Steve D Valentine discusses using owner-occupied purchases (including fixer-uppers/wholesales) as a pathway to acquire rental properties later. He frames the decision around personal life stage, short-term sacrifices, financing options (hard money, owner-occupant refinance), and choosing first homes that can convert to future rentals.

The question is is where, where are you at in life and what sacrifices are you willing to make for a short period of time to go through and acquire owner occupied rentals and bounce from one place to the next. And if you go one step further that this is, this is where I think we forget and we need some guidance on it is all the wholesales and fix ups and things that you see are all primary targets for a primary residence because there's so many different ways to do it. The same thing works with hard money and borrow to buy a fixer upper that you're going to live in. The refinance is a little different because you're refinancing owner occupant. So you can absolutely do the same thing in the investing side when you see these dumps that potentially work as owner occupants, those are great ways but it's also having that target of if I'm going to go buy my first home, can I sacrifice and buy something that's a great fit for future rental properties?
