A short YouTube clip by Steve D Valentine advising real-estate buyers to rely on the inspection period to discover issues (e.g., HVAC problems) and to use that period as the primary window for negotiating repairs or price adjustments rather than trying to resolve those unknowns before making an offer.

What research would I have to do before I have my client proceed forward with an offer to make sure that? My question is, why are you going to proceed and do a bunch of inspections before the offer versus, yes, this is a concern. We'll address this in the inspection period. Because the only way to really address it is to have an H VAC company come out and look at all of it and go, this is a mess, or this will work. Which means, and I see a lot of people do this where they're like, they want these answers to these questions before they make an offer. The reality is the inspection period is the time to get those answers, and that's also the time to negotiate, because you might be making an offer based on, oh, I found this out about the AC unit. And then you're going through the inspection and going back over the AC unit stuff. So I always say, you know what? Utilize the inspection period to find out all the things you have and you want to negotiate on before the inspection or during the inspection.
