I think it's really important that every time you go through and acquire a property, especially if you're flipping it, you're sitting on it, there's this time that you're in the neighborhood. Right. So like you talked about earlier, circle prospecting. Yeah. So it's taking something like this in a marketing decision that when we buy a house, I want you to go circle prospect. Right. Hey, we just bought a house in your neighborhood. If you're thinking about selling, we buy in any condition. Right. Just don't do the hey, I'm a cash buyer, blah. Like, we don't want to do that. It's more about, hey, we bought your neighbor's home. We'd love to help you out or talk to you about. Right. Because you're going at an approach from a buyer standpoint point, which may open the door in more times. And like, this is another prime target neighborhood. I think it's important too, to look around. There's all these areas, like, especially Phoenix. So you take this area here and you look at this one square mile, and you go, this land is too valuable for the dilapidated stuff.
