When we look at speculation, I would rather look at it and say, I bought. And I know that I can get 450 out of it in this market and there's $40,000 in it that if it goes down to 20, I'm still okay. If I get really lucky and it does what Alex says, cool. I made an extra 50 grand. And guess what? When you're flipping houses, sometimes you do freaking get lucky, right? It's just part of the game. My dad used to say it all the time, it's better to be there than to be good. Plain and simple. And we all look around the industry and go, why is that person doing so much business? They were just there, right? They're not any better than you are. They don't have any better skill sets than you are. They were just there because we all know agents that have just gotten lucky.
