Steve D Valentine bought a rental property with no cash or credit, risking only his $3,500 commission. If it failed, he lost that. If it worked, he'd make $250,000 in profit over ten years through refinancing and equity extraction.

I was just scared to death to offer him $60 grand less than what the house would be worth after repairs. And he said, "Yes." I didn't have any money and I didn't have any credit. But I did know I wanted to buy a rental property. And I didn't know what I was going to do with this. Sound familiar? Some of us get in these situations and we want to but we just don't know what's possible afterwards. The worst-case scenario for me would have been I lost a $3,500 real estate commission. The best-case scenario was making $250,000 on appreciation over a 10-year period of time. And selling that home in '26. 10 years later after refinancing, pulling money, all the things that we were able to do with that property over time.
