When I learn to ask more questions you can get to better answers with the seller and what happens a lot of times in our industry somebody calls you like hey I want to sell my house it's ready to go come out list it. You're like okay you get there and your comps are for maybe this part of the neighborhood and the condition of the property is down here right and so now your comps aren't equal to so one of the things that I would ask you to do in your appointments is start going in a little bit less prepared. Why do I say that? Because I think you need a market snapshot of the end of the subdivision the high end of the subdivision. Why that's important is because if you're there you're walking around you're showing strategies and options now that you've looked at it you've had the time to look at it you're going to create an opportunity for follow up and another.
