Do you think that the wholesalers would be better off trying to educate that list? Like, hey, if you don't have financing, here's my hard money lender or like trying to help people invest in it so that you're building?
Yeah, and I've seen that. I get the emails. Some of them have links to lenders, some of them don't. Some of them have ARV and comps, some of them don't. I just send a text with a link to pictures and it's just very basic information. I do put an arv, typically my ARV and obviously the price. But it's also as is and kind of up to the buyer to determine their comps and to do their due diligence with it. So, you know, it's almost you don't want to give too much information but just enough to kind of wet the whistle a little bit. But it's really up to the buyer to figure out.
