at work. I haven't really, uh, he went home after, um, he came back from Fort Valley, but I spoke with him briefly. But he did inform me that it really, really went well. He was really, really excited with, uh, what he saw. Um, I think the building is almost like 70% completed. Um, he said he had the opportunity to go out and supervise the The 6-unit multifamily project, and it was honestly very exciting to see everything coming together. You know, there's something special about watching a project move from an idea and plans on paper into something that is really real. So we are very, very pleased, and thank you so much for the opportunity. We are very pleased with the progress and Enjoyed. He was really happy that he was there today. Your husband, as usual, was very, very welcoming. He learned a lot of information. He provided him with so, so, so much information, and he was very, very pleased. He told me that he learned a lot. So, um, it also gave us a better appreciation of everything, you know, that goes into construction. Process. So we are still learning, and we are truly, truly grateful for this opportunity. Um, I want to tell everybody on this platform that Elle is a very, very warming, nice, nice, beautiful person. She has such great personality, and I think we, uh, we met, we met her at, at a time that we truly, truly needed to meet her, and we are very grateful to God And grateful to her for all her support, all her amazing support. So overall, I think he was very happy, very, very positive experience, and we are really excited about the progress so far and looking forward to seeing more projects.
Let's go!
Yes.
Thank you, girl. Don't make me cry. And happy birthday, Vivian. I hope you enjoyed your birthday, got some rest, and didn't do too much work. Yeah, I actually rested.
And you remember I told you I had a little massage?
So yeah, you look like you refreshed and relaxed and ready to go. So I love that. Thank you, Vivian. I know I put you on the spot tonight, so I appreciate you. Yeah. So yes, Miss Vivian, she actually was a part of the last Yes. 90-day program. I want you guys to go through the program first before you decide to partner with me on a project. That way you can understand the process from start to finish. So she understood the process, she came in, she executed, and we are halfway through her first 6-unit multifamily project, which we will be putting on the market. This week, pre-selling for $900— what are we doing, Vivian? $985,000. And we putting it on the market, but we already got it under contract. And that's one thing that I love, guys. Even if you already have it under contract, you still put it on the market because that's how you build your pipeline of buyers. So me and Vivian, we're splitting the cost Awesome. We're splitting the profit. We are gonna have us a good payday in November. So thank you, Vivian, to you and your husband for trusting in me and my husband with such a, you know, a large investment from you guys. Not only money but time as well that you guys have taken to come down there or walk your project. So I'm excited for you. All right, awesome. Y'all want that to be you? Just put me in the chat if you like. Look, I want to build. I want to build with L too. I want to be like Miss Vivian and build with L. Put me in the chat. You guys could do it too. Okay, you guys could do it too. I didn't want to tell all her business, but Miss Vivian, before she came to me, y'all, she bought some land that was overpriced. I'm sorry, Miss Vivian, but I gotta keep it real. She bought some land that was overpriced, y'all. And so it's like you try to do it on your own because it looks like a good deal, but you really have to understand all these numbers that go into it. So I told Miss Vivian, I got you, queen. I'm gonna walk you through this process and make sure you don't lose any more money and you understand this process from start to finish. So thank you guys for trusting in me after you had a bad experience. You came to me, so I'm super excited to be partnering with you and your husband. All right, y'all, if y'all found value from day 1, just put a 1 in the chat. We not through yet because we have our Platinum call Okay, we got our platinum call tonight with Mr. Wolf himself talking about tax deeds. If you are in general admission, we are going to wrap up. This is y'all last chance to upgrade. We gonna drop the link in the chat. I'mma pass it over to my girl Nina, and we will see you guys in the platinum call in just a few minutes. Bravo, bravo, bravo, bravo!
Come on, y'all say bravo! Light the chat up, light it up, light it up! You gave some game tonight. Like, that wasn't just little nuggets, you gave some boulders, y'all. It was great work. It was. Now listen, we are at like— gotta get off of here. So you all had an opportunity to upgrade. You gotta join the Facebook paid group. You gotta make sure you got your homework ready, right? You don't even know what might happen for those that get their homework Done. I'm, I'm just saying, I've seen people do some things, okay? And then we gotta run because we gotta make sure that Wolf has all the time that he needs to give you what he's got, right? Tax deeds. I've hosted for him before. The man knows what he's talking about, all right? So we're gonna get off of here. We wanna, we wanna make sure we drop it one more time, the link for you to upgrade. This is your absolute last chance. Can you upgrade from VIP to Platinum? I was trying to purchase Platinum, not VIP. All right, to the team, can you let them know? Let me see who would— what name was that? Uh, Joy wants to upgrade to Platinum. Can someone email her? Joy, uh, the support team is on here, so what I think you should do is email. Get— can we drop, drop your email? Here it is. There's the upgrade link right there. Joy, it says she doesn't want to pay no more than $67. I don't want to pay more than— so Platinum is $67. Joy, I think you should. So to the team, do you want Joy to drop her email so that you could contact her? Because we got to get off here, but I want to make sure that you, you will pay the difference. So the support team, Joy, is telling you you're not even going to pay the full $67. You're only paying a difference You just pay for VIP and then it's $20. No, it's not. It's not $27 plus $67. So you're only going to pay the difference. So if you click that link, they're saying you're only going to pay the difference right there. Got it. All right, Joy, want to make sure we took care of you. All right, sis. So listen, to all of you who are not joining us on the, on the Platinum call, this is the end of the road for us until tomorrow. So you want to make sure that you're on the line again at 6:30. Is it 6 o'clock? Let me look at— let me— I don't want to say it wrong. 6. So the Platinum and VIP Q&A is at 6 to 6:30, and then we've got Mindset at 6:30 to 7. For the rest of you, we'll see you over in the Platinum Room. All right, you guys, we'll see you over in the Platinum Room. For those of you who are getting off now, listen, enjoy the rest of your evening. We can't wait to see you tomorrow, right? Be kind to one another, do a good deed, and make sure we're paid it forward. Let somebody know that you got some real information tonight that was life-changing and legacy-building, and invite somebody to come to the general sessions because you never know, somebody that you know might be looking for an answer, right? They're looking for a solution to their problem. And to the rest of you, remember this, that God loves you, we love you, and there's absolutely nothing you can do about it. We'll see you over In the Platinum Room. Recording.
