Steve D Valentine (creator) explains why hiring a real estate agent for new construction adds value: agents guide buyers through upgrade decisions, lot selection (what's behind/above/around the house), budgeting for upgrade percentages, and choices that affect future resale value. The speaker emphasizes both the homeownership experience and treating the home as an investment, drawing on his construction-company experience selling several hundred homes.

You don't need a real estate agent for new construction unless you want somebody to truly guide you through the process. And here's where the value comes in from having a real estate agent like myself represent you on new construction. See, we own a construction company, and we've sold about three or four hundred of these two clients and walk them through the process, because there's all these things that you're not going to know about until you get there, like upgrade prices as far as what kind of percentage should you be budgeting for the lot location, what's behind the house, what's above the house, what's around it. These are all questions that you may not know to ask. But there are things that we're asking on your behalf to make sure that when you're done with this house, number one, you love it, you love the experience. But number two, when you call me back to sell that property, I want to make sure that we didn't miss out on any upgrades or options or things that we could have or should have done in that aspect. Because one of the things, when you are building this, I want to make sure you're doing all the right things to capitalize on the resale value. Because it's not just a home, it's an investment. We want to make sure and work through all those pieces. And that's what a real estate agent really brings to the table when it comes to down to new construction.
