He explains they started with per-property investments because that made people feel secure, then diversified note/loan types as relationships grew, and recommends routinely asking clients about their current rate of return and what they are invested in to spark discussion and build trust.

There's a number of different ways in learning that all the money and the pieces, they work. You just can't, like, meld them all together. Where you have one property, where you have, like, 25 different notes against it from different people, you don't want to mix that together. We started it was all per property investments because that's what made people feel secure. And then as we've built relationships with people over time, we have different types of notes and loans and investments with them, depending on what we're doing or what projects we're working on. But I think at the front, it's the conversation. And every time you're with the client or at church or wherever, start asking people, hey, do you know what your rate of return on your investments is right now? And then when they answer, like, 10, 11%, you know, or whatever it is, then the next question is, well, what are you invested in? And is that the average return, or is that a high return in comparison? Because what happens as you start that you're asking questions? People love to talk about their investments, whether they're losing, making money or whatnot.
