Steve D Valentine advises real-estate agents on handling buyer-broker commissions: don’t counter or negotiate commission terms in a way that changes the agreed buyer-broker split. Instead, counter the offer on price (the net the seller receives) so the buyer/agent can sort commission. Avoid placing agents in the awkward position of having to tell their buyer the seller reduced the offered broker commission.

We are not countering things on commission to make the net better. You counter the freaking offer to make the net what they want, and you let the buyer work it out. Because what happens if you counter or that agent counters? This really awkward conversation of, hey, Shawn, this is really great. The good news is we agreed to a 3% buyer broker, right? Well, they came back and they said, you can buy the house at 410, but I have to do it for 2%. That makes it really awkward for me to go to Sean and go, you can't have your house because they're not paying me. Don't put agents in that position.
