When you are looking at houses like this in the risk the discount has to be deep enough for its risk when you get an inspection. So in this case, let's just take this for a second. You're like if this agent recommended to the seller to get an inspection rather than just assuming all this stuff is wrong, it can go two ways. One, they've never lived in the house is inherited, they know nothing about it, they get an inspection, uncovers all this stuff. Now they have to disclose all that. It could actually make the net number less or it could cause their remodel to go way up which then they want to sell as is and if they don't, it's my risk and trust me, I've had a bunch of them where it's like ah shit, thank God I bought it, right? So when I buy I have to buy at a rate where I can absorb the risk rather than getting inspections.
